Reviews
The hotel is generally clean and the staff is friendly and helpful. However, the location is not ideal, with some guests feeling unsafe in the surrounding neighborhood, especially at night. The rooms are small but well-maintained, and some guests have reported issues with noise and thin walls.

Très bonne endroit, mais très difficile de trouver du stationnement.
- 5/5
Very nice property. Very accommodating and clean. Exceeded my expectations. Will return here.

Staying at Park Ave North worked well for us. We’ll come back!
- 5/5
No parking but a garage was nertby
- 3/5
Decent for the price
- 5/5
Wonderful experience from start to finish. Close to everything. Great staff, great room, great proximity. Train next door did not bother us at all. Blended in with the sounds of NYC! Would stay here again. Our room was late by about 30 minutes with being ready, but we are flexible and know things happen. Worth the wait for the cleanliness that was provided.
- 4/5
The thing is I had to fill out a piece of paper with my credit card number, and I asked if it would be shredded when they had run my card. They said they were keeping on file in case I file a complaint or try to get a refund. So where is it now? I'm still very uncomfortable about it. I plan to call and ask again. I thought booking through a third party would take care of my payment security but clearly not.
- 5/5
Easy to check in, also clean. Communication is on point.
- 4/5
Mostly happy but wifi went down at one point, also charging point in room was not working so had to ask for adapter
- 5/5
Attentive staff. Good recommendation about neighborhood safety. Clean, simple and slick room.
- 5/5
Very convenient. I arrived late and left early, so I didn't see any staff, but the room was clean and in good shape and the instructions were clear. There was a little noise from the nearby subway, but it wasn't a problem.
- 5/5
The room was clean, the mattress perfect. Loved that it had a good sized refrigerator, a microwave, coffee maker, two mugs, and two plates. The location is great, very close to the subway, buses, and shops.
- 5/5
e.g mini fridge, T.V, air conditioner and private bathroom. I had a very late check in and the property was able to accommodate my arrival in a timely manner. There are mentions of room being too small and poor noise damping but considering the price, i have no complaints. Overall, it was clean, convenient and affordable in such an expensive city. I'd recommend if you're a solo traveler looking for a price friendly crash pad.
- 4/5
The neighborhood itself isn't super well lit at night, so I would travel in pairs or groups when leaving the hotel in the evening hours.
- 1/5
If you plan to sleep, do not book a room at The Park Ave North. The doorbell kept ringing all night long because other residents couldn’t get in. The walls are so thin we could hear every other resident open and close their doors and we could hear every word of their conversations as clearly as if we were in the same room. Also, it is unsafe to walk from the subway station to the hotel after dark. You need to take a cab home in the evening. We booked 3 nights, left after the first one and our refund request was denied, along with our request to speak with the manager.
- 5/5
My partner and I stayed here for one night and it was amazing. Friendly staff, easy entry, and everything you could need in your room. We even wish we stayed longer! Great place!
- 5/5
Check in process was smooth and our room was very clean
- 5/5
We arrived super late at night, but thanks to communication from the staff we were able to get in easily. It was so convenient and I'm so happy they were able to accommodate us

Great stay

Perfect location
- 5/5
I truly loved my room! Great price, very clean and the staff was very helpful.. I would definitely stay here again and let others know about it. Hit me up tomorrow I was so comfortable almost felt like I was at home.
- 3/5
Average. Not what I expected.
- 5/5
I really enjoyed the moment
- 5/5
I liked how the building was secure and the rooms were clean. They had great signs and accommodations for guests. I would stay here again for my next visit.
- 4/5
Simple room with desk and TV, and bathroom. Easy walk on Madison Ave. to Mount Siani and the subway.
- 5/5
Good enough. Best part was within walking distance to Sylvia's restaurant - listed on room flyer.
- 4/5
Very small, cute hotel. I enjoyed my stay there. I was able to walk a couple blocks to get public transportation. The proximity to the Harlem vibe was amazing!
- 2/5
The walls are very thin and you can hear the people in the next rooms. Most importantly our room was infested with ants. I did tell the front desk when there was someone there which there isn’t often they said they would let someone know and maybe they would spray for it but no one did because they’re still were ants. They didn’t even offer to change our room.
- 4/5
The property is conveniently located near the 125th Street 2-3 subway station, making it easy to reach downtown Manhattan in about 35 minutes. Although the reception operates only from 9 AM to 5 PM, they are very responsive and helpful during those hours. Overall, the accommodation was excellent value for the price!
- 5/5
It's clean and quiet and close to the subway and metro north.
- 5/5
Clean and comfortable. Quiet enough for us - can hear people walking above, but that's same for just about any place, just come prepared with earplugs. An out of the way Inn. Very pleasant. We had a microwave and a small fridge. Some things to improve on but not a big deal - I don't like feather pillows, but I knew booking it that it couldn't be helped. I still slept well. Steep stairs are hard to carry large heavy luggage up and down, but they forewarn of this on their info. Bath towels are functional but thin.
- 2/5
Customer service was poor.
- 5/5
Thx!
- 5/5
EXCELLENT!! Will visit back in the future…
- 5/5
Great location. Easy check in. Nice room
- 2/5
The area was only an issue for me because it was so far from center city New York. It's advertised on Expedia as 35 minute walk away but that's not the case it's like an hour away. There's no good dining and cocktail bar options within walking distance. My biggest issue was that the walls are paper thin. My neighbors were insanely starting at 10 pm all the way till 5 am in the morning so I barely slept. I tried banging on the wall to get them to stop and I complained to management but it only continued. This was the experience that made me never want to come back. The building is also very old so the creaking weird noises in the middle of the night. I would not recommend staying here if you have the money to spend unless you're willing to commute a lot, wear super strong ear plugs, and just need a place to sleep.
- 5/5
Clean and lovely room , helpful staff
- 4/5
It was cold in the room.I couldn’t get heat on.very nicely done .way better than some hotels downtown.i would like coming here again when I come to New York .if I could I would have paid for two days .thanks for having me, Phillip regman
- 3/5
Decent
- 5/5
The hotel is definitely small, but I would never describe it as uncomfortable. The room was cozy, warm, clean, and safe. There is a train that passes by often which I found to be relaxing, but if that would be an issue you should be aware of it. Not much in hotel-amenities but a working fridge, microwave, and shower is all I need. Word of advice: Don't go to the BP gas station for snacks, go down the street to the bodega and have a much better time.
- 3/5
Extremely small room in The Harlem area oh NY, easy access to the subway, arounf the corner is a u derfriynd secure parling garage that we just parked our car for the entire time an just rode the subway. Over all it was a good stay an served its purpose.
- 5/5
The location and staff support
- 3/5
El hotel es económico pero estaba ubicado en una zona muy ruidosa y en mi habitación el aire acondicionado no funcionaba.
- 4/5
The room was a little small but overall I didn't really have any issues
- 3/5
Was clean, was easy to room in, not for people with high end standards, but okay place to room for the down to earth everyday person. Can get a little noisy if rooming in the dungeon like I was.
- 4/5
The room and bathroom were very spacious. Heating worked well.
- 3/5
Surrounding area was somewhat unsafe to walk at night by yourself. Limited public transportation close by. Very noisy due to being by the subway.
- 4/5
Overall, incredible deal if you're looking for a hotel in the city. Only real complaint was the thin walls and noise.
- 3/5
No lift, no front line staffs, received the self check in message after repeated request.
- 5/5
The room was clean, bed was soft, and the staff was nice. Parking was accessible on the street and was easy to find a spot. The wubway is only a few blocks away. It's a no frills hotel, so no breakfast, but a coffee maker in the room worked just fine and there's a fridge if you want to keep anything cold. I would definitely stay here again.
- 4/5
We were a family of 5 and needed enough room to sleep for all of us in NYC. They had a family suite with 3 beds. The room was very clean and served its purpose. No frills but great price. It's in Harlem, but felt very safe, also a great restaurant is just around the corner.
- 2/5
Paper thin walls. Could hear everything going on outside the room. Room smelled like burnt hair and the towels felt like sandpaper. Convenient location for where we needed to be, but didnt feel safe walking the surrounding area.
- 4/5
Clean for the most part, hotel not in the greatest area but it’s clear they taken precautions for that. Beds are good and AC worked well
- 1/5
it was a mixed bag. the slightest noise offended other residents. staff was non-existent most times. did not get service request
- 2/5
The front desk person was very nice and understanding! The room for the price was ok! My concern was as soon as I walked in. Heavy scent of pine in the halls and in my room, I mean lingering I didn’t like. I had room number 4 the bed to sit on the edges very, very hard forget laying in bed very uncomfortable for me. The noise, from the people walking over head, I can hear every time the front door was open and close, the train, cars motorcycles riding by.that was the first night. The second night was a bday party on the street the speaking playing music was outside my window. and I had to wait until it was over to rest. I ended up checking out at 3:30am I got tired of tossing and turning. I did report my concerns and the young lady understood and did what she could. She said, she spoke to the people throwing the party. I doubt it I would stay there again. It WAS convenient for what I had going on..
- 3/5
Property was up-kept. Recently renovated but flooring was a very cheap laminate. Not a very safe area if traveling early or late at night. If you are unfamiliar with Harlem/Bronx do not stay there.
- 3/5
I arrived early and was aware that early check in may not be available. However, there’s no lounge or waiting area. I was given the option to wait/work in the laundry room in the basement. 😏. There were leaks from the pipes in the ceiling by my bed (which was addressed the day after I made notification). However, I would’ve preferred being moved to a different room but wasn’t given the option. The nice receptionist just said “okay” to my complaint….After me standing there and staring at her she followed up with ….she would notify someone and they will reach out that day or next day, but was given extra towels for the leaks. The mattress was too hard for my liking, however that may be due to my preference not the hotel’s problem.
- 5/5
Delightful hotel with clean, modern facilities and kind helpful staff. Located just a bit off the center of Harlem, it’s a great place from which to explore all the sights of this historic neighborhood.
- 5/5
It was a cozy little inn and i will come back if i ever need to go to NY again.
- 4/5
The whole staff was great and the area is super walkable to stores and transportation. The only suggestion I would make is to have earlier check in times and amenities in each room. My room did not come with iron, but the staff was super helpful to make sure i received one.
- 5/5
This is a minimalist hotel: small rooms, short reception hours, no frills. But it's excellently located near good restaurants and subway stops, the staff are firendly, and it's clean. New York hotels are ridiculously overpriced, but this one is reasonable value.
- 4/5
Staff very friendly, rooms clean
- 4/5
Room was clean. Location hard to find since there was no large signage. We had a leak in our room and the staff's solution was to turn off the AC. Luckily it wasn't over the bed. Still, it was worth getting a less expensive lodging option in Manhattan.
- 5/5
The property was beautiful. Adventure surrounding area ahh
- 5/5
Loved our room, block was quiet. venture surrounding areas at your own risk.
- 2/5
You don't feel unsafe when you're inside. But not nice outside. I wouldn't stay here again. I wouldn't recommend this. It's a lot cheaper to stay here, that's why I stayed here. Rooms are extremely small, air conditioning was good.
- 5/5
The property was always clean and put together. The area around the property is East Harlem, so not the cleanest, but we had no problems, and enjoyed our first trip to New York immensely.
- 5/5
very nice quiet is rough to be prepared
- 4/5
Rooms, lobby, and building were very clean. Limited staff hours, the lady who checked us in was very friendly. Felt secure in the building. We walked to the hotel every night and felt safe in a group of 3.
- 2/5
The stairs are so small, you are not able to carry the case downstairs. And sound insulation is very poor. you can hear the notice from upstairs。
- 2/5
I wasn’t informed that my key card couldn’t open the entrance door to the hotel. Therefore I had to call a number on the door to get a key code!
- 4/5
We enjoyed our stay at the Park Ave North. It had everything we needed for a pleasant stay. The property was very clean and in good condition and had all the basic amenities you would expect from a motel. The room was pretty small and the property is a little far from the sights and the nearest subway station is a little bit of a walk. The neighborhood is a little iffy but not horrible.
- 4/5
The staff is excellent, facilities are good and affordable. 10 to 15 minute walk to subway station.
- 5/5
Very clean, friendly staff
- 2/5
We arrived for check-in around 4:30 but our room wasn't ready. The room (12) was VERY small. You could barely move around the room. There were no drawers or cabinets to place clothes in. This place was VERY nosey! There's a train line just a few steps away and trains were running frequently often honking as they moved. You could hear everyone as they entered or left the premise. We could hear the people in the rooms next to and above us. The double beds are snug for 2 people. The area is interesting but very dirty with garbage and dog excrement on sidewalks and roadways. One day our room wasn't cleaned (with no explanation as to why).
- 3/5
Bad heather
- 4/5
It was a nice place to stay. One should only be aware that Harlem has its rough edges
- 5/5
Park north is the best in HARLEM!!!
- 5/5
Beds are quite firm. If you can’t sleep on a firm bed, this place might be tough. Rooms were clean, bathroom and shower was great, room size was pretty good. Had to work from home in the room for a day and it was easy. Thin walls but not so bad. Overall, you get what you pay for— it’s not highest luxury, but five stars for the cost, cleanliness, and staff. I’ll plan on staying again next time I’m in town! (A better process might be appreciated for late check in, but if it works)
- 5/5
A gem of a clean well kept hotel on 129th street Harlem, well maintained and good value, friendly staff. Daytime-only front desk but good arrangements - security code etc and a phone number available - for late arrivals. Walkable to Lenox and centre of Harlem in a few minutes. Advise to walk along 129th or parallel streets from Lenox rather than approach from Park Avenue as that's not so well lit. I enjoyed my stay and will stay again
- 5/5
Room was very clean, friendly staff (live or in person between 10am and 6pm), phone contact after 6pm.
- 5/5
It was remarkably clean and fresh. The staff were very helpful with my request for late check-in help. It was also easy to find from the 125th Street subway stop.
- 5/5
What I don't like: It seemed unsafe to walk around the area (many gangsters). This hotel is next to the railway so that you will hear train noise. Compared to the price, it's acceptable to me.
- 5/5
Very flexible and clean.
- 3/5
The property was nice the only thing that was not good was the ac, they do not work at all and we can’t change the mode cause apparently it ruins the other acs. The area isn’t bad it’s just a little scary to definitely walk around at night cause it’s pretty dark and lonely
- 4/5
The hotel was clean, quiet and the staff very friendly. The area was very pleasant except for two to three blocks around the subway at 125th/Lexington - that felt unsafe especially after dark. However, this shouldn’t be a reason not to stay here - overall very good indeed - especially for the price.
- 5/5
The staff it's awesome.
- 5/5
Good
- 5/5
Hotel was really nice and clean and very convenient location
- 4/5
The hotel is nice, the neighborhood is not that nice, but it is ok
- 4/5
if my kids where there i would have walked away and stayed somewhere else
- 4/5
Very nice and helpful staff. Unit was small but clean and comfortable. Area was a bit noisy and rough, but it was New York after all. Overall an affordable hotel in a very expensive city.
- 3/5
When I arrived my room wasn't ready yet so I had to get ready for my day in the hotel basement/cleaning supply room which doubles as the waiting area. My room was right next to the front desk so the sense of privacy wasn't really there but luckily it was quiet at night. But the most concerning thing to me was that the chain lock (top lock) on the door to my room fell off and was useless. I told the front desk so hopefully they fixed that for the next guests cause unfortunately I didn't feel completely safe because of this. The staff on the second day was super kind though and let me take an umbrella (it was broken but it's the thought that counts) to go out into the rain and they held my stuff for me when I went to get breakfast so thank you to those staff! overall an airb&b might be better next time but it's okay for a quick visit
- 5/5
The hotel is closed to my event love my stay
- 5/5
A nice little hotel. Clean with friendly staff. Bigger rooms than I expected at a reasonable price point!
- 4/5
Harlem is an awesome place with deep history and rich culture and this hotel is right in the heart of it. Affordable, clean rooms, good shower. Bathrooms could use ventilation and the coffee maker didn't work, but other than these small things it was a good choice.

You get exactly what you are promised. A small room at a good price. If you want a big room, spend more. Bath towels provide free exfoliation, as they feel like they're made of sandpaper. Elevated train nearby is a little noisy - but not too bad. Each hotel room door slams shut, so this can be annoying. Staff were friendly, subway was about a 10 minute walk. Room A/C unit worked well, room got super cold when temp was set low. Overall, a good value.
- 5/5
The room itself is great. I’m not sure about the neighborhood. The building is next to a church. But there is no hotel sign. My cab driver would not let me walk around by myself; he walked up and down the block asking people if there was a hotel on this block, they didn’t know. He left after we finally found the small building. The room was clean though, and safe once inside; the bed and pillow were so comfortable I had a great night’s sleep. Super clean.
- 5/5
Enjoy my stay love it
- 2/5
Thy don’t have water and their bathroom sink is clogged. Not recommending anyone to stay for the price i paid.
- 5/5
Friendly staff, clean room, and conveniently located near Harlem 125th Street Station
- 4/5
It was perfectly serviceable. I was with my teenage daughter and wouldn’t have wanted her to go out on her own. A/C was amazing
- 4/5
Tight but nice and clean
- 5/5
The staff was great. I’m just afraid some people won’t like it because of where it’s located
- 5/5
Beautiful house and room! Only wished the sink was bigger in the Queens room.
- 5/5
This place has been set up with a lot of care and attention to detail. It has all the amenities needed for a comfortable stay and it's very conveniently located in a nice neighborhood. I enjoyed my stay very much!
- 5/5
This is a fantastic place to stay while visiting New York City. I was treated great by the staff, and they accommodated holding my bags until check-in as I arrived early. If you have any questions before you arrive, they email you very quickly and answer any of your questions. I plan to stay here the next time I vising New York City. I highly recommend!!!
- 4/5
The only thing we didn't like is that the closest subway station was not very safe.
- 5/5
Very nice place, nice rooms, very helpful staff.
- 5/5
nice and clean, self check in smooth and reliable

The hotel is well kept: The room was comfortable, clean and quiet. The desk person was very nice. All in all a good stay. which I would do again,
