My toilet was leaking and there was water on the floor and my clothes would get wet and we were not able the bath

Clean, comfortable beds and excellent breakfast. Close to the George W Bush Presidential Library. The hotel hallways are dated and tired looking but the delightful staff and nice clean rooms made up for it. The description of the beds in Booking.com states large double bed in the King suite but it is actually an American King size bed.

It was much larger than I thought! Nothing; it was perfect location for shopping and it was bigger and better than I thought!

Good location, nice neighborhood. Good price. Room configuration and lighting good. Room AC quiet. Sofa bed good sized and reasonably comfortable. Well equipped kitchenette. Nice breakfast. Lobby common areas nice. Staff friendly. Waived our parking fee ($29! - really??) Cons: This is a Hyatt? Facilities clearly not maintained at typical Hyatt standards. Pool area blah. Guest room corridors blah. Room kitchen floor sticky - didn’t take off my shoes on carpet areas!

The rooms were clean. The staff was friendly. The breakfast was served hot and tasty. Kitchen was very clean. Parking was secure. It was easy to everything. Mall was 2 miles away to the right. Food places were right up the street. Close to DFW and downtown Dallas.

Unfortunately, the room was not as clean as expected. There was some dirt in the corners of the floor, and the bathroom mirror had noticeable splatter marks that appeared to have been left from previous guests. Additionally, the pull-out sofa bed had a visible stain, which made my son uncomfortable using it. At check-in, the front desk staff accidentally assigned us a room that was already occupied. We discovered this upon entering the room and finding a teal-colored backpack on the sofa. We were preparing to report it to the front desk when the staff member came to inform us of the mistake and moved us to the room next door. While the issue was corrected, there was little follow-up to ensure we had everything we needed, and the staff member seemed somewhat distracted. On a positive note, the bed and pillows were very soft and comfortable, which helped make our stay more enjoyable.

It had a full size refrigerator which we needed, and a decent breakfast. Big, comfy bed.

Mattress was too soft for me. I have a bad lower back and I need a firm mattress. I picked this hotel because the room was a suite which has a couch . I slept on the couch and it was firm for my back.

This hotel is always very clean and the rooms are spacious. Staff are always helpful The property is looking a little tired and I’ve stayed here three times and the pool has never been open to use whenever I’ve stayed!

Stayed there when it was Bradford House (before Hyatt). There were a few signs of age in the room but it was very clean, and the price, location, and secure covered parking (albeit for $29/night) make it a great choice for those who want to stay in the area of SMU or the Park Cities.

Both Expedia and the Hotel website said parking overnight was included in the price. The hotel requires approximately $30 a night additional fees to Park. Additionally, you’re not allowed in the courtyard during breakfast. The property was in a general state of disrepair, for example, elevator buttons didn’t work and trash cans were nonexistent in the room.

I like the kitchen appliances and the pool area. The breakfast could have had more of a selection to choose from. And the room was warm even though the ac was on less than 70 degrees. The bar and dining area was closed during my stay.

We really enjoyed oir stay! The breakfast was very good and we actually had real utensils. Also the staff was so helpful and extremely courteous. Also the facilities very clean and well-maintained.

Absolutely worst experience. Prepaid for my room via Expedia. This hotel gave away my reserved room and charged me anyway. Had to stay somewhere else. Stay away! Front desk unhelpful and Hotel Manager not responsive and never called me back to resolve the issue. Terrible customer service.

I can not fault this hotel - it doesn’t have all the frills of more expensive hotels but it delivers everything consistently at a standard that I believe is great value for money. Highly recommended !

I am glad I booked the one night stay last minute...it was like renting a studio apartment for the night, full kitchen, nice sized couch and tv, bed was comfy...pleasantly surprised by the layout and feel of the space. The laundry facilities on 4th floor were kept clean and it was a handy thing to have available. Thanks for a relaxing stay.

The in room features were nice, including a great shower with good water pressure as well as a comfortable bed. It was also nice to have a refrigerator in the room. The breakfast was decent and offered a good variety.

The staff was nice. Our room was clean but run down. The photos of the gym are deceptive with the mirrors. It’s a tiny room with 3 bikes and an elliptical… not treadmills. Thankfully, there is a Planet Fitness nearby so I could use that gym. The location of the hotel was really convenient. I did not factor in the proximity of the highway and the volume of the traffic when booking this hotel. The traffic noise is sooo loud. I slept horribly. Bring ear plugs or a sound machine if staying here.

The location was really good, close to SMU. Parking is an additional $30 per night in a locked garage. the condition of the hotel and room was poor, odd small doors bolted shut in our room. Lamps were all hung crooked. It was like if I tried to flip a building into a hotel myself, low skilled. The shower had good pressure & hot water. Beds were decently comfortable & seemed clean. We stayed only one night, but would not go back most likely.

The hotel is clean but dated. We notified the hotel in advance that our flight lands at 10:30 pm and we would not be arriving til after 11 pm, a message they acknowledged and responded to. However, when we arrived, the front desk notified us at all the 2-bed rooms were taken, despite our confirmed reservation for a 2-bed room. The only thing left was a king bed with a sleeper sofa, which we had no choice but to accept. The front office did comp our $29 a day parking fee (my fault for not reading the fine print about parking - it is a whopping $29 a day when other hotels in the same area do not normally charge for parking. To others who don't read the fine print, consider this when booking and you're welcome). Overall, the hotel stay was fine for 4 nights, but we will most likely not be back.

Thankfully and to somewhat surprise there were no pipes under pressure sounds. No party. Good sleep. But the first night was horrible and IMO inexcusable.

The stay was great. Quiet. Enjoyable. Breakfast buffet was good. Although no bacon..but enjoyable nonetheless. I was upset that i was authorized 87.00 at check in when i was only advised 40.00. My room charges were prepaid..so i would have like to have clarification. In fact i wasnt even told. I happen to see the authorization on my banking app. Other than that, i would book again..as the property is located in the thick of shopping and its a nice neighborhood.

The staff was very kind. The room was clean and comfortable. Water pressure in the shower was surprisingly great! We were super disappointed that the pool and hot tub were closed. As a family traveling with children, we specifically seek out hotels that have pools. It was pretty awful to get my kids dressed and walk down to the pool only to find out it was closed.

Front desk the best! Bartender too. Room was spacious, loved sofa and steaming TV, comfy bed….only complaint is the fridge was a bit noisy. Hopefully they fix. I’ll be back! Thank you

This was my 2nd stay at the property & the staff & other guest were pure greatness. I made a few friends on my floor & found out I was named the “The Green Tea Shot Guy”. With the annual Saint Patrick’s Day Parade being roughly a block over the hwy perfect location to stay for the festivities. There’s also easy access to the hwy which made a smooth way to get to downtown Dallas or other fun places along the hwy.

Rooms are a good size and sufficiently clean. Hallways not so clean but I’d rather rooms clean like this Hyatt.

Roaches came out at night when I turned the light on .. I couldn’t wait to leave.the bed was not comfortable at all it had a dip in it. The carpets around the hotel were nasty . You can tell not being cleaned properly. The smell of the hotel smelled old.. cracks in wall areas an walk ways. I wouldn’t recommend this hotel

All staff were terrific, especially housekeeping. They kept our accommodations clean and tidy including fresh towels and running the dishwasher for us every day. Fabulous room with complete kitchen where we were able to use the convection oven to make pizza, saute veggies, and other dishes. Housekeeping were terrific cleaning on a daily basis. Location was perfect near great parks, aquarium, the galleria. We'll stay again!

The breakfast is fresh and has many choices. One of the reasons I stay here when I come to Dallas. I have no complaints.

Location was convenient for my trip. Nowhere did they indicate you had to pay extra to park your car in the hotels exclusive garage. Made total cost more than other hotels in immediate vicinity with a much higher rating. Not professional.

Room 117 is just plain awful and is really rough consisting. Upon opening the door it smelt like mold/mildew, the baseboard with the TV on it has what looks to be mold/mildew on it, the bathroom cabinet front right corner is basically gone due to I would assume from being continuously wet. I do have the pictures if you’d like to see them.

My room was in okay condition. The room was clean and spacious. However, there was a noticeable, unpleasant smell in the room. The room finishes were very outdated and old looking and the room definitely needs to be updated to be more in line with a typical Hyatt. I would not recommend and would not stay here again, there is likely better options for a similar price range.

The whole place is a little dated, but relatively clean. Staff was nice. You have to pay for parking which isn't disclosed in the listing. The interstate can definitely be heard in the rooms, so be careful if you're a light sleeper. Breakfast was mediocre. Overall not bad, but i doubt we will stay here again.

2nd time staying here. Not disappointed but at the same time nothing to brag about. Did not get the room type that I booked. Booked king suite room. Got standard room with 2 double beds.

This place is located in an awesome location. But , the dingy , old, dirty carpet in the rooms and hotel - have to go. The place looks like it definitely needs an update / renovation... For these prices, the place should look more appealing. The sofa in the room is NOT quality , and feels cheap. The beds are not comfortable and they make noise and squeak when you move around.

The bedroom window faced the freeway and it seemed as if it was open because of the noise of the cars.

Great location...very convenient to a lot of retail... and Ubers were very inexpensive and FAST. Very helpful staff! Breakfast was kinda basic, but fine. And the convenience store in lobby was very handy.

Enjoyed our stay

For the price, it was excellent. There is a hefty parking fee but it’s in a secured garage with easy short access to our room so worth it for us weary travelers and given the hotel is in a densely popular area off the freeway. Also, they provided complimentary breakfast so OK by me. The linens and beds were very good. The shower pressure and hot water were very good. We were there in hot August and the room was cool enough. Our room had a kitchenette with what appeared to be new GE appliances and the layout seemed very comfortable. We did not need the kitchenette but would recommend if we need an extended stay. With that said, they may sell rooms to some families and we had someone on top of us on the next floor with an occupant who jumped around that was felt by us. However, we were so tired that with the freeway white noise we slept fine. It appeared to be an older property so there were a couple haphazard repair/patches but nothing terrible. The desk staff were kind and courteous.

The room I stayed in the first night had an unusually loud air conditioning unit and another electronic noise that came on and off all night making it almost impossible to sleep. I changed rooms the next morning and the new room was much quieter and the noise was much steadier.

They gave us a room facing the highway and it was very noisy, even during the night!

Food: One of us grabbed the free breakfast, but didn’t eat it- cold eggs, minced meat- either spam or ham- and overcooked breakfast potatoes. The best things about this hotel: Its location to the part of North Dallas that we were in that day/night and the kind gentleman at the front desk at check-in.

The staff was friendly and helpful but the property was a bit dated. The parking was limited and not much space to take dogs outside. There also wasn’t much within walking distance. Had to venture out and explore aways to find dining and shopping options. We enjoyed our stay. It was a quiet property.

Our room was absolutely horrible! We were facing Central Expressway. The noise from this freeway is loud and we could not sleep. There were other rooms, but we were put in this room possibly because we booked and paid through Hotels.com, as I’ve experienced this before.

A friend and I went for an overnight trip to see a concert. The room was comfortable and we felt safe. Breakfast was great as well.

Everything was great ! I loved the attitude of the lady in the kitchen she was very kind and cheerful. The only thing is that you have to pay for parking separately, which I didn’t know.

For anyone that is in town for an event at Southern Methodist University (SMU), the Bush Presidential Library and Museum on campus at SMU, or looking for a reasonable hotel option in the Dallas area; this hotel is an ideal location. This hotel is within a reasonable walking distance (20 - 25 minutes with luggage) from a DART metro stop (and multiple bus stops) that connects directly with SMU, the airport, and the Amtrak train station. It is also within walking distance of a wide variety of stores, food, and entertainment. For those driving to Dallas, this hotel does provide parking albeit with a fee. However, you can save money by preparing your meals at your hotel room as there is a fully equipped kitchenette (i.e. kitchen utensils and cutlery) with a stove, microwave, refrigerator, and mini freezer. Additional perks here include a workout room, pool, and complimentary breakfast every morning. Although the staff is young, they are very professional and welcoming. Treat yourself right and stay here in town as you will get the most bang for your buck without breaking the bank.

The carpet in the room was sticky so that could use some cleaning. I know it's beyond your control, but I wish your walls/floors were thicker so the rude neighbors above me and sides of me weren't so easy to hear that wake us up. Otherwise it was pretty great. The girl at the front desk was friendly and welcoming.

I booked the largest unit for my son's family of 4 for 8 nights. The first night, the aircon didn't work properly and they did not sleep much. After they changed room the next day, the room was better.

Hotel is in a very safe location. It’s located directly across from Northpark Mall so you could leave your vehicle at the premises and walk across. This hotel is conveniently located 3-5 miles from popular venues.

This was my first time in Dallas Hotel to me was secluded, which I liked. I liked the fact that you need your key to enter the hotel after hours. That's a good safety feature

Visiting my mom near Greenville with my inlaws and nephews. Too many to stay at her house. Needed a safe and clean place nearby and this was perfect.

We liked the hotel and would stay there again. The parking fee, although not a deal breaker, was not clearly advertised before we arrived. Expedia and hotel should make a better effort to do so.

The room was spacious and, while a little worn, appeared to be quite clean. Kitchen was fine for our needs. It was pretty quiet, though we could hear the highway a bit from our room. Breakfast was fine. Parking is overpriced for the area at $30 per day.

Overall a decent hotel, but our room was on the freeway side which made it so difficult to sleep. That plus the bed was too soft for our liking, so overall it was a pretty bad/sleepless night. If you stay here, be sure to ask for a room opposite to the freeway side!

Room was a little far from front and pool was green water

Feels like an apartment and also smells like an apartment. The fridge leaked on the inside and ruined the food we had. The toilet would run unless you jiggled the handle. The lighting was poor and the walls are definitely not sound proof. Not impressed.

The exterior has a lot of character. Courtyard with the pool and lobby area are nice. Acoustics in the room leave a lor to be desired. Was woken up bot mornings and serenaded at night by guests upstairs taking a shower. Automatic window shade did not work and could not turn on or turn off TV with remote but batteries seemed ok.

The room was pretty dirty, especially the bathroom. Toilet holder was broken and the tub water stopper was yanked all the way out and also broken. Fire alarm went off waking us up and the front desk asked if we were smoking, which we were absolutely not. Overall, not a good stay at all.

Common areas smelled bad, paid $29 to park, coffee was the worst I’ve possible ever had. Room was clean and did not smell.

Hotel was clean. The bed was awful. The guest services team was nice. Parking garage was confusing.

What it looks like a nice Hotel on a quite street is overthrown by an electric blind that doesn’t work and do not cover the full window on a ground floor. Room 116. And there are cockroaches on the bathroom. And the only answer of front desk is to cover the window with towels and offer himself to kill the bug? No compensation?

It was clean but impossible to sleep I75 is next to it you hear the cars all night long and the horrible mattress, feeling the springs in my back was the worse. Also Orbitz shows that the parking was free and the property charges $29.99 for parking per night.

Very convenient and quiet neighborhood. Check in staff were lovely and helpful. Lobby and pool areas were quite nice. The room was spacious and comfortable.

While this location is very convenient, the noise from I75 makes it nearly impossible to sleep. The parking is $29 per night which feels absurd. The room was okay.

This hotel had a perfect location near downtown Dallas. The rooms were clean and well-maintained. Breakfast was decent.

Rooms were nice, but our bathroom was a bit outdated and had numerous bugs. Having a kitchen is also nice, but be prepared to smell others food cooking in the hallway. Didn’t really get into the room itself, though.

This was across the street from North Park Mall. Excellent location.

I had a good stay. Next time, I would prefer to be in a room that doesn't face the highway due to the traffic noise. I plan to be back in a month's time.

Friendly staff, easy parking, great rooms, etc. No complaints on anything, I would stay again and recommend to others.

Convenient location in Dallas and fit my needs for the trip

Usually Hyatt House properties are updated and new. Unfortunately it seems like this was an old hotel that has been rebranded without the updates. Our beds were simply awful and my comforter smelled like vomit. Our bathroom door did not close or lock and the bathroom fan sounded like a freight train. The furniture was worn as well. Parking fees were $30 per night so the reasonable room price went out the window. Speaking of windows this property is adjacent to the 75 fwy and so there was traffic noise throughout the night. Couldn’t wait to pack up and leave!
