Second stay. This hotel is wonderful and perfect location.

I love everything about this place. I will always be their guest wherever I am visiting Phoenix

Clean, friendly, delicious breakfast

Older hotel…our room could use some love. …staff were great and made up for age of hotel… Breakfast omelette station was …bar staff and snacks ..wonderful.
- 4/5
Great stay. Happy hour good, breakfast great. Has been remodeled since our last stay here. Great location, helpful staff. Our only complaint would be that whatever they tried to do in resurfacing the sink and shower was a huge fail. Pealing and stained. Ruined the feel of the other great improvements.

The Room & Maintenance Issues: Bathroom Door: The door got stuck easily and required being slammed shut. This made it very difficult to use the restroom at night without waking up other guests. Shower Spout: The shower spout was broken and required significant physical force to turn on and off. Slow Service: I called for housekeeping at 9:00 AM, but nobody showed up. I had to call a second time at 4:00 PM to get assistance. Amenities: The Pool: The pool area was small, the water was cold, and the facility itself needed a good scrubbing. The Bar: On a positive note, the bar staff was great, and the nightcap discount is a very cool feature. Overall, the staff presence is strong, but the room maintenance and cleanliness need urgent attention.

When we first arrived noticed the carpets to room were filthy. Inside room, living area tv did not work, light bulb burned out, clock set to random time. When we took a shower, the water wouldn't go off. We tried calling front desk, but phone didn't connect. Went to front desk and told them, said an engineer would be right up--he never came -- we went down again about 1/2 hour later and asked for an update--again no one came. . We noticed the drain was slow and the tub was going to overflow! I started bailing water and husband went down for a THIRD time to let them know water was going to overflow. Engineer came and fixed it. However, we were NOT able to take a shower (had running water, but not the shower. Went down (fourth time) and asked for another room. Lady at front desk was the rudest every--told me no rooms available, and engineer had more important issues to work on! My husband literally took off the faceplate and fixed the shower with tweezers and nail clippers! NO ONE ever came to fix the shower. We also kept getting texts about, "How's your stay" "let us know how it's going, etc. No one responded to these texts. Oh, and should add, the breakfast situation is a mess. No organization with lines, one guy cooking omletes -- I imagine at least an hour wait (but can't even get to the self-serve stations because of the crowd -- we never did eat breakfast there. Just a really bad experience.

It was an eight day stay, and I needed to do laundry. There’s a total of two washers and two dryers for the entire property. The machines only take quarters versus credit cards. You have to go to the Front Desk to get quarters because there’s no coin machines next to the washing machines. However, the Front Desk will only give you quarters if you have cash. I don’t travel with cash. It was in an entire ordeal just to do one load of laundry. Homewood suites is a Hilton property, certainly down market from Embassy suites, but they have credit cards attached to their washing and drying machines. You would think Embassy suites would have their act together.

We had stayed there before and enjoyed it, but this time was a disaster.
- 5/5
Room felt humid
- 5/5
Staff was wonderful. Bar staff Lupita was fantastic!! Room felt humid
- 5/5
The staff was marvelous. This is a property we’ve stayed at many times, and keep coming back.

Was a little nervous when we got off the elevator and our room was right there. Bedroom was far from the door and had separate door to close so we didn’t hear elevator at all. Bartender was friendly and fun. Would stay here again!

Water feature on first floor lobby is dated and leads to a slightly musty smell

Very out dated. AC did not work. Wasn't nice.
- 5/5
Room was very clean and private. The interior is beautiful. Close in proximity to a lot of great stores and event spaces.

- 5/5
We were there for a family event. The amenities were great and the breakfast / snack afternoon were a pleasant bonus. Made for a fun long weekend with the right breaks coming back to the hotel and regroup!
- 2/5
I cannot believe this is an Embassy Suites, let alone an Embassy Suites in the Biltmore! Check in staff was obnoxious, even though we prepaid the hotel in full. The rooms are so dated there are permanent stains in the porcelain. Pool is a pathetic little rectangle. Their guest reception was so understaffed, we were only able to get one drink instead of two. Absolutely the only positive is the location, and owners have zero pride.
- 5/5
Very friendly and clean. Happy hour and breakfast were wonderful.
- 5/5
The hotel offered freshly made breakfast, spacious and clean rooms, and a convenient location with shopping and eateries right next door.
- 5/5

Professional and courteous staff with amazing accommodations. Loved the open courtyard and spacious rooms.
- 3/5
Yes, the staff was courteous. However, the AC was off for our first two nights.

There was no cook to order breakfast on the day we checked out. The front desk said there was some work going on in the kitchen…Disappointing
- 5/5
Room was spacious and clean with comfy beds. Two TVs in the suite. Great pool and great breakfast. Will be back.

- 4/5
The hotel is very good, has a great location, and the breakfast was good as well. However, they forgot to clean the room one day. When I asked them about it, they said they clean the rooms every other day. The next day, they also didn’t change the bed sheets. Overall, though, I was satisfied.

Good pricing
- 4/5
This is a beautiful property, with an especially attractive lobby. There were some minor maintenance issues with our room, most of which were addressed right away. The breakfast was typical of Embassy Suites, with a nice made-to-order omelette bar, but the line was often long, and the line blocked access to the part of the buffet with breads and fruits, and yogurt. The selections could have been more varied, for example, some cut-up fruit instead of just whole fruit, and some breads other than just white flour. It would have been nice to have Greek yogurt. We loved the proximity to the Biltmore Fashion Park with its many fine stores and restaurants. The location is great, very convenient to the airport and downtown, and not far from Scottsdale. We were there for 7 days; overall, it was a great place to stay. I am sure we will be back.
- 4/5
Overall good hotel stay.
- 4/5
Hotel is beautiful, breakfast staff is wonderful!
- 5/5
Great place to stay! Safe. Clean. Efficient.
- 5/5
The room was spacious and clean, the place itself was lovely and the breakfast was delicious!!!
- 5/5
Staff was so accommodating and nice. Loved the area, room was great and really appreciated the wonderful breakfast and happy hour included.
- 5/5
Everything was great thank you
- 3/5
This location does not have a hot tub. There was a cricket in the bathroom. The bathroom is very small. The tub floor was peeling. The WiFi was difficult to connect to plus you must be a Hilton honors member to get free WiFi. I love Embassy but would not return to this location. The location is great, all rooms have a balcony, courtyard ambiance is nice.
- 1/5
No hot water. Took a cold shower both nights. Staff was aware that the pump was not working and never disclosed. Moved rooms to the other side of the building and was assured hot water was working on that side. I can confirm, it was NOT working.
- 4/5
Overall it was a great place to stay but we asked to be due to a couple maintenance issues.
- 4/5
We did not eat breakfast, so I cannot respond to that.
- 5/5
Room was amazing. It felt clean. Only complaint is, the curtain in the living room has large gaps and you can see in the room when in the hallway. Would like more privacy.
- 4/5
Clean room, breakfast decent. Housekeeping staff not very friendly.
- 4/5
The layout is that as you walk down the corridors you are walking past windows into each living room, and the curtains don’t close completely. Also, the elevators don’t need key cards and neither do the multiple exterior doors (except late at night). So if you don’t like the idea of who knows who wandering around and being able to see you watching tv or whatever then this isn’t the place for you.
- 5/5
It as great
- 1/5
I ended up staying in 3 rooms. Each room had major plumbing issues. First one - each faucet flooded onto the floor, fire sprinkler broken and dripped all night on car keys, bedroom faucet dripped all night. Second room - terrible odor, bathroom faucet was detached and non functional, carpet was soaked from a leak and drenched socks when stepped on. Third room- fruit loops sprinkled throughout pull out couch bed, faucets in bathroom detached from wall. Every tub had cracked base. Hotel needs serious plumbing work to be usable.
- 2/5
The water in the shower leaked and could not turn off and the music was playing all night outside the room and couldn’t sleep
- 5/5
Second time here. I really like this place. I grew up in Reno, and it reminds me of the best parts of desert kitsch. Staff is great, breakfast is so much better than other "Breakfast Included" places (tip the staff). The Kamby is across the street, and closer to my office, but this is my place.
- 3/5
The bathtub was unusable. Rather than refurbishlng it, they poured paint in it and it was cracking. I was there for 3 hot days and couldn't take a shower. Not worth paying for the room.
- 5/5
Awesome staff!
- 5/5
The staff was great. Easy check-in. The rooms are big with comfortable beds. The happy hour is very lovely with great snacks. The breakfast is fantastic. The area is safe
- 4/5
Traveling already makes it hard to sleep, to add an orb of light illuminating the rooms adds to that difficulty.
- 5/5
Excellent staff and gorgeous rooms
- 5/5
It was pleasant. Nice breakfast.
- 1/5
1st room bathroom faucet was laying on its side, 2nd room air conditioner was making a loud sound, 3rd room air conditioner not working. 77 degrees in the room all night. When asked at 7:00am they said the storm had caused the chillers to not work and they are working on it and all booked up. When returning to room at 9:30pm it is 76 degrees. No discount or accommodation. Very disappointed.
- 5/5
We had a convention at the Biltmore. This was a close option and much better price. I love the suites, separate room, fridge, microwave, mini bar and patio. Very relaxing and it includes an amazing breakfast!
- 5/5
Love this hotel and all its amenities but the bathtub had cracks and needed redone. Amazing food, drinks and pool. Willl be back for sure!
- 3/5
Everything was good, the room had a leaking ceiling near the mini fridge area… I reached out to front desk, they said they sent somebody in to fix the issue while we were away for the day but it never got fixed. They didn’t offer to change to a new room, so we just avoided using that general area for our trip. Left a bad memory
- 4/5
Location
- 3/5
We have stayed here several times. Although the property was recently renovated, we had some issues with cleanliness and maintenance. The shower was covered in hair and dirt. The staff offered to move us, but our kids were already in bed. The toilet ran all night long....the noise was pretty irritating. The towel hook fell off the wall because it was not even screwed in. The worst part was a smear of blood on the wall by the thermostat in the room. They also charged for parking for the first time ($15)...that was not mentioned at check in. Not sure we will stay here again.
- 5/5
I was looking for a new destination for a 1 week getaway and thought of Phoenix. The hotel and surrounding area was really nice. Check in was quick and the room relaxing. I even extended my stay one day. Already planning a return trip.
- 5/5
I always enjoy my stay at the Embassy Suites. The staff from the check in counter to the dinning area make you feel welcome.
- 5/5
We’ve been going there for years and love it. The staff is always great. Melinda was wonderful when we first checked in.
- 5/5
Inside hotel made me feel like I was still outside in a small park with the sound of running water, mini bridge to taje puctures on and all that natural light from the large curtainwall.
- 5/5
It was all around amaIng!
- 1/5
The front desk manager doesn’t understand anything she talking about.. eventually she’s is going to learn from her mistakes!!!
- 5/5
Great location and large room/suite. Omelette bar breakfast was yummy. Spacious common area for relaxing. Pool is standard, no jacuzzi
- 5/5
The area was quiet. The staff was very friendly, overall it was a well rested we
- 5/5
Spacious room that was clean. Staff was very nice. Breakfast was included and was the best hot breakfast with made to order omelets. Great space for family 4
- 5/5
Staff was completely amazing!!!!!!
- 4/5
Everything would have been perfect except the a/c wouldn’t cool down and enough and left it humid during the night. Called desk, no one answered.
- 5/5
Very nice recently remodeled hotel, great location, beautiful pool area. Happy hour not so good but included.
- 5/5
Very good location
- 4/5
Great location. Common areas nice but rooms are very tired. Bathrooms badly need modernization
- 4/5
This is a great hotel - huge suites, buffet breakfast included, clean rooms, great staff. This was my 10th stay here, I give the hotel 4 out of 5 stars, it’s really a 4,5 out of 5. The only negative is parking - spaces can be hard to find if you are parking late at night.
- 5/5
Beautiful property
- 5/5
Great place to stay.
- 2/5
I found roaches in the bathroom
- 5/5
Great accomodations. Bartender could've been friendlier. Would probably stay again.
- 2/5
The area is wonderful, walkable, quiet, and safe. We appreciated how respectful everyone was during our stay and how quiet it was, considering we were on the 1st floor. The continental brekfast was great, and the staff we interacted with were kind. However, we encountered a lot of issues during our stay, including having to request room service on multiple occasions, limited hot water (we had to take cold showers half the time), and issues with turning on and off the water. Near the end of our stay, the sprinkler for the fire system began leaking water. For the cost to stay here, there should be daily room service and consistent hot water.
- 5/5
The property is very nice and clean
- 5/5
Very nice
- 5/5
Everything was excellent. The pool was nice, though a bit smaller than it appeared in the pictures. The staff were extremely friendly and accommodating. The room was clean, and the beds were very comfortable. Breakfast was also very nice.
- 5/5
Nice amenities
- 5/5
My office is in the Esplanade across the street so this is a great location.
- 5/5
The stay was wonderful! The rooms were clean and the bed was extremely comfortable. Melissa at front desk was awesome! Would stay again.
- 2/5
The room was in disrepair. Was disappointed after having stayed at this location multiple times.
- 2/5
Very very noisy and impossible to get complete darkness in the room as the curtains let hallway light come through. Poor service at the bar, stayed 30minutes waiting to be served. Bartender was by herself all the time for 30+ guests. Fitness center is small and almost no equipment.
- 4/5
The only reason I might not stay at this location again ( or recommend others stay) is the parking charge. There is more than enough parking at this location even during a busy season. There is no need for a parking charge.
- 4/5
Good place to say. Clean room. Courteous and helpful staff!!! Excellent free breakfast!!!
- 5/5
Location, location, location
- 4/5
Nice lobby area and rooms spacious and clean. Comfortable beds but the hotel is freezing! The lobby so chilly and the rooms too. Staff said thermostat tied to hotel. At 3 am the thermostat kicked on finally to warm up room.
- 5/5
Nice place to stay
- 5/5
We enjoyed our balcony over the pool.
- 3/5
Beautiful building and atrium. Excellent breakfast included. Room heater did not work. Shower would not fully shut off.
- 4/5
Did not like that i had to pay for parking and the wifi was not easily accessible
- 5/5
It's grrrreat!
- 5/5
The room was very clean and comfortable. We enjoyed breakfast. However the seating arrangements were not the most accommodating due to the amount of people in the area. The chairs weren’t arranged very well to allow a walkway through the main area where food was being served. And since the chairs were a bit oversized people were having to squeeze through certain sections or weave around multiple chairs/tables to get to the food area. Overall we really enjoyed our stay and would love to return!
- 5/5
Beautiful!
- 4/5
We had a great stay. The only downside was the construction going on.
- 1/5
No hot water in the shower. Tub wasn’t draining. Hair all over the shower & hanging toiletries inside the shower. AC never cooled more than 72 degrees even with having it set to 64 degrees all night. Room service wasn’t available even though their website said it was.
- 3/5
My room was about a consistent 42 degrees (as my thermostat system hadn't been replaced yet as part of the renovations currently underway at the hotel). *If there was a way to see if the property is under renovation, I'd avoid such properties if I could.* They did give me a space heater, but I would not sleep with it on...so mornings were a particularly chilly experience pre-coffee.
- 1/5
Hotel being remodeled. No pool, parking difficult and only valet at $52 extra per night, no heat in any of the rooms. Very disappointing.
- 3/5
although the place is being remodeled the rooms are in need of remodeling. This place has seen better days.
- 5/5
The property has extensive construction project, the staff make it worth your stay by their amazing service to guest and accommodating the needs of everyone. Breakfast was awesome and the kitchen staff fabulous!
- 2/5
When booking the property there was no indication that the hotel was under a massive renovation. The noise, dust, and noise made for an unpleasant stay. I am sure it will be back to standard art the end of the construction, but guests should know whaat they are paying for beforehand.
- 3/5
Plumbing was bad, breakfast was not warm, semi clean. Staff was very friendly and tried to help.
- 5/5
I love the renovations they are doing, the staff are very friendly, love how the pool is heated.
- 5/5
Only down fall was all the construction which is unavoidable. However breakfast was great, staff was amazing, and the gym was perfect!
- 2/5
We were in town to visit our children who live within walking distance to the hotel. We chose this hotel for that reason,. At NO TIME did anyone before we arrived let us know the property was under complete renovation. We were there 5 days and had to mention twice that housekeeping had not shown up. issues with the room and when my wife asked about getting food she was told to use a vending machine. The property adjusted the rate for the inconvenience. I would have rather been notified that the property was under renovation which would have allowed us to most likely had made a decision to stay at another property.
- 2/5
The ace machine was not located on the second. It was located on the third floor did not work. The staff friendliness was not there and the hotel was a mess cause they were remodeling.
- 3/5
Property is under renovation. Would have been nice to know that before booking hotel.
- 4/5
Property was under construction, which we knew going into it. Some amenities were altered because of the construction which was disappointing. Once the construction is completed I can see it will be a lovely place to stay. Location is great.
- 1/5
The staff was doing their best, and I could sympathize with them. While I was in the lobby, I noticed other guests requesting fans, and the hotel was providing box fans to the rooms.
- 2/5
The air conditioning wouldn’t turn on. I checked in really late so I was too tired to call and see if they could send someone. Also the plumbing is really bad. The drains don’t drain and the toilet takes a really long time to go down. The walls are SUPER thin so don’t plan on sleeping in. You should know also that the building is under construction. I will say though that the beds were very comfortable, rooms were spacious and overall clean, and tv worked.
- 4/5
The stay it was good, heaters in the room did not work they
- 1/5
When under construction it was very load, no hot water in the mornings to shower.
- 2/5
Snacks and drinks are supposed to be provided for this room. Was able to request them after arriving the first night. Second night, didnt feel like it was my responsibility to go back down to the desk and ask them again. Website says public spaces under construction. Does not say that multiple services such as the listed restaurant and bar are not available. Makeshift bar is available for a few hours in the evening. No signs but it is possible to order food with the bartender. Very nice lady, not her fault that she is running back and forth. Toilet flooded constantly. Basically has a four square tp limit. Flooded onto the floor. Bathroom ceiling paint is bubbling. Shower head isnt connected to the wall. Turn the water on and watch the shower head shake like its going to separate. Killed a roach in the bathroom. Rooms are hot and humid. No AC in December. Confirmed with other guests that this was not exclusive to our room. Front desk staff was polite and helpful. There is only so many times I want to visit the desk during a hotel stay. I really wanted to love this hotel. The public spaces may turn out great in the future. Public restrooms are not available. When traveling with 5 people, having a flooding room toilet and no public restroom available was not great.
- 3/5
Breakfast was good. would have been nice to know it was u dee renavations . customer service was excellent.
- 2/5
There was no handicap access in the temporary entrance, an adjacent parking area was closed/coned off and no way to get the luggage cart to/from the checkin parking slots. Then when we got to our room and prepared for an evening business meeting/dinner, we noticed the tub. Whatever skin/covering they used years ago was completely flaking off and was disgusting. I cannot believe that the room service has not reported such a severe issue to management and they continue to rent out the room. All of these issues and we still had to pay $400+ dollars for the night!!! Shameful and enough of an issue that we will not be staying there again.
- 5/5
Hotel was under construction—not worth what we paid
- 3/5
The construction that was going on was really loud.
- 4/5
My and I always come to stay here. No where else. The only thing we didnt really like was the renovation, but still wouldn't go anywhere else. Just excited to come again when everything is fixed.
- 5/5
Easy parking very quiet place
- 5/5
Nice, clean; hospitable staff; Beautiful area; The construction was a little distracting
- 2/5
Shower did not work, only hot water came out. Hunks of enamel coming off the tub. Iron in room did not work. Confusion over supposed free wifi, rude, mean service at front desk.
- 4/5
Good value for money
- 3/5
I didn't like the fact that there was construction or remodeling going on. Obstruction with all scaffoldling in the dining area. It was dusty as well. The refrigerator in.my room was not working. Hotel staff need to pay more attention to guest ammenities to make sure they work.
- 3/5
When we booked this place we did not know it was under construction on the inside and it was horrible as there was loud construction during the day from 9am to 7pm. The rooms were a bit dated but very spacious. We could not get any type of discount because we did not book directly through their hotel (is what we were told). I’m sure once construction is complete it will be nice and rooms renovated. The location was convenient as it was across and walking distance from Macy’s. Saks, and restaurants like Cheesecake Factory.
- 1/5
Our room smelled like mildew, and when I spoke to the front desk all they said was we can change your room but it will take a while. Not ADA compliant.
- 5/5
Great
- 5/5
Great Property and Staff. Everything was excellent.
- 5/5
Property was under going renovations other than that it seemed very nice. We were concerned that doors to the property were left unlocked until 10pm
- 2/5
Construction in progress that was not disclosed breakfast area was chaos, room was not serviced after calling front desk to do so.
- 2/5
Construction and noise that was never mentioned on website or reservation confirmation.
- 4/5
There for Confernce
- 3/5
Front desk was dismissive. Room was dated, tub finish was cracking and one of the faucets wouldn't stop dripping.
- 5/5
Great place
- 3/5
The hotel was under a major construction update & we were not made aware of this when the reservation was made.
- 1/5
Nice looking hotel but conditions are poor. Hotel is currently under major construction inside and was not posted upon reservation. Towels in the restroom had stains, shampoo and conditioner bottles empty. The restroom sink handles leak when in use overall a horrible experience.
- 3/5
Old
- 3/5
The hotel was being renovated at the time which brought down the overall experience of the hotel and it was not mentioned on the site when booking.

First time visiter here for my birthday, and the hotel is being renovated. Not the vacation i was hoping for but i tried to make the most of it.
