While the staff are friendly and helpful, this place is a glorified roach motel. I question if my room was even cleaned before my arrival aside the made bed—the walls are covered in the remnants of squashed roaches, many of which came out to play the moment it got dark. Countertops were dirty and the smell is absolutely atrocious, especially if you’re lucky enough to get a room near their Trash Room (which was piled a mile high for who knows how long). It took nearly my entire stay to air out the stench of wet dog, and carpet was filthy, both due to residual stains as well as left over dog food and food scraps scattered about. Absolutely disgusting, will never try this chain again.

The manager has no business being there. When I went to check in a couple of hours early she immediately said I have nothing available didn't even bother to check. So went back and 1 and a half later and she said I'm canceling your reservation and you are no longer welcome here. So whe n I called corporate about it ,they took her side when we didn't do anything wrong. We didn't argue she just flat out terminated or reservation. We have stayed jere before and never had a problemuntil this time. If I were you avoid this place at all costs it's run down the staff has attitude and the place is falling apart . They will be hearing from my attorney. She needs to be fired

Horrible customer service. Upon checking in, I was told that my name wasn't on the list. And that I needed to call Hotels.com. After some research, turns out the guy at the front desk had given out my reservation to a different guest. After 3 hours of back and forth with the hotel's customer service, they were only able to refund me. But visiting out of town and it being 12:15 am, I still needed a room and other hotels weren't available. I had to push but eventually got a new room reservation with only one night discounted. Manuel at the front desk felt bad for his error and did what he could. But Dante was simply rude and short with myself and a couple of other guests who had questions. Aside from an "sorry" there was zero accountability or effort in making the situation right on their end. The hotel may be close to the Honda Center so if you're visiting for that, just stay somewhere else nearby. The cost may be a bit higher. But service will be better. And better rooms

I stayed at the Extended Stay American suites in Orange County, Katella Ave and had a very disappointing experience. The hotel was dirty overall, especially the carpet, both in the room and the hallways which looked and felt unclean. The smell throughout the property was awful, especially in the hallways. My room also had a strong odor, like a sweaty person had just left, with lingering body odor that made it very uncomfortable to stay in. Cleanliness and freshness were far below what I expected, and I would not stay here again. Parking is great, a lot of spots, but I am warning others it is not well maintained!! BEWARE

Don’t stay here!!! It appears to be a place that offers discounts, or accepts stipends for homeless!!! They also have a poster at the counter of a woman stealing from cars with a warning that they aren’t responsible for stolen property!!! When we first got there, there were people sweeping water to the door of the lobby and the person at the counter explained that there was a flood. Then there was a homeless person asking me if I had cash app because they couldn’t afford to check in. Once we finally checked in (the person at the counter didn’t know what they were doing), we walked down the hallway and there was trash every where—it looked like it hadn’t been vacuumed in ages. When I opened the door and went into the room, I first noticed that the refrigerator was disgusting and that the rest of the room was dirty!! The shower was gushing water (I can see why there was a flood) and there was pubic hair all over the toilet. This was the worst experience. I checked out right away!!!

The receptionists were nice, however the room was hot in temp upon entering, water was coming up from the bathroom floor, very run down needs to be updated, towels were dirty, and the hallway smelled like someone was cooking food. We requested a late check out at 12pm since we finally had a day off from the kids and someone came up to the room at 10am and 11am pounding on the door to get out!! We explained we had a late check out but the still came up and pounded on the door a screaming “time to get out”. We have never experienced someone screaming at us to get out. We told the front desk and they just said “well we have 20 people coming in for an event at the Honda Center and needed the room!” Unbelievable!! Horrible experience!!

We stayed for a hockey game. The property was walking distance from the Honda center which was a huge plus, however the cleanliness of the room was less than desirable. There was spider webs all over the room and bathroom. Stains a burns marring the carpet as well as rust in and around the tub drain and faucet. The amount of dust the has compiled on the door jams and windowsills was immense. The room was lacking bath towels and the hot water did not work in the shower. It was quite hard to feel comfortable in this space. The employees were super nice and very helpful. That being said we will be looking for other accommodations the next time we come for a game.

The staff was very nice but the hotel is lacking in maintenance and cleaning. When I arrived I noticed the lobby floor and elevator floor was dirty and needed vacuuming. Many things in my hotel room needed repair or replacement. The lifting mechanism for the stopper in the bathroom room sink had broken off and was laying on the piping underneath the sink. The stopper fell all of the way down and I ended up prying it up with a fork so that water would drain. The hot water was barely warm enough to take a shower. Half of the holes in the shower head where plugged with hard water deposits. This causes a high pressure spray from the remaining holes that where open. The bottom of the microwave oven was rusty and the paint was chipping off. I was surprised that the rollers for the rotating dish were are to make it over the bumpy bottom. The white refrigerator was yellowing and dented on the outside. It also ran alot trying to keep up. These are just some of the neglected maintenance and replacement items. And lastly I saw that there was a dusty pair of socks left under the air conditioner.

By far the dirtiest hotel I’ve ever stayed in. The first room we were given smelled so bad we couldn’t even walk into the room itself. The second room was so filthy we slept on our air mattress on the floor rather than the bed. The shower was peeling, the faucets and door handles looked like the hadn’t been cleaned ever. The walls were filthy with layers of peeling paint. My husband and I stayed in this hotel a year ago and it was fine but this stay…. A complete 180. Will never stay here again.

There’s a couple rude staff members the first one is Tiara and she is really rude. Then there’s a night shift guy that threw out keys at us because we arrived a little after 11 after traveling all day. It’s sickening the rain he made us wait outside for a while before opening the doors. We couldn’t get a kitchen so we can cook our own food. Breakfast isn’t really breakfast so be prepared. Nutrigrain bars and muffins. Coffee. Tea. Hot cocoa and for a couple of hours. The rooms are not cleaned well. I found trash in drawers, the doors were dirty, the fridge wasn’t cleaned out and the ice trays were gross. We left and checked in at Newport Beach location. It’s much better. There is no reason for staff to be rude to guests that have traveled all day. Oh and literally there’s no HOT water. Every shower was like warm and no water presser in the kitchen. Overall disappointing and I would never stay here again.

We have stayed at Extended Stay many times. This is one of the nicer ones but still not high standards in cleanliness and service. My daughter checked us in one night and the guy behind the counter was really rude. It was about 11pm at night. The guy made them wait outside for about 10 minutes while it was raining and cold before he would open the doors. Then he threw the keys at my daughter and walked away. I never saw that guy. There is another lady there that is very rude, Tiara gave us a hard time when it wasn’t necessary. With my daughter she was rude with an attitude and with me she was professional and friendly. This isn’t cool! My daughter is 20 years old and she didn’t deserve the rudeness. I wouldn’t go back to this location again. We have a kitchen but we couldn’t get a kitchen kit because they didn’t have enough. Keep in mind we were there for a little over a month waiting for our housing. Never had any pots, pans, or anything to cook with. The lady next door has been living there for a long time and the smell from her room gagged me and I couldn’t wait to check out. We moved to Newport Beach location and it’s so much better. The so called breakfast is a packaged nutrigrain bar or a muffin. Coffee, tea or hot chocolate. And it’s only available for a couple hours. So disappointing.

From the moment me and my husband arrived we waited 30 mins before anyone was able to help us check in. The night shift guy then decided to show up from the back to help us, I gave him my information and he noticed that I still had a balance…I had paid in full for my stay 3 days before my initial arrival, and I let him know that, I had paid with Apple Pay and showed my statement. He then saw that the payment was applied as a no show payment by accident and stated he would fix it the next day. He gave us our room keys, when we went to our room the keys wouldn’t work…my husband went back to the same guy 3 times before we had finally gotten our room. This was really frustrating and unprofessional service, give that this is barely the first day out of 15 nights that we would be staying there. We then go on our honeymoon and 2 days later I get a call from the hotel from a Jessica, she stated in a voicemail that I had a balance of $600 dollars and I needed to pay, that they would lock my room until they see a payment. I call back after I explained who I was i immediately get a rude attitude from her stating I needed to pay $600, I asked what was this balance for, she couldn’t provide a actual explanation, I then tell Jessica everything. She then said she would look into it and puts me on a 10 minute hold, when I get someone back on the line it wasn’t Jessica, she had transferred me to the manager of the hotel Taylor. I have reached my limit, will be writing the rest on 2nd review.

Someone needs to be assigned to pre inspect rooms for cleanliness, adequately furnished with all toiletries that are included with the price of the stay and most importantly, assure that rooms which are assigned to guests upon check in are not assigned to other guests without notice. I was assigned 4 different rooms on this day, 2 in which were dirty and not ready for new guests, room 3 was missing toiletries and took way too long to finally get, making us late to our event at the Honda Center. To our surprise and with no communication from the hotel, our things were removed from the room and sent to the front desk because they assigned my room to another guest while we were out. We were then assigned room 4, late night, very inconvenient and a waste in time, money and patience!

We went back up the stairs and one of us had to sleep on a pull out couch. The whole building needs a serious remodel and serious employees.

There were a couple of things, however, that prevented me from giving this place five stars. Firstly, the bathroom was clean, but the shower was constantly leaking. Even when I forced the tap to the closed position, it would constantly be leaking through throughout the night, providing a dripping sound throughout my entire stay. Also, every time you flush the toilet, it would be followed by a 15 second loud screeching. Lastly, while it wasn’t too big of a problem, one of the towels appeared stained, but I was easily able to switch it out at the front desk. One of my bigger problems, however, came to the bed. While it was comfortable to sleep in, I seemed to get bitten by bugs of some sort. While I did a comprehensive check of the bed, which thankfully came up with no bedbugs/any visible bug eggs, I checked out of the hotel with about five bug bites on my backside, which would be the only thing that made me uneasy throughout my stay. As for the rest of the room, the TV thankfully worked and the air conditioner also worked well. Hopefully the bug bite thing was a one time issue as I’d love to stay here again in the future. Great price and location, but if you want to be at a hotel where you spend extended time in your room, I’d look elsewhere.

I am writing to formally request a refund for my recent stay at Extended Stay America – Orange County Katella Ave on 10/31/2025. I am a frequent traveler, and this was by far the worst hotel experience I have ever had, even compared to stays in developing countries. We selected this hotel solely for its convenience to an event we were attending in the area. Upon arrival, we had limited time to check in, quickly change, and leave for the event. It was only upon returning later that evening that we discovered the room was in an unacceptable and unsanitary condition. Specifically: • Hair was present in the bathroom sink, bathtub, and on the counter. • The kitchen counter was sticky and had visible crumbs. • All furniture surfaces were coated with dust, and the TV stand/chest of drawers had a sticky residue with hair attached. • The bedding, while changed, had no pillowcases, and several pillows were stained yellow. • The carpet clearly had not been vacuumed. Unfortunately, since this was the last available two-bed room and it was late in the evening, we had no choice but to remain in the room. We were also too exhausted to escalate the issue immediately. Given the unacceptable cleanliness and lack of basic housekeeping standards, I am requesting a full refund for this stay. I am also sharing this experience with Expedia to ensure other travelers are not subjected to similar conditions. I would appreciate a prompt review of

This hotel has not been remodeled since pre-1978 (I’m a GC and I know that popcorn ceilings are asbestos nightmares and after 1978 remodels required the removal) the only thing they have done is put layers over layers of paint. Everything else is very nasty. The doorframes and trim is all rotting and the lobby has a major water leak issue with buckets and towels all over the floor and you can see where the moisture is under the paint in the walls which causes mold. This hotel smells so pungent with curry it is overwhelming when you enter. I also kept having to get my key card recalibrated because the door to my room wouldn’t open each time I left.. this place is a total dump. I suggest you go to the other Extended StayAmerica located on Katella in Anaheim about a mile away. Much nicer and same price.!!!

If I could rate this stay a 0/5 I would. The hallways reminded me of something on the shining — but dirtier. The entire 1st floor smelled like rotten pee and mold. Our room smelled musky, NO TOWELS, and sticky everywhere—we stayed there after a concert at Honda center and I even mentioned to my boyfriend if we should just go home instead. It was TERRIBLE. Late at night our key card stopped working (for no reason at all) and we went to the front desk to get a new one and a gentlemen Sunday night around 11:30 didn’t talk to us besides what our room number was and my name. DID NOT ask for an ID. After he finished “making the key” he (NOT EMBELLISHING) THREW the key card over the desk at my boyfriend, did not say ONE word and turned around and went back to the laundry room. We were STUNNED. The ONLY ONE perk about this hotel was walking distance to the Honda center. I think our total for the stay was around 130$? TOO OVERPRICED FOR THIS DUMP. I wouldn’t pay 50$ again to stay here. I thought we were going to die from the PEOPLE AT and AROUND the hotel or the black mold in the hotel. We showered twice upon coming home — no exaggeration. Listen. To. The. Reviews.

We chose this property because of the ample parking and free breakfast it offered. Upon arrival we were told the ample parking was limited to only their back wall and single spots. As we had a truck hauling a U-Haul trailer it was difficult to park. The room was not as clean as expected, the toilet paper was wet and the sheets had stains as did the carpet and all the tile was very sticky. We did not find the bed comfortable as it was very hard and gave us a difficult time sleeping. We were awoken by the neighboring room having some "activities" banging against our wall then went down for coffee which was not good and their free breakfast. Turns out the free breakfast consisted of a new Nutri-Grain bar and a muffin. I felt very disappointed that it was even called a free breakfast. Super strange that the elevator down to breakfast had actual bones laying in it. We could not figure out what the bones were nor could the front office staff they simply picked it up and threw it away but they were large bones and it was gross.

Just wanna say i never did a hotel review so I’m cracking my knuckles to go Hardbody on this Hotel… 1st off The worst hotel Experience I’ve ever been in. One of the reasons why i chose this hotel was the access to cook on a stovetop & to conduct business at my stay here. None of the utensils or cookware was available, unless you asked for them at the front desk and that is if someone was there. But no, the 1 staff would always be in the back doing laundry or hiding from (reality), patrons or just not at all. Only 2 staffs that I remember were really nice & deserve a better job location/pay then to work there. I wish i knew their name. Very nice ladies who tried their best to accommodate my stay. This Hotel needs to move its location & needs better funding. The back area behind the hotel is a hideout for Up-to-no-good people to smoke their nasty ass cigarettes, weed, drugs, alcohol, etc. Straight loser lookin’ type on the run type of people. Yes I’m profiling. We all do FOH! Then the side entrance door seems to be broken so it’s been Ajar for god knows how long. Then their was this loser lookin’ Bonnie & Clyde couple who just seem very shady & knocking on peoples doors so I requested to be transferred to another room because i was worried for my families safety & them knowing what room i was in after following me from the elevator just to see what room i was in. Wasn't expecting much as a business traveler, but this place is pretty run down. Smoke alarm in my room was covered in packing tape and the room smelled like cigarettes. No trash can in my room so I had to place everything in a pile. Didn't touch the gross TV remote. Fridge froze my bottles of water. Greeted by a few fleas that dined on my legs a bit. Sink drain was so slow I could only run water in short bursts. Was pretty quiet for the most part except when the couple in the next room banged into my headboard for about 4 minutes. Good for them - not sure I could have performed in this dirty place. Slept fine though and location was ideal for my visit. Guy and gal at the front desk seemed nice and conducted themselves professionally. They asked how my stay was and I just smiled and said "fine". Doubt complaining would make any difference. I would not pick this hotel again.

When i extended the room i stood at the front desk whole Jose restocked the breakfast bar. When he was done. He came to desk and asked me "did you need help with something" later in the conversation he mentioned "tip money". Weirdest interaction I've had in hospitality ever. Upon check out I realized I'd left my small plant behind. I called he said items like plants and pens get thrown out, he repeated that three times. I called back when i realized my very nice writing pen was left behind as well. I'd wondered why he repeated "pens get thrown out" twice. I think it is foolish to assume that is a coincidence. I think Jose is bad at hospitality and most likely condones theft from guest. He is unpolished with poor social and business skills. I never will trust extended stay again.

We did tell the front desk about this, but we were told there were no other rooms available to change to (which the hotel didn't look packed judging by the cars). Also, maintenance had already left, so nothing could be done. We had requested extra pillows. We were told at the moment there were none available. What hotel doesn't stock extra pillows? Oh yeah, and their "grab and go" breakfast, ha! Coffee, muffin & nutragrain bar. That's it. We were very disappointed. My only compliment is to the lady at the front desk. We booked here for the location...being able to walk to Angel Stadium. It was good in that respect. When we arrived, we were greeted by a nice lady who let us check in a little early, however, going up the elevator and walking down the hall we noticed a terrible odor...not sure if it was the cleaning agents, or people smoking or cooking, but it was strong. (One day, someone was actually cooking fish in their room...it was aweful). The room itself looked clean. The bed was comfy, but, missing a few pillows. They gladly gave us a few more at the front desk. The kitchen was clean enough, but, we accidentally spilled some coffee creamer putting it into the refrigerator. We grabbed a towel to clean it up (it was a dark vinyl wood-look flooring). Much to our surprise, the towel was black when we were done! We decided to wipe the whole kitchen area...I don't think it had seen a mop in a while. It's obviously a "budget hotel" so, aside from the cleanliness issues on the floor, we had a pretty good stay.

Cons: it’s really old. The dresser and side table is totally peeling and shows its age. It just looks really cheap. One side table was literally a dining table converted to be a side table. The tv, although is flat screen is old as well. The bathroom isn’t bad but the door was pretty hard to open because it was warped so you had to really slam the door for it to close. The kitchen was usable, the fridge and freezer were cold but the kitchen sink was gross. It was backing up disgusting water from who knows where. It definitely wasn’t from me because I never even used it. At one point it was 1/4 of the way full of water and old food. There is no garbage disposal so I couldn’t even turn that on to get rid of it. The bed was another tragedy. It was uncomfortable and it was sitting on metal stilts that were super squeaky. So if you plan of having any “adult fun” on that bed, your neighbors or anyone walking through the hall will know cause of how loud the squeak is. Lastly the floor was so dirty that just walking barefoot from the shower to the closet, made my feet black. To top it off, there was a night where I came back to the hotel and there were cops removing a squatter. So unless you need a kitchen, I would stay elsewhere.

I checked in for my reservation and was told they did not have any rooms available due to overbooking. They did not offer to help relocate another hotel. They did not even automatically refund the reservation fee since it was an issue on their part. I contacted customer service, and the hotel "agreed" to waive the reservation fee. This booking was a nightmare.

We arrived late at night and the front desk people couldn’t check us in; they should train their people in customer service. They didn’t clean the room.

Stay was nice but the tub was very disgusting. I told the front desk and Jessica the lead on weekend said she will give a partial refund. I still did not get it. Was willing to change rooms but none was available

Not so good, for one stay manageable but needs to be updated and it smells like food all the hallways and the lobby like feet

The room was not ready upon arrival, we only waited about 10 minutes so that was fine however the room smelled so bad we had to ask the front desk for air freshener to keep on hand

The staff was very friendly upon check-in. When going into the room, it had a really bad smell in the hallways. Upon entering the room, one bed was broken, there was a damp smell in the room, the room looked run down and in need of a makeover. The water smelled coming out of the bathroom sink. There was glass broken in the parking area and dog poop around the building.

Stayed here for my college graduation trip to Disneyland. It was extremely convenient as far as location to the parks went. The price for my stay duration was reasonable for a 2-night stay. It was pretty clean overall, the only downside was that our tub faucet had an annoying drippy leak that we could not get to stop. The bed could have been a little more comfy, overall it was tolerable. Our room had an entire mini-kitchen in it (stove, fridge, microwave, and cupboards). Our overall satisfaction with this location was pretty good.

Excellent location with lots of restaurant options and freeway access, however the room is smelly, dirty & old. The property can use a little more TLC by fixing up and repaint the rooms. I’m unable to sleep due to running water in the bathtub/shower. I wanted to move to another room or another hotel but other family members said to be “nice”. I hope the owner or management team listen & a simple repair & repainting can go a long way.
