No breakfast was included, first room smelled like the plumbing was blocked up. Property was very noisy throughout the night with slamming doors and constant loud talking.

Always so clean and friendly staff Everything it’s perfect in the property
- 5/5
The room was clean and safe. It’s perfect for a one night stay when there is a concert in Sac that I want to see. The listing on here says there is breakfast but the staff didn’t mention it to me either time I’ve stayed there, so I don’t know if that’s true.

Only thing that sucked was that I can hear people outside my door in the morning which woke me up. The sliding door bathroom w visible slits on the side also threw me off. Ok for single person or if you don't need privacy with your guest.

The only thing was that the bed was not a queen, it was very small, a bit tight for two people.

It was very clean and the bed was extremely comfy. TV was big too. The reception lady was very efficient. There was also a lovely resident cat. Good value for money. Towels were too small. No kettle. Could hear the people walking around above us.

Staff was awesome room was very clean. They had pastries and coffee for breakfast. Definitely recommend.

Really kind of an odd area but my wife & I felt safe. Parking was close and easy but you can only see your vehicle from the rooms on the outer perimeter.

Clean. Good for 1 night stay near Sacramento
- 5/5
It's quiet and tucked out of the way.

Clean room, quiet property, beautiful garden sitting area. Bed was comfy. Decent place for a quick stop.
- 5/5
The room was small but clean and quiet. It is hard to find at first
- 5/5
It was clean, quiet and cozy.
- 4/5
Our stay was fine. Everything you’d expect for the price. We didn’t have any problems besides some homeless people hanging outside. I wish the breakfast had more options besides instant oatmeal and muffins.
- 5/5
Very clean room and nice worker
- 5/5
Nice place to stay. Close to places to eat and mins from downtown
- 4/5
Enjoyed the A/C! Also, it was awesome that I could check in early!
- 2/5
The area was clean and so was the room. It was very very small compare to other rooms that we had before. One thing I would mention is that the hotel room didn’t provide us with an iron. Had to leave to the funeral with a wrinkle shirt for my husband, also the room did not come with its own coffee machine with coffee. Breakfast was not as how it was mention in the advertisement. Coffee and Honey buns. Overall it is quite and clean

- 5/5
Small breakfast area, no were to sit, have to take back to room to eat. Only downside.
- 5/5
Parking was easy. Area seemed pretty safe, probably because of the CHP building right next door. Several restaurants within walking distance. Check in/out was quick and easy.
- 5/5
Easy to book and check in. Nice rooms and clean property. Water is very hot
- 3/5
Sketchy area but a nice clean and white place.
- 5/5
Everything was great. Enjoyed using the microwave and refrigerator. Thanks again for a pleasant visit.
- 5/5
The staff was nice and the room was great.

But 'affordable' doesn't mean getting shortchanged on the quality and amenities you'd find in pricey hotels. We've already used this "economy hotel" four (4) times (trips to Marysville, Elk Grove, or downtown Sacramento), and each time we checked out, we felt we got the full value of what we paid. For less than $100, you get beds that are firm, clean towels, at least a 40" flat screen TV with satellite channels, a microwave and fridge, and, most importantly, great water pressure (both hot and cold) during your late evening or morning showers! What's more, you get fresh coffee, juices, and packaged muffins/pastries (same ones you buy at gas stations) to perk up your morning. The surrounding area is quiet (there's even a nearby CHP (California Highway Patrol) office), and the hotel's grounds and garden are well-kept. Overall, unless money is no object, you don't have to shell out $$$ for a place you will spend at most 10-11 hours in each day during your trip. Lastly, this affordable gem is just off the I-99 freeway.

- 2/5
The place is clean but the bed was a killer, hard bed could hear the coils. Also they say its a sound proof room but u can hear so much though the door slits. The bathtoom door has a really bad screeching sound. I honestly could barely sleep from how uncomfortable the bes was n the sheets too felt hard. Their advertisement says it has a pool but it doesnt n that they have a good breakfast which isnt true. Even as inexpensive as it was i would not stay here again 😕😕😕

My friend and I arrived late at night but there was still a staff member at the front desk who warmly checked us in. We also forgot to pack toothpaste and he kindly provided us with toothpaste and toothbrushes. On top of a comfortable room, the service we received here made our time in Sacramento very enjoyable!
- 4/5
Nice motel. Clean and cheap
- 5/5
We read the reviews and didn't have any problems. The room was clean and microwave and fridge were working. We didn't use the TV as we have everything on our phones and tablets using the Wi-Fi.
- 5/5
Great place. Quite
- 1/5
My husband and I always stay at the Oasis Inn and the staff service is always very polite and professional.
- 1/5
Warning: this place is a dump and the staff will threaten your life and get their security to drag you out off the property. Well that’s what they threaten me and my guest for no reason but the fact we were following their policies to have my guest check in at the front desk with an ID card when she came onto the premises before she came into the room. Only to be verbally assaulted by a naïve and unsophisticated psychopath staff member who threatened her life as well as mine this staff member imagined things that never happen. I’ve expelled me from the property with the threat that his security would drag me off and beat me if I wasn’t out of the hotel by 11 o’clock when I have paid for another day so he cut my trip short by threatening me and my girlfriend‘s life. He said he was his property and he could do whatever he whatever he wants with it he could choose who could be there or not. I kept my mouth shut, but I wanted to tell him that this is my country. I’m a Native American born and raised in America, a marine that fought for this country for our freedom, and I should be able to choose who can come into my country and conduct business is impartial and fair practices. Perhaps in his country, he could treat people with disrespect, rude, and the threats of assaults, but here in America, we don’t threaten assault people, especially women. We treat everybody equal with respect, and fair, business practices.
- 1/5
This place was a dump and all the staff were disrespectful and and on some type of drugs hallucinating and imagining things that never happened. This is the worst place I have ever experienced in my whole life. The staff should be arrested and jailed for their behavior. This place should be closed down immediately for violating numerous laws and codes of conduct I don’t understand how these people can conduct a hospitality business by being so rude and assaultive to the public. I plan to file charges against this establishment for having unethical business practices. I will lead a Petition drive to shut this place down. The City and County of Sacramento should pull their license to operate a business. and the police and district attorney should file charges against this establishment and their employees for their assault of behavior towards patron.
- 1/5
Several inches of the seal under my door was missing so i could hear EVERY noise outside. I didn't notice while I was awake because the heater runs so loud. I woke up every time someone parked their car or opened/shut a door, every cop siren whoop, and a couple stood outside and talked full volume for at least 30 minutes before 6am. It was like having a window open. Staff said no refund.
- 3/5
Room was good, the staff was direct but off putting.
- 4/5
Outside is clean, parking is accessible, breakfast is easy to go continental-coffee, hot tea, apple juice, honey bun, cinnamon bun and self served oatmeal. Upon arrive our room had a lingering urine smell. The bedsheets had a bad smell, we requested for a change of sheets. The housekeeper and owner obliged to our request without hesitation. The strong ordor wasn't as strong, but still had a urine odor. If we as guest can smell it, I'm sure housekeepers can smell it too. Please check on room 135 if the smell is from the bed. Suggest using bleach when cleaning bathroom commode and floor. Other than the smell, everything else was good.

Very basic accomodations, but very clean room and property. Comfortable bed, nice shower. Very Quiet. Pretty courtyard. TV wasn't working at first, but I wiggled a couple of wires in back and it came on! Would stay again. Nice man at desk.
- 5/5
Clean
- 5/5
Not a room for bringing random people in and out but if you're trying to spend some intimate time with a someone else, it does the job. Friendly staff. Shower controls are a bit off the norm. Trust me they work but if you're having trouble, ask staff.

The young Indian woman at the front desk was really nice and courteous. The room had some nearly empty water bottles in the refrigerator. But everything else was great.
- 4/5
Clean
- 3/5
Room was small, some lighting fixtures were coming off from the walls; faucet for shower was hard to open and was loose. The highlight was a microwave, mini fridge and the ac was nice and cold, quiet area. Decent place for a one night stay.
- 5/5
Very clean and courteous staff
- 5/5
Courteous and professional staff
- 4/5
At be nice if staff attend you inside front desk instead of outside little window at 4 pm and if they can start serving breakfast at 6am and not later with they’re limited menu
- 5/5
The room was clean and the staff was really nice. The only small issues were that when you turn the bathroom light on the fan comes on with it and you can't shut it off, and there were only about 5 working tv channels.
- 5/5
Staff was awesome and the room was nice and clean. Next trip down the I-5 corridor we will stop again.
- 4/5
Easy parking. Secure
- 3/5
No problem with the parking and air conditioning. It’s the stinky smell of the room specially the bathroom.
- 5/5
Only minor downside is the breakfast.
- 4/5
I got back to my room around 2 AM and I noticed security present but at the same time I wasn’t sure because it was the weekend before Halloween 😅 overall personally I was very content with the room. I would gladly stay here again.
- 1/5
ok
- 3/5
It was okay. Fair for what you pay for.
- 5/5
No coffee maker in the room was a disappointment and very noisy ac made the room less comfortable.

- 5/5
Just the toilet seat being loose, i almost fell, i have spinal and knee issues, i wasnt expecting it, but its ok.. staff was great, i didnt mention the issue, but i did have to go upstairs, i think because i chose a smoking unit.. which is what it is.. its fone, i would stay here again in the future
- 5/5

- 2/5
The bed gave me and my bf back pain it was noisy, not the people but the Ac And other appliances. Staff was rude 🙄 you gwt what you pay for ite cheap and decent but not good.
- 3/5
The night people are rude room is decently clean seen dirt in the freezer/fridge the beds hurt both me and my bf back. You truly get what you pay for
- 5/5
The staff is awesome and extremely nice. We stay there a lot and have never had any issues.

- 5/5
Overall a Great place to stay and the price per night is cheap!! ITS DEFINITELY MY #1 GO TO PLACE TO STAY
- 4/5
Clean room, well lit outside. My only con is there is no coffee pot in the room and the front is not open until 6:30am to get coffee so if you have to get up early you can't get coffee. There was not much of a selection for breakfast either. It was fine for what I paid.
- 3/5
Only negative feedback was that the room smelled like smoke as soon as we walked in.We slept with the window open to let it air out and in the morning we kept the door wide open.
- 5/5
Great.
- 5/5
Clean room and bath. One of the better budget friendly places we have stayed at. Water line filter on the ice machine, always a plus. Bed was comfy and room was pretty quiet.
- 1/5
So overall a terrible stay. Housekeeping was friendly but they were the highlight of my stay. I was on the property for.n
- 1/5
A man working at the front desk seemed to be discriminatory to me during my stay. Extremely attitude, and refused to help answer questions. Not helpful in the slightest, threatened to call the security to have us removed. Kept trying to get me to call the police. The man was very confrontational, and seemed like he wanted the situation to escalate.
- 4/5
AC is too loud and too strong for the room! I would stay ahain.
- 4/5
Nice grounds. Air conditioner filter needs changing
- 5/5
Great costumer service. I woke up a little late and I called the front desk and asked if I could please have a little more time to gather my belongings and they approved. Great stay
- 3/5
Check-in was a breeze. I received my room key within minutes of checking in. The rooms were regularly cleaned, and the entire bed set and bathroom towels were changed daily. To avoid housekeeping, you must place the “do not disturb” tag on the door. If you want to sleep past 9 am, I highly recommend putting it on the door. Check-out was also easy, and the motel was surprisingly quiet. The continental breakfast includes a honey bun, chocolate muffin, or another bread, along with your choice of coffee, orange juice, or hot chocolate. Overall, I would consider staying again. I’ve had much worse experiences in other motels. The cost is worth it for what the motel provides.
- 4/5
Stayed here while visiting friends in Oak Park, Sacramento. Pros: the hotel is very clean, and they do not require a deposit, and the price is reasonable. Cons: Not much nearby, and they do not allow late check outs. I would stay here again if I can't find a place closer to Oak Park.
- 3/5
The proper is okay; there's not much on offer for breakfast, the rooms had minor fixture issues like bathroom door not locking & low shower pressure and the property looked nicer in the photos.
- 2/5
Liked water fountain outside. Check in was awful. I reserved a room online for 2 adults paid for 2 adults however the manager informed me I wasn't allowed to have anyone else stay in my room . He made it a point to tell me this multiple times. Strange.
- 4/5
Good
- 1/5
Front desk was rude, my 18 year old son stayed with me they kicked us out and refused to refund because he didn’t have his id, he wasn’t causing problems. Go to the red roof next door
- 4/5
Older part of town, location was still fairly central, right on 99.
- 5/5
Very convenient, I had to book at room after midnight and he was accommodating with a 1st floor
- 5/5
Good value.
- 5/5
Convenient
- 5/5
Friendly staff, very clean, great price
- 2/5
The place was clean, however our AC broke during the night and woke us up during the night.
- 2/5
Loitering around my door by loud, vulgarity during late evening hours. Transiant people wondering on premises shouting at 3am. I don't recommend it.
- 4/5
Thank you
- 4/5
The check-in process takes time because the staff requires all the necessary IDs for all the occupants in the room. This is for added security, but the process is stressful to a certain degree, The shower stall is no-frills but clean and with good water pressure for both hot & cold taps. All towels are clean, relatively new, but not too fluffy. We also like that the rooms have a fridge, microwave, and powerful, user-controllable A/C units. The flat TV is an old model, and cable channels are limited. The double bed is firm, and the linens are clean, but the pillows are just okay. Bring extras with you if you want to snuggle on more pillows. The location is just off Highway 99, and there are plenty of fast-food joints nearby, although this place has two (2) "vendos" for drinks and quick snacks. Overall, you'll like the place for its good value, and all you need is a decent place to sleep, shower & reheat your to-go lunch or dinner after your sorties outside.
- 3/5
Not going back
- 5/5
Considering the area I was really surprised on how quiet and clean this hotel was. It was a very nice stay, I will stay here again. And check in was very fast as well, and the staff was kind.
- 4/5
QSBed is comfy, Free Breakfast is ok Coffee, Danish & Instant Oatmeal. Unfortunately no channels were working.
- 3/5
The breakfast included was a joke. It was coffee and danishes. They should not be allowed to offer that with intentions of a breakfast.
- 5/5
Very clean, no nasty smells in the room, was quiet the night we were there. The bed was comfortable, the room small but recently renovated. Staff friendly and fast. A good value for the money.
- 3/5
There was a clear indication the door had been seriously damaged. The door was not repaired properly, therefore there were large gaps around the door. The locks did not work properly. It was noisy, people where up al all hours. This was a last minute check in for us. We had been traveling a long way and needed a place to stay. We would not stay here again.
- 4/5

- 4/5
The room is clean, AC working good. It located next to the CHP station, which made me feel safe. Shower pressure is weak, and the room has a slight smell.
- 4/5
I was pleasantly surprised at how clean the grounds around the property were, and this carried through into the room, which was as clean as could be.
- 4/5
Was perfect for my needs! I hate paying a lot of money for a motel room that I’m in for less than 12 hours. This was affordable, clean, safe and quiet as I passed through the area. Thank you!
- 5/5
Ive been there multiple times, i like it a lot!
- 5/5
Great stay for the price. Clean and comfortable
- 5/5
This property is right off hwy 99. The location is great, situated right next to highway patrol building. Pleasantly surprised at how cheap and nice it was!! Continental breakfast was packaged muffins, oatmeal, and cinnamon rolls. They had juice from a dispenser, fresh coffee, hot chocolate and tea. The host was pleasant. The room was also quiet.
- 1/5
The property had prostitutes checking in. One burned out motel room upstairs in this condition for one year. People knocking on our door in late hours. Party going on next door and causing a lot of noise. Room was dirty and smelled musty and like cigarette smoke even though it was a non smoking room. Floor was hot causing room to be uncomfortably hot and when running air conditioning, it smelled.
- 5/5
Had a wonderful stay. Highly recommended
- 4/5
Was a lot better than I had expected! Staff was helpful and very pleasant. Room was clean with no issues.
- 5/5
They have always been good to my husband and myself whenever we stay there. No complaints.
- 5/5

- 3/5
Older hotel but really clean. Bathroom was updated.
- 5/5
Quiet and Very Clean. All the staff are very friendly and helpful
- 5/5
I had originally booked an accessible room, unfortunately for the wrong night. Upon re-booking correct night there were no accessible rooms available, I messaged the property that I was in need of a downstairs room due to mobility issues, and am very pleased to say, they accommodated my request, as well as providing us with an accessible room. Very Much Appreciated!!!
- 4/5
Great price, friendly staff, room had fridge and microwave. Huge TV program selections. Very clean. Was a little concerned seeing one upstairs room boarded up from fire damage. Breakfast offering was just coffee, juice, and packaged rolls/muffins. Would definitely stay again
- 5/5
Clean small room, very convenient as you can get everything you need: toiletries, hangers(6), hairdryer, fridge and microwave oven.Power outlets are a lot. The cooling system was loud but I only need to turn on the fan during nights coz recent night temperature was just cozy. Noticed that the hot water was on the “C” side with shower. Loved the super quiet environment and friendly staff. Good choice for a stay when coming to Sacramento.
- 3/5
It’s $65 a night. That should tell you all you need to know
- 5/5
Great stay for the price. Staff very friendly.
- 5/5
Super friendly staff and the rooms and property stay amazingly clean. You barely hear anything in or outside the room day or night. Checking in and out is simple and quick. I definitely recommend Oasis Inn if you’re looking for a hotel/motel to stay. They get ⭐️⭐️⭐️⭐️⭐️ from me all day‼️
- 5/5
The hotel exceeded our expectations. The room was extremely clean. The bed was very comfortable. The staff were very friendly. The room includes a refrigerator and microwave. Also it has a nice desk and office chair if you need to do work.
- 1/5
I checked in at 12:30 am and was not allowed to do a late check out. They said they didn’t have late check outs. Breakfast were muffins or a honeybun. Some part of hotel was set on fire. Hotel room smelled like smoke, our head hurt after an hour of being in hotel. And we were woken up at 8 am From a drill because hotel was having some construction to the center of cement seating area of their hotel. I will never come back again. This hotel doesn’t deserve the one star
- 3/5
Neighborhood was kinda sketchy and the breakfast was packaged pastries. We went to a gas station instead. The bed was comfortable and the room was clean but small. For the price it was fine.
- 4/5
Comfortable and quiet
- 1/5
Everything was perfect, but it’s a little nice from outside

It was clean, but the wood plank flooring is separting and shower drain was clogged. The shower curtain doesn't go all the way down to the shower floor and alot and i mean alot of water spills out into the bathroom. I read it had breakfast but its only a continental breakfast, you have to go to your room to drink your coffee or orange juice thats all thats offered plus a piece of sweet bread.

Easy check in
- 5/5
Everything was excellent. Until I had to leave 1 day earlier than expected. After all it was fine.
- 4/5
Very clean. A/C was noisy. Small room but comfortable. Affordable. Staff was very nice and accommodating.
- 5/5
Check in was easy. Room was clean and parking was great. The AC made the room very comfortable. Bed was super comfortable! Shower had great water pressure. Continental breakfast was fine.
- 1/5
Do not stay there
- 1/5
They studied rent to me because they had an issue with me bringing my service animal with me. When I catching in the head asked for my travel partners id because v they was going to be there ever so other and they seem that my transport driver had had three dogs with them but they was not and did not stay with me they v was dropped off. So they claimed that since they was in the parking lot when i I first got there that I had dogs that was not registered with me v during my stay
- 1/5
Beds are very uncomfortable, hot water kept going out.
- 3/5
Breakfast provided buns only.
- 4/5
Not the best neighborhood, but it's next door to the highway patrol office, so that's something. Convenient location for Hwy 99. Nearby Denny's, Dutch Brothers.
- 4/5
Everything was good except for the metal frame that went around the bed. It kept popping with the loud noise, cause it was a sheet metal. And wake me up off in on.
- 1/5
Bad customers service. Never will I stay there again.
- 5/5
I love this Motel. Great staff and amenities
- 1/5
Property has recent fire damage on exterior and several brooms book the non-smoking room and that a smoking room.
- 5/5
Under construction due to fire
- 1/5
This place looked like a place for truck drivers, not a woman traveling alone. The entry to the units are facing the parking lot and around the corner from view of office. I tried several times to call and cancel without answer. I forfitted my entire payment for a better location at a higher price.
- 5/5
Quick and easy check in. I do wish the continental breakfast was a little bit earlier because I ended up missing it. I had somewhere to go early in the morning by the time I got back it was done so that though it was awesome.
