The Kinney is a modern, stylish, and well-maintained hotel. Everything was clean, colourful, and thoughtfully designed, and the property looked exactly like the photos. The location is excellent for exploring the area. We enjoyed walking to the Venice Canal Historic District, Venice Beach, and Marina Del Rey Beach. By car, it is also a short drive to downtown Santa Monica and the main Santa Monica Beach area. Paid parking is available on-site, but we also found street parking nearby. Overall, we had a very pleasant stay.

My experience exceeded every expectation, and I am genuinely impressed. The staff is absolutely exceptional—attentive, helpful, kind, professional, and, most importantly, genuinely caring. From the moment we arrived until the moment we left, we felt welcomed and valued. Every interaction was pleasant, and it was clear that the team truly cares about creating the best possible experience for their guests. The rooms were impeccably maintained throughout our stay. Everything was clean, comfortable, and well cared for. I can honestly say that I have zero complaints—literally none. It is rare to stay somewhere and not find a single thing to criticize, but that was exactly the case here. What impressed me the most was the willingness of the staff to go above and beyond whenever assistance was needed. No request seemed too small, and every question was met with genuine enthusiasm and a desire to help. I have stayed at many hotels over the years, but I have never experienced this level of attentiveness and hospitality. A special shoutout to Heidi, who was absolutely wonderful. She was always smiling, always welcoming, and always ready to help in any way possible. She truly made our stay even more enjoyable and is a fantastic representative of the hotel’s commitment to excellent service. As for the location, it is excellent. The Kinney is conveniently situated near everything you need. Los Angeles is an enormous city, so it is unrealistic to expect any hotel to be next to every attraction, but this location offers great accessibility and convenience. If you are wondering where to stay while visiting Los Angeles, I wholeheartedly recommend The Kinney. In terms of overall accommodation, service, and hospitality, this has been one of the best hotel experiences I have ever had. I loved everything!

I didn’t really enjoy my stay at this hotel because of several hidden charges that were not clearly explained upfront. When I checked out, I was told I had to pay an additional $11 per day for a city tax. Also, the small bottles of water placed in the room every day appeared to be complimentary, but I later found out they cost $5 each. Since they were replaced daily, it was misleading and should have been communicated more clearly. On top of that, I am still waiting to receive part of my deposit back, which has not yet been refunded. Please be aware of these extra charges if you decide to stay at this hotel.

Feedback: --The mattress was too soft for my liking. -- The bathroom light flickers first before coming on. (That should be an easy fix and should be addressed) -- The bathroom door slowly swings forward (which could indicate a foundation issue) -- the pool was heated and the jacuuzi was relaxing. I had a hectic schedule and looked forward to coming back to the hotel to decompress in a lovely space, inside and out. I would definitely come back again! All in all, I would definitely stay here again

It’s a refurbished older wooden building and the floor creaks when people above you walk…not to mention the stomper that was above me. Plus, when someone around you run the shower you hear all the old plumbing working like you’re sitting on it, it’s so loud.

It is easy to find street parking though beware of LA's complex and confusing parking regulation signs. Be sure to read all of the signs to figure out whether it is OK to park for the days and times you need. Otherwise find another street.

The Kinney Hotel was exactly what we wanted - simple, clean, spacious, with secure parking. The room had everything we needed and felt really comfortable. The standout however was definitely the location - it is right off of Abbot Kinney Boulevard. Overall it was a really positive experience and I'd definitely consider coming back when visiting Los Angeles.

This hotel is quirky and fun. It’s a good stopover for 1-2 nights. The playlist being played isn’t the communal areas was fantastic! Staff were really friendly and helpful :) If you have a room next to the shared areas you can feel overlooked, so if that bothers you be sure to request a room away from the centre. Pool is very small and looks onto the road.

When we arrived, we were told to text the front desk if anything about the room was not exceeding expectations. We had already texted the front desk with other hotel-related questions and received responses, but by the time we reached out to complain about the noise/music issue, nothing was done and no one responded to our complaint. There was also clear mildew in the bathroom on the grout and around bath fixtures. We also found a hair in one of the plastic “sealed” water cups. It was blond and neither of us are blond, so we were quite grossed out. We were not pleased to be charged an additional $11/night as an ordinance fee as our stay (including fees) was already paid for and the rate should have been honored, with the Kinney absorbing the cost of the new ordinance if needed. We have again reached out to the Kinney and they have said that they have documented the feedback, but offered nothing useful, so don't trust any replies they leave.

Super nice staff gave me late checkout, hot water for oatmeal, let me put my cooler's ice packs in their freezer. Felt safe in the building. Very comfy beds, soft sheets. Fun decor and communal hangout spaces. Our room was quiet, not facing the street or a communal space - those rooms would've for sure been louder! Walls didn't feel paper thin (though I could hear things in the hallway pretty clearly). Very clean. Didn't go in the pool but it looked nice (small though). Kid loved ping pong and hammocks. Good water pressure, nice bath products. Rooms felt nicely updated. Other guests were polite. Nicely stocked and not overpriced snack bar in the lobby. Not fancy but felt clean, safe, and comfortable, and I enjoyed the decor. Neighborhood isn't terrible but it's not great either. Some lived-in RVs on the street, lots of strip malls & abandoned or under construction buildings. Not as close to Venice Beach or Abbot Kinney as I'd thought. Ended up driving everywhere. This was clearly a budget motel with a veneer of hipster murals / renovation to make it appeal to a certain set. The $38 a day parking fee felt steep, but there was plenty of free street parking within a block (be careful about Monday morning street sweeping!).

We love The Kinney - rooms are clean and spacious, great facilities to suit families or couples, friendly team who always greet you with a smile, and awesome location if you want more of a ‘local’ feeling neighborhood. Check out the shops along Abbot Kinney Blvd, great local shopping, coffee and generally a cool vibe. Can’t wait to come back!!

I like how we could get the bikes and go downtown and I like this ping-pong tables and the pool and spa and the value was good I didn’t like that you had to pay for the parking or pay to ride the bikes and it was a little far from the beach than I expected

The hotel is a cleanly designed adaptation of an older building . For the area, the price is decent. The rooms are large, and nicely appointed. The communal pool/ firepit hangout area could be fun , if a little outside space is what you are looking for with your stay. Be aware that the windows of many rooms are into communal walkways or spaces, so offer little privacy- curtains would need to be closed- no views and restricted light. There is street parking around back , but it is an urban area, and the paid, covered garage may feel safer. For the money in the area, it is a good choice- if mainly you will be out of the room, or your room has an exterior window. The staff were very friendly , and the room was spotless. I did not like having to keep my curtains closed. There was also an LA county fee of $11/ day which I was not made aware off.

There really was no secured entry. Building doors were open to the street at all hours and no keyed entry to the elevator either. Sometimes there is no staff in the lobby. Makes it feel a bit unsafe. Overall a no frills stay but it’s not worth the price. A stay at budget chain hotel / motel would probably be a step up.

Sweet little gitel with lots of character. I really liked the grounds and how each area had something to do. The kids loved the colors and the pool. Rented some bikes from the hotel and peddled to the beach. Really enjoyed the stay...There isnt much noise cancelation in the rooms...I will still give it a 5 because most hotels have that issue.

Stayed 2 nights, clean, comfy bed, goid shower. First night was quiet and I slept like a baby. Second night was loud, some noise sustained and some more periodic, and I did not sleep at all. Ask for a room on 3rd floor, away from street and not by pool/bar on 2nd floor and not by elevator. Staff was very nice. Great taco shop and liquor store a few doors down, away from beach.

A 1 year old can easily open the doors in the rooms. So if you have any young kids during your stay you'll have to be extra vigilant throughout the night even if the chain is on the door.

The hotel is aiming for a funky fun vibe. The central courtyard with plastic grass and ping pong was kitschy and had several guests hanging out. The room was clean and the bed was very comfortable. The bathroom shower stall was in okay but not perfect condition. Overall it was a positive experience, although I prefer more polished hotels. The hotel charges for parking in their garage but free street parking on the same block was readily available.

The building was in surprisingly good shape for its age but it did feel like the renovations were done cheaply so it wasn’t holding up well. The property felt old and abused. Great location and easy transport links. Walked to Venice Beach. Lots of dining options nearby and on the way to the beach. Hotel is very nice with great amenities. We used the hot tub but water was barely warm, informed manager who said they'd rectify it. Pool was warmer. Both refreshing after a long day.

It’s a very 3 star hotel: good for a brief stay, good location. Pool and hot tub were small but fine. Gym was small but also fine. The standout was the service. The room actually exceeded expectations in size and cleanliness. The TV did not work so the manager on site came to look at it and comped parking because it wasn’t fixed. It was a small gesture but it stood out to me as effluent service recovery

Very pleased with my stay at the Kinney, i stayed twice during my visit in California. The area is about a mile from venice and its very quiet and didn't see any sketchy people around which is the best bonus. Rooms are very nice and clean, staff is very nice as well. my first stay my fire alarm went off randomly but the employee comp'd my parking charge to make up for it so that was very nice of them. I DEFINITELY recommend staying here.

I love The Kinney! I stayed here one night five years ago and chose to rebook for a longer stay this past week. What a great location, quiet but so close to things to do. Comfy, clean... I have no complaints at all.

We had a great time, staff was accommodating, the room was clean and orderly, it was very close to lot of extracurricular activity and it was a great walk to the beach. I literally walked to the beach every single day in the morning and it was beautiful.

Fantastic little old style but funky updated hotel with a motel feel. Our family of four had a King Quad suite - with safe, mini fridge, 2x TV's and air conditioning. The pool/hot tub area is small but lovely. The hammocks and lounge area are also a great place to hang out. The ice machine is beside the pool, the gym is small but well appointed and has a cold filtered water machine which we used to refill our water bottle daily. The hotel is a few blocks off the beach so it's quiet but close to lots of dining options. It's about a 20 minute drive to Santa Monica Pier. It's also close to (within a 5 minute drive) to: Costco, Trader Joe's, Aldi's, In and Out Burger and Chick-fil-A. There's a cute little old school bar across the street and a laundry mat. Other than the $30 a night parking fee the Kinney was perfect for us 😍

We loved this property but sadly never had a chance to get in the pool or use hammocks. Safe was very friendly and attentive, making us feel very safe. Bed and pillows were super comfortable. I’m not sure if these are in all the rooms but this little note was pinned next to bathroom mirror. I loved all the little touches. Would highly recommend

Two night stay. Qiuet room. Renovated and well decorated room. Love the art on the outside and inside (great murals painted by Vargas). Comfy bed and nice bathroom. AC and fridge are in the room. No breakfast, but option with a dlivery at your room. We didn't use it. Walking distance (20 min) to the beach.

The king room with a view of the quad was great for our family, easy access to play area and swimming pool. The room was spacious enough for two people. The front desk service was also great. If you want to be in the middle of Santa Monica and Englewood and other parts of the city, the Kinney is a pretty central location. There is also neighborhood parking - though not on street sweeping days - so that was a nice perk too.

The staff was very friendly and helpful. The decorating was super fun and cool. It is clearly an older space that has been refreshed. It was clean. The downside was that it it did not seem very well insulated so it sounded like the window was open when it was shut and you could hear everything in the hallways. This also meant it was humid in the room and the fan in the bathroom didn’t really seem to work to clear out the steam.

Staff are very helpful, the quad area is fun and relaxing, it’s a very clean hotel. It’s a good location, lots of dining options a short walk or drive away. Close enough to the beach and tourist areas that it’s walkable, without being in the middle of it all. Would stay again and recommend to others

My husband and I really enjoyed our stay at this property! The room was clean, and we loved relaxing in the hot tub every night. The only downside was that our room faced the main road, making it extremely noisy, as the soundproofing wasn’t great. If we had a different room, this wouldn’t have been an issue. The WiFi was also quite slow, but since we didn’t come to LA to be on our phones, it wasn’t a big deal. Overall, we had a great time! I’d recommend The Kinney for its convenient location—about a 20-minute walk to the ocean and marina—and its proximity to great local restaurants. 😊

Stayed at the Kinney for a week and had a wonderful stay! The staff were excellent. We took out the bikes and they made 2 of our days a complete blast! The hot tub and common area was enjoyable as well. We would definitely stay again if we return.

A couple of things that weren’t so great. It is really nice having the little pool and jacuzzi. However I was put off by the dead flies floating in the pool and dirt on the base of the pool. Next day it was the same. Our room had a smell of damp and unfortunately the windows didn’t open. So after a shower when it felt like there was a lot of moisture around we ended up leaving our room door open to circulate air. We washed some swimming costumes out after swimming but they just didn’t really dry as the levels of humidity in the room were too high. Overall this is a good hotel and for this area it represents good value for money.

This looked like a super cute property with good reviews, so I was surprised to have a completely different experience. The room had no lights in the front room, one hanging light completely gone. The two TV’s did not work, there was no shampoo in the bottle, it was left empty. There was a fight right outside our door. I have many photos to post for a review. Stay for a party if you want but don’t expect lights or TV’s and homeless people to greet you.

The hotel was solid. Cute rooms, but pretty noisy and no internal hallways or keycards required for elevator, so not the safest. Staff was friendly, but there’s no way to call the front desk and no one answered the text number for customer service. Wouldn’t be my first choice to stay out in the future, but is a totally decent place to spend the night.
