The hotel is praised for its friendly and helpful staff, as well as its prime location. However, some guests express dissatisfaction with hidden fees and the lack of certain amenities.

Excellent hotel, great location, clean rooms- fantastic staff!
- 5/5
Very friendly and professional staff. Room was very clean. Would stay there again.
- 1/5
The gym advertised was not open or operational. The wine hour was not running and they were making guests pay for their beverages and when asked about it the staff was very rude and didn’t have answers only that the cart should be there but they didn’t know when. The walls are paper thin and the cleaning closet right outside the door of my room was open impossible to walk through the halls you can hear guests and cleaning staff constantly chatting every word from 6 am and on impossible to sleep in this hotel. Rooms are very cramped and my bathroom had fresh stains of blood and feces on the wall when I checked in my new room was louder and worse as far as getting rest but somewhat cleaner.
- 0.5/5
The location. Appart from that nothing. The Manager was extremely unprofessional and rude. The staff was unhelpful and unmotivated to solve anything. The room was dirty with hygienic products and tapes found on furnitures and near the trash. Absolutely disgusting. There was blood near the toilet facilities. Our shower was clogged and despite asking several to solve it or change our room, nothing was done and the staff was unhelpful and untrained. I cannot understand the good ratings. There is in fact no breakfast. What they call breakfast is just a sandwich that you ha e to buy and there are just 4 or 5 so that all are sold by 9am. There is no coffee choice but just dark one offered. It is a joke for a hotel of this category. I was there on business and the manager did not want to provide a folio of my stay despite being legally required to do so and laughed at my concerns. He let us wait 1h20 on day of checkout after we check out promising to get a business expense folio before closing himself in his office and letting us wait at lobby. In reality he just waited for us to give up and leave but I needed it for my job and now had to escalate it to booking adding a huge stress on my day of departure.
- 5/5
Perfect location! Super clean, friendly staff, decent room size compared to other hotels in the area.
- 4/5
My family of four enjoyed our stay here. The location was fantastic for getting to Grand Central Station (just a 5 minute walk) which was good for us since we were traveling with luggage. The location is a short walk to a variety of restaurants, bakeries and coffee shops but a longer walk (30-45 minutes) to sights such as Times Square, Central Park, battery park, etc. The staff was lovely, the rooms were comfortable(didn’t spend much time there) and the complementary happy hour wine was a nice touch!
- 1/5
Have low expectations if you go there. No food, no drink. No room service, low energy. All for &600 a night.
- 4/5
Property well maintained, friendly staff, and convenient location
- 2/5
This hotel should not be labeled as a VIP Access property. Unfortunately, the experience failed to deliver on nearly every aspect of what would be expected from that designation. The VIP benefits were either absent, unclear, or not honored, making the designation feel misleading. I believe this should be reviewed, as marketing the property as a VIP Access hotel does not accurately reflect the guest experience.

- 4/5
Great location, very nice staff, clean and comfy. It took a very long time for water in the bathroom to get hot, and the water pressure was not great. But overall, a solid place to stay.
- 5/5
Booked the hotel for the old England/British vibe which satisfied my aesthetic need. The reception area is well-designed to reminiscent a luxury home. The bed is extremely comfortable. Bathroom is quite small but it does what it's suppose to do. Hallway and elevator are quite small but it doesn't matter much. Overall, it's a great stay.
- 5/5
This is a very comfortable and large for NYC, a hotel room that can feel homey like an apartment. I stay here often. It’s super quiet, clean and just very comfortable. And the location is great. I have no complaints. There is not a hotel lobby scene but there is a beautiful rooftop bar and a nice sushi restaurant.
- 5/5
We had a great stay. Room was quiet and clean. A bit tight in the bathroom but the 4 of us made it work. Staff were very helpful. The complimentary wine hour in the evenings was a nice bonus. I would definitely come back and stay here again.
- 3/5
Check-in is 3 pm and our room wasn't ready until after 4 pm. The staff at the desk just offered a cursory "sorry," with no offer of even a bottle of water while we waited! Also, the bathroom doors in the rooms are the barn door type that don't actually close, just pull across, offering very little privacy.
- 5/5
the staff and location were perfect! i loved it!!!!!
- 4/5
- Location was fantastic and area felt safe - Staff was extremely friendly/helpful - asked for something every night and without hesitation they delivered - Newly renovated Moments of improvement: - Resort fee is quite high considering we could not use their gym since it is under construction. - We found a lot of hair in the room and bathroom upon arrival. - Water station by first floor around the corner was incredibly slow and did not dispense a lot of water - took me 5 minutes to refill my bottle. - Room was a bit smaller than we expected. - Sound travels from the hallway and we could hear almost everything from inside the room

Further, the fitness center was completely out of commission due to a flood. I wish they had notified me upon check in so I could have looked into or planned to go to a workout class.
- 1.5/5
The hotel itself is gorgeous but unfortunately during my entire stay the AC didnt work and it was 95 degrees outside which meant the rooms were roughly 80 degrees and getting warmer. The hotel staff didnt offer any remedy and claimed they couldn't do anything and this was extremely disappointing for a kimpton and not the experience you expect to have at a newer hotel. The fact that the rooms were all saunas.

AC didn’t work and shower didn’t work and no one told me when I first checked in. Let me wait all day
- 2/5
A pipe burst in the basement our first night there. We had no running water and no air conditioning that night. They fixed the water the next day, but the entire hotel was without air conditioning for the duration of our stay. The staff wasn’t informing people of the outage and people were very upset. It was 90 plus degrees during our stay and the rooms were sweltering. Obviously the staff isn’t to blame for the pipe bursting, but they didn’t attempt to find alternative arrangements for anyone and they continued to tell us it would be fixed soon. It was a disappointing occurrence as the hotel was in an excellent location and seemed like it would have been a nice place to stay otherwise.
- 1/5
While the property was very clean- during our entire stay the entire property was without air conditioning. I understand maintenance issues happen but the management and team kept promising it would be up within a few hours and lied on several occasions. Rather than trying to make our stay more comfortable they were just lying consistently. By the second night most people moved out. I ran into a maintenance person and he was honest enough to say there was no way the ac would be fixed by the next few days however management stuck to their same lies and stories.
- 3/5
Air conditioning did not work all three nights and the plumbing broke on the third night, not allowing for us to shower.
- 5/5
Newness! Location is absolutely perfect for exploring NYC- right in the heart of the biggest sites. The staff were unbelievably helpful and friendly too. Our room was so clean and the bed was really comfortable. Nothing at all!
- 5/5
Clean room, great staff and wonderful location.
- 5/5
Rooms are clean and beds are comfortable. Great location

Upon walking in the staff greeted us kindly and the lobby smelled amazing. Check-in was quick and easy. Our room was very clean and neat and when asked we were provided with everything we needed. Will definitely book again. Wonderful experience

Great location and room, will stay again!
- 4/5
This is a little gem of a property in a great location. The staff are wonderful, welcoming and attentive. The only downside is the noise from other guests and the housekeepers in the mornings. I woke at 2:00 am to a noisy conversation directly outside my room and had to ask them to quiet down, which wasn’t received well,
- 5/5
Quiet and well located!
- 5/5
Staff amable y servicial
- 4/5
This hotel is in an excellent location. The foyer is pleasant and well set up if you need space for socialising or work. I arrived very early morning after 30 hours of travel. I was placed in room 309 which is right next to the cupboards accessed by the cleaning staff. It was very loud making it impossible for me to rest. If you want to sleep during the day avoid this room. The staff were however very accommodating when I requested a room change. It made all the difference.
- 5/5
The staff was amazing. Luxury boutique hotel vibes for sure. We loved our stay there. They even gifted my friend and i with a bottle of wine for our birthdays. We had an amazing time in the area. Will definitely return!
- 5/5
Clean and well put together hotel. Location is perfect, quick walking distance to grand central. We enjoyed our stay and will be coming back!
- 5/5
Amazing, clean, comfortable beds and towels are super soft!
- 3/5
Gym was closed, no coffee in the lobby or room
- 4/5
Nice room, friendly staff, great location.
- 5/5
The hotel was always clean, the reception desk personal were friendly and the hotel always smelled good. We also loved the 4pm open bar they did in the lobby. Great experience. When arriving to the room every night, we identified that the carpet was not cleaned. It was consistently full of dust and dirt.

Perfect stay and location for a weekend experience!
- 4/5
Clean room, small, good location, overvalued for available amenities. Amenities less than Holiday inn though owned by sane group.
- 5/5
The staff was extremely friendly and accommodating!!
- 5/5
Brand new property, beautiful decor, spacious and clean rooms. The beds are heavenly! Staff very friendly and accommodating. They habe a lovely public area in lobby for relaxing and socializing also.
- 3/5
The staff were friendly and tried their best, but the overall hospitality didn’t fully match other Kimpton experiences. We did appreciate the hotel receiving our package and eventually arranging a bottle of wine and chocolates for my fiancée though it wasn’t ready at check-in as requested. The location is excellent, less than a 5 minute walk from Grand Central Terminal. Despite some minor issues, I would stay here again as these things seem fixable over time.
- 5/5
No Bar!
- 5/5
Wow! The staff at this hotel is so friendly. I was in NYC for 4 days for an event, and they really made me feel like I was leaving and returning home. Don't miss the happy hour. It's a nice way to wind down after a busy day. I got a room with the jetted tub, and it was fabulous. Will definitely be back.
- 5/5
Loved it. Great location, brand new hotel, lovely staff, beautiful rooms. Had a corner room with great view of Park Avenue.
- 5/5
Staff were superb. Great view of the Empire State Building. We have stayed here twice and will be back. Social hour was a great touch.

- 5/5
I did a birthday staycation and it was great. The staff was super welcoming and accommodating. Our room's tv wasn't working and they happily changed our room and gave us a great view. Only downside the shower's did not get super hot at all.
- 5/5
Stayed witha family of 4. Loved the queen beds, the air conditioning was solid, kept the room cool. Elevators were never crowded, always available. Hotel was also always quiet in the evenings. The hotel is close to grand central station, as well as the Bryant Park subway stops, so getting around was easy. My family and I also thought the food options nearby were far better than near Times Square for example.
- 5/5
Spacious rooms clean and modern The staff was extraordinarily accommodating and welcoming
- 5/5
Great room, staff. Dog friendly! Enjoyed my stay. Hopefully I’ll be back soon
- 5/5
good experience
- 2/5
We arrived on time expecting a smooth check-in, but were told our room wasn’t ready. Staff reassured us it would be ready in “about half an hour” and suggested we go explore. Trusting that, we went to Grand Central Station, got food, and came back, only to find the room still wasn’t ready. This was especially frustrating since we had told them we had a 7:00 PM Broadway show. There was no urgency, and offering a glass of wine instead felt completely out of touch. The room wasn’t ready until 5:30 PM, leaving us rushed and stressed. We were initially told we were being upgraded, but when delays continued and we expressed concern about being late, we were offered the original room instead. That was uncomfortable, why offer an upgrade if it’s not ready, then backtrack? The room itself had issues too. The heat didn’t work, and we were told to switch from Celsius to Fahrenheit, which did nothing. We then requested a heater, which caused the power to go out. When we complained, staff kept pointing to the upgrade as if it excused everything. Overall, the experience felt disorganized, dismissive, and poorly handled.
- 3/5
This property isn’t open entirely. They need to work on keeping their rooms clean etc. hopefully it’ll rise to the Kimpton standards soon.
- 5/5
Staff was wonderful.
- 4/5
Everyone was very helpful, the rooms are very fresh and new, and pleasant. As nice as it was for them to offer, I should have politely declined the Romanian cabernet which I didn't care for. I wonder what the larger rooms are like?
- 5/5
Very pet friendly. Pets stay free and are even given goody bags. I felt very well taken care of here. Beautiful room with a view.
- 5/5
I enjoyed my stay. Everyone was pleasant form the bell hopper to the housekeeper. Extremely clean rooms and a nice aroma.
- 5/5
Clean rooms and friendly staff.
- 5/5
Really good
- 5/5
The staff at the front desk was so helpful on many occasions to make our stay smooth and pleasant, They suggested places to eat, helped with a surprise or two for a birthday guest, and the cocktail hour and breakfast was an added touch. The cleanliness of room service and bell boy was so helpful and friendly.
- 4/5
The good: fabulous staff very helpful and warm. Lovely cocktail hour, beautiful building, great location.
- 5/5
Was small but serviceable. Nice view of the Empire State Building. 20 minute walk to the theatre district. Lovely stay. Only downside was our room had an adjoining door and we could hear the next door occupants pretty clearly. Would stay again!
- 5/5
Always love coming to the Kimpton Ashbel hotel. Staff amazing and attentive, it’s very clean and affordable.
- 4.5/5
Great hotel, newly refurbished, rooms excellent, very comfortable. Staff were so welcoming and friendly and always eager to help. Location is excellent.
- 1/5
the hotel was closed when we arrived. and i called someone but they have yet to make the situation right.
- 1/5
Hotel was closed when we showed up. Had confirmation directly with Kipton Hotels and did not mention that hotel was closed for reservations. Left in the rain looking for hotel accommodations during busty Christmas and New Years season, it was awful.
- 5/5
Staff was great , room was clean location was also great will stay again

Great location. Knowledgeable experienced staff. They were shutting g the hotel down for renovation the next day which we knew going in on a discount deal.
- 5/5
Awesome property in great location. Staff was extremely friendly and wven let us check in early and upgraded our room for free. Highly recommend staying here.
- 5/5
Comfortable, traditional hotel in a great location.
- 4/5
There was a little issue at check-in when it came to paying for the room. I'd recommend paying ahead of time instead of using the pay at the property option to make things a little smoother. Even with the slight hiccup, the front desk was friendly and extremely helpful. The room was clean and perfect for a one night stay. I chose this hotel for the location as it's within walking distance of Grand Central Station which makes getting around the city a breeze.
- 5/5
Lovely hotel in a very nice location. I will remember it on return trips to NYC. Room was comfy and staff was friendly.

We enjoyed our stay. Great location, beautiful room, and very friendly staff. Would more certainly recommend this hotel.
- 5/5
Excellent location close to everything midtown. Room was clean and quiet. Great value!
- 5/5
This hotel is clean. Staff are friendly.
- 5/5
I am a native New Yorker coming back home for work and to see family. Although I’ve always known 70 Park was here for some reason I thought it was a residential building. After booking and coming down the street- I felt like I had “come home”. The gentlemen at the door were welcoming and the ladies at the front desk were accommodating and friendly. New Yorkers are hospitable and helpful, and know how to make you feel like “family”- at 70 Park Hotel- they have the best of the lot working here. Centrally located to everything and a slice of “home”.
- 4/5
Location!!
- 4/5
Very friendly staff and very comfortable an quiet room.
- 5/5
Great staff, location and very clean. I'll stay there again!!
- 4/5
No food in hotel but available around
- 5/5
I enjoyed that it was one of the few hotels that offers two queen beds in one room. It aas a 9 minutes walk from Grand Central Station. Staff was extraordinarily friendly. The one down side was we could hear loud guests in adjacent room when it was too early.for kids to be playing with balls and arguing. That reflects mostly on guests, not necessarily on hotel.
- 1/5
The actual location of this hotel isn't too bad but unfortunately the hotel itself is dated, no mini fridge, our key cards stopped working so we couldn't get into our room, we had to go back downstairs and have someone reset our key cards to be able to get into our rooms, there are just so much better hotels out there save yourself.
- 5/5
Melanie at check in was super welcoming! I love my room with Park Ave views and bottle of wine! Room is very large (for NYC) with great views and super clean!
- 5/5
There certain problems with the room the temp was blasting cold air the sink was backing up and I ran out of soap but everything was addressed
- 5/5
It was fine ive
- 5/5
The staff really were extra easy to work with.
- 4/5
Great place.
- 5/5
When I come to New York, I’ll only stay here. It’s my home away from home.
- 5/5
Great location, friendly staff, we-appointed room.
- 5/5
Convenient location, nice staff
- 3/5
Good place but property a bit old
- 5/5
It’s 20- 30 minutes to LaGuardia, walking distance to Grand Central, around lots of good restaurants and the neighborhood is safe and within easy access to uptown and downtown. The staff is wonderful. Love the rooms.
- 5/5
Excellent Hotel :)
- 5/5
Super close to grand central, great gym
- 5/5
Great location for a reasonable price. Friendly staff. Very comfortable room.
- 5/5
The rooms were clean and comfortable, and a reasonable size for a NYC hotel. The location was much more quiet and peaceful than locations closer to Time Square, but still easily walkable to Broadway and other midtown attractions. Being just a couple blocks from Grand Central also meant we could easily take the subway to anywhere further out. The staff was very friendly at helpful all throughout our stay.
- 4/5
Overall great value. Staff absolutely fabulous. Common areas in need of updating
- 5/5
Staff is amazing. The rooms are clean, spacious
- 5/5
I have mentioned this before—I don’t understand why you don’t have grab bars in the bathtub showers in the rooms overlooking Park Avenue. For instance, room 915. It is a pretty big step over the side of the Jacuzzi tub and I would just think you’d want to have people be able to grab onto something. That is my only suggestion. We hope to visit again soon.
- 5/5
The staff were very friendly and helpful. I will definitely be back!
- 4/5
Charming rooms in a walkable area.
- 5/5
Melissa the receptionist was very nice and friendly. She makes our checking in very easy and upgraded our rooms.
- 3/5
I liked the convenience of walking to Grand Central Station for the subway and trains. Also the area is very safe and quiet. However the room I had stayed in for one night was knackered, shabby and outdated. The staff were nice and friendly despite the hotels overall tired interior space.
- 5/5
Liked the facilities, clean and up-to-date, in a safe and walkable part of town.
- 5/5
Great for a solo traveler -- quiet, clean, safe, convenient.
- 5/5
Very well
- 5/5
Perfect. Absolutely amazing staff. Edward on reception was so helpful and friendly , as were all staff. Room was excellent, spacious and comfortable. Location great, would return again
- 5/5
Great hotel in a residential neighbourhood near Grand Central station. Close by coffee shop, shops and restaurants. Great room with comfortable bed and crisp, clean bedding - great value in midtown.
- 5/5
awesome place for a good price. room was super nice and staff was so friendly and helpful.
- 5/5
Very clean, very comfortable and great location.
- 5/5
10 stars the staff was wonderful like experience was wonderful. Definitely will be back.
- 5/5
Good location, nice hotel but not enough plugs (2) to plug yin devices etc. .
- 5/5
We had an overall great experience - check in was smooth, the room was clean and well-kept, and I personally slept better in that hotel room than I have anywhere in a long time. Based on our experience, would recommend!
- 4/5
Hotel was very convenient to Midtown.
- 5/5
Premium room was excellent except the refrigerator didn't work.
- 5/5
The hotel was beautiful, spacious and clean. Staff was friendly and location was ideal.
- 3/5
The cleaning products used have a very bad smell. As if old mops are used. The smell was quite unfortunate and unpleasant.
- 5/5
My teenage daughter and I stayed for the weekend. Amazing location by Grand Central and close to Broadway and the theatre district.
- 4/5
Relatively good
- 5/5
I’ll be back.
- 5/5
It was cnetrally located for both theatre and midtown excursions. The room was cozy and clean and i had a corner room which was very quiet. I would stay here again. The staff were all friendly.
- 3/5
It’s a solid & safe hotel. Staff are friendly, especially the doormen. I will say they charged us for a deposit when reserving the hotel, yet at the hotel we got charged the full amount. When we went to check our bank statements, no security deposit had been taken out. A little odd, but overall solid choice.
- 5/5
Great location!
- 5/5
Really nice sized room, great staff, close to the station. Would stay here again!
- 4/5
Nice, hotel. Staff was very friendly. I had to ask a couple of times for my vip amenity (bottle of wine), but other than that my stay was pleasant. The only “issue” i had, which is out of their control and common in most NY buildings is I could hear through the walls easily. So conversations in the hallway and my neighbors were loud.
- 5/5
We love this hotel. They offer a late check out that really worked for us because we had stayed out late the night before.
- 5/5
Very convenient and not too expensive.
- 5/5
The cleanliness was exceptional; the staff was as friendly and helpful as they could be. One in particular, Daniel, went above and beyond to make our stay comfortable and pleasant. We will stay at 70 Park again!
- 4/5
I really loved the location. You can find lots to do in walking distance. The staff was so nice. I was able to check in early with no rate increase and I just loved the vibe. I would definitely stay again. I just thought the cost for a night was much for the size of the room but i guess it’s NYC everything is overpriced.
- 5/5
The room was updated and very comfortable with a view of Park Ave. I really felt comfortable and enjoyed my stay.
- 5/5
Great staff & great value! Perfect location. Quiet and spacious rooms. Perfect for one or two nights!
- 5/5
Fine stay on Park Ave for a rather humble couple.
- 5/5
The staff was very friendly. Check in was easy.
- 4/5

Great location. Very small bathroom, needs renovation.
- 4/5
Decent room; very small; clean though and comfortable; no hotel services whatsoever ; staff however is friendly and accommodating. Good value for great location…
- 5/5
Wonderful staff!!!
- 5/5
Great location, nice hotel and wonderful staff!
- 5/5
Great service and perfect location for a reasonable price
- 1/5
The property had spiders didn’t have proper heating and the bathroom sliding door didn’t even slide worst hotel ever especially you’d think it’s on Park Ave so it would live up to it worst $400 spent
- 5/5
We enjoyed a 8 night stay here. I liked the location being away from the hustle and bustle of Times Square but only a few min walk to Grand Central. Friendly staff and adequate room. Thanks.
- 5/5
Great boutique hotel.
- 5/5
Very nice, clean hotel, convenient to Grand Central Station with a great friendly staff. Rooms are tiny but very clean. I will definitely return!
- 5/5
Property was in a very good location it's easy to get to easy to walk to different places to eat coffee shops nearby breakfast and dinner easy to get to my shopping also.
- 4/5
Property was adequate for Park Avenue and New York City
- 5/5
friendly staff , great location , used to stay here when it was the Kimpton - miss the restaurant / bar but glad to hear it is returning :)
- 4/5
Everything was good.
- 5/5
Very nice and well located.
- 5/5
The nicest staff and cute, clean room!
- 5/5
The staff are very personable & resourceful! Spacious room & bathroom with a gorgeous Park Avenue flair!
- 4/5
Stay was good.
- 4/5
The hotel was nice inside the lobby. Staff was pleasant. The hallway outside our room had weird red rugs with birds on them. The room was nice though, art deco stylish decor, great soaking tub with jets, towels were rough, bathrobes were stiff, tv was difficult to figure out. There is no room service, no lounge. Bed was comfortable and sheets were very nice. View was not good even though I paid for a view, it was not anything great. The location was nice away from Times SQ. A 15 minute walk to get to the action.
- 4/5
The hotel is beautiful and clean. The staff was great. The only thing we did not like was sleeping on opened up sofas. Huge room with beautiful views but the beds were not comfortable. In the other room we had regular beds which were comfortable.
- 5/5
Our family enjoyed every minute of our time at this hotel, from the time we walked in the door until the time we left it was amazing. The staff was very friendly and everything that we asked for the staff satisfied all of our needs. I highly recommend this hotel and the accommodations that they provide. I would give this hotel a 10 out of 10.
- 5/5
Easy access to Grand Central. Great Staff
- 4/5
Staff lives up to Park Ave Name…First Class!!! Rooms are spacious for the city.
- 4/5
Nice area. Walkable to a lot of places
- 4/5
Overall a great property and super convenient due to being located a few blocks from Grand Central Station. The staff is super friendly and helpful. Parking is located less than half a block from the hotel. The hotel is clean and well decorated, but the bathrooms are not very spacious.
- 1/5
The bed frame paint peeling off , dirty. The heater is outta date gets too hot or doesn’t work at all. Pick your poison.
- 4/5
Cons: -it was very noisy!! We could hear everything the people in the rooms upstairs and next to us were doing; even just from the folks upstairs walking, our whole room would shake. -The property is very dated, and our room had noticeable holes and dents in the wall. -NOT the cleanest. It was just myself and my son staying for a few days, and we found huge clumps of dark hair (we’re both blondies) in our beds, behind the pillows, and all over the bathroom sink. It wasn’t dirty as far as bed bugs and roaches go, but hair grosses me out and I never really got over it so we slept on our own pillows and stayed on top of the blankets.

Hotel location is very convenient. Very friendly staff. I would definitely come back.
