The Beresford Arms Hotel is a historic, charming property located near Union Square in San Francisco. Guests generally appreciate the spacious rooms, comfortable beds, and helpful staff. However, the hotel's proximity to the Tenderloin district and the resulting noise and safety concerns are frequent complaints. Additionally, the hotel's aging facilities and lack of air conditioning are often mentioned as drawbacks.

The beds were very comfortable and the Junior Suite was very spacious. It was so quiet from hotel noises and street noises. I was surprised on the third day to find out there was a family of four in the room next door. I didn't hear any voices, doors slamming, or footsteps. The only noise I heard from outside was the emergency vehicles at night and Saturday night there was a concert three blocks away that ended at 10pm. It was convenient to walk downhill to the cable car turnaround and the Ferry Building. Plenty of diners nearby as well as a pharmacy. Yes, there were homeless, but I never felt unsafe.

We stayed one night and ran to another hotel. Terrible area. Old room. Hard bed. SO loud we couldn’t sleep from sirens. Lots of homeless in this area. The elevator broke in day 2 and we were in the 8th floor but they took us in the freight elevator. Couldn’t wait to check out and go to a nicer hotel. You get what you pay for!

Everything was great! Such a cute boutique hotel with food right across the street that was amazing. Just expect the usual hit for parking in San Francisco. There's also a wait for the valet. Since we were in a hurry we just walked the two blocks to get it as there was a half hour wait.

This is the nicest hotel my family of 5 has ever stayed at. Often the 5th person ends up sleeping on the couch or a pull out bed, but the last bed was a trundle bed that pulled down from the wall and was truly a very comfortable bed. The staff were all very nice. They allowed us to store our luggage in a secure room so we didn't have to carry it around before we left. It is such a beautiful historic building, much better than modern buildings. With the historic building I felt like I was truly visiting SF and not just staying in any city. The room we had was actually two rooms, a sitting room with the trundle bed and another large room with a desk and two beds. The rooms had high ceilings and with the two rooms there was plenty of space for all of us to relax when we needed some down time without feeling like we were all packed into one tight room. I would definitely stay here again in the future.

The check in process was fantastic. They could not find me in the system due to a last minute change I had made on the reservation (the change cancelled my room); however, the staff were fast at resolving the issue and had us checked in within 10 minutes including resolving the issue. The hotel is easy to find and well located. The hotel looks a bit old and it could be improved but it is very clean and safe. Breakfast was always on time and really good products. The room was very spacious, clean and a fair price with the most comfortable pillows. The water power and the shower were amazing, specially for those who like a full nice shower after traveling or wondering around visiting the city. The staff were friendly, well informed about city sites and kind with everyone. I highly recommend this hotel. It was nice and quiet too.

Staff were friendly and pleasant to deal with. Was a nice jester to have wine and cheese and crackers available free in the evening. Very outdated. Noisy and hear the sirens going past all night and during the day. Lift didn't work for 24 hours and didn't help if you were staying on the 8th floor. Dishwasher Liquid didn't get filled up so couldn't do dishes. No tea towel available to dry the dishes. Had to supply our own oil to cook and then had to leave as couldn't take it while flying. Breakfast was very basic. Cereal would have been nice ad most mornings the pastries were not fresh. Some customers would stock their plates up with the food and take it back to their room. Bathroom wasn't very clean or room. Lots of dust and fluff on the carpet. Hairs in the shower.

The hotel itself excellent. Historical building well maintained and preserved. There is a very modest breakfast of coffee, donuts and croissants in the lobby. However, there are some issues with the surrounding area. The neighborhood is VERY sketchy with homeless people everywhere around the building. Parking is difficult to impossible and the hotel charges $57 per day for remote valet parking, for which you will have to wait 20-30 minutes to get your car. I recommend no car at all and taking a Waymo cab for a quick and cheap way to get around. I would stay here again

The beds were extremely comfortable and there was plenty of space for our family of three. The junior suite with the small kitchenette came in very handy. Location was also within walking distance of several good restaurants. Check in was extremely slow and the woman at the front desk was borderline rude. The population milling around the sidewalk on block around the entrance was a bit sketchy. Aspects of the room were very dated eg the faucets in the bathroom are in much need of an upgrade.

These are full sized apartments in SF available st the price of suites and singke rooms in a very central and convenient location with needs of tourists snd locals being met by ample transportation options or short walks. One of the only hotels to offer smoking rooms if that is important and also fully furnished kitchens The building is definitely in the older side and the dated furnushings at times can remibd you of a university campus apartment. I had problems with the heating thr entire time I was there but was able to make the rest of the amenities be more of the highlight than the extra blanket I needed (provided free of cost). The hotel is in the 'unsafe' and quite colorful Tenderloin district of the city if that is a concern for travelers.

Breakfast was cold food only, but we were appreciative. The afternoon was wine, tea, coffee, cheese, crackers and cookies. We had one night comped when an upstairs guest ran over their bathtub, causing water to pour out of our bathroom light. The historic hotel has some faded glamour but borders the Tenderloin. We had a homeless woman come into the hotel and steal some "free" food. She then threatened a staff. Eight guests, including us, found the front door locked in the middle of the afternoon. We stood outside (no electronic entry) knocking and ringing until someone let us in.

The single elevator is so dated... and only allow 2 people at a time and very very slow - I get that its an old building, but it makes me wonder how its still to code. The lights in the elevator are so dim you need a flashlight at all hours to see what you are pushing. The breakfast was decent - definitely can fill up on the items there and the gentleman manning the stations was very attentive - again.. the only reason this hotel is even operating... The kitchen is not stocked properly with the right utensils.. I think this is being done on purpose though. The area is pretty gross as well.. not as bad as being on Geary itself, but you just have to round the corner and it becomes hard to even walk - so much feces everywhere. The rooms definitely could use some sound proofing.. sirens and people screaming all night

Public spaces are plush but my room was plain with old furniture. The bed and pillows were comfortable. The amenities in room are bare bones. The continental breakfast was mostly inedible consisting of bad pastries. The yogurt was OK but full of sugar. The coffee is good. With all that, I do keep in mind I paid very little for the room compared to other hotels, and the location was convenient to many places of interest. The staff are friendly and helpful. I feel I got what I paid for, a three star hotel that lived up to its status.

I gave it a good rating as it is clean and affordable. They offer a wine and cheese reception in the afternoon and a continental breakfast in the am. The lobby is beautiful. Valet parking is reasonable- for SF ($45) with in and out privileges. The rooms are clean (but dated), and the beds and pillows comfy. We had a kitchen unit with stove -frig-micro wave- kerig coffee & kitchen table separated from the room. The TV was a challenge as it came with no directions and then I noticed there was no phone to call the front desk-although phone instructions were on the desk.?? Found a wall phone in the bathroom later- but heard a dial tone dialed 0 to get the front desk and nothing happens. Used my cell to call the front desk only to find out she was the only one there and could not help. She suggested trying a few different channels to get the cable working. Channel 26 was the first one to give us a clear picture, you could not use the up & down arrows to go to another channel, had to enter each channel manually & there was no guide to let you know what channels were available. The rooms have no thermostats, but the temperature tolerable. The windows in the kitchen & the room actually open so we were able to get some fresh air as well. If you have never tried a bidet- this is your chance - bathroom had a nice size jetted tub &shower, double sinks, toilet & a bidet. There is a small market across the street and if you want a good Italian dinner I recommend Fino one block away.

Very old and not in great shape. Shower wouldn't turn off fully, no microwave, fridge didn't work. The Asian lady who works evening reception is not in the right mind any longer: very slow and frail, but also very bad attitude. Checking in took 20 minutes because she did everything so slowly and rechecked everything 3 times, including doing unnecessary things like counting price for each night by hand (3 times) when I already told her the total looks fine and exactly what I booked. The following night my key card stopped working, so I had to ask to reauthorise it. Took so long again with her and she couldn't hear my room number properly but when she finally heard it she tried to blame it on me saying that's what she said and that I didn't hear her say it because some people come in with headphones or something.

The hotel is very old but it has charm. It’s not in the best of areas however it’s very close to Union Square, the BART, and the trams. The staff we lovely and courteous. It’s very basic but it worked well for us as we were out all day, everyday. The only we had was the noise on one night but that is out of the control of the hotel. I would stay here again.

The room was surprisingly spacious, and the property was well maintained. The neighborhood is a little rough, but we appreciated only having to walk a few blocks for dinner and a few blocks to the Great American Music Hall for a concert. Bring your ear plugs...noise from the street might be tough for light sleepers. Also, no A/C...so check the weather if you're traveling in the summer.

Hotel is described as historic and it is sadly in need of a makeover. Water pressure was poor, no AC, bathrooms are so old with rust. Very noisy area as well as lots of homeless who loiter in doorways. The staff do their best to accommodate although the day we arrived the City was repaving street in front so there was no where to pull up and unload. They directed us to the parking garage 3 blocks away to self park and carry our luggage back. Their breakfast buffet was uninviting with yogurt, apple, and store bought pastry. Dont bother staying here!

The hotel was super clean and convinient, there is a delishious izakuya restraurant right across the street. Our room had two beds with vaulted ceiling and separated kitchen with fridge, stovetop and oven, toaster, kettle, mugs, plates, utensils and glasses. They are serving breakfast(loved the croissants) and snacks in the evening with wine, crackers and cheese. When we arrived there were several emergency vehicles blocking the unloading areas so we had to drive around and find a place to park to go in and check-in and see about valet parking. The room we were given (rm205) was on the first floor where a group of people were outside smoking and playing loud music until after 2am cursing and shouting. I went to the front desk to raise concern and was given ear plugs to deal with the nuisance. Knowing the floor has many levels to place a guest on street level where smoke seeps in the "sealed" windows from the outside is concerning. I would recommend the first floor rooms on that side of the building not to be used unless overflow is needed.

Hotel was very charming and room once we switched rooms was wonderful. (They had not given us a room that I had booked and it was very small and cramped and not like the picture, but they did make it right by switching us.) People were very nice at the hotel. Breakfast was OK. Hotel hallways were clean and rooms were clean. Hotel was very charming. Bed was super comfortable. Only challenge is the area is kind of sketchy with lots of homeless people outside. I brought my dog with me and I was a little nervous to walk around in the evening and also there was nowhere that had grass. The other challenge is you can only do valet parking (we were told our car was going to get broken into if left on street) but valet parking took a super long time to get car. If you’re going to use the valet parking, I recommend you give them at least 30 minutes and then plan on waiting even longer. I did like this hotel and would recommend it to others just be aware of the location.

Firstly the property Bereford Arms is in the unsafest and dirty neighborhood of San Francisco. Don't be fooled by the name of the Hotel Beresford Arms or the photos shown in Expedia or any websites. This hotel is in the notoriousTenderloin area of San Francisco (please look up for more details). Once you get to the hotel you are aware you're not in the safest neigbouthood and when you enter the hotel you get the smell of a budget hotel. Since it's an old property the rooms are big but absolutely minimal maintenance. The rooms very smelling, dirty and the bathroom had been clogged one day after use. Since the day was a Sunday no manitenance staff (even otherwise I dint think there is one). Some front desk staff are rude when asked a question or need help. No basic hotel amenities are provided. So once the night falls when you feel asleep and woken shocking at around 12 Midnight with loud sounds of music, pitfall/dogs barking, people talking loudly swearing etc. THESE DISTURBANCES GO ON TILL MORNING absolutely unacceptable. To make it worse these disturbance are right under the window of the rooms #304/305 and I think it will be heard all over the property. Then after the first night of scarce sleep we took a walk around the property and noticed that the property is sandwiched between two homeless Shelters whose residents some of them prefer to stay outside near the Bereford Hotel all night with their music, dogs and god only knows what else goes around there. SO BEWARE.

So ... The room was small ... the widows opened but are single pain. The roll up blinds don't roll up all the way. We held to window open by p[utting the fan into the window opening - and turned it on for air circulation which worked fine. Staf were friendly. Place is just old. We tried food across the street and to the right. The corner place was fine. The one just further was not fresh tasting. I had to go to the corner place for tea in the evening. No tea or coffee making in the room. Morning tea and coffee as advertised. Just not anything special. ... Just ok/good place. Staff were gracious.

I have marked everything as terrible. The outside of this hotel looked nothing like the photos. The area was so dirty, people eating out of garbage cans, drinking on the sidewalk, sleeping on the slidewalk, etc.. When we drove up to the hotel, we took one look at the area, the fact that parking was 2 blocks away (yes they had valet but that would have cost me about $100 each way), and I didn't feel safe stepping out of my car. I am not unfamiliar with big cities having traveling to NYCity, Seattle, Vancouver and felt safe there. We did not stay and ended up having to pay $200 to stay at a Doubletree Inn outside this terrible area.

This hotel is clean for its age. The staff is professional and helpful. The room was okay. The biggest issues are location and parking. The location is near the tenderloin. It’s okay within the general vicinity of the hotel but, as you go south, it gets pretty dirty and seedy. All night there are sirens and people talking loudly outside. It never really quiets down. Parking is a nightmare. You can try to get valet but there are only 2 spots to park and wait for them and they never seem to be around - we were told it would be an hour wait to get our car back at times and it is pretty pricey. You can try for street parking but it’s sketchy at best and you’re likely to have your car broken into, according to people in the area. It’s basically a hassle to stay at this place. It’s not horrible overall, but a logistical nightmare.

Yes the wifi worked fine, and it was a bit slow but usable, we did not have any issues watching the programming we loved via the wifi. Our stay was part of a vacation trip. The location of this hotel is within a short walk to Union Square, which made shopping, and transportation very accessible. It was also super easy to grab an uber here so I did not feel that was an issue. Continental breakfast is minimal but ok, they did have fruit and oatmeal available as vegan options which was more than enough for me on those days i decided to grab a small bite in the morning. I did not have a chance to participate in the afternoon wine and tea time from 4-6pm but that was because we were out sight seeing Vallet parking simplified the parking, however there is not enough space in front of the building and many guests, us included, had to double park which caused me some anxiety, but luckily I did not get a ticket. It's an older building, so YES there is noise from street, consider earplugs if you need quiet. Noise depends on what is happening in the city, we had 1 noisy night and quiet after.

We had a wonderful stay as a family of 4 at the hotel. The room was very generously-sized and the historic building quite lovely. We could have used another mug in the kitchen but other than that we had what we needed. There was street noise and it was a bit stuffy because there is no AC but those were small issues that didn’t disrupt our good time. Rented 2 junior suites. Rooms and Bathrooms were neat and well maintained. Central location. But they had poor heating options. To save cost they just turned on centralised heating for 1-2 hours and we had to constantly remind them. They can easily buy few room heaters and avoid turning on centralised heating and still satisfy customer needs. Morning complimentary breakfast was just bunch of muffins and Croissant s. They did not even offer bread or eggs. These are simple things which they can do to attract more visitors. The hotel architecture and setup was nice but all those are overshadowed by lack of these facilities.

The property was located near Union Square, but on the edge of Tenderloin, which is not known to be a safe area. The windows don't shut, and emergency vehicles are going throughout the night, as well as people shouting on the street. The breakfast wasn't particularly substantial, and for those with specific dietary needs, there wasn't anything suitable. The staff was not particularly knowledgeable or helpful, and you could only contact them in person or through your cell phone. We had an issue the second night with a very loud sound coming from the old school room heater, and I knew maintenance didn't arrive until the morning. It was in a terrible area. Very old room was dirty. When I left in morning at 5:20am I gave Calvin my valet ticket and he said it would be 30mins to retrieve my car. I explained I had to go work so he said I could walk to parking garage 2 blocks down on left. It was almost 6 blocks walking through homeless, urine and feces on the sidewalk. I am 60 year old Female and have never been more scared! When I finally found the garage it took 10 minutes for the guy to bring my car down. TERRIBLE!

Our stay at the Beresford was nice for the most part. The building inside had a feel of uniqueness about it. The continental breakfast was adequate. We did not have any housekeeping while we were there, so can’t respond to that. We had a junior suite and it was nice. The water pressure in the sinks were really weak but the front desk was told at checkout. The television was not the best. The noise at night is like any other big city, lots of ambulances screaming in the middle of the night. One night we were there it sounded like a round of guns were fired, very scary! Maybe just fireworks at 3:00am. Drugs were being sold on Jones Ave.the corner of the hotel so we got some screaming annd yelling in the middle of the night. And right outside our window. Beds were comfortable. All in all, for the money we spent to stay there, it was average.

The hotel had charm but definitely outdated furniture that was poor quality. The floors were dirty in our room. It looked as if the room service only wiped down the room and not clean it. There was so much dust, including under the beds. The outside of the toilet was filthy, and there were stains on the furniture. If its wasn't for the charm, it would have made this experience awful.

New manager of hotel, Vince, couldn’t do enough for us. So friendly and accommodating. Older hotel with old world charm. Very clean and comfortable. Daily continental breakfast and afternoon wine and cheese reception. Junior suite was very roomy with kitchenette. No AC but fans were provided in suite.

I always stay in hotels in this area when I come to SF for the location. This hotel was great. Old school charm with an ornate lobby. Staff couldn’t be nicer. Bed comfortable.

Pictures are nicer than the property itself. Windows do not insulate. Room was freezing plus we could hear everything outside all night long - 10+ ambulances, domestic disputes. We valeted our care and took 30+ minutes to get our car. Room was also just dirty all around. Not staying her again.

Hotel is landmarked and the building is pretty but the place is older. The rooms are older and could use a refresh. It’s posturing like a fancy hotel (putting items in the tiny mini fridge but charging for them) but they don’t have electrical outlet covers in some places. The rooms are small, one person who doesn’t mind minimalism it was fine. The bed was comfy and the location was good for where I needed to be. Breakfast was just enough and I would stay again.

I loved the historic vibe and our affordable hotel room was more of a small apartment that fit 4 adults well!

The hotel is beautiful and staff was great. Parking was an issue. You can choose your adventure when parking or opt for the expensive valet that is not on property. I opted for valet and did eventually find that garage my car was at, a few blocks away. The neighborhood is heavy with transients, which can be expected in a major city, but the night time voices is a bit disturbing when you are woken from a deep sleep. I never had a problem when walking around in the day but I was usually back at the hotel before nightfall, which is normal for me anyway.

Downside -- not a lot of restaurants around this area (we prefer more pub style where we can sit as opposed to grab-and-go sandwich options). Also, the street was very loud with a lot of unhoused people around during the evening hours. A lot of yelling, sirens, etc. that could be heard throughout the night.

The property is very cost-effective. It is clean, the staff takes good care of the guests. The furnishings & vibe could be updated. Overall, we enjoyed our stay & would return.

Was traveling with my husband and 3 adult children so needed a place for 5 of us. This hotel was great in that we had two queen beds and a murphy bed as well as a living area and kitchen. We were just there for one night be it was great. Afternoon reception and continental breakfast were appreciated! Will recommend and/or return again.

Two comfortable queen size beds in a large room. The bathroom was big too. Breakfast was pastries, fruit, yogurt, cereal and coffee which was okay. Really liked the happy hour - wine and cheese and biscuits - we would meet up in the foyer for a drink after our day out. At night the sirens and people shouting in the street kept us awake but we aren’t used to city living. Found we could walk to the tram or get an uber and even a driverless car very easily and reasonably to travel around. Parking at the hotel is extra and we had a car overnight for one night - the hotel take the car and keys off site - this worked well as they said leave up to half an hour to get the car in the morning which we did.
