I reserved a room for my birthday only to arrive to hotel building that was closed. I had to stand outside reading a city ordinance while attempting to find another place to stay. I was never notified before my arrival. Just fantastic.

Absolutely a horrific nightmare! Reached out to Expedia Saturday and was told they will contact manager, wanted a resolution or to be moved to another hotel. No one called or did anything . Monday I get an email that the Z Ocean is willing to refund my resort credit! This is not good enough! I want a refund or credit ! Nothing worked and neither the manager or engineer ever showed up with my several calls to the desk and conversations. Another couple complaints as I stood there as well. Appears the entire hotel nothing works! Expedia you should pull this off your page! First time I have had such a horrific experience!!

It was very spacious! But very outdated. No restaurants, no bars, pool area not clean, jacuzzi had rips inside and it was dirty poor maintenance upkeep. Literally visited a friend’s hotel that was less expensive and beautiful. Up to date.

The property itself is located in a good area. Close to the beach. The rooms layout is nice for the rooftop PH rooms. The hotel amenities aren’t in operation ( No Bar, No spa) and the hotel is currently being renovated, which i agree it needs to be. Only 1 elevator works so wait times are longer than usual. The pool area is horrible. Does not look like the picture. The worst thing is that none of the hot tub jets work in the building. They still offer to fill it with warm water and just sit in it which is outrageous.

Privacy curtains were partially missing and the rest were off track and hanging down. Reported it to front desk about four different times to two different people and nothing was done. Jacuzzi jets wasn't working (wich is why i booked in the first place) and the water didn't even get hot! Ice machines weren't working. Staff didn't know or seemed to care about what was going on.....too much money for poor service and the quality of the hotel.

They charge for a $177 breakfast and one leaves disappointed because they only give a coffee and a donut, the hot tub does not serve the attention of the hotel staff they are terrible the truth I left very disappointed from the hotel

I travel alot. This experience was no way near what I paid for. I was reluctant to pay $1200 for 2 nights plus $100 for parking for 2 nights. I have never given a poor review. There are not words to describe our experience...it was THAT bad. :( 1.The phone didnt work. We had to go down from the top floor many times to ask for help. Only 1 elevator worked. 2. The hot tub was unusable. Chunks of the tub itself were missing. 3. The toilet had no water in the bowl or tank. Maintenance came 2 times. Did not fix it. We had to pour water from the sink using the garbage can each time. We tried making sure thatvwe used the restroom elsewhere when we could. 4. Lights didnt work on the deck outside. 2 lights didnt work inside. Room was dim. Maintenance couldnt fix. 5. Our shower tile seat was cracked looking as if it would fall. Soap scum built up from previous users. Used personal item dried, pushed into the corner. 6. Hair in the "clean sheets". They were not changed. 7. Air conditioner rattled all night. Fan was stuck on. 8. My package included free breakfast. The person at the desk, Very nice person, Stated there was no breakfast at their location. 9. Dirty on counters, cabinets had finger prints everywhere from dirty hands. I can overlook things, but this was too much. We avoided the room as much as possible and slept in our clothes. I have called and left messages for management with no response.

They had so many services closed and the facility was very run down and not clean so i was told i could cancel my reservations and find a new hotel. Bryant was the manager and he was very helpful and he confirmed i would get a full refund.

It was a room for rent hotel itself needs renovation offers no breakfast or food but it’s restaurants around the property so location is a plus plus hot tub isn’t working but still being billed for it no gym no pool everything needs fixing only offers a room beach located across street and hotel fee included beach chair and umbrella that’s a plus that’s it that’s all. Oh and offered early check in no late check outs though.

Lots of art deco flourishes, but the restaurant and the gym were closed. Needs to be refurbished, but it was clean, quiet at night, huge balcony, perfect location, close to the beach, and very convenient to have towels, chairs and umbrella included.

Not as advertised. They said the hot wasn’t a jacuzzi. It’s not a bottle of wine for VIP, it’s a glass. The staff talks to you like they are your parents. The electronics are outdated. Don’t recommend.

This was my husband birthday trip. We stayed in the penthouse. The hot tub was unusable, very nasty and dirty, the table on the balcony the same falling apart horrible place. My husband had to use his phone for hotspot for the TV to work. The alarm clock was broken. The bed was okay. The shower was in meed a repairs among other things. I was so disappointed the ice machine worked some days. The food downstairs for breakfast needs to be shutdown ASAP.

This property is a nightmare! I will never stay here or recommend it to anyone. I was checked into a very dirty room, inside and out. They switched my room due to the inconvenience, but the nightmare continued. The door to the patio kept getting stuck, stained sheets, people with congregate outside my door to have conversations, they left a very loud fan in the hallway in front of my room to keep the floor dry leading to the pool area, lastly there was a hole in the hot tub (which was a like warm soaking tub, no jets can be used). When I went to discuss with the hotel personnel, he was not helpful, tried to compete with me on who hadn’t had a vacation the longest and did nothing about the problems and refused to switch me to another room beans he said the hotel was full. I later found out upon checkout that he was lying and additional rooms were available. This place felt very unsafe. Housekeeping would just walk into your room without knocking, multiple times a day. Hotel has a dank order to it. Overall NIGHTMARE! The best thing about this place is that it’s walkable to the beach, shops and restaurants…. so u can stay away from it most of the day. Do not book at this place unless you’re ok with living in the slums and poor customer service. You have been warned

Mold in room, dirty towels, broken items, hair in the drain, nothing is as promised or looks online, WiFi doesn’t work either. $45 to park and a $45 resort fee that should include waters and champagne only one water was provided. Staff knocking on the door before check out asking when you will leave, the list doesn’t end! Not worth any $$.

It's an older property and has all the drawbacks of an older property...slightly aging look, etc. But the room was great. Large king bed, spacious, kitchenette, huge balcony, etc. If you are looking for a comfortable place to stay and will be out and about most the time, definitely stay here. I was there for a conference, unfortunately, and the Internet never worked during my entire visit. It was on, off, off, on for a minute, off. I probably rebooted my computer 750 times that week. To be fair, the hotel refunded my daily resort fee, but I would have rather paid it and had Internet instead of having to run across the street to Starbucks constantly. The pool is fine, but there is no pool bar (if you are looking for that kind of thing). The customer service....the woman at the front desk is LOVELY! She learns your name and goes out of her way to help. You can tell she loves working in hospitality. The night time front desk guy was kind of a jerk and suprisingly rude. Probably not an issue for most, but just a note as to why I marked customer service down a notch. If I called down during the day, she always answered. When I called at night about the Internet, it would literally ring for 30 minutes before he picked u

The property was old and outdated especially for the price. Scuff marks and holes all over the walls. Tile was old and grout was dirty. The corners were dirty. Drawer had handle falling off which I put back on. It was advertized as personal spa on the balcony. Which really was a bath tub since jets are not allowed.On the positive side the staff was nice and location was awesome Thr room was large and balcony too. It overlooked the busy street.

Our room was nice and clean. The common areas of the facility were terrible. I was embarrassed to bring my girlfriend there. The hallways were dirty and dilapidated. The door to our room would not lock. The door to our room is delaminating at the bottom. The door itself along with the lock assembly need attention badly. The elevators didn't work.

There is someone stationed in the elevator as one of them didn't work and the other is barely works. You need to knock on the closed doo on the upper floors or phone down to have the elevator come up to get you. It was nice to have beach chairs reserved for us, but the beach towels could have have been better and more of them. For the money this place was less than mid, but the location is key and again the room itself was fine.

Zocean is no way a 4 star property. In a suite, they do not have a sofa bed, but they have two bathroom! Service at the reception only does check-in and check-out. When I raised the point about sofa bed, they stated that if we have a rolling bed we will put it. I had to call Expedia to get addressed. Their internal door to the balcony on 2nd floor would not lock. Why do not they say that the property is under renovation on 2nd floor. I will never go to Zocean again. Overall bad experience

We picked the spa suite because of the jacuzzi on the balcony. The jacuzzi was dirty and also the jets were turned off so we could not use the hot tub. We would have opted for a different hotel or room to save money had we of known this.

The room booked was not available, when queried stated the room we got was the same price which wasn’t the case, stated room would be available next day but never materialized, internet was terrible and un protected, following our check out further charges appeared on credit

This is a perfectly located hotel, one block off the beach with beach chair services and right in the thick of south beach. It has very long corridors and is showing some of its age, but it is a great value and the rooms are some of the largest I’ve stayed in in Miami.

Very run down and in need of refurbishment. Has gone down in quality since i last stayed here a few years ago. An erroneous charge was placed on the bill. I could never get through directly to someone and left multiple messages which were never returned. On the plus side the location is great. However I won’t be returning.

The biggest disappointment was the "spa" located on our rooftop patio. It was more of a soak tub and not the personal hot tub that was advertised. When we arrived, it was filthy with human hair still on floor of the tub so it was clear that they do not clean these. I would not consider this a four-star hotel and definitely feel misled by this rating. I would not stay here again.

the photos on Expedia unfortunately no longer reflect the current state of the hotel, everything is a bit run down! Staff not particularly interested in guest service. A queen bed for 3 adults😩???! The terrace with the whirlpool unfortunately cannot be used at all as there is so much noise from the next room, probably a broken whirlpool!!! It was not possible to open a window! The supposedly included breakfast for 2 people (there were 3 of us?) is just a coupon for $20, which is not nearly enough, the portion of salmon we ordered is a tiny slice! So you might as well have breakfast somewhere else! Coffee machine in the room but the coffee is unfortunately inedible.

We spent 4 nights at ZOcean and I have to say “not exactly as advertised” as the suite we stayed in had roof access but the hot tubs are not running, the furniture was lacking cushions on the patio, the actual room was in disrepair and the kitchen / dinette had a plastic plat a fork and a knife. Not what you read when you book the “upgrade”. The folks at the hotel are nice enough but the hotel has not been invested in to be at the advertised level for what looks like 10 years. Very disappointed in the accommodations. On the positive side it’s in a great location near dinning and the beach.

A large tastefully decorated room with a huge outside deck to enjoy people watching. Lovely heated pool in the courtyard and hot tub. Restaurant attached to the hotel. We really loved this accommodation for our Miami trip.

Again the front desk staff was amazing. She held our luggage, let us check in extremely early which was so appreciated. It’s just the accommodations for the price is not worth it. We could’ve stayed at the Loews or Ritz in luxury for the price here.

I highly recommend this hotel. Great service the combination inside the hotel that I was not aware was super fantastic. Everybody was super nice clean is extra accessories in the hotel and outside of hotel the area around the restaurants. The hotel restaurant was amazing grapefruit grape pit prices I will definitely come back again and bring family members recommended way to go.

AC didn't work never reached 65 degrees despite technician changing filter which was dirty indicating lack of maintenance. The hallways smelled musty and humid again AC not working well. Ceiling has water leak and it looked brown and moldy. That's a health hazard.The shower sensor was malfunctioning to the point we al.ost got burn the temperature was at 100 degrees Fahrenheit. Again a plumber came but said it was fi ed after he almost glooded the shower. Still water scorching! All in all Z Ocean needs a major renovation . Antonne was very professional considerate and caring. She handles business and is a woman of her word. I would totally hire her as to run my hotel.

The rooms are very spacious and we liked having the balcony. The balcony is getting kind of run down since the last time we been here same with the pool area. I think upgrades need to be made in several area to keep this place at a 4 star. The bar, pool, and pool bar all needs upgrades. The pool bar was totally out of service now.

Overall my husband and I like the property. We arrived extremely early due our flight coming in early we went to the hotel to let them know that we were there and to see if we could leave our luggage they let us leave it with them and gave us places to go eat and said that our room would be ready at 4:00pm which is normal check in. Within maybe an hour we got a call saying they had a room available for us. When checking in your suppose to receive complimentary champagne we didn’t get ours due to a lot going but later on during our stay we did receive it. The room we had came with mini bar with 750ml bottles on the counter (for purchase), two mini refrigerators one filled with mini bar items such as juice, mini shots etc. (for purchase), the other was empty for guest to use. It also had a microwave, silverware, desk, couch, lounge chair, the first balcony had a hammock, with a stairwell that lead to the second rooftop balcony where it had two beach chairs and what was suppose to be a private jacuzzi tub but it didn’t have any jets, it was just a tub, a little disappointing because that’s what we really were excited about, being able to to spend time together over looking the city relaxing in the jacuzzi. We were on the Penthouse Floor, the hallways were really hot, few cosmetic issues two of tile on the wall behind the bed were falling off, and two of the pictures in the restroom were broken. Hotel had a bar and restaurant in the back.

Terrible experience, this hotel is not even 2 star. The access doors are not even working, only one elevator was working half of the stay the other one was not working at all, no poolside bar like it is mentioned in the description. The photos of the hotel on Expedia ad is fake or from 10 years ago. Instead of reception desk that is on the picture there was two old school tables no chess stand that was shown on the photos, ice machines are broken on every floor, broken handles on the common area doors. Can not access the pool from first floor because the door is not recognizing the card same as elevator. Rude and unprofessional staff. Included breakfast is also scam because it’s is not included, reception only gives you 20$ voucher and then adds the same amount to service charge at the restaurant where food was disgusting. I ordered salmon bagel and couldn’t eat it because salmon was raw and chewy, when I ask to change it they charged me for bagel as well and I end up paying 34$ for my “included” breakfast. Tv in my room was not working and the furniture is old and damaged. Not something I would expect from even 3 star hotel. I think Expedia should require these hotels to update photos and provide the proof of 4 stars because we got scammed by Zocean and I wish we picked the Royal Palm that was just across the street and was actually ending up being cheaper and much better! This place does not maintenance any amenity they offer and just massively cut on expense. TERRIBLE

The staff was friendly and responsive. Overall, the room I had was better than I anticipated. However, I do feel as though the lighting could be better. My room felt dim at times. The poolside room was spacious and I love the bathroom set up. It’s almost a his and hers style bathroom. Great stay. Would stay again if you guys will have me. lol.

I loved the location and the staff on property was friendly! The bed was comfortable and the towels were great. I could tell that when this hotel was first built, it was amazing. Unfortunately, our hot tub did not work and we were very disappointed because we booked that room for the hot tub. We had to sign a wavier at check in stating that staff would be called to turn the hot tub on and off and we did call to have it filled and turned on when we entered the room. After spending 40 minutes cleaning the tub and filling it, the staff could not get it running and we were told they would contact the maintenance department. Then we got a call from the front desk stating that the man who checked us in was newly employed and he didn't know that the hot tubs recently no longer work in any of the rooms and they are now called Roman Tubs. We booked this room a year ago and it was advertised as working hot tub. I even watched videos of it and it looked amazing.We spoke to another front desk person the next morning and we stated how upset we were that we booked this particular room because we wanted a hot tub and she told us that she was not management, but she would let management know and that someone would call us. I gave her my cell phone number and no one ever contacted me. This sent a message to us that the management just didn't care and that is not acceptable. Unfortunately, we won't be returning to this hotel. It needs to be updated and we didn't get what we paid for.

Not so good. My husband stepped on a shard of glass in our room outside area that had a sunken Jacuzzi. One of the front desk ladies told us all sunken Jacuzzis were not working and jets had been turned off. When chatting with other guests around the pool that was not the case. It would just have been nice if they told us the truth.

The staff at Z-Ocean made sure me and my wife was accommodated very well for our Honeymoon during the Mother’s Day weekend. We most definitely will be returning back in the near future.

This property is very dated. It has advertising for awards the hotel has won, but those must have been many years ago. The pictures of the rooms must be old. The room set up was nice. The toilet, sinks and shower are all separate areas. There is a nice kitchenette area with many pay options for food and drink. But very high prices. There is also a refrigerator for guest use which was nice. There was an indoor sitting area with couches. We had a balcony with a nice view, and a hammock. There was also an upper area that we were very excited about. That area was extremely disappointing. We had a hot tub that didn't work and was so old we didn't want to get in. The only places to sit were on very old and rusty furniture or a chais lounge that didn't have a cushion and there was only one. The area appeared to have an awning that you could use to cover and to get some shade, but there was no awning in place. This area could have been amazing, but was extremely disappointing. The hotel has a pool, but with very little seating. There is a hotel bar which was nice and a restaurant that has good food and nice staff. We got free breakfast tickets with our stay and enjoyed using them. The hotel was supposed to have an exercise area, but most of the machines were not working and it was very small. The best part of the hotel is it's location. Right in South Beach, it is very convenient and you can walk to the historic South Beach attractions and the beach very easily.

Sorry hotel personnel don’t even understand English OR Spanish and we speak both. Terrible experience. The morning manager is so unprofessional he denied a price match of a room to extend our stay and the next manger gave us a suite.funny.

Bad rooms not updated toilet didnt work hot tub very old water wasnt cold the whole room needed to be updated that was the worst room i ever stayed in

If you notice that plaques on the wall are dated for 2008 and 2010. Which is over 10 years ago. The property looks like something that would be nice 14 years ago. But I’m 2024 these rooms and the facility need to be updated, even down to the decor. The floors were clammy in our room. I will say the bedding was clean and that seemed to be more of a priority for the cleaning staff (which is not a bad thing). However the rest of the room just didn’t seem clean. I wiped down with a lysol wipe in the bathroom and sink area. There was plenty of dirt and grime. The location is right at the beach. However, that’s probably the only good thing about the hotel….the staff also were helpful when needed.

Overall the hotel needs updating. Paid for a suite with a hot tub and jets didn’t work. One member of the front desk staff is very rude and talks down to everyone. The restaurant and the bar staff are great. We probably wouldn’t stay here next year when we visit.

Apts are no clean we found hair on floor, carpets and showers, microwave all dirty with grease from previous foods. Hot tubs are gross.
