No staff on property, but check in and check out was flawless. There are limited parking spots available on site. Cab or ride share is about $30 one way to get to downtown Buffalo (Key Bank Centre). The property is very clean. I would stay here again.

Touch up painting needed to be done on a wall in the room we booked

The Edward is a hidden gem in the Elmwood area of Buffalo. The room was large and spacious. It had nice amenities as well, including an area off the lobby for people to gather. Check in was super easy and the staff checked in every day with us to make sure we had everything we needed. There are only 6 parking spots on site, but on street parking was available. Very lovely - would definitely stay there again!

A unique and lovely renovated small hotel. Beautiful, large rooms with a fireplace, roll-top bathtub and large shower. Close to grocery and restaurants. Very helpful staff.

There isnt anyone working at the front desk, seems to be no staff on site but they are accessible by phone/text. Only 6 parking spots for all of the hotel. We had to park on the street since its first come first serve

The not-so-good: Our room was on the 1st floor, so very close to the common area. The walls are thin, so if people are out there, you hear them. No big deal during the day, but we had people out there from 10 pm until midnight, and they were very loud. That in and of itself isn't the property's fault, but it is a reality if your room is close to that area. The more concerning part, however, is with noise upstairs. This is an old building with wood floors, so every footstep made upstairs is very loud downstairs. The first night, the people above us were apparently doing a cattle drive from midnight until 3 am, and again starting at 6 am. The second night was better, but still, you just hear every footstep and movement. So... we would absolutely stay here again if we were able to get a 2nd floor room. And unless you are one of those people who can sleep through a hurricane, you may want to consider the same.

It was a decent location, in a nice neighborhood. Building isn't much to look at from the outside but quite nice on the inside. Appears lots of thought, care and artistic talent has gone into creating this space. It was clean and comfortable feeling. The unfortunate parts are despite this our stay could have been better, due to a few key issues all related to sleeping. One issue was that the door had sizable gaps to the bright hallway, letting a ton of light into the room. And there were no curtains present, just some mini blinds over the windows so it was quite bright in the room beginning at about 5am. Further, it was a cold night and was a bit cold with the beds under the windows. The heater seemed to shoot heat over top the beds, and the small blankets weren't quite enough. There was no comforter on the beds, although there was an extra small blanket in the closet we discovered after being cold for part of the night. All in all it seems like some more thought put into practical aspects would be appreciated rather than style to make this an excellent stay.

The room was perfect! The Edward is a great gem! Ease of check in and out were top notch, especially for a late check in. The building was secure, quiet and cozy. We would definitely stay again when in the Buffalo area!

Very cool, unique hotel! It is an old home that has been converted into a hotel. There isn't a 'check-in' desk or on-site staff, but they were easy to reach by text. My room was spacious and very comfortable. I really enjoyed the fireplace and sitting area. I would definitely stay here again.
