Parking is not free!

The location I booked and paid in advance, but when I got there our room wasn't ready. Still had to wait another hour before the room was ready. I called 2 hours in advance and was told we were on track and the room would be ready. When I got there although it was paid in advance I was told it was a first come first serve. I was very disappointed for this room to be a suite. No accommodations for them taking responsibility for their mistake. Took an extra 75.00 hold for something not mentioned. And the beds were hard and uncomfortable. This room was not what I expected from the hype of advertising. It's just in a great location to have access to everything in that location.

Close to convention center show/event we were visiting for. Easy check in/out. Comfortable bed & nice sized TV. Housekeeping walked into our room TWICE w/out knocking the morning we were checking out, around 10-11 am. Literally just scanned their card & started walking in while we were showering & getting dressed! Checkout was 12:00 pm, we checked & double-checked. Mentioned it to the front desk on our way out. Parking was supposed to be included, it wasn't. A 5-6" microwave pizza, 2 sodas & candy bar from concierge was $35! (ridiculous) Didn't want/request a conjoined room/door to our room. Overall for $235/night we should've stayed somewhere else near there .. Drury, Hilton, etc.

It was clean and the pool was nice and indoors as it was raining during my trip. The staff was friendly and accommodating. Not being able to use my booking.com reservation as planned. Systems were down. Also having to pay $25 for parking was ridiculous and I usually don’t book where it has paid parking or valet.

The beds were very comfortable. The room was a perfect size. The staff was extremely helpful. The breakfast was so good.

The staff was great! They made some errors as we were checking in but they were very polite and helpful. After the errors were made they said we wouldn’t have to pay for parking but then charged us anyways.

Yes very nice menu

Double check the check out times. Both the website and expedia listed 12pm but received a call that i had to check out at 11am. Not satisfied with that but the hotel was very nice and clean. The amstaff were professional and courteous.

Staff was very helpful and respectful. Kennedy was great at the front desk. The ladies at the breakfast buffet were also kind and helpful.

The rooms were clean and staff were friendly. Breakfast was as expected but very good. I would have given this a perfect score except the bathroom shower water was bot hot enough for a warm shower. It was barely over a cool shower.

Coffee was delicious! We did not eat the breakfast but it did look amazing. Staff was friendly. We did have an issue with a water Leak but the manager took care of the problem and the Maintenance and House Keeper Quickly got the floor cleaned up in the morning. Overall the Hotel was Clean and Fresh Feeling. We will stay there again next time we are in Frisco.

We got our room upgraded for free when we checked in. The new room had cookware, a stove, a refrigerator, and a dishwasher. The room was great, the bed was a little harder than we preferred.

Breakfast was great. Room was clean and spacious for 6. Enjoyed our stay very much!

Our room had a smell to it and the bathtub faucet was coming off from the wall.

The staff were incredibly friendly and accommodating, making our first experience in Texas a great one. We felt very comfortable staying at the Hyatt House, and the breakfast was excellent. The omelette station, in particular, really stood out and impressed us.

There isn’t a real restaurant, just a few expensive bar items. Expensive drinks. Expected more from the motel & room for the price. A lot to offer for breakfast, but all was cold & not heated well except for the fresh made omelets which were good. Breakfast would have been good if heated right. Pool is cold. Fridge in room doesn’t get cold enough.

Horrible customer service. They cancelled my room did not notify me partly my fault, made the reservation back in Jan. But had to get a new debit card. So we got to this Texas location to be we didn’t have a room. Went from a payment of $799 to $1298 to find a new hotel.😡😡😡😡😡

Mall across the street. Ford center in walking distance. Gas station across the street. Hotel reservation was canceled prior to check in. Hotel was able to enter reservation back in system and place in another room. We were upgraded to one bedroom suite...Seperated kitchen,livingroom,extra large bathroom and bedroom with two queen beds. Livingroom TV turn around into Kitchen area. TV in bedroom as well. Breakfast was great. Thanks to the Hyatt House Dallas Frisco Team. Will be back next year for sure. Mahalo

Check-in : there was no one at the front. Another guest was waiting, so I waited behind. The lady at the bar said he’d be right back. Minutes went by. When the front desk person finally came I overheard that the guest in front of me had no lamps in the bedroom part of the suite. The front desk person said he could either change the person’s room if they could wait until the next day. When it was my turn to check in the man was a bit frazzled and seemed overworked. When I went down to get an extra blanket he again had a line of people waiting for his attention. He was nice and gave me a thermal blanket, but again looked overworked. Breakfast was nice with a chef making omelets on the spot. The bathroom shower was cozy. The room was quiet.

Really enjoyed the free breakfast.

The room could be improved. The tv wires were tangled, one blind didn’t work, the tub did not drain well.

Very dirty, younger guy at the front desk was very rude every time you tried to ask him a question he would just ignore you, hotel rooms need to be cleaned new carpets would never stay there again

Clean, great breakfast

The complementary breakfast was great! I was in town for a work trip. Walking down the street to the Stonebriar Shopping Center was very convenient. The staff was very welcoming and helpful upon my arrival for checking in/out.

very good place. nice and convenient to places we need to go in the area. good breakfast and indoor pool. however, expedia says free parking but was charge. 1 elevator working during our visit that takes longer time going up and down from the 6th floor. over all, a nice place to stay.

Breakfast was an average breakfast same as any other hotel I have gotten free breakfast from so the parking made no sense.

The staff was friendly! The breakfast was amazing! They had an omelette station, which I’ve never seen in a hotel. The room was nice and cozy. Maybe a few upgrades in the bathroom but it was still nice. Thoroughly enjoyed the stay!

Room is old

I stayed at this hotel from January 1st to 3rd. When I first opened the door to my room, there was a very strong food smell. I requested a room change at the front desk, but they refused, saying there were no other rooms available, and instead gave me an air freshener spray to use. Also, one of the elevators was broken, so all hotel guests had to use only one elevator. It was always crowded and very inconvenient. Furthermore, when I checked in, they asked for my car information, and later charged me for parking without any prior notice during check-in. Even the Hyatt Regency hotel across the street offers free parking... If you're considering staying at this hotel, be aware of the hidden parking fees. It's practically a scam. I do not recommend staying at this hotel.

The cleaning staff was the only negative about my stay. My room wasnt attended until 2 days after my request. The bare minimum was done.

The room and staff were great. The bed was very comfortable. The only down aide was the ridiculous 10+ dollar a day parking charge added to my bill without notice.

The room was very clean and quiet place, the staff are very nice and friendly and the breakfast omelette to order is delicious and all the other options is fabulous. Food is very fresh and well stocked. Every time I’m in Frisco , tx this is my go to hotel to stay at.

Well there was only 1 elevator working and so many people so we had to use the stairs. Woke up to no electricity so we couldn’t take showers or even get ready there . It was horrible.

I don’t like when hotels have an ‘extra ‘ parking fee , they add on during check in.especially when it’s just in their own parking lot and it’s nothing special. Add that price onto the main price. Advice to anyone looking at rooms at this hotel add $10 on per night. Not a lot, but it can add up. Other than that, good location, and staff was nice.

The entire building smelled of marijuana. I wasn’t able to ever get through on the phone to an on site representative to ask for a blanket for the fold out couch. I went down to the front desk and waited about 25 minutes before an employee showed up to assist.

Breakfast was great , the room was clean but they were things that should have been cleaner , example the lamp was dirty , had some type of sauce on it . There was hair on the shower wall .

I thought the name Hyatt meant something great. Hyatt mission statement: We care for people so they can be their best. Not the case. We are family. Not the case. Creating a world of care. What?? We embrace everyone - not in our books. Room was run down, cupboard door fell off down to the floor, 2 - 4" holes in closet doors and looked like it was repaired by a 2 year old. We complained, requested a room change, but this information was not communicated to the next shift change. We waited and waited. No one offered to help us move our luggage. This is not caring, this is not family. We have never been treated so poorly at a hotel before.

The rooms are lacking care. The battery operated window blinds weren't working, so NO natural light during the entire stay. The PHONES ARE A HOT MESS. COULD NOT REACH FRONT DESK EVER. IT WAS HONESTLY SUCH A LACKING Experience. * Breakfast was good. * The location in Frisco Texas is Nice. But i was just too unimpressed to recommend this hotel to anyone.

the room was nice but the continental breakfast closed early one day and the bar was closed for the last 2 days we were there.

The room was cleaned once during our 7 day stay and we had to request new towels which was reluctantly provided on every 3rd day.

Hotel exterior and interior are well-kept, faculty are friendly and helpful. Rooms are smaller than anticipated but pretty clean and comfortable.

I didn't have time for the breakfast since I needed to be up and out early, but I didn't see any quick grab and go options. I love that it was so close to CoMerica Center. My room was spacious and very clean. bed was comfy and thermostat seemed accurate for the room.

The breakfast was the best we had so far, since we come to town every 2 weeks for soccer. Me and my family have definitely put this on our list of place to stay.

It's situated in a nice place in Frisco, near the mall. The parking was a fair price and I had no issues with safety, so that's another win. Breakfast was tasty and covered all bases so that's yet another win. The grounds maintained well, and the staff was pleasant. I had no issues with the stay...absolutely none. Would recommend to anyone.

Not ideal….. but maybe it’s just me!!! My bedding had stained blood and there was no house keeping to change the bedding so I have to remove the dirty sheets myself

Perfect for my stay

Friendly staff, the room was great and I am only giving a 4 star because the cabinet that held the fridge was broken and you had to lift it weird any time you needed the fridge.

Everything was great. Beds were a little hard but that’s ok. Didn’t realize we would have to pay an additional fee for parking. Kind of silly when you have to park there to stay there and the parking is designated for the hotel. Breakfast was great!!!! The staff were SO kind. It was wierd getting from the parking lot to the hotel. There was no walkway.

Liked the kitchen option. My room did not have full fridge as per booking due to it being disability room. Blackout blinds didn’t work very well due to gap between blinds and edge of window. Made it hard to sleep. Rooms had good soundproofing.

The room was clean with all the toiletries, and towels available. There were extra toilet paper and facial tissues available in the bathroom. All the features of the room were as described, no complaints. The free breakfast was great, with custom made omelette upon request. I didn’t use the indoor pool or gym but saw them. There was an ice machine available on the floor where we stayed, very convenient. The lobby was spacious with sofas and computer desks. Overall it was a good stay. Good for couples and families.

A very nice place , with a pool and a gym. The breakfast was great. It is right across the street from a mall. There is a beautiful park on the next block. Frisco was a grear place to visit and this hotel was a great place to stay.

No utensils in rooms; someone on the staff smokes next to vent that leads to the room. Room stank of marijuana and cigarette smoke. No late check out if you order through Expedia.

Alex was great. On May 18, there was a Serve Tornado Warning that was issued for Little Elm, Texas. The tornado warning sirens throughout the city were activated. Alex as very professional providing safety instructions to the guests that had gathered in the lobby. She also received many telephone calls from the guests that had remained in their rooms. Alex was very profession in her approach in answering every question. Alex handling a tense situation with composure and care.

As a housekeeper naturally I’m gonna inspect everything, there was nothing to find the housekeepers do a great job. Front desk man was really nice

We booked this stay VERY LAST MINUTE after leaving another hotel that was in very bad conditions. When we walked in we were immediately greeted with friendly service and absolutely loved how clean everything looked at smelled. We stayed for 5 days and the service was amazing the whole time. The only thing we would improve was for the heated pool to be a little warmer but that is not a big deal when looking at the experience as a whole.

My experience was terrible, the most uncomfortable trip I’ve ever been on. The Hyatt staff couldn’t handle a guest who repeatedly kept bumping for noise complaint. My Family and I couldn’t sleep and when I reported it to staff and nothing was done.

Had a great stay here. They were kind enough to give me a late check out. The breakfast Buffett with made to order omelets was a pleasant surprise and delicious. Would definitely stay here again.

The phones were not working! Everytime we tried to called the front desk from the room phones the line was busy. So I calked from my cell phone - they answered but asked if I could be placed on hold. I was on hold for 13 mins and just decided to go down to the front desk - granted he was helping someone but there should be a better system to help ALL customers and it appeared that the phone was off the hook. During my hold time I could hear him pick up the phone - say nothing - and just put me back on hold. That’s very frustrating because I had to leave my kids in the room (because they were showering) just to go downstairs to address my issue - which was simply needing more towels and getting access to WiFi.

Comfortable room. Bathroom and shower was very spacious. Bed was clean and comfortable. No issues with WIFI, worked very well on my laptop. Very much enjoyed my stay.

Was not given the room that I booked how to sleep on. The couch was not given a blanket.Had to go search to go get the sheet. Could hear waterr running and toulet flushing from rm above esp in middle of night. And for the 3bnights there. Couldnt us3 pool was shut due to ph balance issues

We really enjoyed our stay at the Hyatt House. The hotel was clean and the breakfast was wonderful. My only complaints are needing to pay for parking (although it was very convenient) and the lack of warm bedding (a sheet and a thin bedcover - not a duvet/comforter.) Aside from that, the staff was amazing & we will definitely book another stay on our next visit.

This hotel was great! Our room was large and clean. Breakfast was good, we enjoyed our time to relax and enjoy our room and the pool. The only thing I will say is if you plan on eating at the bar. Before you order check if the bartender is the only one working in the kitchen. I felt bad when my family ordered 4 meals that the bartender was also our cook. This caused us to have to wait quite awhile for our food and it was average. I believe the bartender/ cook was overwhelmed and it was the weekend so they should’ve had a separate person working in the kitchen. It turned out to be pricy since I could’ve hone down the road to get a pizza or fast dinner to bring back and spent half and gotten our food quicker. Overall our experience here was great and we would return

Hotel was great, really comfortable, and the Breakfast bar was outstanding.

Cons were toilet was stopped up upon arrival, shower door was stuck from hard water build up and caulk needed re-doing. parking fee was unnecessary for property size. of i had a visitor they would of had ro pay for parking of they stayed for over an hour or bill to my room. i requested front of building room and still got back of building room. checkout was not very friendly, no questions of how was my stay or even a greeting of have a nice day, come see us again. they just printed my receipt and said thank u. internet went down upon checkin and took a bit longer and mostly friendly.

We stayed at this hotel two years ago and it was a great stay again. Great location and very comfortable. Would stay here again.
