If you have allergies this is not a good place to stay. There is some what of a mildew smell that triggered my asthma. It looks very clean in the photos and it was presentable. The room advertised a queen size bed. It was a full size bed that the property owner wanted to challenge me on. I did not get what I paid for. The deposit was the highest I have ever paid for a 1 night stay. It was a $300 hold on my credit cards and I paid in advance. I was in town for a funeral so I could not have relocated to another property. I would never stay there again.

Room has potential and it’s close to the airport. Our room (Ivy Cottage) had a terrible smell/must to it though. I’m guessing that’s because it’s above a restaurant.

A kitchenette with a drip coffee maker, microwave and refrigerator/freezer. Vintage but cozy furniture. The suite was very clean. You have to climb a number of stairs to get to the suite (1301). An enjoyable overnight stay before boarding the Amtrak Autotrain.

The parking lot is close to rooms. Check in instructions are detailed with code for self check-in. Room and bathroom were clean and well stocked including a mini fridge, microwave and coffee maker.

We had a late plane arrival so close proximity to airport was good and self check in worked well. Room was clean and bathroom nicely updated. Bed was comfortable.

The room was super cute and comfy. The air fent was in need of some attention. It was hard to get the AC to be in a comfortable range but the fan helped. Expedia does not make it clear that the property charges half a month before your arrival and the other half the day before. I think the price is a little steep but location is great for historic Sanford.

The upfront communication was excellent, especially how to enter the code. There is no front desk for the inn, but I texted with the owners during the stay. According to what I read, I thought we were going to have daily housekeeping, but that was not the case. My only concern there was I was confused re asking for towels, etc. If I missed that, then that's on me. Our suite was comfortable. It is an eclectic combination of antiques and modern appliances/amenities. I will note that the furnishings in the sitting area do not match the pictures on the website. I will also note that the flooring in the shower is uncomfortable for the feet. Please note there is a restaurant on site. While did not take advantage of it, some would consider that a plus. We did not . We could hear conversations, some quite loud, outside our door. The main issue we had relates to parking. Twice when we came back to the room while lunch/brunch was still being served, all the parking was taken. Getting back out of the small parking lot was tricky. What irritated me the most was a Lexus backed in the lot taking up two spots, with engine running. I will say here that if the restaurant grows in popularity, this may cause more parking issues for your inn guests. We did enjoy being able to stay in Sanford's historic district. It gave us more time to enjoy what downtown Sanford has to offer.

We had such a short stay as our flight came in extremely late and we had to leave at 4 AM the next morning in order to catch our next flight! The room/bed was very comfortable. The decor was very cool as well. Because I made the arrangements so far in advance I was concerned that we wouldn’t receive the Text, They were right on the ball! Thank you!!!

Very comfortable and homey apartment. Small, full kitchen. Nice spacious deck. Great location in an historic neighborhood, a long walk or short drive from the very vibrant downtown. Highly recommend!

This is more of a b-and-b than a hotel with a shabby chic vibe. We had what amounted to an apartment with two separate bedrooms. It was extremely convenient to Porchfest but we never ran into anyone who was running the hotel; there really isn't any service to speak of. That being said, it was clean. Great choice if you want to be close to downtown Sanford but don't expect too much.

Very charming apartment. Really a great location is taking advantage of fantastic downtown Sanford. Great outside area to enjoy a cocktail with friends. The owner was very accommodating for us. Highly recommended and we will certainly stay again.

We stayed in Chefs Cottage. The entry keypad was not obvious but fortunately someone answered the phone #. The rooms were pleasing & great location within walking distance of venues & restaurants. We could have used bedside tables by the bed and reading lamps. My review of the mattress, however, will be brutal! I never slept so poorly on such a poor mattress. If this could be fixed, I would have loved and overlooked any of the above! I think I saw a poor review about the mattress quality here?! Not sure if it was the same cottage.

Very cute and cozy cottage. It was quiet at night. Spacious and clean. We stayed in the Chef's cottage. Really enjoyed the stay. We could walk to the downtown shopping and dining area. The walk goes through the historic district and is beautiful.

Our Rose Tea room had charm; however, there were details that a feeling of neglect. While they offered coffee and a machine there were no accompanying cream/sugar, only a crumpled used sugar packet in a bowl. Upon closing our drapes there was a sizable section with torn attachments to the drape pole. All of the outdoor sitting areas were quite dirty and appeared as if no one has touched them in quite a while. Our boutique experience was less than our expectations.

It was a darling small apartment with flowers painted on the ceiling, very clean, with 2 small bedrooms, queen size beds, very small bathroom, LR & kitchen separated by the kitchen bar. We appreciated that it was close to the historic district & the airport. The bathtub bottom was slick & needs a rubber mat for safety. Plumber required to fix the faucet in the tub. Need a step stool to climb up into the high bed in one room, & there were no dish towels to dry dishes. We didn't find any bottled water to make coffee.

Very cute little hideaway not far from many restaurants and bars. Even the breakfast/brunch that is offered on site is very delicious, offered by Chef Ju'von. Rooms are very unique, clean and comfortable.

The place was not as described and pictured on website. The floor was filthy, there wasn’t a comfortable piece of furniture to sit on. The bed was old, saggy and smelly and the couch was worse. It was billed as a chef’s cottage but there wasn’t even a pot holder nor a salad bowl, (stuff easily gotten at dollar store. The outside dining area was surrounded by all the junk from the property. And yet I got instructions to make sure I used only the black washcloth to remove my makeup. Never have I ever stayed in such an ugly and uncomfortable place.

The room was really nice. Trying to get the air conditioner to stay on was difficult. It rained and I don’t know if a window leaked but there was water all over the floor. And there wasn’t any towels for us to be able to take a shower.

The property was nice. Staff responded to our need to repair the toilet seat rapidly. Parking was small but easy. The room was nice, great kitchen. The seating was not the best. A little to low for us but otherwise ok. The bed was comfortable and the property was quiet.

Got this little gem vs an airport hotel! And it was sooo cute and comfortable and clean /quiet. It’s in a historic area and close to a really nice small downtown with lots of places to shop, eat/ drink. And great water walking! I’d like to come back for a longer stay. Great place for a girls weekend- many little private rooms :)

The cottage I rented was outstandingly beautiful. for the most part it was very clean. Unfortunately, with absentee employers, there is always a missed cleaning opportunity, in this case the oven and stove wasn't cleaned. I alerted the owners and a terminal cleaning has been scheduled. Their next occupants will be very happy. I will definitely return on all of my visits to the Sanford area.

Needs renovation. ADA rooms do not have grab bars or seats in showers. No closets. Musty smell like an old New England cellar. Dirty, stained linens. Dirty dishes and pans. Such potential. What a shame.

Such a wonderful and beautiful place.Relaxing and peaceful has everything you need to have a good time. They even have a Chef to creat a wonderful meal for you and in a lovely garden spot❤️Thanks we are so happy we stayed here and will definitely be back. The owner is very friendly and responds quickly to answer any questions you may have. Thanks we loved it.

They do not have anyone on the property. We had issues with the air conditioner when we arrived. We called and texted and did not get a reply. We finally got it working. Later we had an issue with the tv and again called and texted and again no reply. After some time, we did get it working. Interesting decor, very eclectic but fun. Maybe a bit too busy with everything on the wall but certainly lots to look at. Would be nice in warm weather as lots of places to sit outside. Close to airport and Old Town.

I emailed that morning and asked if we could get a check in of 2 instead of 4. The standard response was yes, but to be aware that a fee should be assessed for the convenience. Ok, that sounds fair. What I didn’t expect was the “thank you for allowing Park Place to charge an additional $145 to your CC” for that two hours that came thru later. That’s insane. For the amount I ended up paying for the night, including all the fees, we could have easily stayed at a very high end hotel. And gotten a complimentary breakfast.

This was a charming place to stay. Beautiful character and great amenities. My only downside is we did not find the wifi info but that is probably because we didn’t look in the right place. We had the upstairs of the craftsman and it was 2 bedrooms with 3 baths. Perfect for our group.

We stayed at the cottages because of its location and proximity to the music venue downtown and we like to support local businesses. It was great to walk! Our room was super cute 1 bed cottage with a kitchenette. There were a few downsides to our experience. The linens and pillows were terrible and didn't seem clean. There was one thin sheet and a super thin bed cover, no blankets. We were freezing since temps were in the 40's during our stay. With no one on-site, there was no where to turn. We had a terrible nights sleep. Also, being on the lower level, you could hear the folks above you walking around and there were lights on the property that stayed on all night that didn’t create a peaceful sleeping environment. The room rate seemed reasonable, yet got cheaper over time, but i couldn't adjust that. Be aware, they charge a cleaning fee $50. For that, the sheets had hair on them, but it was late and we were tired so we had to crawl in bed and shiver that night away trying to sleep.

The cottage is part of an old home so it has some quirkiness to it which one would expect and we didn't mind, sort of shabby chic I would say. The outdoor seating areas were charming. Parking was plentiful and easy. An easy 15-20 minute stroll through beautiful historic neighborhoods to the downtown area which has plenty of bars, restaurants and shops. The kitchen allowed us to eat in as well with full sized fridge, small range, and the basic pots, pans, dishes and utensils. Also, a washer/ dryer for convenience as well. Shockingly for an old FL home, we did not see 1 bug for the entirety of our stay. The only negatives that I could mention is that the windows were stuck shut, we would have like a little cool breeze, but I guess that lends to the no bugs and security. Also in the Ivy Cottage the vaulted ceiling was open to the bedrooms and living room so not much privacy as far as noise was concerned. Overall an enjoyable stay.

A bit shabby , but clean . Outside the rooms was lounging areas need to be cleaned / updated. Same with inside , needs updated. But Good value for the money, because your 1 mile form the waterfront , with bars, breweries , and restaurants.

Stayed on main level in Craftsman 1. The unit is very roomy with a full kitchen, living room with dining table, a laundry room and large bathroom. The shower is inside a garden tub so it could be challenging for some guests. We really enjoyed the outdoor patio that is spacious with two spaces for outdoor dining. The bed was very comfortable but traffic was a bit loud on Saturday night. It was much quieter on Sunday night. The property is quaint and a short drive to downtown. Check in and out was very smooth and there is a Publix less than 5 miles away. Will definately stay in this unit again in the future.

The room was spacious with a private bath, sitting room, large bedroom, full kitchen, and laundry room. I loved the vintage atmosphere with the modern touches! The waterfall shower head was amazing but the bathtub is deep. If you have mobility issues this could be difficult. I had some trouble with the Wi-Fi but the staff was quick to resolve it. There are beautiful little garden spaces to sit outside and relax. I would absolutely stay here again!

There have been charges since I stayed a year ago. There was some confusion about our stay and what we were getting. The owner was very nice and gave me a discount and said they our in the process of updating the different websites to match the new changes and charges. Will definitely return.

The ONLY complaint I have is that when booking it was advertised as the whole unit but upon arrival we found out the top part was occupied. We choose the unit for privacy- which we for sure had behind a locked door for our unit. Just didn’t understand the booking system for this room. 2 people is the downstairs unit. More people BOOKED- more rooms. Just FYI.

1. Bed was falling over. 2. CO detector was chirping and fell off the ceiling. Its case was filled with water that spilled on the way down. 3. Kitchen light switch plate was not attached to anything. 4. Ant sized bugs crawling in the bathroom.

Clean, but did have one roach issue. Location ok heading toward the downtown area, which is very nice for tourists; be watchful elsewhere. Traffic in central Florida a nightmare.

We enjoyed the spacious and lovely accommodations. Everything was cozy and convenient. The bathroom needed some additional cleaning and repairs and we did not use the dish rack because it had not been recently clean. I would still highly recommend the property!

My friend and I stayed in the Ivy Cottage which was very cute. Check in was easy (you are just sent a door code). The unit was spacious and beds were comfortable. The kitchen was well appointed. Park Place Inn was very convenient to downtown Sandford/shops and restaurants Overall, we enjoyed our stay and would stay here again

Nice kitchen! Wi-Fi and tv were terrible. Bed was way too soft. Comforter was too heavy and a lighter weight blanket was not available. Bathroom sink was too high, but nice shower.

We stayed in the Chef's cottage. It was a really nice and comfortable cottage. The bed was amazingly soft and comfortable. There was a sitting room with fireplace. The kitchen area was roomy, and top notch. The refrigerator was large and would accommodate lots of groceries. Had laundry facilities, dishwasher and coffee pot. Plenty of cupboard space. They provided frying pans, sauce pans and some cooking utensils. Anything else you will need to bring or purchase in the cooking arena. Plates, cups, silverware and bowls were supplied. The cottage is located in the historic district. Close to downtown but far enough that it was quiet in the evenings. We really enjoyed our stay and would book again

The place is in the process of being finished. Our apartment was great. The appliances were new and top quality. The neighborhood was great. The outside items (tables, grill, sitting areas) could have used a dusting and someone to use a leaf blower. However, I'd stay there again or recommend it to a friend.

Not being able to contact anyone via phone email or text was very annoying. There was a phone number and you were encouraged to call but no one returned calls to answer anything. The tv was terrible and you couldn’t lock the door with anything but a chain lock. I was very disappointed by the outside areas very messy and not inviting at all. The book left to give us information was not helpful and showed pictures of a remote that was non existent and said you could watch Hulu but you couldn’t.

The room was clean and spacious. Coffee maker did not flow and in fact overflowed. I think there is a piece missing or not the correct pot for that unit. Thankfully, there was a french press. :-) Overall, we enjoyed our stay but because of the busy, noisy road right next to it, would rethink whether we would stay there again. Location was great and we love the historic district.

Our stay was great! We were just doing a little staycation and our hosts were awesome! They even held our luggage for us after check out when that’s usually not something they do. They went above and beyond anything we could have wished for! The cottage was cute and cozy and great for a couples weekend. It was very quiet and close to everything we wanted to do. The water stayed warm for a long time and the pressure was good. We had some trouble getting the TV to work, but other than that it was great!

Lovely old building. Very clean. There wer 2 of us and we had everything we needed. Proprietress was very friendly and helpful. I would stay there again.
