The hotel reminds of a run down apartment complex in every corner there’s no smoking signs but as you walk past the halls it’s smells like smoke when i got to my room that too smelled like smoke windows were dirty people in mostly every room were very loud liquor bottles outside the doors for the price i don’t recommend should be in the $70 range besides all that staff was friendly &’ very helpful

The property could benefit from some cosmetic updates, particularly the paint and the elevators, which are showing their age. However, for a short stay, it met our needs well. One thing future guests should be aware of is that, despite being a non-smoking property, there was a noticeable cigarette smell in some areas. Overall, we had a pleasant experience and found it to be a good option for a one-night stay.

It was no more than 8-10 min from lady bird lake. I was also able to walk to South Congress with no hassle at all My keycard kept giving me issue but besides that nothing else

Name is Chris- this was booked by my boss for a 1 day work trip. Honest review: There was staff there to greet me. She was polite, but curt. My flight landed late, so it was close to a 10pm check in, yet she was very "put off" that I was interrupting her scrolling on her phone. Let's just say, I did not feel very "welcomed" and as a brand new guest to your hotel, that would be THE MOST important message to convey. Also, why are your desk people not engaging? ie; Where are you here from and HOW DID YOU HEAR ABOUT US? - now you can track your ad spend AND build a better client experience overall. Hotel is dated, but clean, which I appreciate. I only had TWO experiences w/front desk: ck in, which I mentioned above. and check out. Wow... That was something. At 9am, the breakfast room was out of coffee, and girl behind the desk really did NOT want to make more, AND SAID SO, but begrudgingly did make 1/2 pot. Coffee in hand, I completed my packing and returned to front desk for a 9:30am check out. The woman at the desk is having a meltdown and anyone within a 20 ft radius will come to understand her computers are not working properly, she cannot do cleaning assignments and she's going to have to do it manually. We also came to know it was her day off and she only came in to help out and boy she was regretting it. I was "stuck" in the lobby for the next 15 mins waiting for my ride and was forced to listen to her exchange with her manager -on speakerphone- about how the system was not working and ..... drama, drama, drama.

Most building doors were very old and in need to replacement; manual front entrance doors were difficult to open; my room (and entire hotel) had a funny smell; my key card slot seemed dysfunctional and it was difficult to enter my room; bathtub was janky with chipped porcelain on tub floor; TV was dysfunctional, everything was tinted blue. My bed was comfortable and I slept well and did not hear any neighbors but I will never stay at an Extended Stay again.

Room was okay, kitchen was straight out of 1987. AC was strong but so was the weird smell in the lobby and hallway. Water pressure was nonexistent, felt like someone was spitting lukewarm water at me. No maid service, had to bring my dirty towels downstairs and wait for their mediocre staff to get me new ones. Took 24 mins. Close to the Harper so that was key but this place needs to be pressure washed with professionalism and care.

The location was easy to get to The cleanliness of the room’s carpet (it was not vacuumed) and chairs (they had a sticky food/liquid on them). In the breakfast, they had instant oats but no plates, so I had to use a coffee cup to eat.

Front desk Latina girl is unpleasant and unwelcoming. Also it smelled weird upon walking in like it smelled like dirty dog or a stinky pet store. Stayed in room 213 it smelled like burned wiring or some weird smelled that was irritating. There’s no daily housekeeping service when I asked the front desk. The phone in the room is for decor bc that doesn’t work either. The restroom tile is coming off like it’s peeling off. The bathtub faucet was sooo hard to turn on and figure out which way was cold or hot and the tub was dirty. I swear the pics online makes this place look alright but it’s a trashy motel. My ankles has bug bites and idk if it’s from the bed or the room floor . Also the carpet is so dirty my feet were so dark from walking barefoot in the room. I know I shouldn’t have done that in the first place. My sheets had hairs in it. It’s a great location but that’s all that this place has going for them . Aside from that the property is run down and needs a serious remodel and upgrade. Dont stay here even if it’s cheap. It’s cheap for a reason. Youll hate it as much as I did.

Nothing at all like pictures online when I booked. It was so old and grotty. The entrance is not welcoming and looked like a fire exit. The bedroom smelt terrible. There was water damage to doors and paint peeling off. The fridge all dented. Just felt dirty and I didn’t want to be there. Staff in reception were polite enough but I wasn’t asked how my stay was because I think they must know the answer. The only good thing was maybe the location but wasn’t worth it.

The breakfast was laughable, there are definitely more options for grab and go style breakfast that would easily make this amenity and actual amenity.

Let talk about the staff . Everyone was amazing except for the young girl that checked us in we showed up at 2:55 we asked her if we can start checking in she said not till 3:00 when 3:00 o’clock comes up there is like 4 people waiting to check in because she told them the same thing . We watch her walking off , getting on the elevator at 3:00 to check if the rooms are ready . We were like why didn’t she check before 3:00 ? Let’s just say her customers service sucks . The other colored lady’s that were there were amazing very helpful .

The location was close to downtown and it’s surrounded by gorgeous mature trees. We checked in after regular hours and had to be buzzed into the facilities. Once inside, you can tell the property is older and has been painted several times. Our room was clean but the carpet throughout needed to be shampooed.

If you tried to park late there’s no parking only in the back of the hotel and there’s people inside their cars hanging out I was scared to get out of my car. I had to travel to Austin for a concert never again

It was last minute but we were absolutely satisfied with our stay. The only two negatives were there was no ice machine and they ran out of pillows. But besides those two things. The price, convenience and safe parking was awesome. Definitely will be staying again.

The kitchen was clean and ready to use! The fridge was dirty. The bathtub was really gross i didn’t even use the shower because I didn’t want to. There were crumbs and a few stains in the carpet. The office chair had stains on it. Staff was helpful. Parking was good. The bed was really clean I can really appreciate that but everything else was kinda dirty.

The staff stated that a portion of my total payment would be refunded which I have yet to see after almost a month. I will never be returning to this hotel again. Side note the whole property is relatively dirty.

There should be two people at front desk during peak check in times. No silverware or cookware. An FYI to guests. No do not disturb sign to hang on door. Great location for down town for a solo trip or for college kids. No frills, bells or whistles here. Bed was clean and comfortable.

Location is great and the price is great as well. I would say as I enter the front office got hit by a musty smell like urine. As I walk to my room the smell got worse. I think the carpet could have been cleaner. The room was clean but the bed sheets could be updated. Oh and do not use the vending machines they do not work but the night mgr failed to put up a sign.

We did not like that they only offer the "grab & go" breakfast option. Which was completely gone by 8:45AM usually every morning. So we would inform the front desk of this, and told that they would put some more stuff out there, but then they never ended up coming back to restock it. So we stopped even going in the morning. We started ordering our own breakfast through Uber Eats instead.

First room smelled like raw fish. I asked to change. The second room had a large gap between the door and the doorjamb, making it very easy to break into to. I had to take my belongings with me when I left the room. A tiny muffin and coffee for breakfast. For $150 a night I would expect a tad bit more. Staff was nice.

Location was very walkable to many sxsw venues and other sites/restaurants/pubs. They provided one night refund when I checked out early. Did not come close to matching the promo photos for rooms, breakfast or lobby. Very run down, stained sinks, carpets, not a single utensil or plate or coffee maker - first come first served for limited supply you could request from front desk. Free Breakfast was a packaged muffin or granola bar and coffee - no juice yogurt fruit etc., staff were consistently unhelpful and unfriendly.

Lights went out in the hall and bathroom and there was no maintenance staff around to fix it. There was black mold on the shower curtain and stains on the bathroom floor. No one was ever at the front desk so you have to wait 5-10 to get help. This was a terrible experience!

The room seemed clean but the halways smelled really bad and there is always stains on the hallway floors. Its gets pretty noisy outside with people arguing. The people room next to us were playing super loud music, screaming, dancing making a bunch of noise and I called the front desk numerous times with no answer. Security never came and this went on to 6AM. The following morning the front desk lady offered to give us a 10% discount for the inconvenience which was nice. It was an okay hotel.

The door does not close securely, the desk was so wobbly we were afraid someone may get hurt, room smelled like the carpet had been there since the 1990s when people could smoke in the rooms and the tub obviously has seen better days. And for a kitchenette you’d expect a coffee maker in the room.

There were two burger bars located immediately opposite if that’s your thing. Walking distance to the Bat Bridge and the other side of the river. I really loved the location of this hotel, it's super easy to walk to the bridge or walk to South congress.the room was ginormous. The room smelled like wet dog but if you got past that it was worth it. I would stay here again, the price makes sense.

The location was great and the staff was awesome. The bed was comfy. The kitchen was clean. On the flip side, it smelled horribly of smoke in the room and hallways. The bathroom was not properly cleaned (mold in areas that had not been wiped down for what seems like a while). There were no utensils or plates in the room as these had to be specifically requested. Same for a coffee maker. Overall my main issue was the smell of smoke and the general dingy-ness. The location was great and the staff was really nice and helpful.

Property is dirty. Inside of elevator was nasty. All of the carpet was dirty and needed vacuum. The smell of marijana is everywhere in the hotel. There was never anybody at the front desk. They say they offer breakfast from 6:30-9 but it was watered down coffee only and stale breakfast bars.

The check in was quick and easy but everything was very worn out and halls were very smelly. The rooms smelled cleanish but things were well used. No coffee in room and breakfast very minimal

Prior requests weren’t taken care of by staff. The key card didn’t work getting in hotel and room. Went twice to front desk for keys to be reactivated and swapped. 3rd floor leak had hallway under construction and made look dirty. Rooms were nothing special. Was nothing special and only stayed 1 night.

This was my 2nd stay at this hotel due to location. The staff was very friendly and the room was clean. The towels were even soft! The building is older but modern and the location is great for downtown activities. Walking distance to Palmer Event center South Congress (SoCo) shopping district as well as food. I will stay there again next year.

1 - it had a particular smell that just didn't go away. 2 - the entry door looked like someone tried to kick it open at some point and it was never repaired. 3 - asked room service to send some toiletries, they didn't. Had to go pick it up at the front desk the next day.

It seems like the property is understaffed. We had to wait a half hour at check-in time for someone to show up at the front desk to check us in. The employee was very courteous though. When we unlocked the room, it had not been cleaned yet, which was disappointing. The property is worn and could use some updates. The bathroom sink didn't drain. Later when my friend tried to check in with a reservation, they were told they were full. Not the greatest experience.

The building itself was not clean, the elevator was dirty and the floor we were in was smelling to strong to spices that your eyes could hurt. As you can see in the reservation, we only spent like an hour there and we immediately moved to another hotel. You can see it in my account. So, I would like to know if I can get a refund. I know it’s been a long time, but I was out of the country, our dad was diagnosed with ALS and I’ve been out since Feb 11

Cons: The whole place smelled foul. No coffee maker in room, terrible water pressure. This may be a seasonal issue, but the main entrance is very close to a site where large numbers of homeless people gathered during my stay. At times, they were wandering the halls and lobby. At one point, one of them defecated on the ground outside literally next to the front entrance door, then walked inside looking for a bathroom before being asked to leave.

We needed an inexpensive place to stay while I had an event to attend at the Palmer Event Center. The hotel was easy to find, quick checkin and provided us with what we needed for the night. No frills but a comfortable and clean choice!

Our stay at this hotel was as expected. It was a bit run down, but at least clean. We needed to use the pull-out couch and while we were able to get sheets, there were no clean blankets or pillows available for us. That would have made the trip better. The staff at the front desk was very courteous and tried to help us as best as they could.

Great location and price. Room clean, comfy bed. Although it has a kitchen, you have to ask for kitchen supplies, even cups, I actually liked this , so I knew that all dishes they gave me were clean and sanitized. But it would have been nice to have some dish soap. They have a security guard in the parking area which was nice, felt safe. Big downside was they did NOT have an ice machine.. you had to make it in the freezer,,which then wasn't ready for use. So BRING ICE.

The front desk receptionist was great. Location is exceptional to Lady Bird Lake for enjoying a morning walk and downtown just across the Colorado River! Will definitely return!!

I was quite disappointed with the service I’ve received. It was not genuine and didn’t offer the extra step to help you solve a problem. The pillows were terrible like it didn’t even seem like it was a pillow. The worse part was on my last morning, they forgot to tell me that the water was going to be turned off and I had to use wipes and a face towel instead of being able to take a shower. The hotel overall is fine for the price you’re paying but the quality of service isn’t there.

This property is below average. I don't think they have the traveler in mind. No filtered drinkable water available, no spoons for oatmeal, poor quality coffee. I think they purposely have poor coffee so no one will drink it, I walked 1.5 miles to get Starbucks. Over priced for what they provide, it just adequate. It's will do the job for an overnight stay, no good for a longer stay.

The room seemed unprepared for visitors. Burnt out light fixtures, dirty floors, dirty bathroom. Toilet paper not restocked in the room. Location was perfect. Everything that we needed was within walking distance. We used to stay here for ACL fest. This was our first visit to this hotel in a couple of years and very disappointing.

Location is reachable with direct bus from airport, close to the big park, close to river, in a retreat like quite area, downtown is a short walk across the bridge. Room was nice, clean, good size, very comfortable bed. Staffs were super nice, allowed me to leave luggage and WiFi before check in and a late check out due to some things i was dealing with, helpfulto get change, give snack bar after breakfastwaa closed. Has a guest lounge, which not every extended stay has, plus the signature kitchennet definitely one of the best budget accomondation in town. It was a wonderful stay and thanks to the awesome staffs.

The hotel is very old and run down. The lobby and hallways smelled really bad. I held my breath getting to my room. Luckily the room did not smell. the interior of the room is very dated and beat up, including the bathroom. I will say the bed seemed okay. I try to spend as little as time as possible in the room. Luckily it was just a 2 night stay.

The lobby and second floor hallway have an overwhelming smell of marijuana, feces, and sewer. There was trash all over the ground and what looked like piles of feces. It looked like the homeless drug addicts were being housed there. This was the worst hotel I’ve ever stayed at. Never felt safe. Complimentary breakfast was disgusting.

Other than some stained spots on the carpet, the room was clean, the bed was very comfy and very quiet overnight. The kitchenette was a nice extra, especially the fridge which we used for leftovers. The location is awesome and very convenient with easy access to major roads and is close to some of Austin's many attractions. For the price, the suite was a good value.

Was a great place to stay and be able to walk to Auditorium shores and also very close to downtown and Zilker Park. The room had a full sized fridge with an actual working freezer, microwave, all clean. Overall great value and I would definitely stay there again.

The key card to room had to be activated every time I step out. Very old location. Felt like a run down hotel. Representatives at front desk don’t care, not friendly at all. No smile. No Hello how are you .. nothing. My door to my room broken in the bottom. Just pay a lil extra please not worth it at all. There’s no breakfast here neither, just a horrible strong coffee

The hotel was fine, but definitely wouldn’t stay there again. Everything is outdated and half of our room was falling apart or chipped, cracked, or otherwise just not great. The bed was like sleeping on plywood! I’ve had such good experiences with this brand of hotel in the past, it was a really big let down. The staff was friendly and helpful when I needed them but the quality of the stay was sub par.
