The moment we arrived we were greeted by a nice valet who provided us with bellman service, which was not his job. He was so accommodating that I wish I could recall his name. He was the ideal representative of your company. He assisted us in getting our baggage to our room, and was informative about the amenities of the hotel. We enjoyed the few hours we spent on the Duffy boat. The waitress in the restaurant was very nice, and also a great representative of your establishment. We loved every moment at the Balboa Bay Resort.

The room was not ready. The staff never let us know that the room was ready. We woke up to a cigarette filled room at 5:40 a.m. and left when it happened again at 8a.m. Terrible birthday experience for my fiancé

Review of Balboa Bay Resort (December 19th-21st, 2025) I recently stayed at Balboa Bay Resort and wanted to share my experience. The resort is stunning, and the service was exceptional in many respects. The ambiance, amenities, and location truly stood out. However, my experience was marred by a disappointing valet service incident. During my stay, the valet damaged my car, and I was not informed of this damage at checkout. When I raised the issue, I was told a report would be filed and that I would be contacted within 24 hours, but this communication timeline did not occur. I made multiple follow-ups, even calling on the third day after checkout, but no one seemed to have any record of my complaint. It was only on the sixth day that the director of security contacted me and stated that the resort would not be liable and that the surveillance footage would not be shared with me or my insurance. This made it impossible to challenge the resort’s stance and left me feeling powerless. In summary, while the resort’s facilities and initial service were commendable, the lack of transparency and communication regarding the valet incident was highly disappointing. It is unacceptable that they are unwilling to share the footage, leaving guests with no means to prove liability and forcing them to take the resort’s word. I hope the resort addresses these issues in the future for the sake of

Problem with the system at check in not accepting my cards but my banks saying they had and removing money. Ended in a discussion with the on site manager who basically threatened to kick me out of the hotel. (I presume they thought I couldn’t pay). I was very angry with this response from them. After this , they realised their mistake and offered a couple of drinks as an apology. Just didn’t sit well with me. Won’t be going back. Even though I do understand the original problem was a technology one.

I give this hotel, staff nd ambience a perfect 10. They did a turn down service when we went to dinner. Lovely

Welcoming and friendly! From the moment we entered Balboa Bay Resort we were treated with warm greetings, and all the staff were friendly and helpful. Our room was very bright and very clean. We would recommend this resort!

All I can say is if you can get the Harbor view room I highly recommend it! Beautiful views of the harbor, watching yachts and crew teams sipping my morning coffee on our balcony was a highlight. The staff onsite is the nicest group of people we have ever met. Valet, front desk, bellhop, and the concierge all exceeded expectations. I have stayed with my family at a few luxury resorts in the Newport Beach area and Balboa Bay Resort is hands down our favorite of them all. We will be back guaranteed.

Beautiful property staff was awesome

To start the staff were great, all around. However, this hotel is very dated, needs a renovation. The maintenance is not kept up, colors are old, paint is peeling, bathrooms need a complete Reno. The furniture is way too big for the rooms and therefore, there is limited space. We could hear absolutely everything above, beside and through the door. This is an average 3 1/2 star hotel. I am not sure how it gets such high ratings. Also it’s in an inconvenient area. You will need a car.

We were told day before check out we could stay for sure 12 and if we want to stay later call morning of. Next day we were told need to leave by 11. It disrupted our plans and inconvenience.

No Beach Access, Only access to 1 pool no beach view. The pool with beach view is for members only. Not cool

Valet bad, cleaning service poor, room placement poor , hotel does not prioritize guests they would rather cater to the general public and the members club also hotel will switch you rooms and call it an upgrade but it’s not. Get ready for a very average stay

Place is Amazing come stay

The Balboa Bay Resort is a lovely and welcoming resort. Comfortable beds, exceptional care for the details you want them to care about: cleanliness, zen atmospheres, and courtesy. I appreciated the complimentary water and resort credit I used for a tremendous breakfast. The resort is close to shopping, Newport Beach, fantastic Italian restaurants and everything Southern California has to offer. Don’t forget to try the inviting pool heated to 85 degrees for a relaxing swim.

Hotel staff were great, pool service girls were not that great. The whole point was to relax and get great service by the pool, that did not happened. We even tipped them on the side to see if we could make them feel better about their job but we continue to get the cold shoulder and lack of customer service. Everybody else such as bus boy, front desk, housekeeping were awesome!

We stayed just one night on our way to Catalina Island, but I truly regretted not booking a longer stay at the Balboa Bay Resort. Whether you’re looking for a romantic getaway or a fun family trip, I highly recommend this hotel to anyone visiting the area.

This is my first time staying at Balboa Bay Resort and I won’t be staying anywhere else ever again!

Read your invoices carefully. Our stay was pleasant until we found dine-in rom charges which never happened. They 'investigated' it for a week and procured a bill with our room number but we were at the pool by the time that is on the bill. So someone messed up or used our room number (with a very generic signature) and we were told the charges stay. It's not the amount of the charge but experience that ruined the whole thing. Now that I do not trust them, I have been asking for the itemized final bill and have yet to receive. I wish I had read other reviews, I wouldn't be as unpleasantly surprised at least. It seems to be their business.

I loved everything about this property. From the moment I walked in until the time I checked out - I was treated so well by every member of the staff. My room was gorgeous, the property beautiful and maintained. The spa was a heavenly experience. I cannot wait to return.

Everything was amazing and the complimentary bottle was a pleasant surprise. No one answered in the morning when I wanted to ask about a late checkout. I called 3 times and no answer. But they were able to accommodate me when I went down to the lobby for the late check out

The pool was great, very large and not chlorinated. However, at some times of day, there was loud music playing. The room was nice, but they need to update the mattresses and pillows to be a luxury hotel. The staff were super friendly and helpful. Unfortunately, one amenity that would have been helpful was not functioning as promised was the shuttle that takes you anywhere in a two-mile radius. It stops at 8, which is inconvenient if you are going out for dinner, and on the day we wanted to go to the beach, it didn't start running until 3 pm. So you have to have an Uber budget. Finally, the WiFi needs an upgrade especially around the lobby and drop-off area. So overall, we were underwhelmed. It's nice but....

The air conditioning didn’t work in the room. It was 80 all night. The hairdryer also started smoking and filling the room full of smoke. When I told the front desk they only refunded me the resort fee of like $10 for a $600 room, won’t ever stay here again very disappointed

1) hot water is at best on and off ...had to take quick cold showers a few times 2) very limited food options...over priced restaurant stops serving bkfst at 11:00 am and the cafe is limited to coffee and pastries and closes early pm. nearest starbucks is 1 or 2 miles away. At prices this hotel charges, one expects 24x7 access to fruits, snacks, tea, coffee, soda, etc... 3) sheet was stained 4) sofa bed back had issues and wouldnt recline all the way 5) the toilet flush was broken 6) internet access is spotty 7) the self parking costs too much pushing everyone to do valet 8) At roughly 1600 per night (not including resort fees and valet pkg) , this place is 4x the value it delivers Net - Nice location and nice view of harbor but pretty much everything else is at best one star. Way way overpriced for what it delivers.

First I thought the pillows were not comfortbale at all. Second and most importantly, I could hear the upstairs people all night which kept my family and I awake.

The staff were great. The room seemed old the bathroom door was sticking and it touched the toilet.

The air conditioning in my room was broken! My room was 85 degrees and when I asked for someone to come help me they called saying they were working on it but never came and it never got fixed! They only took off $40.00 1 day of self parking in which the lot was completely full and had to park on street til a space later that evening opened up! They were nice but did not solve any of the issues and never followed up about my very hot room!!!

This is a beautiful resort. My family didn't want to leave. The beds are comfy and the rooms are spacious. The balcony and view was amazing. This is our new favor place to stay in New Port.

The Bay Club did not disappoint. Excellent in nearly every way. The service was outstanding, as was the comfort.

It was a great hotel with great service. The food was excellent. The only strange thing I’d note is they put me in a wing that was essentially full of amenities for members of the Balboa Bay Club that were not available to the general resort guests. The view from my balcony was of a beach, pool, and lawn I could look at but not use. Thankfully I didn’t have any small children with me because having to explain why they couldn’t play with the other kids having fun on the lawn would have been tough. Overall I feel like the price for the room per night was too high since you pay to stay on the water but can’t use the beach. Overall I did enjoy my stay but likely won’t stay there again.

We had a fabulous stay at Balboa Bay Resort. The service was impeccable. The resort and room were immaculate.

We got a room on a first floor facing a parking lot when I requested a room higher and with a view. So that was disappointing and loud in the evening. Staff promised to move us but didn’t on top of that service is a bit slower than expected.

I was supposed to receive a credit and an upgrade through Expedia for my stay here. Neither was honored by the resort and I had to pay significantly more to upgrade my room. Staff was pretentious and unhelpful. Property is outdated with limited amenities. Not worth the money.

First time at Balboa Bay Resort. First impression was good; as resort appeared cleaned and well ornamented. However, customer service wasn’t too great for my experience. Front desk girls didn’t seem to welcoming and when reserving a table for dinner at their in-house restaurant, we had to wait an additional hour to be seated. This was due to mild weather conditions which we understand were unexpected. But communication would have been great as we could have reserve a table at another restaurant. During dinner, the restaurant had a large event which ended up with some people getting out of hand. It wasn’t what me & the family were expecting. Rooms were great with no issues there; except for the occasional smoker downstairs that allowed cigarette smoke to travel inside our room. Overall, had a good weekend as I don’t let the minor issue ruin my weekend but wouldn’t put this resort in our top three.

Really nice hotel with spacious and comfortable rooms, and some really nice touches (free bottle of wine of arrival, turn down service, flexible cleaning schedule). We did not make any use of the facilities and so the resort fee seemed a bit of a waste (but that’s on us, not the hotel!). Location was OK but not super close to the beach or pier (20-40 mins walk to restaurants, bars, shops, etc).

Beautiful property in a lovely neighborhood

Completely unacceptably arrogantly rude unappreciative unapologetic front desk staff who tried to intimidate during our check out for their own ineptitude of miscommunication for not following through with what’s been approved. Dirty water suddenly pouring out of the main air vent on the ceiling during the stay, temperature climate control doesn’t work in the room either. Won’t stay here again.

Waterpressure low. Soap scums in the bathtub. Only one bathrobe available. Before checkout time, housekeeping knocked and when we were slow to get out of bed opened the door. We only stayed for 1 night so we couldnt understand why anybody would come in for housekeeping before our checkout time at 11am
