I would not stay here ever worst mistake I ever did

Location, art Déco building Corridors (particularly the carpet) need refreshing.

Parking was a nightmare. Cost was 55 dollars a night. You had to take your car about two blocks and walk back. And vice versa. A lot of money for nothing.

I love the pool feature. I love how the hotel was able to heat up our food that we had for leftovers. I love the sweet momentum of adding a handwritten note with the Portuguese egg custard sweet treat now I know that the hotel has some Portuguese influence. The hotel room bathroom had a lot of water that would leak from the shower so we had to put multiple towels down even with the glass door shut so it had this flooring that seemed to concave in due to the water moisture. It would be nice that even if we’re booking on booking.com that we would have a nice view of the view wasn’t all that great but that’s my only negative side. Thank you so much for a wonderful stay in Miami.

Came to Miami for a graduation. The location was in walking distance to the convention center. Parking was the worst. It’s located in a residential area and they actively tow cars. The closet garage was blocks away. Our room was in the building with the 3100 rooms. I’m assuming 3rd building from the front office. It didn’t feel like part of the hotel and also if it rained you had to walk outside to get to that part of the hotel. Room was clean. Shower wasn’t the best. They need to deep clean the shower. They don’t have a gym onsite but did provide a gym pass to a gym down the street

It was clean The electrical sockets where lose in the bathroom when using the blow dryer sparks where shooting out of it. I could have got shocked. Daily room service is provided but when the come they do not knocks on the door. The pillows need to be upgraded.

The hotel was clean and the staff was awesome! The pool area was nice. The location was in a perfect area for walking to all the attractions, food, and beach. The breakfast could be a little cheaper for what you get. I just think 25 a pearson, so 100 for a family of 4, is a little over the top. The only other small thing is the bathroom was tiny.

Hey was just there for 3 days ...I arrived real Early I know check in is at 4pm but most hotels accomadate you but this one didn't plus I when to the beach I came back 4:30pm the room still wasn't Ready ,plus we were given a 2 queens bed as a Couple!! Didn't mind staying here for 3 days ...plus Had to tell them Im a Silver member for Expedia Show Proof to get my free Bottle of wine ..Smh...German was super nice !!!Gave us Free Breakfast But weren't clear if it was for the 3 days or 1 day ..I had stay here Before in Nov 2021It was a Fantastic experience plus the pool was Heated In that time don't know what happen now..I like The hotel and the pool plus the attention of the Waiter...I will go back ..

The location is unbeatable, right in the heart of everything. But what really made the stay was the staff—they are incredibly welcoming and genuine. The whole place has such a fantastic, upbeat vibe. Would definitely stay here again!

Great location and a terrific staff. Enjoyed my stay

The location was excellent , right near Lincoln Road, 5 minutes pleasant walk. Lincoln Road , loads of great shops open air restaurants and bars. Equally it is a 5-10 minute walk to the beach where the hotel provides you with loungers and umbrellas, which is actually another beach club you get a voucher for. Additionally there are bikes at the hotel where , free for an hour, and then charged after that. The bike ride down Ocean drive is a bucket list must ! So cool , head to south point pier. You can go the opposite direction for miles along the beachfront. At the hotel I had a large double room suite , which was a huge 2 bedrooms , 1 with an ensuite, living room ( that also operates as a bedroom, again with a separate bathroom). So in summary the suite was huge , kept very clean, with good facilities. The pool area although small was great to chill out in away from the busy city, again always kept clean. Although the room was excellent (space wise) it was very noisy!! There is a huge air conditioning cooling unit on top of the building where the suites are, and I mean huge! This vibrates all night and is a constant loud humming noise. We bought some ear plugs and that helped. However at a cost of almost $4000 for 4 nights you should not be buying ear plugs! We told the hotel, they were polite but did nothing. If I went back to the hotel I would never stay in that room again 2402 (I think it was) . Although the breakfast food was very basic, it was chaotic. Plates left around, never any cutlery, exactly the same thing every day. Basic chap meats, cheese , eggs , sausage and bagels. Whilst it was fine some days , it would have been nice to see a change. If you're staying in a cheap room and it comes with breakfast then fine. However for $4k it was not the right standard. I would go back but not get breakfast.

The location of this hotel was fabulous. We were able to walk all around South Beach area. The staff was very helpful and friendly. Extremely clean rooms and lobby area. I did not swim in the pool but it looked lovely.

Great location that’s only about five minutes or so from the beach by foot. Quite pricey though. But that’s Miami Beach in general! I would certainly stay there again. Also they have a lovely pool and nice staff!

Excellent staff, location was great for walking down Lincoln Road which was filled with life, great shops and so many fun restaurants with outdoor seating. The pool was perfect and breakfast was good. Seating area around the pool was a nice mix for any type of gathering and relaxing while not feeling crowded, even at full capacity. Really happy with this boutique hotel and would definitely stay again.

The shower in my room (319) was not very good - the water pressure was almost none and it took me at least 15-20 min just to get the shampoo rinsed out of my hair...otherwise, I loved the room!

The property was super clean and very welcoming the staff was amazing and very helpful. Check in was at 4 but they stored our bags and we hung out by the pool which was awesome.

Nice boutique hotel in a great location. Easy access to restaurants and the beach. Walls were thin so you can hear some noise but earplugs help and it didn’t bother us. Not great parking options around the hotel but public parking lot is a nice 5 min walk.

The location was good. I feel the bathrooms need to be updated to be more modern and cleaner.

Everything was clean and quiet. Staff was exceptional and were able to meet every request we had. Air conditioner could have been a little better, literally my only complaint. But I’ve stayed twice and the second time was in the main building that seemed to work better.

Beautiful hotel and an amazing location for seeing Miami Beach. It is off the main streets so the hotel is quiet and comfortable. Kind and helpful staff. Comfortable room and bed. Very nice pool and garden lounge. Great breakfast.

This is a good place to stay and walkable to theatre, shopping and dining .The only negative was the stairs up to our room which I had not planned for .Elevator in main building but not where we were placed .I did not asked to be moved as could manage climbing up but some guests need to be aware of that when booking .Also was double charged for room but extra amount hopefully has been removed after I pointed this out .Staff were friendly and helpful and generally thought this was a nice place to stay.

Beds and room were comfy. The bathroom was VERY small with absolutely no counter space to put any toiletries. Staff were friendly and helpful. The pool was being renovated so we were given a wristband to access the pool at another hotel. Overall, we had a nice stay and were able to walk to a restaurant and to shop.

This is the worst hotel I have dealt with. I’m a frequent flyer and this hotel has been by far the worst experience. Very unprofessional, impossible to communicate with. They weren’t willing to finish a resolution for us. They refused to give us an our refund even though we ended up not staying. Total thieves.

It was a really good stay. It was a last minute book and the pricing was right. The service was phenomenal and I had the best drinks at the hotel rather than on the strip. Definitely would plan to stay again. Only one caveat was the elevator being broken but they will help with luggage!

The hotel didn’t have any elevator so I had to carry my suitcase up three flights of stairs. I was there for shopping so that was not convenient. The parking was $70 a night which was an inconvenience and across the street.

We were going to a concert at the Fillmore, which was in walking distance. In fact Lincoln street shops, plenty of late night dining and the beach all conveniently walkable under 10 minutes. The saff was friendly and helpfull. The rooms comfortable and the free wine was fun. We had an excellent time and will absolutely return.

No iron in the room. Sink was clogged. Requested it to be fixed and 10 hours later I fixed it myself. Staff was friendly.

Staff were very helpful. Our main contact was Alex who made sure we were comfortable. Property is in a quiet side street with easy access to the beach. A small heated pool with sun beds and umbrellas. Front access has steps , not easy with luggage.

I had a wonderful stay with my family, the staff was the best thing of our stay, Christian, Renata, Alejandro and Mikaela received us with big smiles every day, they went the extra mile to make our time at the hotel a remarkable experience.

My room was beautiful and have no complaints about that except for the location of my room where it was right over the bar area, so during the evening times when they would play music, it would be very loud. Thankfully, around 8:30 PM they close and I was able to sleep. When I book the room, it said that there was valet and parking. However, when I got there they had done away with the ballet and there was zero parking. So I had to walk a few blocks over to a parking garage and walk back, which I didn’t feel as safe as I had intended to be as I was alone as a . I chose this hotel based upon what I saw when I booked and what it had to offer as far as safety and more. Other than that, the room was very nice and the staff was very nice as well.

In town for business meeting, unaware or advised of a resort fee until check in. Every time I requested any assistance, was told not available, could not help me. etc. $25 for a simple breakfast???? For what was paid, the value was not at all realized.

A nice property close to the convention center. The parking at the public lot across the street was $160 for 3 days. My room had a view of a bunch of discarded toilets along the property next door but I wasn’t in my room much so it wasn’t a huge factor.

My other feedback is that the refrigerator at our room was tied to the light switches, so when the lights are off the fridge is off, and one of the lights did not have a switch to turn it off. Unfortunately we discovered this too late so all our food was spoiled (I know, food may not be as important but it can be worse for people that need the refrigerator to conserve medicine).

Lovely art deco property, not your usual hotel, we loved the stay but also appreciate the staff! They went above and beyond to help and we shall return thanks to the kind of service we got. Amazing location as it's walkable to the beach only 5mins , and to all the best areas in South Beach area!

TERRIBLE experience during check in and checkout. They couldn’t find my reservation through Expedia had to wait over 30 mins. When checking out they tried to keep over half of my deposit for resort fees but everyone knows you pay resort fees during check in and not check out..

It’s a nice hotel,albeit getting a bit run down. If you arrive prior to 4p they will be good enough to hold your bags for you but will not allow you into your room even though it’s ready unless you pay $100 extra. That is very odd to me and poor business as there is then a long line at 4p when everyone that didn’t want pony up an extra $100 tries to check in.

Downside, there was a mixup with my room and it felt like I got bumped to a not so great room but they wouldn't explain what happened when I asked. I saw on the paperwork that originally I would have been on the 3rd floor, but received the 2nd floor at check in. I definitely can confirm this as they initially setup my wine in the other room and so had to move everything. It was a 3 floor property so I wouldn't have had to deal with the noise I did if I wasn't bumped to the 2nd floor. The curtains were outdated and dirty, and the fridge broke. Maintenance came in as soon as possible to fix and got a new one for the room. The area was close to most things you would need. Close enough walking to the hustle and bustle of Miami without being directly in it which was exactly what I wanted. Don't think I will stay again unless they upgrade the property. Put me off staying at any other Pestana location for right now.

Really great stay. The staff were really lovely and helpful. Beach umbrellas and sunbeds are included in the stay which was even better. Great spot!

I cannot say enough good things about this property and especially the staff. The staff was phenomenal the entire time. We had plenty of questions about the area and services at the hotel (lounge chairs at beach, pool, bikes, etc) and they answered everything so kindly and were very helpful the entire stay. The room was nice. The pool was really nice. I loved the lobby and its decor. I loved the fact that we got beach loungers and an umbrella as well as an hour of free bike rental. And we had some fantastic restaurants right nearby with awesome atmospheres/ambiance and delicious food.

I had a great experience the place was very peaceful. If you want to get away for some relaxation this is the place to go. Staff was very friendly and accommodating. Overall I enjoyed my stay and would stay here again. Highly recommend!!

Our room was kind of run down, very small for having 2 queen beds, and had a broken bathroom door lock which resulted in someone almost getting trapped in the bathroom. It was very stuck adn we reported it twice. I believe someone prior to us may have reported the same lock. That could truly be dangerous if you get stuck in there without your phone.

Great historic deco property just a block back from Ocean Drive. Has an amazing vibe and the staff are incredible. Regretfully with older buildings, you do have to forgive some of the quirkiness and in this case, a little need of TLC.

The staff was very friendly and as accommodating as possible. However. While we were there the water to the shower shut off in the middle of a shower. Water, was still available in the sink and toilet just not the shower. was fixed upon return but didn't say why it happened. We both enjoyed this hotel so much we extended our stay. Originally we were going to switch into a hotel on the beach .. but that place had blasting music and was so not zen. this place has cheerful upbeat music but not threatening. hotel was comfortable. bed was great. staff the best!

I loved my stay at the pestana . I was in the heart of Miami Beach and I'm on my way from Ocean drive so I was walking distance to the nice restaurants and bars. The only negative I didn't like was my room they gave me a room right when you get out of the elevator so it was very noisy in the hallways I was in room 1204 on the second floor. The hotel had three floors so My neighbor above me in 1304 kept walking back and forth and then I heard all his moves .housekeeping was also vacuuming so that was disturbing. I was also around the corner from an area with a lot of homeless people and shady characters selling drugs so I felt unsafe. I definitely recommend walking on 18th avenue and Collins avenue don't go on the back streets. The pool was very nice and he did I was there by myself but the restaurant was not open. I booked a stay here to have everything convenient so I didn't have to travel for so that was unfortunate it wasn't opened but there was a pool bar. I would stay here again. I would just request another room and stay on the third floor with a balcony

It was a 5 minute walk from the beach. Lots of restaurants and shopping all around. Very safe and nice hotel.

The staff were excellent, friendly and helpful. The pool was warm and the pool area is a great place to spend time. The rooms are clean and the double was a good size for my wife and two teens. The location is excellent, right in the thick of it but one block off Collins so it is quiet and safe. Santiago was exceptionally helpful. We will return when back in South Beach.

Great Art Deco hotel in South Beach. We loved the location - 2 blocks from the beach/boardwalk, tons of cute restaurants and cafes nearby, and within walking distance but away from the very touristy party district. The staff were super nice, the room was roomy and clean, and the pool area was a great place to work from. We will definitely come back to this hotel when in South Beach.

Charming property in great, walkable area with friendly staff. A few minor nuisances - only decaf coffee in the room, loose grate creating noise w/AC. Overall nice experience and we would stay again.

We stayed only one night after our cruise, I wish we could stay another day. We will stay again next year.

The front desk staff was amazing. Received chicken service which was a big plus for me and my mom. Beds were very comfortable and rooms very clean. The location was amazing.

Everything was great about this property it was located in the perfect place to be able to walk to everything we went in a group of 15 people and we really enjoyed the space.

Very clean and nice heated pool. Staff very accommodating and allowed us access to our room at 10am! Standard room with 2 queen beds is fine for sleeping but no room to relax but plenty of outdoor seating around the pool both in sun and shade.

On check in we were charged for early check in - even though it was meant to be a perk Also The bottle of wine - another perk was never given to us - even though we asked several times We had to ask for sheets three times because the sheets were dirty There were no towels for beach - they gave us bath towels But The biggest complaint The internet was TERRIBLE

We had such a lovely stay at Pestana South Beach. The staff were so friendly and helpful, the pool was quiet and beautiful, and there is plenty to do within walking distance. I would definitely come back and stay here again!

God awful place to stay. When you first enter, you're hit with an intense perfumed air and there's a reason why. The hallways smell dank and vaguely like old urine. We spent one night in Hotel Pestilence and will never go back. The bed was hard and lumpy, creaked like an old wooden wagon every time we moved, the cable kept going in and out, the a/c is either freezing or you're too hot and it's way overpriced for what it offers. It's massively understaffed, valet takes a really long time as they're parking 2 blocks away and your car could get ticketed if it's left in the front too long. Run away as fast as you can and don't book this horrible hotel. It's not a 4, 3.5 or 3 star hotel. It's a solid 2 and is just dreadful. Don't do it. We wish we never had.

Camilla at the front desk was lovely. Valet, bell service, etc was very efficient and friendly. They mapped out the area for us to walk safely and explore, and suggested a great spot to watch the NFL playoffs

A very nice property with beautiful swimming pool. The location is super, in the center of the shopping and dining district and close to the beach. The staff is pleasant and responsive. Our room left a couple of things to be desired. We were assigned a handicapped room although we didn't request or need it. As a result, the bathroom was hard to navigate. The shower at an even level with the floor, automatically flooded onto the floor. The toilet had no lid and the sink had minimal space around it for toiletries. So there was no counter or level space on which to place clothing or other items relevant to showering or dressing. The plug-in only worked on one side of the bed. The unit was missing altogether so no work was possible on that side of the bed, very frustrating. The blankets were tucked so far down the bed, that you couldn't pull them up further than your mid-chest. There was no iron in the room.
