The linens were okay and the bed was fine. The pillows needed replacing though. Upon checking out, I asked where the "buffet" breakfast was as advertised on Hotel.com. The front desk person pointed it out and I almost laughed out loud. It consisted of a loaf of bread next to a toaster, 1 apple and a coffee dispenser. There was no "buffet", no "continental" type of breakfast, just bread and coffee. Hotels.com or the hotel should be ashamed to advertise it the way they did. It was a total joke!

I loved that it was really quiet and peaceful. I enjoyed the pool. I didn’t like the breakfast and that is a lot of homeless and addicts around the area.

LIVE BED BUGS IN THE BEDS. We brought this to the management's attention (I literally caught one of the bugs and brought it to the front desk in a cup and showed her the fresh bites on my arms). We checked out of our hotel at around 11pm due to this. Manager was not on site so, this was dealt with through whoever they had working the night shift. The next day, I called to actually speak directly with the manager and she said she "found no evidence" of bed bugs in our room and said that a professional would have to inspect the room before they could give me a refund. Ridiculous, considering I brought the live bug to the girl at the front desk and had fresh bites all up and down both of my arms. And on top of that, our feet turned black just from walking around in the room. Disgusting place with no care for the customer. I will update my review if/when I hear from management regarding my refund.

When we checked in I was given a key to a room that when I unlocked it, was obviously occupied. We had to settle for an upstairs room. Apparently there is no room service (towels or coffee) unless you ask before 11 am. Woman at the desk was rather rude when we asked. One day we did get service (without asking) but the towels we got were all bathmats. Hard for my tall husband to deal with. Other days there was no coffee or bed made, etc. No breakfast options but stale tiny muffins. No coffee outside the room. I would not stay here again and can not recommend it.
- 4/5
The room was great except that the thermostat was set for 67 degrees ... but it was NOT anywhere near 67 degrees temperaturewise in the room. It was like walking into a meat locker. We spoke to the front desk and they had a maintenance person come to look at it. They claimed it was fixed ... but unfortunately we FROZE the three nights we were there. We were not expecting such cold temps because the outside temp was between 90 and 95 degrees. So we had to laugh that we came to Tucson expecting it to be hot and miserable but instead it was freezing cold and miserable. My husband had to bring an extra blanket from the car in to help keep him warm. Otherwise, the room was nice. It was extremely quiet and we did enjoy that.

The property has run down in the year & half since stayed there. As in 2024, the ice machine doesn’t work & there's rusty stagnant water in a catch tray underneath. Thete's infrequent housekeeping service & towels are very old & rough. Beds are clean. Staff very friendly & helpful.

Online booking did not mention the $150 deposit collected upon arrival, and that should be corrected, but, other than that, my stay proceeded smoothly. The housekeeping staff were very efficient and quite friendly. When I return to Tucson I will certainly stay there.

The Air Conditioning worked well! The pool and hot tub area seemed clean but we didn't use it. There was some black rubber/sticky stuff on the floor and the flooring itself was starting to become uneven. If you caught the flooring in your socks just right, it would hurt. Overall a decent quality. I would stay there again.

Air conditioning was good. The toilet was clogged and we called to get it fixed which they did. Then the shower handle fell off when my husband tried to take a shower. The place was decent but probably needs better upkeep.

Room was clean, bed was comfortable and we slept well. Complimentary breakfast is ok. Coffee, packaged muffins, apples and banana and some yogurt. If you are expecting more, you need to go get your own breakfast. Grounds are in need of some serious landscaping and deferred maintenance , but over all, for the price and location, we would stay again for a quick visit to our student at U of A.

Room looks very clean and comfortable. But the floor was completely warped due to severe water damage. It was throughout the entire suite. This was absolutely the result of flooding. Im concerned about the possibility of mold?
- 1/5
This is NOT a hotel. It is an old worn down ugly motel. The first room they gave was filthy with stained sheets on both beds. 2nd room had not lock and constant ceiling knocking noise all night. No soap in bathroom. I paid $189 is a ripoff!! Its at best a $40 cheap motel

Door lock could not be opened with card with many tries from hotel staff. Ended up with using their master key to open the door and 1 person had to stay in while the other person trying to get bottle water. Toilet had low pressure and ended up clogging. Advertised with breakfast but there was none. No bottle water in room nor front desk nor vending machine. Had to walk 2 blocks to purchase water at 11pm.

The ice bucket had hair and other debris in it. But that turned out to be a moot point because the ice machine was broken (which the girl who checked me in neglected to tell me). I was really looking forward to some time at the pool. Unfortunately, it had debris floating in it and the hot tub. There was a dead sewer roach on the pool deck. And there were streams of ants on the patio area around the pool. There was also a torn up and weathered lounge chair that should have found itself in the dumpster long ago, but I suppose they held onto it to say they have three lounge chairs instead of just two. That extra living space in the room was a waste. The couch was visibly dirty so we didn't feel comfortable sitting on it. There was also a used towel hanging on the hook on the back of the bathroom door, along with some debris in the tub. I called the front desk about the issues. Mariana (?) apologized and showed me two identical rooms next door to the one we were in, but their couches looked just as dingy and the floors hadn't been swept. They were dirtier than the room we were already in. She offered to show me some other rooms but she didn't sound too confident. I got the feeling this was their usual standard. Housekeeping had already left so she took the dirty towel with her, and said I could speak with the manager in the morning. When I checked out the next morning the manager, or who I assumed was the manager, was there, but she was extremely rude so I saw no point in bringing it up to her. I saw three rooms and this was obviously their standard. Complaining to her just so she could give a false apology and do nothing seemed like a waste of my energy. She already knows what the placs is like. Also, the suite comes with a huge jacuzzi tub. That would be nice if I could trust that it was clean.

The bed and pillows were comfortable. We were upgraded to a suite, which had a separate living, so a lot of space. The ice bucket had hair and other debris in it. Location to the Annual Fourth Ave Spring Street Fair was fantastic! Perhaps the closest hotel to the event. There was a fire at this hotel in it's adjoining building. We were evacuated for hours. Then for the rest of the night, no power to our building. We checked out the next morning but were offered no compensation or apology. The parking lot is NOT SECURE. The parking lot has an alley going both directions in the back in between the 2 buildings. There were street people milling around all day and night. We won't stay there again.

This is an older property and not very well kept up. We only had 2 towels when we arrived and 1 bar of soap. Breakfast? A package of muffins, a couple pieces of bread, coffee was ok and a bottle of apple juice. Would not recommend a stay here unless nothing else is available.

We were given a large suite. The bathroom featured a deepsoaking jacuzzi tub with a shower which was extremely difficult to enter and exit due to the 2ft sides. The pool was really cold and the spa was not warm.

2 years ago….good experience! Most recent (April 4) WAS NOT! Had planned to stay 4 nights, checked out after one! Reservation was for a double room. Called twice to request late check in. Very helpful staff! Asked if I wanted 1st or 2nd floor. Because of age, arthritic knees, and no elevator, I requested 1st floor. Upon arrival and check in, I was informed that there were no double rooms available, so I would receive a free upgrade to a king “suite”. On the second floor. I told the desk clerk that I did not want the upgrade, rather honor my reservation. He informed me there were no other rooms available because there had been a fire two weeks prior! I had no choice at that time of evening! Here are the other issues: “the suite” consisted of a “living room” with a couch, easy chair, lamp, tv, dresser and overhead light fixture. The bathroom separated the room from the bedroom. The sink ,counter, and mirror on one side, toilet and jetted tub, with shower head, on the other. It was very deep, no rails or slip mat for bottom of tub. The light for this room worked on a timer, as did the fan! It safe for anyone! No soap, and 1washcloth! Had to call for hand soap. The bedroom was adequate, except the noise from the ventilation unit! Twice it startled me awake. Finally, the floors WERE FILTHY. Black bare feet evidenced . Washed my feet, and used damp towel as a mat. Also, the laminate floor is buckling. Checked out after one miserable night!!
- 3/5
When I arrived the staff told me there was no hot water in my room, but they would move me the next day if the hot water was not turned on. When it still wasn't working the next day they moved me into another part of the hotel but it wasn't clear why they hadn't given me that room when I first arrived. The furniture and towels were not as clean as I would expect.
- 5/5
It's cute. Really nice exterior and very good price for what is offered. The room was clean and it felt cozy. The walls are a little thin but it didn't bother me much I am a deep sleeper.
- 0.5/5
I had a place to sleep at night The manager was beyond rude. Adversarial I would say. No hot water, I asked her when it would be fixed and she said "in a month you won't get cold water in Arizona" as if I were lucky. ( It was only the first week of April ) It never was fixed. fixtures hanging in bathroom. Smell of sewage. My sink stopper was stuck and it took a day and me asking three people for it to be fixed
- 2/5
Disappointed- The property had a large sized recent fire that affected the hot water. No hot water for showers for almost all the rooms. The jacuzzi never warmed up. Staff kept saying it was working but we tried several times. We were told they would move us in the morning if the hot water still wasn’t working. It wasn’t. We insisted on moving rooms. Several people stayed in rooms with cold showers. Later that night, someone tried to open the door while we slept with a key. Very chaotic.
- 1/5
This property advertises a lot that it doesnt have. There is no breakfast buffet. Its in ill repair. The spa/hot tub is not heated and the neighborhood is sketchy. We actually left a day early
- 4/5
The floor in my room hadn’t been mopped in a while. The “free breakfast” was non existent. But the staff was friendly and accommodating
- 2/5
Shower head was spraying everywhere out on to the floor behind the toilet. Literally the floor next to my bed was leaking water got 2 pairs of my socks wet. Other people's hair from past guest was lingering in the shower . Junkies laying around and behind the property. Was supposed to be a complementary breakfast that didn't happen. I was supposed to stay from March 31st to April 4th ended up checking out on the 1st and flew back home . Never again will I stay there.
- 3/5
It’s a great place if you like motels but a little sketchy. I arrived at 11am and was not able to check in until 2:45pm. To their defense, check in is at 3pm. Be aware that the park across the street is a homeless hangout. The room was descent but definitely an older motel. I was disappointed with the hot tub by the pool. Never heated up even after 1.5 hours of continuously turning it on. You get what you pay for.
- 4/5
Staff was great. If I came with a car plenty of parking. Received a larger room than paid for due to availability issues
- 3/5
I showed up about 15 minutes before check in and my room wasn’t ready which was fine. They said the would text me when it was and I didnt hear anything from them. I checked back in over an hour later and I they said they were working on assigning rooms and I finally got checked in. The first room I checked into didn’t have a latch for the lock above the card lock. I asked for a room with this security feature (this is a sketchy neighborhood) and they accommodated me without issue. The room was clean and a good size. Definitely outdated and seems to be dwindling. I was able to turn down temperatures in the small fridge and air conditioner to be more comfortable. The TV worked but the alarm clock was out of sorts so had to cover it to keep it from being a distraction. Bed was comfortable enough and I slept through the night without issue. I had the dark curtains blocking the window to outside on the patio but didn’t think about the light coming in from the bathroom which woke me up. I recommend shutting the door to sleep. The “breakfast included” was abysmal. All that there was in the whole room was 1 bottle of apple juice, 1 packaged pair of blueberry muffins, and some yogurt. Thankfully Bumsteads was next door and their breakfast was delicious. I don’t think the room was bad for the price but could certainly be better.
- 0.5/5
I asked for a refund, she said booking would reimburse and it never happened. I usually pay before I arrive to secure the room. I paid for a suite room, I was traveling with my kids. There were roaches, 3 to be specific. Dirty Qtips in the tub. The tub was not washed after previous guest left. The room and furniture was old. Lots of homeless outside the property. The homeless were hanging outside our window. Spent less than 5 minutes and left. Didn't care to lose my money. Booking didn't return my money. The property said Booking never sent the email to refund. I gave up. They wanted me to do the work for a refund. Its not easy.
- 5/5
The staff was very pleasant. We were upgraded because of a hot water issue. Everything was fine as expected. 👍
- 3/5
This is a budget hotel, so you need to keep that in mind. I was a littl upset that despite having a huge TV in my room, the remote seemed to be missing. Unfortunately, I did not notice it until my last night and nobody could do anything about it. My only real disappointment was that I had read something online about their breakfast being good, and that was not the case. They had yogurt, prepackaged muffins, bananas, bread and a toaster, and coffee. Nothing was bad, it just was not what I had read about in some reviews.
- 5/5
Clean room, friendly staff, safe secure parking, good location.
- 0.5/5
The entire stay was awful; the door to our room barely worked, our room was dirty, the tub didn't work, no lights at night on the walkways or in the stairwell, cockroaches, took me 2 and a half days just to get a drain stopper, staff refused to help
- 0.5/5
There was no hot water. Absolutely unacceptable
- 1/5
Didn’t sleep due to a room of meth heads smoking coughing and aggressively yelling at each other to shut up all night. After the drugs hit they finally went quiet around 3-4am. First time I’ve ever heard something like this in all the hundreds of hotels Ive stayed at. Would recommend staying in a nicer area or a place with thick walls. Also hot water seems to have been out for awhile and guess why? A fire at one of the units, most likely from meth users gathering here to cook and smoke. Wild night. Hard to sleep when you fear for your safety and belongings. Woke up and car seemed still intact.
- 1/5
We arrived on a side street next to the hotel and noticed a small homeless camp in the lot behind the hotel. When we arrived, the front office woman was very kind. She informed us that the hotel had a fire that week, our rooms were now available to use but there was no hot water. I do not know why were not notified prior to arriving. We decided to find another hotel with hot water to stay at while visiting Tucson.
- 3/5
Dirty/used bathmat on the towel rack. Other than that the room was clean. TV did not work in the bedroom. I notified the front desk at checkout.

The value The door to my room stuck closed. I had to hit the door with my shoulder to get it to open.
- 0.5/5
The first room we were given was dirty and unmade. There was a fire in one of the buildings of the hotel at approximately 11:00 PM. Not the section we were in. All power was turned off and was not back on by checkout. Therefore we were given a muffin, apple juice and a banana when we checked out. When asked about some form of credit for our inconvenience we were nastily told it was not their fault and no credit would be offered. Managements approach with guests
- 4/5
Of 8am lol. Work out room was locked . Lights by our building were out
- 2.5/5
The location was close to the Annual Fourth Ave Spring Street Fair They had a fire the last night we stayed there. It was in the laundry room of the adjoining building of the hotel. They turned off the electricity to our building even though it wasn't the one that caught fire. In the morning there was no hot water. We were not offered compensation. The parking lot is NOT secure. The entrance looks secure, but there is an alley that goes between the two buildings and out to the streets. There were homeless people walking around. I wouldn't be surprised if that's how the fire started. We are not staying there anymore. For that matter, we are not staying anywhere near downtown Tucson ever again. We stayed at a different hotel 2 years ago, that was not far away, and it caught fire.
- 3/5
The room itself was okay. The ”breakfast” was coffee, hot water for tea was unavailable one day, a few pieces of bread for toast but no butter or jam, fresh bananas half the days,no napkins half the time. Asking for things was met with a shrug and, ”sorry”. The pool was okay.
- 3/5
The staff was wonderful. The room was great. The complimentary breakfast was lacking. When we arrived there was coffee, 2 pieces of bread to toast, 2 small packages with mini muffins, bottles of apple juice... and that's it. Nothing to go on the toast (butter, jam). Not enough food for the people in the room. We ended up at Starbucks (which is close by!) But I chose this place because it included breakfast. Oh well.

Location The breakfast was terrible. Yogurt, white bread toasted with no jam or butter, a muffin, coffee, and a green bananas.
- 2/5
The amenities were nonexistent. Ice machine, broken down no towels at the pool exercise room locked out of order buffet. Breakfast wasn’t even a continental breakfast dry toast, muffin, yogurt, or coffee and a banana that’s it. Broken alarm clock in room and had to get a staff member to let us in the pool. This place is a joke.
- 1/5
The property advertises breakfast but upon arriving at breakfast there were about seven slices of bread, no butter, no jelly, no beverages other than coffee. Went to the front office to complain and they said the restaurant that provides the breakfast was under renovations but none of that was conveyed the previous day when I checked in. Bags of mini muffins were brought out and bottles of Apple juice. In the evening when taking my shower, the handle came off in my hand. When attempting to use the television it would turn on but it would not allow you to select anything in order to watch any kind of programming. The staff could care less about any of these situations.
- 4.5/5
Enjoyed the space, the cleanliness and the fact that they have a restaurant. They serve really good food!!! It’s not to far from downtown Tucson. The food and the jacuzzi tub/shower! Not to mention the price was a good deal.

This is a 1950-60 place in a run down part of town. The place was out of ice all the time, very outdated rooms in poor condition. Electric outlets didn’t work at head board. Minimal towels and wsh cloths. Never again!!
- 2/5
My poor review is mostly about the breakfast. They only served bananas, sugary yogurt, and processed, plastic-wrapped muffins. Could not even pass as a continental breakfast. Very, very disappointing since I chose this hotel specifically to be able to have breakfast. Also, the room wasn’t in great condition and there were stains on my sheets. Bathtub and walls were peeling.
- 4/5
This was my second time staying at the Royal Sun. The room was nice, and breakfast decent enough, so I decided to give it another shot. On my first visit back in October, I overheard them telling another frequent guest that breakfast had moved from the restaurant across the parking lot to a small room behind the front desk, but they assured it was still a "buffet". If memory serves, tickets were required, and it featured biscuits and gravy and powdered eggs. This time around, the downgrade was severe. There were pre-packaged sugar laden muffins, white bread and a toaster. Luckily, I had brought my own breakfast, otherwise I would have gone hungry. Even the coffee was a disappointment, with only white sugar as sweetener and no creamer. The Hotels.com listing clearly states breakfast buffet, so this detail needs to be updated to reflect the current offerings.
- 2/5
The girl at the front desk was lovely. But the room was a disappointment. The floor was dirty. We all had black feet after walking around on the floor. We had to clean our feet before we got into bed and put on our shoes first thing in the morning. We asked for more towels but only received one. Breakfast was green bananas, packaged muffins, coffee and tea from a carafe. It as the worst tasting tea I’ve ever had. I won’t go back.

After traveling for many years, just this I have used hotels.com 6 times. This stay was the worse I’ve ever had. I went to sleep around 10pm. Around 1am two people entered the room right above me. They were moving furniture and bringing stuff into the room. Slamming the door very loudly, I tried to tolerate it more than 1 hour and the noise would not stop. Called front desk and explained for him. Waited until 2pm moving and Lou noise didn’t stop. I couldn’t sleep called front desk around 2 am no response. I left the hotel around 2:30am. I don’t recommend this place to anyone

This is an older motel from the golden era of travel but wonderfully maintained. Room was clean, up graded ,well equiped and spacious. The combination of late 50's architecture and moden amenities was extremely nice. This will be my got to place whenever i am in Tucson.

Clean, friendly staff, convenient location. A little short on certain amenities, but overall made for a pleasant stay.
- 4/5
Didnt use the pool, but sat in the hot tub and it was very nice! Beds were fine, room was good size. Only issue was the shower head wasn't the greatest, but for the price point it was a fantastic bargain.
- 2/5
Nice room, quiet. I always book a hotel providing breakfast and this one said breakfast provided. The breakfast consisted of dry toast, apple juice and coffee from a broken dispenser. The statement that breakfast provided is false advertising. Stay elsewhere if breakfast is important to you.
- 2/5
The Bad: No Hot breakfast (falsely advertised), which consist of two muffins to choose from, yogurt cups-one flavor, bananas, & apple juice. Toaster for bread was available but no bread on site. Coffee was out too. Tried multiple days to see if anything changed and nope. Poor Review Reason: Counter Staff was not helpful at all and rude (lacks people skills and kindness). Vending machines were out of water. So no water or even ice on site worked. Breakfast was somewhat important but don’t advertise Hot Breakfast if there isn’t anything hot about it. No meat, cereal, oatmeal, eggs, not much of anything. Just muffins?! Vending machines only had chips and candy and few sodas. Property was well kept, but located in very bad area. Continuously hassled/cussed by homeless every moment I walked from property next door get in ubers. Checking in was pleasant at first and room+pool was great, but quickly went downhill thereafter. Don’t go out at night unless you want your life threatened by homeless folk hanging just off the property corners.

This place is a little worse for the wear. The first room I checked into had a hole in the wall behind the bed and what appeared to be a giant bloodstain on the bedskirt. I was concerned about bedbugs so I asked to switch rooms and the next room was missing the door chain backup lock. (A new one was installed the following day at my request). I also found a hairball in the room which makes me think the housekeeping staff might not be the most diligent. Complimentary breakfast was just coffee, fruit, yogurt and prepackaged pastries - no cereal or warm foods. Positives are a nice courtyard for sitting in the sun and the super friendly, helpful front desk and maintenance staff. The staff gets five stars! The accommodations get two, maybe three.

Couldn’t believe that it was rated 8.0 on hotels.com site. Breakfast was minimal of bottled apple juice, packaged muffins choice of three. Coffee or tea. Not much for $99 a night. The tv had issues then they moved me to another room, which also had tv connect issues. The guy came and got it turned on but not many channels on DiecrTV to watch. Lots in Spanish listed. Spider was in shower in morning, washed him down drain prior to getting in. Only to find no body wash, really. Housekeeping needs to be replaced seriously. Nightstand drawer wouldn’t stay shut.

There was an empty CBD vape wrapper in the night stand, dirt in the dresser. After walking around the room barefoot for about an hour our feet were filthy. The shower curtain isn't long enough so water collects on the floor. The sink faucet was not tight to the sink. The hair dryer is mounted on the wall opposite the outlet so it cannot be plugged in witjout an extension cord. We had to use the lamp as an extension cord. The breakfast is lame. Homeless people in the park a cross the street and in the gravel parking lot behing the hotel. I've seen worse dives, so I didn't give it 1 star.

Very poor breakfast selection. Not like the advertisement at all. If you’re not going to offer breakfast as listed, then you should change your website.

Breakfast was sliced bread ( no butter or topping of any kind) . Manager stated very rudely that she "put out every thing she had " for breakfast. Advertising that they serve a Continental breakfast is false. Cleaning staff are yelling at each other from early morning to check out time which means no sleep for guests past the early hours. Fire alarm goes off for reasons unknown. This place is hell on earth !!!

While the staff was very polite and friendly, the rest of the stay was very disappointing. There was no soap/body wash in the room. I went to the front desk and requested a refill of the body wash in the shower but never got any the first day. So I went back to the desk day two and still never got any soap. I used shampoo, but really??? No soap?? No napkins or plastic service wear at the very skimpy breakfast. Toilet seat broken…..no screens on windows…a/c temp was set and unchangeable (locked out if changing). Internet connections were unstable…worst of all, I didn’t feel safe: my door handles were rattled by unknown persons throughout the night, etc etc.

The hotel is old and deteriorating. The door frame had been crowbarred open and the slots for the deadbolt and door handle were nonexistent . The bathroom fan screeched and didn't work. It had an ancient whirlpool tub that is permanently stained, with very high sides that are difficult for older healthy adults. The hot water was tepid at times, and just warm enough at other times. (A bath, if you were brave enough to used the tub, would be cold by the time it even slightly filled). It was just dingy with age. Location is great. Parking lot is poorly lit. Paid a premium during the Gem show.

The room was clean. That was the only positive. The staff at night were loud and the smell of smoke and weed wafted around. The tv remote did not work, and after mentioning it three times it was left unfixed however they kept accessing the tv remotely at 4 am. The water in the shower dripped constantly. And the staff was either rude when bring things up or just acted like the did not care. Never again.

It is not a Best Western Hotel. There is no "cooked-to-order breakfast in a garden setting." There is no "on-site American restaurant." The "buffet breakfast" is an absolute joke. You might get a bagel. Or an orange. Or a yogurt cup. But if you arrive after 8AM you might get nothing. Pathetic. There is no daily housekeeping unless you request it every day. I requested daily housekeeping but received it only once out of 3 days. I have reported this false advertising to Expedia and have requested a refund. I hate being scammed.

We changed rooms, again not enough towels, we left the room for the day, came back the room was not cleaned, we were told we needed to request that we needed to have room cleaned, but was not told that at check-in. Was rudely told that a sign was posted in the lobby, we did not notice any sign. All in all it was a horrible stay.

It’s no longer a Best Western. I made the reservation 3 months ago, & it took 2 hours to check in. Room wasn’t ready until almost 5 pm, very overpriced for what it was. I wouldn’t take a shower because jacuzzi tub was so dirty. Breakfast that was included was a bagel & jelly, no cream cheese. There was coffee, but no cream for it. There was no soap to wash your hands at the sink, only dispensers on the wall in bathroom maybe 10 feet away. I asked for soap. They said they were out of it. I will never stay there again, & it’s a hotel I have stayed in many times. It’s in terrible shape now!

The room is was clean the staff was nice enough. There are a lot of homeless people around the property. When we got back to our room at 11 o’clock at night, there was a meth addict digging through the trash next to our room for 20 minutes. And then early the next morning about 6 AM there were men arguing under the stairwell next to our room.Turns out it was an employee trying to get a homeless person to move off of the property. Overall, the hotel was clean and well renovated, but the area is definitely sketchy.

So, it's a very low-budget motel, which is fine, but the entire Expedia listing is a lie, and that is what makes me angry. The whole listing, reviews and ratings seem to be taken from what used to be a Best Western but hasn't been for a long time. There was no toilet paper. The toilet was clogged. There was no soap for the bathroom. There was no WiFi password. There was no room info in the room. My key card had to be reset, there was no breakfast, no shuttle, no restaurant, the WiFi was sketchy, I couldn't get the door of my room open for the first 3 days, there was no housekeeping service in the 5 days I stayed, I asked 3 times for soap for the bathroom before I was informed the new owner was "transitioning away from soap." There is no breakfast, even a fake one. There were a few slices of stale Wonderbread that stayed there for 4 days, and that was about it until a couple of us raided the storage cupboards and found...more stale bread. And it's in a really sketchy area with a park full of homeless addicts across the street. Additionally, there are zero ADA accommodations. You can't even get into the reception office to check in, and when I emailed them to ask about ADA rooms they canceled my reservation (which had already been paid in full) and I had to get it reinstated.

The room was good and clean. However, as a handicap person, I had difficulties managing my chair in the room. The space was too small to turn around. The "continental breakfast" was a joke. Everyday there was less of the same food. Coffee, dry muffins, dry bread (mostly ends), bagels, water, apple juice, yogert, oranges, and maybe bagged cookies.

Well, the room was very clean. The hostess at the front desk was very nice. However, the thermostat in my room did not work because the batteries in the box were dead, and I replaced them with my own batteries and was never provided replacement batteries for me. And the TV remote batteries were dead and they replaced the batteries in the remote the second day however, the TV still never worked other than that it was a pleasant day.

Door was broken and couldn't be closed right. There were roaches in the pull out bed and in the refrigerator. One of the TV's in our suite did not work, I called front desk and they said they would send housekeeping to clean the room and maintenance to repair the TV, we left all day and returned at 9pm and nothing in the room had been cleaned and TV still didn't work. The only positive thing about this place was the staff, they noted our problems and were very kind, however, we will never come back to this place OR recommend to anyone. ROACHES!!

Advertised is having breakfast. All they had was coffee, juice, muffins, and cellophane and toast. Not at all what I was expecting. Shouldn’t be advertised as breakfast.

the room was very nice the breakfast was so minimal that iit was a joke i wondered if you had butter for the toast and was told NO what we have is it and that is it I am sorry you cannot afford to put butter on the toast I have never heard a Best? Door key would not work, then the fire alarm kept chirping once we got inside. Had to change rooms. Breakfast was suppose to be a full breakfast according to their online website, it wasn't even close to being classified as a continental breakfast. Toast or yogurt was about all you had to choose from. Very disappointing! The only plus I can speak about is that the rooms a very large and roomy.

The front desk clerk was very personable, helpful and overall, a great 1st impression of this hotel. I had an issue in my room and he promptly corrected it. I wish i could remember his name. He deserves a raise! My room was clean and comfortable. The walls of most hotels seem quite thin, but here, noise from neighboring rooms was at a minimum. Hot tub was clean and hot. It was a great getaway.

The floor in our first room was buckled and a trip hazard. The towels were stained. The room smelled musty. The second room smelled good but the shower did not drain and the soap container was empty. The ice machine in our area did not work. The internet was pretty much useless - we used our data that was in slow mode to search for things. The staff on duty was excellent. There were a lot of homeless around there.
- 3/5
Okay
- 1/5
The woman who received me at the front desk is perhaps the most abrasive lodging employee I have ever encountered. She was there solely to put me in my place and make sure I understood the rules. The room itself added to my gloom with its outdated furnishings and its depressing commitment to the color brown. I am a frequent Tucson visitor, but I will not return to this timeworn property.

It had a smell like cigarettes.
- 3/5
The overall property is OK. My room had an older bathtub that at first glance looked dirty, but it was just worn or peeled finish. Location is not great due to a lot of homeless. Breakfast area needs improvement. Very small area and minimal food options. Enjoyed the mid-century architecture of the hotel and only a 5 minute drive to the UofA campus.
- 1/5
The hand sink was clogged snd I had to wash hands, brush teeth in the shower
- 1/5
Everything in the room was broken, television didn’t work, the telephone didn’t work and the shower head was broken. This stay was a disaster, breakfast was not up to par with the other best western that I have stayed in.
- 1/5
Uncomfortable beds, noisy environment and tons of homeless in the parking lot and surrounding area.
- 5/5
The room was nice as well as clean, with a large comfortable bed. The staff were all polite and check us in pretty quickly. Had a lot of fun hanging out at the bar and restaurant "Bumstead's" attached to the hotel, where we all sang Karaoke with some friends eating delicious food and good drinks. Didn't have the time to enjoy the pool and jacuzzi, but it looked refreshing. Would definitely stay again.

The staff was amazing and the room super clean, however, we were in a corner room that had the ice machine right outside. With no security, there were homeless individuals constantly refilling ice throughout the night. We didnt feel safe unfortunately and wont return to this hotel.

Everything was great from the point that I arrived. The gentleman at the front desk was amazing so helpful and accommodating. I mentioned that I was a rewards member since 2011 and he checked it out and upgraded us for being long time member. From that point on everything was stellar I ended up extending my stay another day and enjoyed that as well. Until checkout which ruined my whole trip, I was thinking about sending you another day. We’re having such a good time so I got a call from the front desk, lady (Gloria, I think could be wrong) who insisted I either come down and pay with my room with the credit card or GET OUT! I understand check out his 11 AM and it was only 1103. The thing was because I had already left the room. I was considering writing another night when her rudeness and it seem like hatred for me put me off. I don’t know if I’ll ever rent there again the B oh excuse est Western on Oracle and Orange Grove has never treated me like that. I recommend checking that place out too. They have an amazing room with a large fits 8 people in-ground Jacuzzi in the room! You should check it out. I know if I’m gonna be treated the way I was treated checking out of the Best Western on Stone I’ll just find another place to go.

Is an older BW property, but maintained well. Beds were comfortable, a/c worked great, clean room and most impressive how friendly and helpful the staff were. All greeted you with a 'good morning' or hello as they encountered you. A bit disappointed with the surrounding area...homeless camps across street in park area...not the BW's fault.
- 4/5
The staff is great, rooms old but nice and clean. The park across the street is often full of unwashed, fragrant homeless. The city is cleaning it up though.

Near a homeless camp. Drug addicts everywhere. Did not feel safe. Room was not clean. Felt very dirty.

A rather nice property. Very walkable and wonderful breakfast. Comfortable bed, clean room without any foul odors.

My room was not fully clean, sheets were dirty with long hair that was not mine I’m bald. I also took pictures of the Bed bugs that were roaming around the sheets.

Unfortunately there is a park across the street where the homeless hang out but it never created any problems us. The food options in Tucson are amazing. This property is well kept. We felt safe going to our car, hanging out in the pool, or being in our room.

He provided me with a toothbrush and brought it to my room. I told Hector the Jacuzzi was not clean, and the pool guy was out there the next morning cleaning it. Breakfast was good with a lot of options. The young lady in the cafeteria was attentive and kept everything clean.

We stayed 3 days, 2 nights. Our room had a bathroom sink that would not drain right, they immediately gave us a new room. Our second room had a loose shower handle that came off. The shower still turned on and off so not a big issue. They offered another room but we declined because it was not a huge deal. The fridge in the room got our drinks really cold, the AC worked really well. The free breakfast was really good and had lots of options. And the cleaning service was amazing. Both evenings we returned our rooms were cleaned very well, beds made and fresh towels. The staff were all very friendly, from the desk staff, the maintenance man and the manager. We would stay again

Shower head was in bad condition and the flooring looks good but is in dire need of a cleaning based on white socks worn while walking on it

Little expensive for what it was. Had my family. The tub was not nice at all. It was just a night stay. The glad there was breakfast, it was good. Better than expected.

Room was not inspected before flipping it to vacant clean. Six hairs, some long and obvious, in shower. Beard shavings were in bathroom sink. Desk chair is missing.

I like the restaurant connected, location of the property. Staff didnt provide good customer service, they wasnt accommodating, I was told I couldn't use the bathroom downstairs to change my clothes although my room was ready for hours. Linen was dirty, took to long with that and tv was out, someone was suppose to look at it, when i called back they had 0 knowledge of the situation, tv didnt get fixed.

Breakfast had a good variety of things available. The eggs were standard institutional.

The neighborhood is frightening.

The room was very dirty, barley any hot water, jet tub didnt work. When we tried to fix the issue they said to go through expedia so when we called they were of no help either. horrible place to stay.

- First room smelled bad but in fairness the moved us - Hot-tub was lukewarm - Gym was out of order - Rooms not as nice as photos - One of our rooms the sink was clogged - how was this not noticed when they cleaned it? - neighbourhood has a big homeless community - decent restaurant down the street

Old motel that has been nicely maintained & renovated—-I like the big rooms, & the restaurant has incredible food. Karaoke is pretty loud & boisterous.

Friendly staff and good vibes. Bar/restaurant next door is a plus.

The property was misrepresented. Received numerous emails that breakfast was provided as cook to order - when we got there were informed that it was just a basic buffet. The staff were aware that info on website was incorrect but were not able to change it. Pool was supposed to be heated and it was not. Informed we were "safe" walking towards the downtown but do not go the other way. The floors were not carpeted and were not clean - feet got extremely dirty walking on them. Most of staff was very good and professional.

liked location, Breakfast options, pool, jacuzzi

Pros: Staff nice and helpful; Good breakfast. Room fine. Nice to have lights mirror in bathroom since rooms tend to be dark rooom. Cons: Way too expensve for the property. This is obviously an old property that was run down and they are working to upgrade it, but it still looks old and warn from the outside. The shower area could be a lot cleaner! You can hear the train from the room, and it runs during the night.

Best Western discontinued the homemade breakfast in the next door restaurant that was one of the main attractions of this place. They replaced it with the traditional institutionalized motel breakfast of canned fruits an powdered eggs. It was terrible. My Jacuzzi was broken and they never fixed it. The sign at the entrance was broken an d the entrance to the motel was dark and dangerous. It was also never fixed. I have been coming here for a decade during The Gem and Mineral show. I will never come back. The owners obviously don't care.

Excellent greeting upon arrival, the staff are great. The hotel is dated but clean.

Cramped space in bathroom. The made to order breakfast was a buffet breakfast. It was your average breakfast, definitely not made to order. Not that it was bad, but they sent a message building it up.

We booked this during the Gem & Mineral Show in Tucson, so we paid very high rates for the room. The property has very nice garden area to sit in with shade and water features. The rooms are tired, though, with the fixtures showing their age (very loose handles) and dim lighting. The beds are very good, however. Parking was not a problem even though the hotel was fully booked. The breakfast provided was second class, with bargain brand cereals and reconstituted scrambled eggs. Nice fruit choices, though. The hot choices did not vary over three mornings. Overall I would rate this an average hotel experience.

Noise in the bathroom like humming all the time! Broken bedside table light, very noisy in the morning right by breakfast area!
- 3/5
They do a nice job with their photos…but not even close to reality. This property was old, falling apart, bugs everywhere inside the room (coming up through sink & shower drain), odd odor in the room. It’s close to U of AZ, which is why we booked (college tours), but won’t stay here again if my son chooses to attend AZ.

I always stayed in Best Western Hotels in all my travels and I love them because they are always clean and their breakfast. This hotel was okay. For breakfast didn’t have many options. No fresh fruit, no pancakes. What I didn’t like is that I asked reception that I would check out late. They didn’t let housekeeping aware, and they were knocking every 5 min. to see if I was gone.
- 5/5
Property was super close and convenient to university for move in weekend. We had the place to ourselves, not too busy. It was nice. Some train noise at night, but not bad. Facilities were older but well maintained. Only negatives were that there were homeless across the street at the park but they never bothered us at all ( and it was just me and my daughter at times). The only real negative was that the hotel still states cooked to order breakfast- this hasn’t been true since July 2024, I believe. They offer a decent breakfast bar with several warm and cold options but not cooked to order.
