The property has a very cool feel while being in a very stellar location. Close access to multiple subway lines, and walking distance to pretty much anything you’d need. This was my second time staying at the property and the first time the staff was much friendlier. The rooms are in decent shape, but it’s unfortunate many are facing a giant construction site, and additionally several of the bathroom fixtures weren’t really working well - the shower leaked out of the sealed corner (not even counting where the pane of glass doesn’t connect to the wall) and the sink was extremely slow to drain. I think the biggest factor is that this is listed as a five star hotel, but this feels like a comfortable four. Everything was just “ok”, I think you’d have better luck booking at a really nice four star hotel and saving yourself some money.

Rooms are small but very clean and nicely decorated. The hotel is extremely well situated at the edge of to SoHo and a super easy walk to the 1 subway and 6th Avenue. The pool is tiny and the rooftop becomes a club at night so it’s not as relaxing an amenity as we had thought it would be. But it is quite a decent value if you can get a good price, and the staff are very nice.

What I liked less was the wear and tear of the hotel: hallway carpets and room cabinets have been intensively used. When we came in, the sink stopper was jammed and had to be repaired, rain came from outside into the room and the TV was either too cheap or too old that simple Netflix streaming didn't work. We noticed the residuals of room service of another room were not being picked up from the hallway for several days.

There was literal hair in my fridge when I was arrived! The roof area wasn’t even open the entire time it was supposed to be. The staff were nice, but getting them to set up a car for me was an absolute mess and I ended up just taking cabs. I spoke with the concierge before arrival about getting a certain pillow selection, and the person at the desk in check in had no idea what I was talking about when I arrived. I do NOT recommend anyone stay here. I have stayed in better places for the same price, there is NO WAY I’ll stay there again.

We had a nice stay. Great location and friendly staff! My only complaint is that I messaged ahead that an early check-in would be appreciated and received a response they couldn't promise but would try. No mention of any cost. When we arrived early we were told a room was available but early check-in would cost $100, so we declined.

We enjoyed two nights at the hotel, very friendly staff. Breakfast was nice, the $30 credit towards the mean was appreciated. Location is perfect for SoHo, China Town, Little Italy walking. Quick Uber uptown if needed is easy to get. Overall, great.

The staff were incredibly amazing, specifically Kristy!! We were offered with great restaurant recommendations. Our room was dusty and the floors looked as though they were not mopped or vacuumed. We were very surprised there was no fan in the bathroom and whenever we took a shower, there was A LOT of water leaking out of the shower - YIKES!! It indicates here our stay was from March 15-19 - this is incorrect. Our stay was from March 16-20, 2026. The location of this property was ideal...very close in proximity to the Subway, just seconds away from the ideal shopping district in SoHo and there was a great market/ deli steps away from the hotel. The staff were the best!!!

The restaurant was closed. I was not told this before I booked. I had two rooms for three days and on out last day, I went down the street an bought a bagel. When I returned to the lobby, I was told I could not eat my bagel there. So I ate it in my room. This is terrible hospitality.

Despite the booking on Expedia states clearly it was one guest with two free breakfasters, the hotel required that the two breakfasters had to be registered as room guests, and that each breakfast is up to $30 while only ala carte breakfast is provided which easily went up to over $40. The staff were very friendly but for an unknown reason the reception registered me as no show! The room is average and the sink was a bit clogged but the HVAC system was operating well and very quiet. Overall, I would say the room rate is quite overpriced.

Beautiful hotel, great location. Only slightly awkward issue is if you have mobility issues, you need to take 2 elevators to get to the lobby from the rooms. Staff is friendly and word to the wise: download their app!

This hotel is definitely starting to show its age and the room is due for a renovation. That said, it was a very thoughtfully designed space, with multiple outdoor levels at the bottom and a great rooftop bar. We stayed in a slightly upgraded room that had a skyline view of FiDi, which I really enjoyed. I also like the layout of the bathroom, which had a very large rain shower. The staff was friendly and they were quick to bring ice to the room. Housekeeping freshened up during the day and provided new towels. However, the internet said it was five stars when this was really four star service. You can’t beat the location and the proximity to the Canal St subway stop. I would return!

My mom was in such pain from her knee replacement and wanted to go to the hospital. We went to the hotel in Chelsea and ended up switching to a proper hotel the next 3 nights and incurred 5000 of costs for this awful error, not to mention all the taxis and Ubers we had to take because our hotels were 35-40 minutes from my daughter in Soho. It was a nightmare!

Great location. Nice hotel. The front desk staff were inattentive, quite literally stood there and watched my wife struggle with her luggage down the odd stairs to get to the elevator and did a poor job at telling us about any amenities or the hotel. Will not stay again.

We had a great stay at ModernHaus SoHo. The front desk was incredibly nice and helpful - we communicated with them via text during our stay to ask questions about the property and get recommendations in the surrounding area. They also gave us complimentary champagne and put us in a corner unit, which we very much appreciated. SoHo was the perfect place for a first-time New York visit - lots of excellent pizza, shopping, and bagels nearby!

The only negative was the vape detector in the room somewhere. When I checked out, they charged me a $500 smoking fee which I quickly disputed, as I am not a smoker or a vaper. It was really not a great way to leave such a phenomenal stay. Thankfully, the charge was removed today. The management should tell the customer that they have that system in place in their room, and then the client can choose whether to smoke or vape in their room and incur a fine. Otherwise, it’s kind of like hiding a hidden camera in peoples’ rooms without their knowledge. Just an FYI if you stay here and are a smoker. Otherwise, my experience and stay at Moderhaus SoHo was exceptional.

It looked better in the pictures. The room could have used some slippers, and the cleaning crew seemed to do the bare minimum. I often found crumbs on the floor from the night before, even after it was supposedly cleaned.

My one night stay at ModernHaus Soho was good. Room was clean/updated and very adequate for a short stay. I had breakfast in their cafe. Food was good; service was lacking. Was never offered refill on coffee. Server did not come back to table to check on us. Only got their attention to pay check when I put my coat on and stood up to leave.

The staff were amazing! The bed was very comfortable and showers water pressure was spot on. The only problem would have been the heavy condensation around the window and the far left corner where the lamp stand was heavily dripping water from the ceiling. Could have been the room above us who might had there AC running but overall enjoyed our stay.

7 nights (in November) is way too long to stay at this hotel in a very tiny, dimly lit, traffic facing room. I had an unpleasant second stay, after a very nice 3 night stay in July. This time, the first room I had was much smaller, and it faced 6 different streets, with noisy construction across. Had to move after first night. Room was so dark I couldn't pack, and timing of the room change wasn't convenient as I waited and rushed to pack only for it to take several hours. Front desk was nice about coordinating it. I lost a $500 Burberry scarf, and after I checked out, texted them to see of they would ask housekeeping and was told I should call housekeeping myself. One night, It was very rainy and my Uber canceled, I checked with Kristy and she said I should walk over to the Canal St subway station as the Ubers can find it better. I was told this more than one occasion. There is no way I would want to stay at a hotel where Ubers are not willing or able to pull up in front, and the drivers I later spoke to said it was fine. No desire to walk 2 blocks to wait at a subway station in a sketchy area of Canal St in rain at night for an Uber. The traffic can get very heavy on streets around the hotel, so I ended up walking sometimes anyhow For 7 nights I was cramped in one of their smallest rooms. Once a housekeeper was yelling in the hallway for a long while. It does have a lovely rooftop pool. The staff was pleasant, well mannered. Cute minimal decor, not much lobby

They claimed parking with in and out privileges but it was just $10 off/day at a parking garage 2 blocks away with no in and out (and they climbed through the passenger seat when it was time to get our car back bc they squeeze the cars in so tight). I️ will not be staying here again.

Check-in: The process was quick and the gentleman at the front desk was courteous, although he was sick, so it was somewhat off putting considering he didn’t wash his hands/sanitize each time he coughed/ blew his nose before touching the room keys, etc. Room: The room wasn’t properly cleaned when we arrived. There were dirty hand print smudges on the mirror in the bathroom, a huge clump of hair left in the shower, hair on the bathroom floor and even hairs on the towels. The cups in the bathrooms were visibly dirty and I had to call to get them replaced. Not a good start to our stay. The FF&E was considerably beat up, with the finish of the closets peeling off and scratched up. Pros: The bed and pillows were very comfy. Room Size: They advertise the Modern King rooms as 300-315sq ft but our room felt considerably smaller than that. It felt very tight with not much room to unpack and store our bags. Location: The location is awesome, especially if you want to be in SoHo. Easy walking distance to all of the luxury stores, galleries and restaurants. One of the reasons why I booked this property. Another 4 star up nosed hotel in SoHo. Why is it always 4 star hotels that has this attitude? Great bar on the roof top, to crowded pool area in conjunction. Terrible reception staff with 0 feel or intention to serve. Dirty windows all over the property, boring breakfast, you get the feeling. You will leave feeling you where there for them not the opposite.

For almost $700 you can find a much better hotel. Service was not the best. Staff was not very helpful and acted annoyed. Concierge Made a reservation at 23 grand for us, when we arrived the res was never made. The manager at the restaurant was very accommodating and although we had to wait, was very apologetic. Room was very basic and sub par. If you are staying in Soho, stay at the Nomo. Same price, beautiful rooms, excellent service.

This hotel was fine. My review is three and a half stars mainly because I felt like the price that we paid – $500 a night – was quite steep for what we got. That said, I am by no means an expert on the rates at New York, hotels, and maybe that is par for the course. The pluses. The hotel is in a good location, and accessible to public transportation. The staff were friendly. The room was small, but that is par for the course for hotels in New York. It is pretty nicely decorated – although feels a little tired. The downsides. The room was adequately cleaned, but not spotlessly. There was dust in the space where the little coffee machine is kept, and the safe did not work. The second day the housekeeper did not replenish our coffee pods or give us more water – she is probably overworked – but this led to our discovering this at 11 o’clock at night when we got back, and tracking down pods for the coffee machine at that hour was a hassle. We had breakfast included at the restaurant each morning, but the food was pretty indifferent, and was cold when we got it (probably because the kitchen is on another floor). Overall, it was a decent stay, but, for the price, not the kind of stay that I would give four or five stars. Also, we stayed in March 2024 – there is construction on both sides of the hotel right now. The noise wasn’t too bad – and I think there is construction in many places in New York, so hard to avoid – but the view of the construction site wasn’t exactly beautiful…

Modernhaus is definitely my new favorite hotel. I’ve been someone who goes to New York often and I normally stay at the Arlo which is also a great hotel. But HONESTLY I think I just found my new favorite hotel for New York. They make everything so much easier and the staff everyone is so attentive. To get in contact was super simple because it was all through text so if I wasn’t at the hotel I could just text and they would help me and update me. the rooftop and jumpin jacks was great, and don’t even get me started on the heated floors in the bathroom. Best thing ever, only issue was it was hot but that’s just a personal issue for me as I like to freeze while sleeping but all I did was crack open the window at night to help be colder in the room and that was way more than enough. Definitely would be staying back at Modernhaus for for sure as it is my new favorite hotel.
