Property is old and rundown which shows in the room, dated furniture, fixtures, cracked paint, poor drainage in showers, frenchdoors jammed, dipping mattress. The proximity of the villa next to receprion was not ideal as it was noisy and it always smelled of food and exhaust form the adjoining restaurant kitchen.

The private pool was lovely and the size of the villa was great. The bed was very comfortable and there was plenty of space to store clothes, belongings etc. The curtains didn't close fully so it was very bright in the mornings. The pool lights did not work at night so it was quite dark.

The villa living room has big window overlooking the private pool. I also enjoyed breakfast in the villa. With the price I paid, I expected good quality of mattress and linen.

Fantastic place (rooms, breakfast, services) Not closed to the Beach nor the night life. Need to walk through a dark and uncomfortable street before arriving in paradise. No direct access to the beach.

From arrival to departure we were welcomed and greeted like special guests, and the villas are set amongst tropical pathways leading to your really spacious haven with private pool. Because the property is a boutique hotel with limited guests, the staff know you by name, can't be more helpful and friendly, take care of anything you ask. The food was delicious, breakfast was by the main pool area, very tranquil and great holiday vibe. I would definitely stay there again. If this hotel was beachfront, it would be an 11 out of 10!

The location was great, nice and ce tram and close to Seminyak beach. The villa was roomy, we’ll set out and the pool was fabulous. The staff were friendly and happy to help with any request. The food was delicious Our room was next to a noisy toddler. Would be great if they put the families all at one end of the resort

Lots of space, great location, close to the beach Room is very dated, decor is tired and in need of an update. Worst breakfast we had in two weeks in Bali, really stingy serve and the coffee was terrible. One other annoyance was that they had accidentally given us a $1 discount on our room service food bill and then came back to our villa and interrupted us to re-sign a bill for an additional dollar. It could have waited.
