The Royal Beach Seminyak Bali offers accomodation amid tropical gardens along Seminyak Beach. The spacious villas at Royal Beach Seminyak are equipped with a smart TV with Netflix facilities and all the villas come with a private pool. The Royal Beach Seminyak is located in the heart of Seminyak area and directly to the Seminyak Beach. Ngurah Rai International Airport is approximately 2.5 mi away and around 40 minute the distend. Guests can walk around the beach with comfortable path way along the Seminyak beach. We do sincerely apologize due to some part of our area under renovation and currently we just open our villa side.

The Sunset Beach club occupies the entire beachfront area in front of the villas and also the large pool area to the side of the all of the villas. Numerous large speakers are hung in the palm trees near the beach facing villas and throughout the large swimming "resort" area. They blast loud music from 10am in the morning to 9pm at night. We were moved to one of the villas furthest away from these but you can still hear the music when lying next to your private pool. You are also bombarded by the noise at the hotel's restaurant, if you have breakfast past 10am. I normally really enjoy listening to music, am an audiophile and own tens of thousands of dollars of hifi. We heard no renovation or building noise during our stay. As well as the din from the club and the wildlife we had a couple of other, small problems with the neglected villa. These included luke warm "hot" water, smelly water, faulty curtains, sagging doors that were hard to close, exposed wiring, water leaks after storms, and an ineffective upstairs air conditioner. Despite all of this, the staff at the hotel were wonderful and Virni was always on hand to help quickly via WhatsApp. We had read previous reviews about the state of disrepair and were fully aware of the downgrade from former 5* status.

Good Size Villa. Good Main Pool The hotel was under renovation, and the general upkeep around the property was poor with no atmosphere. The photos on Booking.com did not reflect what it actually looks like, and there is no mention of it being under construction. The fish pond in our villa was extremely dirty. The pool in our Villa was very small, and because of this was too hot to swim in. Luckily the main pool near the beach club was quite nice. Our Villa was close to the Beach Club, and was quite noisy, even from inside our room. The mini bar fridge was not topped for our entire stay (8 nights). Breakfast was included in our stay, but it was very ordinary. The restaurant was very basic with no atmosphere, and they did not have espresso coffee available. We ended up buying breakfast elsewhere every day.

Staff... though very limited...they tried real hard to make our stay comfortable Location...exceptional location Room sizes...though the villas are in a poor maintenence condition..the sizes are good Property very old.....Totally under renovation... No Dinner...no lunch....no buffet breakfast No Gym...no indoor activities...Should have specified that they are under renovation so we could have stayed elsewhere

breakfast was basic as the hotel in currently under renovation and only the villas are operating so the hrs for meals are limited to 3pm last call..The is currently no restaurant in the hotel The breakfast was resonable. Coffee was good. The room villa by the beach is nice and bright and clean the facilities are more modern. I was checked into the garden view villa originally but had to change. The staff were very heplful when i requested a change of rooms as i felt the garden villa was too quiet for me. The villas in the garden are abit old and the furniture is abit out dated and the villa in abit away and quiet. Also i found the garden villa a bit dark. I would choose to come back to this hotel once the hotel side if open as it is the closes to the beach and the location is great. It is walking distance to all the shops at the same time you are full access to the beach. I am sure once the hotel is running there will be better dining facilities. I think the villas are generally nice but abit lonely for 1 person. Also i think that the villas need abit of updating. The beach side villas are definately much better then the garden villas in terms of facilities and location. As the hotel in undergoing refurbishment the overall place is extremely quiet and there are no food/room service or places to eat in the hotel at night.

They should find an agreement with Sunset Beach Club to let charge what you buy on your room.

The mattress is comfortable. 1. No facilities. Kitchen closes at 3pm. Can't do room service. 2. The floor is dusty. Didn't clear the dropped flowers and leaves in the pool everyday. 3. Didn't replenish the drinking water in the living room. Didn't check fridge and replenish the drinks. 4. Building very run down. The towel is old and yellowish. 5. The buggy came from behind and asked us to give way but didn't offer to give us a ride to our villa. After passing by us, the driver offered a ride to a man in front of us. Huh? Seriously?

Location was great. We were not made aware that the hotel is essentially operating on a skeleton staff, most of the hotel facilities closed and only a handful of villas being leased out. The pool facilities have been taken over by another company who are operating a beach club for the wider public (including dance parties with excessively loud music that went well into the night). The resort was like a ghost town save for the late evening dance parties that made sleep impossible.

The place was pretty vacant because of the hotel being shut down it looks like a vacant property in desperate need but that being said the villas were great and staff location was amazing and I would stay there again It look like a vacant property with nothing going on

Great location. Close to Seminyak Beach and the main shopping strip The grounds were beautiful and the staff were great Old and tired and desperately in need of refurbishment. The water pipes obviously need replacing as the water in the showers and sinks smelt and had a funky taste (not that I drank it). Lot of ants in the rooms. Few amenities - breakfast and lunch was available and the pool was open but not part of the hotel so couldn't book food and drinks to room. Would be excellent if the owner spent some money on brining it up to scratch.

The staff are wonderful especially reception. The cleanliness of villa. The location is excellent. The breakfast and staff at husk breakfast. The beach club adjoining front of property called Sunset Beach on a land share with hotel. The music is too loud and too hardcore club music from 7.45 am till 8/9/10 pm at night at least! Depends which night of week or weather permitting. The shared use of hotel Pool with beach club visitors. Which gives zero privacy or advantage to hotel guests at all. The fireworks in the evening went to midnight due to Ramadan. We moved villas and it was vast improvement. However, it depreciates the value of the hotel that beach club in front. It’s terrible. The food is also awful at beach club they constantly deliver food to wrong guests and staff at pool are not helpful and will not reserve seats for hotel guests. Which I believe is poor service. My plea to The Royal Beach owner should end this connection with this beach club and move back to a large hotel chain. That would lift the property back to its original level that staff and return guests deserve. With proper hotel facilities again like gym and spa for guests to enjoy and provide more employment to deserving Balinese.

I have been staying here since 2011. It’s always be our place to stay in bali before covid. Big swimming pool, front beach, very friendly staff. After covid/corona only villa available, the rest are still under construction, very sad to see hotel is ruined. The icon is gone.
