The Royal Inn is a 10 minute drive from the University of Buffalo’s north campus and a 15 minute drive from the Buffalo Airport. Free Wi-Fi is available throughout the motel. I've stayed here before., it's a fairly decent place, but it's not a five star hotel obviously. They keep it clean and bed is comfortable and plenty of hot water in the shower. It works for me, God bless them.

I was there for 2 nights. Room was clean and specious enough for us. However, bathroom’s door knob wasn’t working. Bathtub was small for me. Wifi speed was good first night but then I didn’t get much speed. Check in and check out was super smooth.

This place is the CLEANEST motel we've EVER STAYED AT!!! I didn't have to clean the room at all, which usually I HAVE TO. The bed was VERY comfortable and all around the motel was very nice and would recommend it to anyone who's looking for a motel to use!! Enjoyed our stay. Thanks There's nothing we didn't like. This motel ✔️ off all of the boxes for us.

1) The bathroom doorknob almost fell off (fixed) 2) TV remote needed batteries (fixed) - but needed to be replaced (could only change channels directly on the set). 3) The underside of the bedspread looked like it had never been washed - and approx 18" of the edging was coming off. 4) There was no room service (i.e. no made beds, fresh towels, etc.) 5) The vinyl floor (at least better than carpet) looked like it hadn't been mopped in months. Dirt came off our feet in the shower after walking barefoot for about 10'. There was a 1/4" deep crust all along the floor baseboards. 6) The bathtub stopper was not functional. 7) The window screen was torn for approx 12" at the edge. 8) There were no tissues. 9) There were no end table lamps - so we had to walk across the room to turn off the lights before getting into bed. 10) There were no electrical outlets near the bed end tables, only in bathroom above toilet & next to TV. 11) No main door peep hole or security lock. on the plus side: 1) no bugs 2) convenient parking 3) considerably lower cost that other nearby options

I know this may sound weird but the place was super nice and clean on the inside. The outside was a little rundown however it made up for it on the inside the amenities were very clean and functional. I will stay here again in the future.

I rented the room because the picture on Expedia showed a love seat in the room with two queen beds. We arrived to find not even a chair in the room. The room I am sure was cleaned but just looked unclean- toilet seat raised up, stained shower curtain , stain on one of the sheets. This wasn’t the worst hotel I stayed in but it certainly wasn’t the best. Very dated.

The room was terrible, no room for anything. There is a king size bed that takes up the whole room. The light in our room flickered at all times. The bathroom had barely enough room to move around in. The only good thing about the room was the shower had the right amount of pressure. You could hear everything anyone was doing outside in the parking lot. We did not enjoy it at all, and would not recommend this place.

It was what it was... cheap, clean (enough) but not totally clean, but a very comfortable bed. The location was convenient but the hotel is worn down and not really "renovated" even though it kind of looks that way in the pictures.

This motel is much closer to Adventure. How ever I think I've made a worst decision by choosing this motel. there was bad smelling in the roorm lack of ventilation and A/C was not up to mark. Also, 2 BHK does not have a tub bath and water was coming to bed room in mid night. Althought staff were informed, no action was taken from their side.

Everything was great. Quiet, clean, and affordable. I am so glad that we have a low cost option up in this area otherwise I would not have been able to afford to visit Niagara Falls! The room was excellent and I will be back.

Despite all the negative reviews, we found everything to be clean and way better than we expected!! We had 2 rooms and they were both great!! The location is super handy with lots of restaurants and shops nearby. We would definitely stay here again!!!

What an experience!! No pillowcase & no change of sheets!! I wonder about overall cleanliness. At the office personnel was extremely SLOW & YAWNING! I will NOT recommend or sleep there EVER again!!!

We paid for a non smoking room and accidentally got a smoking room. Went to the front office and the manager apologized and got us another room with no fuss! Excellent service, good space, clean and great overall value for what you’re paying for!

I asked for towels and when the house keeper gave me them, the attendant told her to get it back from me. She then keyed into my room and took the towels back.
