Reviews
The hotel is generally well-liked for its location, staff, and cleanliness, but there are some recurring complaints about the price, parking, and restaurant. Some guests also mention issues with the room size, furniture, and amenities.
- Great location
- Friendly and helpful staff
- Expensive
- Parking issues

Our room was spacious, but of course we paid nearly $3000 for it so I would expect that. I liked the daily housekeeping as well as the full kitchen in our townhouse. I wished the hotel would’ve provided free water bottles in our room. That would’ve been a nice amenity to enjoy for the price we paid. As far as criticisms go, the toilet paper roll is not adequately positioned in the master bathroom. It was very uncomfortable to roll out. Also the shower is definitely needing to be updated. Ours was scratched and a bit dirty looking. Also, a very small and confined space. The last thing I wanna mention is in regards to families with small children. I know you guys get that information prior. You should book rooms accordingly. There was a family with a small child right above us that was running for hours along the floor every morning. It was so disturbing. I had to call the front desk and have them do something before I took matters into my own hands. Small children should never be on anything but the first floor!! You must realize this! For that reason, we might make a bigger deal of which room we’re staying in if this were to be a problem once again.

Very accommodating Staff. Breakfast service was slow, but it was delicious. I did have to check my bill carefully at checkout because they tried to charge me for parking although I did not bring a car.
- 4/5
For breakfast, I recommend Little River Cafe next door. Very local and cool people.
- 3/5
To be fair, there was an event happening all around the hotel which certainly impacted the feel and seclusion. The rooms look like they could use updating and polish - they were pretty banged up. No safe or closets in the room. No free water in the room though they did have carafes in the lobby. Our “river” view consisted of peeking very hard through a brush of trees to see a glimpse of river. Everyone seems pretty checked out here - no one to greet you or tell you how to valet - friendly enough but just not professional. Untidy hair, clothes, etc. Not what I would recommend as a “nice” place to stay. The event had honey buckets surrounding the green space next to the hotel and people of all kinds loudly interacting around the clock. We were glad to leave after just one night. I think the best thing about the hotel are the pictures of it on the river. Go to the Ritz instead - we had a good stay there in the past.
- 5/5
Great location to walk around the water front. Nice wine reception in the evening. All staff was really friendly and helpful. Printed and scanned forms that I needed. Really comfortable room.
- 4/5
Staff were extremely polite and helpful. Housekeeping services could be a tad better as often they did not leave adequate replacement coffee and on one occasion left used cups and glasses in the room. Plumbing services need to be improved as well-I had notified the front desk twice about a very slowly draining bathroom sink. The repair man came and went, but did not fix the issue. Other than these minor things, this was a great stay.
- 5/5
Riverplace was a very nice and clean hotel. It was close to the river and other amenities. I will definitely stay here again.
- 5/5
The location and access to the River Walk was wonderful. The restaurant had a really nice breakfast.

The place is nice a little out of the way maybe. The 60 dollats a nite for the valle service is a stone rip off There are public facilities basically right next door. I parked in the street and the car was not bothered. They have TCM which always makes me happy
- 3/5
This was a nice hotel at one time, but it seems like the place is run down and in poor condition now. The Front desk guy and the valet/bell guys were helpful and friendly. The onsite restaurant "King Fish" should be avoided. The food we ordered was not good and the woman seating people at the breakfast service was quite rude both mornings we went there (since it was included in the room fee). The Italian restaurant next door is great! The River Cafe next door serves a good breakfast. We ate there the second morning after leaving King Fish in disgust after the hostess continued rudeness (A large women with light hair around 25-30 years old).

This is a perfect place to set out and explore Portland. Situated right on the Willamette River in the middle of everything, the Riverplace has a professional staff eager to help. The rooms are clean and the common areas inviting.
- 5/5
It's a great location by the water front for relaxin. Easy access and very close to downtown. Friendly staff very nice hotel.

A beautiful location on the river. Wonderful, friendly staff. And, amenities for our dog. The room was well appropriated. We will be back for sure!
- 5/5
Very nice friendly staff, rooms are amazing.
- 4/5
Decor felt older, but the hotel is nice and well located. Comfortable bed and room. Would stay there again.
- 5/5
Nice clean room
- 1/5
Valet parking $60/night or park a block away and risk your car getting broken into. Losers charged the $60 plus an additional $35 for service fees, plus $11 for what. So $106 plus $5 tip.
- 5/5
The hotel is right next to the water with a great view of the city. The restaurant and bar have waterfront views and serves amazing food and beverages. Love the morning lobby coffee. My overall experience was excellent!
- 5/5
Great location, close to a nice waterfront walk. Valet parking was very nice. Enjoyed our breakfast at the onsite restaurant.
- 5/5
Nice local
- 5/5
Great restaurant
- 5/5
Wonderful view!
- 5/5
Great experience in a very “weird” Portland. I saw my first death of a squirrel by decapitation with a samurai sword by a homeless person right in front of the hotel. Very weird place. Not recommended for children.
- 5/5
Excellent
- 3/5
Welcoming staff and nice location. But the property is very old and the rooms have a very upcycled, refurbished vibe. For a pricey hotel, I would have expected a bit nicer. Location is pretty, cool boardwalk with shops. But the noise from traffic, boats, and trains begins around 6 am and is impossible to sleep through. Valet only parking is also kind of cumbersome. Overall a decent stay.
- 5/5
Great locale for a walk dowtown for dinner
- 5/5
Great location, friendly staff, comfortable rooms, and a convenient on-site restaurant.

The staff and location were wonderful. For the price, the room/bathroom felt outdated and the bathroom wasn’t very clean.

Salads for a snack were good Front desk exceptionally nice. Service in Resturant very slow.
- 5/5
The Hotel staff, the hotel, the view of the river, everything except the Resturaunt. It was nice but the service and the food not so much, read below. I do look forward to staying there again. The restaurant. Very slow service, wrong breakfast order, replacement was cold and like they took the wrong order off and slid some crab on the right order. They did not charge us for the breakfast, thank God!! they should have complimented our bloody Mary for how long we had to wait, to order and receive the wrong breakfast. I'm so glad I took my girlfriend to Salty's the night before for dinner. It was great!!

- 5/5
Great place to stay - comfortable and elegant at a reasonable price.
- 5/5
Extremely friendly and helpful staff, beautiful and clean and in a very peaceful and picturesque part of portland. The restaurant does room service which is really fantastic when you’re traveling with a dog—oh and it’s pet friendly. This is my favorite place to stop for the night when traveling to California from northern Washington.

Cottage apartment was wonderful as a central gathering spot for family during a wedding weekend. Is downtown Portland. Valet parking is expensive. Street parking tough.

- 5/5
This is a really great place to say, quiet, peaceful, beautiful view and places to walk, as well as close and easy parking. We missed the free cocktail hour due to our plans, but look forward to that next time. Front desk staff were very friendly, available, attentive, quick, and helpful. Looking forward to going here again.
- 5/5
It’s right on the Willamette River and it’s absolutely stunning. Staff was welcoming and efficient. Couldn’t have asked for a more lovely cottage complete with wood fireplace, balcony, and river lit up with Christmas lights shining down everywhere.
- 5/5
Just a great place all round!
- 5/5
It’s a very clean, well furnished hotel with incredibly kind, friendly staff. The restaurant is very good and we enjoyed the social hour every evening. Needless to say, the hotel’s location on the river was stunningly beautiful and very convenient.

The staff were accommodating and welcoming. They made my stay feel wonderful.

There was a mishap with the fireplace in the room next to ours but the staff went above and beyond to make sure it had minimal impact on our stay. The room we stayed in had a great view, the bed was nice and comfy, the amenities were great, and the restaurant was top notch. All in all a great stay minus the fireplace event and we are looking forward to staying with them again.

We loved our brunch. The Dungeness crab benny was sooo good. Our server Hoby was amazing too. We won’t stay anywhere else in Portland.

We were subject to their $200 prepay for any amenities which was excessive. So what credit do I get in return for an uncleaned room? I had to go to the desk to get morning coffee and clean towels. I’d like a refund
- 4/5
Loved the hotel room and it’s view but did not like that valet parking was the only option. It was expensive and we didn’t like waiting for our car when we were ready to go or come home and go to bed.
- 4.5/5
Wonderful riverfront location. Clean, wonderful staff, and atmosphere.
- 3.5/5
Rooms need to be renovated...especially bathrooms of the main building rooms and the entire unit for the cottages.
- 5/5
The rooms are very nice, getting a suite was great because you have extra space. The staff was very helpful and kind
- 5/5
Staff is nice. Convenient location to OSHU.
- 5/5
Great place on the river. The river walk is great. Prompt service, great food.
- 5/5
LOVED everything about our stay. But Heads-up for budgeting.... no free parking. Valet only at $55/night.
- 1/5
Looks like this place hasn’t been updated since it was built. Room stunk like smoke from the fire place. Shower handles were falling apart. Restaurant and Valet was not very polite.
- 5/5
The staff at the Kimpton Hotwl was amazing, helping us with parking, restaurants and everything else with charm and grace. They attended to our every need. The location of the hotwl allowed us to walk an incredible loop down the river on one side and then back on another.

- 5/5
Beautiful location. Friendly, helpful staff and great room. Dog friendly.
- 5/5
Beautiful hotel, excellent staff, service and food! The beds were some of the most comfortable I’ve ever slept on!
- 3/5
This Kimpton could use a spiff-up. The carpeting, upholstery and furnishings in the rooms and restaurant are tired. The restaurant menu is limited. And while being on the river is quiet and peaceful, the location is not easily walkable to downtown Portland.
- 5/5
We had a nice relaxing comfortable time at this hotel. All staff were very friendly and helpful. Quiet and peaceful. We had beautiful views of the river and the city in the suite we were in.
- 3/5
Hotel is in a nice area by the river and staff is very pleasant
- 5/5
Staff were very friendly and made us feel like they knew us. Location is also great. Definitely would recommend this hotel and will be staying again!
- 4/5
Service at the restaurant in the hotel was slow all three times we were there, even though they weren’t crowded.
- 5/5
Great location, hotel lovely
- 5/5
Room was superb
- 5/5
Enjoying a quick get away and lovely room. Quick walk to Dough Zone one of our favorite places. Walking around was safe at night and beautiful.
- 3/5
Also, I wasn’t informed of a $20.00 refund on my bill until checkout.
- 5/5
I take this opportunity to comment on Hotels.com listing. Parking was included in our package at a most reasoable rate for such a great room. However, the fact that this hotel only offers Valet parking was not noted. This should be noted in the listing, as it impacts luggage/packing choices. The hotel staff and property were great. The Hotels.com listing could have been better.
- 5/5
The staff and accommodations were exceptional.Breakfast in the morning was delicious.
- 5/5
Quiet, nice hotel on edge of downtown. Great bed, slept well. Breakfast was great-salmon eggs Benedict and veggie hash. Will comw back.
- 5/5
The questions and answers above sum up my perceptions of Kimpton. I loved being on the water at the marina - just lovely!
- 5/5
Overall is good
- 5/5
Great.
- 5/5
Just a beautiful hotel with lots of amenities. The staff was great, and especially enjoyed our waiter Darius at the King Tide Restaurant,.
- 4/5
The Kimpton RiverPlace was very pleasant, with generous offerings in the lobby from Italian ices to mushroom tarts. My colleague and I were drawn into the half-completed puzzle on a large table and happily passed an hour while we waited for our room to be ready. The room with two beds was pretty cramped, and the shower was confusing to operate, but everything was clean and the staff were very friendly and helpful.
- 4/5
Location
- 4/5
We booked a premium room with a king size bed, but what we received was a premium room with a queen size bed. When we call the front desk they blamed it on Expedia, and told us to call them. If it was more than and one night stay I would have made a bigger deal about it.
- 5/5
Outstanding
- 3/5
Overall it can be a better experience with a cleaner shower head; cant tell if the black stuff on it was mold or worn, workable head-lamp; one of it wasnt able to turn on and the knob came off, restroom door wasnt able to lock, old food luigi lemon ice cup was left at the refrigerator and it was all watery looking. I did like their thick bed, a little higher and firmer then others. There was also lots of delicious snacks and drinks on the table display with a price at your convenience. The location probably was one of their best advantages with riverside views. You can walk around to many other shops easily. The front desk and valet was friendly. I would wanted a different room if I do come back the next trip.
- 5/5
Beautiful place
- 5/5
The beautiful Riverplace resort is tucked away on the river in a fabulous quiet, safe location. You can walk on the river way into the city within two minutes. I stayed at the resort during Fleet week and the Rose parade and everything was perfect. Lilly at the front desk was so helpful with travel tips and recommendations. The doormen were super helpful too. I appreciated the coffee in the morning and iced tea in the lobby throughout the day.
- 4/5
The hotel was decent, clean, quiet. However, it was more of a 3.5 star instead of a 4.5 star hotel as advertised on Expedia.
- 5/5
Loved walking the bike path after a long work day.
- 3/5
I had to wait in the lobby over 3 hours to check into my room.
- 5/5
So....random but my wife and I went to Portland to stay for a night and when we got there we were escorted to our room or should I say Condo! It was huge, I was weirded out so I went to the front desk and seemlessly they had overbooked and we ended up in a cottage. No extra fees it was fantastic! Thank you so so much. When I was confused about what was happening they explained it and boom great stay!
- 5/5
Great Hotel and Perfect Location
- 4/5
The property and the area around the property were very nice and being next to the river was nice. Charging $55.00 for parking, not very nice.
- 5/5
Marina was exceptional. Not only did she take care of us and answer all the questions I had but she was so sweet and thorough throughout everything. She went above and beyond!
- 4/5
Beautiful property - if a bit outdated - in the Riverplace district with a handful of decent bars and restaurants nearby, within walking distance. Our room (420!) was nicely sized with a comfortable bed and nice bathroom.
- 5/5
Loved this property. I had to travel with two dogs and they made it so easy on me. Felt safe walking my dogs around the property. Atmosphere was warm and inviting. Restaurant was great. Would definitely stay here again!

Perfect location and services.
- 3/5
The location was exactly what we were hoping for -- view of the river and bridges, facing a hike and bike path away from vehicles and downtown. There was noise from train whistles during the night that we did not expect, though. We stayed in one of the cottages, and we had to wait to check in because it wasn't clean when we arrived. Apparently the previous occupant had been allowed a late checkout and staff could not accommodate us on time. The management did their best to make this up to us. One of the things they did was not great even though well intentioned: a staff member knocked on our door when we had the do not disturb sign on to offer a giant tray with food and drinks as a gift. They even commented that they should have observed the sign when I answered the door. We had not ordered these items and have food allergies that did not allow us to eat them, so we had to send it away. It was a nice thought but did not land well. The cottage itself was very spacious with key amenities like a full kitchen and laundry. Our cottage had a balcony where we sat multiple times and was lovely. We missed a few key things like hand soap in the bathrooms (used the shower gel) and any kind of cooking oil (bought our own), but there were many features that made the cottage comfortable. The beds and pillows were really comfortable.
- 5/5
We had a river view room and the room was quiet and clean. The staff was attentive and polite. We were able to walk to dinner within minutes. It was safe and a nice area to walk.

Awesome hotel! Beautiful location by the river. Lots of amenities in the hotel. Super professional and friendly staff. Lots of restaurants and stores nearby. Highly recommend!

The stay here was perfect from check in to check out! Truly a hidden gem in hospitality I can’t wait to make another trip to Portland and stay here again.
- 5/5
The hotel staff were very kind and helpful, dining options were convenient, and my room was comfortable and clean.
- 5/5
Loved loved the room they gave me! Super nice place!
- 5/5
The location was perfect for exploring Portland and surrounding areas. Lots of excellent food choices within walking distance. The hotel looks over the river, which is a beautiful view.
- 5/5
The room was gorgeous, essentially a one bedroom suite. Room service was affordable. The room was clean and the location was convenient to walk to area attractions.
- 4/5
Lovely location next to the river and park. This is a favorite of ours in Portland, close and walkable to downtown, but situated in a way that you feel like you have some privacy too.
- 5/5
Best customer service! They went above and beyond to make my stay extra special and memorable! I'll definitely be back!
- 5/5
Lovely location
- 5/5
Great staff, restaurant n bar!
- 5/5
Service was outstanding, location beautiful by the pier with gorgeous lighted trees. Room very clean and comfortable. Will be staying there whenever visiting Portland!
- 5/5
I’m so happy I stayed here my first time in Portland.
- 5/5
Pretty views of river and bridges
- 5/5
I liked the riverfront and the view of the river. I enjoyed the restaurant looking out to the riverwalk. I didn’t like hearing the loud drawbridge announcement when the drawbridge closed after midnight or the cacophony of crows perched on trees by our window. The suite was well appointed and very clean.
- 5/5
Great place to stay
- 5/5
Nice staff. Dog friendly

Only stayed one night was there for business. Dinner was good and bed was very soft. The snacks in the room were so expensive.

I came to visit my daughter. Had a great time went to Mount Hood went to Seattle spent time downtown got a tattoo. Portland was awesome. The accommodations at the whole hotel were amazing.
- 4/5
We had a great stay. It was hard to sleep though due to garbage being dumped or collected at 2:30 AM
- 2/5
Needs a complete update and deep cleaning. Also my room was prepaid and they charge me $31 dollars for “amenities” weird because I did not enjoyed any as I needed to wake up at 5:00 am for my flight! That was really in bad taste to charge me for something I did not enjoyed at all! Very disappointed with Kimpton, they use to be good boutique hotels!
- 5/5
Excellent Bar / Restaurant; loved the Happy Hour. Super Friendly & Efficient staff. Front Desk check-in patient & helpful. Easy to exercise w/ walking trails along the river & bridges
- 3/5
Literally was no hot water available the day I was there. Dead rotting corpse of a bird on windowsill (had been there at least a few weeks), and THOUSANDS of crows in the trees closest to the building making a racket you could hear everywhere until around 8pm, and countless amounts of bird droppings from them each night. I know they don’t control the birds , just saying this so guests are aware of the bird situation in this part of Portland in the winter, you can’t not notice it if you stay. Restaurant and Bar was fine.

Comfortable, clean, and convenient property. Felt safe and walkable. Beautiful views, modern property made for a relaxing stay. Central location provided convenient access by car.
- 5/5
Staff was very friendly and the property was immaculate. Only downside is the price of parking.
- 5/5
Absolutely fantastic. Made my whole birthday weekend better. See yall next year.
- 5/5
Beautiful view from our spacious room.
- 3/5
We've stayed here in the past and everything seemed very up to snuff. This time, it felt rundown. As an example, an air filter in our room was completely coated in dust. The couch in our suite was so broken down it would almost swallow you if you sat on it. In general, it felt like it was time to replace some furniture and do a really deep clean on the rooms.
- 5/5
Very Nice!
- 5/5
I loved the rooms and view of the River
- 5/5
Awesome staff, clean rooms, priced right
- 5/5
A very comfortable and clean hotel in a great and scenic location. We went for a riverview room and were treated to an amazing view of not only the river, but some of the many bridges in the area. The staff was great and the woman Gretchen who registered and was working the front desk was very helpful and friendly throughout our stay.
