Reviews
The hotel staff is consistently praised for their friendliness and helpfulness. The property is described as beautiful, clean, and well-located, with spacious rooms and nice views. However, there are frequent complaints about hidden fees, maintenance issues, and poor service in the restaurant and bar. Some guests also mention noise and traffic problems.

The room was clean and hotel property jar amazing amenities. I think the service wasn’t as good as expected. Room service took long to come is the inly thing I wish was different
- 5/5
They had a place for the kids to play inside. Complimentary drinks upon arrival. The room was VERY spacious. No complaints

Beautiful hotel, beautiful room, beautiful view, helpful staff, beautiful pool, fantastic gym, hotel and room smelled incredible. Highly recommend!
- 5/5
This was a great property conveniently located in downtown Miami. The staff was extremely helpful and friendly. Included cocktail and breakfast were very good. Great view of the cruise port.
- 5/5
My stay at The Grayson was truly 5-star from check-in to check-out. The staff was welcoming, professional, and always willing to help. I especially loved the poolside service, which made for a relaxing and enjoyable experience. The property was exceptionally clean and well-maintained throughout my stay. I would highly recommend The Grayson to anyone looking for outstanding service and a comfortable, upscale stay. I look forward to returning!

Stayed for 3 night in June 2026 in a King Room on the pool level and everything was great. The view of Miami from the outside pool deck can’t be missed.
- 3.5/5
Good location, staff is lovely and helpful. No privacy between the room and the bathroom. If you rent a car, you need to pay nearly 50 dollars per day for parking. No vanity kit in the bedroom
- 4.5/5
Property was very nice and quite unique Nice pool, nice bed, great location , great staff! Every one was so helpful, a big Thank you to Stevie the porter who was a tremendous help!

Thank you for a wonderful stay !
- 5/5
Great staff, clean hotel, great experience
- 1/5
NOPE. Will not book here again. Pool was under construction--rooms "Looked" rough. On-site restaurant- OVER PRICED for the quality of food.
- 4/5
Bathroom was a problem. Open shower was slippery and dangerous. Bath lacked privacy. No electric outlet to use hairdryer.
- 5/5
Beautiful Room And a very nice and attentive staff. Definitely recommend this hotel especially if your cruising.
- 5/5
Great location with friendly staff.

My cup at breakfast had mold on it.

- 4.5/5
The facilities were clean and the location is great. We had an awesome stay. The pool is beautiful and our room had a great view. The restaurant staff's service wasn't the best. We didn't understand if we had to sit ourselves or if someone would give us a table. We had to wait a long while for them to serve us... Other than that, the food was very good.
- 4/5
The staff was very helpful and the facility was clean. My floor kind of smelled like wet carpet but my room was nice.
- 2.5/5
Great location, great view and room I specifically booked this hotel for the pool/hottub facilities. Was not told at check in that they were not able to be used. When I discovered it and went downstairs, their reaction was well. They’ve been down for three weeks. We were also told at check in that there was a bar on the 14th floor and that was closed down as well due to the pool being closed down. Also, online it appears as if there’s an option for valet parking at $46 a day. There is no other option for parking, you have to use valet so that is very misleading.
- 5/5
My favorite hotel
- 4/5
There are no garbage cans in the hotel rooms and the balcony could’ve been cleaned a little bit more
- 0.5/5
It was clean Noisy room, unable to get anything to eat when we arrived at 9-30pm, unhelpful staff, poor service at breakfast, room basic (given it claims to be a luxury hotel)
- 4.5/5
Too much light in the room at morning time
- 5/5
Staff was great. Didn't like that the pool hours were Sunrise to Sunset, in Miami out of all places. Windows are very thin. You can hear street traffic all night
- 5/5
Great hotel
- 5/5
It was absolutely beautiful. I would definitely stay again
- 2/5
Paid for a beautiful terrace room with pool views. Pool was under construction with building materials everywhere. Other guests spent all night partying with loud music until 7:30am, drugs, and weapons out on tables. Very disappointed.
- 1/5
To start with there is no self parking there is always a sign says garage is full don’t know what it means the valet at the hotel is scammers first they told me $46 per night and additional $25 per night I paid total $152 for 2 night stay I checked in late @ 3 am so was tired but this is not mentioned anywhere and I felt that too much plus the rooms the showers are horrible and the tiles in bathroom is very slippery I was there for 2 nights it is ridiculous I left a message at the front for the manager to call me 2 days gone no one has called me yet….
- 4/5
Room was clean and front desk was super nice!!!
- 5/5
Perfect location for Kaseya Center events, clean and spacious.
- 1/5
Poor service pool was under construction
- 4/5
The greyson was very nice. Unfortunately 1 of the pools was under maintenance (the larger one), but the smaller one was beautiful. The atmosphere was was great. Bar staff were pleasant and helpful, drinks were made well. The only complaint I have was the food. The food was not equivalent to the quality of everything else, and not worth the price.
- 5/5
Honestly this hotel was absolutely beautiful!! Our suite was stunning the roof top pool was amazing and the staff was great!! 100% recommend
- 5/5
I had an absolutely amazing experience at this hotel and would definitely stay here again. From the moment you first walk through the doors, you are made to feel special as the staff immediately greets you with a complimentary mimosa or glass of wine. The entire property is absolutely beautiful, and I noticed that it smelled incredibly good the whole time I was there. The staff members were exceptionally nice and accommodating throughout my entire stay, going out of their way to help me with multiple requests. When I asked for extra towels, they brought them right up to my room without delay. Later, when I realized I had forgotten to print out my luggage tags for my cruise, the front desk team saved the day by printing them off for me right away. To make the experience even better, our room had a beautiful view, and they even gifted us a bottle of wine. The location is also incredibly convenient, especially if you need to grab last-minute items. It is within short walking distance to a CVS and a few other great restaurants. Between the stunning views, perfect location, and top-tier service, it was a truly wonderful experience from start to finish.
- 3/5
The pol area was under construction and we were not informed that it would be closed during our stay which is part of why we came to Florida. Service was just ok in the restaurant.
- 3/5
But the cleaning should been better my opinion.
- 4/5
.
- 5/5
Amazing Location and know what kind of vehicle you're driving for parking
- 5/5
In the bathroom, there needs to be a shelf next to the bathtub for soap, shampoo, facecloth, etc. Would be nice to have a refrigerator in the room. there should be an option to decline the spa package.
- 3/5
Pool was closed! I booked on Hotels.com and there was no mention of the pool being drained in May. Big let down.
- 3/5
Wasn’t informed pool area is under construction.
- 5/5
My room had blood on the bathroom sink
- 5/5
Pool was being repaired .. booked this location specifically for the pool area. No notice that it was under construction. The Resort fee was waved because of inconvenience but it did put a damper on our plans at the hotel.
- 3/5
The location is perfect, but make sure you check which amenities are open before you book. The entire pool area is closed, including the bar, yet we were charged a daily "resort fee"?!?
- 5/5
Great
- 5/5
One pool was under construction and they closed the other pool early (8:00) on the night we were there. The staff was very nice. The room was clean. The views were wonderful. We walked from the cruise port to the hotel in about thirty minutes. Traffic at the cruise port is horrible. It took us 2 1/2 in a ride share to get to the port.
- 5/5
Upgrade to a bay balcony room and would have to book that in the future
- 5/5
Room was very nice and clean. Excellent customer service at front desk. Family friendly traveled with my husband, two children and mother.
- 4/5
A great place to stay in Miami. The rooms were so clean and spacious. The only downside to this hotel is the traffic noise it is pretty constant, Lots of cars tooting.
- 5/5
Amazing room and restaurant
- 5/5
I normally stay at the Lennox hotel which is their sister hotel and it was still amazing. From the staff to the breakfast in the morning. The hotel was clean and the view was amazing I stayed on the 9 th floor. It’s right in the heart of downtown close to bayside marketplace. You can do some shopping eating site seeing. The pool and rooftop bar was nice
- 4/5
Overall very pleasant except that the entire pool area is under renovation - so if you're planning on spending time by the pool, you might want to look elsewhere.
- 4/5
This is our second time at The Grayson because we loved the first one so much! Unfortunately, the outside pool was under construction (and we had no idea) and we ended having to spend our days at different hotels/beach clubs, which was a little annoying. Overall still a very good experience. Can’t wait to go back next year!
- 5/5
Great place. Perfect location to airport and leisure.
- 1/5
The rooms are extremely loud and terrible for resting. If you’re planning to stay here to relax or sleep well, I definitely do not recommend it. Noise all day and night made it impossible to rest comfortably.
- 4/5
The hotel was nice the pool and hot tub was under construction, so we had to use the lap pool. The second day the carpet was being cleaned outside of our room smell was awful. The resort fee is a joke consider they give you a voucher for a beach club where you are limited to two beach chairs, and two beach towels( it was me and my two teenage daughters) they want you to pay 30 bucks for the umbrella,if not you bake him the hot sun. Overall an okay stay but I was hoping for more accommodation for the price point.
- 5/5
Just a overall nice place!
- 5/5
The location was perfect, close to Bayside Market Place, the cruise terminals, and not too far from the airport.
- 5/5
The hotel was lovely but the main outdoor pool was closed when I was there.
- 5/5
all good 👍
- 2/5
Okay for a last minute hotel. Most staff was nice. The outlets are too loose and do not work. We parked our car with valet and 2 hours later at 1:30 in the morning someone while we were sleeping woke us up by a knock on our door to pay for our valet which could’ve waited since they do have our keys and it’s not like we could’ve retrieved our car. They had us come down at 1:30 in the morning to pay for our valet which we could’ve done that morning. Very unprofessional and especially as two girls that was a scary experience
- 5/5
I have nothing but praise for this hotel. The room was exceptionally clean, comfortable, and well-maintained. The breakfast was outstanding, with a great variety and quality. The location is ideal—perfectly situated for exploring and experiencing the best of Miami. I would definitely stay here again.
- 5/5
The Grayson Hotel is a premier choice for anyone attending Ultra Music Festival, as it is just a short, convenient walk from Bayfront Park. The staff was extremely friendly and professional, making the check in process seamless even during a busy event weekend. I especially appreciated the infused water station in the lobby, which was a thoughtful touch for staying hydrated. My room was incredibly spacious and featured a beautiful terrace overlooking Biscayne Blvd, offering the perfect spot to decompress. Between the excellent service and the unbeatable location, it served as the ideal home base for my trip. I would highly recommend this hotel for its comfort and accessibility.

- 5/5
It was really close to the venue
- 5/5
Clean room, staff vas very nice. Upgraded my room and allowed me a later checkout
- 5/5
He properly was beautiful and amenities were wonderful. The staff were extremely helpful and friendly!!
- 4/5
I just don’t like the transparency. Also, the toilet runs all night.
- 5/5
The hotel is amazinggggg! The only thing that saddened me is the pool was under construction and we weren’t made aware when booking. Other than that 10/10 hotel stay!
- 1/5
Shower didn’t work or drain correctly and it messed up our honeymoon night. The staff came in to get a look saw the water all the way to the bed area and said it was normal. The next morning at checkout we were late because water still didn’t drain and we were tiptoeing around to pack and a staff said it’s not normal. We had no refund or any type of compensation.
- 5/5
nice
- 2/5
We didn’t have hot water in the sinks, paint all over the floor, not swept, no iron in the room!
- 3/5
I literally had to wear earplugs because even on the eighth floor the traffic was so loud. Closed balcony doors and drapes did nothing to help.
- 5/5
Excellent
- 5/5

- 5/5
Excelente servicio y los chicos del Valet son súper amables!
- 4/5
Beautiful Rooms, except the floors were not mopped. Both my roomate and I got dirty/ black feet walking from bathroom to living area. Check with your housekeeping that they are mopping the floors, too nice of a place to get black feet! :) Otherwise everything was great.
- 5/5
Everything about this hotel was excellent! Great location. Not one bad thing I can say!!
- 3/5
The hotel in general was very nice. There was VERY loud music between 3pm-8pm and again started at 11pm-2am. It was so loud and the bass was so bad that it shock the walls. It was absolutely ridiculous. When something was said the front stated they didn't know anyting about it and would wave the resort fee which is ONLY $43.45 of the almost $375 per night that was paid. That is a small fee compared to not being sleep after a long day of travel and paying that amount for a room. We will not being returning.
- 5/5
Everything was perfect
- 5/5
Perfect hotel
- 4/5
It was okay, just massively overpriced
- 3/5
The staff was truly incredible. The bar area and staff there was also very nice. However, we were put on the 15th floor, which would have been amazing if the pool was working. However, there was a ton of construction going on and it was incredibly loud! There's no way I could have stayed another night with the amount of noise going on. We were only in town for one night before boarding a cruise. The bathroom in the room had a very strong musty smell. The hotel served its purpose but would not book here again without addressing the noise concerns.
- 5/5
Best hotel in downtown miami
- 3/5
The room was small, the pool closed early and the staff (security) by the hot tub was not helpful. Also my bath water took sometime to heat up. I expected better for the price I paid. I did like the front desk staff and they held our bag while we waited for our rooms so that we could grab a bit to eat. Thank you for that.
- 5/5
The poolside seating and bar area were greT, just wished they stayed open longer!
- 3/5
Great location. Room cleanliness was not great. The glassware was very dusty.
- 5/5
Excellent service. Very clean. My only complaint is the blackout curtains didn't shut all the way. Recommend bringing something like beach towel clips to keep them closed if you don't like light in the room at night
- 4/5
Our rooom was ok, but the bed was so bowed to the middle it was not comfortable. It was defintely past time to replace. Crazy how who ever painted our room had a lot paint drops and apparently has never heard of painters tape.
- 4/5
Bathtub design in room is a lawsuit waiting to happen - too tall, slippery, and no grab bar to aid in entering/exiting.
- 5/5
amazing experience will return
- 5/5
Clean room
- 5/5
Restaurant and bar overpriced and food is just good.
- 5/5

After a long night traveling it was welcoming to enter into this gorgeous hotel. The staff were amazing and even just entering through the open doors was delightful. The staff answered any questions I had! Everything was so clean and refreshing! The staff were polite! My room was clean and breath taking.
- 5/5
Staff really nice and rooms by pool has view of downtown and the bay. Will definitely be returning
- 4/5
Nice place in downtown Brickell if you want something in the center of it all.
- 5/5
Very nice hotel
- 5/5
Room was spacious and clean. Staff is always nice
- 5/5
Amazing staff and atmosphere
- 3/5
Not overly friendly. I tried getting room service a couple times but couldn’t and front desk couldn’t connect me as it hung up both times I tried getting put through.
- 5/5
Convenient location.
- 4/5
Hotel was good.
- 4/5
The room was beautiful and it worked for being soo close to Kaseya center.
- 5/5
Great
- 5/5
Very clean room very hospitable staff excellent view and amenity areas rooftop pool and bar was great and the daily complimentary drinks were always fantastic
- 4/5
Clean room, amazing view of the city, not too far to Uber to South Beach. Staff were friendly and accommodating.
- 2/5
Room door was open to the pool....like a two-floor motel set-up, but on the 9th floor. Had to take 2 elevators to enter/exit the room. Woken by kids screaming in the pool at 8am. The onsite "restaurant/bar" is a sad corner off the pool that didn't seem to be staffed. It was priced accordingly but the pictures make you think you're getting a deal. You're not.
- 5/5
Great hotel. Clean and classy. Classic Miami. If you are going to a concert at the Kaseya I would absolutely recommend!
- 5/5
Arrived super early after a cruise, the staff took care of me and let me stash my bags for awhile. Gave me access to the gym/pool area and then called me when my room was available. Thank you for the assistance! Room was spacious and clean. Nice finish to vacation
- 2/5
I’d strongly recommend documenting any interactions, as consistency doesn’t seem to be a priority and information may change depending on who you speak with
- 5/5
Awesome stay, recommend to anyone
- 5/5
👍
- 5/5
We were given pool side rooms. (Two) rms. The view is great. The whole area was very pleasant. The staff working the pool sauna area very helpful.I don't. The rooms were very nice. The bathroom area was a totally open.Area, so if you were in the bathroom, you really couldn't close it off.But all the glass for the commode and the shower were frosted. But for some people, liking some privacy, this might not have been a good choice. The room was large and comfortable.Overall very clean.
- 3/5
O
- 5/5
Great
- 5/5
I was only there for one night, but I wish i could have stayed longer! The staff was friendly and helpful. The room was spacious and clean, great balcony view! I would recommend The Grayson and will be returning there again.
- 5/5
Great pool top experience.
- 3/5
For the price, the overall experience was disappointing.
- 2/5
Very nice location if your goal is to be on Biscayne Boulevard/near the harbor. The room was small, which is fine, but it was not clean. There was one guest chair that was absolutely filthy. I mentioned this to the staff and was told that the chair would be replaced. The chair was simply removed and a new one was never provided. The shower head was filled with mold.
- 5/5
Clean Room
- 5/5
Everything was great! Nice staff, complimentary upgraded room. Only thing , the bar/restaurant weren’t accessible. But in a good centralized location! No complaints
- 4/5
You can see the port from the balcony. Room was clean and spacious
- 5/5
The views from the room were spectacular, loved how it is right next to everything. Didn’t need to take my car out of valet, the front desk was so sweet and kind. Didn’t get to really try anything food wise would love if there was more of a verity of food within the property. I was able to try a drink an espresso martini which was fantastic. I would definitely recommend coming here if you are someone who loves doing things out in Miami.
- 5/5
Friendly and helpful staff. My only complaint is the exorbitant prices at the 3rd floorrestaurant/bar!
- 4/5
The bay and the heat stadium was visible
- 4/5
Iron was there but no ironing board
- 5/5
Yes it’s great the phone in the room was giving me issues the whole time though is my only complaint
- 5/5
This room was beautiful, it is nearby the kaseya center and a view of the ocean and city and very convenient
- 5/5
Beautiful hotel.
- 2/5
Don’t expect to check in a minute before 4pm. They don’t care! Valet is paid before you can even check in because it’s not the same company as the hotel. The room was definitely pretty and clean and spacious. Sad thing is it’s not sound proof and you hear all the honking from the city outside. Upon checkout the bellman was upset because we asked him for a cart. He wanted us to go get it! So he came angry and didn’t want to leave the cart but also stood there while we loaded the cart not him. I wasn’t changed yet So I asked him for 5 minutes so I could change and he said no we only have a few carts. So he stayed INSIDE MY ROOM while I changed in the bathroom. I was beyond frustrated and uncomfortable. I mean this service was the worst I’ve ever had!
- 5/5
Great location with view of the cruise ships. Easy to get to port.
- 4/5
We had a great view of the street and the museum. It is close to restaurants if you don’t mind the walk.
- 5/5
Great hotel
- 5/5
Hotel was beautiful. Staff was very accommodating. Would definitely stay here again.
- 5/5
This hotel is beautiful! I only stayed for one night. I didn’t get the pool view I had hoped for, and checking in after 4 PM when the pool closes at 6 wasn’t ideal. However, the staff upgraded my room due to the issue, and they even waived my resort fee, which I really appreciated.
- 5/5
Staff was extremely accomodating
- 2/5
Room was average with no real character and the bathroom had curtains at the entry, instead of a door, which is something I've not seen before in a hotel. In addition, the curtain were stained and dirty. The bar experience on the 3rd floor lacked energy and an aesthetic and the lower level bar/restaurant was not operational. The hotel is may be 3 star...definitely not 4 star.
- 5/5
We had poolside room it was nice! Staff was friendly, close proximity to cruise port.
- 5/5
This will definitely be my go-to hotel in Miami
- 5/5
Nothing bad to say about this property. Staff was very nice and friendly. We felt like royalty. The room was very spacious and clean. They even give you slippers and robes. We also got wine at check in and a free bottle in the room. Very close to cruise port. Great property!
- 2/5
No the room was great. My issue is that I paid $54 for breakfast, my husband called the front desk and told her we paid for breakfast can we get it delivered to the room. She said yes and transferred him directly to room service, we ordered, room service got to the room and charged us another $100 for breakfast and said we did not order from the right place. Th food was okay, not worth $100, the omelet was very salty, chicken for the chicken/waffles was bland/ too much breading. We could not eat it.
- 3/5
Parts of the hotel were beautiful but the room had dirty chairs, no trash can, and they closed the pool/hot tub area at 6pm. Not worth the money.
- 3/5
Not worth the price imo
- 5/5
Everything
- 4/5
Nice room. Good location- although hard to get to with construction.
- 5/5
Our room was spacious and comfortable, which made it easy to relax and unwind before travel day. It had a fresh, contemporary feel without trying too hard, and everything was laid out thoughtfully. For a downtown hotel, we were pleasantly surprised by how comfortable and roomy it felt. The staff were friendly and welcoming, which always makes a difference. Check in was smooth and interactions throughout our stay were positive. One of the biggest highlights was the location. It was perfect for getting out in the morning for a walk and exploring downtown Miami. We loved being able to step outside and immediately experience the city before making our way to the cruise port. Overall, it was a convenient, comfortable, and well located place to stay, and we would happily return.
- 5/5
I’ll be back
- 5/5
Loved my stay 10/1O recommend!

- 5/5
The room was nice!! The shower was bigger than expected Great and staff was Nice
- 5/5
Everything was pretty good
- 5/5
The room was great , the staff was awesome and the food was nearby.
- 5/5
Clean and great views. Large room
- 3/5
For what i paid i was expecting this to be a much nicer upscale stay unfortunately it was nice but a fairly mediocre stay. No towels. No tub. Issues with TV. Also hotel only goes up to the 15th floor above that is residential rooms something to keep in mind if you’re expecting a higher floor view.
- 3/5
Staff was very accommodating and kind about our last minute reservation. Room was nicely outfitted and relatively clean. Amenities were highly priced and
- 5/5
The room was spotless and I had a great stay.
- 5/5
Great hotel, excellent location.
- 3/5
Room was very small but appreciated the free bottle of wine upon arrival
- 4/5
The room lacked sofa and other places to sit
- 5/5
The stay was absolutely amazing. Our expectations were met. The professionalism and politeness was very appreciated. We will stay at the Grayson again.
- 3/5
We returned to The Grayson from a cruise and had a good experience. The hotel room was large and it had a balcony. We had a great breakfast and walked to the metro. The hotel needs to be updated as you can tell that it had its glory days.
- 5/5
Hotel staff was very nice and welcoming and room was clean.
- 5/5
Loca
- 5/5
Loved everything
- 5/5
Great hotel, good food and excellent service.
- 1/5
Barhroom was dirty, toliet didnt flush, lever came off of the shower and someone was smoking pot at 930 am outside and my young kids were there...so horrible experience. Also the resturant was horrendous and so $. Staff was fabulous though.
- 5/5
Room was clean, the mini bar stock was good (prices were hugh for liquor offerings, and the view was good.
- 5/5
Beautiful hotel
- 5/5
Nice hotel at a great price. Walking distance to Bayside and many restaurants. There’s a beautiful park across the street. The room was clean and very nice. The bed was comfortable. After a long day, we were excited to get back and go up to the rooftop bar and hang out. However, the bar was closed so that was disappointing. Other than that it was a great stay.
- 5/5
Clean and beautiful room! Will definitely go back.
- 2/5
Wine bottle opener was broken. I was not given the room I booked through Expedia.
- 4/5
room was very spacious and we really enjoyed the view and staff was very accommodating especially this black gentleman and hispanic lady at the front desk but no microwave on property which is frustrating and location can be difficult to find with ubers but a lot of walkable activities
- 5/5
very friendly and helpful staff
- 2/5
When i checked in and got to the room it was chilly so i called the front desk and was told there is no heat in the hotel. Expected temperatures were given so i would think they would at least put something in place. I called the front desk last night to enquire what are going to do seeng that the temp in the room dropped to 54F. They suggested more blankets. Last night the room temp dropped to 50F it was the most uncomfortable i have ever been. I might as well be a homeless person on the street! My wife and i are now very sick with head colds. At least the should have portable heaters in case temperatures dip low. I wont be staying at the Greyson again.
- 5/5
Hotel and room very clean and perfect location The staff was very polite. When we are visiting Miami we will stay again for sure!
- 5/5
Great front desk staff. Really made me feel at home.

Our experience in the restaurant was less than impressive. We had dinner there one evening and the room was serviced by one waiter. He did an excellent job but was obviously challenged by the number of tables he was waiting on. However, our dinner was very good. At breakfast the next morning a similar scene unfolded, one waitress to handle the whole restaurant. We arrived towards the end of breakfast service and found almost every table had not been cleared from previous guests. Again, one poor waitress trying to wait on the whole dining room. We ordered eggs, bacon, home fries and toast. After waiting almost half an hour our order arrived and food was barely warm, one slice of cold UN buttered toast on the plate. We had to request butter and jam. For $21. one would expect better. The waitress was very professional and went out of her way to make things right. Obviously the room was understaffed and she was trying to please under difficult circumstances.
- 4/5
Clean but food quality poor on 3rd floor Resturant. Employees were helpful and courteous.
- 2/5
No refill on coffee pods No refills on the slippers Breakfast very very poor
- 4/5
Very cool hotel. The staff were incredible. The room was a bit strange because there was a large window looking right into our room from the pool. Lacked privacy. Our family did enjoy the stay.
- 3/5
The room itself was ok, close to pool but that pool rarely gets sun so it’s not very appealing. In general it’s a good location but I won’t rush back.
- 4/5
The ammenities were excellent; professional BabyBliss Pro hairdryer, pool, hot tub with wheel chair access, cold plunge pool, lap swimming pool and the most well equipped hotel gym I've ever seen. Our booking came with a complimentary bottle of wine and discounted tickets to the Frost Museum across the street. Rooms were clean, down pillows on the bed were extemely comfortable. Staff was very helpful with recommendations and information. The Frost Museum is a must, and i highly recommend a visit to Miam the coffee shop around the corner. Overall, great experience.

Yes.
- 3/5
PROS -Pool area and pool staff -Size of room; clean and spacious -Fitness centre -Check-in personnel friendly -Water in the lobby -Location CONS -Bathroom separated by flimsy curtain -Design of electrical sockets in the room could not support phone chargers; kept falling out -Breakfast waiting time in the restaurant was close to an hour with the justification being that room service was taking priority -When we asked for bath towels to be delivered because the maid had forgotten to leave them, a stack were delivered which included someone’s dirty towel -Room keys frequently demagnetized -Some front office staff (male staff) were abrupt and unfriendly
- 5/5
Looks great, nice area, staff responds really fast it was a nice stay but be aware some rooms don’t have a microwave & the bathroom is separated by a curtain nevertheless it wasn’t a real problem. Would stay again for sure.
- 3/5
Room was prepped. Staff indifferent

Additionally, there was a bottle of wine waiting in the room with two cut crystal glasses.

They forgot to clean the room, when they ckeaned, they sometimes did a poor job: only 1 hand towel, no creamer for the coffee...

Staff was very courteous and helpful and welcoming. Room was clean and great view.

Clean room, upscale amenities, modern hotel

Once on the property, service continued to disappoint. At the restaurant, it took over 15 minutes just for a server to acknowledge us and take our order. The food itself was mediocre at best, yet priced as if it were fine dining. The value simply does not match the cost. The biggest issue, however, was the room. Upon entering, there was hair everywhere, which is unacceptable by any standard. By the time this was discovered, housekeeping had already left for the day. There were no alternative rooms available, and despite the seriousness of the cleanliness issue, the hotel never sent anyone to address it—not even to inspect or offer a temporary solution. Management’s response was minimal and dismissive. They comped the resort fee and breakfast, which does not begin to make up for staying in an unsanitary room. They refused to issue a refund solely because the booking was made through Hotels.com. Even when Hotels.com contacted the hotel directly on our behalf, the hotel still refused to refund the stay. Poor communication, slow service, cleanliness issues, and a complete lack of accountability from management made this stay a regretful choice. I would not recommend this hotel and will not be returning.

Had an awesome experience but being out on our first night and coming in a little after 2am, it was very chilly and our heat stopped working. I made “front desk” aware and the only one dude working at the desk wanted to come check it for himself because he thought I may have had it on “cool,” but upon checking, he noticed it was maintenance related issue. After, we asked could we be moved, he suggested us to be moved from a suit to a standard king room because that would be the only one room available but we denied, then offered to just bring us extra sheets & blankets and to leave our front + the balcony door to allow the cook area to escape the room for the night. LOL. He opened them for us and placed our room chairs to hold open the doors. After leaving, he never brought the extra sheets and blankets. As we patiently waited, of course we passed out waiting with both doors wide open, SMH. WE WAS SO PISSED OFF! We were both there to celebrate our birthdays, so we were tipsy! After seeing the same guy again the next night when he was back on clock, he blamed it on housekeeping for not bringing them, which was BS!
- 3/5
Bar next to pool was not staffed. The room was good, cool view of the cruise ships. It was a little dingyish or maybe just poor finishing such as paint. Over all though for the price it was good. Staff was friendly and it’s a great location. Not sure if I’ll stay there again but I won’t write it off completely. If the pool didn’t close so early would have given 4 stars!
- 5/5
Amazing
- 3/5
Property is worn needs work on cleanliness, mold observed in room cooler & vent
- 3/5
The balcony was a high point. Service at breakfast (not included) Was poor. Coffee was awful but next door we were able to get fabulous coffee.
- 3/5
The hotel (which was originally a Hilton) has passed through a couple of owners since being built. The current owner is trying for "chic" but ends up with "cheap". The handheld shower head was broken, several of the wall outlets didn't work, the bedside lamps don't have switches on the base (have to fumble around behind nightstand for switch on cord), one of the bedside lamps required twisting a knot in the cord to make it work. The glass patio door was misaligned, leading to my wife being unable to open it, several of the drapes had the pull rods fall off. The front desk staff was not knowledgeable about the hotel facilities; for example told me that the valet service wasn't available before 7 when it is actually a 24 hour service (per the valet manager, a separate company). There isn't the customary book of local information in the room, and the front desk wasn't much help. They didn't even have a map of the area available. When asked about a room service menu, we were directed to an unlabeled QR code on the back of the room key card; which ultimately was worthless since no one ever answered the phone. We went to the restaurant one evening, and there wasn't anyone there, I wandered around the back rooms and finally somebody figured out there was a customer waiting and a bartender came out. This appeared to be the norm for service there, very lucky to get their attention. If you want ice, you have to request from front desk, none on floors. And front desk doesn't answer...
- 5/5
Great room, great location
- 4/5
Beautiful scenery, all the staff were super nice & helpful & complimentary drinks @ the bar every day. Will definitely be coming back
- 5/5
Everything great!
- 4/5
I really enjoyed my stay at the Grayson. I loved the amenities like the free happy hour drinks and the pool, also the orange water in the lobby lol. I loved the 1pm - 3pm happy hour at Bella’s Bar. The drinks were delicious and so was the food. Everything we ate at the hotel restaurants was really good and everything was clean. My only complaints were 2 days of our 5 nights housekeeping didn’t come despite us being out most of the day and having the “please service room” up and every time we got food/drink they charged us a 22% service fee. On the first night in the main restaurant, we paid digital so didn’t realize we were doubling tipping and felt scammed. We would have tipped regardless so I didn’t enjoy the forced tipping. We found our shower to be weird, the glass door only covered half the tub so the water always slipped out on to the bathroom floor. Other than that, we had a great time. It was close to all the things we wanted to do in Miami.

We stayed here before our Virgin cruise and it was perfect. So close to the port, great property, good dining options nearby and super nice staff. Would def stay here again!
- 5/5
Hotel was great - nice rooms and comfortable beds. Balcony was nice with a great view
- 1/5
Horrible
- 3/5
The cleanliness and upkeep of the room was not what you would expect for a "4.5 star" property. More like a 3- 3.5 star property.
- 5/5
Great service
- 3/5
The room is more nice on the website than in person. Was it modern? Yes, was there room to move? Absolutely. But my granddaughter had someone else's hair on her bed, not just one piece, but several and it was dirty which means it wasn't changed, just made. The room could have been clean more period because the bathroom also had someone else's hair in it. The wall piece to cover the maintenance area fell off and hit one of my granddaughter s when she walked by because it is not secured. There were other things butI'm done. Lesson learned
- 5/5
Didn't have breakfast bcuz of time constraints. Wish we cud have had access to rooftop pool after sunset

Sitting on the balc
- 5/5
Excellent staff, eager to help. Room was incredibly clean and very beautiful. Wood stay here again for sure.
- 5/5
Super convenient to anywhere
- 5/5
Beautiful hotel, nice pool and hot tub. The dinner left a lot to be desired, we waited 55 minutes for one burger and salad and it cost $38 US. Great location, near everything.
- 3/5
Smoke detector kept going over overnight saying low battery and beeping
- 5/5
Focus on simple details such as dusting the windows at the restaurant or cleaning the base board in the room or making sure customers don’t get a dirty towel. Attention to detail I would suggest. Overall, great experience! Would definitely recommend.
- 3/5
Did not have breakfast. This hotel is needing a facelift. Bed was horrible, shower tub is very hard to get into. Water was pouring out of the shower. Was not clean.
- 5/5
Absolutely stunning!
- 5/5
The Grayson offers updated and spacious rooms with plenty of amenities - I look forward to booking with them again!
- 3/5
The stay was ok, the bed was probably the worst bed ive slept on in a long time, you feel the pressure from the springs Im not asking for temper-pedic but at least maybe some kind of pillow top, its ok for a night but i wouldn't recommend more than one night there.
- 2/5
The greeting at check in was not welcoming. We had to get the attention of the person behind the desk and they seemed annoyed we were checking in. We went to the restaurant, the bartender was not welcoming and a little condescending. I ordered an Aviation gin and tonic, he arrived with my drink an told me he gave me Tanqueray instead. The room is nice, but there is not a door to the bathroom, so if someone needed to use the toilet in the middle of the night, the light being turned on illuminated the whole room.
- 3/5
The room was old and tired but huge. There is zero decor on the walls, the bathroom has zero privacy so don’t book with your teenagers. The towels were threadbare and we had to call both days to get our room serviced. There is no hair dryer and only 1 towel each plus 1 hand towel. The room definitely needs an update and someone needs to investigate as to why it smells like cat urine.
- 3/5
Staff were not very friendly and usually not available or receptive from behind the checking desk. The porter who helped us with our luggage was very friendly and helpful and polite. Bed was hard and uncomfortable. We asked for more towels and never received. The bar on the 14 floor was good with a nice bartender. Building was very beautiful with nice art/pictures.

The hotel was in a great location, but not very clean. There were visible dirty spots all over the bathroom (blood, hair, etc.). Employees in the lobby were helpful!
- 5/5
This hotel provided an outstanding stay. The room was spacious, quiet, and beautifully presented. The staff was consistently attentive and made sure everything was perfect throughout my visit.
- 5/5
From the moment I arrived, I felt well taken care of. The hotel is beautifully designed, and the level of service is outstanding. It’s clear that guest satisfaction is a top priority here.
- 5/5
I had a fantastic stay at this hotel. The room was elegant, extremely comfortable, and perfectly clean. The staff was attentive at all times and made the experience feel truly five-star from beginning to end.
- 5/5
This is what a five-star hotel should be like. Smooth check-in, beautiful interiors, and a level of service that makes you feel valued as a guest. I would happily stay here again.
- 5/5
The room was quiet, spacious, and beautifully maintained. What impressed me most was the consistency of the service—every staff member was professional and genuinely helpful.
- 5/5
Staff was incredibly welcoming and treated my friends and I to complimentary drinks upon arrival. They were also very helpful with providing recommendations for things to do in the area. The room was clean and had a beautiful view of the bay. Would definitely stay here again!

I came to Miami for a short getaway with my partner and couldn’t be happier with our choice. The atmosphere was calm, the room quiet, and the amenities exceeded expectations. Staff made us feel truly welcome. Thank you for the great experience. I would recommend this place to anyone visiting the city.
- 5/5
Clean, comfortable, and beautifully designed. Great service and a perfect Miami vibe. Thank you for the lovely stay. I highly recommend it.

This place truly impressed me. From the stylish design to the cozy bed, everything felt well thought out. I traveled with friends and we loved spending time in the common areas and enjoying the views. Staff was helpful and professional at all times. Thank you for such a memorable stay. I would absolutely recommend it.

I stayed here with my sister and we had a great experience. The location was ideal for exploring the city, and the rooftop area was a highlight for us. Service was excellent and always welcoming. Thank you for the wonderful hospitality. Highly recommended for a fun and comfortable trip.
- 5/5
Fantastic stay in Miami. The room was spotless, modern, and very comfortable. I really appreciated how friendly and attentive the staff was. Thank you for making everything so easy and pleasant. I would definitely recommend this place to anyone looking for a relaxing stay.

Amazing
- 5/5
The room was beautiful. The staff were extremely kind and supportive. Close to the arena and a pleasure to have the opportunity to stay.
- 5/5
Check in was quick and easy! Got upgraded to balance room and bottle of complimentary wine. They didn’t clean our room the first night and the second night clean it but only left one bath towel and no face towels. The phone in our room never worked to call the front desk. I had to message them through the app. Overall we had a great experience and will most likely return.
- 2/5
No real coffee, only tiny espresso cups. Shower water was lukewarm. Restaurant menu limited. And people racing up and down Biscayne Blvd all night.
- 5/5
Loved everything about this place!
- 5/5
My room was beautiful and had direct access to the pool and spa area. It was also quiet and peaceful at this hotel. Mind you it was extremely accessible to transportation, food and museums.
- 4/5
Great staff. My only concern was the dampness in the bathroom. Water tends to sit and creates an odor. Overall, it was a great experience and prime location. I look forward to returning to The Grayson!!
- 5/5
Staff went above and beyond to ensure my stay went smoothly. Restaurant was excellent and will consider staying here again on future trips to Miami. George was an absolute 5 stars.
- 4/5
Great location. Appetizer in restaurant was good. Room was very poorly painted (wrong type of paint in bathroom extremely poorly applied). Pool(s) was nice, but closes at sunset and they are very strict about that.
- 5/5
Excellent place to stay

insight regarding how to travel in the greater Miami area, restaurants in the area, and local attractions. I would rate this hotel a 10 out of 10.
- 5/5
A lovely hotel. The room was spacious with a fantastic view. The room was clean, and there was a walk-in closet by the door with an ironing board. You can see the cruise terminal port from the room, the Sculpture Gardens, and some of the city from the balcony. The balcony was huge. The bathroom was clean. The room service food was delicious, and the bed was soft.

Terrible experience
- 5/5
We didn't have breakfast
- 2/5
The hotel was great, but the balcony could be a lot cleaner
- 5/5
This is my favorite boutique hotel in the country. They are excellent from the moment I walk in until the time I check out. Best in the business.
- 5/5
My stay was absolutely phenomenal, which is the norm.
- 3/5
Was a nice hotel. They had beautiful decor but the rooms themselves definitely need some...updates. You could tell it was older as floors were old, not updated. We're not really picky like that but it seemed weird to have such beautiful decor but run down rooms (if that makes sense). Overall, totally fine place to stay but if you're more selective you can go elsewhere for the same price.
- 5/5
Awesome place to stay. Very friendly staff who are very accommodating.
- 4/5
Everything is great! The location, the room itself, the view. The staff was friendly. So far so great!

- 5/5
Room was nice. Shower pressure was ok but the bed was amazing! Service at hotel was awesome also!
- 4/5
The Greyson’s check in was awesome. Our room was spacious and clean. We visited the pool and ate at the cafe on the 14floor. We purchased breakfast when the room was booked. One of the staff members was not very friendly or hospitable. Maybe she was having a bad day at 8:45 am…she switched out and was no longer our waitress and I was happy about that. This is the reason for a 4 star review. I would stay here again. One bad experience does not spoil the overall hospitality we received at the Grayson Miami.
- 5/5
Beautiful location and I highly recommend

Toilet ran in verb
- 5/5
Place is very nice.
- 5/5
Loved this hotel. Close to everything we wanted and to the Arena . The views were amazing . Balcony was perfect to see the sunset and sunrise .
- 5/5
Excellent hotel
- 5/5
great idea offering the beach club
- 4/5
There is huge building work going on next to the hotel which is disruptive from early morning plus it is very close to an extremely busy overpass which is also noisy. It is walkable to nearby local restaurants and to Bayside where there are many bars and restaurants and the starting point of the hop on/off bus. There is a publix supernatket 15 mins walk away. The room has an iron but no ironing board and no suitable plug socket for it. The bathroom is a huge space with a 2 person shower, and the lighting in there is amazing. The gym is very well equipped and there are steam rooms and a sauna The 2piols are also very nice. The cold plunge pool was broken the entire time we were there. They ask for a large deposit of $150 er night which I think is excessive ( we paid $100 total for 6 nights in NYC)
- 1/5
Terrible experience, shower water was brown and there was no hot water
- 4/5
Check in process was fast and easy.
- 5/5
Room was nice and clean. Staff went above and beyond
- 4/5
The room was dirty and they give me another room. The front desk was nice but the rest of the staff was not trained in customer service
- 3/5
Very clean but restaurant was a little run down with scratched table tops and mismatched cutlery. Only negatives were housekeeping. Only have one full size towel and the in shower body wash was empty. Called twice about this but it was never corrected. Front desk did waive the resort fee upon checkout which was nice of them.
- 3/5
The room could've been cleaner, also they knew how many of us was coming yet only left towels for 2 people. Was a little disappointing.
- 1/5
Once we were in the room, none of the electrical outlets worked. Only the ones with the lamps. Literally tried to charge my phone for hours to no avail. Then we get in the shower to find there was no soap, and only the handheld shower worked, not the main shower. Then though we clearly reserved the room for two people, there was only one towel. We asked for towels and the attendant literally brought up one towel. Yes. One. Towel. So, after turning the shower on and making due with the handheld shower device and medium hot water at best, when we turned the shower off, and it began to audibly leak from the handheld and main shower head. At this point, I finally begin to get upset. On our way out, I stop at the front desk to request a new room, only to be told there are no others available, eventhough the hotel clearly was not full. I was told they'd send engineers to the room to repair the shower, which they did. As far as the electric, all the person did was put a plug extender in an already dead outlet. In one, single outlet. The USB section underneath the TV did now work either. They bought towels when we were gone, only to throw them on the bed on top of my wife's clothes. They didn't even leave them in the bathroom.
- 5/5
Beautiful building at a great location! Very kind staff and clean room!
- 3/5
Very noisy, view of construction works only, only 1 bike available, room finish/ furnishings very poor.
- 5/5
Great location, staff were wonderful, beautiful room.
- 5/5
All good
- 5/5
Nice stay…
- 4/5
The property is nice however the room wasn’t as clean. Curtain that separates main room from bathroom was dirty, plus water pressure was nonexistent in shower. My biggest complaint is that I did not receive the room I booked.
- 3/5
I recently stayed at this hotel and, while the location and overall amenities were decent, I was disappointed with some aspects of cleanliness. The bedsheets had visible stains, which was unsettling, and the tables in the room didn’t seem to have been wiped thoroughly. These issues took away from the comfort of the stay. With a little more attention to cleanliness, this hotel could easily provide a much better experience.
- 5/5
Clean
- 5/5
Great place close to the ports

Amazing!

Room was great the staff was very helpful

Good experience overall
- 5/5
Great facility would recommend it to anyone
- 5/5
Pools were amazing! Hot tub was actually hot!
- 5/5
The views were amazing!! The hotel staff were pleasant and very helpful.
- 4/5
Generally my stay was pleasant. However, I must point out that the restaurant staff were not friendly. We sat for more than 8 minutes waiting to be attended to - they didn’t even acknowledge us when we got it. It was almost like we were encroaching. Secondly, whilst enjoying the pool which has a limited time from 7am to 7pm; we were asked to move to facilitate a swimming class in session. This left me feeling very confused that the hotel would be further limiting the use of the pool for its paying guests.
- 5/5
The bathroom was absolutely amazing. From the separate bidet to the deep soaking tub and the rain shower.
- 4/5
Great location. Stylish.
- 5/5
Very clean room, great central city location, excellent views from corner suites. Trendy modern vibe. Great all around.
- 4/5
Didn't use the spa but both pools closed at 7:00 pm in an adults hotel. Ridiculous

The room was luxurious with amazing views and a big soaking tub. Much needed after nine hours of driving.

- 3/5
Cleaning service came everyday but the floors were always dirty.
- 1/5
Room is horrible-noise from highway is so loud. No trash can in the room and trash on the balcony. The free wine we got for being a Silver member is awful and the staff are all not friendly. Bathroom looks like something in a sub par cheap hotel. Not staying here ever again.
- 1/5
The staff Uncharges you once you arrive
- 5/5
Clean room nice staff and amazing WiFi
- 3/5
The rooms where not carpeted and very cold floor
- 3/5
Okay stay but not anything special. The room was not as clean as it could be and the air from AC was moldy.
- 4/5
The beds were WAYYYY to low to the ground, it was like a mattress in the floor with how low it was
- 5/5
This was an excellent stay
- 5/5
This place is beautiful and super clean. The staff are very kind and professional. I highly recommend this hotel
- 5/5
The favorite place to stay when traveling to Miami. Best value for your dollar. Absolutely 100% highly recommend to everyone we know.
- 1/5
First off, they had no parking. I ended up having to park in some sketchy parking lot for $75 because the only parking I had was valet for $45 but they said my pick up truck was too big for their parking garage but this is not true. The hotel also has apartments and they saved the spaces for their residence. The room had no refrigerator that could be used because it had all their incidentals that they wanna charge you for the bathroom didn’t have a proper door. A curtain and a minimally frosted door for the toilet. I also found cockroaches when I turned the light on in the middle of the night.! I would like a refund
- 3/5
Parking is such
- 1/5
Noise and light into the room you cannot control. Stayed there for nights, three days not once did they come for housekeeping, requested it three times to be told in the end by a manager, on Sunday early evening, that they’re off , “sorry but will send xtra towels”. Location is convenient near the stadium short of that find another place, trust me.
- 5/5
We flew from Massachusetts for my birthday and a concert. We were automatically greeted with a quick and easy check in. We enjoyed a complitmentary cup of rosé. The room was super comfortable with a great view. We had breakfast which was delicious. The property is beautiful, we used the infinity pool one day which was amazing. My mom suffered an injury while we were there and they provided us with a wheelchair and sent us ice up to the room without us having to ask. They even let us take the wheelchair to the concert. We were definitley taken care of. I work in hospitality and it’s hard to find people who care like this. Shoutout to Ty, as he’s the one who helped us the most during our stay! I hope to return in the future to actually explore Miami as the location was a short walk or uber ride from anything you want to do.
- 3/5
My partner and I stayed in the junior suite and all though the room design and layout was beautiful; the room felt dirty. There we stains, water damage in drawers, holes on shower wall that were not repaired, and splatter stains on the night stands. Would not stay there again based on the cleanliness of the room. We only stayed one night and did not experience the other amenities but the employees were nice/attentive during check in.
- 5/5
Absolutely wonderful hotel. I would definitely come back. We loved it. Great soaking tub. Wonderful staff amazing pool five stars.
- 5/5
Excellent property, great location nice staff
- 5/5
Walkable to the Kasey Arena, very clean, great view, friendly personnel, comfy bed. Loved our stay here.
- 5/5
This hotel is beautiful!! So clean and comfortable. Loved the pool and hot tub- not to mention the view from the lap pool. The staff, they are amazing!! We did not eat here but I bet the food was great too. So close to the Kasey center where we went to see Billie Eilish, 2 block walk. Will def stay here everytime I come to Miami

Go eat breakfast or brunch at Sagrado best food hands down. Just down from the hotel

Although a short stay, it was a wonderful experience and I look forward to staying here again when back in town.

Clean room excellent costumer service, close to everything, love it.

Nice room and service was excellent

We appreciated the upgrade to the beautiful balcony room overlooking the port. We could watch our ship sail in after sleeping on a very comfortable bed in a very clean room. The staff was extremely accommodating. Loved the popcorn for movie night. And the drive to the Port of Miami the next morning could not have been easier.
- 4/5
The property was clean the staff polite if not all strong in English

I stayed here for 4 days, and overall my stay was decent, but there were a few things that could definitely be improved. The website stated that the rooms come with smart TVs, but unfortunately, they’re were no smart TVs in the building. There was also no microwave in the room, which made it inconvenient since there was no option to warm up food. I ordered room service and instead of being delivered on a tray or with proper presentation, it was handed to me in a plastic bag. When I requested ice, it was also given to me in a plastic bag, which felt very unusual for a hotel stay. Outside of these complaints, the experience was okay, but I feel like these details should be addressed for a better guest experience.

NICE HOTEL
- 5/5
Awesome property. They took care of the small miscommunication quickly and efficiently. Id stay there again. The staff was very friendly. Food was good as well.
- 3/5
Been to 3 different rooms all smelled like animal urine. I feel as though the cleaning crew used the same water to mop up the pee with causing loud urine smell in each room they moved me to.
- 5/5
Room was clean yes I would recommend
- 4/5
Everything was fine except my shower smelled of meldew. It was horrible and there was no way I could shower. Thank goodness it was for only one night before I went on a cruise. Service was excellent and the room was clean. They need to get a plumber to fix the problem.
- 2/5
The hotel was very noisy due to a busy road making the balcony unusable, and noise from neighbouring rooms. Breakfast was poor, with unfriendly staff, limited options, extra charges for simple requests like a cup of tea, and a gloomy atmosphere. There were also issues with voucher confusion rude service. Housekeeping did not clean the room for two days, wrongly blaming us for leaving up a do not disturb sign. However, a partial refund of resort fees was given, which was appreciated. On departure, the service remained inconsistent, with staff varying from helpful to reception saying that there wasn't a toilet we could use (though a second member of staff quickly corrected this) Overall, the hotel felt lacking in care with inconsistent staffing, and poor overall management. While some individual staff were kind, the overall experience was underwhelming and uncomfortable.

Great room and great service.

Nice hotel
- 3/5
It was okay it’s not worth the price for one night. The bed was uncomfortable. We stayed on the 11th floor and could hear every thing outside, planes, cars, sirens, and music. There was nothing special about the VIP experience. Giving your guest cheap wine is not a VIP EXPERIENCE. Hotel staff is nice valet not so much. The valet was rude to me for no reason!

So far so good.

Housekeeping didn’t make the bed for 3 days. When I called on the last evening they came , bed made without top sheet, bare uncovered duvet. Bathrooms beautiful, but 2 towels for a deluxe room with a huge bath is just annoying. TV has just a limited amount of channels, No ability to stream own content, which is a shame and renders relaxing and watching a movie at night impossible. Needs to be more user friendly. No usb/C charging ports. Food via the restaurant for room service was inedible. Steak was unable to be cut with the knife provided (After calling back for cutlery to be delivered)Toughest meat I’ve ever seen, impossible to chew. Greasy fries. Chicken wings were 2/10. $67 wasted Hot tub wasn’t heated. Cold plunge out of order. Steam and sauna facilities very good. Staff do their best. The hotel just needs some real care from ownership and exec management to bring levels up. Too good of an asset to have these small fixable things not be addressed.

Nice property located in a decidedly lifeless part of Miami. We were only there for one night on our way back from a cruise, but we certainly enjoyed our stay. The room was large, clean and had a lovely view of the Bay. We didn't use either of the pools but they looked lovely. The staff were also very accomodating and actively helpful. The area itself is pretty lifeless, at least from my perspective. But if you need a nice place to stay that's located near the port and equidistant to other parts of the city that do have more active street life, like Miami Beach, Brickell, etc., this is good option.
- 5/5
Felt very spacious and it was nice to have a balcony. Pools were very nice. Warm towels provided!
- 5/5
I like the area
- 5/5
Super close to the port for cruise lines. Parks and shopping close by as well.
- 5/5
This was an amazing place to stay. Great location. Nice huge clean room with comfy beds. Staff very accommodating and nice.
- 4/5
We loved our stay!
- 5/5
Overall great with the exception of a few stray false eyelashes I found in the bathroom and near the bed my stay was great. It was convenient location clean property the amenities were great. Happy hour free drinks per guest. Pool was cutesy
- 5/5
The location of the hotel is very convenient for the downtown area. It was very close to the Kaseya Center, and most spots were walkable. Once the construction around the hotel is done, the hotel will have even better views. This was a very cool hotel and I would definitely recommend staying here.
- 5/5
Staff was great and James was the best.
- 4/5
Nothing extraordinary or bad to report. It was a large hotel room with an awful view of construction and highways.
- 5/5
Overall the property was wonderful

Great Company

Our stay was ok. We came to Miami for the Lady Gaga show. The worst thing is that they closed Biscayne Blvd so we had a terrible time getting back to the hotel after the show. We pulled up to the valet parking to find no one there. I walked to the lobby and asked the gentleman at the front desk. He was so preoccupied with hos phone he never looked up and was dismissive telling me to go back that the guy was most likely getting a car for someone. The body wash was completely empty. Also, I would think for over $330 stay you could offer your guests complimentary bottle of water.
- 4/5
We only stayed for one night. The staff was very nice. The room was clean, nice and perfect for our needs. Valet parking was handled effortlessly. The only issue I had was there is a free happy hour for guests which was a glass of white wine. Very nice. Since I don’t drink alcohol I had to purchase my soft drink. I thought that was a little ridiculous but other than that our stay was great. I would stay there again.
- 4/5
The balcony size and the views from the hotel room. Something that could have been improved was an update in various items within the room.
- 5/5
I had a wonderful stay here, and would choose The Grayson again for future stays. The room was clean, simple, and had a great view of the port of Miami.
- 5/5
Stay was amazing and will stay again.
- 5/5
Great location, really friendly and helpful staff.

Beautiful property. Staff was prompt and friendly. I love this stay. Everything was great. BOOK IT!

Great stay! Highly recommended

Better place
- 4/5
The room air vents needed to be dusted and the outdoor chairs were dirty-looking and I was upgraded to the King suite with a balcony and on the booking site it stated bath robes and slippers.
- 3/5
The property appears nice in the photos, but it is somewhat outdated. Upon checking into our hotel room, we noticed that the floor was dirty. Additionally, we were spoken to very rudely by a front desk employee when we picked up our DoorDash order from the front office. Following that incident, our Wi-Fi connection suddenly went down, and it was restored almost immediately after we called to report the issue, which felt very concerning. Based on this experience, I would not choose to stay at this hotel again.

Love the stay and my favorite hotel to stay when I’m visiting, however it’ll be nice to have a microwave on site or in the room.

Nice pool area on the 14th floor. You get a voucher for seats on Miami Beach which is a nice touch but they upgrade you to buy an umbrella which is to be expected, the watch out is no towels. As it was promoted as a Beach Club you expect towels even if you have to pay for them but the reception team didn’t inform us and had to buy one locally.

The bar was shut for renovation and only one elevator was working. A price list was not provided with the dry cleaning bag, and when I submitted my laundry for cleaning and explained this, the supervisor did not offer any insight into the extortionate prices. One bag of laundry cost $426. I believe the price list card does not exist or was purposefully not included so that guests would unknowingly end up with astronomical charges. I tried to communicate with the hotel supervisors regarding this charge amidst the myriad issues with the hotel but they were robotic and unmoving. A horrible hotel run by horrible people.

Everyone meet you with a smile. For this experience my husband and I are very thankful.

Très bel hôtel, personnel très agréable et accueillant. Chambre spacieuse & concernant la piscine et les équipements tout était impeccable !
- 5/5
Would definitely return !
- 5/5
Overall the stay was fantastic. The main pool and cold plunge weren’t open which was a let down. Plenty of construction in the area so when that’s all done it should be much more quiet. Clean facility and welcoming staff. Would return.
- 5/5
Valet and staff were super nice just know upon arrival you have to do a 150 hold on your card per night. Food was okkk.. we only got it the last night and was expensive but not disgusting, loved the balcony and how easy check in was and valet parking was nice but $40 a day is crazy other than prices was a really good experience
- 4/5
Within walking distance from museums, restaurants, cafes, and clubs. Staff is very nice and helpful. My rooms was very spacious as well as clean. Overall I’m really happy with my experience and would definitely stay here again!
- 5/5
They upgraded me without me requesting. Thought that was very nice.

It was seamless from early check in to check out. Staff was super friendly and helpful.

It was a very clean and great stay.

Customer service was top tier from the time we entered until leaving. They upgraded my room since it was my birthday, the views were spectacular. Will definitely stay again.
- 4/5
There are a few restaurants on property which is very convenient.
- 4/5
The hotel is quite nice. Really close from Bayside and the cruise port.
- 5/5
Bed comfort was wonder. Didn’t get to taste the food options
- 3/5
We were concerned about the safety because the magnets on the door wasn’t latching. Called front desk, literally took me 3 times for someone to answer, they sent someone to assure us it was. The property was very nice but you can tell it had been updated. The location to the port was amazing. 90% of the plugs in the room didn’t work and the floors were FILTHY! We had gotten out of the shower but by the time we made it to bed our feet was disgusting! I was really expecting 5 Star hotel ended up with 3 Star.
- 5/5
Amazing stay ! We stayed because we attended a concert across at the arena and it was very convenient to walk to and from ! Beautiful view from room ! Super spacious ! Gorgeous bathrooms ! With tubs inside ! On the 14th floor bar is small but very nice !
- 5/5
Loved the area, so close to everything
- 5/5
Once my room was ready, it was upgraded to a pool room view on the same floor. The room was spacious, comfortable bed, and cozy linens.
- 5/5
We were able to get checking into our room 7 hours earlier which worked out great for us since we just got off from our cruise. The room was beautiful and the balcony view of the city was lovely. Only thing is, the slide door was a little hard to open and we could hear people around us slamming there doors shut as well. Overall great stay.
- 2/5
Once I was finally able to check in. They went through all the amenities but failed to mention some of them weren’t working. Cold plunge pool, down. Restaurant, closed. They said the restaurant was open on the top floor. Which was partially true. They were attempting to sell a limit menu from the bar. So you’ve got an entire hotel trying to eat breakfast with 10 tables. Then you order your $25 eggs and it’s served in a plastic container with a plastic fork. So, charging prices of a restaurant but serving you like McDonald’s. One waiter who took 8 mins to greet us. 15 min to come back and take our order and never returned. I had to go find him to pay the bill. Dinner was worse. $120 for two small pizzas and a cheese burger with 5 can sodas. 2 menus for the place to share.

We had a great stay. Highly recommend for staying before a cruise of just being in Miami. Hotel was in walking distance to a few great restaurants and not far from the port.

Staff was amazingly friendly and helpful! Overall fantastic experience!
- 5/5
More food options would of been nice
- 5/5
We loved this hotel , super clean and spacious rooms!
- 4/5
I was informed that there was no parking available for my truck at the hotel, and I was instructed to park in the lot behind the building. I paid $40 for 24-hour parking, yet I still received a ticket while parked there. Great customer service, other than that.
- 1/5
The place looked cheap, the beds where too soft. Furniture looked cheap like ikea, bed too low to the ground. No table for luggage. Definitely not impressed.
- 3/5
The door lock was a problem with the batteries
- 5/5
The staff was super friendly and very welcoming. the room I was given was clean and comfortable. Overall I was very happy with my experience from checking in to checking out.
