AVOID!! Amazingly, there is No staff or security on site whatsoever !! your Lucky if they even answer the phone to help you. Whole place smells old and musty like mothball. Visible mold on walls and shower in bathroom. Check in and out instructions unclear and complicated. No amenities. No room key unless you download a weird app. No hospitality. No customer service. Truly horrid!!! I would love my money back

Very comfortable, clean room. Great location Nobody there to greet you. You use your phone with an app to get into your room. We weren't the only people who had trouble opening the door at first. Subsequent attempts worked well. There is a phone number to call if you have a problem but they don't always answer the phone other call you back so you may have to call more than once.

We loved this hotel. Loved the high ceilings, comfortable bed, ambience and the fact that coffee maker was available all day and there was ice maker too. These little things make all the difference! We were a bit unsure about downloading the remote download key to the door, especially as it didn't work the 1st time we tried it. But the second time it worked and we got in and used it successfully for rest of our stay.

The location is great. Plenty of restaurants are close and it's a good neighbourhood. There are no staff. This is more like an AirBnB experience.

Great location- so many great places nearby to walk to. Room was clean and comfortable.There was a coffee/ tea bar in the lobby so you can have coffee in the lobby and look at the park. Very interesting that there is no staff, receptionist or any other person on site, just the cleaners in the morning. Kinda the self automated hotel.

Staff was helpful. The room was quiet, and the bed was comfortable. The location is great, across from Washington Square. The Inn has an app check in system which was supposed to notify us when the room was ready (at 3 PM or earlier). We arrived a little after 3 and someone let us in but we had to find someone in housekeeping to call someone to send us the link to obtain the digital room key. We were sent very specific instructions on to check out by 11 AM but when we returned to pick up our bags at 10:45 and check out, the digital key was already disabled. Housekeeping unlocked the door so we could get our bags.

Traditional building with classic feel throughout, not a chain hotel! Attractive and vibrant location on the square . Nice lobby area for sitting by the window with coffee available. Upstairs room was bright, airy and attractive. Downstairs room was much smaller and less appealing. Hotel was not able to provide 2 rooms close together as requested. Key activation via phone can be fiddly and doesn’t always work. We needed to reconnect to the Wi-Fi login every day and every time we stepped out and returned to the building. Be mindful of the stairs with heavy bags (2 flights and no elevator)

Great location. Close to restaurants and bars. I tried to sleep in and could hear all the people checking out and grabbing coffee and never got to go back to sleep as it was loud. I also asked for late check out and was not allowed. Also can’t cancel even with 1 week notice.

character. great location. clean. the property is fully automated. no staff. they need a more clear cheat sheet for first time users. once you figure it out its ok. though if your phone battery dies... you are sleeping in the park (Tony's pizza let me charge). no one answered the phone or the ring doorbell. this is an 1800s property... most rooms have shared bathrooms. mine had a private bath but it was across the hall. bring your phone to your bath to get back in your room or you are sleeping in the hall.

Great location, nice lobby area with coffee and tea. Despite not having a reception, communication was good through their app and we had no problems getting in. It was a little warm in our room and there was some noise in our street level room. But it didn’t disturb us.

We were hearing a couple next door having sex, and it was a pretty long time. The wall is too thin, so not just the sound but the bed creaking noise was heard in our room, too. It was pretty disturbing.

We were forced to download a phone app (which requires access to your phone's data) to check ourselves in. Because of an error on YOUR part, we were unable to self check-in and stood around for over an hour. We tried calling and had to be a VOICEMAIL. Finally got ahold of someone on the phone and got into our room at 4:30 - an hour and a half after check-in time - causing us to miss our V-Day dinner reservations. Our room was DISGUSTING. Stained carpet, curly black hair on the toilet seat, disgusting filthy walls and curtains, a shower that was falling apart, reeked of old cigarette smoke, homeless people sitting on the front door step... The list goes on. Then I requested a late check-out, only to be told they cannot accommodate, due to limited staffing. I have an idea: How about you hire some? My reservation paid for 20 hours of a hotel room - not 18.5 hours. So after not allowing us to check-in on time, you steal our money by not providing us with a late check-out. Cool! To top it all off, no one is responding to my complaints and demand for a full refund. I am being completely ignored. Do yourself a favor and DO NOT BOOK AT WASHINGTON SQUARE INN! The worst "hotel" experience of my life.

Was able to but flame didn't work just heat , then shower wasn't working and had mold in shower with rusted screws . Then house keeping showed me in am after showering in room next door No instructions for both were not given .I have used showers like this before but really confusing after traveling and just trying to relax .

Location Charming I hated the app you had to download to enter rooms. Mine continually produced errors and I could not enter room. No staff at location. After resetting app three or four times would it function predictably

This place is so cute, right in the middle of everything. Everything was extremely clean and the staff was attentive. Never once did I go get water or coffee or tea and the water was out. I even had an issue with my toilet and I texted the hotel and someone was there to check two minutes later.

Great location, very clean, nice sized room. Coffee/tea/water available in the lobby. Our mattress did not fit the bed and wasn't the most comfy, otherwise it would be a solid 5 stars.

This inn was an absolute gem and the perfect home base for exploring San Francisco. The location could not be better—right by Washington Square in the heart of North Beach/Little Italy. Being so close to the tall, beautifully lit church made it incredibly easy to find my way back at night, which I really appreciated. You’re surrounded by fantastic restaurants and bars, just two blocks from the cable car, and within easy walking distance of Chinatown and even Pier 39 if you enjoy a longer stroll. It felt central without being chaotic. The room itself was very comfortable, with a surprisingly spacious shower (a big win after long days of walking). Everything felt clean and well cared for. Coffee available each morning was a lovely touch and a great way to start the day. The only minor downside was that luggage storage was not locked and required leaving bags in the lobby. That said, the lobby itself is locked and only accessible to guests, and we had no issues at all with our luggage. Self check-in and check-out were smooth and hassle-free. The room was cleaned daily, and overall we were very happy with our stay.

However, you should know that the hotel is pretty rough around the edges. Shower handle a bit funky, carpet very worn in spots, aging tiles, mattress hardly in its first youth (but we slept well). If you want the bathroom in your room as opposed to across the hall, make sure to reserve ensuite.

Unclear of how the hotel has 8/10 other than amazing location! Beware when booking that the photos taken give the illusion of a standard room but the reality was an extremely cramped tiny room with very interesting toilet and shower. There are no lifts in the building either so be mindful when booking that you’ll need to heave you suitcases up flights of stairs

The “concept” is very modern, but all sorts of ages of people choose to stay at this facility and some people are not versed in how to access the entry/ check in process— which was just plain inconvenient. Everything else as far as location and cleaning and such, was fine. You should have staff, just that simple.

It’s an older building difficulty with parking. No elevator upstairs. Could you some maintenance. But with all of that considered and in mind, the convenience to everything was difficult to beat.

Great area. No staff makes it somewhat difficult. WiFi info was only at desk but with no staff you don’t go to the desk. Room was so small the bathroom door couldn’t fully open. Beware a standard queen is really a double bed size. Room was very stuffy even with fan running all day.

We tried to get a hold of the contact person, but the voicemail was full We did not get in until 430 instead of three. Our room did not have a bathroom we had to go across the hallway. Got fleabites on our feet and the room was not very clean. It was very noisy and we did not have any air-conditioning we will not be going back.

The hotel is super convenient and very clean. Rooms are on the smaller end, but still plenty of room. Having Washington Square Park right out the door is amazing! There is no elevator, but we knew that ahead of time. We will definitely be back!

Beautiful interior. Comfortable bed. Coffee access all day and night. Lobby comfortable and a good place to hang out if needed. Help staff, quite helpful. Every thing was emasculate. Cleaning person very kind and helpful.

The bonus of our stay was the location! It is out of the bustle of the downtown area, easy pick up by Uber, and walking distance to outstanding eateries in Little Italy or Chinatown. HUGE!

Room number 7 does need a little freshen up. The carpet is very old and stained and I imagine is the reason for the odor in the room. The bay window is lovely but the cushions need to be recovered. Keep it simple. Don’t think you need the bolsters in that area. Just the seat cushions.

This place is very cute and comfortable and in a wonderful location right in the middle of North Beach and all its great shops and Italian bakeries, cafes, and restaurants. The room was small but comfortable, clean and tastefully decorated. There is no front desk service but when I had some questions they were quick to respond to email, text, and phone call. I would definitely stay here again!

This place is very cute and comfortable and in a wonderful location right in the middle of North Beach and all its great shops and Italian bakeries, cafes, and restaurants. The room was small but comfortable, clean and tastefully decorated. There is no front desk service but when I had some questions they were quick to respond to email, text, and phone call. I would definitely stay here again!

The Washington Square Inn is in a great location for both the immediate North Beach neighborhood, and getting around San Francisco. It's an unattended property, so there is really no "staff or service" to mention. It's also basically an older building, but in decent shape. My wife and I feel like it's one of the nicest bargain stays in SF.

This is a contact-less hotel. We like the simplicity of getting in the hotel and downloading our key. We have appreciated early check-in both times we have stayed at this hotel. We loved our large room the first time we stayed. This time, though, our room was very tiny.

This hotel has no staff on site. But they answer texts quickly and you check in electronically. Rooms are dated but very cute. The bed and pillows were comfortable. And you in a safe area and close to tons of restaurants and sites. Also the park across the street is pretty and we could see Coit Tower from our room. Windows open for fresh air.

Washington Square Inn is in a good location, overlooking the square. Room was clean and spacious, though noisy as we were at the front of the building looking on to the square. The windows didn't seem to keep any of the noise out.

The room itself was spacious but needed a deep clean…Turning on the fan the dust went everywhere. The pillows needed replacing as soon as possible. But overall, we had a wonderful couple of nights in a fantastic location!

Self check-in worked as expected with no issues. You need a cell phone to check in though & a certain app. Also, the remote staff was quick to respond to my text message and able to accommodate a room change very quickly. Just know there’s no elevators so if you have lots of luggage you may want to consider staying elsewhere.

Awesome small SF apartment building renovated with small but well appointed rooms in the heart of North Beach. A great romantic couples hotel. I live in SF and stay here at least twice a year just to walk to all the bars and restaurants which are so close. Street parking is a challenge but I’ve always found one close.

Stairs were hard to massage with heavy luggage. Did not enjoy the homeless people constantly trying to get inside. Would of been nice to ask “someone” about dining options. Cause waiting for one hour for takeaway breakfast was not fun.

Loved the location of the hotel. I felt safe inside the hotel and it was very clean. Staff was very nice as we arrived sooner than our rooms were ready, but we were able to hang out in the lobby until our room was ready.

We stayed overnight before getting on a cruise ship. Only problem we had was the keyless entry, but we were able to get assistance. Only other complaint is that homeless people are sleeping right outside front door.

Our room was cozy, if not a little small. Would like to have had at least one chair in the room. Bathroom was clean but the sink and bathtub were backed up; thank goodness we didn't inadvertently leave the bathroom key behind after use or we would have been SOL! Overall, it was clean and quiet. Would love to have had some sort of breakfast available in the morning. The absence of a friendly staff is noticible.

Wedding at St. Peter and Paul Church, literally just steps away from the front door of the hotel. This hotel is a little boutique hotel conveniently located in the middle of the North Share Italian neighborhood. Bars and restaurants literally a few steps to a few blocks away. The staff, though mostly available via text and email, was incredibly responsive and helpful. If they can accommodate you, they will. We had an afternoon wedding and so they gave us an additional hour to check out, and stored our luggage for free while we attended. If you're looking for a large room and large bathroom and all the little things you'd get at a Holiday Inn, than this place isn't for you. But if you need a quaint and cute and comfortable place to stay, convenient to all that North Shore has to offer, you really can't go wrong here, especially for the price. The only negative is parking, which is a big hassle to find, but that's the case just about everywhere in SFO, so I can't pin that on this property. Definitely recommend staying here.

The location was the best part about the property. It is centrally located in one of the best areas of San Francisco, close to the bus station and tons of eateries. Everything apart from this was mediocre. The hotel has a moldy smell all around it. There is no air-conditioning and that makes a huge difference. The rooms are very small, but the housekeeping is good. There is no front desk staff which is inconvenient for travelers. The code system at the door is also not advisable for older people. It must’ve been a good hotel once upon a time, it is not the case anymore. I will be returning to San Francisco but I will not be staying here

Very nice boutique hotel. Charming and great neighborhood. Room was as advertised: comfortable and clean. There was some disturbance outside our door late Saturday evening with someone screaming. Not sure if it was a guest or someone who got into the hotel. The lack of front desk staff is a detractor. We packed very light but had to lug around our bags because we couldn’t check them with the hotel. This is a bit of a DIY property.

The key pad in which you entered the code for general entrance was faulty as it was working only some of the time, everyone had trouble with it at some point, this was a problem especially if you were locked out late at night otherwise everything was fine.

I'm a Bay Area resident, lived for years in SF and always wanted to stay in the Washington Square Inn. The place is beautiful and in the best location - over looking Washington Square Park in North Beach. Our room was big, beautifully decorated with an atique bed frame and gorgeous chest of drawers. High ceilings, very Victorian, even the entrance is lovely with polished Cherry wood flooring. No real amenities - a coffee maker and water, that's it. But the price is impossible to beat, and the nearby hotels can't top the Inn's location or charm. Step outside and you're in the best part of North Beach. We had a bit of trouble getting the code to work at the front entrance - there is no one on duty at the desk, which is different to say the least. But a phone call to the managment cleared it up. Our larger ensuite room overlooked the park, but there are delivery trucks that pass early in the morning so you'll occasionally hear some noise. It's a city, and we were on the 2nd floor. If that bothers you, a room further back might do. The big windows overlooking the park, easily opened for fresh air, made it all worth while. Loved it. It took us a long time to get here - we live 15 miles north and usually just drive in - but it was great to walk North Beach, the Embarcadero and Financial District, and ride the Cable Car to the Asian Museum. We'll be back.

It was not made clear that access to our room and the property is entirely dependent on having downloaded an APP on your phone prior to arrival. Thankfully we had a smart phone. We weren’t aware of how to share / get 2 keys, as we registered for 2 adults. We were locked out at 2am!! There were no instructions in the room for WIFI, so I had to call. The room WiFi was inadequate for work, so I had to go elsewhere. The toilet overflowed and did not flush properly. I had to call even to figure out the shower (this might have been my user issue); the point being nothing was easy and relaxing about staying here. It was one obstacle after another. Two positives: the room was spacious and clean and the location was superb. For this we were grateful. The solution would simply be to communicate more in depth with your guests in advance so they are prepared. A little bit of communication would have fixed many of the things that really were upsetting to us. Thank you!

Location is great, but that’s it. The room was described as a double room w private bath. On the day of departure the description was updated to explain you have one small bedroom with a bathroom across the hall! There were supposed to be robes for privacy, but no. Walls with holes, towels are scratchy, no on site staff speak English. Foyer smelled like pot. Street was noisy.

This is a GEM. It is one of those hidden treasure small hotels you will find in the middle of the touristic San Fransisco districts. Ten minutes walking distance to almost everything. It is a charming small Victorian-style hotel. Check-in was effortless. Got a welcome email with the front door key code for access. I got an activation code on my phone for the key app in advance and it works very nicely. This area (Washington Square) has a lot of restaurants for all people whether you are a simple pizza lover or in for a culinary experience. I will highly recommend it and I will definitely return.

Old architecture with modern furnishings. Great beddings. I slept well. Neighborhood is great. Restaurants aplenty. My favorite neighborhood in the City.

They have a fridge but no microwave. Called the staff and they said they no longer have the microwave in service
