Reviews
The hotel staff is consistently praised for their friendliness and helpfulness. However, the hotel's location is a significant issue, with many guests feeling unsafe due to the high number of homeless people in the area. The rooms are generally clean and spacious, but there are some maintenance issues. Parking is also a problem, with many guests complaining about the cost and availability of valet and self-parking options.

Homeless people are EVERYWHERE and you do not feel safe walking in or out of the hotel. The vallet parking is $45 (ridiculous)and it’s also not safe . I saw several homeless people walking the lot.

The workers over there are horrible , only one woman was very helpful, but the rest of the crew was terrible . Especially Kenny who was sleeping on the job and came out with the dumbest excuse I ever heard . I will never go back here

This hotel is a convenient place to stay. I love that it edges DT and the neighboring area the suite has every thing in it. There is a connivence store like next door. The farmers market a stone throw away with variety of food options.I’ll stay here again in the future.

The staff was great. The only issue is that there is no parking. You need to find parking elsewhere or pay $45 daily for valet. I guess this is because you're downtown Dallas. Otherwise, was very pleased.

Booked this trip through Expedia and then proceeded to pay another $300+ due to the hidden fees and valet parking, which was $41 a day. Ridiculous. The night of our first stay eight cop cars were outside our hotel room arresting someone and there are homeless people congregating everywhere. There were times I did not feel safe walking, which is the specific reason I picked this hotel…so I could walk to the convention center. The staff was nice and the hotel was clean enough but the hidden fees, valet and lack of feeling safe will guarantee I’ll never stay here again.

Staff was very helpful and friendly but the hotel was going through renovations and there were times it was noisy and dusty in the lobby. There was also a night that as we were waiting to pull into the valet area, there was an incident with someone on the street and multiple police officers practically swarming, weapons drawn right near our car. That was kind of scary to witness.

Everyone was very helpful and very kind. Only downside was that our TV couldn’t connect to the internet so no late night binging for me and my husband lol but it was such a minor issue I didn’t think it was worth mentioning again to staff after they fixed it temporarily.

The only issue I had was with parking. While there is valet parking available, there are not enough valet spots for every room and the valet parking is an open lot in a not great part of downtown Dallas. If unable to get a valet spot, you have to park in an open lot a few streets over or find street parking. We ended up parking on the street next to the hotel, and we're grateful we did because overnight, several cars in the valet lot were broken into. We were told there was contracted security, but unclear how this happened if there was security on site. I would stay here again if I didn't have a car to park. With a car, I'd elect to stay somewhere else with safer, guaranteed parking options.

We stayed in Room 926, and unfortunately, this was one of the worst hotel experiences we’ve had. The hotel is located in a rough part of downtown. We witnessed drug deals happening right outside the front doors. Parking is limited to risky street meters, unless you opt for their $45/night valet. The hotel is under construction — something not mentioned in the room description. Water pressure was practically nonexistent, leaving us with cold showers and barely a trickle from the faucets. Noise was constant. Sirens filled the room all night, and the creaking, dirty wood floors throughout only added to the discomfort. All of this, for $300 per night. Absolutely not worth it. We would never recommend this hotel or choose to stay here again.

The only reason I didn't give it 5 stars all around it's because the unit was under construction, but even so it was clean, and staff was nice. Also, had issued with water pressure, which was almost non-existent. very nice suites but sadly you can hear your neighbors as if they are in your room, perhaps it was just the large group next to us who was loud, since once they checked out it was peaceful and relaxing.

Loved how homey it was and very spacious! We were a family of 5 and all were comfortable. We didn’t get city view but still loved the view and sitting by the windows! Pool was clean! Parking was a bit of a hassle because valet is expensive, and there was no free parking anywhere so you will have to pay in general. Pool location was a bit disappointing due to it being between the building and where people smoke… Room was a bit dirty and dusty as well.

The staff and the hotel were amazing, It was very cool to be staying in a 110 yr old building. Robert was the best ever as soon as we arrived his professionalism and hospitality set the standard. We will definitely be returning. There was only 1 negative issue. It was having to do with the valet. With that being said all of the valet personnel were outstanding, courteous and professional except 1 valet attendant. Very rude and disrespectful. We just looked past his inabilities and we praised the rest of them. 1 bad apple could not spoil the while barrel here. We will definitely be returning.

Stayed here for an event at the convention center - online reviews made it sound a lot worse than it actually was. Hotel staff are helpful and responsive. Many reviews complained about the homeless population in the area. There is the occasional individual walking around, but at no point did I feel overwhelmingly unsafe walking to or from the convention center. Not my favorite stay, but by no means a horrible option.

9th floor was HOT. Comfy beds. Tiny pillows. Spacious. Wood floors creak loudly.

The property is fine and the inside is good but the outside has a lot of homeless people living there

I got this hotel for my daughter and granddaughters to stay one night because of a big event at the OMNI/Kay Bailey convention center.(NCA) I did not stay, just, daughter and granddaughters were going to stay. My daughter got to the hotel and tried checking in and she could not check in because hotel told her she had to have a physical credit card or debit card to check in. She did not have either one. I could not drive to downtown Dallas at 8pm, therefore she had to cancel. Because of this incident, she had to drive 1 1/2 hours back home. She said the service was not very friendly.

Great location, the staff was very friendly, the internet connection was stable, the kitchen and work stations in the room were very useful. The proximity to all downtown Dallas has to offer was great also.

It was more dated than expected. The wood floors in the room seemed odd and the breakfast was disappointing.

Everything was great… location especially for Cheer Comp! Clean, nice, and very nice staff!

They lost a floor in the hotel we reserved and ended up in a room at their sister hotel. Very poor. The staff is excellent though.

Well recommended!

Nice Property

A great location to stay during our trip to the state fair of texas

Service is as amazing. It was a bit difficult finding the entrance and the surrounding area is pretty sketchy.

Great

We were there for the Dallas marathon. The parking for the hotel was very unorganized. They made you valet, it took a long time, and the next day they couldn’t find my key fob. Very unprofessional. The hotel itself was fine and comfortable.

Everything was amazing pure usual!

The Hotel had an old musty smell and had a lot of wear and tear. The one luggage cart available was duct taped together. The building and rooms need a serious renovation to update all areas. I ended up canceling my booking and stayed elsewhere

Very run down property.

Good location, friendly staff. But there's definitely not enough parking.

The studio is big and comfortable

Robert front desk associate very helpful, polite, professional, a true asset of Marriott.
- 5/5
Staff and service personnel were very helpful. Hotel was located in a convenient location, close to the Kay Bailey Hutchison Center.

Stay here for a week and was afraid to going out. Expensive valet parking, 45 per night the parking space is in front of property but you need to use the valet otherwise you can’t park your car. Housekeeping is not daily however they change towels and trash. For a day or two is ok, breakfast is terrible, limited options, nothing was tasty sometimes they put only bread and some eggs.

Was really nice for what I paid for i do say I can tell things need to be done around but overall it was a great time would be there again

Was not as nice as expected for the price per night. However, I think the peice was elevated due to the State Fair and a big college football game.

I love the structual details in my room. Beautiful building!

Stayed for 10 days staff were friendly and always said hi and smiled loads.

Industrial. I didn’t like that there was only valet
- 5/5
This stay was perfect , but I will let others know that street parking and valet parking are all that is available to this property so be mindful of that.
- 4/5
Hotel itself was pretty decent. Surrounding area has lots of homeless camps nearby. Homeless persons are quite popular throughout downtown Dallas unfortunately
- 5/5
The staff was amazing. The room was immaculate. The breakfast was just ok. The parking valets were exceptional! Wish there was more economical, safe parking on property.

I had to change rooms three times during my stay that I checked out 1 day because I was just tired of the state of things. The first room was dirty, second room lock was broken and I felt unsafe. Would not recommend this location as the area is not that desirable as well.
- 3/5
Good but not so clean.

I canceled and i had to looked for another hotel. I still waiting fo my refund.
- 4/5
The hotel is not bad at all is just the outside the surrounding areas is not really safe due to a lot of homeless people living there
- 5/5
Area is a little sketchy, but close to the convention center.
- 5/5
Great hotel, spacious and clean.

We went down for the weekend for a concert. The room was amazing

We had to cancel after driving around the building and noticed the amount of homeless around the building to include near the entrance. I didn’t feel safe to stay there with my family.

We only stayed one night as a stop on a road trip so we didn't explore all of the amenities. Everyone was very friendly, it was clean and we had a great room for our family of 4. This hotel has been updated and in nice shape. The gym was nice, had everything we needed and clean. There was also a nice spread for breakfast. Only cons were a large population of unhoused people in the area and it was $30 to park the car overnight (Expedia said it was $12).

My group of 3 was there for a Friday-Friday conference of 20K people. The front desk staff was excellent. Kia was our front desk person, and she was phenominal. The security and parking people were awesome as well. The breakfast was good and hot, and the preparers were very accommodating. I was concerned seeing reviews that the staff was rude. I believe people have expectations as if they were home and then take that out on the staff. I was concerned with the reports of the homeless people. While it was tragic and the people were everywhere...the hotel staff had them contained and none were ever at the front entrance, where we came in and out, and I felt safe as someone was outside at all times. We went to the convention center daily and used LYFT (which was more economical than Uber). If I had to revisit that area I would definitely go back to this property.

Great service, great room, great hospitality. The area is a little iffy, but nevertheless that didn’t let anything ruin the stay. Room was great and smelled great. Will return!

Will be back!

I was pleased with the stay overall but I had a not so nice experience with check in due to the lady being nonchalant and not very nice. Other staff was great! I’d stay again in spite of the rude lady at check in. Also hair was on the sink but room seemed clean.
