Reviews
The hotel reviews are mixed, with guests praising the location, cleanliness, and staff friendliness, but also expressing dissatisfaction with room cleanliness, lack of amenities, and poor service. Some guests had issues with parking, noise, and maintenance.

This property has gone downhill significantly in the last few years. I wouldn’t return since there are nicer options within that price range.
- 2/5
I don't know the history of this hotel, but it definitely presents as a renovated old hotel. Dirty throughout the hallways and in our room. Room was moldy smelling and if I had been staying any more than one night I would have asked for a refund and went to a different hotel. The location is great which is why I booked. Just not a great place for allergy sufferers.

Love Hotel Ballast on the riverfront. Its Close to Live Oak pavilion, restaurants, and shopping. The property is well maintained and staff is super friendly. Great stay.
- 2/5
It just needs to be refurbished and amenities brought back No service, amenities
- 1/5
my room did NOT have air conditioning and the maintenance staff was unable to fix that, when i asked for another room i was told there no rooms available. The staff did not try to assist me in finding another hotel in Wilmington that was part of the Hilton Tapestry or any other accommodations. My weekend vacation, which included concert tx and dinner reservations; ended before it even got started as i was unable to find a place to stay . The Hotel Manager (Ronnie Salameh) was rude and acted as if he was the one that was inconvenienced....i used to stay here all the time....but something must have changed this year....i will NEVER book at the Ballast again.
- 5/5
Notba bad stay over all! The view of the river was amazing rooms are older but clean! We'd go back.
- 4/5
The pool was nice and the location was central to the downtown area.
- 3/5
Great location and views Carpets were not clean. Service was just ok. Crowded dated lobby.
- 3.5/5
Location No refrigerator in the room

Bed needs replacing, vanity light didn’t work, window on the exterior was filthy-it’s a wonderful location however.

Filthy and bug infested.
- 5/5
The only place I will stay in Wilmington. Perfect location. Perfect amenities. And the staff is extremely helpful and kind.
- 5/5
We were able to check in early which was so nice with a mid day wedding to attend...Rooms were nice and clean...Updated bathrooms...Delicious breakfast before departure. Great location for walking to food or drinks...Nice on premises parking.
- 5/5
I liked that there was a nice restaurant right at the hotel, the pool was clean and nice and I loved the river walk right there by the hotel.
- 5/5
Very satisfied with our stay. The room was very clean and the staff helpful and friendly. Absolutely would stay there again.
- 1/5
The building is older and seems to hold an odor through out the rooms. Upon entering the hotel room, there was a heavy odor that begin to give me a headache. The vents were not clean. The room was dusty, damp room smell, didn't feel sanitary safe in there, had to look for another hotel same night.

I love this place i will be back in 2 weeks
- 4/5
The location is fantastic. On the river with a fantastic view of the Battleship North Carolina. Walking distance to shops, attractions and restaurants. The room was clean but I never had my room cleaned although I left most days and didn't come back until the end of the day. That was annoying. I had breakfast included and it was hit or miss. I ordered avocado toast and got untoasted bread with a brown avocado spread and undercooked eggs. I had an omelet that was oily. But some of the food was good. Staff was helpful and tried to address the issues. They were very professional.

No soap in bathroom Couldn’t regulate room temp Bedside lamp wasn’t working L
- 3/5
Staff were nice and location is perfect for walking to lots of things. However, the hotel is old and I paid a lot for a room with blinds that didn’t go up (so couldn’t see the view) and lots of marks on walls and dust on vents etc. It was clean, but felt a little old and slightly dated for the money I was paying.
- 0.5/5
It was convenient to downtown activities. There were no refrigerators or microwaves in the rooms. Check in and room cleaning procedures were horrible.

- 5/5
Rooms were rooms. Suite was nice since it had a fridge. Wish the regular rooms did, but easy to get to local places. Lovely stay!
- 2/5
Property needs a refresh. Bathrooms need help. Sinks don’t drain and faucets are too low to be functional. Toilets only flush if you hold it down for a minute. People talking in neighboring room sound like they are in our room. Noise that sounds like running water or flushing toilets echo all night through the HVAC vents.
- 4/5
We had a problem with the door lock battery died and maintenance immediately came up to fix it. It was just a little irritation that key wouldn’t work. Also, fyi, the ceiling in the bathroom was peeling off.
- 3/5
The property is in a great location. It needs to be updated. Several of the bathrooms were out of order. I feel for the price the rooms should have been nicer and more updated. Also, you have to pay for parking.
- 3/5
This hotel is run down. It seems as thought it may have used to be good. There was stains on the ceiling. The toilet paper holder was held on by a thread. The food was good for lunch. The pool was not very clean and not kept up. There was scum in the side of the pool and it was not vacuumed. When you exit the pool there was debris on your actual body. The workers were great and the beds were comfortable. This place needs an overhaul.
- 3/5
Staff was great and helpful. Overall the place seems dated and not what you would expect for the price. Small bathroom with loose fixtures. No refrigerator in room. It’s just OK. $26/day to self park is a rip off
- 5/5
wonderful stay. very comfy bed!! new favorite hotel in wilmington.
- 4/5
The toilets are extremely low to the ground. The seat was only halfway up my calve and I’m 5’3”. Hard to get on and off of. The spigot in the bathroom was just a few inches above the sink and you could barely get your hands under it. I talked to several other guests who had the same 2 complaints. I guess we should have checked but we expected a small refrigerator and microwave in the room; there was neither and we had items we needed to keep cold. Other than these items it was a great place.
- 2/5
However the inside of the hotel such be excellent in appearance when it comes to cleanliness, considering the pricing of the stay there. The room #245 where I stayed was not clean upon my arrival. The carpet in the hallways had stains on them, elevator flooring was not mopped, ice machine on the 4th floor did not work, had to go to the 3rd floor for ice, breakfast area off of the main lobby downstairs floors were dusty and not well kept to sit there and eat breakfast. Glass around breakfast tables were dirty with fingerprints, also in the main lobby glass dirty, and guest room, exiting the elevator in the hallways glass were dirty. I feel when you have an elegant property location, it should look and be maintained to support the pricing you charge your guest staying there.
- 4/5
View from the hotel room was AMAZING. Hotel grounds are well maintained. With that being said. The rooms are not clean at all, seems like nobody wiped down the surfaces in WEEKS. Dust was on everything, floors were not swept and the bed was NOT made properly. But other than that, the location was amazing and gives me a good idea of why the hotel stays so busy.
- 1/5
I reserved the historic city view option , and what I actually got was a view of the roof, the a/c units and maybe the view of the roof of ONE of the historic buildings. The staff was amazing, however for the price that we paid we should have gotten a discount since we didn’t get the view that we paid for. If you select a historic view option, make sure you are not in rooms 312, 310, or 308.
- 5/5
Gym isn't large, but quite adequate. Only thing I missed was having a minifridge.
- 3/5
Ac system was a little outdated and had to fidget around with it to get the temperature to change the phone in the room didn't work
- 5/5
Centrally located, rooms were nice, staff was nice
- 5/5
Friendly staff. Beautiful view
- 5/5
Great staff very helpful. Great bartender in the bar and grill. Held my package for me that was overnighted and retrieved it immediately. My only issue was air conditioning not working as well as it could have.
- 2.5/5
Location, valet parking, restaurant at the hotel Room was not the cleanest the sheets had small hairs on them under the comforter. The shower and sink had hair everywhere as if it had not been cleaned, and it was not just single strands here and there. The thermostat was set on 72 and could not be adjusted in the room.

Everything was great in the beginning all the staff were very friendly and helpful until our last night. WE had been there to attend our goddaughter's wedding. After the event we went back to our room, changed into our PJ's and decided to go sit outside by the waterfront. Well, we left our key in the room, Shame on us! We went to the front desk & the gentleman there, Carl, was so rude it ruined our whole night. We told him what happened as we stood there in our PJ's & he said he needed ID. We said everything is in our room. I pulled up my email with my hotel reservation, pulled up my bank app showing my $100 deposit they took upon check in, my husband went out to the truck and got our parking pass and showed him that. All he said were not helpful, he said people throw their parking passes on the ground. At this point we were very upset! My husband said "have you ever walked out of your house or room and forgotten something?" He said No! Really?? Then you must be perfect! I asked him to have the cleaning woman walk upstairs with us, we can show her whatever she needs to see once we get into our room. That wasn't good enough either. Meanwhile, he kept asking us to step aside while he checked in three more couples. HE FINALLY gave us a duplicate key, as he told us, he will do it just this one time! When we got back to the room, we were both filled with so much anxiety I was waiting for someone to come knock on the door and make sure we were really who we said we were. Unreal!!
- 2/5
Hotel is old and the shower leaked from the pocket light and then into the main room. Maintenance was frustrated and we were moved to a new room with two double beds. The shower handle fell off in this room. The place needs a huge makeover
- 4/5
The historic district is lively with lots of fun options. The Riverwalk is a real gem

The onsite restaurants were convenient and the food was tasty. The location along the water made for a perfect morning stroll.
- 4/5
Excellent location!! The property is a bit dated, but overall a good stay.
- 5/5
I would certainly return for another visit to Wilmington!
- 4/5
The room was nice and clean. Everyone was nice. The hotel could use some updating though. The bathroom door and walls were peeling and room for breakfast was really small. We couldn’t even eat in there when it was crowded. But the rooms were decent.
- 3/5
There was no breakfast offered. Ice machines were broken on each floor. Beware there are NO refrigerators in the rooms. Hair dryers are extremely weak. WOULD NOT STAY THERE SGSIN FIR THE PRICE A FOR WHAT IS OFFERED!
- 5/5
Our toilet was overflowing when we checked in but the staff was quick to fix it. The hotel grounds were beautiful and was in a perfect location!!! It was raining while we were there but the outdoor areas were still neat and would be even better if the weather had been nicer.
- 4/5
We stayed 3 nights and no one ever came to clean or room. Make sure you ask when checking in
- 2/5
Ac was great untill you were asleep at 3 am.could have been better seemed botherd by you when talking to them. The bathroom sink it was more decoration than usable. The toilet you might as well been sitting on the floor. And what hotel for $400 a night does not have a mini fridge I can stay at a red roof inn for $50 a night and have a mini fridge. And don't even get started on the microwave. Oh, I was also there for 3 days and never seen housekeeping had to ask for Toler, tissue then we've seen them an hour before it's time for us to check out. And was trying to clean the room.
- 5/5
Great location!
- 3/5
The Hotel facility was not up to the premium Hilton standard for that price...
- 5/5
We truly enjoyed our stay and will be back again in September.
- 5/5
Our room was clean and spacious. We got upgraded to a suite when we checked in, which was really a nice surprise. It had a full living room, as well as a nice size bedroom. We will definitely stay there again in the future.
- 2/5
We were very disappointed in our room (937) for what we paid for the room. Our tv kept turning off took forever for it to come back on. The room was not clean at all, the mirror in bathroom , the bathtub, the floors. The toilet seat was loose when sitting on it , felt like it was rocking.
- 5/5
This was our 2nd visit here and will be returning often. Thank you Preston for a job well done. 👍
- 3/5
Ask for bathroom to be cleaned no one ever came
- 4/5
Good!
- 1/5
When we first arrived we were told our reservation was cancelled by Hilton as a scam! It was such an embarrassment as several guests were standing around. Mind you we had already paid for the room in advance weeks prior. We live over 2 hours away!
- 5/5
Great stay in Wilmington. This hotel is on the water with a very nice waterfront pool. Clean and updated. Friendly staff. Perfect location for The River Walk and to eat and drink on Front Street.
- 5/5
The location and property was excellent.
- 2/5
The air conditioning was not working g and instead of apologizing the staff was rude and took like ages to move us to a different room . Even the room was not cleaned in time . Like with persistent request it was cleaned at 6 pm .
- 4/5
Perfect location, hotel could use some beatification updates.
- 5/5
The staff is outstanding and a perfect downtown location! We traveled to Wilmington for our son’s promotion ceremony in the Coast Guard. Gabriel was so accommodating to allow our family an early check in. The riverside room was perfect. Beds were comfy and everything we needed minus a fridge. Couldn’t figure out the window blinds and a kind little lady from housekeeping fixed us right up! Unfortunately, we had a medical emergency that shortened our stay. Erica at the front desk was understanding and absolutely the sweetest. She answered all of my questions, was extremely helpful and gave me the warmest hug to “take care” before leaving. Hard to find kindness these days but no shortage of that spirit at the Ballast. Can’t wait to visit again, explore downtown, and hang out at the pool. The folks at the Ballast will take good care of you!

The hotel is very tired and in need of renovations. They are so booked the 4:00 checkin time is not guaranteed because the cleaning staff has so many rooms to prepare. There were a dozen people waiting in the lobby at 4:00 to get into their rooms. This new hotel group is only interested in room turnover, not updated and clean rooms.
- 5/5
Perfect location downtown Wilmington right on the sound with a boardwalk that takes you to several restaurants overlooking the sound. An walkable to other restaurants and shops.

The manger on night shift she was very apologizing and trying to make things right.
- 4/5
The staff was amazing. Accommodating friendly and polite We had what I would refer to as minor housekeeping/facilities issues. Door lock battery not working, no towels at the pool, fresh water in the lobby. I felt like maybe they were a bit understaffed but they tried to address everything promptly.

Just don’t stay here it’s not worth the money. The staff is always rude I was asked to by one of the vallet guys for money I thought that was odd considering it’s a complementary service. They don’t have room service and the ‘view’ is a waterfront look over a dirty polluted river. Also don’t stay on the 9th floor, the room I stayed in you can hear the bings from the elevator. It took me awhile to figure out what that noise was and I thought I was loosing it for a second. The entry way to the elevator sounds like a wind tunnel it’s so loud and painful to the ears.
- 5/5
Everything was perfect
- 3/5
Nice location. Hotel is due for a renovation.
- 4/5
Hotel shows signs of aging. Frayed rugs. Rust on door frames. Tired decor. Young employee at the coffee bar on early morning of March 27 was clueless about providing good customer service. Desk personnel, however, were excellent.
- 5/5
Everything was great except for housekeeping knocking on our door to see if we had checked out. I’ve never had that happen before. It was very annoying.

- 4/5
Issues with house keeping, rooms weren't cleaned daily. Ran out of tissues & toilet paper , was told someone would "be right up" and no one ever showed up. Coffee shop not open first two days of our stay. Pool was freezing!
- 5/5
There are no refrigerators or microwaves in the rooms, and they don’t accept cash for room payment. Other than that, it was a lovely stay, with a beautiful river view and great location.
- 5/5
We had to leave the hotel at 3:45 AM for a very early flight, so the shuttle was not available to us. The desk staff did help recommend a taxi service, though, which worked out well.
- 3/5
Bad water pressure. Shower smells of sulfur. No carpet in room. Ice machines out of order no refriginroom
- 4/5
Hotel is dated but a great location to everything downtown. Enjoyed my stay there! The staff is very friendly.

However, I want to say the staff we encountered throughout our visit were fantastic.
- 2/5
Pay attention to the reviews, I overlooked them because of the location and was really disappointed. First room had a broken toilet. Second room was so dirty. You have to pay for parking. No breakfast, no microwaves or fridges in the rooms. But really the worst part was it was so grimy.
- 5/5
Very comfortable, nice lobby and close parking. Love the waterfront and access to restaurants shopping.
- 3/5
The view was amazing! Staff was amazing! As soon as I called the front desk, they were able to change my room for me. First room given smelled and was very small and not cleaned very well. Key details were missed when it came to cleanliness. It had a great location and wonderful outdoor area. It could use better housekeeping and maintenence for the rooms.

Found a cockroach on its back and the lakes were still moving when we checked in to the room. Ask the staff to get us a different room. They did not have one. Going through Expedia was a third-party so I had to keep the room. Housekeeping came in took care of the cockroach. Cleaned everything up. We asked the maid to clean the floor because it looked like it wasn’t swept, it looked dirty. She took the broom, and there was quite a bit of dirt that she collected by the door. She also took care of the cockroach towards us and put spray down where she cleaned it up from. The front desk paid for our parking and gave us food vouchers for only $15 a person which they were two of us or the restaurant there at the hotel. They did also say that they were going to put reward points on my Hilton reward. I couldn’t get my room comped. Very noisy. Something on the water kept banging like they were working on the ship. Notice cracks on the wall around the window hotel needs some updating on some of those things. Will not stay there again.

It being located on the river. Paid for River View and getting city view. On the web sight it did not state that River view was first come first serve.

The restaurant in the hotel We didn’t get the room that we had booked. We were downgraded to a room with 2 double beds instead of a room with one king size like we had reserved

Room looked neglected. Bathroom toilet sounded like it was going to come off the wall, water pressure was low. The shower head was not stable in the wall and the design of the bathroom sink was horrible. There was no body wash in the hotel supplied container. I could go on but I have noticed a lack of attention to Hilton properties lately and I won’t be going back voluntarily again.

Yes, all staff were friendly but room was never comfortable, 90 degrees in room upon arrival, someone fixed it after a hour, woke up in the morning to 52 degrees, noone came so we sat in lobby until checkout. It was part of my wifes Valentines, nice place to stay after dinner on the river, nice hotel but never comfortable.

2. You could almost see thru the toilet paper. 3. Unfortunately, the same was true for the window. 4. A poor selection of tv channels. 5. Had to walk a block to find an ice machine that worked. 6. No room service. 7. You had to search to find dressing in the Caesar salad I ordered to go. 8. No ice cream on the dessert menu. 9. No refrigerator or microwave. The staff was very friendly. The only thing luxurious about this hotel were the charges.

No refrigerator in room to keep drinks and leftovers cold. No microwave. For such a high price hotel it should have been included.

The air or heat didn’t work, the smells of our floor was unbearable.
- 5/5
Staff was great. Good location and amenities.
- 4/5
Everything was great. Only issue was the credit card reader not working and we kept seeing the wallpaper coming undone. Staff was professional and kind. Facility was clean.
- 5/5
Staff was courteous, place was nice.
- 3/5
The bed had a massive sag in the center.
- 2/5
The bed was comfortable. Cleaning staff was polite. No complimentary breakfast provided for the cost of the room. No refrigerator in the room. It was odd- there were .microwave meals in the kiosk - No microwave in the room. Again no refrigerator and no simple complimentary breakfast was provided. Cheaper hotels provide these amenities. I doubt that I will return
- 2/5
The location was great. They did honor my request for an early check-in. Beds were comfortable and the air conditioning worked well. Paying for parking was a disappointment. One of our room keys did not work. Although we were there for a very short time, we ran out of toilet paper and tissues. The shower drain was clogged and left water standing while taking a shower. The safe was locked when we arrived, and we were unable to secure our valuables. Maintenance did come and open it eventually, but we did not use it.
- 2/5
Close to town Dirty hallways and email said parking was $17 a day but at check-in it was $22
- 3.5/5
Staff was super friendly. Hotel was very clean and everything worked. Food was excellent! No mini fridge. Hurd several customers also complain about no mini fridge. Key cards all of the sudden don’t work. Difference in prices from what was advertised to actual price
- 2.5/5
Fantastic location. Read all of the reviews for this hotel. All of the rooms need some serious updating, dirty lamps, moldy bathroom ceilings, and air that smells of must. The mattress folded up like a taco when I sat down on it.
- 3/5
Great location at a decent price, walking distance to most shops restaurants and bars. nice bed mattress pillows and linens, the Cape Fear river view, the bathroom layout and mirrors, but not a bar of soap to wash up with in sight. Dated structure needs updating and repair, structural cracks a plenty, surprising for the Hilton name. Drapery rod is pulling out of the wall. No soap at the sink, sticky floor, noisy room due to being near the elevator and tile floor- rude people dragging bags across tile, and slamming doors, elevator doors scratched and dirty. EVERYTHING was a charge: not even a free continental breakfast like you would get at the $69.00 motels, coffee or juice, fruit, NOTHING, Cheapest cup of coffee was $4.00. And charges for wifi, and TV! and even parking, $22.00 for self park, $27.00 for valet FOR EACH NIGHT. OMG, what a bunch of money grabbing, and even the parking on the street was high- $3.00 per hour and up to $17.00 in pay by plate lots. $$$ at every turn!!
- 2/5
View was great but other than that the hotel needs major refreshing and wifi not free….for price it shud be….i parked my own car n it was still $22…..I had a wheelchair n valets never offered to help put it in my car….sink n lobby bathroom was stopped up…no soap n dispenser which I told front desk but next day it was still not fixed….as I said I had a person n a wherlchair n I made reservation at last minute so I cudnt get a handicapped room but pics on website don’t look like any of bathrooms had a bar by toilet!! The 800 line the guy didn’t even know what day it was! However the young girl at front desk was very good!!!! So there u go….i will def go to embassy Suites next time

The room was okay, floor was a little dirty. No mini fridge and matress was very uncomfortable. Other than that is was acceptable.

None
- 4/5
It was a cool experience. However, for the price we can do better. A luxury experience should include to door room service experience. Additionally, the drains need cleaning. Lastly, house keeping should be more quiet.
- 3/5
My stay was good, however when we arrived there were used coffee pods in the coffee maker so no one checked. They brought me a new coffee maker and cups but neglected to bring more pods…. No morning coffee for me. Also it was NYE so I personally called the bar to findout what time it closed. I was told 11:00
- 3/5
So this is a 5 stars hotel but they dont provide enough bathroom supplies. Our room has no handsoap no haircap, no FRIDGE. You have to pay for the breakfast

The View
- 4/5
Overall a really nice hotel with great staff and a really good breakfast. The parking is $25 a night and the lots can get full but whenever we needed to park we were able to find a spot. The room itself was nice but there were a few little spots that needed some TLC, especially in the bathroom. But the bed was clean and comfortable and it was close to a few shops and restaurants so the location was great.
- 1/5
When I booked I noted that I wanted a room with a bathtub. It was our 20th anniversary and I wanted my wife to be able to relax in a tub. Simple request. When I arrived the manager checking us in said our room was ready. I asked if it had a tub because I specifically wanted a room with a tub. She said, I see the comment requesting a room with a tub, but no, we only have 7 rooms in the entire hotel that have a tub and none of them are available. She said I should have called to verify when I booked. Why would I call if I had no reason to assume there was an issue? They would not refund my room because I booked using Travelocity. They "upgraded" us to a river view suite. When we went to the room it was even more disappointing. It looked nothing like the pictures in the advertising. This might as well have been a walk in closet. It was so tiny the bed took up most of the space. After returning to our room I found it to be cold and noticed the thermostat was off. I switched it to heat and made sure it was set to a nice temp. Woke up in the middle of the night to find the room was only 60 degrees and the HVAC apparently doesn't work. All night the toilet is running every 10 minutes. The sink is the size of a serving platter and just as deep. I could fit four fingers between the bottom of the sink and the faucet. To flush the toilet you had to hold the handle down. The shower wouldn't drain. Overall this was the worst hotel stay I've ever had.
- 2/5
Definitely not a 5 star hotel. Cleaniness was lacking, room and bed were small, carpets needed cleaned. Friends stayed at a much nicer nearby hotel and I regretted not booking a room there.
- 4/5
Room was large, and had storage space. Bathroom was very clean.
- 4/5
Well appointed room, love the lpl floors. I think two things wash the windows, I had a river view and the windows were not clean. House keeping knocked on my door at 930Am checkout was 11. This hotel is greatly located central to everything!!
- 3/5
Hotel needs updating. Facility and rooms are tired looking
- 4/5
The entire building has a very strange odor about it. Not like a cleaner or air freshener. The coffee maker in my room was filled with water with no idea how long it had been in there I went downstairs and there was no coffee to be found until the barista came in. There should be fresh coffee available 24/7!
- 2/5
Therestat in the room did not work even after maintenance came. Ice machine was out of service and the cards to unlock the room door was difficult to unlock the door
- 4/5
Room was clean. The staff, especially Marie, were very courteous and respectful. Provided great assistance to my wife and I.
- 2/5
Front desk lady was less than friendly. Downstairs bar wasn’t stocked well. Ran out of our one roll of toilet papee

- 4/5
Location, Location, Location- The location is perfect. There were some things we didn't love about the place. Parking should be included with the price, It is not. All of the wheels on the luggage carts are flat and will not roll properly. The card to help us get into and out of the parking lot would not work properly. One of us had to get out and walk to the front several time for the valet to make the arm work. All of these things are not terrible, but they were very frustrating.
- 3/5

- 2/5
Stayed 5 nights. Parking lot lights were only lit on last night-did not feel safe. No sidewalk lighting at all along ramp to street level from lobby- also not safe, could easily stumble. Not the best communications as I requested 1st or 2nd floor when reserving room with 2 double beds. I don't use elevators (phobias should be accommodated as any disability). In reply, hotel email stated no rooms exist below 3rd floor, but that they would do their best to accommodate me, with no clarification that room type I reserved starts on 4th floor! Had I known, I would have changed room type then. At 4:15 pm check-in, was assigned to 7th floor, but they changed to 4th.- no longer vacancy on 3rd. Night manager was pleasant, though I was obviously panicky and unhappy (not rude). In my 70's I find it challenging to walk 4 flights of stairs from parking level or even 2 flights from front door. Each time, had to rely on others to carry any luggage or bags. Attended events, so stairs were even more challenging with heels. Many ice machines were not working. Parking was $22 per night, but limited- one night, had to use valet parking (at no extra cost) after driving around 2 lots to find no space. Upon checking out, was overcharged for parking but corrected when brought to their attention. Ordered breakfast at hotel restaurant once, but it was inedible due to heavy salt taste- biscuits with gravy. However, grits were very good. Room was very clean, comfortable and attractive.
- 4/5
My only complaint: valet parking was closed when we arrived back at hotel @ 11:15pm. I was told "we are closed for the night". My response. I paid for valet parking so i expect someone to park my car. I felt like I inconvenienced him. However he said leave your key, and I will have someone move it.
- 5/5
Clean room and very nice atmosphere
- 2/5
This hotel had no fridge in the room and the walls were paper thin. It was noisy all night and our left overs from the restaurant were spoiled
- 4/5
The place was comfortable and they accommodated our late checkout request, which was very helpful. One of us had an event nearby that ran late, and we were able to hang out inside and outside in comfortable areas while we waited. The mattresses are lacking a bit - not the worst but not the best. The bathroom was wonderfully spacious and very clean. Thank you, Hotel Ballast!
- 5/5
This hotel was perfectly located along the riverfront and an easy walking distance to everything downtown. It was clean, staff were friendly & parking was easy. Would definitely stay here again on my next visit.
- 1/5
Air conditioner was on full blast when I checked in and the weather outside was 50°. The room, after the heater was turned on never got higher than 63°. The hotel staff was rude. Didn’t seem to care about their customers or their job. Got locked out of my room because the staff doesn’t do regular checks on door batteries, Definitely not worth the almost $600 price tag for a two night stay here, especially when a shuttle service is supposed to be included for the airport and you don’t get to use it.
- 3/5
Great location but could use some upgrades. That said, bed was comfy and shower was great. Pool loungers and access to waterfront was a plus!
- 5/5
Very clean. Friendly staff.
- 5/5
Staff was friendly, Amenities were great
- 4/5
No tissues & the last day our room didn’t get cleaned / garbages emptied
- 5/5
Great experience. Friendly staff, clean room, comfortable bed, amazing view.
- 2/5
Rooms had a mildew smell to them.
- 4/5
Clean room in a great location!
- 4/5
Definitely paying for the location. Staff was super nice and the room was clean. But why no refrigerator?
- 4/5
Large room, comfortable but a bit dated. Needs updating.
- 5/5
Clean and comfortable room, amazing river view, great food at the restaurant
- 5/5
great every time
- 4/5
No coffee maker or fridge in the room. Strange.
- 5/5
Conveniently placed!!
- 2/5
Nice view, but if the window is clean would be better experience. And this is the first time stay a 4 star hotel they don’t clean the room. Don’t fix the bed. Don’t clean the trash only change the tower, and partially the tower. Shower mat never been changed for three nights. Little speechless.
- 5/5
Perfect location nice hotel
- 4/5
Property location was fantastic right on the river and the river walk. Five minutes south to get to the front Street area with all the bars and restaurants. Room was very comfortable and the air conditioner was very quiet. Bathroom was nice except the toilet was rocking a little bit on its base and a few spots in the shower could use some fresh caulk. But other than that, it was great and I would stay there again.
- 4/5
Very noisy road. Good beds and pillows
- 4/5
Comfortable bed and nice view of the river from our room. However, there was a musty/humid smell in the room. The pool area was nice. The front desk clerk refused to help me link my reservation to my Hilton account and wasn't very helpful at check in. I took care of it myself, with a virtual agent.
- 5/5
We stayed for our wedding and we loved every minute of or stay.
- 3/5
This hotel is older, they didn’t clean our room at all or accommodate us when I requested a later checkout. We had a place to sleep and location was good.
- 3/5
Hotel location is lovely, but the hotel does not provide a good experience. If you are simply looking a place to shower and sleep, then go to the budget inn. Even they provide coffee. This hotel does not! There is what appears to be a nice coffee shop, but it closes at 11 am and it does not open again until am sometime, I think. Restaurant in the hotel is very mediocre and not that good. Staff was courteous but the check-in was always congested and not very efficient. Room was clean but not any better than the lesser options price wise. Years ago, we stayed at this location when it was simply the Hilton, and it was great. Returning again after several to celebrate an anniversary was disappointing. Based on this experience and the cost, we would not recommend this hotel. The $ 22.00 a night for parking was not necessary and really didn't provide any additional advantage for security or otherwise. We would not choose this location again.
- 5/5
outdoor seating was wonderful. beds were comfortable.

- 5/5
Good location for walking around Wilmington and touring Cape Fear. Large hotel, well maintained, very accommodating and friendly staff.
- 3/5
There was no ocean view in our supposed.Historic view was obstructed by a filthy window with film coming off all over it.And you could barely make out what was on the other side.It was disgusting. There was a large wedding and a conference going on.So I understand the staff being shorthanded ice machine on the ninth floor was not working. So you had to go down to the fourth floor not very convenient.Very disappointedThe amount of money we spent to stay here
- 2/5
Hotel was a little musty smelling in hallways and room - surprised is rated 5 star. There is no refrigerator, microwave or coffee in the room. Breakfast is not included. In hindsight I’d stay at one of the chain hotels downtown for less money and get more for the money. Great location and view - worth that for one night. But not longer.
- 5/5
Nice hotel, great view from river side, and friendly staff.
- 4/5
Property is dated and room smelt very musty. Staff was super nice.
- 5/5
Excellent staff and amenities
- 4/5
I loved the indoor and outdoor sitting area.
- 5/5
Beautiful hotel with great views, need a river room for sure or just spend your time outside by the river 👍
- 4/5
Nice stay with good service throughout the hotel. The location, on the water, is excellent with easy access to the bars & restaurants in downtown. WiFi and smart TVs were both very strong and prided great variety and access. Tge pool is really good overlooking the river.
- 4/5
Especially in bathroom. Lighting terrible. Room very clean. Would stay here again.
- 3/5
Food was adequate, not exceptional. The room and dining area was frigid.
- 4/5
Amazing water views and friendly staff. Room was comfortable but the hotel is in need of some love. A lot of room features are quite old and dirty.
- 2/5
I had a reservation for a king size bed room and they did not have it, they gave me a double bed room that was a bit dirty and one of the mattresses was way past usabble life. It sagged and sinked in different areas
- 1/5
The only reason I chose this
- 5/5
The staff was very friendly and welcoming from the moment we stepped into the hotel. They accommodate to an issue we had and took care of it right away. The hotel is beautiful, the view of the river walk was to die for. The hotel has different locations to exit and enter the building making it easier to get to the river walk and parking lot. There is not one bad thing I can say about this hotel. I’ll definitely be back to Wilmington and will sure be booking with them again. Highly recommend staying here for leisure or business.
- 1/5
I’ll never stay here again.
- 4/5
Windows were dirty which hindered an otherwise good view.
- 3/5
The hotel was in a great location and we had a lovely view of the river and the Battleship North Carolina from our room window. The staff was nice, although I was tickled when no one could direct the guest in front of me in line to the appropriate conference room (3 staff had no idea where to send her). But my rating is lower because the bathroom in our room left much to be desired. It was very small and not very clean. Visible dirty handprints on the walls and doors, stains on the towels, and layers of dust on the bathroom fan, which was easily within reach of the cleaning staff. Also, the faucet was weirdly low and you could barely wash your hands in the sink. The bathroom just gave me the ick. Plus, their parking prices are high considering there is public parking directly across the street for much less money. Overall, I would probably not stay here again.
- 4/5
My only complaint would be for the amount of money you pay to stay here, parking should be free with your stay.
- 5/5
Great location, took a quick trip over to Wrightsville Beach and checked out UNCW while we were there too. Loved the bagel joint across the street and the beautiful sunsets each night, would definitely recommend this place!
- 5/5
Boardwalk was very accessible
- 2/5
Dislike long check in lines and no coffee pot in room
- 3/5
Very noisy at check in
- 5/5
It was centrally located and the staff was extremely courteous.
- 3/5
For this to be a four star hotel I was not impressed. Hotel room floor had crumbs and dust bunnies around the bed. Carpet in hallways was dingy and smelly. Bar area felt like it was 20 degrees. We couldn’t enjoy our meal.
- 5/5
Loved our stay
- 4/5
It was a very comfortable room. Bathroom sink just isn’t practical and our shower handle plate was loose and swinging. Otherwise nice for the price. It’s right on the waterfront
- 5/5
Repeat stay due to previous experience, waterfront, and shopping
- 2/5
There was an awful smell of cigarettes I believe. The toilet made the LOUDEST sound every time it flushed. The tent on the windows was torn and unattractive. No updated USB-C outlets.
- 3/5
Could not ask for a better location. We had a 4 day getaway and staying on the water in downtown Wilmington was just perfect. The hotel is great but we noticed a lack of detail to cleaning. The hallways our floor had not been vacuumed the entirety of our stay. One day our clean towels were just all stacked on the back of the toilet. Also the pool is not heated so don’t plan on swimming in the fall.
- 3/5
Would not stay again difficulty getting someone to clean the room not cleaned for 2 days + called multiple times so towels and toilet paper which never came
- 5/5
Only complaint is the in room coffe maker was terrible.
- 4/5
We loved the main common areas in this hotel and the perfect/scenic location on the river. Lots of food options in the hotel as well as a ton of food/drink options in walking distance. Parking was super easy. I deducted one star because we felt that the rooms, especially the bathrooms are dated. Our room was extremely humid/muggy and so was the hallway, giving a slight musty smell. We had to have the air turned down a lot to combat that. But, we would definitely return!
- 5/5
No
- 5/5
Nice
- 5/5
Nice property right on the river. River view room was nice.
- 5/5
Great location and the staff was very friendly.
- 5/5
The staff did everything possible to accommodate whatever requests i made. You do have to request to have your room made up. I was able to walk everywhere . I did not eat at the Ballast nor did I have a car so I cant speak about those amenities.
- 3/5
The room was decent, but it was a bit dirty. There was hair in my bed and in the bathroom. Everything just looked old and dingy. No microwave or fridge in the room. About the only thing this hotel has got going for it is that it’s near the waterfront and downtown. They should do a better job of enhancing their space, since they’re in such a prime location.
- 3/5
Sadly, we were disappointed with this hotel. It is pricey. The location is great and the view of the river is nice. But our room was very dirty. The hotel and room looked a bit shabby. Not worth the price.
- 2/5
Not clean toilet. And no toilet paper
- 5/5
I loved that the entire staff made you feel like you were royalty
- 4/5
Definitely wasn’t as clean as I would have liked. The floor we stayed on smelled of mildew and the bathroom was dirty. The ladies checking us in were very nice and accommodating throughout our stay. It was a great area to stay, close to everything I was there for.
- 4/5
A great value for the money. Perfect spot for wandering Wilmington! (Bathroom could have been cleaner)
- 3/5
Great location
- 4/5
Every thing was beautiful. Quiet and right on the river. Only thing for me was the mattress was difficult to sleep on. Other than that I would definitely come back.
- 2/5
Not happy with the room given to us
- 3/5
Ok

We are remodeling our home. While my husband stay at home and supervise. I decided that I want to stay in a fresh clean environment staying at a place were excellent is achievable. Everyone was very helpful. Everyone were professionals . It was refreshing. It was like walking in and all my problems and concerns was left at the door. The hotel left lasting impression. My husband was also impressed with the hotel when he stopped by for a late drink.
- 5/5
Room was very clean and spacious!
- 3/5
The hotel is very convenient to the downtown area and there are many places to walk for coffee in the morning and for drinks and dinner at night.
- 5/5
Excellent customer service and wonderful amenities.
- 5/5
All was good.
- 4/5
Window was extremely dirty..called front desk and they took care of it right away. I recommend valet as well as a room with a Riverview. The pool deck and pool could use a good cleaning. Perfect located to enjoy all Wilmington has to offer
- 5/5
Great location, beautiful river views!
- 4/5
Location and area around , all the restaurants , I could walk on the river promenade
- 5/5
Very nice hotel! Had a great stay! Amazing service.
- 1/5
Rooms need renovation. Overall not clean
- 5/5
Everything walkable
- 4/5
The room was of good quality, the personnel was nice.
- 4/5
No refrigerator in the room. $22 to park. You have parking spaces, it should be included in price of the room. Only one ground entrance that we found, by the pool/restaurant. Room was very clean and nice. The bed was very comfortable and hallway was quiet during the night. Would have appreciated a refrigerator in the room to keep our waters cold. Front desk person was nice but more than once I told her I couldn't hear her (other noise at the desk) and she didn't bother to try and raise her voice. The valet guys were EXCELLENT! They directed traffic, opened door for us to go in the hotel, asked if they could help us.
- 5/5
The woman who checked us in is named Erica. My daughter and I booked separate rooms, but she made sure that our rooms were close together. She was so friendly and real. Her welcoming us set such a positive tone for our stay.
- 3/5
As someone who is a Hilton Honors member and an HGV owner, I never hesitate to stay at a Hilton property. However, this was a huge disappointment for the Hilton brand. Upon arrival we asked for a luggage cart and were told that people take them to their room and do not bring them back so they didn't know where any were located. No one offered assistance to help with luggage or locate at cart. When we got to the room, we discovered there was no refrigerator or microwave in the room. The ice machine on our floor wasn't working. There were no vending machines on our floor. The floor below us wouldn't not accept our key to enter the vending area. We finally located ice on the floor above us but then discovered there was no lid on the ice bucket, only one glass in the room and 2 paper coffee cups. We were offered a cooler but one was never delivered. The second day of our stay we had to actually request housekeeping and they didn't show up until after 6:00 pm. The ladder in pool was broken and there was no caution sign or any kind of warning. The staff was not very friendly at all. The only thing about the entire property that actually met what I consider a Hilton standard was the steakhouse, (which only rents the space from the hotel but is not owned by it). Also they charge $22 per day for parking in an open lot, not covered parking. So basically for almost $200 per night, if I return to Wilmington again, I will definitely find somewhere else to stay.

Staff nice. Downtown area is awesome.

The negative part was the cart we used was messed up, couldn't find another one. Ice machine near our room was broken so you had a bit of a walk. The room we had was a suite. The living room side had NO air because it didnt work, the bedroom was nice and cool. Had a bad smell coming in through vents in living room like when you first turn on a heater. Called the front desk but no one came. Didnt have but 1 drinking glass 1 coffee cup. Ended up getting all that and towels wash cloths. Toilet paper, Cups on our own. It was disappointing considering the price we paid per night. I expected more and better than what was there. Updates have been made but minor repairs would help. Iron was horrible. Erica at checkin was always friendly, remembered my name. She made the stay. The others at the desk were not friendly.

The location, hotel hospitality, neighborhood, shops, and view were perfect. I would stay again. Last, the food from the hotel restaurant was very tasty.

Very Nice!!!!

Requested a room with city view but our window looked out on the roof section with 6 huge air conditioners. NO view. Requested a change but it was not a lot better but we stayed there as we had already changed rooms. Rusty equipment and trash out that window. Normally love this hotel but this was disappointing.

The Hotel is in a generally bad condition and needs to be renovated. The rooms were poorly cleaned and smelled musty. Unfortunately there were no fridges in the rooms. The Hotel is significantly overrated and isn't worth the high price.

Tried to cancel this reservation over a month ago everyone ignored me and said no. Like this place doesn't make enough money off people already. Zero percent flexible and not kind at all.

The property site lighting and accent lighting was shining in the window. The room had blackout shades, but that did not block out the light that was coming in and around it so this kept the room dimly lit all night.

Amazing location, Pool and service by the pool is not what is suppose to be for a hotel of that level.

Some technical issues with the phones that were outside the control of the hotel. Otherwise it was the perfect stay!

The young man working as bellhop was very nice.

Perfect location for downtown Wilmington, staff was very friendly

The hotel was nice. The room floor was dirty when we checked in. Dust all over, the floor was not clean, and the toilet seat was broken. after we called, they fixed these issues, but for the money you would not have expected that.

Ambiane was awesome

Our stay at this hotel varied significantly depending on the room location. Initially, we were placed on the south side, where the "river view" was mostly obstructed by the roof. The room felt outdated, the thermostat couldn’t be adjusted, and unfortunately, it hadn’t been fully cleaned—there were concerning issues in the bathroom. After requesting a room change, we were moved to the north side, and the experience improved dramatically. The room was modern, clean, everything functioned properly, and the river view was as advertised. Recommendation: The hotel should aim for more consistency in room quality and cleanliness across all areas. Guests deserve a reliable experience regardless of which side they’re placed on.

We were able to check in early. The receptionist Jeanette was fantastic and she sent us champagne and chocolate covered strawberries for our anniversary.

Always have a great time here

Great location. Horrible property. Room had a leak in the ceiling and no fridge. Towels by the pool were not restocked frequently. Staff seemed entitled and for lack of better words, "done". Parking was $22/night with a nearby parking garage that only charged $15, but of course that option was not mentioned. Everything felt dated. It was clean, but it was no where near a five star experience. They benefit from location but I would never recommend this place. I've been to 4 star and 3 star hotels that host better than this "5 star" hotel. The standards for 5 stars must have changed or they purchased those stars because this Hotel is a 5 star location but a 3 star hotel at most. Their partnership with Expedia needs to be studied too because our check in process was an hour on the phone with Expedia even though I had all the confirmation numbers and the booking details were accurate on my end. Something with the system. It's not something you want to hear after a long drive to get to Wilmington. Also, Expedia booked another 3 night stay for us rather than give us a refund. Overall, a 2 star experience and I would not recommend. The only saving grace is the location.

We checked in and when we arrived to our room the bedding was in disarray and the room was not clean. I went back to the lobby and they did give us a new room in great condition and upgraded to a river view.

There was a significant odor on our eighth floor. It was kind of musty and mildewy that hit you as soon as you walked off of the elevator.

Love that Ruth’s Chris is just across the street.

The cleanliness of this hotel was disappointing. There were stains on the towels, a giant stain on the wall, what looked to be old gum stuck to the carpet, and the room smelled strongly of mold. When we called the front desk to request more towels for the room, we had to call three times before they were delivered. The staff were not very friendly or hospitable, and seemed inconvenienced when we made previous mentioned request. Overall disappointing experience and was not worth the price.

Convenience, quiet room small for the price. No fridge...

Overall great location. I tried booking with my Hilton Membership but received a better discount through hotels.com and they said because I did not . I could not receive my membership points. So what good is the membership if you get ot cheaper elsewhere. Plus they have their own parking area but charge you 22.00 per day per vehicle. Truly did not see the purpose other than greed. Room and view were very cut but the bed was too firm for my taste can't say I slept well . If you want breakfast it is an additional 34.00 per person as well. I mean its the river not the beach resort but ok you do you.

Only problem was the blind was broken in the down position.

Convenient to shopping and dining. Wonderful Italian restaurant in the hotel.

I’m sure the hotel at one time was top notch. However, as it stands, the hotel could do some upkeep as our sink leaked, the sink drained slow, and the housekeeping did not keep toiletries refreshed. Since my wife and I were on the top floor, we saw how the roof down below us had a lot of black mold and water laying on it. The hotel definitely needs to coat do some maintenance on this or they will have more issues in the future. At one time, the ceiling had a leak and it was repaired but it was repaired but the paint did not match and the room has some paint chips as did the hallways and lobby area. For the money that s spent for a room, you would think the upkeep would be better. But clearly, the hotel needs to do some cosmetic upkeep.

Members of the hotel staff were experienced and professional. Property was in excellent shape.

Our room’s AC unit did not cool the room and so temps remained I. High 70’s and very stuffy.

Hotel Ballast will continue to be our choice of stay for future trips. Great experience all around.

No free wifi. The top hinge on our door had been busted at some point. You had to really slam the door to get it to close and shove it to get it opened. It was a summer weekend and the price was way beyond the quality. No fridge.

Everything was fantastic! The staff were super friendly and helpful. The room was great! The bed was comfortable. The hotel was within walking distance of lots of points of interest. We would definitely return.

My family recently spent 2 nights here and really enjoyed our stay. The air conditioning worked perfectly and our room was clean as well. Sugo, which is the restaurant inside of this hotel was absolutely phenomenal. I'll definitely be staying here the next time I'm in town. Be aware that you will need to bring a cooler as there is not a fridge in these rooms.

The view and the staff were very nice. However there was a hair in the shower area that was on the shower seat.
