We always go to Japan town and park at japan parking garage. It’s so convenient to the hotel. It’s our first time to book at kabuki. But we always stay in other areas in San Francisco. This is a neat Hotel. We love its uniqueness. Lonely thing that we experience is that we book for a two double bed but when we were checking in, they only gave us one king bed for three people. They gave us a rollaway bed though overall it was a good experience, but basically we don’t really stay at the hotel most of the time we were out for the graduation celebration of our son.

Everything. Very clean, excellent staff, beautiful decor and design, Japanese gardens, amazing neighborhood, incredible lobby. I wish cost of hotels generally wasn’t at this level, but this hotel looked like it was worth its price and was a reasonable value.

Love love loved this hotel and its unique location! As Japan lovers, we really felt like we were in Japan with all the decor and design elements. Very comfortable rooms and setup, friendly staff and CONVENIENTLY located at the heart of Japan town, walking distance to Fillmore st with access to the bus and easy to get in and around town. Highly recommend!!!!

There are a few things that set the Hotel Kabuki apart chief among them is their location. They are located right within the Japan town complex, you can enter the Japan town mall without stepping foot outside. This creates a fun immersive getaway feel and elevates the convenience. The second is the lobby. Most lobbies are for looks, but the Kabuki lobby is truly something special. People actually use it for both work and socializing and the included bar is an addition, but you don't feel at all pressured to drink. I sometimes drive from Santa Rosa to stay at the Kabuki to code in their lounge all day.

Didn’t like the cost to park and the first first serve parking policy. Maybe only 15 parking spaces. They charge $50 daily for parking and a $35 destination fee. So not including our room we were charged $200 to park a car for two days.

The room was quite clean, and the staff was very friendly. They also provided complimentary bottled water, which was a nice perk. Free coffee and tea for guests was another great touch. Unfortunately, we didn’t get to use any of the amenities since there was plenty to do outside. The breakfast was buffet-style and very convenient.

The location was great, the bed was comfortable, the gym was very well equipped, the foyer was nice. We had a city view room it was large but very dated. The rooms appear to be well overdue for a refurbish, not as I would usually expect in a 4 star hotel.

2. ROOM - VERY AVERAGE. The room was large but had NO comfortable furniture. Bed was fine. Robes were nice. Toilet has a skatted door (NO PRIVACY) and no fan. 3. Parking - garage ONLY. $20 PER DAY. Very reasonable.

Really neat idea- convenient for walking Perhaps because it was through booking we were put in an older tower. Our room was fine- except the shower. Before getting in I noticed there were quite a few curly black hairs on the floor of shower. Okay- grab flip flops- turn water on and there is a flood of black hairs that come out of the drain. Almost as if someone may have done some manscaping but the shower had not been cleaned after. It was absolutely disgusting.

Really appreciated the parking garage; knew my vehicle was not likely to be vandalized. Location could not be better. My wife and I plan on staying their same time next year. Very cute place the lobby was so nice and relaxing. They had a cappuccino machine and coffee and I would just sit there and it was so pretty great locations walk out the door and there’s all the little malls for Japan town. I love shopping in the little malls, it was so cute. There was so many cool stuff locations fantastic and all the staff were so friendly and helpful and nice. I’ll definitely stay there again. My son had stayed there before and that’s how he recommended to me. I came out for a visit.

Paid $20 to "upgrade" ta quiet room on a hight floor that turned out to be a move from a king to a room with a queen where the room had little room to move about, the noise from HVAC equipment outside the room was deafening and there was a half step from the bathroom to the toilet no doubt designed as a hazard for those who need to use the facilities during the night. Most disappointing given Hyatt's rebranding of the hotel. Also, the overnight parking is woefully iinadequate. The back up is to park in the Japan Center public garage which has a low height cutoff and would cause anyone with a nice car to lose. sleep. A reasonable investment in uprgrading the rooms would generate great returns--As for us, we will not return absent such an upgrade.

For us, the location of the hotel is wonderful, right in the middle of Japantown, a vibrant neighborhood not too far from downtown. There are two big parking garages and so many restaurants, not all Japanese. The hotel is stylish and the beds are very comfortable. This is our third stay at this hotel and we keep selecting corner or top floor rooms with lots of windows/sliding doors. This is a mistake. They are cold.

Valet parking out front was much more expensive. - Friendly, welcoming staff with water available at reception. - Fun hotel with Japanese touches to reflect the area. - The building is old but they’ve done everything they can to modernise and it looks fresh and clean. - There was no microwave in the room, not a problem for us but felt unusual. - It was expensive but for a good hotel in an excellent location in a major city it was reasonable.

Staff at check in was very friendly. Appreciated design of public spaces. Restaurant was excellent. Bed very comfortable. Bathroom felt quite dated and water pressure was poor. Sound easily passed through front door and adjoining door. Television was positioned at a very awkward angle relative to the bed — tv mount very dusty.

Amazing location for accessing Japantown. Easy to get downtown, Marina, Golden Gate Park by bus or car. Nice interior design touches. Outdoor seating, small fitness area. Adding breakfast to stay was a good way to get up and going. Staff were so helpful and attentive. The area is busy so look elsewhere is you want solace. Breakfast alone is $32 so would only do as part of booking. Otherwise find a great bkfast spot. It's a bit pricey but location and extras make it worth it.

I loved the aesthetic, especially in the lobby and bar area. The location is right in the middle of Japantown which meant my mom and I could walk to everything we wanted to do. The staff were fantastic, friendly, competent, and accommodating at all times. The shower in the room was huge and luxurious. The heater in my room way LOUD. They did provide ear plugs, but honestly it kind of cheapened the experience. The rooms were nicely decorated but appeared cheap, the carpet was frayed around the edges of the room, and the linens felt like they may have been made out of plastic.

I have stayed at this hotel many times. It’s one of my favorites. Booking through expedia I was put in the worst room on the 2nd floor that reeked of sewage.

Hotel Kabuki is an incredible experience all around. You'll gonna love it. The shops, the food, the hint at Japanese traditional style while being right in the midst of modern San Francisco.

I bring my own noise machine and ear plugs, so I'm prepared, but nearly every night there is either an industrial scale trash pick up (5:30am), power washing of sidewalks (5am), delivery of a piece of machinery or dumpster (3am). Staff is really great, location excellent, hotel design is a bit dated to early 10s.

We checked in very late around 23:30pm for one night stay. The front desk staff was very nice and gave us some suggestions when I asked him where we could go after checkout next day since our flight was at 9pm. Overall the stay was good and no complaint. Next day we left our luggage(two backpacks, one plastic bag with some snacks and one carry-on) at the front desk when we checked out at 11am. After we returned and picked up our stuffs about 3 hrs later and I gave one dollar tip to the bellhop(hispanic), then he humiliated me for the dollar tip I gave to him. He was waving one dollar in the air and laughed at me. I didn't confront him bc he was doing it behind my back. But my husband saw it all. My husband told me after we left the hotel and I was very very angry but thinking he's also an immigrate and I forgave him later. However, I have to write my experience here and let the Hotel know they need to educate and train their staff again on how to treat and respect customers.

I’m attached to this neighborhood because I lived here in’87. I love being able to walk around Japan Town & Fillmore st. The hotel itself is very mellow and laid back. I enjoyed my stay very much.

Convenience is great. Air conditioning in rooms doesn’t work. You have to open to sliding glass doors to get any kind of cooling. The beds are old and super uncomfortable.

The hotel was quiet and had an interesting and lovely aesthetic. The bed was comfortable, and the temperature was nice and cool. The service was good, and the breakfast staff was very attentive. The breakfast buffet had a great spread, and I took advantage of the tea and coffee in the lobby. The bathroom doors situation is weird and I’d appreciate if stepping out of the shower didn’t feel so exposed, especially where there are other hotel rooms within view of the curtains in the main area are open. The gym was awesome. Overall a great stay

Nicely maintained gym. Spacious shower and a closed off toilet . Accessible patio slide doors to let the cool Bay Area breeze into your room . Beds weren’t too bad to sleep in and the pillow variety was nice . Like any big city , parking can be a headache , we had to use the Japantown public parking garage to park our vehicle for the two nights we stayed there , $30 for a full day . On the plus side , the parking garage, like the mall, is all connected with the hotel , so a quick elevator ride can get you back to your hotel room .

Everything was fine with the property, right in the heart of Japan town, close to all the shopping and food. However when our family went to bed at night and turn on the AC, the AC never worked, instead it was blowing out hot air. We figured we turned it on maybe it’s old it take some time to kick in. We woke up because it was getting so hot, but by that time it was 1am. My wife and I tried and thought we did something wrong, but we turned it on correctly. We had to open up the window all night in order to sleep. I went down stair in the morning, and the worker mentioned that the hotel has central air and that you didn’t need to turn on the AC, I’m like really, if you knew this wouldn’t it be nice to let the guests know, instead of letting us struggle in the middle of the night. And they told me I should have called them, I’m like it’s 1:30am, my kids asleep I am not in the mood to talk anyone we’re tired. I am not happy with the way they handle this. This was a negative experience for our family.

Really wanted to love the property the only thing is our room was bad. It was so old and it did not feel clean at all. Besides the bed actually being clean you can just see that the walls were chipping, the carpet felt gross. It was not what I was expecting. Other than that the lobby was beautiful and the staff was amazing.

Hotel Kabuki was everything I expected based on the reviews! Convenient parking, clean rooms, Nari Restaurant was onsite with a bar and also a bar onsite! Staff was very friendly and accommodating, the rooms were clean and the bed was very comfortable! Safety and convenient parking is very important to me when traveling in the City! Hotel Kabuki provided everything for our quick overnight stay! I will definitely make this my go-to hotel in the City!

This stay was a mixed bag. This hotel is old, so I wasn't expecting anything spectacular, but the place is in need of a refresh with a lot of scratches on the wall and carpeting that looks like its been mended a few times. The front desk people although professional seemed really disinterested in their jobs. On the plus side, they were very accommodating when I asked for a specific room location, an early check, and a late check out, but I think these were available because they weren't very booked or busy. There were some really basic amenities that I would've expected to see or changes that they could make to have made this a better stay including a hook near the shower for towels or clothes, slippers, a dresser for clothes, and an extra chair for the table in the room. On the really shocking negative end, I was surprised that such a higher end hotel using toilet paper that were essentially really thin sand paper. Also, the room that I booked said there was a balcony, but no pictures of the balcony. Turns out the reason why is that the balcony is a 2-foot-wide walkway with no place to sit, and the wall around the balcony partially obscures the views from a sitting position in your your room.

I have been staying at the Kabuki regularly for over a decade. It never disappoints. The friendly staff, eclectic decor and comfortable rooms make it stand out from other hotels. Put all that in the middle of vibrant Japantown and its an experience not to miss.

I stayed here for a whole week and it was absolutely wonderful. It was super clean, safe, easy underground parking, and the complimentary water (flat and sparking) and coffee was an added delight. The bar is super cute with great cocktails and wine option. I’ll be back again when I’m in town for work.

Visited San Francisco for a weekend at Hotel Kabuki in Japantown. Lobby and bar looked modern and inviting. Hallways and elevators felt dated, dim, and worn. Room layout odd, poorly lit, and nearly half empty. Third-floor room faced garden but noise was an issue. Bathroom spacious, clean, good water pressure but disappointingly had curtains instead of Japanese-style doors and lacked a bidet. Check room details carefully before booking.

But it is in Downtown San Francisco. The parking was relatively easy at the Japan Center and taking the elevator up. They allowed for early check in. They have plenty of charging spots and that sort of thing. The lobby is funky and nice with free coffee. It would be a nice place to hang around. I'd say the hotel is funky and cool for young people, but not luxury.

On the Expedia website, it says the price I see is what I pay. Hotel Kabuki charged me destination fee, donation, deposit and other extra fees totaling about $150. Room doesn’t have a bathtub. Parking cost at the hotel was $60 whereas the next door garage charges $40.

They gave us 2 bottles of water on arrival & departure. Parking is extremely limited: both at the hotel & at the Japantown lots! We had to park at a lot near the Fillmore Theater & walk 10 min to the hotel. Next time we’ll try public transport instead. Lots of Japanese restaurants & shopping in the area. We’d definitely return- but not with a car.

Bathroom is open, shower has a glass door which has no privacy. There's no night light and I had to put a towel over the light to keep it dimmed at night. The light from the bathroom is right over the head of the beds and if you use it at different times, there's no way you can sleep. The smell of the bathroom emits the entire room. The pictures on the website certainly misrepresent the actual rooms. Service and people are great there. It's close to restaurants and there are places to hangout.

I stayed over night at Hotel Kabuki because it was within walking distance of The Fillmore. I am so glad I did! Very cool hotel, clean, great service. We had a great view of The City. Decor was especially cool, as they had lots of old albums on the wall. The best part was the Michelin Star Nari Restaurant. My hubby and I had an amaaaaaaazing meal. We will be back for sure!

We like that Hotel Kabuki is in the heart of Japantown, a place we love to go to. We also loved all the unique art and paintings throughout the hotel! It made our stay seem so unique! We appreciated the live music in the lobby. The breakfast was delicious and so convenient too!

This is a beautiful hotel. I have stayed here for many years before it became a Hyatt and was called Miyako, a truly Japanese style hotel with deep bathtubs. I love the area it is in in San Francisco. There is a independent parking structure next to the hotel for $29/24hrs.

Not my first trip to Kabuki Hotel and this visit was just as nice as the last. The size of the room and the bath were great. Had plenty of room to iron. So much to do so close to the hotel

However, the rooms felt a bit low budget. Ours had paint chips on the ceiling. The bathroom decor was very sparse. While the toilet had a proper door, the rest of the bathroom was only closed off by a very short curtain. Also, the patios are very small - they are wide but likely only 12 inches deep, so just don't expect to hang out or have a seat out there.

Our room was noisy due to cars and people on the street late at night. Maybe better soundproof windows? I was upset at checkout because I wanted to use a bellman luggage cart and the bellman (or staff person) stopped me and said it was his. He did not offer to take it up to my room, just seemed possessive of it said "it's mine!". Then at checkout I dropped my dyson hair tool because I was carrying/balancing to much luggage and I looked over and saw the bellman cart sitting there in the corner with a case of bottled water on it. Not sure why they do not offer it to guests. Miffed!

Additionally, the room they gave us faced equipment and pipes. We paid a premium for a suite and the view was not desirable. Lasting, there was loud banging and it sounded like machines we runnjng. It kept waking us up at 2 am.

Pipes that knocked loudly through the night until 4AM, gaps between the doors and the floor meaning every sound from the hallway and adjacent rooms being clearly audible, coffee machine in the room that didn't work, and poor lighting in the room. Definitely NOT a nice experience.

A perfect place to stay to use as a base for exploring Japantown. Regarding fees - Thanks to other Expedia users I was prepared for the 1$ per day donation, and was ok having it deducted and Expedia was upfront about the resort fees. Both of these were never mentioned on check in. They simply said that my stay was prepaid and that the card was a deposit. I find that somewhat dishonest…and would have preferred they were upfront. If not for being prepared by Expedia and reviews I would have been annoyed. Otherwise the hotel was lovely and the showers were amazing. It was noisy at night, but no more so than any hotel in a city.

I chose this hotel because it’s not too far from the University of San Francisco campus. The location is perfect for that purpose. Our housekeeper was very friendly. In fact, she was the friendliest of all the staff we came in contact with. I wish I asked for her name. Staff at the front desk is hit-and-miss with greeting us whenever we returned to the hotel. And there’s a couple of male staff at the front door (parking enforcers maybe) who greets other people and open doors for them but not once interacted with us while waiting for our ride. It made me wonder if they’re friendlier only to certain race(?). I may stay at this hotel again when I visit my daughter at USF.

The staff and cleanliness were top-notch. The property itself was good, but not a great value, even for San Francisco. The room was exactly as small as the square footage indicates, and the furnishings are a bit dated. The shower was a highlight. The real attraction was the proximity to a bunch of good sushi and ramen (and crepes!) in the Japan Center next door.

The female front desk personnel is so nice, informative, efficient and pleasant. She got me the most beautiful, quiet room with the best views. I can't wait to go back!!

Very clean, but air conditioner not working, room was sweltering overnight. No information or details about the hotel on arrival. They said they would email us when the room was ready as we arrived a little early and we told them we don’t have a phone number in the states. They called and left a voicemail instead which I couldn’t access until I left the country.

Great place to have a night away in the city. Room was quiet and clean. Staff super helpful. Love the coffee machine available at all times! The lobby/lounge area is spacious and allowed for a small group of friends to gather comfortably. Will make this a repeat, for sure.

Property is a bit dated but rooms still nice. Put in a handicap room which was a little strange, and body was dispenser was basically empty. Unfortunately across the street was a garbage compactor; noise at 4 in the morning.

when the completion of the Japanese Cultural Center and Shopping Mall is refurbished this will be a great place. The breakfast needed better pastries for me to want it. Parking is a bit hard, even though we had parking every night.

The room I booked was a room with 1 queen bed and bathtub. But the room he assigned was with shower instead of bathtub. I requested the change of the room. He re-assigned me the room that is at the end of a long hall way right by a huge air-condition/heater unit that makes loud exhaust noise. It has two double beds with bathtub. I didn't think I could sleep with that loud noise so that I talked him again. He insisted that the only room available with bath tub. After talking to my daughter whom I was visiting in San Francisco, she came over to the hotel and asked for an explanation why I didn't get the room I had booked for. He who checked me in was unpleasant all the time and finally he called for a manager. The manager gave me a room with a shower for the 11th and promised me that he will move me to a room with bath for the 12th. I made a change of room 4 times in 2 days! Manager compensated me with free breakfasts and cocktail tickets. I understand that it's possible that something will go wrong when I travel and I am a reasonable person and I will understand and accept the explanation if it's done pleasantly and reasonable way.

Beautiful interior lobby and rooms appointed with Japanese and San Francisco images and artifacts. Street noise reached even the 12th floor (they provide ear plugs)! Great location at heart of Japantown and walking distance to painted ladies.

We chose the kabuki on a whim to celebrate our wedding anniversary. It was perfect. Our room was clean and comfortable. We had a balcony with SF views. The hotel bar, koi pond, lobby and Nari Thai restaurant were all excellent. Best of all there’s japantown right out the door.

Lovely hotel in a great neighborhood. Excellent gym. I always stay here when I visit San Francisco!
