Reviews
The hotel reviews are mixed, with guests praising the friendly and helpful staff, cleanliness, and convenient location. However, there are several complaints about the outdated facilities, lack of hot water, and noise from trains and highways. Some guests also mention issues with parking fees and breakfast quality.

The hotel was very clean! The indoor pool was nice too. My only complaint is the small tv in the room. But otherwise this is a great hotel to stay. Especially if you're visiting TCU. It's like 4 minutes away.

We stayed there one night to go to the hospital the next morning. The rooms were very clean. The lobby was clean was able to get breakfast in the morning and it was. It was good. I will go back and stay again. The pricing was wonderful. I would recommend it to family or friends.

Quiet location. Our sink was clogged. But minor issue.
- 3/5
Room was clean and free full breakfast available each day. There were problems with AC unit not coming on regularly and running loudly. Toilet running and not shutting off right away. Not enough coffee cups and items in room. Loud music playing from a nearby restaurant patio.
- 1/5
Música externa en bar a la par , extremadamente alta, no permite dormir hasta que termina alrededor de las 11:00 pm. No había Wifi, ni información sobre cuándo solucionarían el problema. La vía del tren también pasa a la par del hotel.
- 3/5
Housekeeping did not come once in a 4 night stay. Toilet didn’t work properly. Ran out of coffee at breakfast and didn’t refill. Room was noisy - refrigerator and a/c made random noises throughout the night.
- 3.5/5
I loved the location as it was near everything my family was wanting to see and do with a busy baseball weekend. The food lacked flavor and brown bananas were placed out for fresh fruit. The room was very warm when walking in with a mini refrigerator that did not keep our food cold.
- 4/5
It was a very convenient location. Restaurants literally next door, a beautiful walking area close by and so close to the zoo and botanical gardens! Staff were super friendly, breakfast was yummy,

Room was ok bathroom in poor shape especially bathtub

The water was nice a hot. The guest check-in and check-out process was easy. Breakfast was better than expected. The bed was very uncomfortable and no back support. We could hear every footstep of the guests above us, sounded like a heard of elephants walking across the floor. The shower was not easy to turn on. The room seemed musty. The train was VERY loud when it went down the tracks.

The deciding factor to book this hotel was based on the listing stating it had a hot tub. Wife wanted a hot soak. Upon arrival I asked where the hot tub was and was told they do not in fact have a hot tub. Disappointed
- 1/5
The hotel smells like a swimming pool. The floors are actually uneven and weird to walk on and there is nasty carpet everywhere. The elevator did not work. We left within 30 minutes even though we had paid for two nights. Then I got a charge for $40 for incidentals. We weren't even there.

Flight was cancelled, never made it to Fort Worth. Wouldn’t let me cancel my stay because it was day of check in. Customer Service at hotel stated I could only cancel if I book direct. Reservations made thru hotels.com were not eligible even with extenuating circumstances outside of my control.

Body wash was completely empty. No extra blankets in room but staff was able to get us one. Receptionist was extremely nice. Floor was uneven and sloped pretty bad in front of bathroom in hallway. This hotel appears to be pretty old with some recent updates. The little area down by “check in” snacks/drinks was very limited with no healthy options. The hotel was very close to Will Rogers coliseum which was extremely nice. Parking was easy and well lit. We didn’t get to use indoor swimming pool but it was very nice

Purchased room at this hotel and paid more than rates of other local hotels due to being part of the Marriot brand. That was a mistake. The hotel is run down and ready for a makeover. I have stayed in many lower level hotels that were in better shape than this hotel. Not satisfied with this hotel at all

I love breakfast. Everything was clean, organized and refill immediately after each food is empty. The lady giving the breakfast service was so nice and amazing service. Loved it. Also, the lady at the reception looked bloody, light eyes was so nice too. She is always smile to me and my daughter and helped us every time I request a favor. Thank you so much for everything

The place was clean and fairly average by all measures. The elevator needs to be serviced. As one international guest who rode it with us put it, “It’s the dickiest lift”. Jerks and starts, demotivating sounds.
- 3/5
Location of this hotel was everything. Perfect for the zoo, botanical gardens, six flags and stock yards. But this was probably one of the worst stays at a hotel for us. They were doing construction behind the hotel so it's so loud. Then they had to shut off the water 10pm-5am! The rooms are so thin so you hear everything! Loud neighbors upstairs kept us up. The beds were absolutely awful! Literally sleeping on springs. The mattress in room 302 need to be thrown in the trash!! Breakfast was good. There is also cool place in the same parking lot with outdoor TV screen. Food was great from there! Overall, not sure I would stay here again.

Easy to get to TCU Broken window and strange smell from the air unit. The Breakfast-same daily choices and very few. On Monday morning breakfast 6-9, we ate at 8:15. No waffle batter, 2 sausage, small amount of eggs, no milk and no oatmeal. There were many people wanting to eat. Every day no fruit, no yogurt, no pastries. It was a disappointment.

The location was perfect for our trip to attend a concert at DICKIES stadium. The room was clean and the staff was very nice. We had to leave/check out before breakfast was officially served, and the ladies made sure we had hot coffee and a banana to go. They did not have to do that, but the hospitality was appreciated.
- 3/5
The room was pretty small and smelled kind of funny. Overall it wasn’t horrible but could definitely use some upgrades and friendly housekeepers. The front staff was very kind and accommodating and I think the breakfast was nice.
- 4/5
Very good
- 4/5
While there was some noise due to nearby apartment construction and ongoing hotel maintenance during our stay, the staff was excellent. The breakfast was decent, though I’d recommend getting there early—items and coffee tend to run out quickly. Fortunately, there is a pancake house just a short walk from the property if you miss out. Overall, a great spot for a getaway!

Overall the stay went well. The biggest downfall to us was that it was very loud around the hotel. People doing karaoke at a near by restaurant and it made it really hard for us to sleep. Breakfast here was good and the staff were nice.

Not fair to nitpick all the little problems. Overall it's a nice place to stay and it was clean. The air conditioner was super cold. Had to wait over 2 hours for the room to be ready.

The 2nd floor we stayed in was loud. People in the hallways especially. The people upstairs must’ve also been having a rave. Their walking was so heavy and a major frustration for us trying to sleep. We also tried several milks at breakfast all which were in date, but completely soured. One plus is the pool was very clean.

An indoor hot tub was advertised. I booked this specific hotel for that reason. No hot tub, they haven't had one for years. The clerk that checked me in that the pool was heated, so I said okay I can deal with that. The pool is not heated. The room the pool is in is heated. Had I known there wasn't a hot tub I would have booked somewhere else

This facility seems a bit worn in some areas. There were no bedside lamps in my room, and when I called the front desk I was told there shouldn't t be any! The next day the hardware on my room door broke from the inside, and I was trapped in my room for about an hour while the maintenance guy worked some magic. I was moved to a new room, and lo-and-behold there was a lamp on each nightstand. On the positive side, the hotel comped the room, and the breakfast is really good! Marriott needs to send this place some TLC.

Tonetta is a traveling manager: she greeted me during breakfast my first morning. We had a discussion about North Carolina, where she is from. The following morning she again greeted me at breakfast and recalled our conversation from the previous day. She is an asset to your management staff with skills in customer engagement!

I stayed here a year ago, and it was fine. This time, our room was VERY dark. We had a lamp on the nightstand with only one working bulb. That was the only lamp in the room - no desk lamp, no floor lamp. Also, the shower had hairs that were not mine in it, and the bathroom floor was sticky. There was no full length mirror in the room.

I have stayed here many times and this past trip was the worse. Staff used to be very friendly, this time I experienced snappy and not helpful. The stairwell had a damaged curtain rod and old damaged curtains laying in the stairwell from Thursday 8/7 through 8/10. At one stage the rod even was on the stairs which could have caused someone to trip. I found the hotel more rundown this trip. Like I mentioned I have had very good experiences prior to this one. Sorry I cant be more upbeat.

I like that its so close to the Dickies arena! Delicious breakfast included.

The staff is extremely friendly and welcoming. The only issue we encountered was that they now charge $5 per night for parking. It was free a month ago. Expedia still shows it as free, but the hotel website indicates the charge. Would have been nice to know this ahead of time. Otherwise, the hotel was fine

Good service & great BREAKFAST! Beds were comfortable. Priced well, but the building is showing some wear. They’ve made some improvements but the bathtub & shower fixture needs replacing. The carpet was CLEAN & bedding looked and smells CLEAN! Overall, it was a good stay but just an older Fairfield inn vs what I’ve stayed in recently

It was short stop for medical reasons

Easy check in. Front desk were very professional and rooms are very comfortable.

Close to university village, TCU. Walkable to Canes. Short drive to FW Stockyards. There was an indoor pool, small gym. Aside from the old carpet smell, room was OK; bed was comfortable. Liked the free parking, free breakfast, and good location to what we needed.

Horace was the MVP this weekend while we stayed. He was very good at treating us, made sure we needed anything at anytime. This guy was incredible and when I was about to drive back home he helped me with my bags. Horace you are the man. 421 out.

The hotel staff was very personable and friendly. The hotel was very clean. Of 2 Queen beds in room 300, one was a bit on the lumpy side, but the other one was very comfortable.

Very friendly staff and a really clean and great looking place to stay.

Location was near event and easy to get there. Quiet and breakfast was good.

We stayed for an extended stay for 12 days! The staff was amazing and got to know us while we were there. They always made sure to ask if we needed anything during our stay and made my child very comfortable. I highly recommend them for future stays especially with family.

Unfortunately, our experience did not meet expectations. The general cleanliness and maintenance of the hotel were below acceptable standards. Most notably, on the evening of May 2nd, upon returning to Room 320 around 7 PM, we were dismayed to find that no housekeeping services had been provided. The beds were not made, the used towels had not been replaced, and the rubbish bins had not been emptied. My husband had to personally take the damp towels down to reception in order to request clean ones. The only response given was an apology and the explanation that no housekeeping staff were available at that time. Though disappointed, we decided to make the beds ourselves and stay the night, as we had already paid for it. Later, we attempted to use the television to watch Netflix, but were unable to connect to the internet. We tried several options before calling reception. A courteous gentleman came to assist us and confirmed, unfortunately, that there was no internet access available. To summarise: no housekeeping, no internet—basic services that we expected as part of our stay were entirely unavailable.

The beds were very uncomfortable and the bathroom door couldn't lock in the room also tv wasn't connected to the internet so i couldn't stream shows
- 3/5
parking is good, breakfast is good, workout room needs more air circulation and elevator is disturbingly noisy. The price is good, and the staff is great
- 4/5
Free breakfast was pretty good. Employees were nice and helpful. Shower/water pressure was bad.
- 3/5
Front desk clerk refused to turn lights on at 6:50 in breakfast area so we could get coffee. She said not until 7am when breakfast was ready. We weren't going to eat just get coffee. She was so rude to us.

For the price I would not stay at this property. Our room had no hot water for showering. We left after one night and got a new hotel that was so much better with similar pricing.
- 4/5
Nice stay for one night, close to the zoo where we were going the next day. Nice location by restaurants
- 4/5
We booked based on indoor heated pool. They failed to mention it was closed for maintenance the entire time. Very disappointed, however the gentleman at the front counter was very friendly and helpful.

No hot water

We picked this property because of the indoor pool for 5 children to have for spring break. Upon check in we find that the pool is closed. No explanation given. Room had new carpet but the room was not updated. Staff was great
- 3/5
The location was convenient to the zoo, shopping and dinning. Price was right was for a quick fun trip to Fort Worth. Shower head was broken. Pool was out of service. Other than that it was a good stay.

We enjoy staying at Fairlfields when we travel. We were very disappointed to find out upon arrival the pool was under maintenance. Our children were very disappointed. The room was fairly clean, the bathroom needed a little work, faucet dripping, shower was dirty.
- 5/5
Close to TCU & shopping/dining. Quiet.
- 5/5
Staff at property is fantastic. Everyone is friendly and helpful. Rooms are clean and nice, and fitness center is small but worked for me. Only minor complaint is that my morning shower ran out of hot water on 2 of the 5 mornings I was there. And I was taking 5-minute showers. That being said, the good far outweighed this minor inconvenience and I would stay here again.

Breakfast was great, rooms were clean
- 5/5
The beds was amazing the pool was nice and the breakfast was awesome a good place to stay
- 4/5
Stay was good, clean rooms, very friendly staff, need to update photos (no longer have hot tub), pool area was not very clean. Breakfast was very disappointing- no food left 30 minutes after breakfast started.

Decaf coffee was cold in carafe…,

Super nice staff, clean room. All around good experience!
- 2/5
There was no hot water in the shower and the desk told me to "run the sink" in order to get the shower hot. This, clearly, did not work. Staff didn't seem very concerned about it all.

Front desk man was awesome!

Very nice hotel. Friendly service and great location.
- 4/5
It was nice and close to the place we were going to for our event. The only bad thing was that when to go take a shower there really wasn’t any hot water

The staff was friendly, very quiet and family friendly and great breakfast
- 5/5
It was a good stay.
- 4/5
Stay was good but the toilet was not working properly for my 4 day stay and the bathroom always stunk like raw sewage I spoke to the front desk but nothing was ever done about it
- 1/5
This property needs to be cleaned and updated. It was very dated, smelled like cigarettes, the room was hot and the air was not working in the room. The floors were disgusting and sticky. We actually left the property and had to get another hotel room. Also the area around the hotel was definitely not safe.
- 5/5
Good nice place for an overnight stay!
- 4/5
the pool was supposed to be heated but it was not. we were looking forward to a swim but water was too cold. That was very disappointing for everyone!!
- 3/5
The property is in a convenient location. The staff were friendly. The hotel sink was backed up and wouldn’t drain and overall the condition of the room and cleanliness was just ok. The room decor was good. The cost was cheaper than others in the area which is why I choose it. It served my purpose of a safe place to sleep for the night. If I had stayed longer I would have appreciated how close it was to restaurants and shopping.

Super comfortable and cozy!

My Grandaughter and great gran were already staying and when the lady registering me found out she got a room for us next to Grands. So very friendly and went out of her way to accomodate us all. Joking and reallt pleasant stay. Enjoyed walking trails and river an Forest Park Train goes right behind motel. This is a wonderful place to stay. Excellant free breakfast many items to choose from LOV THIS STAY!!!!

My biggest complaint is the frequent unavailability of the receptionist at the front desk. When I went there to ask for help, there was often nobody there. I was supposed to get room cleaning after my 4th night, but the cleaners neglected to do so. That was quite inconvenient. There were some brown stains around the bath tub's drain. The receptionist explained that this was due to the old age of the building. The breakfast was delicious with many options, and there were slight variations between my 6 days there. The staff was friendly and helpful when available.
- 3/5
The carpet was older and we had to change rooms due to (1) foul order in bathroom caused by (2) towels and washrags stuffed down in toilet, which had no water in it. Could not use that bathroom faci ity. Lady on staff handled it well and immediately switched our room.
- 5/5
Close to everything. Staff is super friendly. Breakfast was delicious.

Got to the hotel and I had reserved a King bed suite with a pull out sofa. Told those were sold out. I had paid in advance for this type of room. Instead, we were put into a 2 queen. One of the beds in this room was broken and sagged. Got another room. When you pay in advance for a room, you expect that room.

Quick stay!

Hotel is clean and in good shape; location is very convenient. Indoor pool, but hot tub has been removed. Elevator is very slow. Breakfast area is clean and staff nice, but food is prison grade. Coffee/tea in lobby is good; there is a coffee maker in the room, as well.
