Homewood Suites by Hilton Orlando-Maitland

No one notified us that this property is under renovation and when we got to our room there was several hours of construction noise .

The front desk staff - Coretta and Elizabeth - were excellent. I was on the 5th floor and they’re doing renovations on the 6th floor. I didn’t know that was going on and it wasn’t noisy at times. It wasn’t that bad though. They didn’t start too early or run late.

The room stayed in was not clean, no towels were placed in room for our secon day visit. The pull out sofa has dirty linens. The shower had mold in the corners. Construction crews working at the gotel place an extesion cord on the door threshold so the door could not be locked and secured, this entrance was at the very back of the hotel. The check-in desk cerk told us our Hilton Honors card was not in my or my wife's name. The clerk kept the card saying she would check with Hilton, never heard back form her and she was nort on duty the day we left.

There were a lot of ants in the room. We found it was so bad the day before we left. We requested another room and it was given to us.( the ants were in the bed room425).

The hotel is old and has not been maintained. Although the actual room was decent and clean the common areas need a lot of work.

We stay at this hotel frequently when we come to Orlando to visit family. The staff is always friendly and the breakfast is outstanding for a free breakfast. I even got to stay on my diet by eating a pink grapefruit for breakfast with my coffee. We will definitely be back. I would like to give a personal shout out to the nice lady who handled most of the breakfast on Sunday, May 17, 2026. I failed to get her name, but she was cheerful and welcoming to everyone. We even had a conversation about the grapefruit and I told her how happy I was to see it as a choice.

The hotel was under renovation so everything was dirty. I was put in the farthest room from the lobby with sheetrock crumbles all over the floor on the long walk to my room. I was told that I could park my car in back and use my key to enter through the back door. Twice I went to get a new key because the door wouldn't open. Each time they gave me a key, it still didn't work. One of the employees told me I could put a rock in the door to keep it open. A roach also crawled across the sink in my bedroom in the morning. The bed squeaked and I had two lamps that didn't work in my room. Never again will I stay here.

I had no problem until I received a $10 charge for self-parking.

I liked the cleanliness of our room and bathroom. It was very nice to have the separate room for my daughter to sleep in as well as the full sized refrigerator to put some things in that would NEVER fit in the mini fridges

The hotel was exceptionally clean, probably the cleanest I have ever seen. The staff was professional and repeatedly asked if we needed anything. Their friendliness was comforting. Only one ice machine e for a very large hotel.

The AC unit in our room was extremely loud every time it turned on, and woke us up each time. We had 3 horrible nights of sleep. The breakfast was mediocre at best. If you’re going to offer a proper breakfast including eggs, please include bacon, not other random sausages. The pastries were dry etc. 2nd Homewood Suites we’ve stayed at this tip with this issue. Not planning to stay at one again.

Staff seemed polite and helpful. The rooms, on the other hand, were not spotless. I saw cobwebs on the baseboards near the trashcans. rugs needed vacuuming. There was no conditioner lotion in the shower...plenty of shampoo and body wash.

This property seems to be in transition at the moment. It looks like it is being renovated on the exterior and lobby area. There was a pallet of pavers in one of the handicapped parking spaces. We arrived a few minutes after 4pm to be told that our room was not ready despite check-in being 4pm. The front desk clerk, Elizabeth, was going her best to assure guests their rooms would be ready soon and answer questions. Our room was ready about 15-20 minutes later. We were told that the housekeeping staff was short-handed that day which is what led to the delay for most guests checking in. The floors of the lobby and the elevator closest to the lobby were dirty, probably due to the fact of the housekeeping staffing issue. Our room was clean. The bed was comfortable. There were some minor areas of the bathroom that looked like they had been damaged and repaired previously but the repair job was not that good. I would have loved to have had a hook to hang my toiletry bag next to the sink. Breakfast was decent with many options to choose from. The front desk clerk at checkout was friendly.

The room was very spacious and comfortable. I’m not a fan of Orlando traffic and the fact that you have to pay to park your car as a guest. My fee was waived this time, which I appreciated.

Caretta (I think that’s her name) at the front desk was very very helpful and courteous. The breakfast was good. They were constantly restocking the food and it was hot. They only do room cleaning/service every other day but you can always ask for extra towels. The room itself was fine. The air conditioning is outrageously loud. Other than that, I would give it a good reading.

Location Ability to fix ac quickly Excellent breakfast When running a bath, the water coming from the faucet had mildew pieces coming out with the water. Toilet was hard to flush. Had to hold the handle until the water went down Because of construction parking is limited so when you come back to your room late, finding a spot was difficult.

When I got to hotel they had put me in a double bed suite all the way at the end of the hall on 5th floor. When I asked for the room I booked at the desk, I was told this was an upgrade. It was not. They finally gave me a king bed on second floor after first saying the hotel was booking up fast.

Breakfast was good. Variety was nice. It was close to our reason for staying Rooms were very dated. Floor was sticky in the kitchen area. You had the move the couch to be able to open the fold out bed. Hair in the bathroom, furniture was very worn and stained. The fire alarm went off THREE times over the course of the night and we had to evacuate once. This was never addressed by the staff and no credit or anything was mentioned or offered.

The air was not cold enough.

I rented for the location to Winter Park The property was under construction. That was not indicated on the booking.com site. The most unfortunate part was the pool is why I chose that property in the pool is closed. The lobby was under construction, and there was construction dust everywhere through the halls. An exterior door to the hotel was left open all night for access therefore security was questionable. There were cops one night and a fire alarm at midnight that woke us all up the next night. I was very disappointed and will return to my Marriott rewards properties after this experience.

Staff was excellent I’m not ok with barking dogs and pets in general our room had what looks to be dog hair. The renovation is going on pool was closed and the chairs in the lobby area looked very disgusting nasty and stained up. This property is a no go for me will not be staying anymore.

The facilities are very poorly maintained. Everything is dingy, dirty. This is a function of the ownership and not the employees - the owners do not put any funds into maintainance & upkeep.

When we walked into the lobby for check in, areas were sectioned off and the woman at the front desk assured us that the renovations wouldn’t interfere with sleep time. She was nice and friendly enough, no complaints about her or the check in process however, when we entered the room, it all changed! We literally walked into the room, peed, changed clothes and walked back downstairs to check out! We drove almost 3 hrs for a concert and sat through 4hr long show to turn around and drive back home that night as the room was that bad! Old, dirty, dinghy and just in really, REALLY bad shape.

Staff was really terrific. The room seemed clean but the disposable coffee cups had been used and the ice maker bin was dirty. I was glad I didn’t plan to prepare food in the kitchenette. Also, the furnishings appeared very old and worn which added to the overall unclean feeling. Thankfully the bath was clean. I was surprised to see trash outside various doors in the hallway that was still there 24 hours later. And there was a charge for parking on my bill. Charging for self parking is ridiculous! The overall review rating for this facility on Expedia seems too high. The great staff is the only high rating I would give it.

I enjoyed my stay at Homewood. It was quiet and peaceful. The location was perfect, easy access to the interstate and close proximity to anything that you would want. My room was clean. But, I did find stains on some of the furniture. I would stay there again.

Not a fan of pillow top mattress. Very uncomfortable when it’s old. Seating in suites are uncomfortable. Could have just been our particular room… but we stay here a lot and I see a change in upkeep. The common areas are kept very clean though.

The ladies at front desk were rude and offensive telling me if I'm so unhappy with the room I was free to leave but I couldn't because of my sister in motorized wheelchair and we could not find other accessible accommodation i have pictures and video the place needs renovation and cleaning the manager told me she looks at the dirt every day

We booked a room with a king bed. We good a room with two full beds and were told we cannot get a room with a king bed. We asked for compensation but was told that we will not be compensated.

The night I checked in I was a little blown away with the... I'll call it "attitude" I received at first. Granted they got friendlier as we talked but it was still not fun to be greeted so rudely. The room. The terribly patched ceiling hole, the SMELL from the dishwasher (we opened it to look inside and it smelled like a dead animal was in it), the dirty couch and seat that look like someone wiped themselves with it... it was all just terrible. The cleanest part was the bed which was honestly surprising. Through the night the BATHTUB faucet kept turning on. I had to really crank it down (thought I'd break it) just to get it to only trickle. The toilet also kept randomly flushing, simple sealing issue but I turned the water supply off to stop the annoyance through the night. The construction around was inconvenient but they were all very nice and tried to move or make accommodations for the hotel guests (shout out to the construction crew for being so nice) I would NEVER stay here again, but having an Applebees 2 minutes (walking) away from the lobby was nice as I got in to town after 9 and was needing food. If you have the option to stay here... don't. Also, the one room door looked like someone took a sledgehammer to it (I read later there was a fire so I can only assume THAT was the room) at least I told myself that so I wasn't paranoid all night.

Property was shabby and in disrepair with low-end, sloppy updates. Staff was not incredibly welcoming. The breakfast food was of poor quality compared to other hotels with with free breakfast buffets. Additionally, there was a $10 charge for parking, which seemed completely unreasonable and out of line with other similar hotels. I would never expect to be charged for parking at a hotel like this one.

Was very nice clean only thing i did not like was the 10 dollors i was charged to park per night but would not stop me from staying there again it could have been a 10 but was a 9 1/2

Pull out coach bed was broken. Layout of room is poor. When pullout bed is out, you cant walk around the room..beds are uncomfortable and dirty. Water from shower, faucts smells like sulfur. Carpet has worn spots where the carpet fibers are completely gone. Doors on backside dont work with keycard. Found back doors propped multiple times.

The place isn't new but decently maintained. Unfortunately the road work out front made the access more difficult. The $10 parking fee was unexpected and seemed like an unnecessary fee.

Our stay was very nice! Our room was good, bed was comfortable, we had an issue with noise from the air conditioner but once we turned it on continuous the problem stops. We would stay here again. Also, road construction was a bit of challenge

Great rooms clean and friendly staff

It was comfortable but the room had deferred maintenance and the libby bathroom was unclean and/or had TP out of stock both days inwas there. Within the room, it was ok overall. I would stay b for convenience if i needed that location

Front desk host was very kind and for the customer. Saying that if the room was not ready there would have been a problem cause she was putting customers first!

No pen or paper block like usually in any other hotel, Nobody at check out, we had to wait for somebody to show up, not a ring to notify staff.

I had a very comfortable stay at Homewood Suites. It is great to have a bedroom, living room and kitchen while staying there. I also enjoyed the hotel breakfast very much.

Outdated and not very clean for a branch of a major hotel chain. Had a fire on our floor at 6AM, and had to evacuate. This made us late to our competition. Very disappointed in this hotel for the money spent.

Practical facility to work and a restaurant next door

Breakfast was cold with powdered eggs. But everything else was good.

The property was in horrible condition, we refused to stay the night and immediately asked for a refund. The furnitures were stained, the shower had crust on it….. horrible

leaking tub faucet/ room heater not working

Hotel staff were very friendly and helpful. They all smiled and greeted the guests. Our room was large and comfortable. Except the pillows were really mushy. We prefer firm. Breakfast was good. Overall, a very good stay.

Very nice hotel, good breakfast, very helpful front desk, our room always clean thanks to the clean service, room with full kitchen, tv on room and family room with sofa bed, travel with family a group of 5, very recommended.

Disliked: room smelled a little like body odor, additional $10 a day to park.

I loved resting here from all the holiday errands. My family was able to feel like home away from home. The kitchen staff was so friendly and very welcoming. Thanks for helping to make our Christmas special! We’ll definitely book here again and recommend!

Room 426 worse hotel room I have experience bathroom wall in really bad condition, I have pictures and videos of water leak.

Although this hotel is difficult to find, it is in close proximity to Maitland and is very nice. The kitchen was generously stocked with snacks and drinks and was very clean and comfortable. Staff were friendly and welcoming and the breakfast staff did a particularly nice job. There is an Applebee’s adjacent to the hotel, which otherwise in an office park. If you’re looking for nightlife in Maitland, you’d do better to stay in one of the many hotels near Lee Road and Winter Park. Park Avenue in WP is a must for shopping, strolling, and dining.

Nice atmosphere

We loved everything about this hotel stay!!..Breakfast is top of the line compared to other hotels, the indoor pool is huge and the atmosphere is absolutely stunning! I will definitely be coming back for a second stay!

The entrance was locked very early every evening and no one was staffing the front desk. Could not get inside to check in. Only after prying doors open and then had to search for front desk staff. Never anyone at front desk in the evening during my entire stay. Would never recommend property. Furniture dated and needed replaced.

Will not go back

The outside of the hotel looked in good condition, but it did not match the hotel’s interior especially the rooms. Carpet was outdated, Furniture was ripped and stain, there was several patches on the bathroom walls not enough towels were provided or toiletries given for a family of five there was no accommodations provided. Front desk did not answer any of are phone calls from the room. There was never any front desk presents at all for the two nights that I stayed. There was no security on site and the hallways always reeked of marijuana. In the positive I will say that we did enjoy the friendly breakfast attendant in the morning. I didn’t get her name She made sure that we were taken care of every morning and the night attended did a great job checking us in. Overall, I’m rate my stay 2 stars.

Probably the worst hotel I’ve stayed at in years. Couldn’t check into the room I reserved which was a king suite, instead they proposed “2 doubles, but it’s an upgrade”. Allegedly they were sold out. The smell was awful, there were large garbage bags in the middle of the hallway, cleaning staff left their carts blocking a hallway for about 5 minutes. It doesn’t end there. There was a dog barking incessantly close to our room. They did move us, but that process took about another 15 minutes, so here we are “downgrading” once more to another room with 2 small beds on the first floor. The smell is still awful AND OF COURSE there is a dog next to this room as well. Is this the pet hotel? They “waived our parking fee” as a courtesy. What a load of ——— the lot isn’t secure and the only person who will get your car towed is the woman who works nights and calls in the truck. Will never return and arguably questioning my loyalty to Hilton…in which I’m a diamond member…

Overall, not great. When I arrived I was told the room I had reserved and paid for (a king bed) was completely sold out so I was given a room with two full size beds. The dispenser on the wall continued to fall off and ripped the paint. Could not connect to WiFi for most of the weekend which is not ideal as I am a graduate student and could not connect until Sunday and I arrived on Friday and left Monday. Additionally, on Saturday there was a robbery at gunpoint in the hotel parking lot. Multiple cops were there, an individual was arrested, this went on for hours. Following this the elevators stopped working in which other visitors had gotten stuck in the elevator so we had to take the stairs from the third floor with all of our luggage (not ideal as I am physically not capable of climbing flights of stairs with my luggage). Overall, this stay was subpar and would am not likely to recommend to anyone else.

Great value

We loved the spaciousness and cleanliness of the room. The bed was comfortable and the staff was very friendly. The next morning we checked out the free breakfast. It was the best breakfast included food that I’ve ever had. Everything was fresh and hot. The staff was continuously refreshing everything.

No luggage carts available at check in. Front Desk staff very fake. Not genuinely kind.

We were evacuated during Hurricane Milton and this hotel was like a home away from home. It was clean, spacious, and every single person we spoke to was kind and attentive.

We were met with friendly employee's from early continental breakfast to late night, there was someone always there. Felt safe, rooms were very clean.

My bathroom had a strong mildew smell and visible mold, which caused my asthma to flare up which made for a horrible night. We moved to another room at 11pm unfortunately there where no doubles left. Not the best first time experience. I dont think id stay here again.

Stay one night after a planned businesss trip. I loved the spacious suite and comfort of an apartment. The breakfast was one of the best I’ve had at a hotel in awhile! Nice Applebees restaurant literally in the same parking lot! I will stay again next time I’m in the area.

We had 2 rooms - 1 was dirty with used sheets and clearly wasn’t cleaned. The other room was perfect. They switched our dirty room right away and new room was fine. Very nice little apartment style room - living area with a kitchenette and separate bedroom. I was pleasantly surprised how comfortable and convenient the room was!
