My main complaint was the bed (extremely uncomfortable) as it as old, sagging, and felt like it was collapsing in the middle and sides. The staff did move me to another room, and while that bed wasn’t as bad, it also wasn’t very comfortable. There also was loud construction noise (jackhammering) throughout the hotel beginning at like 8 or 9AM that made the stay less than pleasant. Location was good and pool seemed ok, though the weather didn’t give me a chance to use it.

The bathroom in the room was lovely. Beds were comfortable as well and the cleaners who made the room up every day did a good job and were friendly. The location is amazing- and it made up for the not great parts. This is not a 5 star hotel. I think when it was first opened it perhaps was- but now it is tired run down and unloved- it feels as if the owner/ manager/ team do not care about it anymore. It’s a shame- because it has so much potential. Restaurant area is grim. Bar area is in desperate need of updating. Pool is not clean. Hallways are dirty. Lots of staff standing around but no one seems to care. There is renovation work going on at the hotel on the outside- difficult to tell what they are renovating, and no one even told us that there was going to be banging/ drilling from 9- 5 every day til we got there which isn’t good customer service- but there is no renovation going on inside- which is where it needs it.

Housekeeping staffs was welcoming and warm. The pool was great for families and we had a great time. Now I do have a few suggestions: They need to please refill soap in the showers by the pool and the vents were extremely dirty. Also it would be convenient to have coffee in the lobby for guests. The valet tried to have my husband go and get the vehicle from the garage after we paid for valet which was a little confusing. Overall a nice stay 💖

Was old and tired. Elevators terrible. Dark. Got stranded on top floor where lounge is when I went up after colliding near 12 midnight. Big construction on higher floors.

The property was really nice and in a great location. Unfortunately the breakfast experience was very disappointing-we had booked breakfast with our 2 rooms, but were never given any special instructions. I noticed that we were mistakenly billed $133 for breakfast the first day, discussed it with staff at the front desk including a manager, who assured me the charge would be removed from my bill. We were apparently supposed to get breakfast vouchers upon check-in, but did not. After checking out, i realized the charge was never removed from my bill. 3 phone calls to the hotel and no one ever called me back about the error. Such disappointing customer service.

Beautiful & clean,, very spacious - loved the bathroom. The pool is such a treat, especially after a long flight, was so nice to unpack & go to the pool & relax with a drink! Go to dinner after & a lovely walk round the city.

Location and cleanless is affordable for the price. There was a construction from 8 am till 17 pm in the hotel and we should have been informed before our stay!. I am expecting at least half of the payment back.

The location is incredible and walking distance from tons of great restaurants and yoga studios. Cannot recommend this hotel enough, it was PHENOMINAL. Thank you so much for such a memorable weekend.

The only thing I would recommend staff work on is the restaurant on the top floor. WE went for breakfast and there was 0 ambiance (no music, you could hear a pin drop) and staff wasn't very engaged. Otherwise nice hotel

If your booking includes breakfast, they won't hand out the voucher unless you specifically ask for it. And if you notice a billing mistake after you've checked out and left, they're reluctant to fix it — so review your bill before leaving.

Great location with a subway station very close by, clean and modern rooms, comfortable bedding, convenient luggage storage before check-in and after check-out, free umbrellas, and tasty breakfast food. The staff was often unhelpful, communication was poor, the breakfast inclusion was misleading and ended up costing extra, and the TV felt outdated for the price of the hotel.

This hotel was expensive, but the room size for family was the best I have had so far, unfortunatley they said they are renovating to decease size which is the only reason I chose this place ultimately. The staff care and treatment across the board from door to room service was the best we have had in NY other than the Hyatt. I would stay again same room size same price or lower if needed. I am most impressed with staff and size of room. The staff needs recongized for that it was just beyond making our stay comfortable. We even had to put this carrying case on top of our car due to a massive storage issue and car was parked out front for like 30-45 minutes and they didnt make us feel in the way or anything, had to bring in tons of stuff in the room and again they looked but didnt make us feel uncomfortable even helped us. To me that is exceptional. No bad smells or noises until last day it was really bad I thought what is going on this is horrible but the staff said it was construction which I then remembered so I totally dismissed that due to that reason. Good spot, good people. ;)

The Suite I paid for was not available when I checked in. I had to stay in a tiny room one night and move to the other room the next. The staff varied between unhelpful and rude. There is construction going on that was not mentioned online. Won’t be back!

I loved this hotel.. the rooms were clean.. the beds were inviting and comfy.. the penthouse bar and pool area looked like fun.. but the room service is a little ehh.. the food was good .. it was just missing items that was necessary .. they never came back with the items so couldn’t really eat the food.

Not sure how this is supposed to be a 5 star hotel. Rude staff. Old dungy property. Front desk does not answer their phone. Phone in room does not work. Unaccountable staff. Overall terrible experience and I would never stay there ever again and do not recommend.

I arrived at 7am from a 19 hour flight. Zero effort from the staff (in fact a bit dismissive and clearly didn't care) to accomodate by providing any first available room. Sure, official check in is 4pm, I understand. So officially, hotel kept to their stipulated time. But this just shows lack of effort of customer service. i.e. you may wish to come here for the bare minimum, which is decent facilities, but do not expect the extra mile.

Every staff member I interacted with was very lovely, my disappointment is only in the room. The lighting is awful, both harsh and dark at the same time. A couch in my room was impossible to sit on, the cushions were sunken in. The a/c was loud and not cool enough, the room had a stuffy air to it. The shower curtain allowed water to pool on the bathroom floor. Plugs for devices only on one side of the bed. It just did not feel like a 5 star property at all.

Staff was friendly and helpful. The room was disgusting, black mold in corners of showers. The room was toxic. Smelled like a pot smokers convention, it took my families sinuses a week to clear up after sleeping there 2 nights. I've stayed in nicer cleaner places for a third of the price.

Very basic room. Good shower, nothing that made it different or charming. I picked it online for the touches of hot pink as I was staying with my girls. The room didn’t reflect the photos online. My daughter’s bed sheet had a hole. Overall I was expecting better.

From the moment we arrived, the front desk staff and team throughout the property were welcoming, professional, and attentive. The bar staff in particular stood out—they kept us very well “hydrated” and created a relaxed, enjoyable atmosphere that really added to the experience. It’s honestly difficult to say anything overtly negative about the hotel or the team. While the breakfast service in the Ivy Room (particularly on Friday) felt a bit less polished from a service standpoint, the quality of the food more than made up for it. In fact, the room service—offering the same menu—was excellent: prompt, attentive, and absolutely delicious. One of the highlights was the pool area. Even in colder weather, it was completely worth it. The pool was perfectly warm and made for a fun, memorable part of the stay. I would also like to add that for people that may be visiting from outside the NYC metro area, this is an amazing location with a very rich culinarily scene that is hard to beat. You are also close to broadway shows, parks, and public transportation that can take throughout the city if your choose! All in all, this is a very good hotel with strong service, great food, and a few standout amenities that make it well worth a visit—even for locals looking for a quick staycation.

After some concerns with the room and conditions the Manager was quick to respond and did whatever he could to make it right. Overall the service was great. Some of the other staff in the bar and restaurant area were not the best but how great the Manager and hotel staff responded to things it made up for it and just chose to eat off premises the remaining time on the trip. We would return.

Location was perfect for the Met, broadway- lots of local restaurant. Staff and facilities impeccable. Only comment is lack of ice which you have to order thru room service- no ice machines! If you are used to quiet - ask for a room at higher level floor- we were on floor 9 and could hear all of the street noise a garbage trucks. I would stay here again- just ask for daily delivery of ice and a higher floor.

In addition the room is not elevated, sophisticated, or glamorous. It has pink curtains. Otherwise the mini bar was stocked full if hot drinks bc the mini fridge was broken, and it put hot air into the room constantly. That is why we had to endure smelling cigarettes bc we needed the window open. They refused to wave the fee. They told me go fight my bank for it. I called and got a refund from my credit union for the stay and we packed up and left. Awful experience. Definitely a scam.

Our stay at the Royalton was perfect from check in to check out. Thr hotel is truly a gem. The staff is friendly, accompdating and courteous. The property is clean and welll maintained. Location is also great, close to fifth Avenue shopping, right by Union Sq, but tucked away from Times Sq crazy. The rooms are huge! The bathroom is clean with an amazing tub.

When we checked into our room, we walked into a gross mess left on one of the arm chairs. Found out the hard way when I sat down and then touched a pink, gooey mess between the cushions. Housekeeping came to remove the one chair, I guess they felt this was satisfactory enough instead of offering to move us. Checking into a dirty room is not an experience we were planning on for a 4+ star hotel. This hotel needs to change their star rating.

Great location near Grand Central and transit lines. Delicious breakfast at the Ivy Room upstairs. Staff was very warm and courteous. Room was quiet and comfortable generally. But it was dated, and in need of updating. Bathroom vanity was oddly low in height with a trough vessel sink. Shower water pressure was less than energizing.

Hotel charged multiple “incidental” fees that I had to dispute with my bank, as well as a “facility” fee that was never mentioned. The shower/bathtub had pink mold all over it, and wasn’t very clean. The room temperature was also auto controlled by the hotel and it was INSANELY hot in the room.

The staff was extremely kind and helpful from helping us navigate check-in, to assisting with doordash deliveries, wonderful in-room accommodations and taxi services upon departure. Specifically, the front desk associate Courntey was particularly helpful after a long journey into the City, he went above and beyond to make sure we were taken care of and felt at home. Housekeeping was always consistent and satisfactory. I was traveling with my two young children and this was a wonderful place to say. Clean, safe, and inviting. Inviting. We would definitely visit again. Located in a good part of town and right off Subway lines, we had an easy and affordable way to navigate the city.

AVOID THE ROYALTON PARK AVE! NYC has much nice, smarter, cleaner and more convenient hotels. We booked one night, one room with two double beds. I was traveling with my 14 year old daughter, 25-year-old cousin, and my husband. We were notified upon check in The Royalton Park Ave took it upon themselves to split up our rooms. Two rooms two beds. The front desk made it seem like the rooms would be conjoining. We went about our day and returned to check in around 5. Upon entering our room it was not conjoining so now my daughter is in a separate room than me, not acceptable, not ok to have my 14-year-old in a separate room then myself. My cousin had plans for the night so now we are 3 people in one bed, one room. They chose to rectify this by slipping 10 free breakfast vouchers under our door. Thank you Alexis, you need to brush up on your customer service skills and could benefit from some customer relations trainings. Why 10? Seems rude and condescending. DUMB. Not to mention my husband tried to get breakfast the next morning and they told him they have no availability. If the breakfast was anything like the customer service, he dodged a bullet. Of course, I called to complain they informed me they would provide a 50% discount on the room. Well now I have $400 in pending charges- for what? I have no idea. Royalton Park Ave was an absolute disappointment and should be ashamed they would expect a child to stay in a room alone. Sounds like a lawsuit waiting to happen.

We often stay at the Park Avenue Royalton when we come to NYC. The rooms are large with plenty of closet space and they all have large soaking tubs. Very luxurious. It is a very convenient location, near to buses and subways. The staff is always very helpful and nice. No complaints.

We loved our stay at the Royalton very conveniently located near to every place we wanted to visit and close to the subway. The room was amazing with the hot tub and the city view with huge windows, modern and cozy. For our surprise we got upgraded to a nicer room which was a plus. The happy hour at the Penhouse was fantastic with really good food and drinks at half price and great customer service. We really enjoyed our time there and we definitely will go back to this hotel in the future.

The lobby is dark, cramped, and understaffed, making arrival confusing and uncomfortable, especially when multiple parties are present. I had booked two Deluxe King rooms, but the front desk inconsistently located the reservations. Despite being promised adjacent rooms, we were later told the request wasn’t noted—staff communication was nonexistent. When I questioned this, a female employee defensively said, “Yeah, we don’t communicate!”—utterly unprofessional. The manager, Shamoya, was composed and approachable. Both deluxe rooms lacked ceiling lights; several lamps were partially unplugged and nonfunctional. One room had only two robes and slippers for three guests, and multiple requests were needed to correct this. Bellman service was inconsistent: sometimes guests had to struggle with the heavy front door. The engineer was rude and condescending, while Steven, the bellman on our final day, showed genuine pride in his work. The heated pool operates only 12pm–7pm, limiting enjoyment. Overall, this stay was the worst part of my NYC trip—disorganized, unprofessional, and far below expected 5-star standards. I will update this review once my final bill is received, as others have reported being charged for unused items. Do not book!

Room was clean, got a free upgrade to a suite which was lovely! The only complaint is that I specifically asked at the front desk what time the bar closed and they said 11pm. We went up there at 10:15 and there were about 15 people there in the bar area having a great time. We went to the bar to order a drink and were told they were closing early since there wasn't enough business so even though there were still at least 15 people there drinking and having a great time we were refused service. Don't have a designated closing time if you are going to close 45 minutes early.

The furniture was stuffed up and the windows aren’t even the size it shows in the photos. There wasn’t even a couch in ours. We cancelled after the first night because they won’t even refund us. And they charged my credit card random fees without a receipt. I don’t know how they managed to get their 5 star rating. I have never been charged by a hotel in my life. Such a scam.

Room was not ready which is understandable given we got there 20 mins before 4 pm - the reception said it would be ready shortly but the individual did nothing to check with housekeeping. he however said we are checked in. So we left bags and came back around 6 pm. The receptionist (another person) said we were not checked in and the room was still not ready and housekeeping had not made up the room (appears the first receptionist had not let them know to get the room ready). the second lady however was very helpful and got us anther room.

Great place to stay however they were under construction so we were not able to use the balcony which I specifically got the room for . It was noisy in the morning so we could not sleep in. Besides that, place was great

We loved a nice size bedroom and bathroom and they were very clean. Loved the robes and slippers in the room. The only thing was that the window was small with no curtains ( in the picture of the room when I booked it the room had a huge window). Also one night somebody was staying in the room next to us and at 1 am we heard that person coughing, laughing, singing, snoring which really messed me up for the night. Otherwise the hotel has a beautiful rooftop bar and restaurant ( the breakfast and service were amazing) and all the employees were very polite and helpful. Great location next to the subway. I would stay here again!

It's an average hotel. I would rate it 3 star. Lobby is not nice and has average vibe. The elevators are moderately scary. Room was dated and felt like a old Holiday Inn. Location was great, but it felt like a 3 star hotel.

The room was surprisingly large for midtown, very clean and well appointed. Lots of great restaurants in walking distance and centrally located to get anywhere you need to go in manhattan. We did not get a chance to see the bar/restaurant/lounge but it was nice having that option onsite. Would def recommend staying here.

The ivy room restaurant service was not good with the exception of the young woman who seated us. We waited 20 minutes and did not even get water. They brought me the wrong coffee and forgot what our food order was after we waited so long to place the order. The hotel overall was average. Most of the staff were friendly.

The only small note that I would give is that some of the TVs have not been upgraded for streaming. And the next time I stay, I'll bring an HDMI cable connector for my iPad. They were so friendly and helpful. They really made my trip special.

We travel a ton and we chose this spot based on its reviews. Firstly - it’s not a 5 star. More like a 3.5 star. Rooms are small, dated. Location was good. We are a family of 4 and I don’t think this place was ideal for us. The breakfast was good. Staff was ok, not the friendliest.

A wonderful hotel in a fantastic location, amazing value too. Highlights include the professional friendly and helpful reception staff, the size and comfort of the rooms, the fabulous rooftop bar and the Ivy Room. The latter is as good a breakfast spot as you will find anywhere in NYC. Can't wait to return.

We stayed at this hotel 18 months ago and had a great time and the staff were really good and attentive, unfortunately not this time. Reception staff didn't even bother to day good morning back. We're given coffee pods in our that didn't even fit the machine, didn't bother asking for the right ones as would have been expected to tip! The area around the pool was a mess, empty glasses and rubbish, every sunbed had a used wet towel on even though there was only one other family group at the pool. We asked for some towels to which we were told they did not have any!! Such a shame as we had such a great time on our first visit. Probably wont stay here again.

Family trip with 4 children, When we stay in Manhattan we usually stay in the same area because of the great proximity to everything. We also chose this hotel because of the pool. Overall our stay was great!! Staff and amenities were top tier and the price was very reasonable.

Room had only one sitting chair, so the other person had to sit on the bed. Shower (not a special accommodation room) was handheld in bathtub and could not be raised on wall higher than shoulders, so shampooing was difficult at best; closet was too small to accommodate two clothing changes for 2 people.

What made it worse is that we were not informed about the situation in advance, and when we raised concerns, staff tried to argue instead of addressing the issue. For anyone expecting a relaxing hotel stay with service, this is not the place.

The hotel was great, room was large. The pool was nice. Its very crowded as non guests are able to pay to use the pool. Pool drink service was a long wait. We happened to be there when a " private" party was booked for the pool and families were kicked out. People were upset, understandably so. If you book your hotel around a pool for your kids and they aren't allowed to be in it one afternoon, thats a big deal. Guests should have been told at check in.

I was very disappointed in the quality of the bed. It was an older spring mattress, and for the cost and star rating of the hotel, it really missed expectations. We were also given an ajoining room, and it diminished our privacy and the neighbors were audible. I wondered

I really enjoyed my stay in Royalton Park Avenue hotel. Excellent location! It is not as crowded as around Times Square, close to many places of interest. Whole Foods is 5 min walk. Starbucks is across the street. Many breakfast and dining options around. The hotel has a pool which was great in 100F heat. Nice staff. Can recommend for a stay in NYC.

The staff was amazing….just seemed like they are still working out some staffing at the penthouse pool and lounge….but the weather was absolutely perfectly amazing when we were there so maybe there was just more customers than usual up there.

Pound for pound one of the better hotels to stay at NYC. Pricing is decent, but rooms are much larger than all the construction. You can spread out! Great roof top bar and pool! Unlike the cheese ball Virgin that only lets hotel guest use the pool btwn 8-1130a and then charges xtra to use, the Royalton is open all day!!! Yay!!! Easy walking to a number of great restaurants and easy to midtown or downtown for meetings.

Loved how big the rooms were, bathroom was big and clean. The property itself is really nice! The rooftop pool is a plus with gorgeous views. The only pet peeve was that at times the elevators took a while but that’s to be expected for a big hotel. And the sun-beds and the floor got hot at the pool. But again to be expected because it’s right in the sun.

This was a really nice hotel. It has a nice rooftop pool and bar. The restaurant service was just ok for breakfast. Server kept forgetting many things that were ordered. It’s pretty quiet away from Times Square but a great location. There is an extra resort fee once you arrive that was never disclosed. That was disappointing none the less. I would stay here again anyway.

Lovely hotel, perfectly located. We wanted to walk wherever we wanted to go. The location of the hotel allowed us to do that. The room was very spacious and clean. The glass of champagne for happy hour was a nice touch. The rooftop bar was very agreeable. Would definitely go back and recommend to others.

The location is fantastic, and the staff were incredibly attentive, friendly, and helpful throughout our stay. We stayed in a King Deluxe Room, which was very spacious with a comfortable king-size bed and a sofa. Our daughter, who studies at a nearby university, visited and stayed over one night. The hotel kindly provided extra bed linens for her to sleep on the sofa at no additional charge—a big plus in our experience. Thank you! From the day we arrived, we received warm and informative text messages from the hotel, including a thoughtful goodbye message on our check-out day. Another thing we appreciated was the 12:00 PM check-out time, which gave us a relaxed and stress-free departure. The only minor issue was the A/C fan being a bit loud, something to be aware of. We’re easy sleepers, so it didn’t bother us much, and it can easily be managed with earplugs if needed. Highly recommended

We had a smoke detector go off in our room in the middle of the night. Simple enough solution. Call the front desk and ask them to send someone to change the battery. We did that and waited. Then we realized it had been an hour. We tried again. Now it's like 1:30 am. We haven't slept a wink. The person says on the phone says, we'll take care of it thank you for calling. At this point, I hang up and realize something is wrong. So i call back and say, please have the manager call me back. 20 minutes later, again, nothing. BEEPING...SO TIRED..so I go downstairs in my PJs. AND they had NO IDEA we had been trying to call. The call was going to a call center in SOUTH AFRICA! So we stay up until 3 am bc of something that should have taken 10 mins to fix. When i asked to speak to the manager the next day and told him what happened and that we didn't sleep and expected to be comped for the night, he said he couldn't do that. I asked who could. He said the district manager. I asked if he could please let that person know and he said, ok. I asked if I'd get a call or email next day addressing what happened. he said, I don't know. I can only pass on the message. That's all. So we stayed up all night because their system couldn't handle a simple smoke detector fix. Was so exhausted for our meeting. And what happened to basic customer service!?! :(

We stayed for 5 nights on a business trip. Our friends who were attending the same conference stayed closer on the other side of Time Square and paid a lot more for less than half the space. All the people working there were amazing from the front desk staff to the bar staff at the rooftop lounge to the concierge who answered our random questions about why the lobby smells so good (and showed us where to buy the scent). The rooms were clean and well maintained, we absolutely would stay here again.
