parking should be designated as first come first serve (for in and out parking) Lot filled up and they started having cars park behind other cars trapping them after the lot attendants left duty.

Location, location, location! Great location. One unfortunate thing that happened was two guests having a loud argument, but the issue was promptly addressed by hotel staff, and resolved quickly. I actually live in San Francisco, but was doing a “staycation.” For a weekend. Would definitely stay again.

Check-in process was smooth. We had an issue with the toilet and even though it was late maintenance came and fixed it fairly quickly. Great location to a ton of eateries!

The room was very clean and tidy, the staff was efficient at getting us parked and into our room quickly. Location is good for walking and getting around city easily. Elevator worked well, and check was a breeze. But....if you want to actually sleep while staying at hotel DO NOT GET A ROOM WITH A BALCONY FACING THE FRONT STREET! I used a white noise maker that I brought from home and earplugs and on a Saturday night the street was so loud it kept me up and night and then by 5am the garbage trucks were out making a racket. This building is probably from the 50s or 60s so the sliding glass door doesn't do much for sound-proofing the room. The hotel room decor has not been updated in a while but that's ok, I appreciated the cleanliness. If you need to stay here just request a regular room towards the back of the property and you will be just fine. The location really is terrific for going into Little Italy!

This is was my 3rd time staying here and it’s always great. If you have a car and need the parking, nothing beats the value of this place. Last couple times they even let me check-in a bit earlier and leave my car parked. Convenient location. If you’re hungry for some incredible pizza, Tony’s pizza is just a few blocks away.

Location and parking lot. If you have an oversized car (van, overlander, ...) they have a parking lot at street level so you don't have to worry about height restrictions. Rooms are a bit outdated, but still comfy and very clean.

This hotel is in an amazing neighborhood! We were easily ably to walk to the piers for our trip and to just visit. We were surrounded by great restaurants and there was a bookstore around the corner well worth a stop. The room was clean and comfortable and I felt safe there. The elevator worked. I would stay here again if I was in San Francisco.

Love the hotel vintage 60’s vibe, great location close to cable cars and china town and north beach. Took a minute of the staff to locate a crib for us but they did and we had a great time.

I have stayed here for the past 30 some years , the motel is clean and we'll maintained but the location is the best . When you walk across the street you're in North beach Italian restaurants walk to the right your in Chinatown and 10 min down the hill is the ferry building and the Embarcadero

Perfect location in the lovely San Francisco. Having their own parking lot is a great advantage to choose them. They were really helpful with everything. It’s close to many attractions and you can walk to anywhere. Definitely recommend it.

Well located in China town within walking distance to nearby public transit and with free parking if you brought a car. A bit dated, but well maintained and clean. They were very helpful storing our luggage since our room wasn’t ready early. Beds are comfortable. Good water pressure in the shower. This is my second stay and am likely to be back.

It’s very convenient location when you wanna travel in San Francisco Chinatown and enjoy the traditional Chinese food. Stuff was very nice and helpful. I requested two extra blankets, he brought them right away. The room is clean, big, and quiet. This is my five time stay in here..

It's an older property, but it's very clean and the staff was so kind and super helpful. Love the valet parking that is totally free. But don't forget to tip the valet, people! I could see the Bay Bridge and Transamerica Tower from outside of my door. Also, great North Beach location, which was perfect for food at 1am Friday night lol and right next to Chinatown, which is always an SF favorite. Will definitely stay here again.

This is an amazing location. Clean rooms, friendly staff, and so many things to do in walking distance. It’s in a vibrant neighborhood so there’s noise. There’s no AC so if it’s warm outside, you’d need to open the doors or windows and it would be loud. They do have portable fans, so that might help.

Location was good, we liked the secure parking. Our room was located at the front, directly above the street. The traffic noise and general street activity could easily be heard in our room, thankfully it was a bit quieter in the evening, allowing us to sleep.

Great location, it was near the cruise terminal. Lots of small food shop near by. It would be great if the place was renovated. Our room was in the back near a school playground 😬 at 8:00 am. But great location for a quick stay. Free onsite parking

The best place. It’s always nice and clean for my needs, The hotel receptionist was nice.Right in the middle of the China Town where I can find a Chinese food to eat or chops .This hotel are not too far to go driving around the San Francisco to the piers, to the beaches or tourist area at all. Happy to stay here at all times.

The location it’s just perfect. Close to everything. You have 5 minutes away the Italian street. 10 minutes away from the wharf. Just perfect. If you can’t sleep with some street noise you can choose the back rooms. But it was just perfect

In the center of Chinatown, very convenient to visit tourist attraction, the price is affordable, and free parking lot( which is very important), the receptor crew is friendly and helpful Decor and equipment needs improve, but with this price it's acceptable

Some key points I would like to mention: -FREE parking! - I felt safe as a solo female traveler. -The balconies are shared. - It’s very close to many restaurants and bars, very walkable. -Because it is on a main road near said bars and restaurants it is very loud at night up until 2-3am when the bars close and people are walking back to wherever. So if you are a light sleeper I would suggest getting a room in the back that doesn’t face Broadway. -I would definitely come back and stay here again. 😁

Parking was convenient and a bonus. The location was great, close to North Beach, Chinatown & the Muni station. We walked everywhere and took busses down to the Presidio area. We were promised a large room and didn’t get that and it was also very noisy. The outlets are few and very old and my charging cords keep falling out of them. I finally had to get a power strip to charge my iPad and headphones. They need to upgrade their outlets and do some deep cleaning. Otherwise we enjoyed our stay.

Repeat guest for fun in San Francisco. Love being in this neighborhood!! Chinatown and North Beach offer the best food, in walking distance to the Ferry Building and Fishermans Warf. Free parking!!!!! Older property, but clean. Balcony rooms more spacious and worth the small increase in price. Lots of street/city noise at night so bring ear plugs if you're sensitive. We just turn on the oscillating fan provided in the room to drown out the noise. Love this place!!!

The place is very beat up, with duct tapes in front of the elevators, one of the elevators smelled like weed and the other like urine. The bathtub was not properly cleaned and had long human hair on the walls. The room smelled like cleaning material (like disinfectant). The experience got worse when the alarm clock went off at mid-night and I had to ramble to unplug it. Then came the worse part which was a car alarm (one of the vehicles parked by the valet team in the middle of the parking, in the middle of the hotel where all our windows were exposed to) went ofd at 4 am and continued until my departure time at 8 am. Terrible experience. i do not recommend

Rooms are generous size, quiet, very clean, staff are great and helpful. Rooms have refrigerator, coffee and tea supplies, Easy to operate TV! Most rooms have 2 beds. Some have just one king size bed. Royal Pacific is my first choice, as it’s so conveniently located. Transport is easy from near by.

This is an old motel (from the 60s) but the parking is free and the location is great. One of the hardest things about visiting SF is finding parking. For foodies this location is the top! No need to travel around the city looking for a good restaurant, they're in walking distance. So many asian choices, I love it! Talk about authentic, its right next to a restaurant with no english signage. Dim Sum Bistro (Take out) has great dim sum at reasonable prices, takes credit cards and you can order online. Lots of italian places with good pizza. Royal Pacific Motor Inn is a really good place to stay in SF when you don't need fancy digs.

The location and free parking We didn't realize that a balcony would be shared with another room, and how noisy the street would be. I wouldn't book a room with a balcony in the future. Also, the fridge was noisy. it was impossible to sleep. Not the hotel's fault but the PGE lineman who were working on Broadway were yelling outside of our room about 0430.

This is in China Town and and lots of fresh produce available. I did not have time to do a lot of shopping. I felt safe in the area and it was a unique experience. Not bad at all - especially if you like Chinese Food.

I stay in Chinatown three or four times a year. Just found this place and now this is my new favorite place. I will be staying here for now on. We had delicious wonton soup for breakfast every morning on our balcony! Fridge, in-room coffee and remodeled interior - appreciated. Everything worked. Bed could use a mattress topper but the extra pillows were nice. Has free parking which is rare and nice if you have a car. We didn't but great option if you do! Pleasant and accommodating staff - would definitely stay again.

I stayed in a king room with a balcony, and I was very satisfied with the cleanliness, comfort of the bed, and the room amenities. The balcony had a beautiful street view, and being on the 5th floor made it even better and more enjoyable, especially in the evening. The hotel location is a big plus. It is very close to Grant Avenue — on one side, you have easy access to European-style cafes and restaurants, and on the other side, you are right next to Chinatown with local shops and great food. Union Square is also nearby, about a 20-minute walk, which made sightseeing very convenient. Another huge advantage was the free parking, which is rare in San Francisco. Combined with the very reasonable prices, this hotel made our stay comfortable and stress-free. Overall, it was an excellent experience and I would definitely stay here again when visiting San Francisco.

Although the property is a little bit dated, it was very clean and in a very safe area in the heart of Chinatown with many dining options in the area. The beds were a little bit uncomfortable, but the shower was great with plenty of hot water and good water pressure. I would definitely stay here again next time I’m in San Francisco the free parking was a definite bonus to this property.

There were shouts outside the window all night, loud conversations, and loud banging noises. The internet connection was poor, practically nonexistent. There was also a problem with parking. There were many cars, but few parking spaces. There was also no microwave oven, which was another negative point for me.

We LOVE this simple hotel for the location on the border of North Beach & China town. We park our car, and walk everywhere to restaurants, museums, Ferry Building. So easy & convenient & sweet staff!

I acknowledge that this place isn't a 5 star hotel, but it is close to Chinatown with many eating and drinking establishments. I got the balcony room and it was an amazing view where you can catch a sunset over the hills of SF. Be advised that balconies are shared so if your neighbor decides to use the balcony while you're out there, it is what it is. I'll definitely return as this is my go to hotel that doesn't break my wallet if I stay a few days. Highly recommend if you're not snooty about dated furniture and less than 5 star experience.

A bit outdated but AMAZING location. Was quiet and the staff were SUPER! Parking is a challenge on weekends. Best to park, if you find a spot, and uber/lyft. Overall, GREAT place!

The pros: Decently priced. Conveniently located in Chinatown. Walking to the pier was incredibly simple and easy for our family of preteens. Friday night’s front desk staff was very friendly and helpful compared to Thursday night’s staff. The cons: The elevator is very sketchy, cannot accommodate more than 4 people at a time. The sheets and blankets were very thin. Glad we had brought blankets in the car for the ride to SF. The parking situation is a mess. Very small lot. They will block vehicles in and tell you, you cannot leave until the following morning. The Parking garage guy in the below lot was not as professional as he could have been and was seen eyeing our daughters until their father stepped in between. At one point, we were unable to get back into our car for an hour due to other vehicles parked blocking us access. The female front desk attendant was very unpleasant and cold. Saying the rooms are outdated is an understatement. Beds are horrible. Pillows are flat and hard. The legs on the table were held together with duct tape and random screws. The paint in the bathroom was peeling. The exhaust fan was coated in dust and debris it. The bathtub was stained with dirt/grease like markings. The windows are older aluminum style that rattle, and are incredibly thin. The rooms light shades were yellowed and cracked in numerous places.

The hotel is conviniently located between China Town and Little Italy. We chose it for it's convenient parking. The rooms were clean and surprisingly quiet for being in the mmiddle of the city. We faced the courtyard, not the street. Would recomend this for anyone who wants to explore the city and needs to stash their car. No luxury accommodation, but price vs service is right.

My partner and I have been staying here for the past 3 years. Price is decent, close to all the spots we want to see and parking is a huge plus. Can be a hit or miss with the location of the room. Noisy next room neighbors and on street traffic early in the morning. Not a huge deal for us, but can be a deal breaker for most. I’m glad we found our spot.

Our room was clean and tidy. The only complaint was low end bath towels. The location was great. We love Chinatown and North Beach, and both were short walks from our room. The staff was friendly and efficient. Overall, we would gladly stay here again.

It was in the best location. Uou can walk everywhere. So much good food around that area. There was loud construction going on outside my room so i asked them to move me in the back and they put me on the 5th floor. It was nicer and the room seemed more updated.

The big plus is providing parking, very much appreciated. Even so it was a bit bumpy - we were roughly directed to the underground lot next door before we even registered. The room was great. The location also great - walking distance to Club Fugazi, North Beach, and the edge of Chinatown.

Good centralized location in the city to walk to many restaurants. Parking was best feature with valets available to shuffle cars as needed. Car safety there was greatly appreciated. But rooms were just adequate and somewhat dated with some slight city noises. Price is mainly for parking, location and convenience.

I like that it's within walking distance of Chinatown, which has ample shopping and food. I did not like that I booked and paid for a room with a king size bed and received a room with a queen size bed. When i inquired about a solution, they said they couldn't do anything as they were booked and do not offer any refunds. I did not request a full refund, only the difference in the room prices, but I was denied.

Perfect location between North Beach and Chinatown. Lots of culture, history, food and fun. The room itself was very spacious and comfortable. The staff was friendly, accommodating and relatively lax. Free parking was a godsend. I think I want to stay here every time I’m in SF from now on, especially if it’s for a Grateful Dead concert ;)

I love this hotel! It’s not fancy, but it’s clean, quiet, and parking is free! It’s right next to Chinatown, North Beach, and Little Italy so there’s tons of dining options within walking distance. The neighborhood feels safe and is easy to navigate. This is the second time I’ve stayed here and it’s my new go-to hotel when I’m in SF.

The Royal Pacific is a clean, awesomely located place to stay. We walked all over, from Pier 39, the whole water front and back. We also walked from Chase Center back, 3 miles, and never felt like we were in any danger. Being in between Chinatown and North Beach was awesome. We had Chinese food one night and Italian food the next night. There is so much to see and do here. Bars galore!! I highly recommend getting a balcony room. People watching is the best!!

I really like staying here and I stay often. Rooms are on the older side, yet super clean and well maintained. Rooms are very spacious. Mainly for me is the location right between North beach and Chinatown! Can’t go wrong! For such a busy street Broadway, rooms are very quiet. I’ve stayed in nearly every room! All very good!

We always stay here when we visit SF. It offers free parking, and the location is unbeatable. It is right between Chinatown and North Beach (Italian town). Downtown, the wharf, Ghirardelli Square, and the cable cars are all within walking distance. The young men who checked us in were charming.

Can be a bit noisy at times (loud motorbikes/cars, etc) as on a busy-ish road. Seemed pretty safe at night as quite a few people around. Coffee maker and fridge only appliances in the room we had. Weirdly, the bath towels were really small! Didn’t have much interaction with the staff but when we did they were friendly, efficient and helpful. The price, being a bit lower than your average San Francisco room per night, reflects the age of the motel. Other than the above, nothing ‘bad’ noted. End of the day, you’re only there to sleep, not to hang out in the room so no complaints.

There was nothing unique, but we liked our room location, away from the street...very quiet. Room was clean, well provided, great TV, but I have to confess, the bed left much to be desired..more like cardboard on a grass lawn. All in all, a pleasant experience and accommodation. If you are looking for a clean and comfortable room in an absolutely fantasic location that's also budget-friendly, this is your place. The property is older, yet well-maintained. It's walkable to North Beach and Fisherman's Wharf, and situated at the edge of Chinatown. If you're looking for luxury, this is not your hotel. Personally, i'm fine with that.

Our favorite place to stay still. Free parking, convenient access to the muni bus lines and T line (4 stops from the ballpark). the place is surrounded by a multitude of food options being on the edge of chinatown and north beach. terrific dim sum one night, amazing italian the next. if youre up for a hike, its within walking distance of fishermans wharf. the balcony rooms have a shared balcony between 2 rooms with a view down broadway of the bay bridge. broadway can be noisy, but the city vibe is part of the charm when we visit. whenever we stay somewhere else in san francisco, we always regret it and look forward to return to the royal pacific.

There's a kitschy vibe to this place that's expected at a seaside resort town instead of the middle of Chinatown in SF. That being said, the location is ideal, lots of food and nightlife options, easy access to mass transportation. The price for rooms (I did a Fri-Sun stay) i thought was fantstic compared to options nearby. The staff was helpful and accommodating. The place could use a coat of paint but otherwise, the only other thing I could complain about is the limited amount of parking spots.

While the RP Motor Inn is pretty worn and dated, the location is outstanding and the fact that they offer free parking makes it a unique/value-laden property. For people traveling on a budget who want to be on the borders of Chinatown/Nob Telegraph Hill/North Beach, you'd have a difficult time finding a better value than RP Motor Inn. Great dining and bar options within short walking distance in pretty much any direction. The specific location is a bit seedy but it pretty much defines SF in the mid-2020's.

Staff were helpful, bed was comfortable, it was clean, wi-fi was good, and the shower was good. But it's a motel and an aging one at that. Single glazed windows with deck access to all the rooms, meant it was a little noisy in the rooms. Central San Francisco is really expensive, so I guess this represents value for money and it was perfect for our short stay. But if you're after a modern, flash hotel, this is not it.

Great property and location, but there are issues with their valet parking service using designated disabled parking spots improperly. Also, in the evenings, to avoid having the television volume excessively high, I requested to use closed captions—but the staff were unable to override the hotel’s security settings to enable them.

I liked the area. Close enough to walk to places. However, next to a daycare. The kids will wake you on a weekday morning.

This is a decent place and economical in Chinatown. Rooms were clean and staff was friendly. This place was recommended by brother who also stayed there. Lots of food choices and shopping all walking distance.

The location is central to chinatown and all of the top points of interest either walking or public transportation. The empolyees are nice but the beds and materials are dated and worn out

This is a great hotel for the price. Pretty much the only hotel I’ve ever stayed at in SF that didn’t charge $40 to park my car. The room was a bit dated but was comfy, clean and quiet. It’s right on the edge of Chinatown which was great for exploring. We even walked to Salesforce Park. It felt secure and I will definitely stay here again when I’m in the city.

Neighborhood was a new cultural experience. Motel felt safe. Staff were helpful and friendly. Not modern but everything worked fine. Only suggestions are adding a microwave and expanded tv channels.

I stayed here for a week during the game developer conference. The photos shown by the other reviewers are pretty accurate. The rooms are clean, beds are a bit old, but well kept. The room had a fridge that worked very well. We stayed here in March. The rooms have no AC so it worked out. The bathroom and tub/shower were all clean with complementary toiletries. I would stay here again. It has great charm and has great restaurants nearby. It’s quiet at night but do consider that you are still in a city.
