This was an exceptional stay; I would 1000% recommend this hotel to anyone and everyone!!!

We had the 3 bedroom penthouse, it was fantastic. Huge balcony and beautiful interior. They gave us a free bottle of wine which was a nice touch, but maybe consider white/bubbles in the summer instead of red. The translucent doors to the bedrooms do let through a ton of light, so bring a sleep mask if you plan to sleep past sunrise. One other slightly disappointing thing was the roof balcony access was bolted closed for some reason. Overall a great spot and would recommend and stay again.

Location is great and room size great, other than that I am really struggling to say anything positive about this hotel. My girlfriend went to put in our rubbish in the bin when we arrived to which she nearly pricked herself on NEEDLES in an un emptied bin. Room didn't feel clean at all, went to reception, there was no real apology or action taken, just followed us to the room to show her and she was on her phone the entire time to take a picture of it to show the cleaning staff, she seemed more frustrated at them then actually solving any situation for us. I would also say it's very misleading with the situation at the beach, considering you are paying a resort fee they want you to pay $28 per day to use an umbrella at the beach, who in there right mind wouldn't have an umbrella in 100 degree heat in Miami, very disappointing stay and way too much money for what it was. And as I said earlier no apology no offer of drinks or a partial refund when my girlfriend almost pricked herself on a used needle....

Very nice room in a great location right on Collins, short walk to the beach as well as tons of restaurants, bars, cafes, etc. We even found a place within 2 blocks serving dinner at 1:30am. Room was bigger and more well appointed than expected.

The room was clean and beds were great. Just needs some maintenance. The bathroom door kept getting stuck when trying to open it. A lot of outlets didn’t work. Great location though, staff were great. Good for the price!

Great room (balcony suite) and great staff and service. Just the right balance of being attentive and also not interrupting my good time. Would definitely go back there again! The pool is great! Beach access also very close and easy to use. Also a very walkable are with parks, CVS and other amenities nearby (coffee shops etc)

I wanted to review this hotel as the reviews online aren’t helpful as it is either rocks or diamonds The best thing about this hotel is without doubt its location. It is one block back from South Beach and easy walkable access to restaurants and Lincoln Road Shopping district. The room I chose in particular was very large and had a full kitchen, one and a half bathrooms and an in unit laundry. The property itself has a roof top pool (although aging) and a restaurant. Both are decent enough. The breakfast we pre-purchased was adequate but poor options for anyone who requires a gluten free diet. The roof top pool has a small bar so you can get your drinks along with sunscreen, after sun skin products, towels, lounges and small number of umbrellas and cabanas that you can rent for the day at an extra cost. A further benefit is access to the private beach area which is about 250m walk from the hotel. Go into the hotel knowing a few things It shows its age. There are chips and cracks everywhere. In the kitchen in our unit handles were loose, drawer were not properly aligned and the fridge/freezer drawers were difficult to shut. You will find similar issues with drawers and cupboards throughout your unit. Pre visit questions through booking.com were met with minimal comments or simply ignored. Parking is also not on site, although when I asked prior to arriving I got a response that led me to believe that. They have valet parking a you can access your car by having it brought to you but be aware that you won’t have immediate access. I enquired about booking tours prior to arriving to be advised they didn’t do this and there were many business nearby that do. However when I asked if they did, I was surprised when they informed me they did organise tours. The mixed messaging doesn’t help the appearance of professionalism. The shower water temperature seems to be controlled so you can’t adjust to get a hot shower.

The reason for 4 stars over 5 is a couple of things: we splurged for this property because of the kitchen (to cook, to offset some of the cost), but the kitchen's so minimally stocked with cookware that you can't cook much. There were two saucepans, 1 non-stick skillet that was scary (too scratched up), and minimal utensils. We made some light cooking happen, but we were definitely limited by the lack of utensils and a good frying pan. The other reason is things are slightly in disrepair. One of the sliding doors that can separate the bedroom from the living room was stuck half-way. The sink in the half-bath is a poor design and results in water everywhere, which I constantly mopped up, but also has resulted in a bunch of mold if you pull out the drawer under the sink. The pool area on the roof is lovely! We were there Mother's Day weekend, and the pool was full of kids. Highly recommend the attached restaurant Orange Blossom.

My hotel room was amazing and very spacious. I had a huge balcony with a great view. Overall I would definitely recommend this property to other people looking to visit Miami.

I am quite dissappointed by my experience. For the expensive price of the stay, the staff were incredibly unhelpful. I have a luxury credit card that includes free breakfast for two and early check in and check out. Because I booked through Expedia and not the credit card portal, I was told that they’re unsure if I’d still qualify for these perks, despite showing them the credit card and the explanation of benefits. I asked if I could speak to a manager or someone who does know, they stated they didn’t work that day. Again, I engaged in back and forth only to receive and email, which I emailed theee times with still no answer a month later…incredibly poor customer service, lack of creativity (ie it would not cost anything to provide breakfast coupons when I am entitled to such). Truthfully, I haven’t stayed at a hotel with such bad support. Otherwise room was decently clean though there was grime at the area of the tub and the light fixtures were full of dust causing exacerbation of my allergies while in the hotel, which also wasn’t ideal. All in all, unfortunately given everything I would definitely not recommend staying at this hotel—it was an immense disappointment

OK, so first of all they don’t clean the room correctly they just come in and they fix your sheets. They don’t mop the floor. We have sand on our floor for about three days. We left a dollar purposely there the first two days and the last day, the dollar was still there we complained about it. They came upstairs. They threw water and did not mop. Their beaches club was not good either they have like tears so how close you get to the sands and the people that are in the front you have to pay extra for it like $200 more which did not help

Awesome stay as always. Star of the show was Claude. After 3 times of asking for a more comfortable mattress for the pull out bed he actually had a separate bed sent up. He was exceptional. We will be back!

The bathtub was the main reason I chose this room, as I have arthritis and was looking forward to soaking after long days—so this really impacted my stay. The front desk acknowledged the issue and said reservations would contact me, but no one ever did. I was also called about a “declined card” even though my stay was prepaid through Expedia, which should have been handled internally. No manager was available, and I never received any follow-up. Overall, poor communication and misleading room details made for a frustrating stay.

Overwhelmed by how nice and hospitable this hotel was. As a single traveler, I frequently travel for live music events. This has been the nicest property I have been to in 10 years. The king suite was enormous with 1 & 1/2 baths. It was super clean and bright. There was a kitchenette with stove top, oven, full size fridge & dishwasher. There was an over/under washer and dryer. The rooftop pool had lots of sun space and hot tub...Also a friendly bar. Staff were helpful and very welcoming. Parking is via a valet and very reasonable considering it's South Beach. The room had a balcony with view of the green park. Easy access to the boardwalk. There is an adjoining restaurant with great food. A CVS is around the corner for snacks, drinks & sunscreen. This was a super comfortable stay & I hope to return...

Beautiful place and food was amazing We were assigned the wrong room upon arrival and nothing could be done as no manager on site. I had a booking for one of the most expensive rooms with roof top terrace for 2 nights and we were put in PH9 for the first night. Yes the manager corrected this to another room (not the one originally booked) the next day but we couldn’t unpack or relax. We travelled from Scotland so unfortunately this was a mistake with bookings, and we unfortunately were the ones that didn’t get what we were really excited to check into! Although the 2nd room was beautiful and amazing we only got to enjoy for one night. We were offered comp breakfast but i already had paid in advance. I haven’t had anything monetary returned to me as yet as quite a price difference and the inconvenience. I would recommend anyone staying here to confirm prior to arrival that you get the correct room. I was disappointed as this was a surprise for my daughter and I can’t re do it.

Not a great beach view, balcony sliding door wouldn’t open, very noisy, no property garage for car you will have to park it in a 3rd party parking lot that has no elevator which makes it difficult to haul luggage and that was so tight and creepy. The cherry on top was a wake up scare at 5am about a fire detected in the hotel which ended up false. Would not stay here again

Had to have room changed because of disgusting issues. Gross sofa and even more disgusting sleeper sofa. Next room no kitchen towels, sink strainer, silverware basket for dishwasher, no broom -dustpan, dirty rug , roach found in bathroom and etc.

We really wanted to like this hotel but there were so many issues. We picked this hotel because of the size of the patio and the room. Room size was great but the patio was not the one pictured in the room we paid for. Other challenges: no wine as promised at booking, not the same patio size as advertised online, wasn't even the same room, toilet was broken so our room smelled like sewer for hours, had drinks stolen out of fridge, stains on all fabric chairs and couches, living room tv didn't always work, elevator worked off and on, and couldn't get a receipt at the end. I would not stay here again. Area was safe, streets were clean and walkable to places to eat and the beach. Use the public parking garage across the park. It is half the price and cleaner than the one located behind the hotel. PS: My husband is a plumber and fixed the toilet. He should have billed them.

I would especially like to highlight the breakfast — we prepaid for breakfast when booking the room, and it was an excellent decision. Breakfast is served at the neighboring restaurant, Orange Blossom, and it is truly delicious. I definitely recommend adding breakfast when making your reservation. Housekeeping was provided daily, and the beds were always neatly made. The only minor downside was that at first we received very small bottles of bathroom amenities — only one of each type for two adults and two children. However, after contacting the front desk, the issue was immediately resolved, and additional amenities were brought to our room. Everything else was a big plus: a wonderful rooftop pool with a city view, as well as a private beach area with loungers and towels — a huge advantage and a rare feature for South Beach. Overall, this is a very pleasant hotel with good service and an excellent location. We would be happy to stay here again.

Based on popular TikTok videos, I thought the aesthetic of this place will be perfect for a relaxing birthday staycation. I called the hotel twice to informed them that my flight was delayed and I ordered things for my birthday and for them to keep it behind front desk for me. I came back down to let the front desk guy know about burnt smoke hole on the chair, dents on the refrigerator, and a half empty Smirnoff drink bottle on top of the refrigerator. As well as spots of ripped paint throughout the room. As I am showing him the video and pictures; he stated that due it being so late (10:15 pm) to send maintenance guy up to look the room. I once again had to remind him that it’s my birthday. He was completely rude. I miss my dinner reservations due to maintenance and how I’m in a dirty room. Who wants to spend their birthday staycation staying in the room looking like this. He stated that he couldn’t do anything without manager approval and I had to come back down in the morning to speak with management. However, the following morning, I did not speak with management. I got the runaround and I demanded to check out and to get a refund. I came all the way from Virginia for my 31st birthday and the staff at this hotel completely messed up my birthday and my first time experience in Miami. I have videos pictures of everything. Please do that book at this hotel.

Comfortable. I had the room with the outdoor terrace big fridge and freezer and also a microwave. CVS close by so was able to load up on water etc. room beautiful shower gorgeous but floors and around the toilet and ceiling needs some work. Staff from check in to the lovely gents who store the luggage they couldn’t do enough for you. I will be back!

I would like to mention, however, that rooftop security and ph access should be improved. This time, while staying in the ph again, during the night two people tried to force the door and access our room, pushing and attempting to break the rooftop stair door. I had to contact security and walk the entire rooftop with them until we found the individuals. Unfortunately, after that incident, I couldn’t sleep for the rest of the night. I would recommend adding additional security measures, such as more cameras, stricter access controls, or reinforced doors in private rooftop areas, to prevent situations like this in the future. Beyond that happened this time, the hotel in general is highly recommended.

Rooms at the Boulan are nicer than the sister building South Beach however, many things were broken in the room + you can tell it has not been refreshed in a while. The sofa was sot stained I would not even want to sit on it

The beach view is obstructed. Parking is a hassle even with Valet. The hidden charges and amenity charges are outrageous. You pay a resort fee, and there are no resort benefits!!!!

The room was fine. It was large and clean. The hotel in general was underwhelming. It was mostly little things like the lamps behind the front desk were not turned on, and the shades were crooked. Nail holes from previous wall art remained in the walls. Furniture was worn. The female front desk staff was mostly unfriendly, not even looking up to smile or greet us when we walked by. Like I said...it was OK. Not impressive.

Everyday lots of people were waiting in the lobby to get into their rooms or had to check out and waiting for flights. They should make their lobby area more user friendly for folks waiting around - tables to work, etc. The speaker on the pool area was buzzing in and out - super obnoxious. Everywhere there is evidence of poor upkeep and cleanliness.

The room was nice - except phone didn’t work and instructions for TV would’ve been helpful. Workout room extremely small with only one treadmill, zero elliptical and no room to move around. No coffee in lobby - had to go around the corner to the coffee shop. Wouldn’t recommend this hotel.

Our room on the PH floor was very nice. This property is not on the beach as advertised. Its about a 1 block walk. Beach towels and chairs were provided which was very nice. The beach was beautiful. Rooftop pool and bar was also very nice. We had breakfast at the Orange Blossom in the hotel and it was very good. I would for sure go back.

Valet was slow and not friendly. Plus they have closing hours so you have to walk and get your own car. So paying something like $45 to get your own car at times. Front desk girl didn’t know the restaurant hours, closed an hour earlier than she said so was screwed when we went to eat. They area is ghetto and scary. Got a penthouse which was big! Don’t book here! I am big on nice hotels. The pool was under construction and that was more of the reason that made me book here. It was not listed that the pool was under construction. The shuttle hotel guy Pierre was very rude and as the online booking states that there is shuttle to and from, he told us that after he drop us off the shuttle was no longer available to us. There was no manager on shift until 8am every morning and after 3pm, you are dealing with staff who never could answer your questions. The beach staff was amazing! That was the best part of the stay. Samuel, Tiggy and one other guy was very professional and knowledgeable. I would not book here again. The 2nd r suite that we booked was very spacious but the staff wasn’t worth it. I have videos of the rude staff.

Great staff and a clean beautiful room. Beach view is minimal. It’s loud on the Collins at side on the weekend. Great place though and would stay again. Orange Blossum is a great restaurant. Sergio the bartender did a great job every time.

Had a lovely stay at the Boulan. The room itself had things that could be fixed like shower in the bathroom and the flooring in the bathroom. I had PH2 only thing is I was charged $446 for things in the room I didn’t use. I was told I’d get my security deposit of $450 back since they charge $150 a night but upon leaving they sent me a bill for $446… I had read other reviews that said the same thing so pls save your money and go somewhere else where they will actually give you your deposit back. Very greedy I paid for hotel month in advance almost $800 and then $45 a night $153 for 3 nights so to take my security deposit after assuring me I’d get it back as long as nothing was broken/damaged etc is just crazy.

The staff was very rude from the beginning. The pool was closed for most of our say and when we asked when it would be open the staff would provide a one word response in a rude tone. The room was the only good thing about the hotel. The lobby is dirty. The pool when it was opened was dirty and unkept. When we asked about the golf cart transportation the staff did not answer us. When we called for towels you had to wait over 3 minutes each time because the front desk would not answer promptly. Would not stay here again and very displeased with the service provided.

The room had a lot of stains and broken fixtures and end tables all cracked. The sliding door did not open to enjoy the view from the room.The living room sliding door did not lock and was sticky. The receptionist Joslin was rude and that’s putting it mildly. The pool was not available the 5 days we were there. We did not even get compensation for it. Would not recommend it. Stay somewhere else.

We had to wait hours in the lobby after check in because they said no rooms were available. Once we got to the room the sheets and covers were dirty. We called down and they said they had no other covers available nor house keeping so they gave us sheets and a blanket we had to put on the bed ourselves

We booked the beach view, we definitely didn't have a view of the beach. The ceiling fan didn't work over the bed. The shower was clogged so the water came to our ankles. A few of the outlets didn't work. The couch had multiple stains on it. Overall its a nice property, it needs some updates though.

I would say it was a wonderful stay but there is some cons , although I called 2 weeks in advanced everyday until I got there I asked for early check in upon arrival I was unable to check in until 3pm the fine print does not specify the $450 deposits that was required it shall be more defined when booking and the beach amenities can be upgraded as well

First issue was the AC, during the day would not get any lower then 78 (even with curtains closed) then the fridge was leaking, then body hairs on towels, then the valet taking 30+ to bring the car, then the elevators not working, then house keeping busting through my door at 9:00 a.m., last straw was the ROACHES!!!! The girl I spoke with was very nice and waived the $250 fee for me but honestly I would never stay again. Not worth my money.

When we checked in to our Penthouse suite we were not given a bottle of champagne. We were told the elevators were broken and there was no ETA on when they would be fixed so we could use the service elevator to bring our bags up but other than that we had to use the stairs. When we got to our room we couldn’t figure out how to access the rooftop so we came back down to ask the front desk only to be stopped by Tony who was overly aggressive. He said we need to tell him what we needed not the front desk. This man had on no name tag or anything for us to even know he worked at the hotel. We told him what we needed and he told us to go back to our room and wait on him and he never showed. We left out for dinner and as we were leaving Tony was talking about us to the guy at the front desk. When came back two different people were working the desk and we vioced our concerns and the Darrell immediately got up and handed us a bottle of champagne and said let me check out that door. He showed us how to open the door upstairs then gave us a tour of the rooftop and the pool area. Then once again came Tony. At the time I didn’t know his name so I asked Darrell and before Darrell could reply Tony yelled “My name is Tony anything else!” Darrell apologized on his behalf. The next day we went to open the shade in the bedroom but they didn’t work. I called front desk through our stay to report it but the phone was never answered. The fridge was broke so a dorm type fridge was the “fix”

The elevator was out, so we had to use the stairs. The phone didn’t work, so I had walk down and back up 5 floors just to tell somebody at the front desk we needed a blanket. There was a problem with my reservation, which I’m still unsure whether or not it has been resolved… I’m not sure if this issue is with Hotels.com or the hotel itself. If there hadn’t been the issues, it would have been ok. I did get an upgraded room, so maybe my expectations were too high.

My first night at the hotel, we had no access to the pool due to construction. We were offered a pass to the pool at their sister site which paled in comparison to the rooftop pool they advertise on their site. I would’ve overlooked this had I not been overcharged. Upon checkout, the staff made several promises to resolve my issue, even taking pictures of my phone and bank statement only to fail. A “deal” was promoted, and I should have known it was too good to be true. I should’ve stayed at a better hotel for the same amount that I was overcharged.

Although the address is listed as on Collins Rd., the entry to this establishment is located on 21st St. The Jr. suite was a perfrct size for 3-4 adults with a balcony. The king bed was quite comfortable.

Room was nice, but lots of issues. Sliding doors were tough to open. 1 pocket door was stuck in the wall. Pull out bed was broke. They had no blankets for those sleeping on the broken pullout. Door swipe pad did not indicate if the card worked. Had to throw my shoulder into the door to get it to open. Maintenance did fix the pocket door and sliders, and they brought up a roller bed, but we waited almost 2 hours to get this all settled. Will never stay here again!

I did run into an unpleasant member of staff , when trying to inquire about happy hour i approached the hostess stand where there was a lady standing with her headphones in …as i approached she turned to the side ignoring my presence …then walked away ! After walking back inside to the front desk another guest approached the same women that was now standing back at the desk and she proceeded to help her and guide her inside ! That was very rude and unacceptable!

Cons- $45 a day for valet parking, the pool seemed to close very early. The resort fee provides 2 loungers on the beach but you must pay for the umbrella. Also we learned the cabanas by the pool were not included in the resort fee, I felt this was a bit chintzy on the part of the hotel.

Wonderful stay in south beach in a quieter area of the island near many attractions. Citibike conveniently located across the street as is the beach! Beach towels and chairs provided. Book the penthouse suites with private roof decks and Easy pool access! You will not be disappointed. We brought a chef with us for our trip and the 3 bedroom suite was well appointed and anything we didn’t have was provided by the hotel kitchen. 2 bedroom suite had 4 beautiful balconies. 3 bedroom had huge wrap around terraces with beautiful ocean views.

When it came to the rooms, i really wasn’t happy. We got our room and it was not the correct one, we received a corner king studio room. We had to walk all the way back to get this corrected as we paid for a suite with the full kitchen, which was more expensive. I was told they only had one room left and it was a suite but accessible access… so we went to go get our luggage and move over to the room… there was no waterfall shower head so my husband had to crouch all the way down to shower. Another thing is the level of cleanliness… the room was pretty disgusting. I think that room in particular just doesn’t get maintained because the first room was very clean. But in the suite, which we paid more for, had some really nasty “seemingly” human stains all over the couch. We never sat on it because ew. The shower was full of nasty stuff on the grout and tiles. There was still snacks and others people’s trash around the bed floor. Like HK didn’t check and fully clean everything. went to use the dishwasher & felt like it was going to literally fall out of the cabinet. The second time we opened it, the bottom dishwasher plate literally came out from under the entire kitchenette bar. We left dishes for Hk, and instead of washing, they put it in the dishwasher and it smelled so bad. There was no soap to wash it. I was shocked because they came every morning 3-4 times walking in while we were sleeping and it was still dirty. I wish i would’ve stayed somewhere else

Great location, close to beaches, shopping and bars. Front desk staff are very helpful however be aware you have to pay $10 per bag for luggage storage. So try to book flights around check in and check out time. Unfortunately no breakfast included but rooms have a kitchenette you can cook in. Would stay again but try to avoid luggage storage fee.

One complaint I do have is Expedia had a drink promotion listed in the booking for a free beverage per day. I asked three different staff members over two days what the details were for this promotion and no one seemed to know. Finally, someone said the promotion meant I was entitled to an hour of free drinks at the hotel restaurant each day of my stay. Unfortunately, they told me too late and I missed out on the opportunity simply because no one had answers for me. Other than that, I enjoyed my stay and plan to return.

First room was not very clean. I complained and I received an upgraded room. Second room was ok. Floors looked unwiped and the furniture needed polishing. Room decoration definitely needs work. What a jewel. Fantastic staff on reception made it a pleasure throughout our short stay. A special mention for Opal, Jocelyn and Thales. The room was palatial and the food and ambiance in the Orange Blossom restaurant was magnificent. Well located, the hotel is perfect for soaking up the Miami Beach feel.

The size of the room was nice but however the room lacked detailed cleanliness the tables were dirty the shower glass had soap scum on it the light fixtures was so dusty that it made the room dark and the freezer didn’t work so we couldn’t store ice which was a little annoying. One of the side marble tables had a big chip in it to where someone could cut themselves and the rug tape was worn in the corner so we kept tripping over it.

For the four days of our stay, the hallways had the same dirt on the carpet which means they are not daily vacuumed. The housekeeping didn’t come everyday even if we were at the beach most of the day. Outdoor Furnitures were broken. The hotel itself was in a good condition, however, when we checked in, we weren't offered the complimentary bottle of wine, the bar closed at 7 so we weren't given our free drink either. The spa was unavailable and so was the hot tub. the curtains in our room were dirty and the outside furniture on our patio was very dirty as well. The patio furniture on the pool had lots of stains and did not look clean either.
