The building itself was beautifully designed and very tastefully decorated. The location is quite good, as well. Several of the staff, including the man and woman who lead breakfast service and the people at front office desk, were kind. This hotel is not as well maintained as the photos suggest and appears to have experienced some decline. There is dust and dirt everywhere, and the walls are in need of washing. Many little things--for example, bird poop dripping from pictures in the hotel hallways, grime on the lounge chairs on the patios, blackened grout in the showers. Also, the rooftop patio was dirty and not well maintained. Each morning when I left my room the staff only member in the building was asleep in the lobby, and I did not see the owner at all during our week there. Also, just be aware that there is only air conditioning in the bedrooms. The rest of the building has no AC.

Great location, attentive staff. Convenient breakfast offering before starting your day was well done. Palais Khum was an oasis of calmness and quiet in this bustling Marrakesh neighborhood

The spa staff are great as well, do try the hammam and massage treatments. Each suite our party had was lovely, especially the el Bacha! Highly recommended, will stay here again. The pool is heated as promised, but it was difficult to figure out how to schedule/access it.

Palais Khum is an Italian owned Riad close to Dar El Bacha, a palace blending Moroccan architecture and style with some Italian elements. That’s also all about this hotel. From a designer’s perspective it’s heaven: Each decorative piece, each plant in the garden has its history and purpose, blending the best mix of Moroccan items with some modern elements into what’s called harmony. The personnel is friendly, rooms are clean, and basic amenities are provided. Pool is intimate (security personnel will leave), and breakfast standard Moroccan.I want to thank you this way to the entire team and also to Mr. Stefano for its artistic vision that inspires. I would prefer a breakfast served as it is instead of selecting each item from a menu. If selecting each item from the menu is preferred, I would assemble different dishes on the same plate, otherwise you will have no place on the table, as everything is brought on a separate dish, or you would feel discourage to eat more than one item. This is a high level critique: Some imperfections like the spider nets in the garden could be removed, but again from an artistic perspective it blends into the garden landscape very well like the partially broken amphorae.

Absolutely wonderful experience! From the moment I arrived, I was impressed by how genuinely friendly, helpful, and warm every staff member was. The hotel itself is charming and peaceful, and when you step out the door, you have wonderful shops all around.

The location. As a Moroccan who deeply understands the values of our hospitality traditions and the timeless aesthetics of Moroccan interior design, I had high hopes when my American wife and I chose to stay at this Riad for two nights. Located conveniently at the entrance of the Medina, the Riad is undeniably clean and well-situated for exploring Marrakech. The architecture holds promise, but unfortunately, the overall experience left much to be desired—especially from the standpoint of authenticity. The interior design, while seemingly inspired by Moroccan elements, lacks the warmth, detail, and cultural coherence that define a true Moroccan home. It feels as though the space was rushed and decorated by someone with only a superficial understanding of Moroccan style. Rather than the layered textures, rich colors, and artisanal details that make a Riad feel alive, this one felt more like a staged set—charming at first glance, but lacking the soul and intention that come from lived experience and heritage. Hospitality is a cornerstone of Moroccan culture—we welcome guests with genuine warmth and take pride in making them feel at home. Sadly, the restaurant staff here didn’t embody that spirit. They seemed disengaged, going through the motions with little enthusiasm or interest in their work. It was disappointing, especially knowing how vibrant and welcoming Moroccan hospitality is meant to be. As for the food, it was a missed opportunity. The so-called “Moroccan food experience” was mediocre at best—bland, lacking depth of flavor, and clearly tailored for tourists without capturing the heart of our cuisine. There was no sign of the slow-cooked richness or the generous use of herbs and spices that define authentic Moroccan dishes. Overall, while the Riad offers a clean and convenient base, it misses the mark when it comes to delivering a true Moroccan experience.

Everything, honestly we have no words to describe the amazing service, treatment we received, the quality of the food, and the place itself. We liked everything, but if I had to make a suggestion to make this place even better (which is already amazing) would be pool cleaning. Water and surroundings, there were a lot of bugs and spiders near the corners.

We liked the numerous common areas to relax and enjoy the Riad. The rooftop patio and pool area, the courtyard and restaurant are all so beautiful and very well maintained, including our beautiful room! In addition, the staff were really warm and welcoming (much appreciated when visiting a place like Marrakech). Stellar service! We loved visiting Palais Khum. Thank you. The robes in the room were much appreciated but could be replaced.

The property is located in the heart of the old town, you basically walk out into the souks! Close to a main road for easy pick up point for taxis and trip organisers. The El Bacha Suite is just out of this world and the private balcony made all the difference. The food is good and seems to be popular with people not staying at the hotel. Breakfast needs more variety and amenities in the room would take it to that next level!

Stunning property, really excellent communal facilities and very lovely staff Our room felt a bit run down, the shower was quite bad and the toilet seat wasn’t attached properly. I think these things should be fixed for the price they are charging
