Our stay was not comfortable at all. Air conditioner went out in our room which made the stay unbearable.

The Bathrooms need serious remodeling they are disgusting.

It met our needs. We had a place to sleep after attending a concert nearby. We arrived at about 4, check in was at 3 and our room was not ready so we had to find something to do. There was no offer of something to drink or suggestions of what to do until our room was available. There was also a party going on when we arrived which is fine but the music from the party overtook the entire lobby and could still be heard on the 4th floor where our room was. When we got back after 11 pm from the concert, the party was still going. I believe the music stopped around 12.

Property was overall okay. Room was clean. The breakfast was mediocre as far as complimentary breakfasts go. Overall the property was dated and could use a refresh. It was worse than expected given the step up in price compared to other local places.

The hotel allowed music to be blared in the main area until midnight; our whole bed shook from the vibrations. We had to ask teens running through the hallways after 9 pm to stop. Room was set up nicely, but phone didn't work and cleaning not the best--food stuck to ledges and carpet. Bed very uncomfortable. Breakfast was okay, but signs posted that can't take breakfast back to room as they had dealt with extensive waste.

The room was clean, the staff seemed friendly and helpful. I was a little upset with the breakfast. There was a small sign that said that you can’t take food back to your room, or you will be charged. The food however, was pretty good.

Rooms were very clean available parking.Staff was very friendly and helpful. Only problem was a bus load of kids on school camping trip. And made a lot of noise my first night made it hard to sleep.Second night was much better.

On arrival, the customer service was not very pleasant.One customer was in there, complaining about room as soon as I walked in.. my family and i went to a concert and came back around 11:30 and the staff change was ignorant towards my children. And myself when we were asking for wifi code and extra blankets.. when we finally got back to the room, the ac was on full blast cold when we left and still the same When we came back with no temperature, difference and it stayed like that All night as we were not given any help when i reported it the front desk... I spoke with the font desk the next morning, and I had someone come into the room to just temporarily resolve the issue. Needless to say, my kids were unhappy all night long. And when we finally got the chance to go down and get in the pool. Well, that was at a service too. So we spent the rest of our morning in a hot room. Sweating, trying to catch a little bit more rest before our trip out. I do have to say though when leaving. I expressed my feelings with the front desk and was helped. With a full refund for my stay, just the heads up if you're not looking to have something nice and enjoy your stay. This is the place!!

Location Approved for early check-in at 3pm, arrived at 3:45pm & went to the room to find they were still cleaning & then asked to wait 15-20 minutes. Could not switch to another room because all King Suites were occupied. We stayed on the 2nd floor. The air conditioning unit would make a obnoxiously loud buzzing noise (like a score being shot at basketball game) every few minutes, there was no way to shut the unit off either. Room was humid. Pillows were the size of small couch throw pillows. Has not been updated since opening. All in all a very disappointing stay for the price.

We recently booked few rooms in this hotel for our high school rocketry club boys who participated in the ARC nationals. One of the rooms had a leak in the shower tub - literally a black thick liquid kept coming out of the tub. Its disgusting/smelly and toxic. It happed at 9PM. When reported about this to the front desk, they said the emergency maintenance guy left for the day and will be back only at 8AM next day. So, apparently this is not an emergency? toxic liquid coming out of the tub! The boys had to adjust through the night in that foul smell. Next day went to the competition and came back. It is still not fixed. Not sure if someone came and tried and failed to fix or no one even showed up. Went again to front desk, this time is 7PM and the emergency maintenance guy is still available. He came and 'fixed' it. But, later when going for shower, it is again same issue, reported again, but, no one showed up. Next day withut showers and all, just checked out and left. This is the pathetic situation. No apology, no follow-up, nothing.

I normally don’t give bad reviews, however this experience over the Memorial weekend 2026 was unpleasant. First off upon arriving was told the indoor swimming pool was shut down all weekend due to repairs and I called a week ago and asked if pool would for sure be open and I was advise yes. I told my children they would be able to go swimming and enjoy the pool, I bought swim suits, pool toys and floats and all for nothing. My children were very upset and thought I lied to them. Then on Sunday afternoon around 2 pm until Midnight, the hotel rented out an area for a indoor party, they were 100’s of people through the day and they played loud music from 2 pm until MIDNIGHT, I was on the 2nd floor and the walls was vibrating on and off, we couldn’t watch TV, we all had headaches from the loud Spanish music, and the parking lot was packed with no room to park except far away, my 2 year old baby didn’t go to sleep until nearly 1 am due to loud noise of music and people screaming, it was the most annoying and horrible experience and I couldn’t express this enough, this place is completely inconsiderate of their guest. Do not stay here!!! It’s awful

I was unfortunate enough to have a room between what sounded like a group of junior high students on a trip of some kind. They were extremely noisy at 5:45am. Room amenities could have been a little nicer like having a towel bar in the room where the bathtub was. The price was good for what you got but I don't know if I would recommend it to someone. Or maybe I just had a bad experience.

Outside appearance is a disguise, appears to have been renovated on inside. Lobby, hallways, and room was excellent. Exercise room was atrocious; equipment was outdated and some of the dumbbells were missing. Needs a renovation.

One of the beds felt like it was broken. Odd smell in the room. Wouldn’t stay there again.

Middle of the road hotel experience. The property was dated but clean. The staff quickly replaced a broken desk chair but the new chair didn’t recline so it was uncomfortable to use. Folks raved about the breakfast but it was pretty much the standard eggs and sausage/bacon you’d get anywhere else. The only beverages I noticed were coffee and tea. Guests were prohibited from taking breakfast foods to their rooms. You’d be fined if you did. WiFi signal strength was so weak that I couldn’t use it. DirecTv signal was frequently distorted and didn’t pick up all of the channels displayed on the guide. Ample shampoo and conditioner were provided but the soap was in bar form. Two small bars were provided for a room that slept four. All in all, this was a reasonable stay for the money. Clean and quiet with a helpful staff. I’ll likely try someplace else the next time I’m in the area.

Only real issue was the mattresses, while I can sleep on a rock, my fiance had difficulties with the mattress.

Everything was very clean.

Checkin was great. The room was clean. Only complaint was that the hairdryer was not working. My only complaint was that on Saturday night there was some kind of party in the hotel with a band that played loudly from 7PM until 12AM. The sound reverbarated through my room and I was unable to sleep comfortably.

The location was perfect to food and entertainment. Property was also clean. The pillows were really small but other than that nothing really to not like

The hotel itself was nice, staff was great, rooms were good, breakfast was solid. My only issue was that I was there for 4 days for work but the wifi was completely unusable most of the time. If I was on the couch or bed it didn't work so I had to use my cell data during the visit. I had to scoot my desk closer to the door for my laptop to connect and at one point I had to work from the lobby. I let staff know and they are aware one side of the hotel has awful service. If you are in the area for work I recommend somewhere else.

There was a kids party that went on until midnight with kids in the hall. Very loud. Staff did a good job repeatedly telling them to be quiet and get in their rooms.

The room got hot as hell and air conditioning didnt work the way it should it kicked on when it wanted to not when the room was hot. Would be sweating half the night than it would come on ude freeze and than sweat again 20 minutes later.

Location First night we encountered bedbugs. They moved us to a new room said they would reimburse for the first night still have not received money back. Some of the staff were pretty rude and most of them could not speak. Any English had construction going on the third floor and another guest had a dog next-door to us that would not stop barking. It was a pain to get into the pool as the door locked, kept malfunctioning even the lady at the front desk argue with me about it, went down and said oh it doesn’t work and use the key to unlock the door

When I got to my room, the key wouldn’t work. I went to see the lady at the front counter. There was no one on staff to help her out (it was a Sunday). She gave me another room instead. I found the wifi signal to be poor at first, then it was ok and in the evening non-existent. I go to the gym regularly so I tried out the gym at the hotel. There was no treadmill which I couldn’t believe so I tried the bike. It was very old and luckily it didn’t fall apart when I was on it. I was not impressed. Then I thought I would go for a swim, my card key wouldn’t work there as well. I could see the pool, it could use some updating. I gave up and went out. The breakfast was ok but I would suggest that they use one of those containers that disperse cereal instead of wasting so many containers. I stayed at a hotel the next night and it was cheaper and better than the Comfort Hotel.

Bathrooms seemed gross in the room, no bottled water ANYWHERE on property, including vending machines and their little “store”. Breakfast was meh and the indoor pool was closed (one of the only reasons we booked)

The AC was blowing out hot air . We call twice for the same problem. The first maintenance guy during the day all he did was look at it said I have to check something , never came back or say nothing . The second maintenance guy for the night time she took it apart and put it back .

Terrible is an understatement! Room had peeling wallpaper, mold growing on the walls in multiple locations, tv remote didn’t work unless you stood right up next to it(yes we asked for help a million times or for a solution with none), no smart tv so limited channels, oh and to top it off there were roaches, gross! Let’s move to the outside… as you enter the perimeters you are greeted with trash literally everywhere, numerous nails, screws and metal in the parking lot, overflowing trash cans outside and everywhere there is grass was filled with dog poop. Extremely disappointed and do not recommend this hotel!

Staff was very friendly. Room and hotel is very dated. Room had marks all over walls and headboard. Bathroom shower had cracks in tub area and lighting was horrible. Pool was out of service. Laundry room was horrible 2 each washer and dryer of which 1 of each was out of service. Most guests were construction workers so parking was very difficult due to all the large trucks. Lobby was constantly covered in dust and mud clumps being tracked in.

Everything was ok. I didn't appreciate being on the 3rd floor. 1/2 the floor under renovation. The area near the elavator was nasty and dirty. I ask for another room they could not do it, cause of 3rd party Expedia. My room should have been 1/2 price. You need to find out more information about the sections of rooms giving out.

Upon arrival we waited for 20 minutes for the front desk staff to figure out our reservation, and then attempted to charge us again even though we prepaid. After much back and forth on the phone with her manager, she gave me keys and said she’d figure it out later. We went up to our room and had a hard time getting past the potent smell of weed in the hallway. We went into the room which was old and in need of maintenance but was clean. After resting we left to go to an event but accidentally left something in our room. When we tried to open the door, the room key would not work just 2 hours into our stay. We inquired at the desk and a different employee told us that we were checked out. I stood for another 20 minutes while they took my id again and figured it out. The next morning we attempted to take showers and no more than a trickle of water came out. The faucet appeared ancient and the caulk in the shower was moldy. At this point it was too late to request a different room. It was so bad we decided to just check out a day early. When we told the front desk we were checking out, the same woman who checked us in and tried to charge us twice commented that we were leaving early. I responded that it was so bad we couldn’t stay any longer. Nothing else was said and we didn’t even receive as much as an apology.

Making extra accomodations for the snow and not being able to get out there wasn't any extra caring about that we couldn't get food delivered or to go and get any because of the snow all I asked for was a toaster so I can toast my bread and they couldn't

Room was DISGUSTING. Furniture seemed secondhand. Carpet had crumb chunks not vacuumed. Bathroom was embarrassing with MOLD on shower/tub ceiling. Shower tile needs replacement. Picture frame was coming apart but left on wall!!!

TV input selection & HDMI ports were disabled. Could not connect Apple TV or laptop. Could not AirPlay or stream to TV. No gymnasium facilities. Active shooter police investigation led county police to hotel property patrolling certain corridors with assault rifles.

Breakfast was very good. The extra sofa bed was perfect for my grandson. We enjoyed the view of the water. Our stay was less than 1/2 mile from my family so it was a perfect spot No complaints with the exception of the pool not being open

Basic accommodations for a basic stay, stayed 2 days I’m coming from California and needed a place to be just for a couple of night, place is basi to be honest nothing that blows your mind, questionable stains in the bathroom but honestly what can you expect in a average hotel. Staff was very nice and friendly, breakfast they have a policy that if you take your breakfast to the room they will change $50 hmmm…. Okay weird. But anyhow breakfast consisted in muffins, eggs, sausage, toast, potatoes and cold cereal nothing out of this world. Close to Walmart and close to fast food restaurants I enjoyed my stay I would stay there anytime.

We had stayed here multiple times throughout the years and had a great experience. This time around there were several issues that made our stay just okay. The water pressure in the shower was not that good. When we flushed the toilet it made a super loud noise, every time. The phone did not work. And worst of all, our TV did not get ESPN!!! That was a deal breaker for my husband. i did speak with the front desk about the TV channel and they let me know they thought the “prior issue” had been fixed and they told me several ways to try and get it on our TV. Nothing worked. Luckily, the Monday Night football game was also on ABC so we did not miss out on watching that. I also let the front desk know that the phone in the room did not work. They noted it, but it was never addressed during our stay. We were quite surprised because we had stayed here so many times. The location is very convenient to the I-66 and there are many places nearby to dine at. Staff was very friendly.

Working, so did not spend much time at room. My only real issue was them putting out great looking potatoes, but they used Jalapeno peppers not green peppers. Same breakfast as 100 other hotels, good, but not great.

Our toilet made a horrible noise when flushing. The lights near the beds (small ones) did not work all the time and sometimes would just flash for no reason. Otherwise, our stay was good.

At check-in, staff were very nice but the room smells so bad as soon as you open the door. The carpet is very old and smelly. The curtains were not good and the windows were so thin you could hear a lot of noise from the street

Breakfast was little bit of a disappointment. The food tasted old things were cold even though they were supposed to be hot. Wait was long for waffle maker so maybe 2 would be beneficial especially in the area the hotel is located.

Not enough parking. Came back to the hotel late from the concert at a nearby venue. No parking space left to park. I parked in empty lot nearby and got towed. It was pouring rain and I was not able to see the sign to not park there. Looking through the reviews it seems like this happens to a lot of people. Sounds like a towing scam. Staff at the front desk were not helpful and had an attitude problem. Also told me I should’ve parked anywhere on the property, including the fire zone. The carpeting in the hotel is filthy. The free breakfast was disgusting. Spend your hotel money somewhere else not here. This hotel is awful.

The stay was nice, and the staff were friendly and helpful! My only complaints are that the vent in the bathroom doesn't seem to turn on, and the carpet feels grimy on bare feet. In general, my friends and I had a positive experience during our stay!

I’m In needs a lot of up grade and repair. Very dirty rug and bathroom. I h Am In a pet friendly room but the floor shouldn’t be this filthy. One place looks like Blood.

It had a Dunkin next door and everything was within 15 minutes of the hotel. Staff was friendly and the lobby was very spacious for breakfast. Hotel room was easy to get to and comfortable!!

The first room the AC made so much noise I couldn't sleep and the room was dirty. The second room felt like it had been upgraded. It was clean and nicer and quiet. THERE IS NO HOT TUB! It may say it on the site but it does not exist. Its filled in with cement.

Lack of sufficient parking spaces. Shower curtain would not stay closed at either end so water was free to go on the floor. Plug in bath would not stay open so I had to pull it out to let the water drain. Carpet had a lot of stains of unknown origin. Very noisy in the hallway until late at night.

It’s a good basic hotel. Needs some updates and the desk chair in our room was not something you would want to sit on, but if you just need a basic room for a night or two, this will do. Didn’t try breakfast so can’t comment on that.

The hotel is conveniently located off I-66 and there are lots of dining and shopping options. It is also located close to the Historic Manassas Battlefields.

The property is pet friendly and still very clean. Staff was very helpful and kind. Very quiet and provides breakfast. Would stay again

Things I didn’t like were the no eating or drinking allowed in the rooms, which I did not realize until checking into the hotel. I know some people really leave a mess behind, so somewhat understandable.

Hotel and rooms were clean and comfortable. Service and kindness were excellent until morning breakfast. Breakfast food was good, BUT workers shut down and removed some breakfast items before the 9 a.m. published closing time. Staff was not helpful to hotel guests who arrived before 9 a.m. but were in service lines or awaiting refresh of food items. An unfortunate poor impression for several guests.

Guests are also allowed to congregate on the sidewalk outside the rooms and the conversation is noisy. There was a party in the party room and we were above. The music went on until midnight. Otherwise it was nice. Good breakfast.

Basic amenities. Room 260 the Air Conditioner wasn’t working properly. Bed is an outdated spring style, pretty hard. Hair in the bathroom around sink and shower. Over all out dated rooms.

The most annoying and inconvenient thing about this hotel is having to have my room keys reprogrammed 4 times. I’m only staying here 1 night and have had to wait in line at the front desk 4 times! Front desk staff are rude and not helpful with the issue. Disappointed and a waste of my time.

The breakfast looked unappetizing so I walked to Dunkin' Donuts. I witnessed a drug transaction behind the Dunkin' at 9 in the morning, and then the drug user was nearly passed out on the bench outside the hotel lobby. My Uber driver told me it was not a super safe area and it's where the airlines put stranded travelers (like me).

Disliked the customer service and unkempt look and overflowing garbage can at front entrance to hotel.

This property is not clean or safe. I moved our family to a different property even though I knew our second night was non refundable.

Easy stay with our dog. Room was clean and comfortable.

Good property with nice amenities and commuting distance to DC. Room was a little musty and pool did not seem the cleanest. Overall good price, location, and amenities for the amount paid.

We had 2 rooms, one had a newer a/c but the other had an older one which didn't keep the room cold, and was humid the whole time we were there, making it hard to sleep. The pillows were also small and lumpy. The plus was that breakfast was a good assortment and still had plenty of options available when we went around 8am, 1 hr before it ends.

It was a great! The staff was not the friendliest and inviting but the overall accommodations, the softness of the bed, the breakfast, and spacious of the rooms made up for it.

Checked in and the room smelled weird. The carpets are dirty, and there wasn’t any toothpaste in room. Bedsheet and pillows had yellow stains.

Drug users liked to hang out by the dumpster in the back. The shopping cart in the photos remained there the entire time. The parking situation was abysmal. The parking lot was at least a quarter full of commercial vehicles all the time—18 wheelers taking up 10+ parking spots each, and a bunch of cars that didn’t have license plates. There was a food truck parked in front every night causing traffic issues and taking up more parking. There was an incredibly loud party on Saturday night that took up all of the remaining parking spots, so I parked with other hotel patrons in a spot right next to the hotel. Evidently this was owned by another business and my car was towed. My Uber driver to the towing lot says he picks people up from the hotel all the time for the same reason. The front desk said that the next time it happens I should let them know and they’ll let me park under the awning by the main entrance, and that they have these parties all the time. It would have been nice to know that they don’t actually supply adequate free parking like they advertise, since it would have saved me $230 towing fees. Just an abysmal experience all around. There are several other higher rated properties in the area, choose one of those.

The lobby looked wonderful and updated, however the rooms could use a major upgrade to include new carpeting. It was ok for a short term stay.

The hotel is within the proximity that we needed. The breakfast was good. The check in was easy. The room was good, but the housekeeping didn't make the bed but removed empty bottles that were not in the trash. I use the bottles for water and came back to the room with no bottles.

This hotel was exceptionally clean, and the staff was incredibly friendly and welcoming. The complimentary breakfast was excellent—plentiful, fresh, and delicious. If you're planning to explore the area's many historical sites and national parks, this location is ideal. It's conveniently situated within about 1.5 hours of Petersburg, Richmond, Shenandoah, Gettysburg, and Manassas National Battlefield, with Washington D.C. just a 45-minute drive away. A perfect base for a history-filled or nature-packed trip!

Room smelled of smoke, air conditioner was very loud. Several large stains in the carpet.

Nice common areas. Comfortable beds. Room was clean, but black mold was present on ceiling over toilet and tub in bathroom. First set of room keys, only one worked. Front desk made two new room keys, then neither worked. Inconvenient, but manageable for one night.

Everyone was friendly and the room was great!

The room, though dated, was comfortable but had an odor that was undefinable. Breakfast was okay, but the note at the front desk announcing a $50 charge for taking food back to the room was very much out of line. The pool was clean, but the hot tub advertised is no longer there.

On the bright side, the staff was incredibly kind and accommodating. We traveled from North Carolina and arrived early, and they were happy to let us check in ahead of time. They even switched our room so we could be right next to my brother, who came in from Florida.

Ants in our room for 3 days. Management sealed with window and gave us raid to spray. I inquired about another room; they were booked. So i called front desk asking for some type of compensation being most the ants were on the second bed and the kids ended up cramming into our one queen bed. Never heard back regarding compensation or a refund of any sort which is sad being we booked 2 weeks with this hotel while waiting for our house to be ready.

We really liked our stay here. Our room was very clean and comfortable. The staff were nice. Breakfast was good too! Make your own waffles, other hot items as well as pastries, yogurt, and fruit.

Requested a room away from roads and traffic and was given a room facing traffic. Breakfast was very good. Room was spacious and comfy. There was a wedding held on saturday night on the first floor below the rooms with music blasting until after 11pm which was impossible to watch tv or sleep.

Fun stay for a few nights away, close to lots of food and shopping. The provided breakfast was also really good.

The hotel was ok not great but they had and event going on that we were not made aware of and either a live band or DJ playing VERY loud music late into the night on the first floor that was shaking our room on the fourth floor

Nice central location. Hotel was clean and quiet; breakfast was the usual spread with eggs, cereal, pastries, and staffed with two ladies who kept it going. Check-in clerk was brusque and unfriendly but we were too tired to care; others were offended and complained to morning manager. Bed too soft, we'll probably stay elsewhere next time for that reason.

I asked to be in a quiet room and I was put in a room above the ballroom. There was a loud party with music loud enough to be bothersome and vibrations I could feel in the room until after 11 at night. The front desk staff was not helpful or nice.

The curtains wouldn't close all the way so you can't block out the light. The toilet was barely flushing and the lighting could have been better (pretty dim). Check in was easy and staff was friendly and the room was fine for what I needed for a business trip.
