The hotel has a great location with beautiful ocean views and a clean beach, but it is outdated and in need of renovation. The staff is generally friendly and helpful, but there are some issues with unprofessional behavior and rudeness. The hotel charges extra for parking, beach umbrellas, and some amenities, which some guests find to be a nickel-and-dime approach.

Staff were wonderful. Room was needing repairs. Tried to open one of the balcony doors and the frame fell off and the door wouldn’t open. Only 2 towels in room for 4 people. Not enough linens until requested. Tv in bedroom was glitching constantly. I prefer my rooms more clean than what I got. Loved the washer/dryer availability. The beach amenities were great. Didn’t use the pool but plenty of people were. Loved the welcome cookies.

    - Location - Balcony views - Beach access - Terrace - Starbucks coffee on premise - Unfriendly staff at checkout. - I was made to load all my family’s suitcase in front of of my wife my son and my two infant daughters. No help provided, staff was watching the whole process from close by. - poor access to Collins Ave - The building is heavily degraded, surprised they still have the rights to the Hilton brand label : ) - No active support during the stay, we had to find out everything on our own, very little to no explanation/guidance provided. We felt like being there without being there. Poor stay, we’re planning on coming back to Miami this week for a few days, we’ve already made a booking at a different Hotel. I don’t think we’ll ever come back.

The rooms were acceptable but definitely need a deep cleaning. There was visible buildup and some mold in certain areas. The hallways also had a strange, unpleasant odor throughout our stay. The best part of the property is the view. The large balcony was a nice feature and offered beautiful scenery. The staff was also very kind and welcoming, which we appreciated. However, the resort fee did not feel worthwhile. It only included two beach chairs, and umbrellas cost an additional $25. There were no umbrellas available at the pool either, so be prepared with plenty of sunscreen. The daily cookies were honestly the highlight of our stay. Unfortunately, despite the friendly staff and great views, the property's condition means we would not return.

Everything was great overall. The only issue we had was with the air conditioner in our room — it worked really well during the day, but in the evenings it stopped keeping the room cold, so it would get pretty stuffy at night. Other than that, everything was excellent, and I would definitely stay there again. The area is a bit expensive overall, but the location is perfect.

The pictures on expedia do not match the rooms when the odor in the room was terrible and when spoke to front desk they said they had no new rooms available. I'm guessing they are in the process of renovations and some rooms are newly renovated. They do not explain this anywhere.

First and foremost, the front desk was top-tier servir at all times. The front desk was extremely kind, very helpful, welcoming ,informative, and smiles all around! They were very welcoming and made fun and a very positive experience!! I think they should get a party to celebrate them every day! The Cleaning staff were also very kind as well, of course shout out to the Cleaning staff! I think this is also one of the best valet services I’ve experienced in a long time , for the day of the 15th for most of the morning and daytime there was one manager who was just rude and asked us How was he supposed to find our car without our ticket? I felt like I was being scolded by my father and it was just extremely unnecessary so I stopped making contact with him after that and had My Friend do the rest. The property was very clean and the downstairs store. Staff was also very kind along with security! The main thing that would keep me away from the property, which is sad to say is how the rooms are set up . we were locked out of our room by whoever was staying in the shared room facility. So to access the hotel bedrooms there is one main door and as soon as you open that door, there are a set of two doors to two different rooms. A guest staying in one of the separate rooms had locked us out for our room and it was just inconvenient & had to get security . I think a very odd set up unfortunately… The only reason I would stay here again is for all the positives listed above, including the front desk staff!

The location in Sunny Isles Beach is excellent and convenient for families visiting the Miami area. Some staff members were polite and attempted to assist when concerns were raised. The replacement room was cleaner than the initial assigned room. Unfortunately, the overall accommodation quality and operational standards were far below what we expected from a Hilton-branded property in Sunny Isles Beach. Our initial room presented multiple cleanliness and maintenance concerns, including visible dirt accumulation under beds, bathroom cleanliness issues, aging carpet conditions, and a gas-like odor from the balcony area that required technical inspection. Although we accepted a room relocation during our stay, many concerns continued in the replacement room, including lack of a full mirror, insufficient storage space for a family stay, poor bathroom functionality, maintenance inconsistencies, sticky balcony doors, and generally outdated room presentation. The building also experienced operational problems during our stay, including elevator malfunctions and congestion. The overall atmosphere unfortunately felt disorganized and significantly below expected Hilton standards. What disappointed us most was the large difference between the internationally recognized Hilton brand expectations and the actual guest experience delivered at this property.

The elevators were very slow and one did not work at all. It is obvious this hotel needs some updating and soon. The main entrance door to our room would not open with our passcard -we were told not to lock it but it was locked by the other guests or cleaning crew. Returning late at night a few times we had to seek out maintenance to get into our room. Breakfast was included with our hotel.com reservation only to be charged full price every time I ordered. They adjusted it a couple times with a discount only. 3 out of 5 days I was charged full price with no discount. This was very misleading. The air conditioning was very noisy. Skipped cleaning our room once, left trash in room and did not leave new towels several times. Fridge was broken would not close, iced up. Free coffee was awful. Valet service was efficient and fast. The beach was wonderful with great service. The view from our room was great. Wifi worked well. Overall, I give this hotel a 7 - mostly for the incredibly friendly staff.

This Hotel is a hidden treasure. The key is to ask for a renovated room. Half the rooms appear modern and state of the art while the other half are clean but not yet renovated. The pool, beach and jacuzzi were perfect for having fun with family. They have games by pool for kids. Only thing is the breakfast was expensive and not tasty. The beacon seemed to have been cooked several days before. But overall this place was excellent and reasonably priced for Miami.

Hotel was big clean and the first day housekeeping woke us up to clean the room, all the rest of the days they told us they don’t clean automatically you have to let them know. Well we didn’t tell them the first day so it was confusing. It’s almost like pulling teeth to get someone to be friendly around there. They should be extra friendly as nasty as the rooms and the property was. Definitely needs some remodeling

We asked for a blanket for the pull out bed and we got it on day 3. We were in a suite, which has a kitchen and washer dryer in the room. Very convenient. The room was clean, but since it’s a lower level, the drain smelled like sewer during certain times of the day. There is an average sized pool, but it’s filled with young children most of the time. So was the hot tub. The beach was nice and clean. But you are only allowed two chairs per room. If you have more than two people, then it’s $20 per chair. The ocean was not safe to swim in because of trade winds during March/April. The lifeguard flag was red the entire time during our stay. Waves were very rough and swimming was not allowed. So, even though they have the amenities, we were not able to use it. I personally don’t recommend this place based on our experience.

So we stayed. We spent the night in a hot room, got little to no sleep, and left exhausted for our flight. The fundamental purpose of a hotel room is rest and comfort. That was completely denied to us through no fault of our own. Charging us for a stay where we could not sleep, in a room that was never repaired, while we sat awake watching over our children in the heat, is simply wrong. Promises and kind words are an intangible gesture that do not reflect the real inconvenience, discomfort, and exhaustion my family experienced. We are requesting a full refund for this stay. We trust you will do the right thing and look forward to your prompt response.

The bathroom faucets had very low water pressure, and it took several minutes to get hot water in the shower. The kitchen cabinets were in poor condition and appeared to have been covered up with multiple layers of paint rather than properly repaired. Housekeeping was inconsistent. We had coffee creamer when we arrived, but the next day we were only given two small half-and-half packets, and no creamer was restocked for the remainder of our stay. Instead, we were given a cup filled with Equal sweetener packets. The food experience was also disappointing. Items were inconsistent from day to day. My wife ordered a BLT at the pool bar and liked it, but when she ordered it again the next day, it came with cheese—even though the menu does not list cheese as an ingredient. She has a dairy allergy, so this was concerning. When she asked for it to be remade, she was told she should ask about ingredients next time. When the sandwich was returned, it was missing the fries that originally came with it. Another frustrating policy was the beach setup. Each room only gets two beach chairs, regardless of occupancy. There were only 2 working elevators (this was stated on the site) but they took forever. It was an issue. rooms were a little dated, but the suite was very big and well equipped. Furniture was very uncomfortable, but the bed was good. The pool was very basic but close to the beach. Beach was great and they offered free chairs (umbrellas for $25).Food and beverages were pricey. Most staff was friendly except the front desk staff. Frankly, it was very okay, if it weren't for the large room suite and the beach I would have been disappointed, not sure it was worth the big dent in our wallets. Also, a lot more activities closer to South Beach and traffic was really tough.

The windows were do dirty you had hardly any view. Neighbors were extremely noisy late at night. Three times we didn't have any hot water. Once in the middle of the night the door was vibrating extremely loud like someone was trying to get in , but it was just something to do with airflow.. they sent someone up two time while we were there. :(

The property is lovely. The room was lovely. It was like they were on an extreme budget. One roll of toilet paper, and one creamer per coffee. At 3 o’clock, they’ve started collecting beach chairs. We left our shoes on the chairs while we walk the beach and they took them and we had to hunt them down.

We were unable to check in on evening arrival as computer system was down nationally and had to wait 2 hours. When asking for any updates, staff acted like we were annoying. We were given 2 free drink tickets as a compensation. The elevators were in disrepair and only 1 was in full working order. This created waits of up to 15-20 min. The staff had to travel same elevators as the service elevator wasn’t working. Their linen/ cleaning carts would often take up most of the space. It was very difficult for cleaning staff as it slowed them down. We were never told about the elevator issue which would have been the proper thing to do even though it wouldn’t t change the situation. There was no restaurant on the property for dinner and one of our family members has mobility struggles. The cleaning, maintenance, wait staff were very pleasant and rooms were clean. We felt all the add on fees were very steep.

The property looks to be having some staffing shortages. We did arrive a bit early , but our room did not become available until close to 4 PM. The problem was that the front desk couldn't give us a clear ETA for our rooms availability -- which led to us wasting allot of time (like other guests) in the lobby. Being upfront about the rooms availability would of allowed for better planning on our part. Was not a very good start. Another issue throughout was the lack of functional elevators -- as at times only one seemed to be functioning for both guests and staff. Having to squeeze into an elevator with other quests and cleaning staff with their carts and consistently having to wait up to 10 minutes for one to arrive is not good. Recommend that management sorts this out as it really was problematic.

Ruining my next day I was exhausted It gets worse November 2 my Sons Wedding the elevators where non functioning again from 6:30am No food, no water, I was on the 21st floor Planned brunch with friends in the restaurant impossible My girlfriend on the 11th floor was suppose to do my hair for the Wedding We are reaching 60, not going to ask her to climb those stairs 2:30 we had to leave for the Wedding No elevators yet, so walked down 21 flights of stairs to make my Sons Wedding in time Exhausted, dehydrated, weak My legs where shaking And of course there was no housekeeping However! I do not hold that against the staff They where trying their best carrying bundles of towels up and down the stairs It was actually sad to see management would make them do that I’m ok using a towel twice! It's a nice touch to have loungers, umbrella and a plastic table for drinks and food, but honestly I was very surprised to hear that the umbrella would be an extra charge, just my personal feelings about that, you don't have to agree with me there. The staff was great, from the front desk staff, to the pool and beach personnel, to the valet, everyone was very kind and welcoming. The beach was nice. They had a volleyball net you could use and some games including ping pong, corn hole and redneck golf from what I saw. Pretty family friendly I'd say. Pool was in good shape but one of the two hot tubs was out of order. The one that was working looked like it could use some work. The view from the room was as advertised partial ocean view/ partial city view, that was nice. Overall it wasn't a bad stay we expected a bit more from a pretty reputable hotel chain and felt more like staying in a pretty beat up air bnb. Hope they can work on making it more presentable.

Overall, the DoubleTree Resort & Spa exceeded my expectations, and I would definitely recommend it to anyone looking for a relaxing and enjoyable stay.

Only reason for a 4 star instead of 5 star review was that the hot tubs were out of order while I was there. This was due to construction going on to fix some damage to a small building directly next to one of the hot tubs. (Small inconvenience to pay for the betterment of the property). The other hot tub which was shown on photos to have a waterfall was also not working(not heated) and the waterfall was not operational as well. Other than that, the location was amazing! Extremely close (walking distance) to restaurants and some grocery stores. There was a park right across the street for children. The area was unkept and clean to the best of their ability (can’t control everyone from littering). If there was thrash that they saw, it was immediately picked up and removed. The hotel staff was very friendly and nice. Room service was amazing as well. Anything we needed was taken care of simply by sending them a quick text. The food and room service was amazing as well. Prices are a little higher than

Room was dirty and balcony was dirty with bird mess on the floor and railings, pool area needs a good clean, hot tub was out of order, beach loungers and area was great, Jose at the beach was the best person we interacted with at the hotel, he was the only one during the whole stay that had customer service, man cleaning the pool in the morning was smoking 6ft from my son in the pool, my son had to move to the other side of the pool. Checkout was a similar story to check in, long wait at the desk to checkout, valet were useless again, left zero tip for the first time in years for the valet as the service was terrible again. Nice area and will try another local hotel next time.

I stayed at the Doubletree resort for 3 nights. The first night I checked in at 10pm. The room I received on the 27th floor was filthy. Old stained carpet and stained bed sheets. The room had dust everywhere. They next morning I woke up and let the front desk know that the room I was in was unacceptable. The lady working at the front desk did change my to room to one on the 21st floor. It was very nice and comfortable. You could tell he it been remodeled recently. I just the last 2 days of my stay, but I should've gotten a discount for what I had to indure the first night of my stay.

We also requested a rollaway bed during our long wait check-inn, and the staff member who assisted us, Yolene, was not very welcoming or kind, which added to our discomfort saying roller bed are not available and assure it doesn’t exist. She call someone but the answer is no, I wait 2 hours and I have asked again to the night agent what help us in many times, yes we have and I’m sending the security to help you delivering the roller bed. Finally we can sleep after midnight. What frustrated us the most were the unexpected beach charges. We were surprised to be charged $28 per day so 180$ for 6 days for a beach umbrella and an extra $20 for an additional beach chair — especially since we had already paid a beach resort fee when booking. These additional costs are important to consider, particularly for families planning to stay here. When I went 6 months ago to Trump resorts I did not pay for extra charges in the beach all was included in the resort fee and the roller bed is free same as Expedia said in the offer of doubletree Hilton. Ohh I forgot Expedia said parking include charger for electric car and is not true. Sadly, we wouldn’t choose to stay again.

Property is nice, quiet, and family friendly. Perfect for a nice getaway on the beach with kids. Rooms are spacious and bedding is comfortable. The front desk managers are very nice and helpful as well. Elliot and Yolene are very friendly and address all concerns happily and expeditiously. Hotel stay comes with 2 beach chairs and towels but umbrellas need to be rented daily for a fee. The hotel also checks in with guests via text regularly to make sure everything is ok. Guests are able to make inquires via text without physically going to the front desk which is very helpful. I would stay here again and recommend it.

The bed was not comfortable at all. I was locked out of my room at 10:30 PM and not all elevators in service. Had to keep going up and down the elevator from the 25th floor to obtain new keys until security had to come with to get me into my room with a master key. The parking was ridiculous and the machine would not print receipts for my business trip. Not too impressed.

This property has the potential to be beautiful but unfortunately missed the mark for us. They charge a daily resort fee for amenities that aren’t in the best shape or non working. Both hot tubs were broken, the pool is in need of a good power washing/deep clean due to the walls being scuzzy and green. The outdoor building to the bathroom is rusted and falling apart. Our room was not ready at the time of checkin (4pm) and pool towels/beach chairs stop at 6 pm. We were unable to utilize any “resort” features the first day but were still required to pay the fee. The pool bar was closed during posted “open” hours. Towel/beach guys were the nicest employees that we experienced throughout our stay, they are pretty much the reason for the rating even being as high as it is. If my daughter was not walking in Miami fashion week with the event hosted here we would have checked out the very next day. Very disappointed for the price point. And yes, we did share this with a desk attendant who took our name and room number down and we never heard from anyone in management.

Besides the gorgeous beach view. Theirs is nothing worth going back to this hotel. It was a terrible experience. They didn’t have any room available we had to wait several hours after pre check-in to get a room. I had a 2 bedroom suite. The room was not worth the money old dingy furniture, bleach stains on the carpet hard bed, long wait for everything only one working elevator. This hotel needs major renovations.

This hotel is outdated but that’s not that important. The workers are rude when we got there we needed help getting our luggage to our room and the worker said to just grab the cart and take our luggage, then when checking out I noticed they had the restaurant charge to my room when we had breakfast at the restaurant my husband had paid the bill so the manager Mr.Alvarez did remove the charge, then I said can I pay some in cash and he said yes but now on my credit card it shows I owe the whole amount when I should only owe the remaining balance since I paid $cash for some of the bill very poor customer service at this hotel and very understaffed not to mention when we ate breakfast there at the restaurant inside the hotel it took like almost an hour before we got our food. I won’t be staying here anymore.

Hotel needs renovation ( at least change carpets in the rooms, smells badly and refresh walls ) Charge for everything - starting from Umbrella ( $ 28) on the beach and ending with parking ( $40 per day) Hotel has resort fee -$25 per day which covers only 2 beach chairs and towels. You will need to pay extra for umbrella and also if you have more than 2 ppl in the room you will need pay for beach chairs for them ( $40)
