Reviews
The hotel is generally well-liked for its spacious rooms, friendly staff, and convenient location near the Dallas Aquarium and American Airlines Center. However, there are some recurring complaints about the parking situation, breakfast setup, and cleanliness of certain areas.

Clean and modern rooms. Super nice staff. Very good gym. Included Breakfast has the standards and consistent. Easy access and walkable if you don’t have a car. Expect $ parking rates if you have a car.

The staff was really friendly and easy going. We were given water on arrival and also after we took a walk around the hot Texas city. Very accommodating and ready to help when needed. Parking was kinda a hassle as they don't have parking for the hotel itself and weren't informed until the week we were leaving.

This is place is situated directly across from the Dallas World Aquarium and just a short 5 minute walk to Hooters and House of Blues. American Airlines center is a short 15 minute walk from the hotel. The room was clean, big, comfortable and had everything we needed to enjoy or evening. We are already planning a trip to come back and take the kids on a staycation and take advantage of the museums that are in the area. Highly recommend!!

Location The valet was late. Someone walk off the job and no compensation was giving for the wait time At 40 a day
- 2/5
Location The cleanliness of the suite was unacceptable. I found a cockroach near the kitchen area, which raised serious hygiene concerns. I also experienced discomfort during the night and was unable to sleep properly. Overall, the condition of the room did not meet basic cleanliness and comfort standards expected from this property.

This hotel is of average quality with no coffee or tea in the lobby. Breakfast is poor, not enough food for everybody. I brought my own bagel since there were none on 3/5 of the days I stayed. The attendants didn't speak English. I asked the room to be cleaned two days ago, but it wasn't cleaned until the last day of my stay.

The breakfast was excellent besides the rude lady that im assuming was over breakfast snatched a spoon from my kid. Other then that it was good. The wifi never worked on the tv nor on our phones once we got on our floor

Hotel is in a good spot when it comes to the House of Blues and concerts. Only takes a couple of minutes to get there. Hotel is very clean and the room is comfortable. The only downfall is valet parking only unless you want to use one of the cities parking lots. It cost 45 dollars to valet. We didnt know how to pay for it either until the next day because nobody told us how. But other then that, great stay.

2nd time staying; my go to Hotel for nearby concerts

The room looked nice in pictures. Unfortunately there was more we didn’t like then what we did. When we got there it was very sketchy because there was a homeless man (we assume he was homeless) who approached us in the dark asking for money. Then when we entered the facility’s it wasn’t well lit and added to our uneasy feeling. Then walking down the hall ways it smelled like mold. Entering the room it looked nice but it definitely looked nicer in the online pictures. When we went to take a shower, rusty water came out, there was rust in the showers and the shower looked/felt yucky. The bed sheets also had a gross stain on it. The windows were also pretty darn dirty. Overall, we were disappointed.

Awesome large clean comfortable rooms I loved it, no complaints
- 4/5
Great location within walking distance of JFK sites, restaurants, and historic west side of downtown. Quiet stay, good breakfast, friendly staff. The mattress was a bit hard and hurt my hips. Good pillows though. The wi-fi was also a bit slow on the 4th floor and the basketball game I was trying to watch was chopping/pixelated.

Location The hotel front desk totally ruined my departure by running my credit card 8 times for a payment that was made with my debit card at check in, which resulted my bank closing both debit & credit card due to fraudulent activity. I had to make an 8 hour drive back home with no access to my funds. I WILL NEVER STAY HERE AGAIN

The rooms were clean. The water in the shower took forever to drain. The location was awful. The web stated parking on site. It did not have parking on site. The person at front desk was not polite when I asked for help with the WiFi connection.

Breakfast was crowded but great. The damn trash pickup at 0510 is ridiculous, just put people on the opposite sides on these days.
- 5/5
The room was amazing! We flew in for one night for a Dallas Stars game, bed was the most comfortable bed ever. Hotel was only 10 min walk from American Airlines center. Overall great experience.
- 4/5
Standard across the board. Super bright lights from the parking lot across the street kinda irked me but that’s largely out of the control of the hotel.

- 5/5
The room was perfect, an excellent day for the night. Breakfast was hot and fresh..
- 5/5
The staff was excellent. The location was very good for exploring downtown Dallas. Lots of good restaurants nearby, by car or by foot. The rooms were a good size and very comfortable. Do not use the hotel parking. It was expensive. There are less expensive options across the street and up the block.
- 5/5
Everyone was nice and helpful. Room was great! Parking was convenient. Able to walk to our event in less than 15 minutes. Will definitely stay there again!

- 4.5/5
Location was great. Room was clean and good sized with a view of downtown Dallas. Sheets and bedding soft and warm. Front desk was very accommodating and friendly. Bed was uncomfortable, too firm for my liking. Breakfast was a bit mediocre, room was a bit stuffy, can’t open any windows.
- 5/5
Location to sites, restaurants in walking distance, and aquarium across the street. N/A
- 5/5
Was assigned a room right behind the elevator and the noise made it difficult to get a good sleep. Asked the front desk for a room change and they moved use to a better room
- 4/5
Was a little disappointed because I booked a King and got 2 queen beds instead, but the hotel was great. No complaints other than that!
- 4/5
Everything was great except that the linens for the sleeper sofa did not suffice (there were not enough and although we requested more we never received them). Breakfast was a definite bonus!
- 5/5
Great stay considering the conditions! They were wonderful to keep breakfast open longer than normal as we battled the storm especially since they didn’t prepare accordingly & have the “hotel store/cafe” stocked with supplies. Food ran out & no way to get anything by 2nd day but breakfast was great!
- 4/5
Breakfast was really good, and location was perfect. Only a 10 minute walk from AA Arena.
- 5/5
Stayed here for th Bad Omens concert. Check-in was a breeze. The ladies at the desk were friendly and informative. They gave me plenty of places to go for dinner. The hotel is walking distance to restaurants, the aquarium (across the street) and the American Airlines Center where the concert was held. The beds were comfortable and spacious. Did not hear any noise. I would definitely stay again.
- 3/5
While you can tell the property has had a refresh some things are showing their age, like the LOUD air conditioners. Overall, I'd likely stay there again for a show at the House of Blues but that would be the only reason why.
- 4/5
Hotel super bien situé pour aller voir un match de Hockey (15 min à pied) et voir l’emplacement et le musée sur l’assassinat de Kennedy (5/10 min à pieds). Chambre spacieuse et lit confortable. Petit déjeuner correct

the spacious rooms and general room set-up was very nice with a desk and little kitchenette. the windows didn't have much sound proofing. i could hear everything from the busy street all night long. There was also no complimentary lotion or other useful toiletries made available. Paying for parking was also not ideal but fortunately was close.

Great hotel. Close to everywhere I was going. Clean. Great friendly staff. If I had one constructive criticism it would be that breakfast was served until 10:30 instead of 9. However, that is just constructive, not a compliment. All in all, my stay was great
- 4/5
The staff behind the desk did the minimum.
- 5/5
- 4/5
Everything else was great, but I couldn’t set the AC to run continuously. It kept cycling on and off, which made the room warm and made it difficult to stay asleep.

Had an issue with the toilet - no pressure when we arrived. But staff was quick to fix it when we notified them! Excellent staff.

Great spot with plenty to do within walking distance. Property itself is great, especially in the price point and area it’s located. We did have an issue with breakfast being closed early but it’s not a huge deal. All in all would stay here again.

Great location. Easy walk to American Airlines arena and most other Dallas sights.Room was recently renovated. We were on an upper floor, but street noise could be a problem if lower floor room selected. Housekeeping only a few days a week, and some confusion with that. Since Saturday was a set Housekeeping day, we came back at 4:20 pm expecting a clean room, but no. When i called the desk to see if Housekeeping was still working, the clerk said, "Did you request it?" I said, "No, because the signs in lobby, elevator and room all say Saturday is one of the three days it's provided, and you can request other visits if needed." The clerk said, "Oh. Yeah. I'll make sure someone comes up." They did clean our room, but not sure they were going to, had i not called.

"Because it happened in public parking they couldn't do anything to help us." Valet then told me on the side that he always advises patrons to park in covered parking down the street and to not park in the open public parking for this reason. He said there's not enough cameras in the area, not enough security, and the hotel parking garage on site can't accommodate vehicles larger than compact sizes so our Tahoe wouldn't fit. All of this would've been helpful to know upon checking in but was never provided this information. So since we traveled with 3 kids and had all 3 car seats stolen | then had to pay for an Uber to the nearest Target to spend several hundred dollars on car seats since we were stranded. I asked to be reimbursed for my stay and was only given the last night of our reservation back but not the night that we stayed. This hotel isn't entirely at fault for what happened but the amount of money that we had to come out of pocket over night for the damages and losses that took place while staying here to not be fully reimbursed is extremely bad business.

Took a group to see a concert at the American Airlines Center, and we stayed there. Decent location to walk to the AAC, and there was paid parking across the street from the hotel which had available spots for the night. The staff was very courteous, and even with our room being right by the elevators, it was still quiet. The only thing preventing a 5-star was that the breakfast options were very limited, but I'm thinking that was due to the number of people staying there at that time.

It was ok. The downtown are in general is good, but the area where this hotel is located wasn’t the best. Avoid the 7-11 near this hotel. The room does NOT have a safe. We had a maintenance issue and it took quite a long time to be fixed. The coffee maker was broken. Breakfast was normal and had limited selections. The room wasn’t dirty, but it was clearly old, needed a deep clean, and a good vacuum. The spare blanket smelled weird and the couch was just a little stained. The microwave was dirty.
- 5/5
Not a complaint to be had. The room was amazing and the staff was very friendly and helpful.

Hotel is very convenient to several museums and within walking distance to good bbq, bar food, steak house, a quick Taco or fresh desserts. Behind the hotel is a lovely park where you can sit and enjoy the swings or play a game of ping pong. Room was clean, quiet, and they had 3 elevators so limited wait times. Internet met our needs. Also a nice patio for an outdoor option in the evening if you don't want to sit in your room.

Room was spotless and clean. Front desk was incredibly helpful. Breakfast was perfectly fine.

Cant go wrong with Springhill suites. The staff are amazing! From the front desk to the housekeeping, they are all nice and friendly. The room is very spacious and love that you get 2 queen beds!!!not a double! For the price i paid its very worth it! The room is clean and we always get fresh towels upon request! The beds are comfortable and love the little kitchenette in the room and the living room. The location is close almost all the place we went so it was very convenient. Would stay again here and you should too!
- 4/5
Breakfast was meh. King suite was average at best. I've had queen standard rooms for lesser price with a better view, space, layout.
- 5/5
Great stay overall. Staff is very friendly and accommodating. Excellent location for visiting attractions downtown, especially the aquarium. Recommende.
- 4/5
The breakfast was fine. I was looking forward to their Turkey sausage option, but they didn't serve it. The potatoes were good though
- 5/5
This was one of the best experiences at a hotel. The staff made me so happy. Very accommodating. Very willing to go the extra mile that made my stay memorable.
- 5/5
This hotel was fantastic. Very clean and spacious rooms, friendly staff, and a good breakfast buffet. It’s in a good location that was convenient for most if our needs. An added bonus was an outdoor patio area to sit and chat. The gym was very good also. Overall a great experience.
- 5/5
Disregard every bad review that talks about the hotel being old and rundown! It is located in an historical district, but all the rooms are newly renovated large suites, with very comfortable beds. Elevators were seamless and a hot breakfast was included every day. All staff were excellent to deal with and you are within walking distance to endless restaurants and tourist attractions. This hotel is half the price of other nearby hotels and wouldn’t hesitate to stay there again
- 4/5
Nice location big room
- 5/5
Staff were super friendly and helpful. Overall was a great stay!
- 5/5
But the hotel is a centralized downtown location within walking proximity of several good restaurants and tourist attractions. We will stay here again when we make a return trip to Dallas.
- 5/5
FROM CHECKIN TO BREAKFAST WAS GREAT PARKING WAS THE ONLY THING DIDNT KNOW IN ADVANCE BUT WOULD AND WILL STAY AGAIN
- 5/5
Clean and spacious room amazing location
- 4/5
Parking was not good. Should validate parking or charge special rate in garage and lot across street.
- 3/5
Lastly - no safe in the room Like do better Marriott and stop becoming sooooo cheap.
- 5/5
Staff was very friendly
- 5/5
The hotel was at a great location and made you feel safe. The staff was very friendly and helped us with every question we had. The room was very clean and a big size! Def will be booking here again.

Great stay!

Cockroaches crawling on the wall in the bathroom, valet was unorganized and incompetent, front desk staff was unhelpful and not accommodating.
- 5/5
Convenient to Downtown. Nice walk.
- 5/5
Rooms were clean and bed was super comfy. Breakfast was good too.
- 5/5
Gym was great!
- 5/5
Great location! We walked all around the West End and also to the Dallas World Aquarium. Friendly. Nice spacious room with good view!
- 4/5
Clean room on the 5th floor, corner of building. Decent view. Stayed one night after attending a concert at House of Blues. Loved that we were able to walk to the concert and back afterwards super easy and never felt uneasy. Was myself (46 female) my 14 year old daughter. Only took approx 3-5 min if that..
- 5/5
Staff: They were very friendly and helpful! They gave me places to explore and every time I walked in they were smiling and making sure my stay was top notch!
- 5/5
Everything was great!
- 5/5
this was great to the showers to the bed to the service! location superb also.
- 5/5
I had a good stay at this hotel. However, the bathroom was extremely small for the size of the room and I did not like that the sink was not in the bathroom. I enjoyed breakfast daily and the staff were very friendly.
- 4/5
Room was great. There was no safe in the room which was very disappointing.
- 5/5
Great location
- 5/5
Clean, cold, walking distance, great staff

- 5/5
First time staying at SpringHills Suite Dallas Downtown for a good week. Staff is very helpful and friendly. Definitely coming back here at my next stay.
- 5/5
Good
- 3/5
There was only one person working the valet parking… sat in the road for 15 minutes waiting to pull into the drive… finally went and parked
- 3/5
It is an old hotel and you can hear outside noise from traffic and rooms were outdated I would not recommend staying here

We had a great stay. The beds and pillows were super comfortable, and the room was great. The only thing I wish was different was that the living area had more than one lamp for light. The whole room was pretty dark.
- 4/5
I was rather surprised when i pulled up my account the next morning after we had checked in to discover that $150 had been pulled out of my account for incidentals. We were not warned or anything that this would happen or i would have used a card i didnt plan on using. Most places just hold the card on file not actually go ahead and pull money off of it.
- 5/5
Very comfortable and clean room, would definitely here again.
- 5/5
Great property. Neighbor a bit sketchy, however would stay again.
- 5/5
Perfect spot
- 5/5
Super spacious room and very clean! and the TV is upgraded so it works with Youtube and Netflix!
- 4/5
One of there staff members who worked there last night the I don’t know her name was very rude from prior day . Sarcastic towards me when I reported how the girls who were there for a basket ball game were loud n noisy
- 4/5
Ok
- 5/5
The location is great for access to things in downtown Dallas. No complaints about property, staff, or location. The continental breakfast was typical.
- 5/5
Room is spacious. Property is in the heart of Dallas and convenient to everything.
- 5/5
Everything was perfect
- 4/5
Nice place when you have event downtown or at American Airlines Center. Clean, safe, convenient!
- 5/5
Everything was great. There was near by entertainment, food, parking... Perfect to keep a family busy all day without having to drive.
- 5/5
Great stay
- 4/5
Very convenient location. Lots to do within a walkable distance. Staff was very friendly.
- 5/5
It was great hotel. Only thing missing is a pool
- 5/5
Great place to stay! Clean, nice, convenient to the area and parking across the street was super easy!
- 3/5
The room was a little dirty and the breakfast was underwhelming (bad coffee), but the staff was very polite and the room was spacious.
- 5/5
Pleasant staff, comfortable bed
- 4/5
Overall, the stay was very good. The room was clean, but I did find some broken glass pieces on the floor. It was located right in front of the elevator, so it was easy to hear people passing by.
- 5/5
This was a great location for the concert we attended at the American Airlines Arena. The rooms were clean and well appointed. The staff was great.
- 5/5
I had an early flight and luckily they had rooms prepared for an early check in! Staff here were all super lovely and friendly and the cleaning staff do an immaculate job! About a 10min walk from American Airlines Center!
- 4/5
I stayed here for a conference in Dallas. It was a nice walking distance to the convention center and some food places. It was under some construction when I was there, but it wasn’t too bad.
- 5/5
Customer service was excellent
- 5/5
In town for a class and I preferred to stay close to the class location. This hotel was 3 blocks from my class and had easy off site parking directly across the street. There is valet parking but I never know if my truck will fit so I opted to park across the street. The room was very nice and I was very impressed with the comfort of the bed. Complimentary breakfast is a nice touch but will say that the options they have are limited compared to other hotels offering breakfast. Still had good food but limited choices. The hotel was quiet and I had no problems with exterior noise and even had a nice view of the city skyline. If I find myself needing a place to stay in the part of Dallas I will definitely book with them again.
- 5/5
Nice place. Good room and cheap
- 4/5
The front desk person was nice, however she messed up a few people reservations, they were already paid for and we had to repay again because she couldn’t or didn’t know how to pull up the reservation correctly.
- 3/5
The buffet breakfast was terrible and definitely would need to get food elsewhere. We got approached by homeless people as soon as we went outside.
- 4/5
It is so well located for downtown attractions - bang opposite the Dallas world aquarium, we even walked to the Perot museum in 6 minutes both are not just for kids but very enjoyable for adults as well. The room was big, spacious but very dimly lit that was a problem for me there just wasnt enough light which turns me off. Overall staff was friendly and accomodating, breakfast was good / comparable to other properties. It was clean. Parking was tight wven to get to the hotel valet, and the parking otherwise is either across the road on a public lot (shared with aquarium) or in a garage that was better priced but didnt seem as safe.
- 5/5
I liked that it was downtown and you could easily walk to the aquarium or Perot Museum. I also liked how large the room was.
- 4/5
Lack of lights in room. Need luggage racks or a low dresser with drawers. We stayed 5 nights in a suite and needed to live out of the suitcase.
- 5/5
Great stay and great location. We came in for a WNBA game and we didn't have any issues with the location. The staff was great and very friendly.
- 5/5
Walkable to sixth floor museum...cheaper parking across road a one street free
- 5/5
The property was very clean. Staff was kind. Parking was simple but not free. Breakfast was underwhelming.
- 5/5
Very clean
- 5/5
Great stay
- 5/5
Had a great stay, the front desk manager was amiable.
- 5/5
Very close to house of Blues. Very convenient
- 5/5
Great stay, great service!
- 5/5
Good
- 4/5
love the location.

- The manager will send you an email prior to your stay. Read it. Good info on parking, checking in, etc. Much appreciated! - Good location for accessing the freeway, stuff to do downtown, arts district, shopping, etc. - Complimentary hot breakfast was on point daily and the staff taking care of breakfast was kind and kept everything clean. (bring cash to leave a tip!) *Waffles on the weekends amd the coffee is not great, fyi. - The gym is big and has almost everything you need - peleton bike, weights, treadmills, etc. Towls are provided. - Cute outdoor area to hangout for quiet, read, eat breakfast. - Elevators are quick to pick up. - Front desk staff was welcoming. Neutral: - Housekeeping is Tue, Thu, Sat i think so ask front desk if you need more than that. - Public parking is right across the street and $17/day. Safe. - Valet parking available for $34/day or around there - No pool on property if that matters Cons: - No safe in our room - bathroom door was loose so was difficult to close (we let them know when checking out) Extra - We rented an EV and had a hard time finding a charger. Dont use Blink!! they pre charge you and you dont get refund for unused credit. There's a Whole Foods near Arts District that was easy to use while we walked around✨️ Enjoy your stay!
- 5/5
The staff was great. The rooms were nice and clean. Beds were very comfortable. Totally satisfied with our stay!
- 4/5
Overall it was close to all our family events, very convenient. Very clean, breakfast was good, no issues during our stay. I recommend.
- 5/5
Great location and very satisfied other than no pool.
- 3/5
No pool despite advertising one. Air conditioner unit has limited control options and resets during day even when in room. No tv remote in room and replacement didn't work.
- 5/5
clean, comfortable, convient location, close to rail, attractions, and restaurants.
- 4/5
Great place to stay but downtown Dallas has a serious problem with homeless people and some of them are pretty aggressive in their panhandling. We decided to skip renting a car and just walk back and forth the eight blocks to the convention center and a couple of times we had to step around homeless people sleeping on the sidewalk and we got chased by one woman and had to make a run for the hotel.
- 3/5
They charge $40 for valet in a parking garage that isn’t even attached to the hotel. Valet did not lock our car and someone went through our vehicle. We had to leave early to catch a flight and valet said they were 24 hours. We requested our car at before 4:30 am and no one was there to retrieve our car. There was also no hotel staff at the front desk. We had to wait almost half an hour until hotel staff returned to the front to get us our keys.
- 4/5
Our stay was decent. Shower barely cleaned other than that our stay was decent
- 4/5
Front desk staff was friendly. Especially the guy working overnight. He gave great recommendations.
- 5/5
Everyone was excellent
- 5/5
Great staff great location
- 5/5
It was a nice vibe i enjoyed the city view and the breakfast was great 10/10 would recommend
- 1/5
The entire four days staying, no staff come to do the cleaning.
- 5/5
Amazing experience! Except for parking, had to park across the street and pay $17/day, such was cheaper than parking in garage on the property, which was $42/day.
- 5/5
Paying for parking was sinister, but, overall a swanky joint
- 5/5
Would highly recommend staying here, nice area, close to museum and aquarium and places to eat.
- 5/5
Room was fairly clean and the staff was really nice. The bed was hard, but had nice soft pillows. The breakfast had a decent selection and the food was good.
- 5/5
this location was perfect as it was close to Deep Ellum which is where we did out food outing loved that it was so spacious appreciated the fridge and microwave that was a plus.
- 5/5
Friendly staff and well stocked breakfast bar with lots of choices
- 4/5
Good property, pretty much came as advertised.
- 5/5
Really had good staff !
- 5/5
Its ok
- 4/5
Great staff!
- 3/5
I booked this hotel to be close to the arena and it was only a 15 minute walk for me. I was bery underwhelmed by the quality of the room for the price but the location can't be beat.
- 5/5
Was a nice place to stay, but I wasn’t a fan of the breakfast, like most other reviews said. No bacon. Didn’t refill things when empty. Stale bread options. Would stay again, though, just wouldn’t bother with the breakfast.
- 1/5
I was not given the room that I had paid extra for. No alternative accommodation was given. The front desk clerk was not helpful at all.
- 5/5
Friendly staff, the room was
- 5/5
Amazing property. Good location. Powerful breakfast. Helpful staff!
- 1/5
I paid for a corner room, which is extra. I got a regular room with no refund. Hotels.com agent told me the room amenities was why there’s a difference in price. I’m never using Hotels.com again.
- 5/5
Allow us to check in earlier. We walk to almost every place we wanted to visit.
- 5/5
Very comfy beds, large room. Central location.
- 5/5
The area was busy but for one night stay, I find the place was in a good location. Staff was great.
- 5/5
I had an excellent time checking in was simple we also had to get an extra room at the last minute because more people came than originally planned. They were very helpful in making sure we were all accommodated I would definitely recommend staying here especially if you are see a show at the House of Blues its a five minute walk from your room.
- 5/5
Friendly staff
- 5/5
Comfortable room.

This hotel is within walking distance of a lot of restaurants and other interesting spots, however, it rained while we were there. The website clearly states on-site shuttle for $0 under "Transportation" but we were told they hadn't had a shuttle in years. The valet was supposed to be available as of 6 AM every morning, but twice we tried to get our car just before 7 and were told there was no valet on site. The 2nd time we walked ourselves, in the rain, to get our car from the parking garage. We're supposed to have the valet comped for the entire stay, I haven't confirmed with my credit card company yet that the charge is gone. All staff were polite and apologetic but we were very inconvenienced and had to pay for parking at the convention center every day as well as at the stadium for the hockey game, though we had expected a shuttle to be available.
