I had stayed here previously and was disappointed the amenities and bathroom (room 15). However, this time (room 35) was considerably better.

The room itself was very clean. However, we were not informed in advance that the toilet and shower facilities were not located inside the room. Instead, the toilet and bathroom were separate from each other and required keys to access. This arrangement was unexpected and made our stay uncomfortable. Lastly, there was no parking available, and there was no ice provided.

The only positive thing i can say is that the Edwardian is safe, and reasonably affordable. Unless you’re in a pinch, I would recommend you stay somewhere else.

The Edwardian rooms/bathroom were super clean. This is a no frills basic room. Do not expect anything more: no extra pillows, no extra blankets. TV did not work. No in room coffee machine, no paper cups, no plastic cups. Do not expect even a good morning front the front desk: staff as the front desk staff could care less whether you stayed with them or not. Also the Edwardian does not have any parking. Parking requires distanced walking. It is super clean and that is all this hotel can offer. If you are handicapped it is best to avoid this hotel. But for a one night stay, the cost is good in San Francisco;. However, I learned my lesson well.

Location, coffee, tea, hot water, 1 of the 3 staff. He was extremely friendly and helpful. The map, instructions tips wefe great. He behaved more like a concierge. The other two staff were less friendly and helpful. The elevator was quirky--but fun!

Friendly, helpful staff. Main light in room did not work until checkout, no AC to deal with heat, room filled with mosquitoes and/or other bugs that left my arms/stomach covered in bites.

Good location, near bus stop, Bart and restaurants. The room was old but very clean with new flooring. The bed and pillows were very comfortable. The staff was friendly and helpful. My first room was supposedly an upgraded room. It was small with no place to put your suitcase or hang clothing, and no chest of drawers. It had no desk or chair. Just a bed and one nightstand. The window (on the 4th floor) had no lock or screen and was low enough to fall out of. The area is quite noisy until 10pm due to Bart and buses then it was very quiet. The bathroom had a shower, a tiny shelf for toiletries and the sink was miniscule. The TV would not connect to the internet. After two days I was moved to a new room. My second room was larger. The TV worked. It had a huge bathroom with a jetted tub but still no where for toiletries. The room had a rolling rack for hanging clothing, no chest of drawers and one nightstand. One bathroom window opened, had no screen and was low enough to crawl out of, but it did have a lock. The biggest problem is the elevator. It is located in a narrow hallway so access is limited. The door is very heavy and the inside gate is hard to keep open without latching it. Trying to get a walker and luggage inside was very hard. The stairs are steep so not an option if you use a walker.

It’s really only the move if you need something cheap and viable. No specific complaints but the lobby is basically a closet and then it’s just right stairs to the small quarters with low quality bathrooms and low noise protection. That being said it was an affordable place for what we needed and nothing was broken. Basically your bare minimum lodging. Keys are physical metal keys and the front door locks with them too.

Enjoyed the stay at the Edwardian. It’s no frills but the bed was comfortable, room was adequate size (with private bathroom a big plus, not a given in SF). Neighborhood felt a bit transitional but not terrible and it’s handy being right on Market St. The metro was fairly close and there was a streetcar stop right out the door.

Nothing. Crappy part of town. Crappy property. I booked this in a hurry because I have to travel the next day. I booked here for 4 nights. Room was cold. Heating wasn't working. Staff said there's nothing they could do -- maintenance had already left for the day. I decided to move to another hotel. Got charge for one night even though I just just there a couple of hours.

There was space in our room for a small bench that could also serve as a spot to place luggage rather than just on the floor.

The room was devoid of decoration, the window opened to a brick wall, disinfect smell was so strong that we had trouble sleeping. We had paid 250 for a prison cell with attached bath.

Rooms are small and lack storage space but have everything you could want, microwave, TV etc. Clean and tidy with very helpful and friendly staff, though the Roku TV takes a bit of getting used to.

This was a percent location for a single male traveling for photography, site seeing and food. The access to every type of mass transit right at the door step was cherry on top. My room was quiet and clean. While the room temperatures did swing throughout my visit, I was never uncomfortable due to warm blankets and a bed side fan being provided. The staff were also very friendly.

The room was kept very clean and was serviced every day. Towels were changed regularly. The location is ideal and in spite of being on on of the main streets in San Francisco noise levels were not too bad. My room was towards the back but I imagine the rooms at the front are much noisier.

Room was a little small, but had a nice bathtub. Had coffee and tea at the front desk. Stayed for hardly strictly. Great price, well located and safe. Will be staying again next time I visit San Francisco.

An older hotel. Needs some updating. Unfortunately, my room didn't have a bathroom in the same room. The toilet room and shower (separate rooms) were across the hall. That was not mentioned in my reservation. Not happy about that.

The bathroom was nice enough, but the shower was poor, not strong at all. Also if you open the window even a crack at the bottom, people could easily see you sat on the toilet?! Odd design for a bathroom. It was hot upon arrival and there was no fan. Very very loud on a Saturday night due to the location and not able to leave the window open Whilst we got sleep and it was a base for us, it wasn’t luxury whatsoever and we would never stay again, sorry!!

There’s a quaint charm to the hotel overall, but it isn’t. The Ritz has no pretension of being that it’s surprisingly quiet though it’s right off of market Street. I enjoyed my room and would certainly stay there again.

The room was stuffy because it seems like other guests were smoking inside, but it felt unsafe to leave windows open and air out the room at night. The lady that worked at the front desk was amazing, but you were lucky to get a “hello” back from the rest of them. It’s ok on a budget, but wouldn’t stay there again.

This was a good lodging selection to keep costs down for project. The area is so-so; convenient to public transport but also adjacent to some of the rougher areas of San Fran. I was told none of the rooms have desks. This might be the only reason I would consider staying elsewhere, but the en-suite bathroom unit I stayed in was clean and adequate. Note no AC; no screens on windows. (one in bathroom; one in bedroom)

There is no parking and the closest parking garage is several blocks away. The room and small fan were dusty. The bed was uncomfortable and the bedding was the most uncomfortable sheets/blankets I’ve ever slept on. There is no ac, and be prepared to feel like you’re in a terrarium when you take a shower on a warm day. You’ll have to prop the windows open with a tissue box and have no privacy.

This gave me hostel vibes and not in a good way. No parking onsite. Was not aware it was a 10min walk after you even find parking. After seraching for over an hour. No bathroom or shower in the room. Ladybin the neighborhood told me car windows get bashed in and was not safe.

My only quip is the hotel windows open but do not have screens. In a hotel without air conditioning, it's reasonable for guests to wish to open a window for some fresh air. However, without screens, it's not a pleasant option given the mosquitoes, if staying during the warmer months.

This is the second time I stay in this hotel and I really like the rooms. They’re very nice and clean comfortable and it’s quiet. The staff is always very nice and very accommodating. If you bring your vehicle there’s parking across the street and market. It’s in front of the hotel so it’s amazing For transportation.

Not too bad, however very old, dirty, our room was street facing with single glazing windows and it was extremely noisy. Also only one socket was working in the whole room. All the others were out of order. The hotel staff couldn’t change our room with another one and just gave us a multi socket extension to plug everything into this one working socket. Seven days stay they didn’t manage to get the maintenance guy to try to fix it.

Front door locked and no one at the front desk when we arrived at 8 pm after confirming an 8 pm arrival at their request. No parking at the hotel, no help from staff in locating nearby parking. Bathroom door would not shut. No call button for the elevator on 4th floor, up only, no “down” elevator. No closet in the room. Grungy common areas.

We were looking for a local, affordable hotel for our trip to SF. Great location at the intersection of transit lines with amenities nearby, with helpful staff, clean and comfortable rooms and an authentic San Francisco vibe. Would very happily stay again on a return trip.

Very nice property for the price! We stayed for 3 nights and it was great! The room was clean as well as the bathroom. The bed was comfortable and staff was welcoming and very nice. Check in was supposed to be at 3pm but we arrived early, around 12pm and we got super lucky and were able to check in early so that was so great! The location is also great! The bus stop is right in front and it takes you to the main touristy area! Would reccomend to anyone who is looking for a nice affordable and comfortable stay!

the pictures on expedia looked nice but they must have been old pics. the place needed paint etc it was shabby. my tv got one channel the old fashioned radiator didn't work and sometimes it got really cold room was really small. elevator was the cage kind from the 1930's.

Property is old, the rooms don’t have any facilities, no fridge, microwave or safe. There are no common areas. The showers have like warm water at best. No air conditioning. Terrible. Stay elsewhere.

Room was very basic. No cupboard to store clothes so had to keep them in my case for the whole stay. But the room and en-suite were very clean. Towels were changed regularly and the bed was very comfortable. Very little traffic noise considering the location but sometimes internal noise from reception was a bit too loud even late at night.

The closest place to leave your car is a parking garage 8 blocks away. It’s basic, but it’s clean, quiet, the bed is comfortable, there’s good lighting in the room and for the price it’s a deal.

Everyone at the Edwardian was very helpful and friendly during my stay. While the property is a little dated, it has all I needed for a great stay. Despite several electrical outlets not working, the room had lots of space and the bed was very comfortable with plenty of blankets for the cool evening. Very convenient location for going anywhere in the city. I would stay again.

Some rooms face market street which can be a bit noisy at night, so recommend packing earplugs and an eye mask for an excellent night sleep. Wouldn't hesitate to return for a weekend in San Francisco!

Great value for money - the staff were really nice and social and my room felt clean. The staff said the elevator was quite slow so I took the stairs during my stay but that was not too bad at all. The area was convenient and felt safe enough around.

There is no parking. The windows have no safety bars or screen. The windows also don’t lock. The sink was clogged. The towels and blankets have stains all over it.

This is an old building and the room was small but enough for the price. The hotel is very well situated, close to downtown but also close to other areas in walkable distance and close to the subway. Very easy to go anywhere from here. The staff was very nice as well. The hotel is located in the busy Market street so bring earplugs for sleeping.

Clean, safe place in a good location with friendly staff. But a few caviats: radiator didn't work, so they have us blankets and a space heater; we were given one set of physical keys which we had to keep track of; worst was the cage elevator that was difficult to operate. They need modernization, but of course then the rates would go up dramatically.

Property a decent price for San Francisco, a little disconcerting when I arrived and no one at the desk but after a phone call someone came down and everything went smoothly; quite a bit of noise from street people but I’m used to cities and was not overly affected

The bathroom was across the hall and there was no heat on 2 of 3 nights. I complained after the first night and the heat was on the next night, but was off the 3rd. After that, I just gave up.

Just left the property today after giving the key to the morning staff (6 AM). They’ve decided to put a hold on my $200 deposit (money that I need for the rest of my trip) stating I didn’t deliver my room keys. Even before checking with their staff. Terrible management. Not so desirable area. Room was ok for the price.

The location and price was reasonable however a major deal breaker: there are several restaurants in the building that release heavy smokehouse fumes from 8am -10pm necessitating all windows be closed tightly or you will wake up to a heavy smokehouse smell. No refrigerator either.

If I had any complaints, it would be a trash can other than the tiny one in the bathroom would be nice and a mini fridge to store cold drinks/snacks would be helpful.

The Edwardian is by no means a high end hotel. And, when I first walked into the lobby, I was very worried about deciding to spend the night here. It didn't make me feel any better when I was handed an actual key to the room instead of a key card. And then when I got to the room, the outside of the door was worn and needed some paint. The room itself was very small. But, surprisingly. the room was clean. The mattress was very comfortable and the bedding was clean and there were plenty of nice pillows. The bathroom was also very small. But there were plenty of towels and the it was also very clean. I needed to iron a dress shirts and I called the front desk, and the gentleman brought up an ironing board and iron up right away. I was only there for one night, so I just needed a place to sleep. So, the Edwardian did the job and the room was cheap. The staff was very nice and attentive. It's just hard to give the Edwardian a really good review because of where the hotel is located. And because the entire property really could use a good cleaning and a fresh coat of paint. I hope this review helps.

The room has a bathroom and the bed was comfortable. It is a step up from the shared bathroom of cheaper places. Pretty basic room otherwise. Tea and coffee in the lobby, not in your room.
