    I loved the location, the warm staff. I slept well . I felt safe uncomfortable. The other guests were friendly. The room could’ve been a little cleaner. And I wish I had a room with a view.

    Arroyo Vista is a gem. A beautifully maintained old craftsman home on a hillside with lovely mountain views. The room was large, the bathroom gleaming, the fixtures lovely and a bonus deck to view the mountains in comfort. The breakfast was lovely and the shared spaces (deck, living room, dining room) were all comfortable places to hang out and enjoy the relative peace of the property. There is self check in, so no front desk, but some staff usually around to ask questions and a number to call if not. The price was very reasonable. The location is not great for walking to places, but is easy access to the Pasadena and downtown LA areas. The driveway is a bit of an adventure, narrow and steep.

    Oak trees Near the freeway, construction on property at 8am woke up to jackhammer directly under our room. Twin bed was a rollaway that was placed outside our door , came without sheets or pillow case, it did come with a stained mattress pad and stains on pillow cover. Bathroom sink clogged. Mattress on the king bed was uncomfortable. Decided to not stay for our reserved second night.

    There was nowhere comfortable to sit in the room. The mattress on the bed probably is nearing the end of its life. Our room was on the third floor and I did expect some stairs but there were quite a few to get up to the top of the house. The final flights were narrow and bringing luggage up took a lot of effort.

    Really great location off the 110 fwy - very quiet area and the atmosphere around the inn was really nice and relaxing. It's a beautiful property.     The room was small but clean. There was a couch which was very useful. We couldn't get the TV to work. That was disappointing. The most challenging thing about the property was the driveway. Its a one car only driveway and can be intimidating to some. The Breakfast was not complimentary if you book through Expedia. That said there are plenty of quality breakfast spots .5 miles away. For the price was good through Expedia.

    This is my go to stay in LA area. Rooms are well-decorated and spacious. Great location with views from most rooms. Away from the road up on an hill in South Pasadena and onsite parking. Friendly proprietor, happy hour daily, breakfast on site (fixed menu). Could use USB ports or ways to connect devices easier. But small inconvenience in exchange for the privacy and ambience.

    The location and the common areas. My stay was pleasant but I wasn’t aware that booking through a third party means that you couldn’t choose your room. I thought I booked a room with a view but upon arrival I was put into a room on the first floor by the office. The room was clean but had a giant glass door that had window film for privacy. This didn’t provide me much privacy as I was on the first floor and that giant door was faced towards the front porch giving anyone who walked into the inn a slight glimpse into the room. Considering I’m a single woman I didn’t feel comfortable with that. At night there was a considerable amount of light that flooded the room because of the glass door being faced towards the porch. The inn was considerably quiet but when people talked it was very audible from the room I was placed in. I shouldn’t be able to hear people’s conversations clearly. I could also hear staff washing dishes. Overall it was a pleasant stay. It was clean and in a beautiful area. The inn was quaint and charming.

    Stayed 2 nights to go see Oasis. Easy check in and out and out and close to the rose bowl. It’s on a hill top so you have to drive up a kind of steep one lane drive way and the parking lot is limited. I like the location of the facility and wish we had more time to enjoy it. Cons are it’s outdated, loud air conditioning and the toilet stopped flushing on our second night there, luckily my bf was able to fix the toilet. Staff was no where to be seen but when I called they responded right away which was nice.

    I was disappointed when I was told breakfast was included and when I ordered two eggs one day out of 7 , I was charged $19 for two eggs and told I had a room that breakfast was not included even though I was told it was included originally. A B&B means Bed AND Breakfast, The Stay was over $1300 for 7 nights that should include a breakfast. Other than that I enjoyed staying there and socializing with other guests and enjoyed the patio.

    We had a wonderful stay at the Arroyo Vista Inn. The location was perfect as we had an event at the Rose Bowl Stadium. The grounds were serene and quiet and the room was really nice. The breakfast was excellent every morning. Thank you to Janice and family. We will return.

    WORST HOTEL EXPERIENCE EVER. Picked up key in "lobby" when we arrived and it was marked "B1." We looked around for a map or guide, but nothing. So we assumed "B" mean the second level of the house and went up to find Room 1 open and assumed it was ours (we had arrived when we said we would, so figured they had opened the room for us). But the key didn't work so not the right room? Looked around the house and yelled into the office for help. Nothing, so we called the number for the inn and they said they would send someone to help us. Guy came and said our room is "in the back" (that is, NOT in the house as advertised). He walked us down the driveway past all kinds of crap (see photos--our view going from our car to the room each time) to another building where they had converted some portion of what might have been a basement into a tiny room (400 sq. ft.). The guy asked our plans for the next day "because we're going to making noise upstairs doing some work." Sure enough a racket ensued the next day, hammering, etc. Next to our "room" was another of these converted spaces and because there is absolutely no soundproofing, we were subjected to the loud and clear sounds of the couple next door having sex. Then, we got the whole post-coital talk as well. There was no dresser or closet in the room, just a coat rack. One bar of soap to move from sink to shower. No kleenex. No cups. Not enough parking spaces, especially if you come back late at night. An f'ing ripoff.

    However, the guests staying above me arrived late and were clomping around in hard-soled shoes until midnight. The Inn made a big deal of "be considerate of other guests and keep noise down after 9 pm," but apparently, these people did not get the memo! Also, I woke to the smell of marijuana (6:30 am!) coming from somewhere in the hotel, even though signs were posted saying No Smoking indoors ($300 fine). Perhaps because no one is on-site after 6 pm, it's difficult to enforce the rules. Which is too bad, because otherwise, I really loved this place. If I ever do stay here again, I will be sure to book a room on the top floor!!!

    This place was a found gem. It's family-run and has everything I needed. Located in South Pasadena and close to the 110 Freeway, it's easy to access Downtown LA, Pasadena, or to pick up the 10 Freeway and head toward the beach/SantaMonica.

    A gem of a B&B in South Pasadena. Convenient to downtown LA, Huntington Gardens, other local attractions. Easy walkkng to the light rail station and the nearby arroyo park. Great breakfasts and a chance to meet interesting fellow travelers.

    This is a darling bed and breakfast run by a family in South Pasadena. I love how home-y the place feels. My room was very clean, and I was pleased to find out that the TV came with Amazon Prime! I arrived just in time for the happy hour, which entails a complementary glass of wine. I would love to come back and do my own writer's residency here.

    The common rooms are very cozy and look just like the photos in the listing. All of the rooms are different and all are super cute. The breakfast is in a lovely room and is quite good. Throughout the day, water, coffee and small snacks are available. During our stay wine looked available all day too. It is a family run business. It is lovely to see the family photos all over the interior. Every person we encountered whether staff or other guests were very nice. There is a large covered porch in the front that, on a good-weather day is nice to hang out on. I look forward to my next visit there!

    Would have gave a 5 star rating but the other guests of this tiny bnd had no regard for quiet hours. Came in loud after 10 pm and was woken up at 4:30am by a domestic dispute. At breakfast they tried to get me to pay the property fee again and said breakfast was not included. Was looking forward to staying again cuz it’s cute and cozy but can’t risk my sleep.

    This hotel was adorable. I loved the neighborhood. It was my first stay in that part of Pasadena and I loved the opportunity to explore. We only stayed one night, but other than the driveway (That added to the charm a little) that was a little scary for someone not used to a one way road. It was amazing. Beautiful native trees surrounded the property and gave it a relaxed out of the way feeling. The hose was a great conversion and I could see it being fun to stay in for a week and enjoy the beautiful lobby. I wouldn't hesitate to recommend it or stay there again.

    I like that it was set up on a hill and relatively quiet. Where it fell short was in the area of service. What was promised to be a daily wine and cheese happy hour turned out to be bagged snacks and having to request more wine to be brought out. If not, it was simply what was left in the bottles from the day before.

    It’s a nice inn, but some things to note…No daily house keeping and the shower soap dispensers weren’t working in my unit. Discovered that out while already in the shower though later I found shampoo /conditioner toiletries in the hallway cabinet. It’s great that it’s feels private, but you are mostly on your own as there’s hardly any customer service. Also the piano shown in the pictures is there for decor only, as it was so dirty and in such poor condition it’s hardly playable, which was unfortunate.

    I loved my stay at Arroyo Vista Inn! Beautiful property, beautiful rooms, wonderful location. The Inn was very clean, the host was very nice. The only thing I would like to comment on was the breakfast. The food was plentiful, but I wish we had more choices for things like oatmeal, muffins, juice. I wish we were given more options, including lighter menu choices.

    Second time there. Was excellent. Only improvement needed is how to work the TV/cable and control. Tried to get TV to turn on, it was after 7 pm and no one was available to help. Sent multiple emails requesting assistance to the after hours contact; received one email saying they’d contact the housekeeper. Never received a call or visit… Finally saw another guest who helped me solve the problem.

    Dislikes: Parking was problematic at least half the time we were there, with various events limiting the spaces available. Our rooms weren't ready until 2-1/2 hours (5:30pm) after the contracted time (3 pm). The air conditioning in the room never worked. It was warm and sometimes difficult to sleep as a result. Breakfast choices were repetitive and sometimes there was no choice.

    Very nice place but a poor room. The bed mattress needs replacent, no dresser to place clothing, and an unsafe tub without a shower surround in front of two large windows. Other rooms were much better. We would stay there again but never in room#4.

    It was nice to stay at the Arroyo. Clean, nice neighborhood. Good for walking. I asked for and then confirmed a room with a balcony that I didn't get which was disappointing. Overall, a nice stay.

    We enjoyed the peace and solitude. Our room was spacious and clean. The inn keepers were a bit awkward, not very welcoming, and took a long time to respond to my request for more TP. While the room, restroom, balconies, and views exceeded our expectations, the inn keepers were rude and dismissive. I appreciate their attempt to provide “contactless” services due to COVID, but they could have done a better job of still welcoming guests, instead of treating us like contaminated science experiments.

    The white bedsheets were stained. There were nail clippings on the night stand! Ugh!! I used to like this B&B but will never stay there again after this horrible experience.

    The Inn was very comfortable. Our room was bright and appointed with lovely antiques. The inn keeper was very accommodating. There was always snacks around for munching. And the breakfasts were very good and plentiful.

    Meals were a bit disappointing. Basically the same thing three days in a row. The website suggests more diversity here. There may have been extenuating circumstances we were unaware of. The food we did receive was good.

    Convenient to my daughter's apartment and So. Pasadena. The place is "tired" and could use an overhaul. Breakfast was so-so. I had check-in problems.

    Check in was unusual. You have to call someone to get a code to enter, then find your own key and room. Luckily, we located a housekeeper to help us. All staff are very helpful and friendly. Breakfast is average at best with only one hot dish which is a variant of bacon and eggs (no alternative), fruits, cereal. The carpet could use a steam cleaning. Otherwise the house was charming. There is some construction being done on the ground floor, but since we were out during the day, it did not bother us. The location is quite pretty, but nothing is walking distance except a liquor store.

    Second time we have stayed at the Inn. Comfortable beds and clean rooms. We stayed while spouse was having surgery at USC. The evening snacks were a nice surprise. We didnt get to eat breakfast, due to having to leave very early for the surgery. The Inn was very close to USC and great value.

    This is not a hotel or Inn, it is a B&B, there are private bathroom and a bed. But you cannot use the kitchen like B&B or have a coffee machine and bottled water like a hotel. This is not the cheapest hotel I have ever booked, but this the worse one for this price. 1.We travel from Denmark, nobody checks me in, even I saw a house-keeping lady inside the house, but she just ignores us. We had to text and call for a code. No one at the desk, “fill out papers and leave personal information “. 2. The rooms are laid out very nicely. However, the carpets are dirty, and the bathrooms are not well cleaned. 3. This Inn is a unique property in the hills above South Pasadena, not easy to find it at night. 4. It is noisy, we shared one floor with two other couples. I can clearly hear one couple’s conversation at night and the other couple’s snore. Moreover, the sound of a refilling. Someone check-in between 12 pm and 1 am. Imagine what a lively night. 5. By the way, do not use the shampoo here, my shoulder-length hair beginning to knot. 6. For breakfast, I don’t know, I package my bag at 9:15 am, and then I was told no breakfast after 9 am.
