good location, clean, nice staff luck of blinds which would allow daylight in the room, for privacy heavy curtains had to be closed which didn’t allow any light inside , swimming pool was not available

Over the last ten years, any time I stay overnight in Niagara Falls, I choose the Kings Inn. I’ve never had a bad experience. The rooms aren’t luxury, but they’re consistently clean and the beds are genuinely comfortable. The staff is always amazing, which is a big part of why I keep going back. The only thing I didn’t love was not having a microwave in the room, but it’s a really minor thing — I don’t even use one at home, so it didn’t affect my stay at all.

This motel has an excellent location — it's within walking distance of the main Niagara Falls attractions. The decoration is quite dated and the carpets aren't very clean. Although air conditioning is available, the noise from the AC unit is extremely loud and disruptive.

This place has lots of different reviews and despite some of them not being really good, I still decided to try it and it was actually really nice A good idea would be to have a mat inside the bathtub so people don’t slip, I almost fell twice because it’s really slippery

I am very happy with my stay. They were very considerate and helpful getting my party in rooms close to each other. (There was 16 of us) The rooms were large, comfortable, and very clean. My bed had seen some service but was still in good shape. I slept great. My whole family said the same. So you can call this 16. 5 star reviews. Any future trips to the falls I will be staying here. P.S. the pool looked great, but I never used it 😊

⭐️⭐️⭐️⭐️☆ Communication? Excellent. Parking? Picture Tetris… but with SUVs and zero extra spaces. The front desk hero guided us in like air traffic control at a sardine can airport. We rolled in a little late, but downtown Niagara Falls was already throwing a full-blown party — people roaming the streets, music blasting, fireworks cracking. It’s like Vegas and a carnival had a noisy, sparkly baby. Then came the stairs. Three glorious flights. No elevator. Just us, our luggage, and our cardio dreams coming true. By the third floor, I was questioning my life choices — and also whether sherpas are available for hire in Ontario. Need ice? Better practice your “Excuse me, may I?” face, because there’s no machine. You’ve got to go on a mini side quest to the front desk like you’re asking for contraband. ✨ Bonus: If you’re planning on staying in Niagara Falls for a couple of days, this is actually an excellent location — smack in the middle of the action, walkable to everything. So while the parking is tight and the stairs are relentless, you can ditch the car and hoof it to all the major sights, restaurants, and chaos. For the price, you really can’t beat it: fireworks, nightlife, convenience… and a complimentary stairmaster session.

We had a great check in. The fella was extremely friendly and informative. This is a bucket list trip from bc for me. He explained all the must do attractions and gave us a map with everything for us.

It was close enough to Niagara Falls to walk there so no need to try to find parking for a car. Their parking was free. However they did have an unexpected resort fee per day. The outstanding asset would be the staff. Super friendly and they go above and beyond to make your stay positive. I mentioned that I'd stopped to do a wine tasting and the desk clerk told the cleaning gal who found me a proper wine glass. Other workers were outside directing you where to park and were working on the upkeep of the outside of the building.

My wife and I stayed on a Friday night. The clerk was super friendly and gave tips for walking to the falls. The area felt pretty safe and there were many people out and about. My only complaint is traffic noise was pretty loud and late.

My room was cleaned daily, wifi was perfect and parking was completely free. Definitely going back soon.

This is a great budget location, offering a great value close to the main areas of Niagara.

Called the hotel 3 times. It was supposed to be a pre-auth for $100, but it got posted on my credit card. People answering the phone were not helpful at all, keep telling me it was not charged… 1 star

The check-in was easy. The staff is super friendly. I like that you get an actual room key. The room is nice and clean. Parking is free, which is a bonus. The room I like to get has a very comfy king bed, a fireplace, and ice cold A/C. The wifi works great as well. Check out was easy. The damage deposit was released from my credit card quickly. Overall it was another great stay.

Within walking distance of all the activities

The motel is super clean and there is lots to see and eat within walking distance. We stayed in room 230 and I don’t think that it could get any cleaner. Tracy did a spectacular job of cleaning it. I believe the gentleman at the front desk name was Dave and he was very friendly and super helpful. I will definitely stay here again in the future.

We were upgraded to the King Suite. Lots of windows, very comfortable bed and pillows, well equipped room, fireplace, mini fridge, comfy chairs, large TV, etc. Everything was very clean! Lovely clean pool with lots of lounge chairs. Customer service was excellent by all; efficient, kind, friendly, easy check in and out ...especially Richard, who went above and beyond to make sure we were happy and well taken care of.

This is a budget option, very convenient to local businesses and very walkable.. staff were very friendly I even saw staffs helping clients with luggage. Never seen that before very caring & felt like white glove service.. I will stay here in the future but room needed some upgrades.

A family-run establishment that was a throwback to another time. Courteous and helpful staff who take great pride in ensuring the customers' needs are met. Property is safe and staff continuously visible and monitoring the safety and security of their visitors. Would book again in a heartbeat.

I’ve never had a kinder greeting by any staff anywhere than I received here. We arrived very late and they waited up for us. They saved a parking spot for us, they helped us with our bags, walked us to our room, explained the area ( things to see and do) places to eat. I mean I was truly touched by their sincere care and assistance. The room was nice (roomy and comfortable) the bed was great the location was extremely convenient to food and sites and did I mention the staff were great!!! I would stay here again in a heartbeat! Highly recommend!!

The property is maintained in very well conditions, freshly painted, clean at all, and the location is excellent. The staff was very friendly and polite with us. I recommend this place to other people.

We were very excited about our stay in the house situated on the property. That quickly came to an end when we entered the home and the smell of sewage overwhelmed us. I walked to the front desk to ask them for some help connecting to the internet and kindly asked if something was going on with the house as it smelt horrible. The man at the front desk was kind and shared with us that an elderly lady had “an accident” in the bathroom prior to us checking in. Although that was a bit alarming and possibly too much information I accepted that reason. However, after a full day and night of keeping every window in the house open we came to the conclusion that there just was something terribly wrong happening in the house creating such an over powering sewage smell. A second man came on for the evening shift, I’m not sure of his name but you cannot miss him as he always wears a tie and suspenders. This man has ZERO customer service skills. I made my third trip to the front desk asking for help with the internet. He came the house later that evening and made us all feel guilty and uncomfortable about wanting to connect to the internet. He took each of our phones individually and connected to the internet but wouldn’t show us how to do it ourselves. He was rude, confrontational, aggressive and just gave off such uncomfortable vibes. I will never stay here again and strongly suggest anyone else thinking of staying here to reconsider. The atmosphere is creepy and uncomfortable!!!!

Staff was very friendly and explained everything well. The room had some recent updates. The bedding was strange, no fitted sheets and there was a hole in the top sheet. The room also lacked adequate outlets. It was a 15 minute walk to the falls and for the price, we would recommend a stay here.

Great place just outside of main drag. 10-15 minute walk to get to Clifton Hill and the falls. Great for families as its close enough to walk but far enough away as most of attractions are until 2am. Check in was easy and seamless. Wifi was fine. Pool was warm and clean. Skimmed throughout the day as it was windy during our stay. They do offer pool towels.Our room had 2 queen beds and a fridge which were fine. Bathroom was clean. Daily housekeeping which seems rare nowadays. Parking is included which is a bonus as a lot places charge up to $20/day. Same with public parking. If you have a room facing towards the falls you can see the fireworks that go off each night at 10pm during the summer. Definitely would come back and absolutely recommend.

Room was clean for the most part. There were some small hairs under the covers, but evething else was clean. The room had a mini fridge, which was great for storing leftovers. However, there was no microwave to reheat food. The motel had wifi access. There was a TV in the room with plenty of channels (not a smart TV). The pool was open nearly all day and was clean. Great location - close to Clifton Hill and a quick drive to the Falls. The one downside was the parking. The parking lot has limited spots and some are blocked off. The front desk staff had to direct us to a closed off spot one time during our stay when all the other spots were full. We did notice an overflow parking lot, but I think that may be inconvenient for families with a lot more to pack/unpack. The staff was very friendly.

The property is an older motel. It is clean, bed comfortable, had an outdoor pool. Convenient location.

For an older Motel I was very impressed with my room. It was very clean which is my first priority and the bed was comfortable. There was plenty of space. My only thing is I wish it had a microwave but it did have a fridge to keep my drinks and other items cold. I have traveled often and this place was better than some of the higher end hotels I’ve been to.

The rooms were clean and air conditioned. very friendly staff. The location was good and the pool was great to have. Everything else was very basic. No bathmat, no hair dryer, limited toiletries and cheap towels. Room decor was nonexistent. Parking could be a challenge for some.

Very clean room and seems relatively recently renovated. The pool was well maintained and clean. Limited outlets so bring a splitter if you have a lot of devices to keep charged. The TV is only limited anteana channels with no way to connect a phone so if you want streaming services bring your Firestick.

I called ahead of arriving and requested my room be on the first floor. The desk clerk assured me he would have everything taken care of when we arrived. When we arrived and I checked in he had me a parking spot saved for me right in front of my room. As he knew I had mobility problems. He was very helpful and very polite. It was one of my best stays. Good customer service wins all the time! 5 stars!

The Kings Inn was perfect for our overnight stay. Office staff helpful and quick check in. The room was better than our expectation. The location is in a perfect central location close to the Falls and restaurants. The only recommendation is replacing the mattress for the king bed as it was very soft and a bit lumpy.

We loved the pool and the outdoor patio space. The suite was nice with a heart-shaped jacuzzi, and it had plenty of space. The only thing missing was a microwave. Walking to Clifton Hill was easy. We will stay there again as the property felt cozy and inviting. We didn't want to leave!

Hotel is in great area accessible to restaurants, casino's, falls etc, has a nice pool. Only issue a had which is not a biggie is every time we go they have no ice and tell me the ice machine broke down the other day and is out for service

Staff went above and beyond to help us find room to park our camper. They gave us great assistance with directions and locations in area.

My high rating heavily weights the low cost. The rooms are clean and functional, the bed is comfortable but there is no art or decoration within the rooms or the property to speak of. The room perfectly suited our needs and the staff were all friendly and helpful, I will not hesitate returning here.

The area of the hotel seems a bit iffy, but we were warmly welcomed. The hotel room was lovely and clean and the bed was very comfortable. We would stay here again.

Noise at night until 4am by other guests partying was a bit disturbing. Parking was easy and convenient. Toilet Flapper valve leaky in room 114 causing toilet to fill/refill every few minutes.

The Kings Inn Near The Falls is walking distance to the OLG Stage/Avalon Theatre. It's great if you're in town for a concert! Also walking distance to Clifton Hill/ the Falls. The staff are very friendly.

The property is clean and tidy. But the night before we left the property, it seems someone broken into a parking car. The car alarm was sounded. At that morning, we saw broken parts on the floor.

Prices were the most affordable in the area.

La chambre était très propre et ils ont été très accommodant car le bureau d’admission fermait à 21h et à cause de problèmes sur la route nous sommes arrivés à 23h30 et le réceptionniste nous a attendu. Je lui ai offert 20$ pour le remercier d’avoir attendu et il a refusé. 10 minutes de marche des chutes donc très bien situé alors 94$ la nuit c’est une aubaine nous étions hors saison (avril) mais partout ailleurs etait plus cher.

I’ve been trying to get my Niagara Falls trip refunded for months I planned it for my wife’s birthday and a family emergency came up!

This hotel is not fancy, but excellent value. It is clean, comfortable, and well located. Having free parking available is a definite plus. The front desk staff are welcoming and efficient. The room is spacious and equipped with basic amenities, including a Kuerig. Prefect location for an economical 1 night stay in the Falls.

Terrible motel. As we walk-in to the room we found a small insect at the bathtub. At first we thought it’s a cockroach but think it’s not. Just look at the pic and you will know what it is.. in the morning while waking up, I saw a bedbug crawling in the pillow on top of the head of my partner. It move fast that why I killed it fast with a tissue. So scary we dressed and leave the room quickly. It was a very terrible experience.

No additional charge for parking was definitely a huge plus. Stayed for 3 nights, room was clean and well maintained. Housekeeping was good, clean, punctual. Gentleman at the reception seemed off over the phone but upon arrival was very helpful suggesting places to go and where to eat. Overall a great stay for a very good price. He was super friendly, gave us a map with recommendations for places in the area and just made us feel so welcome and at home. The room itself was super clean. The location was within walking distance of the falls and all the attractions. I will definitely be staying here from now on. I can’t say enough nice things about this place. Five stars for sure!

Only there for one night, close to the falls, and affordable. Met my needs for the trip

I absolutely loved the dated feel of the room. It brought back memories of travelling as a child. My omly complaint is the mildew smell im the room (jacuzzi room). It was tolerable for one night. Wouldnt stay in that particular room for longer.

The staff are always polite and bend over backwards to be of service and help in any way they can.

Dave at the front desk was wonderfully friendly. The room was clean and quiet. Excellent budget friendly hotel, completely worth deviating from the big chain hotels!

The issue was having to climb up a flight of stairs woth luggage.

I chose this hotel because they didn't charge extra for parking to their guests. Most of the hotels did around this area. The hotel staffs were very kind that they tell you about the area and helped you out. The room was not luxury but is fair with its price and was clean enough to stay. I couldn't go out at night because all of the parking spaces were occupied and I worried if I went out I can't park when I came back. Hope they could assign the parking to certain room to secure the space.

It’s good

It was not like we anticipated . Carpet was so dirty we hesitated to leave anything on the floor. Bed sheet had blood stain. Mattress was so old you could feel the spring.

We always stay here when we come to the falls. Everyone is always professional and the cleaning staff is super friendly. We will always stay here and encourage our friends to stay here also.

The property manager was excellent. Very attentive and was a wealth of knowledge about food, area etc.

Nice people, clean basic room just far enough from the heavy tourist area. Hard to sleep due to noise from AC and plumbing though. Bed quite firm.

Don’t take restaurant suggestions from the clerk. He suggested the Continental and it was truly the worst pancake breakfast ever.

Old property , but Clean rooms and Clean bathroom . Very basic , but walkable to all things, also to a Wego bus stop and it had free parking , difficult to find in other hotels in this area. The person behind the desk was Ok. but it was irritating that he kept his office locked and if not around you need to go looking for him

Good location to walk to the Great Falls within 15-20 mins. Rooms are clean and well maintained. Very comfortable bed and the water pressure for shower is strong. Lots of restaurants nearby. Enjoyable stay overall!

Small friendly place, clean, and quiet

For what it is, the Kings Inn is a wonderful place to stay in Niagara falls Canada. Nothing fancy no real view of the falls simply a place to stay a place to park for free and a nice quiet atmosphere. We enjoyed our stay and the next time we are in the area we will definitely stay at Kings Inn again.

Good location, quiet, and reasonable rates.

Location is quite good, about 15 minutes walk to the falls, 10 to Clifton and 10-12 to the Fallsview tourist area so its quite central. Rooms are good size, shower had hot water and good pressure. Bed was comfy. Could use an extra pillow or two as only two small pillows per bed. Bathroom was clean, room felt clean in general and service was fantastic. Pool area is clean and well kept. The Owner is extremely nice and accomodating. Free parking as well. We would definitely stay here again. The value for the cost is exceptional.
