Good spot for the price. Slept well in a neighborhood that was just on the cusp of where the homeless wandered. Security was good; quite close to Washington Park/Rose Garden. We had a bottom floor suite; would recommend higher floors due to proximity to parking, street level commotion, etc.

We arrived to a friendly clerk. When we got to our room it smelled nice and clean and the beds were comfortable. We checked out and remembered to ask for the complimentary tickets to the Japanese Garden and we were very happy. The whole Park Lane experience was pleasant without any hiccups.

The double queen bed rooms do not look like the pictures posted on Hotels.com. The parking was a problem for the two nights that I stayed. The front desk staff were exceptional though and I very much appreciated their excellent customer service.

The staff was so kind and friendly. The room was nice. I would have liked a microwave in the room. Parking wasn’t great. The hotel parking lots were full, so we had to park down the street about 1/2 a block and then get up and move the car by 9:00. That wasn’t super convenient, but we were glad we didn’t have to park on the street.

THIS HOTEL DOES NOT CHANGE THE SHEETS ON THEIR BEDS. Upon checking into my hotel room, I looked at the sheets to make sure they were changed, and there was multiple strands of hair in the bed. I went to the front desk and told them I wanted a new room because the sheets were not changed. They moved me into another room with two beds and I checked each of those beds and both of the beds also had hair! The hotel staff was very nice and refunded me. However, I cannot recommend staying here. The cleaning crew is only remaking the beds without changing the sheets. Gross!! Save your money and go somewhere else!!

It was totally fine, a bit run down, the room was not spotless, but the bedding was clean and comfortable. Everything worked. It was very loud all night with other guests tromping around at all hours, but that’s kind of to be expected. It was definitely great to have parking in Portland and the staff were friendly.

The view of the city was amazing. We could see Mt St Helens and Mt Hood from our balcony along with the city line. Within walking distance was good food. The mattresses were pretty stiff, and the bed frame creaked anytime you moved.

Buildings and room were a little more run down than we are used to, but rooms were clean. A little small for a family of 4, but we made it work. Bathroom is pretty outdated. Like everyone else said, parking is quite tight, but we made it work and we had a huge SUV. We really enjoyed the coffee in the lobby and the fresh cookies in the morning.

Excellent location if you are wanting a neighbourhood with a great coffee shop and a variety of lunch and dinner spots. Our room was clean and comfortable but nothing fancy. The air conditioner was rather loud so if you’re sensitive to noise it could affect your sleep.

The staff was super nice and there were free apples and cookies in the lobby. There was also some gym equipment (although very limited) and enough parking. The things we wanted to visit in the city were walkable for us. There was one microwave in the building and it was located in the gym which was strange. Also, we were abruptly awoken by the very loud sound of a car leaving the premises at 05:30, so outside noises were definitely noticeable on the first floor. Lastly, there was no housekeeping which we didn't know.

Check-in was somewhat smooth. I had booked a second room directly and ended up not needing it. Had to pay for the first night due to less than 24-hr notice cancelation, ok, but when asked for the key for the one night, was refused even though i was charged for it. Offered to turn in the key first thing. I was first told I would have to cancel through the 3rd party I booked it through, but told them I booked it directly through them. Didn't feel heard. There was only 1 AC unit, so the air flow to the bedrooms was limited. Glad the windows were able to open. Good amenities in the room itself. Water pressure in the shower could use some improvement. Room was clean. Parking in the property is available and free, another nice option, but space was very limited. There is an overflow lot, but had to get up early and move my car by 0845 to find street parking or get lucky enough to have an open one in their lot or else your car gets blocked in because the owner of the overflow lot will double park cars for their events. The spaces were very close to each other in the hotel lot, high risk of door dings.

Location! Near major attractions but yet nestled in a quiet neighborhood. Great location for Timbers and/or Thorns arena. The Rose and Japanese gardens in Washington Park. Near great dining and a quick uber to watch the symphony. The Inn is clean and staff very personable. The property has no faults that we could see.

Good location, great value, nice aesthetic, free parking, very quiet, well-insulated rooms, friendly staff, very pet friendly, comfortable pillows. It felt very cozy and tucked away from the busy Burnside strip that was only a block away. For the price, it was an excellent stay. The kitchenette suite was spacious and comfy! The parking lot was very tight. I watched one couple park their VW sedan, and there was so little space on one side that the driver climbed out the passenger side door. The bedroom needed to be vacuumed better - there was a patina of dust around the edges of the molding, dresser, bedframe/underbed area, etc. that was really off-putting, but would have only required the extra step of running the hose attachment along these edges to get completely clean.

The location was near what we needed, but the roads are narrow and clogged with cars, and the parking is TIGHT! Come early to get a parking stall. What a jewel in Portland to have found with Hotel’s help. Firstly we were early coming off the Empire Builder and asked to store luggage and park the rental car and surprisingly it was “how about we check you in instead”! Wonderful! Also the room was so spacious and very clean with a full size fridge, separate living area, kitchen and bedroom. Can’t say enough good things about it and the staff! Thank you kindly for a great stay!

Parking is horrible! Maybe 10-20 spots for both inn and suit hotels. They have over flow parking lot 2 blocks from the hotel, not something you want to really walk at night. In addition have to be out of that lot by 8:45am, this really sucks if you want to try to sleep in past 9am. Bathroom looked like it was half cleaned and just added towels. Walls stained and dirty. I don’t think I would stay at this hotel again!

Front desk staff was very friendly. We interacted with e different people during our stay. All were friendly and helpful. We had a room with a queen bed with a very reasonable rate. Parking was tight but was available and free. The location is sort of in a neighborhood so it was quiet but it's a close walk to several restaurants. It's a 10 minute walk to Washington Park and the Willamette River is about a mile in the other direction. It's very close to Providence Park arena. The bed was comfortable enough but the mattress sits on a metal frame and skirting. My only complaint is that the skirting was kinda loud. The hotel has an arrangement with the Japanese Garden in Washington Park so we also scored tickets to the garden. What an unexpected and appreciated surprise!

I would highly recommend this hotel. We chose it at first because of the free parking - a rarity in a big city. The location was very good - a short direct drive to downtown and Washington Park is very close.I was a little leery as we got off the elevator to an outside corridor with cement block walls, but I quickly learned that the room was very good. It was a very large suite with a complete kitchen. There was a good-sized living room as you entered, with many windows to provide light and a beautiful view of Portland. In fact, although we didn't see it the first day, you could even see Mount Hood. As a final benefit, they provided complimentary tickets to the Japanese Garden, which may not always happen.

The suite was spacious, clean, and very comfortable. It had a nice living room, full kitchen, one restroom, and two separate bedrooms with large queen beds. Everything was well organized and gave us a home-like feeling. The kitchen was very well equipped with stoves, cooking pots, and basic kitchen essentials, which made it easy for us to cook our own meals during the stay. This was a big plus and helped us save money as travelers. The location was convenient, and the overall atmosphere was peaceful and comfortable. I had one of the Suites and it made my trip so comfortable! It was clean, lots of storage space and a kitchenette. I wanted to concentrate my trip on experiences rather than food so I loved that I could get groceries and have at least a couple of meals in my room to just enjoy the space and quiet.

The location is awesome with quick and easy access to shopping, parks, food, transit, bars, Providence Park or the dispensary one block away! Free parking next to downtown is a definite treat, with transit and walking you won't even need your vehicle. The family friendly suites are two bedrooms with a living area and kitchenette, they are pet friendly as well! Bathrooms have working fans which is a big plus with a family! The place was clean and staff friendly. We will definitely be back!

The good first: the room was clean, and the guy at check-in was great super friendly and gave really helpful recommendations for places to eat and explore. Now let’s get into everything else. Parking was a headache from the start. I arrived around 1 AM, and the hotel lot was already full, so I had to park in an overflow lot a block away. Not ideal when you don’t know the area and it’s late at night it honestly felt uncomfortable and a bit sketchy. And to make it worse, I was told I had to move my car by 9 AM… after checking in that late. So basically, no real rest just wake up early to deal with parking again. Then there’s the noise. The walls are paper thin. You can hear everything from the rooms above and next door footsteps, conversations, all of it. It didn’t feel private or relaxing at all. And the final straw: the last night. It was freezing, and the water heater completely stopped working. No hot water whatsoever. I had to leave for the airport at 2 AM, so I ended up taking an ice-cold shower before a flight. On top of that, the hot water pressure was already weak before it stopped working entirely. The only real highlight is the location right in the middle of everything, with tons of great spots to eat and drink nearby. But between the parking chaos, the noise, and the cold shower situation… this place just didn’t deliver.

I would not stay here again. We stayed three nights, we asked for housekeeping, and no one helped us. They offered cookies at the lobby. We never found cookies. They gave us a bad room. It was across the street on the second floor and next to the stairs. We heard all people's steps during night. The only good thing was the free tickets for the Japanese gardens.

Went with family to a Portland thorns soccer game. This hotel was within walking distance of about 5 minutes. Was able to stay on the 5th floor in the large suite. Had two bedrooms, full kitchen and living room with a pull-out couch. Had a great view of the stadium. Bed's very comfortable. Will definitely be back! Parking's a little tough. Once we got there we didn't want to leave because we didn't want to lose the free parking spot. It looks really old from the outside but the inside was nice and clean and comfortable.

Everything was great except for the free parking. The lot is extremely narrow parallel parking. Have to back out. and when doing this at night I backed into a black metal stairway that had no safety curb and it blew out my back window and damaged the rear hatch. Had to then drive 3 hours home instead of staying due to safety of my vehicle.

The only complaint i have is that if people are allowed to throw in room parties a certain area should be designated for such activities. Not around other guests who are not wanting to be around the noise and traffic. I was right underneath a room that partied till 4 am which was not ok considering i could hear every time someone used the bathroom and the loud talking and music all night.

This room should have one of the beds removed and a small dinette and a cabinet added. There was nowhere to put our suitcases and the mini fridge was the mini-est I've ever seen. The beds are hard and squeaky as well. We checked out early and went to stay somewhere else. If you decide to stay here, do NOT stay in the "Inn" part. Stick with the "suites" building. Make sure to ask about which building your reservation will be in.

That said, the soundproofing is really poor. You can clearly hear footsteps from the room above, which makes it hard to fully relax. Also, while parking is included, if the hotel is full you may have to use an overflow lot and move your car early in the morning.

When I checked in the staff was extremely cheerful and happy but she neglected to tell me that the overflow parking was two blocks away and kind of hilly and I have a walker. So when I got back later that night that was a bit of a challenge. And the toilet was terrible. I had to use the plunger all the time. Also, the air conditioner was just very marginal and blew air all over us. Not a happy camper.

This is my favorite place to stay in the city, it’s quiet and comfortable in a central spot with the best morning views of the mountains if you find the right spot. I sat outside and listened to the crows way too much because it’s such a nice spot to stay. The parking included is an amazing bonus and they make sure to look out for you here. The housekeeping staff are really lovely.

Older room but very nice and very clean. Love the extras in the room. My room was on 1st floor in a corner, but windows looked out to a wall. Too claustrophobic for me. Hotel was very accommodating and moved me to third floor to at least see daylight. Other rooms have a front window; mine just happened to be in a corner. Overall good price for a comfortable room.

Felt like our own small apartment. The staff was great and having off-street parking was helpful. We had a pet and they did not make it awkward,we felt like we were at home. Coffe and cookies in the lobby were a nice touch as well. I even used the laundry.

This is a terrific place to stay! I stayed here when my husband had surgery at OHSU. You can reach the hospital via surface streets, never having to use a highway. Yay! The rooms are clean and comfortable, the staff thoughtful and caring. Park Lane Suites is dog friendly. I plan to stay here again when my husband has follow up surgery!

Also, amazing response from this lovely team when there was a small mix-up with our room, and they upgraded us to a king suite! So awesome and unexpected. Suites have a lovely kitchenette that we deeply appreciated and enjoyed since we brought most of our own food. I wasn't quite sure what to expect with this hotel given that it was cheaper and with no parking fees, as compared to other hotels in the area. I was in a 1 bedroom suite and was very pleasantly surprised. The space was clean and spacious. It is an old apartment building so there are some retro aspects in the tiles of the kitchen and bathroom, but things all worked well. There were more perks with this room than with many other - water, oatmeal packets for breakfast, cookies and apples in the lobby. I also had an unexpected Expedia credit, which allowed me to get some additional snacks from their little store. The space more than met my needs and I would stay again.

My stay was amazing! Didn’t have a single issue with parking! I was a little scared since it was a tight area but even after spending a full day in Seattle I came back at 10pm and there was still parking! Very friendly staff and felt safe the entire stay! Even had a surprise room upgrade when I checked in. Received my deposit back the same day too! I’ll be staying here everytime I visit Portland!

Nice front desk. We ended up in the “inn” rather than the suites as we needed two beds. The room was very small and sparse. It was not as nice as pictured, but I’m thinking the suites building might be nicer. It served our purpose- was clean enough and walking distance to shops and restaurants. Free parking. The maids also entered my room on two different days even though I’d paid for another night in the room in person at least 5 hours earlier and had hung my “do not disturb” sign on my door so I could sleep. The front desk staff couldn’t have cared less about the situation. A part of me thinks I should have filed a police report. I have no way of knowing if they came in my room when I wasn’t there. No reason to trust them.

The staff was incredibly rude and unprofessional. They all give different info about the hotel. They all seem to think they’re in charge. Two different maids entered my room despite the fact that my do not disturb sign was up and the door was locked. Once, I was using the bathroom with the bathroom door open when a maid came in my room. The other time, I was sleeping. The maids are way too loud also. When I told the night manager about them coming into my room, he couldn’t have cared less. He seemed annoyed with the complaint. In general, he was one of the rudest people I’ve ever had to deal with in such a setting. Just a miserable person. One moment, he’s telling me to lie to other staff about my pets to avoid fees. Another moment, he’s accusing me of lying about previous conversations with other hotel staff. I was honest in all conversations. At one point, I was talking to three different hotel staff at the same time. Two of them were giving me conflicting info and the third person just seemed to be there in order to roll her eyes and shake her head at me. I wouldn’t be surprised if the maids were checking rooms to see if they were empty in order to steal from people. I wouldn’t be surprised if the night manager were involved. Sam seemed nice enough but wasn’t in charge. He seemed absurdly subordinate to the miserable night manager. I’ve never been treated so poorly. This hotel deserves to go out of business.

Our dog was welcomed. We found the upgraded room to be very clean and comfortable. The issue was that there was totally inadequate parking, especially for handicapped. There is only 1 handicapped space which was occupied all the time by the same vehicle. Then, the 2nd night I had to park across the street in their other motel parking lot. My car was broken into. The person rummaged through everything in the passenger compartment. Then, they opened the trunk and stole a $7,000 drone. The management has said they will forward a videotape of the incident to me. I hope it helps with the insurance claim. I have NO expectation of any results from the Portland Police bureau.

Two things we didn't like: the smell of cleaning fluid (or whatever it was) dominated, yikes. Great if you could find unscented products 🙏 The other was that the heater fan is SO loud we couldn't have it on for long. and it blows what felt like cool air directly on the person in that side of the bed. And no spare blanket as an alternative. Oh, and our bed (in room 124) makes a loud groaning sound when you get in and out of bed. Maybe a spring rubbing on metal? I share this to be helpful, not critical. We'll be back!

Just a bit rough around the edges. It is really a motel as opposed to an Inn and Suites. Minimal amenities though there are efforts to provide cookies, fruit and coffee and tea. The major plus is on site parking whereas major hotels are charging 50-60 dollars a night for parking on top of their room rates.

I had an opportunity to upgrade to the suite with a living room and kitchen. It was totally worth it! This place is central to mqny restaurants and some great tourist points like the Japanese gardens, hoyt and powell book store. Despite parking spaces being tight, it was a free add on that enhanced the trip.

1) Check-in was terrible. The front desk ignored us for nearly 30 minutes. No greeting, no apology, and very unprofessional service from the start. 2) They kept repeating “your room is prepaid through Expedia” as a reason for not offering any flexibility in room assignment. The tone felt dismissive and condescending, as if our booking wasn’t worth their attention. 3) The room looked nothing like the photos—worse than a Motel 8. Old, rundown, and far below what the listing suggested. 4) As Asian travelers, we felt we were treated poorly. The attitude toward us was uncomfortable and disrespectful, and it left a very negative impression. 5) The area feels unsafe, especially for families with kids. Definitely not a location I’d recommend for anyone with children. 6) The dining credit listed in the booking was never provided. This feels misleading and unacceptable. 7) After I submitted a negative check-in feedback through Expedia, the GM contacted me and offered an upgrade—but only the next day. By that point it was too late, and it felt like they only did it because they were afraid I would leave a bad rating, not because they genuinely cared about improving our stay. Overall, this hotel felt unsafe, unprofessional, and disrespectful. I do not recommend staying here, especially if you’re booking through Expedia or traveling as an Asian family.

The staff was very courteous and check in was painless. We chose this hotel based on location and price point. That being said, it is an older hotel in a pleasant, walkable neighborhood. Food, coffee and a couple bars are all close by. The room itself was located in a building across the street from the lobby and had a great view of downtown from the walkway outside. The room appeared very clean at first glance but we did end up finding hairs in both beds. We had already called to complain that the tv wasn’t working and it was late so we all just decided to sleep on top of the sheets. Overall, a comfortable and safe room that needed more attention to detail.

Great location. However, room was in another building and it was raining. No elevators. Very few counters or space in room and there was only 2 of us. There were a couple of gross spots on the bedsheets and cover. The windows do not have full blackout coverage and the exterior lights shine in the sides. A little noisier than normal. Out of 4 hotels stayed in Portland area this was our least favorite.

The location was great for us; it was close to what we were planning to do, and there were lots of restaurants in walking distance. We really appreciated that parking was included and easy. The only thing that I didn't like was the fan in the bathroom (which was a single switch tied to the light and thus had to be heard of you turnedon the light) was deafening. So, so loud. And didn't actually work that well. Even with a short shower lasting 4 or 5 minutes, the mirror would be completely steamed up. Please address that. In spite of how nice everything else was, it would actually prevent me from staying there again.

The staff is always friendly. We love the cookies and fruit in the lobby. There was oatmeal and a coffee selection in the room along with 2 bottles of water. Lots of restaurants within walking distance. The negative is thd parking especially when there is a home soccer in the area.

It was nice, I didn’t like that my room was located across the street away from the main building. I was unable to sleep because someone upstairs was partying with people and loud music. I kept hearing loud thuds and loud talking!

Staff (aka, Garret) was incredibly helpful and friendly! Room was clean with walk-in shower and comfy bed. Appreciated frig, but could use microwave. Parking was big issue with very limited on-site parking as well as street parking. Also, if placed in the "Inn" (a short walk down the hill of the parking lot)across the street from check-in, you will not have the ammenities like coffee, gym, lobby, ice, etc.

The welcome and services received from Cheryl were phenomenal. The property and my suite were clean and quiet. Restaurants and grocery store abound and I, as a solo female traveler, felt safe walking in the area. I did not have a car but my friend did and parking was a little tight. I had an amazing and relaxing stay.

We waited for an hour for check-in because of the system issue. They upgraded our room but no cleaning service. But overall stay experience was good. The location is pretty good and safe.

We were there for a Timbers game. Perfect Hotel for it! We stayed in the older part of the hotel but it was extremely clean and well maintained. It will be the hotel we stay at next time we’re in the city.

The only complaint that I had we had a lot of bags when we were on the second floor so an elevator wouldn’t been helpful but otherwise today was wonderful. Staff was amazing.

Night shift staff were amazing! Morning shift couldnt be found, she came in late after parking her car in a really inconvenient spot by the front doors and didn't address me and I ended up walking out not being helped.

The suites were very comfortable, a bedroom, kitchenette including a dishwasher and a living room. The reception area had daily coffee and cookies, also oranges. The reception staff were friendly and helpful, especially Cheryl and Mar.

Upon arrival it was a little hard to figure out where to park and unload. My first impression of the room was that it was outdated. However, it was a very comfortable room and had pretty much all you could need. There was a kitchen that was sufficiently stocked EXCEPT it would have been nice to have some salt and pepper packets and an ice cube tray. The air conditioner was very noisy.

We thought we booked a room at the main Park Lane Suites & Inn, and were told upon checking that we have to stay a motel-type place they claimed “they own it” The room was small, crammed and could barely fit us and our luggage. It was one of tiniest rooms I ever stayed in. Furthermore, the shower floor was brown. Probably never cleaned, and the bed linens had yellowish stains. We told the issue to the front desk staff, they did nothing to help. We had a disappointing stay at this place.

For the price, this was a very clean and nice little motel in a convenient part of Portland. Room was not big but worked fine for me. They had parking space in their overflow parking (rest was full) and parking was free so this place is a great value

Parking was a little challenging- we arrived after just after 10pm so the main lot was full. We were grateful to be directed to an overflow lot since there did not seem to be any street parking as a backup. Using the overflow lot wasn’t too difficult but unexpected after a long day of driving. There was also a decent bit of noise from our neighbors above. It wasn’t worth calling into the desk about but makes me assume the building structure is just so that noise carries.

We stay at the Park Lane every summer, when we visit friends in Portland. The staff is incredibly friendly and very accommodating. We always rent a car, so the free parking is a big plus! It's also close to 23rd and 21st Ave. so we can walk to shop and eat. There is also a Fred Myer just a 5 min walk away.

Great location, clean and good value. This was our 2nd stay, and the front desk staff was not as friendly this time around. Parking situation was a bit of a mess and the staff was unapologetic, no perks given when I mentioned being a gold member. Cool that they give you slippers - but for a one bedroom suite I’d assume 2 pairs.

What I most liked about this hotel was that the rooms were more like apartments. Separate bedroom, nice kitchen with a two burner stovetop and a full sized fridge. It was very comfortable. The few times I interacted with staff was always very pleasant. I will definitely be staying here again.

The staff was friendly. The room was very small but clean and the bed was comfortable. The parking is awful. The spaces are very small and not enough parking spaces so they send you to an overflow parking lot. One of our vehicles was broken into in the overflow lot the first night. Overall the area felt very unsafe and we decided to leave at 9:00 pm on our last night to avoid having our vehicle vandalized or broken into.

I used points from you expedia.com. you promoted this place. It's an apartment motel, not an inn and suites as mentioned. I would like my points back from this terrible experience. I will call in from here in Seattle. I'm very disappointed in your ratings. There's no parking either way, and if you have a truck like I do, you can't fit. Everywhere you go is okay to park and you still can't park. I paid for a suite and git a corner room that was so small it was pathetic to call it a suite that i booked. You messed up, please make this right.

You may not believe me after reading this, but no, I am not a social media influencer, or trying to get your attention; I am just an extremely satisfied customer driven to write this review because of the top tier experience I had. This establishment defines what it means to have good service. Where to begin? The staff are personable and cheerful, and they went above and beyond their call of duty from the reception desk. The room itself is above expectations for the price point, and everything clears a higher bar than it needs to. Clean sheets, spotless room, excellent water pressure in the shower, fast wifi, and all the amenities that you can ask for in a safe & secure neighborhood - not too far from the urbanization. There's plenty of parking, a fitness room, as well as laundry facilities & a stellar common lounge & patio. A really superb experience, and a great location too, walking distance to some really tasty cafés & sit-down restaurants that you can really indulge at with all the money you've saved because of the reasonable rate here. Highly recommend.

Park Lane is a well kept, comfy place to stay thats located near restaurants in a nice residential neighborhood. If I had any complaints, it would be the overflow parking lot, they have a lot directly across the street and for overflow, theres a lot "around the corner", we didnt have to use the overflow but we did grab the last spot on a Friday night while another car was still looking. This is not a deal breaker for me since its one of the few places that offer free parking in Portland but it make be uncomfortable for someone returning from a late night in an unfamiliar place.

Cooling system in the room was very loud when it turned on/off, made sleeping difficult. Phone cord was broken so calling the front desk required us to hold phone cord into the phone base. There were no toiletries in our room when we arrived. They were very quick to bring some to our room but first needed to check in our bathroom to see if there was/was not already toiletries there. I thought this was a bit strange. Like we weren’t being honest?
