Hotel overall is quiet! Great location. It is very close to many areas. Parking is truly available onsite. There is a parking garage, for lower vehicles, and outside parking for larger/taller than 6 feet vehicles. Clean hotel room. The beds are comfortable. Lovely hotel!

Room was clean and staff was great and very accommodating. Hallways were in need of vacuuming. There was no herbal tea available, lamp in room was detaching from the wall. Just some suggestions.

The room is extremely clean and staff are helpful. Don’t go to breakfast early or there are not many food out there to pick.

The breakfast wasn't bad. $20 for parking is ridiculous. I didn't get in until after 9pm and needed a 2-room suite, so I had little choice but to tough it out. There's no way I'd stay there again due to the deep musty smell and being an outdated, beat up, property.

Central location and a huge room were the positives. It had a gym but I did not have time to use it. Staff very friendly and helpful. Although the breakfast was free, it was constant with other hotels, very average!

Staff was pleasant, breakfast was substanstial and assorted. Parking was plentiful.

Room was spacious, the location is 7 minutes away from Virginia Commonwealth University, which was where my conference was, and the parking was convenient and available. I have no notes for this location, much appreciated to Holiday Inn Express.

Unfortunately several tries to speak to the front desk yielded only a busy signal, and the housekeeping number never answered. I was trying to have a hair dryer sent to the room since there wasn't one. I did snag a housekeeper in the hallway on my way back from the lobby and success!

This staff were amazing, especially as Expedia didn’t communicate with them about the reservation. No problem for the staff as they made it right even though it wasn’t their fault. Centrally located to local restaurants and a short walk to the Allianz Amphitheater.

The room and commodities were perfect for us. The Lobby, the room and corridors were clean with a friendly staff. We even walk to the park nearby the hotel and felt very safe. I traveled with my mother, a senior of 92 years old and I regretted not bringing with me a portable chair to use in the shower. Floor with soap was a bit slippery for her. I improvised putting a towel on the floor of the shower. Safety first!

The check-in and check-out was quick and smooth. Staff was friendly and helpful - they gave us extra towels right away when requested and offered to help with restaurant options. We were a family of 3 and had booked the suite with two Queen Beds which was very comfortable. The complimentary breakfast spread was great. The hotel lives up to its 'Downtown' name, with proximity to major tourist sights. We spent two days in early-April 2026 and used Uber/Lyft to get around. We visited Maymont, the State Capitol, Canal Walk, Carytown and the VMFA and overall expenses were reasonable.

Room which I got was very old and was having very dirty carpet.

Selected this hotel because we could get a 1 bedroom suite with 2 queen beds, which met our family's needs. The staff were great, very friendly and helpful. The room was a bit worn and had window-units for air conditioning but was clean, and the beds were comfortable and had nice soft sheets. The elevators made strange noises but we never got stuck. :)

The shower tub was a little effy. You can see around the edges we're getting a little rusted as well the walls of the shower didn't seem clean. The mattress on the bed was too firm to my liking (my personal preference is medium firm). Also the ADA room had one bar right outside the shower to get in but I would recommend another bar inside the shower for more stability and comfort. Also I would suggest to add more lighting in the room.

The breakfast had little to choose from. Always want the cinnamon buns. There was one left at 8 am. Asked the worker if she had any and she said all out, maybe some will be here tomorrow. Should have tons of those. Every Holiday Inn goes thru the cinnamon buns. Lack of management is my guess. My husband did not have breakfast. When we got there I wanted a hot chocolate, had hot water, no chocolate packets. The bed was uncomfortable as well as the pillows. The streets around the hotel boarded up were run down. Very little to see. The historic statutes were all taken down. Would not go back. Had to pay for parking $20 a day. We left a day early and moved on.

I would not give above 3 stars just because the hotel parking deck below the hotel is not kept very safe. My car window was broken into and I had to find out the next morning after I checked out. It was disappointing.

My stay was excellent! The general manager, Patrick, was very polite and courteous as he assisted me with checkin and ensured I was familiar with how to navigate my stay. I felt safe. The room was comfy and clean, and I will stay there again when I am in town. The parking is very convenient for a city hotel.

This was t-h-e Nicest HI I’ve ever stayed in. The room was huge!…a suite, really. The bed was sooo comfortable, I didn’t want to get up. Remote-controlled shades, three windows, different angles. We understand that early check-in depends on availability, but even if it wasn’t possible this time, it would have been more professional to verify it on the computer first. Covered parking was very nice. Our room was very spacious. Checkin was great, but the property messed up our reservation and only had us staying one night instead of 2. The afternoon clerk on October 23 who brought this to our attention was not helpful and sonewhat rude about helping to get this straightened out. The error was caused by the hotel, not by Expedia.

The hotel/room and the breakfast were average. Nothing special. But that is what I expect from a Holiday Inn Express. What I did not expect - a broken shower. And a subpar breakfast (usually pretty decent at the Holiday Inn Express. Just not this one.

We stayed overnight in order to attend an event at the Dominion Energy Arena. It was a 10-12 minute walk from the hotel. There were restaurants in the area as well so the location was very convenient. The hotel room is not big but very adequate. I have no complaints.

Dirty shower. No in room caffeinated coffee, only decafff. Unfriendly check in staff but friendly checkout staff. Surly breakfast staff.

No frills in a great location to head down to the James River or downtown area. The only area of possible concern is the parking garages have a low overhead. So if you are driving something tall, inquire about parking options outside of the two parking garages.

Second, the weekend worker that is to oversee the breakfast was less than desirable. The pancake machine did not work all weekend (which was what my family and I were most looking forward to each morning,) the coffee dispensers were constantly empty, and at one point, she grabbed the garbage can (that was next to the coffee machines) took off the lid and dropped it on the floor with a few of us around, it sounded like a gunshot, then (without apologizing for scaring the crap out of us) pushed through us to get to the coffee machine. People like this are the reason we will never stay at this establishment again.

Breakfast was great! The room was very large and had a nice view. My room wasn't ready by the 3 p.m. check in time due to housekeeping, and I needed to wait about 10 minutes to check-in.

I had a very nice stay at this hotel and was very comfortable while there. The room was nice, clean, and comfortable. The staff were very welcoming and pleasant. The free breakfast was very nice with many filling options and one of the fanciest coffee machines I've seen in a hotel, brewing fresh cups of coffee on demand without the use of disposable type kcups. Parking was also very convenient and was decently priced.

The property itself and the staff are wonderful. Very polite and accommodating. The room was comfortable and had everything we needed. The shower could use some updated caulking as it did appear dingy and dirty, maybe a bit moldy. The bed was comfortable, but the pillows were not great (flattened out completely when I lay my head on them) but I believe that be subjective, and the water pressure was not great…again, subjective. Overall, comfortable stay.

Friendly Staff

Parking is extra and they do not promise the saftey ir security of your vehicle. This hotel was conveniently close to the Allianz Riverfront venue and allowed us to walk there and back for a show. The room was nice but the doorknob has some sticky substance on it. The hot breakfast was good but staff do not watch or refill it quickly and the pancake machine was broken.

Staff and manager were very helpful in checking in. Fresh towels and beds made every morning.

My only complaint is the black and pink mold that was in the caulk around the bathtub. That was the first thing I noticed when I walked in and it just left me unimpressed because that is something that is so easily fixed.

Booked room and when arrived for check-in was told reservation was for a different date. 8/1 was what was booked but at check in was told room was for 8/5 and they were all booked up and nothing they could do, very disappointed as we had traveled from out of town.

Very convenient & easily walkable to the Allianz Ampitheatre. Parking was a little scary wondering if the car was going to fit, it's a very low ceiling. Bed was comfy. Shower pressure wasn't great. Breakfast was nice!

The property is a bit dumpy. There was a water leak in the lobby when we arrived with fans blowing everywhere. The bathtub had pink mold around the grout. For the price, I was hoping it would be a bit cleaner. Location was convenient, but parking was $20.

Convenient to Amphitheater

Room wasn’t ready when we arrived after check out time but only had to wait about 25 min. The room was basic but comfortable. Parking is $20/day. Good walking distance location to the new amphitheater.

We stayed the night in order to see a concert just down the road! Our room was very clean, odor-free and very comfortable! The price was great for everything offered! The staff is super friendly and helpful and we will definitely stay here again!

Easy garage parking, large clean room, staff is friendly

The room was nicely updated and very clean. Beds were comfortable (pillows were quite puffy, but I prefer pretty flat ones. not a huge deal though. Breakfast was very good and I enjoyed experiencing their auto-pancake making machine. My only real complaint is the parking garage was too low for our jeep, but there was ample street parking.

The only problem is that there were not a lot of restaurants nearby.

The room was large and the king-sized bed was one of the more comfortable ones we have slept on, even in other Holiday Inns.

Access to lobby upon visit was confusing and we did not know that we were to park in garage and then use elevator to check in.

Front desk kept looking at her phone and barely look up, says wait a minute and there's a line behind the counter. She really didn't have anything urgent on her phone just scrolling. One of the towels was ripped and torn. Why would cleaner put it in the guest room knowing its torn?? When we tried to call from our room, the front desk does not answer, phone just kept ringing. Also TV doesn't work, kept bufferring.

Front desk lady was very polite and courteous. The only thing that needs attention is that the toilet isn't properly attached to the floor. It moved every time one would sit down on it.

The room was clean but smelt a bit musty. Parking should be free! However, I did enjoy how convenient it was to walk to restaurants and my concert venue.

I enjoyed the location and accessibility to many dining options. Carytown is beautiful. However, upon returning from dinner. We were greeted by several large water bugs *Cockroaches* that begun to fly in the restroom of our hotel. The towels were not cleaned or had been sitting for some time as they were very hard to touch the skin. The cleaning staff was super friendly, and you could tell that they were doing their best. There was no way to turn the air conditioning unit entirely off or even change the fan setting, so the unit constantly blew directly across the bed. We had to place chairs covered with clothes in front of it to block the air. The bed sagged in the middle. We could not find a way to open the curtains covering the windows.

Great stay for the price and super easy walk to the amphitheater. Could use some updating because it’s definitely showing its age, but the rooms were very clean and the parking was easy. Perfect for a quick stay for a concert.

My sister and i enjoyed our stay there. We felt very safe and everyone was very helpful and personable. We would have liked to stay longer, if we come back to stay in Richmond it will be with you. I do wish the price was lower.

Great place but rooms fill up fast!

Cons: It would have been nice to have a ramp at the outdoor steps. Carrying luggage up the steep steps was a little awkward. Getting in/out of shower was precarious. Fortunately there was a hand rail I was able to grab before falling. The Grab & Go convenient Store was lackluster. There is a 7-11 several blocks away.

The elevators were disgusting. I was hoping that was going to be the only thing disgusting but my bathroom was disgusting also. The shower was the worst, it was dirty & the pressure was awful. I would have had a better shower experience at the sink. The parking deck did not feel safe. They were painting on the 6th floor the day I was there and the paint smell made its way into my room. I had lovely views from the corner room but the windows were filthy. I couldn't wait to leave the property the next morning, I did't even go to complimentary breakfast or coffee. Terrible.

The tub was very slippery and the only grab bar was next to the faucet handle. There should be at least one other grab bar on the side wall. Also, the bathroom door automatically closes so it can not be left ajar with the light on for middle of the night bathroom trips.

It was a bit run down - but not too bad. We stayed here after a tour of University of Richmond. The lady at the front was very nice. Breakfast was fine. Not bad for the price, since Richmond can be a bit pricey.

Was fairly dirty feeling corners of bathroom were dirty and shower was old looking. Smelled like smoke on 3rd floor. Carpet felt like it was oily. Very disappointed.

Check in was quick and easy. The hotel is really nice and modern. Lots of pillows on the bed was nice too. Loved that it was walking distance from the music venue I attended.

Everything was excellent! The ONLY complaint I have is the water pressure was super low, so rinsing off in the shower was a pain, but everything else about the visit was amazing!

I didnt like it when on my first morning there, upon exiting my room i was observed by a cleaning person a short distance away. She offored no greeting, yet when two white women approached are vacinity the cleaning person quickly greeted them with a "good morning". While before she look directly at me with no greeting. Im a black man. I didnt appreciate that.

They let us keep our car parked in their lot for the following day while we explored on foot.

Place was nice. Staff was great. Has parking which is great. Just in a nondescript area on a busy road and not super convenient if your activities are more central Philly. On the positive, the ride through West Philly to Bart’s Bagels - a great bagel shop a few miles away - was awesome. Nice to see there are still cool neighborhoods for non wealthy people that aren’t gentrified yet. Love Philly. Good time!

Everything was good in terms of the hotel. I absolutely loved staying there . I am just disappointed with the surrounding area , I thought downtown are suppose to be busy and lively instead it was quiet and the grocery stores are few miles drives from there .
