We had an exceptional stay at The Graduate at SMU. The hotel is decor is adorable and every staff member we had contact with was kind and courteous. Definitely recommend staying here if visiting campus. Very convenient.

The decor in here is great, but it feels like lipstick on a pig. When we arrived the hot water wasn’t working which, okay, stuff happens I guess. Would have been nice to be notified when we checked in so I didn’t stand in the shower for 20 minutes trying to figure out how to make it hot. The bigger issue was the air conditioning in my room (224). It sounded like a helicopter taking off from my room. SO loud and it came on and off all night meaning I didn’t sleep.

I had to ask to change room after checking in because the room I was given was directly above the restaurant and the entire thing smelled like a deep fryer. When I went to the front desk the gentleman on duty didn’t have the authority or access to change rooms so I had to stay in that room, and wait until morning to change rooms. The pool was also poorly maintained. The water looked merky and there were lots of leaves/ things floating in it

We also had ants in the room near the beds and on the table. We reported it and were told the issue would be addressed, but unfortunately we still saw ants the next day. Valet parking was also very expensive, especially since the cars are simply parked around the side of the building. It would be nice if the hotel offered a lower-cost self-parking option for guests. The hotel has a fun atmosphere, but addressing these issues would make the stay much better.

Big fan of The Graduate (formerly The Lumen). Love the location, the boutique hotel feel, and the new renovations. Hallways are way too dark - please lighten up a bit. Please bring back the free coffee bar in the mornings! Friendly staff!

Incredible location next to smu. Not very quiet at night. Room had no good places to hang towels. Cream and sugar but no coffee or tea in the room which was strange. Overpriced but secondary to the location I guess.

Have stayed here multiple times and highly recommend, especially for anything to do with SMU- walking distance to anywhere on campus. Excellent new restaurant, rooms have always been spotless and comfortable, staff always pleasant and welcoming.

The bed and the pillows were hard as rocks. Only complaint. They were truly uncomfortable. Otherwise, staff and location are great. But they need to fix that issue. I won't stay there again anytime soon just due to not being able to sleep well.

I was not aware they were undergoing a renovation from The Lumen to becoming a Graduate by Hilton hotel. So there was active construction and work going on during my stay and The Front Room restaurant was not open. That being said, I was told it is slated to be complete by April 2025, and the style and amenities of the new brand look great so far. Also the staff was really accommodating- including Gilbert at the front desk check in who gave me a place to work while I waited for my room to be ready. I look forward to coming back when all of the upgrades are complete!

Location to SMU, shower had great water pressure. I was very disappointed in my stay along with many others that I ran into that felt the same. I booked this thinking it was a luxurious 4 star hotel as I never traveled by myself and was thinking I treating myself by staying here. Hotel was under major construction. The air conditioner unit rattles non stop in the loudest annoying sounds. Lobby was covered in plastic as they were painting the ceiling. Construction dust everywhere. Elevator covered in cardboard. Pool area was closed, restaurant and bar closed. Unsecured Ladders and boxes of new furniture piled everywhere. My room looked nothing like booking.com photos. Not even close. My room which I believe will be the new look, looked like I was demoted to a child’s room at a knockoff Disney but with horses and south western cheap decor. Cute but not what I was looking for especially at the $400+ a night rate , most expensive hotel by almost double in the area. The construction noise started early as well. I totally understand you have to do construction when you can but your site did not mention it nor reflect that in your nightly rate. Big disappointment. This is being shared all over the SMU campus parents social media as well by others with same complaints,so many upset families after this weekend. I have never written a bad review on a hotel before but felt this was unexceptionable. And as a family we stay at hotels at least 1-4 times monthly.

The room was filthy and dirty. Pool and gym were closed. None of this was disclosed. This hotel should not be open while this level of construction is taking place. We left after 30 minutes and booked a different hotel for the weekend. I have requested hotels.com to issue a refund.

What a disappointment for $329 per night. Under heavy construction, not sure that was mentioned when booked. Room wasn't ready til 3:30 so had to change in their absolutely disgusting bathroom. No mini fridge in room or any real closet space. Shower water got all of the floor. Great location but too many negatives.

Our room was nice and seemed clean but electric outlet by bed didn’t work, bathroom sink was backed up and the coffee offered was a packet of instant coffee. Very quick trip and location was convenient so worked for us but felt price should have reflected the current state of the hotel.

We attended a concert at SMU so the Lumen was very convenient location. Our room was very quiet, clean, &comfortable bed. The staff were kind & friendly. The lighting in our room was inadequate. The nightstand electric plug in was broken.

Great Hotel, it was under construction so they are under contract for renovation which is understandable. The shower wasn’t cleaned very well, but other than that great hotel. This is not a four-star hotel. The A/C is loud and wakes you up during the night. Water pipes bang during the night. The closet has two or three hangers available. There is noise in the front rooms from traffic on Hillcrest Avenue. Service in the restaurant was poor. Lampshade had hole in it, was hung crooked, and the light bulb was burned out. Furniture was unimpressive. Have been twice billed a "property amenity fee" and have no idea what this is. Over priced and overrated. Will not stay there again.

There is noise in the front rooms from traffic on Hillcrest Avenue. Service in the restaurant was poor. Lampshade had hole in it, was hung crooked, and the light bulb was burned out. Furniture was unimpressive. Have been twice billed a "property amenity fee" and have no idea what this is. Over priced and overrated. Will not stay there again.

The fridge had a lock and key, and it didn't shut all the way unless you slam it. No microwave. There's a balcony facing a really bad looking complex. We weren't sure if it was some sort of halway house or what, but it was bad looking. Weird being across from the college at that. The toilet base was really loose, and it made you feel like we would fall off if you didn't sit slowly and just right. Valet only in the smallest of lots. Not worth the price.

The location is fantastic. Very good food options driveable within minutes. SMU campus across the street...also very handy. I highly recommend the breakfast from the on site restaurant. Loved that! If work brings me back here Ill definitely consider staying again! Thank you.

The restaurant is nice and waitstaff were great. Food was great! Front desk was indifferent and not at all welcoming. The hotel is a weak attempt at updating an older facility. The AC blows directly on head of bed and smells musty. We had to sleep with heads at the foot. Considering its an expensive room, it should have been much nicer or at least accommodating.

This was a nice hotel in a great location - directly across the street from SMU, so a very walkable area with a lot of green space. In terms of niceness it's probably a 3 1/2. Not super luxe, but the hotel is updated and a trendier alternative to the chains (even though it was recently bought by Hilton). Front desk was extremely nice and efficient. Housekeeping a little inconsistent.

This is an older hotel remodeled. Out room smelt of years of cigarette smoke . The room didn’t really cool down as much as we like and staff were nice. Probably won’t stay here again due to musty cigarette smell in our room.

I accidently booked the room for Saturday instead of Sunday night so when I got there I had to pay for another room at a higher rate. My mistake and I own that, what they don't tell you is they charge for the water in the room. When I returned home I reached out to the hotel to see if could get a refund for the Saturday charge and was told they would not issue a refund. Had the hotel been to capacity and it was a last room situation I would have understood their side but they definitely were not. I normally wouldn't write a review but they were not at all willing to help.

The location was perfect for the my scheduled activities. Very safe location. Staff were very efficient. The room was 3rd level pool side, which was an additional cost. I would not recommend this if you are wanting a more quiet stay as you can hear the music playing from the pool area. The room was spacious but not completely clean. Stains on the closet doors, dust on light fixtures, shower floor was stained. The bed, bedding, pillows were very comfortable. I did not request an accessible room but that is what I got which would account for the dings and marks on the walls. Overall I would stay here again but request a room not poolside as it is not worth the higher rate.

We stayed at this hotel for a few days due to Hurricane Beryl in Houston. The customer service was great the staff were all friendly and accommodating. The room wasn’t as clean as it should have been. I typically clean when I come but it wasn’t in the best condition. The room was a nice size given that we traveled with an infant and needed some extra space. Overall it wasn’t a bad experience the room just wasn’t very clean.

Generally good stay. Though safe was not working and shampoo bottle empty on arrival. As for a design choice for my room, the shower floors are VERY slippery when wet. Real safety hazard especially for the elderly.

They are unable to fix an AC unit.If your room is not to your desired temperature, ask for a new room immediately not for the technician. They came to my room 3 times and it never worked properly, had to open the balcony window... very retro.

Very friendly staff but the rooms need to be cleaned better between stays. I wiped down the bedside table and so much dirt came off I was afraid to look in corners. I am immunocompromised so I was not happy. The public areas of the property looked great.

Nice hotel across from smu campus. Was only there one night and didn’t have high expectations but it was a nice lobby and clean hotel. Valet parking. Close to some restaurants and in a pretty residential area. Easy check in and nice staff

Hotel was great, the bed, not so much. The bed was very firm and was tilted down some at the head. I did not sleep well. The hotel was very clean and nice. Tanya at the front desk was awesome.
