    Good location, but the room was undermined by a persistent musky odor, including on the sheets. Ventilation made little difference. The television displayed a noticeable blue tint and was positioned awkwardly by bedside.

    This used to be a top of the line hotel, but some things have changed. The rooms were clean and spacious. We had 3 people in our room and plenty of towels but only 2 wash rags. They have a grab and go breakfast which means you fill out a slip and put your order in the night before and tell them when you want to pick it up the next morning. The breakfasts were like Jimmy Dean Sausage Muffin, which was actually a bagel. You have to cook it. The bagel was inedible. There was also a breakfast burrito, which had the same problem. Today (Saturday) was hard boiled eggs, danish, chocolate chip waffle, yogurt, etc. I booked here because they used to have a good continental breakfast. Not worth the money I paid for the room I rented. Will read the details closer wherever I book for my next trip.

    The staff was very professional and polite! The suite I booked online showed pictures of a kitchen/ living room space and a separate bedroom with a king bed. After checking into my room, it was not the room displayed in the booking I reserved through booking.com. I’m not one to make complaints, so I did not make a fuss for not receiving the amenities I was expecting to check into, based on the false advertising of the hotels availability. To top it off, the room shared a wall with the laundry facilities available for extended stay guests and the cleaning staff. Not only was it extremely load , but the laundry facilities did not have a closing time. Needless to say, my room was rumbling and shaking ALL NIGHT LONG, from the constant use of the washers and dryers. I did not have any intention of making a complaint regarding the wrong room but come on, y’all need to manage your property better and not allow guests to access the laundry facilities at any and all times of night. I was not impressed with the room, the loud obnoxious noise and vibration that kept me awake all night and will not be staying at this property again.

    Sadly I have experienced this hotel deteriorate over the past year or so. After this last visit I will not returning. It is older, carpets in rooms are dirty and in areas coming apart from wear and use. Kitchen is not equipped with basic needs such as silverware, TV too old to even watch certain movies from Netflix and Amazon prime in addition to this TV is unreliable to actually turn on. Lastly this last trip I ended up being locked out of my room for over two hours due to a faulty card reader. Had to wait for maintenance to be called and travel to the hotel in order to repair.

    Is great to stay at Larkspur in Roseville. I felt like home away from home having the kitchen with all the utilities cups and pans and dishes in the laundry service to continue life without skipping a beat.

    The room was nice and clean. The kitchen was stocked with the basics. The bed... The bed was terrible. It was way too soft. I don’t have a bad back and can pretty much sleep anywhere. But it was so uncomfortable that on the morning of check out I couldn’t wait to get up and go home. Another notable mention is parking. The hotel charges an additional $12 per night to park on the property with the option to park on the street. I personally don’t feel comfortable leaving my car parked overnight on the street quite a distance from the hotel. For me $12 is not going to make or break the stay but it’s just something worth mentioning.

    Disappointed I did not see there was a $12 a day parking fee for Larkspur. Especially as they share the hotel parking with Hilton. Stayed 5 days at Larkspur and switched to Hilton last 2 days. Hilton was less expensive for room, and no parking fee which again shared parking with Larkspur. Just a greedy attempt to collect more money. Larkspur room was small. Didnt like the bag breakfast required to order day before. Ordered a bagel and no toaster in room or in community area. Was told toaster in room and opened all doors and drawers and still no toaster.

    We are still up in the air about whether we would stay here again because of one thing; the mattress. Nothing else matters if you don't get a really good night of sleep. The mattress was very firm, which leads to issues if you are a side sleeper, like we both are. Otherwise, everything was grand! The hotel and grounds were exceptionally clean, a room was fantastic, lots of space! The kitchen was also very clean, but I would say sparsely prepared for cooking. But I get it, people tend to break and take so you don't want your best. So if you're serious about staying for several days you might want to bring your own frying pans. The coffee at the breakfast area was actually delicious and well maintained. The grab and go breakfast was a bit to be desired but I don't usually choose a hotel based on the breakfast unless it is a real sit down where you can order a custom cooked omelette or such. I thought the main road next to the hotel would be an issue but it did not wake me up. As always, I would recommend the top floor so you do not have anyone stomping on the ceiling early in the morning or late at night. Again, still contemplating the mattress issue which could be different in another room.

    I like the structure of the building on the outside it really look like a ski resort. I didn’t like how the property smell of dogs. This property allowed dogs as large as Great Danes on it. There was at least 15 dogs I seen at the property of all sizes. There were at least 3 big dogs and 1 small dog on my floor. That I wasn’t aware of until after I secured my room. My wife became violently ill from an allergic reaction due to the dogs living on the same floor as us. When my wife went to speak on the matter to the front desk person name Vicki who I believe to be the manager. It didn’t go well at all Vicki became very defensive and loud drawing attention to herself and my wife. When my wife ask Vicki to lower her voice she became more verbal and telling my wife that the people in the hotel pays a deposit for their pets to stay with them. This behavior embarrassed and hurt my wife to the core. Because she just wanted to see if she could move to another floor where there may not be dogs. Because she was so sick from the dogs being so close to her. After that interaction with Vicki my wife and I just toughened it out and stayed in our room for our entire stay. Which I think was a very bad mistake since we both believe that the room we were staying in had a dog in it recently because it smell of a dog or some type of animal living in there before us. We use tons of disinfectant like Lysol to get rid of the smell that never ever left. My wife said she’ll never ever return to this establishment and will make sure no one else experience what she went through.

    We’ve stayed there many times. It’s in the perfect location when visiting friends. They now charge for parking, which isn’t listed online. This is a change from previous stays. Also, they say breakfast, but it’s a brown bag to go, which is not the same as sit down hot breakfast. This should be clear online as well.

Also, this is in the middle of the suburbs and they charge for parking. Breakfast was nearly inedible. Disappointed because my expectations were too high. it's more on par with a middle of the road Best Western.

    Had requested being on the parking lot side but was put on the freeway side which is noisier. Stayed in the one bedroom with kitchenette which is very spacious but old and needs some inexpensive updating, like plug-ins on the bedroom nightstand and a brighter kitchen light..

The temperature in the room was variable. The noise from the freeway was deafening. And, I was approached by unhoused person as I was taking my dog to the bathroom which made me feel unsafe.

    We were sleeping when i was woken up by someone running down the hallway near my room and then whoever it was began to pound on my door screaming to let them in over and over again. My girl who was next to me in bed began to panic, she had been assaulted before when a man broke into her room and beat her enough that she had to go to the hospital. So when this is happening at our door she has a panisk attack .whoever it was was finally arrested. An hour later i go to get our breakfast and at which time the hotel staff apologize for what happen.i thought i had possibly recognized the voice but when i asked if it was this person they said no but they still wouldnt tell me the name. It really ruined my stay and my girl was so upset sheactually ended up getting an uber an she ended up leaving separately and wint answer my calls. You all need to fix this somehow. Not my relationship but i spend good money on your app afor these rooms and this is way out of pocket anight comped or credit for a night is the least that should be done. From what i understand she wasnt even a guest stay that night, so why is she even in a hotel that requires you to use a key after a certain time until a certain time in the mirning. Figure it out , please.asap i dont want to but i will take my budiness to another place if need be.

    Room: Old and not the cleanest room for a 3-star rated hotel. I found long strands of hair still stuck in a couple of the towels. The toilet bowl has dark water marks along the edges. Bathtub just looked gross. We didn't even bother taking a shower since we checked in late and had to hit the road early in the morning. We usually use sanitizing wipes to wipe the nightstand surface, and the wipes were black after cleaning. Bed was not comfortable with all the creaking noise even with slightest movements. Our room also faced the street, and unfortunately it can get pretty noisy from all the speeding cars on the road. Food: No hot food service. You get to choose from a limited selection of fruit, drinks and breakfast items at the time of check-in, then you pick them up in a brown bag from the service counter in the morning. All of the drinks and food are cold and packaged food. Overall: Aside from the friendly staff at the service counter, everything else in this hotel just did not live up to the expectations from the ratings here.

    Our family has always stayed at Larskspur Roseville when visiting extended family. This trip was very discouraging at check-in the $10.00 per night to park is a crazy add on to the room. The hotel needs attention as far as maintenance. The hallway carpet has big rolls. It needs to be replaced or stretched. It’s really a liability on your part. I’m not trying to be rude but I was so very disappointed.

    My husband and I will definitely be staying at this hotel again if we ever need one in Roseville. The reason, my husband and I were in the area was because he had to have surgery. Every single staff member we came into contact with was professional, accommodating, and extremely nice. The room and bathroom were very nice and clean. The TV had great channel options and it wasn’t confusing to use. The hotel its self is very charming. I definitely recommend this place.

    Liked the separate sleep quarters, however, as mentioned in other reviews, theres no AC throughout, only in sitting room, so a small fan in bedroom doesn't quite cut it. Nice kitchen area, which might be better to make your own breakfast due to minimal offerings for their pre-order to-go options. Coffee was good, but no stir sticks. Clean, good place for an overnighter.

    The room had unclean dish wear , hairs on the bathroom shower wall, and lampshade was broken off and fell apart next to the bed.o The conditioner pump was also malfunctioning. The room even with the AC on was humid and musky.

    They don’t let sleep and the rooms are by the freeway if you have problems sleeping you’ll never going to sleep there I pay for nothing I wonder they return my money because the people and rooms are very noise the freeway also too bad I change because of that to other hotel!!!

    The property was nice, the staff were great, it’s close to restaurants and shopping. Unfortunately I had to ask to switch rooms because when I turned on the shower roaches started coming out of the shower faucet and from behind the faucet hardware. I took a video of it and the staff quickly moved me to a new room. Unfortunately I couldn’t sleep because I was worried about bugs. So much I actually moved my belongings to my rental car and only kept something to sleep in, in my actual room. I didn’t eat breakfast from there because of the thought of roaches.

    The staff was amazing and check in was smooth. Close to many restaurants and shopping. The room was awful. There was an odd odor. The carpets need to be replaced and the whole room is extremely outdated. No air conditioning in the bedroom, only a fan to push air from the living room. So anyone in the living room was freezing while in the bedroom we were hot. Such a nice property that is long overdue for a remodel.

    Arriving at the property i was extremely disappointed and during my stay it just got worse. The staff are young, rude and not helpful at all. This is an extended stay that they are allowing people to live at so they don't do continental breakfast, they do a 'grab and go' breakfast and it's based on what they even have available. The halls wreak of peoples food and weed. There's people smoking weed right outside the front door as well as homeless people wondering around which made me feel unsafe with my 7 year old daughter. The hotel room was old and run down. The kitchen was decent, i guess. The stove is old and the burners are very uneven. The tub dripped constantly and didn’t drain correctly which left me up to my ankles in water while showering. I will never go back here and would not recommend this property. There are at least 4 similar properties directly across the street that i would tell people tonusr before tjis place.

    Now moving on to the customer service, don't expect anything if there is an older woman at the front desk with black hair and bangs. She was pleasant when I first checked in, there was another worker there, but the other interactions I had with her were poor. I checked in after work, around 5:15pm, then went up to see the room and turn on the air conditioner. I then left and went to pick up my family and groceries. We didn't get back in until about 8:45pm, and the same receptionist that had checked me in was the only one at the desk. As we were walking in the door, we heard the phone ringing. Turns out it was the front desk lady saying that there had been some prank calls from teenagers to rooms. She said she knew it was coming from our room. We informed her that we had just walked through the door and we didn't have any teenagers. The next morning there were other workers that said they didn't know who was making the calls. When I got off of work, we checked out a night early because we didn't want her to accuse us again. We were very uncomfortable with staying while she was working.

    We’ve been staying as out-of-towners at the Larkspur Landing Roseville for the better part of 10+ years and often come back here as a hotel we frequent in the area. It’s reliable, clean and very comfortable with great amenities like a kitchenette within the room. It’s also great being centrally located to shopping areas within Roseville. Staff is always friendly and accommodating, easy to get in and out with always available parking and has felt safe every stay.

    Spacious suite room. Comfy bed for me. Friendly staff at reception, except for one lady in the morning who wasn’t friendly. I asked her to change the banana for my breakfast coz the skin was a bit open. She replaced it, but there was a small hole plus both bananas given have a lot of brown spots. I just threw it when I got to my room. Otherwise, it was a good stay.

    The bed was extremely uncomfortable and toiletries in the shower weren’t filled up. We booked this hotel for 2 nights and we would wake up with back pains. On night 2 I asked for a comforter and was told I got lucky because they haven’t had any in some time. When I went to put it down turns out they never put down the plush topper and the one they gave me wasn’t the correct size. I wouldn’t book it again. You book a place to rest for the night and we didn’t get that at all. 😣

    Extremely old decor and needs remodeling or refresher of it’s look. Airconditioning is only in sitting area- no air in bedroom and was extremely hot. Breakfast was in a paper bag- not hot and fresh. Not what we were expecting, since we usually stay at hotels with free hot breakfast, we wouldn’t stay here again especially for price. Two stars was for Front desk staff. Very friendly at check in.

    It’s a little older but still very nice. The full kitchen was very helpful for the kids. WiFi could’ve been better but for the most part it worked. Location was perfect for us and easy to get to. Parking lot was big and we seen security driving through the parking lot at all hours of the day and night. Breakfast is grab n go so it wasn’t all that but it’s better than nothing. Laundry room was big and FREE!! Would definitely stay here again!!

    We loved our stay here at Larkspur Landing. Check-in went smoothly. Front Desk Attendant brought a Luggage Cart to us to use. Beds were comfortable. Room was clean. Two Fans provided in room. AC worked well. Breakfast was our specific ordered items (order form turned in by 11pm night before). Pickup time specified & retrieved bag from Front Desk. Able to return to our Room to enjoy privately.
