It was one of my worst experiences in this platform. Rooms are not as it seems on pictures. Clostrophobic, smelling, dark and dirty. They take deposit which is not mentioned anywhere during booking. I booked for 2 nights but left after a night. I told that I'm not happy with the room but they did nothing. They just told me I'm free to leave...

The rooms are small, but very clean. Bathrooms are shared on each floor. They are very clean as are the shared shower rooms. As a caution there are three floors, but no elevator. Price was good.

The building is tilted apparently? So all night I was rolling off the twin mattress. The rooms are smaller than you think, and the carpets are gritty and don’t feel clean. The bathrooms are shared, one of them was locked and knocking yielded no answers, the other one had someone actively shooting up. The refrigerator in my room didn’t work, and because the building is historic there is no AC, so overall just a hot, grimy, tilted place. The woman at the front desk though is a treasure. She was so cheerful and sweet and enthusiastic, happy to be helpful, genuinely seemed to enjoy her work. She needs a raise to keep that positivity working in a place like that!

Great location! The hotel is what it is--minimalist and very old. This is a value stay, and you should think of it more as a hostel with a private bedroom and shared bathroom. The rooms were clean for what they are, but the hotel is old and smelled a bit musty. Staff was excellent! At night there is only a single pane of glass between your bed and all the street noise. I had an outward street-facing room and it was not quiet by any means.

At first i was skeptical since by mistake i had chosen the common bathroom option. However, the place was very clean. The bed could be more comfortable and having a fridge in the room which makes a noise was not inviting but it was a pleasant stay. The bathroom and washroom were clean, however the bathroom did not function at times. The staff was very very nice. The coffee was great and the best part that this hotel was at the heart of union square. I would definitely recommend to everyone who are on a budget.

Loved how close it was to Chinatown, literally right next door. Although it is a dorm room kind of feel, with shared bathrooms located in the hallways, bathrooms and showers were never a problem because of how many there were and they were always clean. Staff is very friendly and always available 24/7 if you are out late.

The localization was convenient for us. No elevator - very hard to go through the staircase with all the luggage. I knew the bathrooms were shared, but it was not specified there would be only 2 showers PER WHOLE FLOOR... The kitchenette near the reception had olmost no equpment in it, no water, no utensils - useless.

One issue during my four-day stay was the water temperature. It was mostly cold, and even after running it for the suggested 10 minutes, it only became lukewarm, and I didn’t want to waste water. The one evening I did shower, the water was still lukewarm. On my last day, however, there was hot water running from the sink in the room, so the issue may have been resolved or there may have been fewer guests showering that morning. Accessing the building was another small inconvenience, as the key card does not open the main entrance and requires using an intercom to buzz you in or calling staff off site. Twice, no one responded right away; one evening another guest and I waited briefly before a man let us in. Late-night entry after 1:00 am was not an issue, and I did notice a security guard one morning. Overall, I enjoyed my stay, and with hot water consistently available and key card access to the entrance, the experience would be even better. The Urban has many positives and great potential.

When I first entered the room, there was a noticeable unpleasant smell. I opened the window before leaving for the day, and when I returned in the evening, the smell had reduced but was still present from time to time during my stay. I didn’t report it to the front desk during my stay, but I did mention it at checkout. On a positive note, the front desk staff was friendly and helpful, which I appreciated. Overall, this is a reasonable option for a short stay, but the room condition, especially the odor could be improved.

I wanted a nice, budget hotel that was better than average and this was it. I got a room with a single bed with attached bath. The room is very small, there is no closet, and the queen-size bed and armoire take up half of the floor space. There's no dresser and the one table is also small so you quickly run out of places to put things. The bathroom is surprisingly large though with no shelves and lacking handy towel racks. That said, the staff was attentive and helpful, the building felt very secure, and through worn in places, was neat and clean. The hotel location is right across the entrance to China Town on Grant St. Being San Francisco, there are plenty of coffee shops, eateries, and mini-markets a short walk in any direction. It's a ten-minute stroll to Embarcadero Plaza or Union Square. Despite the horror stories on the news about San Francisco, the neighborhood appeared pretty tame, lots of cops and armed security everywhere, hardly any homeless, and frankly, looked less sketchy than my hometown of Denver. So yes, this was a good choice for a hotel.

The shower was cold. A guest was yelling for help into the hallway because her light burned out. The room was so-so. It was not quiet… I could hear people in the next room. Arrival staff were friendly but the checkout staff was interested in her own cell phone screen. Neighborhood is GREAT! This is comparative… I often stay in budget hotels in SF and I can’t figure out how the ratings are so high.

The hotel was good for my purpose, which was to find an affordable hotel option the night before the Super Bowl. My room was very tiny, and it was super loud outside the whole time, which made it hard to sleep. Otherwise, it was all fine and I would stay there again, for half of what I paid.

I stayed here during Super Bowl weekend and it was a grand surprise. The streets were very clean and no homeless people around. The room I stayed at was very clean. Bathrooms and shower clean as well. I stayed very close to Union square and a lot of options for food and shopping.

Restroom , Baths are well kept and clean, the facility itself is very neat and they serve fresh coffee and water, very comfortable dining and waiting area . Excellent Staff ! Situated in a nice area of the city and accessible to public transport and dining , cafe facilities! Just the tv was out of order in my room , the staff tried to fix it , buts it’s not a big deal , I have a clean room and bed.

The Urban is in a great location, close to everything around Dreamforce. It’s much more affordable than most hotels nearby. The rooms are clean, the staff is friendly, and the overall stay is very comfortable. I didn’t find anything I didn’t like during my stay. Everything met or exceeded my expectations.

Great value to stay in the middle of the SF downtown. Everything is very accessible and convenient. Mostly safe - many tourists, office workers and policemen around the area - unless you go toward Tenderloin a few streets away. Facility is old but clean and well managed. No elevator there - you have to carry big luggages through staircases.

I booked a room with a bunk bed and when I arrived the lady at the front desk said it was wasn’t available. I was with a friend so we needed two beds or at least a bigger bed. She gave us a room with a single bed half the size of a twin bed. She told us we could get a refund so we went upstairs to gather our belongings and when we came down she said “we can’t give you a refund at this time.” So the lady took down my number and told me I would receive a call about my refund soon and I never received the call. She was pretty rude and didn’t even apologize for the inconvenience. Horrible experience.

It's a hostel, not really a hotel. Very noisy, you can hear everything that happens in the other rooms, and on the street. It is what you pay for. Earplugs are a must. Other things were ok, and there was free coffee in the lobby.

The whole place smells musty and gross, the showers are nasty (I'm pretty sure there was mold), the rooms are tiny, beds are loud and not super comfortable, and our room didnt have a mini fridge and there isnt a communal one. If you are desperate for a cheap place to stay and don't plan on staying in the hotel much, its not the worse place to stay, I guess lol... the only good thing is the location. Its a very good central area, but honestly I'm not sure its worth the price evn if its one of the cheapest places in San Fran.

A glorified hostel. I would have preferred a hostel. The actual location is not super sketchy, but a bit hard to see from the street and not in a very exciting area. The inside is lackluster and older, with stained carpet and an overwhelming smell of air freshener and scented cleaning products. The room itself was decent enough though not attractive by any stretch of the imagination. The deadbolt did not work. I had a room right above Bush which was incredibly loud due to car noise, also people would stand outside the market next door until late and talk loudly. The bathrooms were ok. The showers on my floor had 2 rooms which had dysfunctional doors that would not close. I went to another floor to find a functioning shower door. Big safety issue. If you have literally no other option, this room would do in a pinch. I wish I had gone with a hostel. I would have been happy to share this info at checkout but was barely spoken to, much less asked about my experience. I’m sure they know—the issues i encountered do not seem to be one-offs and I’m very confused by the positive reviews.

Even though the situation was beyond his control, he didn’t just stand by—he actively helped me communicate with the booking platform. While that didn’t lead to a resolution, his willingness to help reassured me so much that I decided to rebook directly through Expedia, even at the risk of a double booking. Thankfully, Expedia made the process smooth and efficient, and Hans quickly checked me in, ensuring I could get the rest I needed. I knew the reviews were good, but the property still exceeded my expectations. The location was simply perfect, with a convenience store next door and a short walk to the Bart station. The shared bathroom was always clean and accessible. The staff was friendly and greeted me every time I came in. I was there for NBA All Star weekend, so it was the perfect distance from the Chase Center. I will definitely keep them on the top of my list when I'm in the San Fran area.

It did what it said on the tin. It was super cheap and suited my needs for being central, walkable to everything. The single bed in a small room and shared bathroom between a load of rooms on the same floor may not be suitable for some but for me being hardly there other than to sleep and have a quick shower it definitely did the job.

My second stay at this hotel. The location is fantastic. There is no parking but that is clearly stated and in any of the pricey hotels I've stayed in the area parking is +$40 per night. There are shared bathrooms but that is clearly stated upfront AND the bathrooms are spotless, I think they're cleaned throughout the day. Front desk is open 24/7 and friendly and helpful. I'll definitely stay there again.

The Urban is a smidge more than a hostel, with small rooms and shared bathrooms… but the service was excellent and the location couldn’t be better. You are 200ft from Chinatown, just upstairs of Starbucks, and within 20 mins or so walking distance to the financial district with high end shops or to the ferry for further reach. The building is access-controlled so you are safe and everything was clean and comfortable. I absolutely would stay again!

I needed a cost effective and safe place to stay that was walkable to Moscone center and other evening events for a conference. I got in much earlier than check-in time and was able leave my bag at the desk, as well as had a quick check-in later that night. The room was small, but clean and had a sink and mirror in the room. It was also pretty quiet after 10pm. The shared bathroom and showers in the hall were usually empty when I needed them. The bathroom with the toilet and sink pretty clean, the shower area was not that clean, so glad I brought shower shoes.

I appreciated that coffee and tea were provided, along with bath products in the shower areas. Only main downside is the street noise, so definitely bring earplugs.

Good place for a short stay. The location is very convenient to travel to almost every famous spot, the facility is new and good enough for normal use. The shared bathroom and restroom are kept clean so no worries about that

For under $100 (including Taxes and fees), this place is great. The room is tiny, but clean. There's a lot of traffic noise, but earplugs helped with that. You cannot beat the location: just outside of China Town and 2 blocks from Union square; steps away from the Sutter Stockon garage; close to the financial district.

You just have to go into this knowing what you’re getting. As a solo traveler with minimal needs, it met my needs at a comparably reasonable price. I had some apprehension about sharing bathroom/shower facilities but it worked out fine. The location is great - you’re in the middle of everything. I’m a deep sleeper so it didn’t bother me, but if you’re a light sleeper, you may struggle with the window open and facing the street. All in all, my needs were met and I appreciated having a relatively affordable option in downtown San Francisco.

There was no hot water throughout my stay and the hostel refuses to give me a refund. They only told me of this when I turned up to check in so they knew the price to stay somewhere else was going to be extortionate.

Cons: shared bathrooms (but we’re clean), there was no hot water! (Plumbing issue), mattresses were spring based and quite flimsy and noisy. Worth it? For the price, safety, cleanliness and high value - yes, but they need to fix the pipes.

a good budget option in central SF. You share a bathroom and I was close to a bit loud but workable. but with the prices of SF hotels can save some and be central. It's basically a high end hostel where you have a private room and share bathrooms.

Stayed whilst travelling and the room and hotel was more like private hostel rooms. They were clean and the shared facilities were again clean and there were enough of them. The room itself was a bit tired and not much room to store 2 cases and move around. WiFi was good, no issues. Central enough and safe location. Staff were lovely and always friendly and welcoming. Ideal for a brief stop-over or solo travel. Street noise VERY loud. New York is quieter!

Staff could not have been more friendly and efficient. However, noise. The building does not seem to be very insulated, so outside noise is quite noticeable if you room window faces the street below. Also, my room was just feet from the front desk registration and any interaction between staff and a guest there was heard in my room. If I stayed there again, I would definitely ask to be in a room farther away front he hotel registration desk. All-in-all, good value for the money and a comfortable bed and spacious private bathroom (though I believe most of the rooms come with a shared bathroom).

The location, cleanliness, and staff are great. The shared restrooms and shower rooms are separate and there are multiple of each on every floor. However, after staying there for a few days, I was bitten by something, which turned out to be bed bugs. I had to wash/clean all my stuff before going home. Overall, it's a good hotel, but it would be even better with improved pest control.

The Urban is a great place to stay at San Francisco. It's all clean and has a very convenient location. I was eally disappointed by the WiFi which did not work at all in my room. I had to pay $20 of phone data to be able to speak to my family from my room. For a hotel that clean, that is a little disappointing.

The place is very basic, the rooms are tiny, but it’s clean and convenient and well-priced. Not well soundproofed, so bring earplugs, and maybe an eye mask to keep out the light that leaks around the door (kind of a lot). I never had to wait for a bathroom or shower, but only one of the three showers on the second floor was functional, as one was out of order and another one had only one water temperature: scalding. But hey, the price is right and so is the location if you want to be close to Union Square, Chinatown, North Beach, etc. or an east transit to SFO on BART.

This will be my new go-to place to stay when I'm visiting SF... It was spotless clean, comfy, conveniently located (walk to BART & a safe area), and the staff is super friendly and helpful.... A+.
