I will start by saying this is not a family friendly hotel! There was police at other rooms throughout the night! People were drunk walking around and at one point there were people urinating and having sexual relations in the parking lot! Room wise our bathroom door did not close! And the room had not been swept? Floor was filthy! Neighbors fighting and police came knocking and we could hear everything! Over all horrible experience it was a busy weekend so I could not find another room!

A dirty seating area while waiting to get checked in. Room was dirty and no room service except Monday Wednesday and Thursday? This was when I had to call to get new towels as the ones I have been using the past two day weren't good use anymore. Called front desk and the lady said she couldn't deliver till after 11:15p.m this was already after a long day at the conference I was attending. So, I told her I could come up and get it to which she said they had no TOWELS UP FRONT?!?!? She then told me she can had someone clean the room. Next day I had new towels, but it was the pool towels that shed when you dry off and can only come off by using the hotel towel... They also didn't give me any new bedding, so I had to sleep in the same bed sheets for the entirety of my stay. My saying is you get what you paid for, but I feel like I've been to better hotels at the same price. BUYER BEWARE.

The suite we got was great, however the location was not good due to homeless folks. The front AC was out when we got into the suite, but maintenance came the next day and fixed it! Housekeeping was only M-F come to find out but other than it was good for the price! Was shocked how quiet it was! Room was very spacious and clean upon arrival, and location was right smack in middle of everything!

The first 9 days went fine, usual hotel nothing special but then the remote went out and they moved us rooms and I got attacked severely by bed bugs and they refuse to acknowledge

I asked for a room where I can see my car from the parking lot when I arrived because I was worried of all the homeless people with the lady did not help accommodate that. I came down for my birthday, so it was not very pleasant getting there when I arrived the next day I spoke with a different lady at the front desk and she was able to help me move rooms. The whole thing was very frustrating.

T was affordable they were no smoking signs everywhere but yet everything smelled like smoke and a lot of people are still smoking. The first room we received smelled like wet carpet. The second room we received. The carpet was dirty as though something was smeared into it, like chocolate, and the comforter was dirty, and the tub was dirty and blocked with plastic. The breakfast was not good at all.

Loved the room and river view! It was absolutely perfect! I wish all hotels had a 2 bedroom, 2 bath apartment style rooms like this with shared living space. Also there were 2 additional rooms that could totally fit a full size air mattress for extra guests. There were a lot of sketchy people and activities that occurred throughout the day and night. Safety was definitely a concern. Also, the balcony spaces are wide enough for small children to fit through and fall. Those should have an extra bar installed between the current bars for safety.

First of all, this was probably the most disgusting hotel I’ve ever been in. There was a lot of sketchy people outside in the room was filthy. The microwave and fridge both didn’t work and a 6 foot mirror fell off the wall and shattered almost crushing my baby in the hotel has refused to do anything about it. They offered to come my stay, but I would never stay here again and I recommend that if anybody has children, they stay far away from this location. Unsafe and unclean. Terrible customer service

The room and property were both run down, not well maintained, and dirty. Our room door had a crack in it and didn't fit in the frame. Toilet seat was loose and kept shifting any time we sat on it. Pool was gross, kids were running around throwing coloring pages in it from the pool area and the top floor along with other trash. The lot was frequented by non guests and there were a couple of broken down cars occupying spots. Random people hanging out in their cars for several hours. Didn't feel safe. Staff was amazing though. Honestly, it's why I stayed and didn't cancel my entire trip.

The property is in a central location to downtown SAC Their are people on drugs walking around the facility day and night. It is constantly loud and disruptive which makes it hard to sleep. This isn’t just a hotel, it’s also a community where locals are living as well so there’s constant traffic in and out. There are roaches in the room. It’s dirty.

It was a great facility. The pool was amazing. The breakfast in the morning and the staff was awesome. Very polite the staff upfront was knowledgeable and helped very quick, especially when the keys were messed up overall phenomenal stay

The price was good. The staff was helpful but not overly friendly, doing the job. The room was great! Good size with a recliner and the bathroom was a good size. I had a king bed that slept well. I think there are people actually living in some of the units and many homeless in the area so the property felt questionable but there is security and they moved people off that weren't supposed to be there. It's near a ramp for the freeway but noise was not a problem. I would stay again.

No bath towels. Absolutely no reception on TV. No WIFI or Internet. Next day moved to another room. Half of the channels didn't work. None of the premium channels worked. Aargh!

As for the room, bed was comfortable, water was very hot and enjoyable. The cleanliness could have been more detailed instead of rushed through. There was an area of what appeared to be vomit under the chair at the desk. Carpet needs a rug doctor!! Overall an OK stay.

This was the worst stay I’ve had here. There was a baby spider infestation in my room they were crawling all over the bed for hours. I asked them to help me clean it they said they didn’t have anyone available to clean it and there was no rooms to switch. I then asked for a vacuum to do it myself at least and they didn’t provide one. I asked for a broom. The broom was dirty and gross. I tried to clean it as best as possible but the spiders didn’t go away. The next morning I asked them to do a cleaning and they said my service day isn’t that day. I told them about the spiders and they promised they’d clean the room, I came back hours later. They never cleaned the room and I had to leave early the next morning. Do not stay here. Service is horrible. I gave them so many chances, I decided I am no longer going to stay here.

The area is not great, but the property is safe, clean and the staff is outstanding. Rooms are nice, don’t have to be afraid of critters. If you are come through town, I would def recommend this place. And the river is right there, you can hear boats!

The cleanliness of this motel was really bad. I did not stay the night. I checked out immediately after I saw the room. I requested a refund but I have been denied. If you enjoy pay by the hour filthy motels this one is for you. I would not stay here of somebody else paid the bill.

Friendly staff and patient with my dogs. Good breakfast and clean a d spacious room. Access to the river and downtown is only a hop skip and jump. I'll definitely stay again my next trip in the area.

The first floor seems to be where they place the people with voucher (for homeless). Our first room was terrible; mirrors were dirty, stains on the sheets and blankets, dirty floors. half wiped off counters with food drips (i should have taken pictures) my daughter said the tub was dirty too but I didn't see that. The front desk guy was very concerned and changed our room to the 2nd floor. The room was still questionable (bed one stained sheet, bed 2 stained blanket) but smelled better and visibly looked better. We actually went to the store and bought disinfecting wipes and wiped down all high touch areas. We also needed to get towels, for a shower, from the front desk. No waffle or pancake machine (I thought I saw a pictures).

The place was riddled with homeless and what appeared to be druggies all around the property. I did not stay at this hotel. Other guests were leaving for the same reasons. The pictures look nice but it is not. A refund on the room could have saved a bad review

Don’t stay here unless you want to deal with roaches in your room and then telling you they don’t wanna refund your full amount the facility was filthy homeless walking around everywhere big hole in the fence for them just to walk right through the parking lot definitely won’t be staying here again the worst part is they knew about the infestation they just don’t see it as a health and safety concern

Hôtel à éviter : il y avait des gens drogués qui deambulaient et qui criaient dans l'hôtel malgré la présence d'un vigile 24h/24. Notre chambre était sale (nous n'avons pas marché pieds nus une seule fois). Le matin en se levant, ma fille et moi avions des dizaines de boutons sur le corps (punaises de lit ?) qui démangent énormément. Au buffet du petit déjeuner, quand nous sommes arrivés il manquait plein de choses, ce qui peut arriver donc nous avons attendu. Personne n'est venu en remettre donc ma fille a mangé ses céréales à la fourchette (pas de cuillère) et j'ai mangé du pain à rien (pas de confiture).

The location is not great, a lot of vagabonds in the area. The room was not upkept, walls chipping, bathtub seemed dirty, chipped we did not even shower due to condition. Toilet was wobbly, mattress was sunken in the middle. The rooms need a lot of attention & the area was loud, people talking outside at all hours of the night, we didn't get a good night's rest, luckily we only stayed 1 night.

You get what you pay for. People live here. Guy washing his car out front. Two dudes talking outside our door at 1 am. Had to ask them to stop. Hot tub doesn't work. Lots of barking dogs. Dirty grounds, lots of garbage. Spend the extra 30 a night people. Love yourself better then 1 ply.

Pool and hot tub were NOT clean. Visible slime, mold & foam could be seen on the hot tub. Room smelled of stale smoke from an adjacent room. Breakfast was mid offering the basics but running out of things often due to demand. The area is a bit sketchy, witnessed a couple of adult street transactions happening in the middle of the day. Hotel staff was lovely, responsive and helpful.

Honestly didn’t feel safe. As soon as I pulled into the parking lot I wanted to drive away. There was a bunch of people out by there cars with music blasting almost like a car meet or some kind of party in the parking lot. I could not sleep. It was so loud with music and people carrying on. It was so bad that the police had to come out on the speaker to get everyone out of there. It was a Friday night. It must be a party spot. But it was so loud I couldn’t even get a good nights rest. Honestly was worried my car was going to get broken in to or stolen. Not a good feeling.

when booking ! , due to this . there were so many drugs and drinking .. and underage drinking .. and the chaos of the parking it causes .. it took me 15 mins to get through to get back to my room, the party was really bad.. the noise the cussing , the slurs they used .. it just really felt unsafe .. the staff was kind though..

The lobby is nice. That's it. The room was filthy. The furniture was falling apart. People were hanging out in their cars in the parking lot. There was a woman smoking crack literally right outside my room. We left and stayed at a different hotel. I went to the front desk and told the attendant I was checking out no less than 10 minutes after I checked in. No apologies no refund.

2nd stay but unfortunately won’t be a 3rd. The hotel itself is FINE. but our experience this time was not good! police arrested a man in the room next to us and witnesses an altercation between a couple, a lot of homeless around the area and on the property itself. It feels very unsafe.

The suite room was dusty and we found multiple items on the ground - dead insects, a push pin (so glad we noticed before our 1-year old got a hold of it) and confetti likely from a party. The towels were stained too. It was just not clean and we will definitely not be coming back to stay. They did have security onsite which was nice, because we saw quite a few sketchy people.

Howard Johnson is a go to to most of the people looking for a good deal. The place itself is clean free of bugs. Yet; the reason of the people to continue coming as a vivid loyal and giving positive support are overpowers by just one person in front desk that changes not just my taste buds but to many. I am surprise other guess were talking about HIM and no one initiated the call out. For the homeless people might be OK because of the situation, But giving a chance, they will do the same . Someone needs to tell HIM that dispute for a cheaper price. WE ARE A GOOD PAYING GUESS . We are not a beggar nor asking for free stay. If no one can teach him a proper breading as a front desk, I suggest to transfer HIM to the back desk.

We drove through the parking lot could smell weed, and noticed crackheads and prostitutes hanging around their cars and walking about. This hotel is not family friendly at all , but I didn’t know and was there with my infant child, and another family member on vacation. You would also hear people roaming about in the middle of the night. Not only that, we found a decent sized cockroach in our room and it was still alive. It’s was too late to leave and find another hotel for the night, so I ended up having to kill it and inspect the rest of the room. We ended up keeping the lights throughout the night so they wouldn’t come out while we were sleeping. We originally planned to take advantage of the free breakfast, but after finding the cockroach we were disgusted. I booked this hotel due to its affordability and proximity to Old Town Sacramento, but was very disappointed. Front desk was rude, a cockroach was in our room, and crackheads, prostitutes and homeless were roaming everywhere including outside the property. Would not recommend with families.

Older building, did not feel clean. Some stains on the nightshades, and overwhelming air freshener scent presumably to get rid of smoke from previous guests were the most notable signs. Beds were okay and the shower had plenty of hot water. Also there was a staff member who came to our door shortly after checking in for maintenance which was weird since we didn’t request anything. He came in to hang a no smoking sign on the bathroom mirror. We unfortunately had random people knocking on our hotel door at like 2am our first night. They kept knocking 5 different times presumably looking for the previous guests, and we didn’t feel safe answering the door. For the price, we weren’t expecting much and feel like we got what we paid for. Free breakfast was nice, albeit simple options.

Not worth a star terrible place, security lock on room door was a paper clip not the actual lock had to desk chair and wedge on front door, cockroaches infested, sofa bed in room was stain and hard, room furniture looked like it was picked up from street I’ve seen better condition at thrift stores electrical outlets more the half did not work same with lights. Breakfast terrible not sanitary nothing like online pictures the outside is overwhelm by the unhoused drunk and drug activities, inside parking lot same. Also mold in room

Staff is okay. Sometimes the rooms have roaches and various bugs. There’s a lot of homeless people in the area. You get what you pay for with this hotel. The cops have been there various times I’ve stayed. But it’s a place to stay for the night + they have a hot tub. I would look for a safer area if you’re traveling with kids/Alone.

The room had roaches, Extremely passive aggressive and rude encounter with Monica and another female staff. A lot of commotion outside, I stayed for 2 weeks and had to service my own room. Mopped and cleaned my floors and had to call the manager because I was denied toilet paper by front staff. I do not recommend, will not be staying again.

Stayed in King bed room, Bed not comfy, felt llike I was sleeping on plywood, Please update mattress to super soft one. Room out of date and whole thing needs to be remodeled. Breakfast was a joke, Pictures show Waffle Maker- No Waffle Maker, just fake eggs and and pre-heated sausages, tastless potatoes and toast. Please update all pictures to show what the property is really like. It was like staying at a Motel 6. I would not stay here again. Bad location as well, a lot of sketchy people hanging aroung, the cops came and had to disperse people Monday night who were hanging around the property. The staff was good, but everything else not good. Do not stay here look for another location.

The only good thing is that it is located right next to the freeway. However, there were homeless everywhere, prostitutes walking up and down the street. People hanging out in their cars in the parking lot. The long term guests were loud, yelling at each other, cussing, and stayed up all hours of the night, and the hallways and elevator smelled like weed. The police showed up and use their loud speaker in the middle of the night. We will never stay there again.

I didn't know that the layout of the hotel is set up almost like a hotel, which I personally didn't enjoy. The breakfast was ok. They offer eggs, potatoes, pork sausage, package oatmeal, coffee, and some bread and pastries. The room service is really bad. In the room we were in the phone did not work so we could not contact the front desk. Then when we did call front desk, they did not pick up. Front desk communicates with their guest through texts but they are slow to showing up to your room. The room was ok, just a place to lay my head.

Please don’t travel here with older people or children. Service staff is not friendly. We started with 1/4 roll of toilet paper and at night before bed when we realized there was no backup roll (and basically no amenities) we called the lobby and they said we could come get one from the lobby. This hotel is comprised of multiple buildings that are not really close to the lobby. At 9:30pm as a single female I am not walking to the lobby given the people that were loitering in the area. The free breakfast is mediocre and the poor woman could not keep up in refilling the basics like coffee and cereal. I think all of that could have been overlooked had the staff just been friendly. I have a feeling management is either “checked out” or off site.

Room absolutely stunk of marijuana even though signs all over the place said no smoking and additional fee would be charged. Staff clearly does not enforce that rule. This place is tweaker town! They are everywhere! Roaming through the parking lot to access the park and river behind. Electrical outlets in room did not work nor did the AC and television. Called front desk and was told someone would come and look but no one ever showed. Numerous “holds” placed on credit card that could not be explained by front desk.

CONS: TV didnt work. Wifi was not available unless you are Wyndham's member, which we were not. I found hair and bug in the bathroom. Some guy were screaming at 1 am and we could hear noises outside the room throughout the night. The area is little suspicious.

The rooms are clean, the staff was great. They were kind and helpful. The area was easy to get too. The only thing I dislike was that for breakfast we were not able to to take our food and security did have a preference of when not to look up when he was on his phone. But those that got to escape with food to their room. I did not nockon them. But I enjoyed my stay, I will stay there again

All my stays have been pretty good. Be sure to make sure your TV works before you move into the room. Make sure you have shower curtains, and your window curtains close correctly. Outside of that my stays have been pretty good.

Upon entry I was greeted by a couple of roaches. The cleaning people never cleaned my room. I had to ask for clean towels everyday. And on top of that I had to get a new key every day to get back into my room with the roaches.

I had called in advance to have a ground floor and they did do that , having said that the room was all the way to the end of the hallway it was very painful to have to walk that distance, they did see I had a cane with me. The room was not handicapped ready no safety bar in restroom I had to struggle to get up. All in all it wasn't all that great. The door to room had to be slammed to shut it it wouldn't close. Never again

The receptionist looked bored and not willing to help, the room smelled musty, all (and I mean ALL) the doors and drawers were broken, the sheets were dirty, and there was a group of construction workers (apparently staying at the hotel) who were drinking and talking loud for HOURS in the parking lot right outside the rooms!

Security was only on site until 11pm and he had a friend riding around on the golf cart with him. Unhoused people were either walking through the parking lot and cutting through the broken fences or they were hanging out by the elevators. There were also some sketchy people staying at the hotel. Ladies at the front desk were very nice. Breakfast was minimal compared to other hotels with complimentary breakfast. If you stay on the side of the building close to the highway it is very noisy. Definitely will not stay here again.

Overall it was a stay! The pictures are nicer than the actual place. The room smelled of animal urine very bad which got my allergies flared. It wasn’t the best stay due to that. These things should be shared if animals dwell in all units. Also there were no waffles contrary to the pictures displayed so it was a huge bummer.

I was told the $100.00 hold would not be sent to my bank if the room was found to be in good condition when I left. They put it through my bank anyway. My room was fine. I put a fraud on it so my bank cancelled it. I could not afford to have the $100.00 taken out of my account which then the bank takes about 5 to 7 days to replace. Thanks to my bank and not Howard Johnsons Hotel.

Not sure where to start outside of a maggot on my bed and piss sticking my shoes to the floor in front of the sink. We had to change rooms 3 times. My friends room had black mold on their pillow and blood stains on the bed. We were approved for late check out and someone came and aggressively woke us up demanding we had 15min to get out because they didn’t check their system to see we had late check out.

You can tell they are in the middle of cleaning it up. The shaping of the plants, and the cutting of over growth. Nice walk to the river however the old homeless camp trash needs to be cleaned up. That would enhance this property and the walk to the river. Cleaning staff needs to put their weed away when at work!! Other than that I would definitely recommend this stay.

My stay was absolutely horrible disgusting. The room was not clean. The bathtub was filthy roach crawling on the wall holes in the curtain. Since I was not able to take a bath for a shower. I had to do a little mini. Bath in The Basin, which ran over, was flooded nails in the wall. The bathroom sink busted upon checkout. I went directly to the office showed them. My pictures asked to have the person contact me. He never did. I want a 100% of my money back or I'm filing a claim with the health department which I've already done.

We had roaches all night all over the floors we killed about 10 before we just hopped to fall asleep. Also tv didn’t work we had no power in out let. And only two outlet in the room and they were jam packed with things that didn’t work. Horrible but needed a place for sons tournament.

DO NOT STAY HERE! Terrible experience, never received anything on my bill about a "hand towel/sheet" charged for some kind of "stains" from the deposit. Only found about it after numerous calls to hotel for details of why my full refund wasn't given. I got a hold of Wyndham on their customer service number where they were able to reach the GM and she finally after two months of trying responded with an email of the charge details. I never ate in room, total bogus charges. NEVER WILL STAY HERE AGAIN!!!

After only managing to get about three hours of sleep, I went to the lobby around 11:00 AM because the situation had become unbearable. I was informed that the guests next door would receive a third warning and that any further disturbances would result in a $20 surcharge to their stay. I requested to speak with a manager and was told to wait for a potential room change. After waiting for approximately an hour, I was moved from my original room with a king bed to a room with two queen beds. There were no accommodations, apologies, or gestures of goodwill offered for the significant inconvenience, lack of sleep, and the time I spent resolving this issue. This experience was frustrating and disappointing, and I would have expected more proactive measures and better customer service from the staff to ensure a peaceful and comfortable stay.

During our check in they were evicting a tenant and cops where there to do that , it was 1AM in the morning, giving a feeling of an unsafe situation, We did not find the elevator as well. Blood stains on furniture Tv doesnt work as intended (built in chrome cast doesnt work on eaither tvs) One of the tv remotes doesnt work, however since there is two tvs we just used the other remote The desk clerk was fully texting someone as my partner and i was checking in. Like IN the middle of checking in stoped, picked up his phone and texted back and forth put his phone down and resumed checkin us in Theres also TONS of people just hanging out outside the rooms, next to their cars playing music ect. Theres TONS of homeless people near by the hotel, which i guess should be exspected with the location. I communicated this via their texting platform and was fully ignored. Not at ALL what i exspected and im VERY disappointed with our stay.

If you're cheap like me, this is a great place to stay! However the hotel sits in the tenderloin District which is full of homeless prostitution and crazy drugged out people. On almost any given night somebody's screaming and yelling at each other in the room below you or the room next to you. It's super noisy in the mornings with kids running down the platforms the maids clunking their carts along talking very very loud. Our front door to our room had a huge dent by the lock, it looked like someone had to use a police battery Ram to get into the room. So if that kind of gives you an idea of the neighborhood you're going to be experiencing. I hope this helps you. They have a nice breakfast for you, hot coffee was just great. The refrigerator in the room was Ice cold. Nice to have a microwave in the room as well. The bedding was very clean Limited towels. Oh and by the way we had to call the office three times over our week stay to get maid service. So it's a little lackluster, however if you want to save a buck this is the place to go.

Do not stay here. SAVE YOUR MONEY AND GO SOMEWHERE ELSE. To start, I found a cockroach in my room. When i was checking in there were 3 cop cars out front. Second I tried taking a shower but the bathroom was dirty and full of hair in the shower like nobody cleaned it. Next, the water in the sink would not drain. Then I found out the ac was broken. After asking for a refund the staff played games and refused to acknowledge their wrong doing and did not offer a refund. Please do not stay here.

Room cleaners/stockers never came once during my 4 night stay and I had no clean towels so when I asked for them they told me they didn’t have ONE and would come the next day in the afternoon so I couldn’t get anything before I left for the airport since they never came by once. The whole area is surrounded by homeless people and loitering people presumed to be about “that life”. HUGE cockroaches run around the area.

This hotel is the worst ever. The ad is full of lies. MISLEADING. Most of the rooms smells SMOKES, So many unneccesary people around the area especially outside. No IRON avaiable, Im seeing DOGS checked in but the ad says no pet allowed. EVERYTHING is super dirty especially carpet and tables ans curtains. I got sick that nght one nigh and we moved out right away. VERY UNSAFE PLACE! Staff are unfriendlY.

So the Howard Johnson is a nice property depending on what building you are placed in I was likely enough to be placed in building "A" which is the nicer side of the property and seems to be really well up kept overall for the single bedroom it was really well nice and really clean and while I've kept I was placed in the other building "D" as well I had two check-ins and building "D" seemed neglected, with that being said my stay here at the Howard Johnson was pretty acceptable and I did enjoy spending the night here to rest my head. I would probably be a little more selective in picking wood room and what building I would be placed in though.

My stay at the Howard Johnson was was decently nice although for the room I was put in was a dual two beds one room the room had corks with it like the fridge didn't work there was a splat of red stains on the carpet that were questionable! 😅 especially building "D" because the property has segmented buildings and something with building "D" seems that that building is neglected even with the elevators seem neglected. and the reason why I'm able to say this is because I had another reservation and they put me in building "A" and building a was much nicer and a much better room and was well more up kept.

I will never stay here again. The people who work here are totally put out by helping customers. They are so rude. I booked an extra day and they refused to roll over my $100 security deposit. This is the only place I've ever known to do this. Instead they return your deposit back to your card (which takes 3-4days) and make you pay again separately. I figured it out why they do this. Because they didn't return my deposit to me for either night. This whole deposit thing is just a money making scam. You pay $200 for a $100 room.

Rooms were clean. Accessible to freeway. Too many transients walking around the property at all hours, some sleeping under stairwell of building C. At around 1 am someone aggressively tried to get into our room through front door despite our room being right by a camera. Called front desk and security parked in the parking lot but never came up to check on us to see if we were ok. We couldn't sleep for the rest of night and had an early start the next day. This led to a horrible experience.

If I can give 0 stars, I would. I never checked into my hotel room. I accidentally reserved a room at this hotel and still can't get my refund back. Even when I went in-person at the front desk to cancel, they said I can't. I have the reservation & itinerary numbers and still said they won't do it. Even the customer support from Expedia has been trying for 3 days now (and counting) to get my fee waived off but the "hotel manager isn't in right now". I don't trust this hotel to accustom for their customers' needs.

Our stay at this hotel was fine -- not horrible, but not good either. They had a problem with our two-room reservation, so our kids weren't able to be in a room right next to us. The rooms were small and dark, nothing like the pictures online, though clean enough. Our neighbor had barking dogs and the smell of smoke in the elevator was so strong we could literally barely breathe. The best thing about the free breakfast was that it was free -- otherwise it was pretty "meh."
