Beautiful, beautiful hotel. Staff was incredibly sweet, and breakfast was 10/10. Room was clean location was quiet and didn’t have noisy neighbors… the only thing I did not enjoy was the hot water was not as hot as I would’ve liked.. that was a bummer. Everything else was great!

The reviews are correct that it is a little bit loud at night however I am a New Yorker and it made me feel right at home. However, if you are someone who likes a more quiet room, this may not be the place for you. The noise didn’t remain throughout the night, but definitely was noticeable. I didn’t use the amenities, but I did check them out. The breakfast every morning was good and the staff was very friendly and helpful. My only complaint was the housekeeping. Which I had every other day cause you know sustainability however when I did have housekeeping, they either didn’t replace the towels or would just use the same ones over again, even though I followed the instructions and placed them on the floor as they told me to do. However, when I asked for more towels they were happy to do so.

I spilled a bit of water on the kitchen floor when I wiped it up and looked at the paper towel. It was black with dirt. Underneath the bar in the kitchen, there are crumbs on the floor underneath the desk in the Living area There were crumbs on the floor. But really freaked me out was I got into bed and I looked at the carpeting in between the bed and the nightstand and it was a beautiful shade of blue but when you got away from the bed, it turned dark gray and that’s not by the color , it’s by dirt the carpets need to be steamed cleaned badly.. I used to clean hotel rooms for living. I understand every once in a while things get missed, but the carpeting was really gross..

Had a beautiful suite and everyone was so kind and welcoming. However being on the main streets of Orlando the traffic kept us awake all night. They really should invest in some soundproofing.

Only complaint is having to pay to park your car. It’s a bit steep. Beyond that, quiet, comfortable, and walkable to downtown shops, bars, and restaurants.

The hotel was lovely, full kitchen was great. Only issue was the bed was a bit to firm for our liking but every thing else was wonderful. Stayed for 7 nights and the breakfast was phenomenal!! So stay again next visit.

Put us in an accessible room even tho i did not request that…maybe bc i booked thru expedia. Nice large room and comfortable bed. The toilet did not flush properly. Maint workef on it quickly to get it to flush, but bowl still did not fill properly Shower was weak and water was warm to tepid at warmest setting. Hvac is loud

I was stranded in Orlando for three extra days due to flight cancellations. The staff and accommodations were excellent. The front desk is very friendly and offered suggestions about shopping in the area. The manager was very friendly and helpful. It was home away from home. I was able to get rest and catch a flight on Thursday. The room was spacious and very clean and I liked the kitchen set up. I would definitely stay here again in the future.

Residence Inn Orlando is a stellar 5-star stay. The property stands out for its cleanliness, newness, helpful staff, central location, and convenient parking availability. Everything feels fresh, well maintained, and thoughtfully run. We stayed in a one-bedroom king suite, which was incredible—almost on par with a room in a 5-star hotel. The suite was large and spotless, featuring an open kitchen with stools, a full-size refrigerator, stove, microwave, and complete kitchenware. The bed was truly fit for a “king,” extremely comfortable and perfect for a restful night. The bathroom was also very large, clean, and highly functional—almost like a well-designed home bathroom. What made the experience even more remarkable was the price, which was unbelievably good for the quality offered. If you’re visiting Orlando, don’t hesitate to stay at Residence Inn—you definitely won’t regret it. A well-deserved 5/5 experience. The only small caveat is that breakfast ends at 9 a.m., which can feel a bit early for those who prefer a more relaxed morning.

Location is great, staff is friendly, hotel is clean, breakfast is decent. I spent 5 nights and housekeeping hasn't cleaned up the suite once. Breakfast is so-so... Eggs are systematically overcooked and dry and there's never one fresh vegetable served.

I left 3 messages about lost outfit and no one responded as promised.

We had a delayed check in so that our room could be cleaned which made no difference because the bed sheets were never changed. We slept on bloody sheets. I spoke with a manager who advised we’d be partially refunded and I never was. Ridiculous!

Wow!! This is not the typical Marriott experience. I can’t comprehend how this hotel receives a “Wonderful” rating. The person who checked me in was not friendly at all and was extremely rude. She asked for a credit card to keep on file for incidentals, and then immediately charged me for parking without ever explaining that I would have to pay to park my own car in their parking lot. Nowhere on the Expedia website did it say that I would have to pay for parking. The only listing is that if you want covered parking, you have to pay $26 and change. Will apparently you pay for parking under the clear blue sky as well. She was extremely rude and extremely unhelpful. When we got to the room we discovered food crumbs all over the kitchenette counters and mold and mildew in the bathroom shower. This is not a clean hotel. The customer service representative in the next morning was not much friendlier. I explained the rude reception we had received the night before and she didn’t seem to care at all. I would not recommend this hotel and I will never stay here again.

Always enjoy staying here when going to a game at the Kia Center. Everything is in walking distance. If you think a mile walk is too far, then dont stay here, but we love it as our family of 4 gets the 2bedroom which is perfect for 2 teens and us.

If you don't like walking I suggest you get a room closer to the elevator. The elevator and the garage are close in proximity.

Staff was very friendly and the room was clean and comfortable. It was the perfect location for us to see The Nutcracker. It was just maybe 10 minutes away driving distance. Was not soundproofed enough for me as I am a light sleeper. I could hear about every motorcycle that drove by. You have a big problem with the shower. Although it looks very nice, there is a big design flaw. the stationary glass is not long enough to deflect the water from the shower head. Might want to put in a short shower curtain. it totally soaks the tub mat.

We had a very lovely stay at this hotel. We walked into the room and was surprised at how spacious it was and it was definitely very clean. Having the kitchenette was super helpful for us as a family. What stood out to me the most was the fact that the General Manager, Lori, went out and bought us a kettle for our room when my husband asked if they had one because I was sick. She came and brought it to my room. I've stayed at a lot of hotels but for this price range I've never had a staff member let alone the GM go out of their way to buy something they did not have in the room. I'm just very grateful and felt right at home. We would DEFINITELY stay here again. Thank you Lori and going the extra mile when you didn't have to.

This hotel is still partially under construction. Quiet and clean but the room had a scent that bothered my allergies really bars. A kind of musky smell. I’m allergic to musk and patchouli so not sure what it was but it was something similar. The sink in the bathroom plug was broken so sink didn’t drain and shower only had 1/2 glass so water sprayed out of shower.

I stay at Marriott Residence Inn wherever I travel for the kitchen and dog access. This particular place was above the bar in cleanliness. We stayed on the sixth floor with a nice view. Complimentary breakfast was better than other locations. I will definitely use this hotel again.

First, the staff was so friendly.. whatever my daughter and I needed, we received with a smile.. we had gotten a little lost and turned around but the front desk lady assured us that we would be ok. Couldn’t ask for a better hotel

Nothing spectacular. I stayed in the one room suite the biggest issue was the AC didn’t circulate in the room with the door shut we had a friend staying with us on the pull out sofa so either they were freezing at night or we were hot. Apart from that very average stay.

Also, 729's freezer was not working either, and had what looked like mold in it, probably because of it being warm in there, my frozen food had to be thrown out and my ice packs did not freeze. Maybe the door doesnt close properly? The other thing that takes off points for me is the 11am check out time. For downtown orlando, with late night events, the checkout should be 12pm like alot of competitors are.

stayed 2 nights for personal business, the first night I went out for dinner and had leftovers for the next night since the room had a microwave, also got a bag of ice since the hotel has no ice machine. the next morning I took care of my business but when I got back to my room at 1pm the room was a mess the bedding on the sofa, pillows in the bathroom and my ice in the sink. so I looked for my dinner in the fridge it was not there. at 3pm nothing happened my room it was still a mess. getting hungry I went to the desk and told them what happened and they said housekeeping said I was only there for 1 night and trashed all my food and ice and did not make the room, I was told to go to dinner and they would pay for it just bring the receipt to them but when I got back no one is the desk and they were still making up my room and I had to wait outside as the housekeeper was on his phone chatting with someone. The next morning nothing was in the notes about what happened as I asked when checking out. This was not what I expected from this hotel

We had quite the negative experience with the nighttime clerk. She was extremely rude. We were asking for assistance, and she ignored us for a while, and then she was wearing a mask. We couldn’t understand anything she was saying through her hands up in the air as if we were bothering her to do her job. The girl that checked, his sin, was very polite and friendly, but maybe the nighttime clerk just doesn’t like her job.

Very conveniently located for events at Kia Center but a little rough to walk home in with the downtown crowd although very safe with police presence. In the room could hear a lot of the traffic. Breakfast was great, clean and plentiful but at 9:55 they are closing up and pushing you out. Also states checkout was noon but at 11:30 they came to our room and said check out was 11 so we had to rush to get out. I would def stay again but 1. Uber back from event, 2. Get to breakfast earlier 3. Confirm checkout time:

We were in town for a concert and stayed overnight at the Residence Inn with our dog. The hotel was clean and did not have any foul odors considering it is dog friendly. Our room was spacious and had a kitchenette area that would accommodate longer stays. The hotel has a parking garage in the same building which made coming and going in our car very easy. We even forgot our toothpaste, but the front desk gave us free sample sizes. I would stay here again.

Rooms were extremely outdated and in very bright, non soothing colors. Every wall was a different bright color. Our initial room stared at a wall. Front desk staff were very rude when we asked if there was a room nor staring at a wall. Location was not close to many dining or breakfast options.

We were not told in advance about parking fees or pet fees. We needed to know that when budgeting a trip at Christmas. We didn’t get maid service until the very last day. That day we added after our reservation ended. We asked twice for towels mid week and did get them the second time. We were told that they didn’t have enough maids for us. We just wanted towels and toilet paper. The hotel is nice and clean in a great location. The staff was friendly.

The staff were all amazing and extremely helpful. The hotel offers very convenient garage parking and the dinning options nearby were good and easily walkable. I will definitely use this facility for my future Orlando stays.

The traffic noise was quite loud. The fire alarm falsely went off early morning. The pull out mattress on the couch was covered in yellow stains. I requested a new mattress which was delivered without issue but the linens I requested were not. Thankfully there were some we found in the closet but no one told me when I called that they were in there. The parking garage is around back in an unusual location and the distance from the room was impractical. There's also only two parking spots in front of the hotel where you can park to check in. If they're full, there is no parking accessible without a room key. There are no ice machines. You must go down to the lobby to get ice which was inconvenient. The continental breakfast in the morning was great with lots of options. Beware there's also a $20/ vehicle parking fee that was not included when I booked the room. I would rate this hotel average and wouldn't likely stay there again.

Bed was far too firm, so if that will affect your back (as it did mine), keep that in mind. Not aware of $20 per day parking fee until after non refundable room was booked.

The property was very nice

One of the door lock has broken. The standing shower glass door is not closing completely. The carpet needs to be replaced or to be deep cleaned. Few of the bed side spot lights are not working. Not much options for the offered breakfast and its more or less routine or repeated everyday.

Air conditioner unit is literally right at the edge of the bed. It’s impossible not to hear it while trying to sleep. You either need to have a fan running or the tv on to bleed it out.

Went for a wedding with 5 family members. Pros: spacious room w/ 3bdrs and 2 baths; smells good, loved the parking on the same floor. Cons: Sketchy area, many homeless; fire alarm went off three times at 7am on Saturday, and at 10:30am on Sunday (after wedding, so we were tired). Sluggish WC which they fixed; a/c was semi-working. Let’s say the stay was OK but it feels like they maintenance is not up to par, so many issues showed up at once during our 2-night stay

Great hotel and near the Camping World Stadium. We went to the Def Leppard , Journey and Cheap Trick concert 5 minutes away. Nearby restaurants and the included hot breakfast was good.

The room itself was very spacious. I loved the convenience of the kitchenette. The breakfast buffet had many options and the kitchen staff especially were amazing! So hospitable so helpful. If parking was included, that would have made my trip complete.

Parking garage was covered and well lit. You need a key card to even get in the front at night, and the security guard was walking the peemises frequently. Breakfast was decent, and the room was nice.

The staff was lovely during our stay. Everyone is friendly and attentive. Rooms are large! The hotel is conveniently near food/bars. Took me about 10-15 minutes to get to anywhere I wanted. Parking is 20/day but is in a parking garage. Downside to downtown hotels is the noise but that’s nothing they can control. Will definitely be staying here again!

The property is located in mid downtown. Walkable to local restaurants. Staff and service was outstanding.

Close enough to the downtown area I needed to be in. Clean and comfortable. Safe and secure while traveling alone. Definitely recommend this hotel.

Very much enjoyed my stay and convenience to get to Kia Center which was the reason for my stay. Breakfast buffet was great and will recommend a stay here to family and friends. Also plan on returning.

Literally in my top 2 hotels now. My husband and I stayed in the studio with a king it felt so homely yet lux. Also the breakfast here is top tier. While other hotels only give an apple or a banana and bagel and a coffee, Residence on the other hand will give you a full course breakfast and they even let you make your own fresh waffles. This hotel deserves 10stars, because they actually care for their guests and the money we spend! It is definitely worth every dollar.
