    Nothing The cleanliness of the room was terrible. While sleeping at night, I woke up because I felt cockroaches crawling on my arm; I turned on the light and there were cockroaches everywhere. It was awful—I had to leave the hotel at 2:30 a.m.

    If you are looking for a cost effective, just a place to sleep, this is it. No frills, on your own and minimum amenities. Unless you're from New York and miss the constant honking, yelling and the "beep-beep" from commercial vehicles backing up then, be sure to request no street facing room. The no contact check-in technology was neat but the person(s) available to engage with are useless. Hotel messaging did not get responded to. The smart TV in the room was unusable. It turned on with an error message that the Wi-Fi could not connect. When asking hotel staff for help they stated that they "had no idea how that works". Not that I vacation to watch TV but if a hotel has this as an amenity, then it should work. I'm sure for a few bucks more there's another venue that would be worth the extra cost. The cool paintings in the rooms doesn't make it worth the stay.

    We had a problem with the toilet running constantly and the first member of staff tried to fix it but was obviously not a handyman. He told us someone would come in an hour. We later realized he meant another employee would man the desk in an hour. The second employee informed us the handyman had already left. There were no available rooms to move us to. He told us we could use the shared toilet a few doors down from our room. We ordered a room specifically with en-suite and did not want to be using a shared bathroom during the night. This employee tried to help but eventually said he would contact the owner and try to get us a discount. He contacted us later and said they would give us a 5% discount, which was barely anything and in fact turned out to be nothing as it was 5% off our next stay. We will not be staying here again. Also the room was very hot with no fan or a/c. It smelt so strongly of bleach when we arrived that we had to open a window which did cool it down slightly. We could not use the tv as the batteries in the remote did not work but we were already in bed when we discovered this. Would not recommend except for location.

    Location is fantastic. They did a great job considering it is an old property. Room is clean and great shower pression. A few issues: very noisy. I do not mean outside noise. I could hear people in the corridor, slamming doors, next room shower, people walking upstairs, etc. the whole night. You need a phone with Bluetooth and GPS enabled to open your room door. This gave me anxiety because phone is usually almost dead at end of day and there was nobody in reception to open door.

    Great location and great price! Just steps from China Town and a short walk to Embarcadero.v Great for a Solo traveler who doesn't need a lot of amenities and isn't going to spend much time in their room. I was in town for Bay to Breakers and it was a 15-minute walk to the start line. Especially great for those who are coming to San Francisco to enjoy the nightlife. You will not get to bed early as there is a bar with outdoor seating directly below the hotel in the ally. Bring your earplugs if you want to fall asleep early. Otherwise it was a great stay for the price, I would definitely go back.

    Room needed a fan or some air moving. Very hot in our room. Also, it would have been nice to have a mini fridge. Something cold for drinks. No vending machine on 3rd floor. Very loud neighbors. Lots of noise at night.

    Staff members were super nice and friendly. The receptionist also helped accommodate me while I was on a Zoom meeting by letting me sit closer to a power outlet, which I really appreciated-it was a lifesaver! The location is perfect — literally three minutes from the Ukrainian Consulate and right next to the Dragon Gate. There are multiple cafés and restaurants within walking distance, especially a bagel place that is really good and reasonably priced. The toilet handle was occasionally sticking, causing the water to keep running for some time. Also, the walls and doors were not very soundproof, so noise could sometimes be heard from outside the room. Lastly, while the key app was generally user-friendly, some guests might find the setup process a bit challenging, especially since there was no direct access information provided through the booking itself. It would also be nice to have a few extra power extension outlets available for guests.

    Not clean at all! Walls were very thin. We had someone doing drugs and bringing “company” back next door to us. We could hear everything the walls were so thin. We definitely did not feel safe staying here.

    Overall, the hotel was really good it was super clean, had a bar, and even offered free coffee, which was a nice touch. However, the noise levels were a downside. We could hear people from our bedroom , especially upstairs, and even the TV from the next room.

    Property definitely shows its age quite a bit, but the hotel is rather nice and clean despite that (plus the old-school elevator is a rather unique touch!) Not to contribute to the echo-chamber, but the biggest takeaway I could provide to prospective guests and the staff alike; nowhere (at least on Expedia) is it made clear that bathrooms (including showers) are strictly communal, not in-room. Though not entirely displeased with my experience, knowing this would admittedly have ruled this property out of contention when booking and it was quite disappointing to learn about only when entering the room, seeing as there is no reception desk.

    Throughout multiple nights, including weekdays, there was loud music with a loud bass that made our room vibrate. This would go on until 1 or 2 am every night. We told the staff and they offered no solution. The rooms looked clean, but we think there might have been bed bugs since our skin started itching after our first night.

    I like that I give me older SF vibes back when I was a child early teens.I grew up in this area so I always will have a place in my heart. I honestly can’t find anything. it’s clean, welcoming and the art is always a plus.

    The bad: Their key app for opening the room door didn't work, meaning that the four of us had to share one physical key, which was pretty inconvenient. No air conditioning, which would be fine for some times of year but for us it was a bit uncomfortably warm at night, not to mention loud since we had to keep the window open. Also found a few small roaches in our room if we had any food in our trashcan. The rooms are small, and 4 people felt pretty cramped. Also, the only ways upstairs are a very narrow and steep staircase or a small old fashioned elevator that is difficult to get into. This created no problems for us, being young and healthy, but if you have mobility issues this is not the hotel for you. Overall, not great but not miserable. Decent for a budget hotel, but not what I would recommend for comfort.

    When I checked in I had no issues getting in and using the key app. However that’s when my issues began. The art in my room was of a cartoon woman in a bikini and “sexy” was plastered everywhere. It was anything but, it was offensive. Then the bass laden terrible music began. From about 7:30 onward. It was probably coming from off-property but I could not sleep. At about 11pm they finally put my in a new room which was still loud from street noise but the bass from a sound system wasn’t vibrating the whole room. Kenneth from the front desk was very helpful and understanding. He gets five stars. Amenities, condition, everything else is 2 stars.

    Not as expected, unfortunately was disappointed. Main entrance was always locked. While building was old there were no fans or ways of airflow. Shower head broken. Room had no local channels especially during an important event such as the super bowl.

    Most of the hotels don't have bathrooms in each room, and from what I heard of the public bathrooms they were not clean. My room had BED BUGS. I didn't see them until the morning when I woke up, but there was one on my pillow (crawling), and one on the shower handle. There was also floss on the shower handle which leads me to believe nothing in the room was clean. I've stayed in hostels for years but this place was gross. I've tried to contact the property (when I checked out there was no one to be found and I've called with no answer) to alert them of the bed bugs. But I would NOT trust this place or stay here again. It's not worth it.

    Not much. The wall art was fun BED BUGS, DANGEROUS STAIRS & ZERO ACCOUNTABILITY — WORST STAY OF MY LIFE Let’s start with the bed bugs. I woke up covered in bites (I’m allergic, so it was very obvious) and when I called the front desk, their response was basically: “Bed bugs are normal, what do you want me to say?” From there, it was a downhill slide into “is this a prank?” territory: • Keyless entry? More like “good luck entry” — the old door lock barely opened at all. • No A/C, no heat — just you and your regrets. • Broken blinds tied in place so you can enjoy an unwanted beam of light to the face at sunrise. • Windows that won’t stay open, or barely open at all. • Hot water that takes 20+ minutes to show up, then yo-yos between ice bath and lava burn. • Outside noise until 4 a.m., so who needs sleep anyway? • Stairs that are so steep and narrow you’d better have good insurance — without the handrails, you’d be a human slinky. This isn’t just bad. It’s unsafe. It’s unsanitary. And judging by management’s attitude, it’s not getting better anytime soon.

    I want to share that I am not satisfied with this hotel. The room was very hot, and there was no cooler, AC, refrigerator, or microwave. The worst problem was the room door. When I arrived at the hotel, the openkey didn’t work, and I had to stay outside for around 2 hours. I would like a refund.

    We loved the Hotel Des Arts. It was fun and funky with all the different artist's work. Our room was clean and spacious with a king size bed (very comfy) and a futon couch. We used the tv to watch a movie on Netflix. The location was excellent, close to BART and all the public transit. It felt safe and it was very quiet. We traveled with 2 teenagers and they absolutely loved it. The front desk staff was there in the mornings and afternoons and was very friendly. Keyless entry worked perfectly. We will definitely stay here again. The hot water was very minimal on our first 2 days and then was perfectly hot on our 3rd. Otherwise, no complaints!

    The room was cold and the thermostat under a lock box. Was in the ADA rooms and half the bathroom flooded when I took a shower - nothing to guide the water to the drain. A pond around the toilet until I 'swept' the water to the drain.

    We booked the quadruple room for 4 of us, which was too small and no place to walk, the bathroom was so small a person can’t stand and the bathroom lock did not work. the staff at the reception is never there and didn’t even tell us the code for the lock at the main door and when we asked he just said “it’s there on the app” There was no one at the hotel during check out too, even if we call the guest service no one answers. I would say there are better places to stay at this price. This place was so annoying to put up with

    I had never checked in the way they had things set up so it was a little confusing and a bit frustrating when I had trouble with the code to open the door. I am partially to blame though because i didn't read their email with instructions like I should have. Other than that, our stay was fun. We enjoyed the unique experience of this hotel. There are no staff onsite, so be prepared, everything is self-serve.

    My room decor was interesting, a bit quaint, and I enjoyed the wall painting. Everything was clean, temperature was fine, and it was pretty quiet. Check-in (via the app) after hours went smoothly. And when the elevator acted up, someone responded to my text very quickly. However, on the most important measure for a hotel room - the bed - this hotel fell far short. The mattress provided very little support and was uneven (clearly most people slept on the side that had a night stand). It wasn’t even a spring mattress, just a 6-inch or so foam mattress on a metal frame. Thankfully, I was only there one night. I won’t stay here again.

    This is a great spot and super fun stay! I enjoyed everything but the bed, but it was a cool place to lay my head down. Wish there was a ceiling fan or some way to move air, the windows did not open. And one of the blinds did not open and were always partially open. The bar below closes at 2am, bring ear plugs or skip this amazing art hotel if you are too sensitive. I can't wait to come back and stay in another cool room.

    Have stayed here a few times. This was the best experience as the room was adorable/comfortable/accessible. With that said, the staff is not on site 24/7 and the accessible front door is often locked so you need to use a side door which has two small steps up. I was able to manage that. The bar is crazy popular some nights and fun. You're across from the Chinatown gate and steps from some great restaurants/Financial District. Short walk to shopping/Union Square. Tiny European/style elevator barely fits two. Art work throughout is fun fun fun.

    You are in a fantastic location. Steps from Chinatown and short distance from North Beach. Saves you time because getting places is easy. I'd recommend this is a place if you are ok with small rooms and the showers in the hallway. My room didn't have a lamp, just an overhead light. I would say if you are looking for bare bones, great location, clean bed this would be your place.

    At first, this seemed like the perfect hotel. Convenient and a good price. However, our room did not look anything like the picture; the shared bathroom was extremely small, there was no lock on the door, there was a random door in our room, the sheets were dirty, and the walls were paper-thin. First night was fine, and then we had horrible neighbors who took our balcony to themselves AND were noisy ALL night long...Not to mention, we asked for "late" checkout (which was an hour later) and it was confirmed, then our key to the room disappeared from the app, and we got a freaky call from the administration telling us to remove our bags...how were we supposed to do that if we couldn't get in the room? It was just too many little things that added up. Spend a bit more and stay at a better place.

    Location The digital keys don’t make sense. I needed to have a US phone number to be able to redeem the keys, so it wasn’t posible for me. I checked in late in the night so I had to follow very weird instructions through a phone call to get a physical key.

    The stay was great, the staff was excellent, however upon checking in we discovered a huge cockroach in our room! My wife is HIGHLY allergic to cockroachs so it definitely put a damper on our first night. Luckily the staff handled the issue in an acceptable time frame and we ended up having an ok time.

    Funky, old hotel in great location. No front desk personnel - entrance and room key all digital. We knew the room would be small but no lamps or reading lights - just an obnoxiously bright ceiling light. No air-conditioning - the room was HOT. No chairs or place to sit other than on the beds. And the TV didn't work - no internet connection. Overall the 2-night stay was passible but definitely not comfortable. Also, rooms on the Rush St. side are very loud - not recommended.

    The rooms were extremely hot. There was only one shareable bathroom for everyone on the floor I was in, and it was in bad condition. The elevator didn’t work all the time. Place was very unclean. The only part of that hotel that was good was the bar. I will never stay there again. I not recommend anyone body do either.

    My only issues were - 1. the tv remote did not work. Probably needed new batteries, but we didnt try to watch TV until out last night so it was not a big deal 2. The bathroom sink, although I love "old" sytle, upgrading to a single handle with mixing valve so you can have warm water, not just hot or cold We loved out stay! Would stay here again.

    2. No AC/heat. This is not a nice new hotel building. This is an old old SF building and while nice hotels put in those amenities for their guests, this hotel feels it's fine that you sweat in your room while sitting still. 3. Ventilation. There was one window in the room. It opened onto an enclosed lightwell with a bunch of the other rooms and the cackling girls from the other rooms filled that entire space and permeated my hotel room even with the window closed. The window which had broken blinds and no screen so, you know, bugs flying in. Also, no window in the bathroom which I'm pretty sure is a violation. 4. There were holes in the walls. 5. There was an electric cord coming out of the wall going to nothing just dangling out of the wall. 6. The only plug I had to use was a multi-prong extension cord just laying on the floor under the desk. 7. The art didn't cover everything so there were just patches of drywall and unpainted walls. 8. I'm pretty sure someone died in the closet since it looks like a serial killer hiding space. 9. The furniture (nightstand and desk) felt like they had been found discarded on the street and put into the room

    The whole aesthetic and idea behind the hotel is awesome, and very affordable which I think is a big deal. The art is super cool and at least in my room had humorous undertones. My only issue is the walls are super thin and not at all soundproof and the beds are poor quality.

    I’m stayed at hotel des arts and had an incredibly terrible experience. I woke up with tons of very painful and itchy bites on my neck. I’m in unsure if it is bed bugs but i did not feel comfortable staying here any longer so I vacated immediately after my first night on Thursday. I was supposed to stay check out on Sunday but left early Friday morning letting the front desk know of my troubles who felt terrible. They let me know since I booked through expedia I would need to request the refund through them but would be able to approve it. I then chatted with not one but two expedia agents whom both also felt awful and reassured me I would be refunded and compensated for this inconvenience. I was charged in full $420 to not even stay there, leave with huge bites that that I am honestly still dealing with days later. Disappointed is an understatement, I truly hope I can be compensated fairly for this experience in the near future.

    There is rarely staff on site. Communications are done via text. Responses via text are quick, but it is somewhat problematic that no one is there in person. The storage closest for luggage is no larger than a phone booth, and was full when we needed it. Key expired at 11am on check out day, despite getting an extended check out until noon. The rooms don't have individual temperature control.

    On the negative side, the carpet in my room was dirty. I expected over-the-top decor based on the photos, but my room was like a college dorm room painted with fire engine red spray paint. The sink was not in the bathroom, was tiny, and there was nowhere to put anything while getting ready. My shower pan filled with two inches of water from a 4-5 minute shower. I mentioned this at the front desk and asked that it be fixed at about 8:30am of my second day. When I returned late that afternoon, I checked back and was told it had not yet been fixed. I pressed again and it was finally fixed by 5:30. Given the good things about the location, I was hoping that this would be an affordable solution for future SF trips. I will not be returning.

    This is a no employee hotel ( code entry by app you download) right at the gate to Chinatown. Every room is artist painted differently and my room was black and white with ropes hanging all over as decor there was only a faint bedside light and two tiny pin lights, nicely redone bathroom. It is so small, dark and old that you can’t read or even have a place to put down a cup. Tv and internet ok. It worked for me because I am a very short artistic type and travel alone. Only a un hosted Kerrigan downstairs ( no food) . It is a fun location but check what room you are getting, this one was terrible but I think some might be nice, best for single traveler without mobility issues, steep staircase and awkward elevator. You could have a good vacation here without a car because it is very central to all of the city and transportation. You have to have an open mind, definitely not a typical experience.

    However, the room itself had several issues. There was a weird smell, likely coming from the rug, which really needed a deep clean. To make matters worse, I found a sewing needle on the floor! If I had stepped on it, that would have been awful. It made me wonder if they had vacuumed at all. The window wouldn't stay closed on its own, which was annoying. The sink was also inconvenient with two separate spouts for hot and cold water, making it tricky to wash my face. The lighting in the room was terrible for doing makeup – not ideal at all. Additionally, the shower rod kept tilting to the right during my shower, and I had to keep adjusting it. It definitely needs to be stabilized. Overall, the quirky decor was the highlight, but the cleanliness and functionality of the room were disappointing. With some attention to detail, this place could be much better.

    Cleaning staff were very helpful. Negatives- when you are depending on a message to be sent so you can use an app to check in, your greatest fear is the message won’t come. That is exactly what happened. Caused lots of stress and phone calls to a number listed at reception to sort out the problem. Challenging after 20 hours of traveling. You get what you pay for - the bed was basic and uncomfortable and the shower was in a high bath and was difficult to access. TV in my room couldn’t access any stations. Also,if you needed help the lobby is only staffed for short periods. One late night we had a loud guest next door and I had to sort the problem myself because there was no one on site to help. If you want a basic hotel in a great location stay here. If you are looking for modern comforts look elsewhere.

    Comfortable...easy to get around to and from. Stairs are a little wonky. No front desk staff present but that was on for most of my stay. Had to rely on apps and codes to get into hotel and room. App for room did not work 2nd day even after uninstalling and trying to reinstall app. Besides getting in room app is how u check out. I called number posted in lobby and they were kind and tried to be helpful. Said they would check me out on the back end. Been close to 30 minutes and no confirmation of checkout yet.     The elevator is 100 years old and very unwieldy. The stairs are less than 2ft wide near the top of the first flight with pipes and stuff in the way. I never saw a single person at a desk or anywhere. There were no curtains (only blinds) in the room, no AC only a steam radiator. The shower was tiny, plastic with no labels on the faucet, and no ventilation. The absolute worst part was the bed. No box spring, an uncomfortable mattress on a metal frame like a fold out couch! The sheets were clean, and the TV worked. If you value a good nights rest, look elsewhere.

    Whenever we called front desk they were responsive. The location was central and one block away from Chinatown entrance. I didn't like how noisy it was in the morning since the floors were creaky and the walls are thin. It was hard to sleep in in the morning because it was that loud.

    NOBODY WORKS HERE!!! This hotel is run by an app, I would not recommend staying here. Please don’t support a place that doesn’t employ people. No security, no lock on the door beyond the smart lock, no chain or latch. Tv barley worked, shower was warm half the time, no ice machine, no breakfast or anything, there’s a kurig in the “common area” that you are asked to keep clean like it’s a dorm.

    This is an economical, no frills hotel conveniently located right in the heart of downtown San Francisco, but far enough away from the Cable Car lines so you don't have to listen to their clanging. Good restaurants are nearby, and so is BART/Muni. In January, the nights were cold, so the small radiator kept the room warm enough, but little of its heat made its way into the tiny bathroom

    I liked being able to come and go without front desk staff, though it felt like no one was there to field concerns. Fold out Bed/Couch in our suite was sub par for either and made for an unusable salon. T.V. in our bedroom was not functioning. Bed is excessively stiff and bedding smelled of bleach.     The cons: 1) There is no physical key to the room. You have to download a phone app. So, non-smartphone users, this place is not for you. 2) Extremely uncooperative staff: There are no human beings at the reception to help you. Everything is done over the phone. I had already paid $100 to reserve the room. However, when I reached the hotel after a 24 hour long flight, I was told that I will only be issued a key if I make a full amount. When I tried using the website link to pay, both my credit cards were declined. The person on the phone was adamant that I would not be allowed in unless the full amount is paid immediately. Finally, I had to call a friend overseas to make the payment. 3) It was cold in December in San Francisco. The heater in the room didn't work. The additional lock on the door didn't work. To top it all, the shower did not work. When I requested a room change, it was declined. I then requested an option to take a shower in one of the empty rooms. That too was declined. I was understandably upset. In response, I was accused of being rude and that I was "yelling", none of which was true. There was a common shower right next to my room, the existence of which was never revealed to me. 4) Tiny room The maintenance staff, however, were a blessing. They provided me with portable heaters, extra blankets and told me of the shower next door. Without them I would have been lost.

    The building is in a good location. I did not interact with any staff. There is free coffee & water in the lobby which is nice. Unfortunately my room 206 smelled rotten due to some kind of back up in the sewage. I had to keep my bathroom door closed to try to reduce the smell (window was bolted shut) additionally there was about 12 fruit flies in the room, took me about 20 minutes to eliminate those. The staircase to the second floor is very steep and narrow, but it’s understandable since it’s an older building. Probably wouldn’t return to this location personally.

    The housekeeping staff really, really wants to clean your room everyday. Highly unusual for a Hotel in this price tier. I’m fine with self check in and out and limited front desk hours. If you you are someone that needs lots and lots of handholding from the front desk, this may not be for you. But no Hotel in San Francisco in this price tier would provide you with that handholding and even much more expensive hotels no longer perform daily housekeeping as part of your room rate.

    This hotel is in a wonderful and central location, close and accessible to everything. The staff are very nice and the rooms/beds are very comfy and clean. Just a note... the rooms aren't large and there isn't a huge amount of space to hang stuff. This is a great place for longer stays as well as short, I was there 9 days, but could have been happy for a longer stay, with a mini fridge in the room and coffee, tea, toaster and microwave down in the lobby dining area. If you are looking for a good-priced place to stay downtown, I highly recommend Hotel des Arts.

The first was no hot water, the rug that they had in sitting room had a corner that bent up and I kept tripping on it, and third, was no heat in the room, the thermostat had a lock on it. I called the after hours number (no on site person after a certain hour) to complain, I was told maintenance would address the issue the following morning. That morning, no hot water, even though I let the water run for 6 minutes as the customer support person suggested. In the evening, I called to see what they did about the water since I saw the carpet was fixed, and was told the heat works on a timer since it is an old system. It never went on. There were no notes regarding the shower. I shower at night and in the morning, and at no time during my stay was there any hot water. I called the front desk every day to complain and they suggested I run the water for 15 minutes because it's "old building". One morning, I let it run for an hour, and still no hot water. Not even the sink had hot water. They claim I was the only person to complain. I paid for ADA room, and they did not have another ADA room to move me to, only a very small room. The dismissiveness that just because this was an old building, to expect this type of service is beyond troubling. They should put that on their website, because apparently, once you check-in, the "it's an old building" excuse prevents them from doing anything about it.

    No check in staff. No bell, or luggage storage on checkout. No safety lock on door!! Bathroom sink in bedroom, No vanity. No coffee machine in room. Cleaners are lovely, but there was a poop-covered washcloth under the clawfoot tub on checkin, and the poor woman had to come and take it away with her bare hands. Room was kept clean and tidy, and cleaning staff are hardworking and blameless: management however did not offer a room upgrade or assistance beyond making the poor lady come and remove the item.

    The stay here was 9/10. It is a budget hotel and well priced to reflect as such. I would have rated it a 10 but the power went out in our room one night; they fixed the issue soon there after though.

    Simple. Clean. Located right across the street from Chinatown. Lacked ample hot water in morning and at night, but other than that was just what we needed.
