Kasa La Monarca is one of the best places I’ve stayed. It feels more like an Airbnb than a traditional hotel. Comfortable, cozy, and without the usual hotel formalities. The property is consistently clean, and every room I’ve stayed in has been spotless. Located at 717 Sutter St. near Taylor St., it’s close enough to Union Square for convenience while still offering a neighborhood feel. Restaurants, shopping, and nightlife are all within a short walk. If you're driving, there are two nearby valet garages: Parking Nexus (840 Sutter St.) and State Garage (818 Leavenworth St.)—both of which allow advance reservations. Street parking is available but can be limited, and it's best not to leave valuables in your vehicle. For food, I highly recommend Uncle Vito’s (700 Bush St.) for pizza and Italian dishes. Matador (679 Sutter St.), just half a block away, serves excellent tacos, great drinks, and some of my favorite Mexican food in the city. If you're visiting San Francisco, Kasa La Monarca is definitely worth considering.

Hotel room is on the smaller side ! It was cute and cozy but smaller than expected. The interior was very clean and super modern, I was impressed. There is no AC so if that’s something that is a must , keep this in mind. They do however offer a fan and heater. Staff is very responsive online which is a plus and anytime check in was perfect for me.

However, you’ll probably need earplugs to sleep at night because my room is right next to the street, and it gets very noisy, especially the first Saturday night.

Overall good for the price. Clean private bathroom. Pillows and comforters need to be renewed as there were blood stains on them. I used the clean pillows though. Overall it does the job. I liked the no reception concept. Using digitally locked keys is secure and smart. All the stores are nearby. Location is good.

Clean and spacious room—we stayed in a Queen Room with Bay Windows. The bathroom was large with great water pressure, and the location is excellent. Definitely a great place to stay again when we return to San Francisco.

This hotel has no staff whatsoever which makes it very difficult for travellers not from the US. The rooms are very noisy with the vents and people going up and down the fire escape outside. You cannot access your room before 4 pm at all because there are no people to speak with. Would not stay here again.

The smell alone alerts you to the mold, and the service team told me that they conducted an investigation and told me that what I was seeing wasn’t mold, but provided no insight as to what it was. It most definitely is mold and there is a moisture problem that makes the building perfect for fungal problems.

Great location for exploring sights in San Francisco such as the cable car museum, Lombard Street and Coit Tower. Cable car stop nearby. Trader Joe’s a 10 minute walk. Room furnished to a high standard.

Great place to stay if you want to be in the center of San Francisco. Easy check in and check out process. Fast response time when I need something. Great for introverts who just want to come home after a long day of exploring. Will definitely stay here again.

There were facilities lacking, especially in the bathroom that other facilities usually have. Most have a toothbrush a small tube of toothpaste and a glass. The room was cold and there was no heater. Otherwise it was a very nice room with a view and very clean.

This is an older hotel. Runners in hallways curling up and I would say tidy but not super clean. Didn’t have AC but the box fan helped.

The positives: check-in was understandable and by the third day, I memorized my login code. The kitchen is also extremely convenient and spacious for cooking food instead of constantly ordering out. All my items were able to fit in the fridge and I liked having a dishwasher. THE ROKU! My main source of television is YouTube so I thoroughly appreciated that the TV was able to access that. Main positive!! Lastly, if I needed anything-- I would just message the online team on WhatsApp and I would get what I need by the next day. Checkout was easy as well and I chilled in the lobby until I was ready to go to the airport. Doubt I would ever come back to this location especially with the prize being over $530, but it was an experience for sure.

She couldn’t override the system to unlock the door. She also tried to find someone on the premises, but no one responded. This was at the standard check in time. Someone should have been on-site. I finally was able to gain entry but this was definitely an unpleasant experience.

I am never the type to leave a review but with our horrible experience, it's a must. To start off, we arrived and there was no remote for our TV. We reached out to customer service and apparently there's only workers from 8am-4pm. So we had to wait 24hours for a response/resolution. The next morning, they brought a remote but it was for the wrong TV. I called in to escalate the issue and they provided a gift card so we can purchase a universal remote. I guess that was good enough UNTIL!!! We see a mouse in our room!!!! I pick up the phone and call them again and they did move us room within an hour. Also, we went down to the basement to see the kitchen & lounge and we see more mice in the kitchen!Never staying here again. Oh and not to mention, they have no parking so we had to pay $55 a day at the nearest parking garage. So yea I wouldn't recommend this hotel to anyone. PS. The WIFI SUCKS! It's super slowwww and their TV's.

We stayed in Kasa la Monarca SF in early May 2025. The area is central and very convenient, whether you need Moscone Center or many other destinations, with restaurants and stores nearby, and the price is reasonable for the area. The building blends in with neighboring residential buildings. The staff is rarely seen and doesn't enter your room, but if you need some service, like a change of bedding, clean towels, or garbage removal, you can request it through their virtual front desk. The locks are electronic (even though the keyhole is also present). We had a mini fridge and a mini microwave in our room. The building is quiet, and we didn't hear any outside noise, but our windows overlooked the inner yard, not the street. The bedding and towels were clean, and the mattress with a memory foam top was comfortable. You can turn on/off the central heat radiator in your room at will, as some days in SF can be chilly. The shared facilities are where you can encounter the staff and greet your neighbors. The washers/dryers are coin-operated, with a change machine available. The kitchen has a large fridge (you must mark your food with room number and the leave date), electric stove, water filter/cooler, kettles, and coffee machine. There was plenty of kitchenware, towels, paper towels, soap, coffee packets (decaff only), sugar, salt, creamer, and more. You are asked to clean up after using the kitchen. We enjoyed our stay and recommend the hotel.

Overall the hotel itself is nice. I stayed almost 3 weeks and I really liked overall stay, kitchen & lounge. However, if you are looking for timely service or housekeeping like any other hotel, it will not likely. Location is also key. It is located center of SF downtown, easy to access to MUNI. Pretty safe to move around.

It was in a great location and the staff was very accommodating. If you need a microwave or kitchen, it’s located in the basement of the property. Only a very small fridge in the room.

My 3rd floor room overlooking the street was clean and spacious and also bright which got me up in the mornings and the water was always hot. I had a couple of initial concerns when I first arrived. The bathroom sink was very small and I'm not sure why because there was more than enough space for a bigger one, however I managed just fine. The gap under the room door meant noise leakage from the lift door being used and people walking around, but it was only a temporary focus of concern. I read about the challenges of the surrounding area and whilst I never felt unsafe there was quite a lot of noise during the nights. Maybe something could be done to soundproof or upgrade the windows? This being said, I had a really good time and my lasting memories are very positive and would stay again.

There is no front desk at the hotel. Everything is handled virtually. Customer service refused to issue a refund after I requested an early check out. This is despite the pictures I shared, all the phone conversations, text messages, emails and having to wait several hours. They refused to accommodate in any way even though I had booked a full week and simply wanted to leave.

The room was clean and enough space for 2. The location was convenient. The only problem was the elevator, it small and if someone doesn’t close the metal bar all the way, the elevator will not move. It happened to us 3 times in one day. The elevator was stuck on 1st floor and we were on the 6th, then again when I was on the first floor, it was stuck on the 5th floor. We had to leave early due to emergency, on our way to leave it, it was stuck again. I had to walk down the stairs again to close the metal bar so the elevator can move. We had a lot of stuff so we couldn’t just walk down the stairs with it. That was the most inconvenient part about it and the other is parking.

The rooms was dirty, there was no hot water. It didn't look anything like the photographs. It was in a dangerous area with people screaming and running around naked outside the hotel at 3:00 am! Absolutely nothing good to say about this hotelj - except that the towels were clean.

Besides being bad, it varies from one day to another, causing the room to become very hot on certain days, even without changing anything, and the external temperature was similar. Apartments 201 and 301 are extremely noisy, there is no kind of acoustic insulation to reduce the street noise. It should have a place to leave used towels (due to the conditions of the Kasa, it was not possible to dry the towel) and get new towels. 6 days with same towels. The bathroom is cold and the shower has low water flow (low pressure too). Adding the two facts, the shower is very bad.

The area around the propery seemed unsafe. In the evening some people who were not guests used to gather by the entrance smoking and it was very uncomfortable to enter especially with the lack of guard or someone from the property to have your back incase someone followed you inside.

We really loved our stay at the property! It felt so homey ! We are truly satisfied! Everything’s great and even our virtual concierge was very proactive and attentive. We definitely recommend this to everyone 👍👍 until next time

Average stay. rates are similar to other hotels nearby. biggest plus is their kitchen downstairs where you can cook and save some bucks from the eating nearby expensive outlets. Our toilet seat was shaky. curtains in washroom were loose and fell off nearly missing our head. The person came to fix the stuffs next day and fixed the curtains and said he cannot do nothing on the toilet seats. The use of kitchen was restricted to microwave since the gas line was cut off for 3 days due to works going on in building. I was working from home and the construction was going on near the windows and it was getting really noisy. this went on for 3 days. Please do not lease the property if you know that major works are going on near the rooms. the dishwashing system is terrible. people eat and keep the dirty dishes inside day and night and we never know if the utensils are clean or not. we found curry stains in few plates kept inside for use. lastly we requested the team to please accommodate us till 12pm as our flight got delayed. But they refrained and asked us to check out exactly at 11am or else incur additional charges. We were shocked as we have paid for a weeks stay and for 1 hr extension they wont help. Average stay and poor service. Plus point is nearby location is really good.

The bed was not the best quality though as the mattress was lumpy & it was hard to get comfortable. There was also no front desk, so I had to find a 3rd party place to store my luggage on the day of checkout. I found it to be quiet, fairly priced & a nice no frills option that I will likely use again.

Lack of prompt service. When I checked into my room, it smelled like smoke so I requested another room. But it took more than 30 minutes for them to get me a new room. Then there was the dumb room code change. When I changed my room, they had to give me a new code for my room. But they didn't give me a new code to get into the building. The first day was very chaotic so I wasn't pleased at all.

I loved this hotel! I honestly stayed at nicer hotels, but the vibe here is amazing! I like how it’s in the middle of all the night life! The only flaw was not having parking :(

There is no front desk, you are send an email with codes to open your front door and room. There is no cleaning service, one can be arranged for an additional fee. This has never been the case for any hotel I have ever stayed at, this is the whole point of staying at a hotel as opposed to a private stay. They try to hide behind the excuse that the have a virtual front desk and any questions can be answered there. I’m sorry but this is not as quick or efficient as having a real person at the front desk to talk to. There is only one towel per person provided for your entire stay, and the quality of these was terrible. So they did not dry very quickly and become quite gross very quickly. The cherry on the top was when we asked if there was a place we could store out luggge as we were required to check out at 11am but our flight was not until late at night. First we were told they did not provide these services and then were told they would do so at a fee of $50 for 3 hours or $90 for 6 hours. Never have I stayed at a ‘hotel’ that didn’t provide this service, let alone charge extra no at such an excessive rate. Would definitely not recommend.

Kasa La Monarca is centrally located making it a very convenient place to stay. Overall it was a great experience and we will stay there again when coming to town on business. The beds were comfortable and the rooms felt clean! The pictures of the common spaces are all sparkly and the actual needs a little polishing but nothing too offsetting. I know homelessness is an issue all over but it did feel a little sketchy around the hotel after dark.

However, the building is old and the equipment and furnishing can be better. I did not turn on the iron radiator and yet it was making loud noises throughout the night and I could not sleep well. I didn't even stay my last night because of it. And don't like that the lounge and laundry room closes at 10pm as I usually reach back late.

I really loved the room and the ease of checking in. The rooms were super clean. I loved not having to deal with staff to check in. The area around the hotel was noisy and a bit dirty outside, but the hotel was spotless! I loved it and will definitely be staying here again!

It is disappointing the lack of a front desk. I flew for 16 hours from Argentina, check-in was a 16 and, since there is no front desk they send you a code for entering the property at 15.30. There is no way of leaving the luggage anywhere and you, as a visitor could be running out of battery.

We requested an early check in but all we ever saw in status was pending. They could have been more responsive. We liked the coded door locks thus never fearing of losing card key. Kasa is situated in very good location. We walked to many different restaurants; all which were very good. Room could have used a rug cleaning but bed was very comfortable. We would not hesitate in staying there again.

This is urban living. If you are returning to SF for work, I recommend this property because it is convenient, practical and comfortable. You will need urban sensitivity.

We had a nice stay in this charming historic hotel. There was a slight hiccup getting the check-in instructions but the Kasa team was super responsive and got all the info sent to us ASAP. The room was more spacious than I expected and very clean. Great location near a lot of excellent restaurants. We had no problem getting Ubers and exploring the city from this home base.

This was our second time staying at La Monarca and we came back because we loved it so much the first time. My daughter and I are going to make this a yearly tradition because we love the location, cleanliness of the facility, and especially the shared community kitchen and game room.

This hotel was a good value in a good location. There is no front desk, so you let yourself into the room with a door code, which worked great for me, very convenient. I had a couple of questions and the staff texted me back right away. My room was spacious and comfortable, and I didn't hear much city noise at all. Lots of good restaurants nearby. Highly recommend!

Nice room and good virtual support from the Kasa team even though there is no staff on-site. There is a kitchen area with a fridge and microwave which was convenient. Wifi was strong enough for me to do zoom calls. It was a great option for a couple nights.

Really enjoyed my stay at La Monarca. The room was spacious for SF standards and I'm a big a fan of the self-service check-in process. Location is great if you're a foodie - lots of restaurants nearby. I'll try to stay here again next time I'm in town.

This property is really clean and well-kept! The communication from Kasa was clear and friendly, and the check-in instructions were easy to follow. There was a mishap with first room I checked into where there were no linens on the bed (but room was otherwise spotless). Apparently there had been an issue with the linen service not delivering. Kasa quickly moved me to another unit, so it was no big deal. Because this is an older historic building in a very busy part of downtown, the room got a bit noisy - some earplugs would have been really nice.

Outstanding! Felt like a studio apartment, especially due to the full kitchen and dining/living room area in the lower level. Staff was responsive (by text). Virtual check-in was simple. The cleanliness of the unit made us feel comfortable. The bed/linens were also amazingly comfy.
