we loved this property so much that we booked an additional stay! Location is ideal- right off I-75 and you can easily walk to a nearby Greek, Burger, or Seafood restaurant. We loved the clean rooms, hot shower, outdoor pool, and friendly staff. Special thanks to Marie in Breakfast service and Sandy at the Front desk- BOTH ladies very helpful and kind to us. Will definitely stay here again on our way back to Sanibel!

We were mid-move and this was a nice, clean & convenient place for our family to stay while we awaited keys for our new home. Nice breakfast selection. Convenient parking and the burger place next door was yummy.

The hotel looks like a typical holiday inn- clearly a very old structure that has been remodeled over and over ( but you can still see the tell-tale rust on the corners in the bathroom). Also, finding light switches in the room? Forget it! It’s like a scavenger hunt! Regarding the breakfast buffet, the first day ( Sat) it was basically inedible. Sunday a little better but it definitely didn’t look like the buffet on the website!

Great hotel for the price. I stayed 3 nights. Clean room and bathroom. Big TV. Frosty A/C. Best part was the included bkfst. Eggs, sausage, home fries. Muffins and Danish. Bagels and fruit. Not the Hilton, but excellent for the price.

Had a great time! Room was clean, front desk was very helpful, and breakfast selections were good. Had a fire alarm go off at 645am one morning due to toast in a toaste, but that was no one’s fault.

I understand that maintenance and updates are sometimes necessary, but I would suggest making sure any unfinished work, repairs, or exposed areas are presented in a more professional way or properly covered until the job is complete. It would make the property feel more polished and would give guests a better overall impression. The staff and location were fine, but the condition and presentation of certain areas could definitely be improved. With better care in how repairs are handled and hidden from guests, the hotel could offer a much better experience.

The stay was great

The place was clean. It was very noisy being on the first floor all night long. Only met one staff member at the front desk. He was cordial.

So our flooring in our room, was squares of carpet, and the glue underneath is so old, you can lift up sections of the "carpet". Also apparently there are no plungers on site whatsoever. So you need to buy ur own or wait until normal business hours for the employees to call for help. Also saw a single roach by the elevator.

Staff very helpful and friendly. Breakfast room well maintained and supplied. The wardrobe in our room, though, took up a good deal of space. Also, the bed is high, making it difficult for shorter guests to get into it. I suggest you maintain a supply of step stools or some other device to make this easier.

We got in late and had a room on the 3rd floor. We were informed the elevator was broken but the girl at the front desk was fixing it. She did fix it. The room was clean and the bed very comfortable. There are no dressers to unpack your clothes in. We left early because of this

On the downside, The bed was uncomfortable and you could hear everything and everyone in the hallway.

The bathroom TP supply was always minimal, asked for a roll during the night and had to go down and get it ourselves… Very hard to get hooked up to the wifi with apple products… even the office guy had some problem. This was the 3rd bad experience with IHG hotels… will double check other hotels and make a decision from our expanded research, no longer our first choice …

Staff was great, clean room, wonderful location. I will say some bathroom fixtures need to be redone. Some were loose and some were just hanging by the screws barely holding on. Neither of these things will stop me from coming back

Nice hotel comfy beds. Room was small no place to sit silly lounge cramed beside bed useless hard to get out of bed. Staf was good, helpful but need to smile more. The weekend cook lady was exceptional!

Nice breakfast options,staff was friendly and check in was easy. Hotel clean only complaint was cigarette smoke and pot smell in stair well.

The morning staff was amazing. The breakfast was one of the best we have seen in a hotel in awhile. The property was older and not well maintained. The evening front desk gentleman was not pleasant at all. He seemed annoyed when asked anything including when we checked in. The rooms are small and the beds were awful. There was a rugby team staying the same weekend they partied and were so loud the entire time.

Clean safe nice burger joint next door

The hotel was very clean and the staff was friendly. The internet was really bad. There were several people hanging out in the parking lot around 9:00 pm (looked like men working in groups). They may have been smoking.

The coffee maker didn't work, the shower door wouldn't stay shut, the carpeting was worn. Overall ok, just tired and needing a refresh

At least the sheets were clean. And the location was good. To me it’s a room that should be priced at about $100-130 a night, not close to 300

The room smelled terrible

The parking lot. One truck was pulling a trailer and he/she didn't back up all the way. I was able to fit but it was really tight

Temperature control in the room was set on heat and could not be changed to cool even though it needed to be. The ice bucket in the room was incompatible with the ice machine, unless you had 3 hands. Compared with other Holiday Inn Express’ in which I’ve stayed this one was below average.

Used the laundry, very convenient. Our room had a tirn duvet. The tub was not available, carpet tiles were not glued down. Weve had 2 stays the prior was very different, maybe we just got the last available room.

I've done a lot of traveling for work and can usually depend on a Holiday Inn Express to be a step or two above the competition. I'd rank this place a 2 only. It's an old hotel that has been renovated in the past, but the renovation is also very dated. The carpeting is old and gross! Definitely not a place to take your socks off. Stains on the ceiling, walls were beat up and the carpet had a bad patch job. Nothing special at this place.

Shower was dirty on arrival. Black pieces in the shower head, hair on the floor, and also coffee stains in the sink. Requested a cleaning of the shower. Cleveland, I think his name is, went and looked with head maid. Cleaned the shower head offered nothing more. Then I need to be at the docks at 7:15 am on Saturday. I went down hoping to have just a little food at 6:50. Pretty low expectations since i know im early. Maybe some cereal, or fruit. The eggs are ready, the sausage etc. I start to grab some, I'm told it's not open yet, I explain I have to leave shortly just need a little. They CLOSED the metal doors so I could not access the food. What kind of customer service is that?! 10 min. I can't eat perfectly good food that's ready because of 10 minutes?!? Despite the fact it will sit out for 3 HOURS?!? AGAIN, Clevelend did nothing stating "well its not open yet". Earwigs in the bathroom. My room was next to a storage room. Something isn't functioning correctly. Sounded like a tennis ball bouncing in the next room nearly 24/7. The curtains are great for the blackout you usually want, but for the lack of lights in the room a sheer curtain would be nice so I can have privacy and light on the second floor without a restaurant looking directly in. Never returning.

At 11am exactly , room service ENTERED room while SLEEPING !!! Not only invasion of PRIVACY , WHY offer late check out when NOT observed by HOLIDAY INN ?!?!?!?!?!

Staff friendly, beds are too tall and super noisy and uncomfortable. Building needs a bit of updating and maintenance.

check-in was frustrating). Room was clean. Coffee supplies were inadequate in room. The shower was VERY dangerous, with NO grab bars and a slippery tub and floor. The bathroom sink didn't drain. Two nice beds but nowhere to put 2 big suitcases! That was a major problem. Breakfast was good. We appreciated that.

It was a fine place to stay if you don’t want to spend a lot of money. Room was clean, friendly staff, convenient location.

The parking lot was extremely tight with no turn around. You had to drive down a row and if there were no vacant spots, as it was twice during my stay, you had to back out and try another row (repeating the process if that row was full.

Check-in process was redundant and took too long. Their computers were not working properly and they asked us to wait after already checking in online. Then, instead of making sure we were taken in the order that we arrived, went over and made a general statement to a group of people waiting to start checking in. During that time other people were walking in the door and checking in before the group of people waiting and the staff didn’t seem to care that everyone else was waiting.

The hotel is getting rundown and they need to do better maintenance. There was mold/mildew in the shower and the carpet is dirty looking and ragged.

The staff and the service is excellent. While I was able to park every time I came back to the hotel, I have the impression that parking may be limited. The morning breakfast and the swimming pool is excellent. I was given a room with a shower designed for wheel chair use. When the shower was used it often spread water across the rest of the bathroom area. While I see these rooms as necessary for people who need them, they should not be given to people who do not need them. So far this year I have stayed in this hotel for about five weeks. The hotel delivers reliable quality and an affordable price. The beds are comfortable and everything is very clean.

Parking are was great and safe

The shower/area was missing drywall and was moldy. Laundry area for guests was not easy to use.

Rooms not as spacious as place next door that we stay normally. Lady that ran breakfast area was very rude-I poured some drink down what I thought was a drain (area under where drinks come out) so that I didn’t dump a cup full of liquid in the trash bag of trash can and she literally yelled at me-I’m a grown adult and she yelled at me as if I was a child.

We loved the coffee that was made by the staff in the breakfast area. The Costa machines that made coffee were not good. Too strong and not very good tasting. Really liked how nice the staff were.

I have bad asthma, so one can’t go by me! But the minute I walked in, i smelled a musty, mildewy, damp smell!! My room had a dehumidifier that was overflowing and wasn’t empty! I started coughing and sneezing and having respiratory issues! They changed my room and I spent the night in a different room, but in the morning i was wheezing and had to leave the hotel! The staff was absolutely wonderful, they tried really hard to help me !! I can’t say enough good things about the kind helpful staff! But unfortunately i can never stay in this hotel again!! The air quality is just awful

Check-in was really smooth thanks to Cleveland! He was great. Property is nice it's pretty much in the center of everything. The bed was extremely comfortable. Not a fan of the shower though, as the doors kept sliding closed

Very convenient location.

Property was what I would expect from Holiday Inn Express. However, three separate times on our first night, as late as 10:30, there was something beeping. I called the front desk each time and while they said they would check, the third time I was told they didn’t shear anything the last time, almost as if they didn’t believe me. And I had to call on my cell phone because the room phone didn’t work. I received a text the next day from HIE and mentioned it, and it was fixed right away. So thank you!

The housekeepers would randomly come into rooms without knocking

The person at the front desk was friendly and helpful. But there were a few things I didn’t quite like. There was an awful smell in the elevator and hallways. The first room I was assigned didn’t smell great, but the second one smelled fine. Also unlike other Holiday Inns I’ve stayed at, the rooms didn’t have a privacy screen that allowed light inside the room. It only had the black out screen. If I had stayed on the first floor, I would have needed the black out curtain down all the time for privacy which is not ideal.

My room was clean and functional. The only disappointment was the poor water pressure in the shower and sink.

This hotel needs a complete renovation. My feet were black from walking around barefoot as the floors are filthy. The shower is disgusting and needs to be ripped out. There was a dehumidifier in our room that we had to empty the bucket on because it beeped as soon as we checked in. Then at 2:37 AM it beeped again because the bucket was full again and woke us up. At 2:52 AM the toilet started running nonstop and then wouldn’t flush in the morning. Don’t bother staying here.

The check in guy was very very nice

my room was without curtains. I had a very difficult time sleeping with the outdoor light shining in my room. Also, the AC unit would randomly turn itself off, making the room quite humid.

The lady serving the breakfast is very nice and helpful.

Phones didn’t work. Couldn’t get ahold of staff. Shower was old and just didn’t feel clean. Carpet in room was coming up and a tripping hazard.

Very noisy

Good stay. Main complaint is that they have the motion sensored thermostats and after being gone all day to the hot beach, we returned to a hot room also. Temp was set at 74. So it took some time to cook back down.

TV did not work. Air did not work. I was given another room. It was just ok. Won’t stay at Holiday Inn again.

The only bad thing was that the water was shut off for about 40 min one day around 4 pm when we were trying to get showered and ready to go back into town for dinner

They shut the water off to do some renovations on the 4th of July. Seriously, on a holiday weekend? Even after let the easier run we had to shower in brown water. Yuk! Manager was pretty nasty about it. See brown wash cloth from after showering.

The only thing nice about the hotel was people are very friendly but everything else is a disaster. From 10:00 pm to who knows there is no hot water, part of the carpet is piled, the faucet was clogged, the breakfast always was dry, like eggs, sausage, biscuits etc. One night we came and they was no parking space. The pool was dirty with bugs. Like I said people are friendly but the hotel needs some TLC.

When I arrived at the hotel, I had to mail a card for a family member’s birthday. The General Manager, Tonya, helped me to do and went out of her way to ensure my card got mailed out in time. When I checked out of the hotel I left my necklace in the room and Tonya went out of her way to quickly check on my necklace and immediately responded to me and made certain my necklace was mailed out to me that day. Tonya and the other staff are very helpful!

This place is bare bones and I mean BARE bones. I would not stay here again. It’s dirty, the window shade had moth holes in it. The bathroom door lock was broken, the shower had mold stains, and there was a random beer can under the “couch”.

There was moldin the shower and harsh chemicals in the water. Made my family miserable and sick while we were in the room. Spent as much time out of it as possible. Also the lady in the breakfast area really seemed to dislike people being in her area? If we ever head back to the area we'll find somewhere else to stay.

Staff is very helpful. Property is very clean and neat and it is located in a very nice area with plenty of eating spots around. Breakfast was very fresh good I would definitely stay again.

Was slightly hesitant due to reading a few reviews about bugs but decided to book. We stayed 2 nights without issue. The carpet was a little dirty/stained, but we just wore house shoes. Check in was easy, staff was friendly. Bed was comfortable and clean. No bugs seen. Breakfast was alright, could’ve been worse or better. Checkout was fine. Would stay again.

The staff man that helped us was very nice and helped me change room due to our room smelling musky. He walked me around to a couple different rooms to see what was best. Although the hotel could’ve been cleaner in the rooms it was comfortable and convenient.

It was nice and quiet. Which you don't get at a lot of hotels. It was also conveniently located by some good restaurants.

Excellent for the affordable price. Having a family with two kids the following are always a must for us when we travel lol, these needs were definitely met: Room was super clean, bed/pillows comfortable, quiet, safe, and the variety from the breakfast buffet bar was a huge plus. Front desk was extremely helpful and nice. Overall my family and I had a great night stay at this place.

Our room was very clean and could not hear a lot of outside noise. Staff was amazing!! Front desk representative Chad was awesome and gave us info on local restaurants and activities only known to locals. Chad told us about a drum circle and dancers on the beach that we were able to watch and was a great experience. Breakfast was great and had long hours. Hotel was clean and not to far from town. We would definitely stay here again!

It was a good place to stay

On May 26, 2025, the heating/cooling unit in my room was taken out to be cleaned. Upon returning to my room, there was silt and debris scattered through the room and bathroom. The carpet was also wet underneath where the unit was.

Friendly staff. Very nice beds and always very clean towels. Room was very nice, clean bathroom, but the carpet was soo dirty that our feet would get soo dark it was nasty. We though it was our shoes, but nope it was the carpet.

Definitely a budget hotel. However, the breakfast was better than some more expensive hotels in the area not a lot of options in the Venice area in this price range.

No waffles. Pancake maker out of order AC in our room stopped working & had to move to another room. We were given credit for inconvenience We had to wait 55 minutes on arrival for room to be ready.

Facility appears to be new, very clean, modern, as easily accessible laundry, pool, free breakfast. Would stay here again! Actually stayed an additional day because we liked the lodging.

I had a bad experience in this property, everything normally is very good with this hotels I understand issue happens, but we pay full price for a non AC room, they give us a room where the AC not working properly, would you pay $ 200 for a hot and humid room ? I can’t said that the place is bad because it’s not true, but I’m not happy with the fac of no body take care the customer valued.
