I only booked the room to spend the evening at the pool. The pool was nice and maintained but I did not like that they stopped serving food at 4pm and that’s check in time at the resort. Another thing was the bar and slides closed at 5pm which I thought was pretty early. Didn’t get to have the pool experience I was expecting.

The water park was nice. The rooms were nice but the maid did not clean our room one of the days. The comstruction was loud in the morning. We were never told there was construction. It was a nice stay though. My daughter and wife had a good time.

I paid for a room three months before we traveled with pool view two queen one pull out bed when we got there they put us in a king room so I called down there and told them they had me in the wrong room. Then they moved us to a room that had the view of construction. The AC didn’t work. We ended up leaving Saturday night when I paid for two nights we got to the pool, the lazy river the tubes were flat everything there is super expensive. Let me just say $600 was not worth it.

We had a great stay at this hotel! The lazy river was one of the highlights of our trip—clean, relaxing, and a lot of fun. The staff was incredibly friendly and welcoming from check-in to check-out, always willing to help with a smile. The overall atmosphere made our stay enjoyable, and we would definitely come back again. Highly recommend!

Not only were all the pools closed but 1 & the water park, they are doing construction and parking was a disaster. Had we known prior to booking that they didn’t have all 7 pools they advertised open we would have booked elsewhere. No where does it say they are under construction. Again, had we known this we would have booked elsewhere. On top of all this, the floors in our room were absolutely filthy. I had two kids and after letting my youngest run around while we set up the room we noticed her white socks were fully black and nasty after only 30 minutes running back and forth in the room. I understand rooms are not going to be cleaned perfectly but honestly when was the last time it had been mopped?! The safety latch on our door was also hanging on by a thread. If I hadn’t booked a non refundable option we would have left after the first night. Beds were extremely hard as well. The one pool they did have open also closed a bit early in my opinion. Other resorts we have used in Arizona typically have pools open until 10pm here they close at 7 and 8 depending on the day. Overall, my family is disappointed and I now know we will no longer be waisting our hard earned money on this hotel. As a Hilton honors member I am upset.

The pool was dirty; they say it’s for families, but people just go there to drink and leave their beer bottles on the ground there are bottles everywhere.

However when I checked out, I was trying to explain how the woman had helped me and wanted to attempt to retrieve my cash fearing an issue, two gentlemen appeared totally annoyed and disgusted by me whilst i vocalized my desire for the cash deposit to be returned. They treated me as if I was some creep off the streets instead of a paying customer who reserved a multiple night stay.

Amazing place & staff for a staycation or a vacation! Everyone is really nice & helpful. And although there are always lots of people here it is very quiet and relaxing! The water park is also lots of fun for all ages. Will definitely be back!

Room was nice and spacious. We had a double room with a couch bed. Had nice bathroom. The pool area is pretty nice. That’s prob the best part. Had a lot of fun. Also the gym was good and the spa is wonderful!

Housekeeping was very disappointing. It was extremely difficult to get ahold of anyone when assistance was needed. Also, the hotel advertises itself as pet-friendly, but that was not our experience at all. The information provided was misleading and caused unnecessary frustration during our stay.

However there is not very many handicapped parking places, there was a lot of construction making it hard to relax the construction started at 6 am making it hard to sleep in and relax. The pool and lazy river was nice. The signs around the complex were not very clear directing one to the amenities.

The basic double queen room is huge, with clean and comfortable beds. As others have said, the food is your basic diner food, nothing spectacular but that didn't really matter to us. We would visit again.

The staff we came across appeared not happy to be at work. The room was super dirty. The service for breakfast was very slow. It took about 40 minutes to get over priced breakfast. The outdoor pool was good, the kids enjoyed it.

Overall great experience. Kids and I had a lot of fun and spent the day at the water park. Only suggestion is if you want to swim outside of water park hours, make sure you get a room next to the other pool. It’s on the other side of the property from where we stayed and I didn’t realize how far it was. Definitely not a walking distance I preferred.

Both meals were awful. Even just a bowl of oatmeal. Property was dated and run down. Pool closed at 4 one day. Adults only pool was dirty with debris all 3 days. One elevator was broken the whole time. Overall the hotel is being negotiated in every way. Would not stay here again.

I think it is a great place and we had a wonderful time, but there was definitely some room for improvement. With a pool full of people and children they closed the food service and on the following day food/bar and slide was not open till 11 AM even though again full by children and ready to play. It was the last day of school and is tradition every year it would just be a win-win for families and for them to send her the amenities around the time schedule of the people their as they see the hotel is full. Any family would tell you the kids want to go to the pool first thing in the morning so I have everything closed until mid morning is a miss. I feel they could make great money on having breakfast items and drink starting at 9 AM by the pool.

The room I stayed in felt boxy, but still nice and clean. My room view was of maintenance, so that was not so exciting to hear or see in the morning. Sadly I did not get to take advantage of the resort big lagoon pool or even see it, though I was charged a resort fee just for staying there. I was only here for one evening (much needed rest, which I got). Perhaps it would have been more enjoyed with a partner or kids. The breakfast at the bar was very nice and good quality and the bartender was very attentive.

The outside of the hotels needs to be renovated. Pool isn’t as nice as the photos. I was also charged for breakfast when breakfast was “included” when I called the front desk had told me I had to pay for breakfast because “it was worked into my rate” I eventually got my refund. Wouldn’t recommend and would never stay here again.

We have done a staycation at this location for several years after we checked in we went for a walk to find Hilton REMOVED the 7 pools & 2 hot tubs When I brought this up to Grace at the Hotel & showed a screenshot of the listing she was very short & told me " you booked through a 3rd party if you would like to cancel our make changes you need to contact them" I don't know how Grace works in the hospitality industry. EPIC FAIL for Grace. What's funny is at the various elevators there is a map of the resort which still shows all the pools & hot tubs on the maps. If you decide to stay here hopefully you don't deal with Grace as she could care less about the customers that booked through a 3rd party In years past when we stayed here when the water park closed for the evening we used to enjoy going to the swimming pools for night time swimming. Now that the pools are removed this location has lost its appeal....truly a shame Sadly we won't return in the future Time to find a better location

The rooms were nice, very clean. My only complaint would be that my door and multiple other family members door would not lock, were hard to open physically, or hard to close do to not being aligned. The property was well kept. There is two 3-4ft pools, a lazy river and one slide. A little convenience store with Starbucks coffee in the am, and a tiny bar/restaurant? Overall it was the same as a regular hotel, I would not stay here again if looking for “resort amenities” and because they bait and switched pet prices on me.

No bathtub even tho I asked for a room with one. Pool and hot tub are non existent. Waterpark is the only pool you will get but they close at 7pm. Wish they would have told me when I made the reservation that there was no pool because that’s what my kids really wanted was a pool. The room had no hot water then on our last day there it had no water at all. For the price that I paid it was not worth it. Will not be going back anytime soon

The spa was accessible, but the hot tub was cold. They have a good variety of fitness classes. I highly recommend attending Yoga with Lauren. The Zumba class ended up being fun, but the instructor seemed to be in a bad mood at the start of the class. I was almost discouraged from going to the class because of this non-welcoming aura. However, all the other spa staff were very accommodating and sincere. The pool area is really nice. They have music playing, volleyball nets, a slide, lazy pool and two sizeable pools. Be aware that the poolside bar closes early (5pm at the time of my stay) on Fridays. In the courtyards, the old pools have been replaced with shaded turf, which is really nice for various types of events or simply having a space for kids to run around. Restaurant menu items average about $20. All in all, it was a very enjoyable stay. I would definitely stay again, but I probably would not attend the Zumba class again to avoid that unpleasant interaction.

I’m writing to share concerns about my recent stay, as the experience did not meet the standard I expect from a Hilton property. First, the condition of the room was unacceptable. There were visible cleanliness issues throughout—marks on the wall, what appeared to be residue in the bathroom, paw prints on the back of the bathroom door, a ring around the bathtub, and stains in the bedroom area. Overall, the room did not appear to have been properly cleaned prior to our arrival. I attempted to request a room change, but I was told the property was fully booked and no alternatives were available. While I understand occupancy challenges, the condition of the room warranted a better resolution. In terms of service, the only positive interactions we had were with two gentlemen who drive the golf carts around the property—one older gentleman and another African-American gentleman. Both were kind, helpful, and professional. Unfortunately, the rest of our interactions with staff did not reflect that same level of service. Additionally, we had paid for breakfast, but at check-in there was no communication or guidance on where or how to access it. The following morning, when I asked about breakfast, I was initially told it was not included. After reviewing my account, I was then told we needed to go to the bar to order. This lack of clear communication was frustrating and avoidable. I took pictures if you would like to see

Staff at the main lobby restaurant were nice and friendly. It was nice to have a golf cart ride back to our building and I think they provide that service to the water park also. We had to walk by a lot of construction to get to the water park. We did love the seating areas around the lazy river. It was an experience, but I don't think we'll be back.

Room did not look like picture. Cabinet was missing a panel so big huge whole that looked inside cabinet that was filled with dirt and wires. Shower dropped all night and was loud. Shower was hard to turn on. Employee said to pull like you were taking out of wall.

This property is currently under construction. There was construction noise pretty much all day, which started early in the morning. The area where you walk to the rooms was dimly lit at night. I didn”t feel comfortable walking through the outdoor maze of hallways to get to my room in the dark. My room was still dirty even after being cleaned. The staff was pleasant and helpful (my door would not close properly and they were quick to address it). I would not stay here again.

Our visit started off on the wrong foot when the manager, Richard, made an inappropriate remark implying that booking through a third party causes issues because “you’re dealing with people from India.” This was unprofessional and concerning. We had to change rooms three times due to cleanliness and maintenance problems, including mold, hair, and a shower that wouldn’t drain. In another room, a ceiling sprinkler leaked onto our belongings. The most alarming issue occurred at the pool, where our children found a syringe. Additionally, one of our kids stepped on an earring, and when we asked for a bandage, we were told they had run out and wouldn’t have more until the following month. There were no lifeguards present, and both staff and management were consistently rude and unhelpful. Overall, this was an unacceptable experience, and we will not be returning.

We were initially put in an older non renovated room and it was dark and felt dirty. We found food in front of our couch. This was not the room I reserved. When I selected my room for over $300 it showed a renovated, very nice room and I had also asked for a Mountain View which we did not have. I went to the front desk and they were very accommodating in getting us the room we wanted. The second room was very nice with a nice view. We did enjoy a few hours in the pool which was wonderful.

The amenities were great. When we checked in and tried to use our room shower it did not drain at all, The shampoo bottle was not attached to the wall (no big deal), and the door you had to push incredibly hard to get in. We notified staff about the shower but it was not fixed during our stay.

The room was decent but the bathroom was terrible. I check every bed for bedbugs and the flooring was covered in dust like a sheet of dust on everything. The bathtub was extremely rusted and the floor of the shower was so terrible they put a piece of fabric/material over the bottom of the shower to hide the terribleness of it.

As many reviews have stated, this property is undergoing a much needed renovation. The renovated parts and the lazy river area were great, our unrenovated room and the complex we were in were not. Definitely not worth the cost if you are in the old parts of the resort.

I would like to commend the housekeeping service for their clearly well upkeep of my room during my stay. I was disappointed the the room was not updated in the bathroom. There were stains, so I did not use it. I liked the fitness center but the hours are much too short and truncated. I was disappointed by the limited menu and food across the resort for food onsite.

We were in a 4th floor room in the back of hotel adjacent to a current construction area - which appears to be a future spa building. Due to construction material staging and fencing, the parking was really constrained so we had to park a good distance away. At checkin, they didn't mention we were facing the construction nor that the elevator to our rooms was broken. The lighting on the outside corridors was also broken and/or missing (they appear to be in the middle of a big rehab) - so it was dark and unsafe (because it was completely dark, my kid tripped over a bag of garbage another guest left outside their room door). Our room had stained carpeting and stained couch. We reached out to management when we first arrived (in response to their text asking how is everything), but they didn't respond. The water park is lovely and the entire reason to stay there - but be prepared for really overpriced food/drink and not allowed to bring in your own.

My overall complaint is that the property and the rooms need to be updated if they want to charge a nightly rate comparable to other Hilton hotels in the area, and they should work on their customer experience. The TV in our room was >20 years old and pixelated, the iron in the room stained my clothes and there was no microwave in the room. We enjoyed the River Ranch amenity, however, the bathrooms were a mess, tiny, and covered in water with nowhere to temporarily place belongings to keep dry while changing. If you offer the amenity for pre-check in guests, it should have a properly maintained changing area. Furthermore, Maintenance/Engineering were working on the room above us early in the morning, making a loud ruckus and then came knocking at our door before our checkout time. It was not an emergency repair so I found their disturbance to be inconsiderate. They should have checked with guest services to schedule the room for repairs. I’m just disappointed and won’t be going back to this Hilton property.

Do not expect your typical buffet style breakfast, weird set up where you order at the bar as main restaurant under reno(they have 2 but both under reno) $50 credit per room which is never feeding a family of 4 when a breakfast is $22 and a coffee is $7! Long wait and arrived cold. This was not mentioned on booking, just breakfast included. Found out from someone else you could use the credit in Starbucks on site which was better value if you happy to microwave an egg muffin etc. Pool area is tired, not enough floats for lazy river again no resturante also closed. Slow poolside service for drinks snacks. *resort charge of $35 per night added to bill to use this facility! We always book Hilton group hotels and this was our 3rd one on our trip to Phoenix. Felt let down after staying here before years ago. Lots of upgrade going on but won’t be returning to see them.

The room was dated and lacking some maintenance (sink handle fell off during visit, etc.). The pull out couch was horribly uncomfortable, even for tweens. Even when we brought up our children couldn't sleep on it, there was no alternative offered. There was not a roll away available. The river ranch water park is decent. The slide was ok, water speed was "slow" per our 10 year old. Lazy river wasn't too long, but enjoyable. Multiple pools. It was crowded often. I think they might sell day passes to outsiders, which is too bad, as it crowds the park. We ended up at the "regular pool" for hotel guests more often because it was less crowded. Central location is good. Ease of check in and check out. Lots of parking. Pull out couches need better/updated mattresses. We unfortunately couldn't book a double bed, as they were sold out. If you can't get a double, beware, as your children will not be comfortable.

There was no restaurant on the grounds and very limited service from the 1 bar that was available. The advertisement for the facility said 7 pools plus a slide and lazy river. There was 3 pools, no hottub that we could find.

The property really needs a lot of upgrades. The carpet in the room looked like it was at least 30 years old very dingy, dirty and smelly. Was a great location however, the quality of the facility was lackluster.

The rooms we got at this property were the dirtiest rooms I’ve ever been in. There were bugs, hair, and food everywhere on the floor. The bed had bugs on it. The countertops had a crusty layer of gunk on them. The pull out sofa bed was disgustingly stained. One room had a gap under the door that could let just about any creature you wouldn’t want in your room in. Elevators worked going up, but not 30 minutes later when we were leaving the property. We were refunded fully for the booking, but had to find last minute accommodations during Easter that was 40 miles away from where we wanted to be.

The lobby building where we stayed was very nice. Well appointed. Renovated. Quiet. Nice grounds for kids to play. Water park was fun for all ages. Food was good. Nice bar. Staff in restaurant were really busy and could have used extra help, although it was Easter weekend so very busy at the hotel.

Absolutely would not recommend this hotel to anyone. Made our reservation months ago for Easter weekend. Arrived and were put into a room that was still dirty. Was immediately moved to another room where maintenance was still working. Finally got into a third room that had not been properly cleaned. Dust, dirt and a filthy shower are what we were left with. Was told that a bell hop would come assist with our first transfer of rooms, no one ever showed up. Maintenance let us into the third room, we waited over an hour for keys. I did receive a message from the hotel manager, letting me know that they “were busy”. The next day we we’re trying to enjoy the waterpark and we ran back to the room really quickly and of course, our keys did not work. Called the front office and we’re told someone would come with new keys, we ended up just going to the front desk to get the keys. While my children were trying to shower, the vent in the bathroom broke and immediately flew open, as well as months of dust buildup all over the room. They did send maintenance, however, he didn’t have the right tool to fix it so just screwed a big hole into it. Upon checkout, I was given the wrong invoice. The hotel lobby manager, Carlos told me that my name sounded Hispanic, so it was my fault that he brought up the wrong name. Upon the issues during check-in, I was told that we would have a food and beverage credit and the resort fees would be waived, of course, none of that was on my final statement.

The property is currently partially remodeled and it seems like they’re still working through some updates around the property. We can’t wait to see everything once it’s fully finished. That said, the overall property is great. We loved both pools, and the restaurant/bar area with the large grass lawn was a highlight—our kids loved having space to run around. The water park was awesome, especially the lazy river. We also really hope they don’t get rid of the second pool in the north building—it was a great place to swim at night. It did seem like a few things were closed during our stay, but we were still able to get food and drinks by the pool without any issues. Overall, we really enjoyed our stay and would definitely come back!

If you are placed in the older building, you will feel like you've been "catfished" (tricked)... The pictures online do not reflect the older accomodations. You'd be staying with stained yellow carpeting (possibly from the 1980s??), broken cabinets, exposed electrical, a bathtub faucet that didn't stop dripping, actual dirt and grime, a couch with old cigarette burns, a broken elevator, etc. When I complained, we were moved into the newer, remodeled building but I would not stay there again. I can provide pictures to support the above info.

Room was very difficult to find. Parking was very far from our room. Room was not stocked with basic essentials like soap. No room cleaning was done unless requested. The fan in the bathroom had a squealing sound while it was running. Really unsettling. We had a group in the next room that were up until midnight talking on their balcony and you could hear everything as if they were in your room. The property itself had Constuction going on so the noise woke us up pretty early everyday. I have never had an experience like this at a Hilton so I was really surprised.

The staff was mostly great. And the new room we had was nice. The amenities horrible. There was no control of any of the rowdy kids and the pool area was absolute chaos. Then younger kids couldn’t swim. All the pools are closed except 1 so everyone from the whole resort piles in there and makes it impossible to allow kids who can’t play on shoulders actually enjoy their time or parents who want to sit in the hot tub and relax absolutely wasn’t going to happen. On top of that a breakfast buffet is 27$ per adult. Offers eggs pancakes bacon and potatoes. Which it’s a resort so there’s fees I understand but after everything else it’s just a money grab. I suggest not staying here for a staycation because it’s not worth the money for the kids and you. The “water park” closes almost right after check In and opens at check out. So one night is not worth it at all.

Well the moment we walked into the room it wasn’t like the pictures. The room had stains on carpet and stains on couch. I complained they said no other rooms were available. I decided we weren’t going to stay the full 3 nights and cancelled our last night. Our first night we were going to bed and I heard water dripping. Look in the bathroom ceiling is leaking water all over through a light fixture. Called they sent maintenance thought it was due to upstairs room. Was offered towels to clean up. Nobody ever reached out to me I had to call again and complain. Kinda a big safety risk. I complained and we switched rooms. Same deal outdated stained. I would avoid hotel unless your getting a nice room and you know forsure. Waterpark was nice and big. Couldn’t wait to leave and glad we left a day early. Wanted to speak to manger not once was I reached out to to apologize or anything. Hilton would love to see the pictures and videos we have I bet.

We were disappointed that there was no refrigerator or microwave (there was a good coffee setup), or room service. All food options close at 9 pm or earlier. We didn’t mind the reno construction work. It wasn’t very loud. Kids get up early anyway, and the courtyards and outdoor pool were open and gorgeous. I hope they don’t change the place too much! It’s already very pretty in a classic Southwest/ Mexican style.

I chose this reservation over Tapatio, and I believe I should have stayed with Tapatio. This resort did not disclose that they are currently renovating and restaurants are closed down. There was a lot of money put to this reservation, and I know we would have enjoyed our stay at Tapatio rather than at the Peak.

This hotel is LOUD… you can hear EVERYTHING and everyone. I’m a late-night gal myself, but there were younger kids pounding on doors, screaming and yelling till like 2-3am, you hear every other door open and close, and every luggage that strolls past the door even in the furthest corner of the room from the door. They were also doing some sort of construction somewhere with like electric saws and all sorts of hammering at about 6pm that was irritating. The fridge… I had drinks in it for 3 hours and they were lukewarm, called front desk and someone came with a replacement fridge very quickly which appreciated, however, the maintenance guy (super kind) took the fridge out of the cabinet it was in, showed me how hot the fridge was on the back and sides… so had the fridge in the middle of the room.

The first night the air conditioning was not cooling the room and it mada a loud vibration because it ran nonstop. They worked on it the next day and it seemed to have fixed it. We were dissappointed that the pictures of the room looking out to the pool area were not very actual as the pool in our section had been taken out.

I stayed at this resort 2 years ago and had a wonderful experience so I didn’t bother to read recent reviews. I should have. The remodeling that’s going on at the resort is loud. At 7am right outside of my window on a Sunday workers were running machinery. We went with 4 other couples and each couple had different problems with their rooms. No hot water, light switches not working, refrigerator not working and food was spoiled and lots of excuses from management. One of the couples we went with ended up having to change rooms 2 times. Unfortunately, we will never stay here again.

We got one of the worst rooms it seemed, oldest and very stained living furniture, no microwave, shower knob was almost falling apart could barely turn on the shower. Not sure how they decide who gets what room but noticed the neighbors rooms same size with newer furniture and much more cleaner.

If the hotel was not convenient to my office for a work trip I would not stay there. I would under no circumstances visit as a resort with my family.

Hotel going thru a massive renovation once completed it will be lovely. However in the transition lots of issues. We had no hair products bottles were empty, hair dryer not functional. No cart to assist with luggage and it’s a long walk. Housekeeping skipped our room, they came in to bring shampoo and a hair dryer but didn’t make beds or bring towels. I complained to front desk but they seemed uninterested in making things right.

It’s under construction, which wasn’t apparent in the photos or the price at booking. We were expecting a fully equipped resort, and instead got a very underwhelming experience. I’ve no doubt that in a couple years this resort will be nice once it’s redone, but in the meantime, just be prepared for very rundown both outside and inside the rooms (ie cracked tile, carpet and couches sticky and stained, etc). The staff was hit or miss on whether they’d been trained in hospitality. First time at a Hilton resort and likely will stick to Marriott from here on out. The River Ranch waterpark was nice.

Beyond that incident, the room itself felt worn and poorly maintained, with multiple signs of deterioration. For a resort property at this price point, we expected a much higher standard of upkeep and safety. Staff did respond when the issue occurred, which we appreciated, but the overall condition of the room and the severity of the situation significantly impacted our experience. Unfortunately, we would not choose to stay here again and would caution families to be mindful of room conditions.

This hotel is advertised as 4 star. It doesn’t worth even 1 star. There’s a huge construction in the back of the building and behind that a swimming pool with lazy river that’s also very outdated. The only and only good thing was the breakfast . They turned the gift shop to a temporarily breakfast corner, the breakfast corner was a very outdated building with old tables and chairs . Actually I was the only person there eating breakfast. They should close down this property immediately and reopen it once it’s ready with fresh new look, new furniture, bed , mattress , flooring, carpet, Entertainment system, an updated lobby. This location is stuck in 70’s . For 3 nights they charged me close to a 1k for a homeless shelter style of accommodation. Very disappointed and I will never ever. go back.

The hotel itself was dated but did everything we needed it to do so I cant complain too much. I do wish we knew about the construction even when we checked in but were never told about it.

The hotel is under construction and finding the lobby took a minute but check in was good. The room is outdated for sure and they don’t have smart tv’s to watch any streaming services. We went to have a staycation and watch movies so we were limited on what was on the tv but they don’t have a particular cable provider so finding out what was next was a little tough. When I called the front desk to ask she laughed and told me no streaming and couldn’t tell me how to look up what was next. The beds were okay but again outdated. I wouldn’t recommend if you are used to modern conveniences but if you there to use the pool then I would say yes.

I hate not leaving good reviews, but this stay was pretty disappointing. The hotel is currently under construction with the normal check in out of service and parts of the parking lot torn up. There was tractor noise and dust and miscellaneous construction equipment all over the property. The water was also turned off for multiple hours at one point which is far from ideal when you need the shower or toilet. The waterpark area is fun and honestly, this will be an amazing hotel once the remodel and new construction are complete, but it wasn’t the most pleasant stay during our time there especially for the premium we paid. Mostly I’m disappointed that we were not informed ahead of time. Just a note, there are very few food options within walking distance and the hotel doesn’t offer any dinner either so you’ll need to plan ahead.

The staff was great. The room was rough. This was probably a super nice hotel like 15 years ago, but now it's way outdated. The room we stayed in had a messed up entry door. You had to muscle it open and muscle it closed. The water in the shower would go cold after a few minutes, then we could mess with it until it went SUPER hot. The outlet at the sink didn't work so I had to do my hair at the desk outlet. They were doing construction all around us so I am hoping they are working on updating the rooms and will get to that one eventually. We made it work because we weren't there much, but it was ROUGH. We did not try the waterpark, but we did go to the spa. It was a ways away from the hotel. It too was pretty outdated.

Absolutely terrible experience! The whole place is under construction. I felt like we were staying at a construction site the whole time. There was loud banging and trucks unloading. There was only one place to eat that close at 2 PM. I would’ve never stayed there if I knew half the place was under construction and closed. I asked for a refund and they only gave me one day back. They asked us to upgrade to a suite, it was our honeymoon so we did. But the rooms are so run down! They repair the leather headboard with tape so my hair kept getting stuck in it all night. There was mold in the tub. None of the jaquzzis worked. Even though I called ahead to ask, they said they were open, we got there and nope. Also it’s a walk to the water park. We don’t recommend staying there.

The room was nice and clean, the front desk was very friendly. This Hilton is in dire need of an update, and it appeared like parts were under renovation. Lots of noise and exposed construction materials. We would try this hotel again, as it's the only decent choice in the area. Hopefully renovations will be done next year. The $34 resort fee is disappointing, as we didn't use the pool or gym.

We were there for a funeral. We didn't have energy to complain. I should have though. Maybe after the construction is completed it will be worth 900 dollars. No way is it worth it now.

I was pleasantly surprised that the lazy river is heated and so were the pools. Staff was not very helpful, we informed them that the elevators were not working, had to take our luggage up through a few flight of stairs. We never used the elevator because it was out of service the entire time we were there. (3 nights, 4 days). The only complimentary coffee is the one in your room which is not good coffee. You can purchase a 12oz for $4.50 in the lobby. First hotel I stay in where they don't offer free coffee. The building itself is very old and needs a lot of updating, broken tile floors and on walls, and currently has a lot of construction going on around the building that they don't tell you in the website or when you get there. Restaurant that they have by the lazy river was closed as well and were cooking the food that you order at the pool area in an RV/Food Truck type of vehicle and it's very expensive as well. Best to go eat out, probably same price and better service/food. Will not stay there again or recommend it.

The hotel pictures are quite deceiving or very outdated. A vast majority of the hotel is under renovation so a lot of dust/dirt abound and other buildings closed. No way should this be considered a resort by any means. The rooms were quite outdated - visibly stained couch cushions, questionably dirty carpet, dirty elevator, hinges to door barely screwed in, recessed ceiling light in bathroom that occasionally would leak water (yes from the ceiling light), a bathroom door that would not lock (had maintenance fix), room keypad took a few swipes to get door to open, if you have the do no disturb sign when housekeeping comes around they won't come back unless called for, and veneer peeling from inside cabinet to fridge.

The rooms are aged and the elevator went out while we were there so had to carry suitcases back down four flights of stairs. The door scanner(1438) was evidently dirty- you had to put the card in numerous times, often many times, to get the door to open. Other members of our party also had multiple problems. However, the staff was friendly and helpful. The rates are far too high for the property.

Our stay was just okay. We have stayed at this property over 10 times. This time was bad. It should be required that you tell people making reservations that you are doing full blown construction at your property. We were woken very early mornings and had banging all day. This was not relaxing at all and we were very disappointed that we were not told about what was happening. We should have at least been given a deal on the room. Paying well over $500 for 2 nights in a "Resort" that we could not enjoy is awful business. Hilton should have informed us so we could make a plan or maybe stay at another property this time. Very disappointed in Hilton for lack of communication and charging full price for a bad product. At least drop your Resort fee of $35.00 a night since this is now a construction site not a resort. They should have given us $35.00 a night to stay there.

The water was shut off to the building till about 6pm. The hotel is under construction so not a lot of the things listed on the amenities is available. Pool in the main check in building isn't very clean bar pool portion was green with leaves floating in it.

The room look like it was decorated in the 70s. Everything was old. The carpet was filthy. Something was wrong with the water. The showers would be ice cold and then extremely hot within seconds. The only thing that was nice about it was the pool area. There was only one restaurant also. They are remodeling the other half of the hotel so if you stay in it now before the remodel is done, you’re gonna be in the dumpy old end.

Yes, the hotel is currently undergoing construction, and yes, the rooms could use an update—but I still found the property to be really lovely. The pool area and gym were fantastic, and the construction never interrupted my sleep or overall comfort. While dining options were a bit more limited, I ate at the restaurant by the pool and had a great meal. I also took two fitness classes at the gym, both of which I thoroughly enjoyed. If you're looking for a picture-perfect resort experience, it might be best to wait until after construction is complete. But if you're open to enjoying a beautiful property at a discounted rate—with some construction nearby—I highly recommend staying here. Bonus: because of the ongoing renovations, nothing felt crowded. I had entire pools to myself, the water was warm, and the overall atmosphere was quiet, calm, and relaxing.

Carpets are decades old. My room had broken exhaust fan, tub that didn't drain properly, and a front door coming off the hinges. Hot Tub had broken jets and the cabana restaurant and bar were permanently closed. The place has not been maintained at all for years- and I was shocked that a busted old hotel like this could be called a Hilton at all.

The property was under construction, with poor signage directing guests around the work. The place must have been understaffed - we had housekeeping come once on their own and every other time was because we called them repeatedly. The laundry machine leaked all over the floor and was peeling off rusted metal, despite costing $3. The swim up bar was closed and was rusted out and peeling. There were cracked tiles on all the walkways. No music or ambiance in any of the public spaces like the pool or water park. The water park was more or less closed (we had to ask them to turn on features like the slide). Our room smelled musty from the moment we walked in. Overall this place was awful and unfathomably overhyped and overpriced. I feel completely ripped off and wish I had made the decision to stay elsewhere after the first night.

I understand that the property was under construction, however, the complete property looked like it had been abandoned. Most of the hot tubs didn't work, siding was breaking off of the buildings that were in commission, the roof was breaking and missing pieces, the ONLY water slide on property was shut down for about 45 mins at a time every 20 mins or so because the staff member needed a break, my food order by the pool took over an hour to get because I kept being told that the oil was being changed, the room smelled of mildew and the carpets were dirty. Honestly, for the price that I paid I thought that I was getting a fun staycation for my family, and all we got was a rundown facility with very limited amenities. I wish I would have known beforehand because I would not have wasted my money. The property used to be a beautiful place to stay, but now I will never go back.

When we arrived around 11:00 PM, we had a very hard time finding the entrance. The hotel is currently under major construction — something we were not made aware of when booking. Check-in took place in what appeared to be a temporary, makeshift lobby. Our room was extremely outdated and had a musty odor. To make matters worse, we found someone’s old sock under the vanity, which made the space feel unclean. Since it was already late and we were only staying for one night, we decided to tough it out, but it was disappointing to pay well over $200 for a musty, outdated room in the middle of a construction zone. I wish the hotel had been more transparent about the ongoing renovations. For the price, this stay did not meet the standards we expected from a Hilton property

The room had coachroaches, the carpet was filthy, the funiture was old and dingy, the balcony could barely fit 2 people. The waterslid closed at 4 when check in is at 4, so di the mini golf. Drinks were terrible for the price at the pool. Pool was dirty. Not enough tubes for all the people. The grounds were all tore up from construction. The elevator was broken near our room. We asked for a handicap room, didn't get it. Asked for a crib and it was an old worn out pack and play. Not a resort at all. It was 300 dollars for a night. Should have been 100.

Elevator broken from back entrance. Refused 1/2 hr later check out for spa appointment that was at noon vs 11 am checkout..very disappointing. Asked a day ahead.

Staff was very sweet and friendly. Pools were nice, slide was decent, lazy river was wonderful once you located the tubes hidden on the side of a building and mini golf was cute. Pool area does offer a locker but you have to provide your own lock… not sure who brings a lock on vacation?! Construction everywhere and limited parking. For almost $300 a night, it’s not worth it but it definitely has potential if they give it a good paint refresher, new carpeting in the rooms and a deep cleaning everywhere.

This property is doing a remodel to part of property. Unfortunately they are not taking care of the rest of property. Our tub was rusted and moldy, frame around mini fridge wood was broken, door frames were chipped badly and paint coming off, carpet was coming up. One of the elevators was not working while the other one that we were supposed to use I got stuck in, pool dirty. Along with other things. It is sad that Hilton does not want to do the upkeep on the part. The actual guests are staying at very disappointed..

The construction around the property is everywhere. The property is old & several things haven’t been maintained. The carpet in our room was absolutely disgusting. Some staff were nice & helpful but others acted as though we were a nuisance just by checking in. OMG- the price of breakfast is ridiculous! I got the $65.00 credit & it never covered breakfast for 3 people. The coffee was $7.00! The lazy river was nice as were the beds. This property was not worth the $ I spent. I asked for a late checkout (one hour) & was told I had to pay $20.00. Seriously? This is the “off” season and barely anyone was at the property. Sad that I paid so much to receive poor customer service. I will make sure I stay at a different property the next time I visit Phoenix. Don’t waste your money on a mediocre property.

Property was under construction which I didn’t know about until we got there. The bed was hard and smelled terrible. Even the people next to us said their room smelled terrible. The front desk staff were absolutely amazing, kind and helpful. The Irish bar across the street had the best food. I did enjoy the pool and most likely will try to revisit after the remodel and maybe try for a more comfortable mattress that doesn’t feel like I’m sleeping on the floor.

The pictures online were very misleading and may have been in its prime in the 80s. The lazy river. was literally a hike from our room, passing through a construction zone. The reason of the stay was enjoy the “water park” that was not relevant or accessible to our stay or room. We literally playing in a pool that was an ordinary pool of any other property. I regret my choice and will be requesting a refund. The property was in disrepair, inconvenient, dirty and not what was expected. Recommendations for dinner by staff was “ DO NOT ORDER FOOD FROM ONSITE RESTAURANT”. Such a disappointment.

Very disappointed in our stay here. First off they should at least tell guests on their website they are under construction. It was a mess, very confusing as far as where to go. We came up to enjoy the lazy river from Tucson and were very disappointed. There was minimal parking and no loungers. The staff at the lazy river were not knowledgeable in the layout or the prices for covered seating areas. We were told $114 and $140 then when we find there are no loungers and we go to rent one we are told they are $414 and $440. The place is old and rundown, not Hilton’s best.

As we pulled up we noticed the large amount of construction going on, I doubled checked both hotels.com and hilton.com site for any mention of this, there was none. This left the place looking more run down than it was, made parking hard to find, and felt like a heads up would have gone a long way when booking so it wasn't a surprise. We have been to this property once before and expected more or less the same experience, but we did not get that. The staff that we interacted with didn't seem aware of the lack of notification or care.

I would stay at this resort anytime without question. The staff is beyond amazing, the property is so clean, it's conveniently located, and I can't say anything negative about this property! Don't hesitate to stay here because you won't regret your decision, I promise. The Bellmen were probably our favorite people on the property, including Dick and Xavier, who made the entire trip so amazing for us!!! I will be back for sure!!! Can't wait to see the new renovations, too!

pros: nice size room w/separate living area and a little balcony w/2 chairs & a small table...fridge...didn't see a microwave, but when i asked where it was located, they offered to have one sent to my room - LOVE...room was clean, and i always saw someone cleaning...beds were comfy...felt safe...on our last nite we stumbled on a neat little dispensary down the street called Sunday Goods. cons: not a walkable area...lots of construction going on...the spa/gym was not in the same facility, not really walkable either...the "resort" area with the waterpark had lots of construction going on, not really walkable, but also could not find a parking space w/in reason, so never got to go...the one pool at the hotel was decent size, w/a swim-up bar, unfortunately the bar was not up & running, it looks like it should be condemned...there's an ice machine on each floor, unfortunately the one on my floor (3rd) was out of order...one of the two elevators was out of order for the first two days. i would not return (on my dime).

Our stay was comfortable and the kids had a lot of fun. The staff were mostly efficient. My son had cut his toe in the lazy river while fixing himself in the float and there were no bandaids at the park area. The young staff may need some proactivity training as it took me going up there to get them to call the front desk and have it replenished. We understand that the property is undergoing a massive renovation and it’s needed. But, the pool was a good temperature, the room was dated but beds comfortable and clean. The water park was so relaxing and we really enjoyed our stay. So, if you choose to stay here right now, just curb your expectations like we did and we had a great stay.

I would have liked to have known the hotel was under construction. The walk to the river run had to have been at least a quarter mile from our room. We went to the restaurant for an easy dinner our first night in after an 8 hour drive. The waitress told us there was a large group in front of us but didn’t offer any rolls or chops and salsa or anything. When I responded to automated text, no sort of apology was offered, this is the first bad review I have ever left for a hotel after staying in many all over the world. Very disappointing, to say the least.

I was not aware the hotel was under renovation when I booked the stay. It looks as tho the renovation will be great and is much needed. It did cause limited parking and did not have the full Starbucks like shown in the photos as that is in a different lobby than the one in use. Overall, we didn't really have any complaints about the spaces we used or the service. We got extra towels quickly when needed.

This is an older property, but it's going through a massive renovation, which is great. The property is beautiful and the staff is amazing. The king bed suite that I got is set up perfectly. The living area that has the outside door can be closed off from the bedroom, which completely silences the bedroom from outside guest traffic and noise. The Hole in the Wall restaurant has tasty food and excellent service. Everything was kept very clean.

We were surprised to see that there was so much construction and that the rooms we're home falling apart. The carpets were stained. There was a odor of mold and smoke. These showers were rusty, furniture was broken. We had stayed in this resort a few years prior and it was nothing in comparison to what it is now, really sad. The shining star was the staff they were friendly. I'm sorry to say we will not be returning.

Found the property run down; disappointed. Full of construction areas, exposed cables; blocked hallways; dust. To get to water park, you have to go around construction areas. The waterpark closes at 7 and the slide at 5!! Pool bar in the hotel is out of operation and worn down; hotel does not have a breakfast area. We were not made aware of the construction going on when booking. Did not meet our expectations at all and does not look like the pictures in the site.

The overall stay was great! We had to call for towels, toilet paper and the coffee maker did not work. With a family of five we would have liked the made to visit our room at least once while we were there. I went for a 4 day re-set from the daily grind. Enjoyed the spa services (massage and facial were great), the lazy river, and the local eateries. Room is comfortable, well taken care of, and clean. Enjoyed having a couch to sit up and work word puzzles! The housekeepers are wonderful in that they always ensured i had fresh towels and a made bed to come back to.

This was our 5th time staying here we stay yearly this time we had a bunch of family stay and we all were disappointed for many reasons mainly the cost did not meet the quality standards, as well the pod pools were extremely unsafe due to over capacity and no staff around to maintain the river ranch cabanas were very disappointing not only did they refuse to sell us once because they were “saving it” the cost went from 399 to 498 and they were not kept well the shading were torn and the cushions were overly stained.

This property is under construction and has limited facilities available. There is no resort, but a “waterpark” that is open to the public and not attached to the property. The carpet in the room is filthy, the couch was disgusting, and the room smelled of mold. Super disappointing for a Hilton.
