Fantastic, beautiful space. It was luxurious and cozy, easy to access, and in a very convenient location. All around, a wonderful hotel, and we had a delightful stay.

There is a beautiful patio and courtyard to hang out in before even arriving in the suite. The suite itself has a very comfortable bed and linens, was incredibly clean, and had a beautiful clawfoot tub inside the bedroom. There were even several led candles to make the space feel cozy and romantic. This is a very good East Side location as well, with plenty of bars and shops to walk to. They have an in house restaurant we weren’t able to try this time around but the menu looks great. The kitchenette is well equipped for eating a nice meal inn. We will absolutely stay here again! It is such a great place to call home base in Austin.

Such a great place to stay. The staff was welcoming, friendly and accommodating. The price was affordable and the room quality was equal to a much more expensive hotels. The property has a boutique Mexico vibe. Stay here, you won’t regret it.

Cute hidden hotel tucked above and behind a restaurant in cool E Austin. Pretty nice except for continued hot water issues -- no on-site staff to help so not as easy as just calling down to the front desk...

Nice area in East Austin just a few blocks from Franklin BBQ. Easy walk to 6th St, downtown or the river. Some fun independent shops nearby. Very nice lounge area with free coffee/tea/sparkling flavored waters. All in all felt like a home away from home!

Good location near UT campus events.

Wonderful experience. The neighborhood is lovely with lots of great cafes and restaurants. The restaurant in the hotel is great and worth a visit.

Parking is a problem.

The Frances Modern was so wonderful. The bed was insanely comfortable and everything was designed beautifully. There was free coffee and water in a communal area and an amazing roofdeck with views of the city (where we sat and listened to a blues show happening in the park across the street). It had some amazing restaurants and shops very close (shout out to quickie pickie for amazing breakfast tacos) and it was easy to walk down to the bars on 6th. We even walked home one evening from the central downtown and never felt unsafe. As some people mentioned, there are only a few parking spots out back, but they helped us get set up in their other free lot which is only two buildings down and super easy for getting in and out of. We couldn't have asked for a better stay while in Austin!

Where to start - loved this little gem of a hotel. Check in was easy, room was clean, staff was friendly, and above all it was quiet.. even during a SXSW weekend. Maybe the best was the bed and luxurious bedding.. oh so nice! I would stay here again in a minute! Also, the restaurant on the first floor is first rate - walking distance to places like Paper Boy, Quickie Pickie (small grocery and good food), vintage bookstore and a few other neat places! If this is available, book it!

This was in a perfect spot for us. Walkable to many shops, restaurants and bars. The inn itself was fantastic. Loved the decor and amenities. The coffee machine was wonderful with all the different choices. Checking in and out was very easy and staff was great at communicating. Will definitely be back next time I’m in Austin.

The room had a fun, eclectic decor, the shower was awesome, and the bed was super comfortable. I only regret that I had just one night to enjoy it.

Rooms were very clean, staff was very friendly and gave my wife a tour of all the rooms, which are all very unique. Loved the vibes of the common area for morning coffee and wine on the couch. We will definitely be back!

Everything was perfect! I just wish we would’ve booked an extra day. There was so much attention to detail from vintage glassware to artisan soaps and plushy robes. We can’t wait to go back again!

A hidden gem! We couldn't have asked for anything more! Jen and Vicki were so attentive and courteous and took the time to chat when we would see them as we were heading in/out for the day. Centrally located to so many attractions. From restaurants to museums all within 10 miles. The parking on-site was limited to a few spots, but we were aware of this beforehand. Only once did we have to park off-site, but it was a well lit lot and parking was validated. The small courtyard was beautiful with hanging lights which gave a wonderful ambiance. The gate was secure and needed a keypad to enter. We took full advantage of the outside seating, especially since it was 40 degrees when we left home in Chicago. We relaxed and enjoyed a specialty coffee in the open lounge area which they have on each floor. They have books, games and flavored sparkling water. Our room was immaculate and we loved how it was decorated. Oh my gosh was the bed comfortable! We sunk into the soft sheets with the down pillows and comforter (made it really hard to want to get up, lol) The bathroom was large and the shower had a rain shower head and lots of hot water. The cleaning staff did an amazing job and they were so nice and friendly. We have no doubt we'll be coming back to Austin and know exactly where we'll be staying! Thank you Vicki! Hope to see you and your staff again soon!

This hotel is such an extravagant experience! The claw foot tub, the carefully curated art, the espresso maker on the communal patio. It was all incredible.

In this particular instance, I felt like every corner was filled with a palpable sense of texture and warmth that was truly remarkable. It's not uncommon to encounter this sterile, generic feeling in most hotel establishments, but the little boutique hotel I stayed at was simply wonderful. I'm often hesitant to write reviews for places I'm truly fond of, partly because I know it will inevitably attract a larger crowd – people who want a piece of the action, so to speak. However, alas, I couldn't keep this fantastic find to myself – it's too good! Just a word of caution regarding parking – they have only four spots for 15 rooms, so you'll definitely want to plan accordingly.

Each room is thoughtfully designed with all the comforts you need for a relaxing stay - the most comfortable bed & pillows, fabulous shower & wonderful bathroom amenities . The hotel itself is outstanding. Check-in was easy. The room was gorgeous, clean and easy to access. The small touches were great such as a robe and other in room amenities. The bed was so comfortable and the comforter was amazing, I slept like a baby. My only complaint is the parking, but I don’t think there’s anything the hotel can do about it as they are limited. It seems like it’s just all of Austin that has an issue with parking.

On the first floor, there’s a terrific East Asian restaurant, and just steps away is Paperboy — an excellent spot for breakfast. I recommend making reservations for both. Communication was outstanding — any time I had a question, I received an immediate and helpful response. I would definitely stay here again.

Wonderful spot! Room was super clean, bed was very comfy (I’d say medium soft), blackout curtains worked great. Excellent location too. We were in town for a show at the Moody Center and this was very convenient. Would definitely stay again!

Brittany one of the Inn keepers went out of her way to make us feel comfortable and to help me find an allergy friendly restaurant we could walk to for lunch. The only complaint was the lack of parking. Otherwise everything was above expectations! We will absolutely stay here again.

We thoroughly enjoyed our stay at the Frances Modern Inn. It was a perfect location for our needs. And our suite was very clean, tastefully decorated and very comfortable. We also really appreciated the keyless entry to the property and our room and the complimentary water and sparkling water in our room. There is limited on site parking but such was only a minor inconvenience.

Cute, cozy hotel. I arrived at 9pm and left at 5am so I was there to sleep. The beds were very comfortable. It’s self check-in from 6pm-6am so I saw no one at the hotel that worked there but my interactions via text were fine. I appreciate the large bottle of water in the mini fridge and the fact that there was a mini fridge.

What a unique and wonderful experience to stay at this beautiful hotel. The owner and staff have put a lot into this hotel and it shows. Each room has a distinct feel to it. The color scheme and decor to the beautiful little touches.location was perfect and close to dinning, bars & great shopping. We will be back.

This quaint little hotel was beautifully decorated and had a community patio that had complimentary drinks and several board games and tarot cards that were free to use as well. Our room and bathroom were GORGEOUS. They provide Hulu on their smart TV which was a nice plus. The hotel is also located by several shops and bars that are within walking distance. They only have four parking spots behind the building, but there's street parking around the area and a parking lot a few blocks down where they pay for your parking. All in all, we had a wonderful stay and are looking forward to returning many times in the future!

They thought of every amenity possible. Great location and neighborhood. Relaxed and plenty of space to chill and enjoy a coffee or tea. Great room and bathroom. Awesome rooftop deck to enjoy city views. Really nice place to stay.

The staff was overly accommodating and so kind. I'm a breastfeeding mother and they went out of their way to ensure I had what I needed. The rooms were extremely comfortable and well designed. The bed was very comfortable. Will definitely stay again!

The accommodations were terrific and the hotel staff was excellent. The room was large and very quiet and the bath/ shower area felt luxurious. We especially loved grabbing the coffee on the second floor patio area, sitting in the chairs and relishing the morning breeze...it was a nice way to meet other interesting hotel guest also enjoying the morning.

Room was very nice and comfortable. Parking was tight but we parked off site and hotel covers off site parking which was covered by hotel.

My stay was too short, but they cover every detail for the most relaxing and comfortable stay. I could go on and on. Andrew was so patient with me, getting me settled in, answering my questions. I was unable to visit the restaurant but the vibe was great and customers were having a great time. Looking forward to going back for a much longer stay.

Unfortunately, we were not aware of the fact that some renovations to the ourside of the property were taking place when we made the reservation. Fortunately, it did not affect our stay, as the workers were very nice, and since my wife and I are fluent in both Spanish and Portuguese, we made sure to communicate with them in their native tongue (Spanish) to let them know what room we were in if they needed us to move our vehicle for them for any reason (they did not need us to). We also spoke to one of them who was working on a new outside decorative fountain in the courtyard for a little while. He was doing excellent tile work and he was super nice! Vicki, Andrew, and Cassie from the hotel were great! The restaurant (Poeta) was fabulous! We split a Caesar salad. We normally do not eat croutons but these were NOT ordinary croutons! Although I still limited myself, they were fresh, homemade, buttery, and delicious!!! I had the branzino and my wife had some of the fresh made pasta. Simply, wonderful!

Absolutely loved this stay! Such a peaceful boho vibed place! The decor was top tier so cute! The staff were all friendly people to us.

Its a self service check in but the staff were so freindly and always checking in via the messaging service to check everything was okay and offfering suggestions if we needed! We booked a small room as we were only staying for a few days but were moved to a bigger room when we arrived to give us more space, which was a really lovely touch. As a more boutique/self service hotel there arent many amenities but there's a communal seating area with coffee machine/fridge with cold waters available and games/books - a really appreciated touch in the summer heat. We saw two rooms and which were both decorated nicely and the bathrooms seem recently redone to a very high standard - amazing rainfall showers and lovely smelling refillable products.

The room was spectacular - a vintage chic vibe that whisked us away to 1920’s Paris. We ordered food from Poeta (the restaurant linked to the hotel) and it was excellent. The food was delicious but also great value for money. Can recommend this gem enough

Very clean and extremely friendly staff, especially Vickie! She even came out to meet us in the offsite parking lot.The only negative was the parking, but that’s the nature of downtown Austin. Even though the parking wasn’t great, we will be back. This is our new hotel for stays in Austin! Thank you Frances Modern for an enjoyable getaway.

We loved staying here. The location worked great for us in this charming inn. We would highly recommend it. The wonderful first floor restaurant is a bonus. We will definitely stay here again when in Austin.

I had such a wonderful experience at The Frances Modern. The staff was friendly and helpful, and I especially loved the keyless access to the building and my room. And the decor is so lovely - truly a special place!

A charming and elegantly designed boutique hotel…it was a dream!

I appreciate the fridge in the room and I love the coffee available with the communal space in the breezeway. Although I never saw any staff, they were great to communicate via text and very helpful. The property is spotless and full of great murals and decor. I highly recommend for anyone not wanting to be downtown or on Congress!

The Frances Modern Inn is hands down the only hotel i ever wanna stay in, downtown. The room was so gorgeous, close to everything, parking was easy, and Vicki literally greeted us and walked us to our room upon arrival. It is so stinking cute at every turn. My partner and I are already plotting on a trip back.

Very nice place, courteous staff, Peota was an amazing dining experience. Really like the unique atmosphere and styling, the outdoor communal lounge area felt like being in a different country. Definitely recommend over chain hotels and the cleanliness and conveniences rivaled the finest establishments.

I don't leave reviews often enough but had to because I loved this place! Vicki was so helpful and kind and my room was such a vibe. I will definitely be back, hopefully sooner than later.

Friendly staff and very nice rooms and decor.

The Frances Modern is an anchor for this up and developing area. We walked to the football game in 20 minutes and didn’t have to deal with crowd or rideshares. Vicki is an amazing host and helped us find a great restaurant late Saturday. She is warm and genuinely interested in he guest - and lovely Bailey the house pet! LOVED the room - comfortable and each is unique. Frances Modern is now on our short list of go-to Inns. If you are looking for something off the main tourist track, this is you best bet.

Really liked my stay here. It was super cute and unique and a close uber ride to the best areas in austin. There were also many cute food spots near by. The staff provided support when needed and the property managed expectations related to the construction. I'd highly recommend the place

Absolutely loved this hotel. Every single thing about it. The set-up, the ROOMS (omg), the bedding, the people running it, the ease of it all. They even still provide daily housekeeping service which is a rarity these days. We loved it and will definitely stay here again.

Okay this place is so great! I loved my stay and all the accompanying amenities. The bed? Amazing. Robes? PLUSH. Proximity? Incomparable. It’s truly a unique Austin establishment in a place overrun with run of the mill hotel chains (even the boutique brands). Can’t wait to make this my preferred stay in Austin! Thanks to the staff for a lovely stay!

What an amazing little boutique hotel! The hotel is in a great, walkable location close to lots of restaurants, activities, etc. The rooms are SUPER clean! I'm assuming the hotel may have been recently updated because the furnishings and linens look and feel brand new. The sheets, blankets, towels were so fresh and clean, and MUCH higher quality than in other bigger hotels I've stayed at. The robes were AMAZING! No scratchy, worn robes here-they were incredibly soft! The lotions, soaps, (even make up remover) are also high quality. They didn't skip any detail! The owners go above and beyond to make sure you're comfortable and you have a great stay. They really pay attention to ALL of the small details that add up to a really excellent property! We will DEFINITELY stay here again when we're in Austin!

Had a wonderful stay at the Cat Noir and would happily stay again on a return visit to Austin. We were arriving later than the check-in window due to terrible traffic but called up and Shelly was very accommodating. The room was small but comfy. We were out & about most of the day so it suited us great for a cozy place to come back to. Just a heads up, if you have a car, the parking lot is a bit of a tight squeeze but there is tons of street parking around too if it’s a problem. We made great friends with the neighbor cat Carl who hangs about a lot. And on the last day as we were loading up the car we finally got to meet Louie the hotel cat! The signs about checking your trunk for him were no joke - he hopped in while we were loading to inspect it all, ha! It was a wonderful stay and hope to be back!

We really enjoyed our stay at the Cat Noir Hotel. The room was very modern and clean and the bed was exceptionally comfortable. The location is also great, and the owner was very accommodating about check-in and check-out times.
